MARKET OVERVIEW

New year, resilient market

The housing market has begun the year in a strong position with high levels of choice and a strong sales pipeline. Modest price growth is expected to continue through 2025; however, realistic pricing will remain key.

ROBUST PRICES

The housing market has proved remarkably resilient in 2024, with prices defying predictions made at the start of the year. The average price of a property reached £269,426 in December, up 4.7% year-on-year, the strongest level of growth since October 2022 (Nationwide). In a housing market where every penny is important, more affordable areas performed the best. The largest annual growth in Q4 2024 was in Northern Ireland (7.1%), followed by the north (5.9%) and the West Midlands (4.7%). More expensive areas were slower, London had a 2% rise and the southeast 2.3%. Rightmove predicts that new seller asking prices will rise by 4% next year.

Across the prime markets of England and Wales the average price of a property is £1,173,152, down -6.8% from the same time last year.

ECONOMIC OUTLOOK

In the December meeting, the Bank of England held interest rates steady at 4.75% after it was revealed that inflation in November reached 2.6%, above the central bank’s target. Despite this, a recent survey of economists expected interest rates to be cut at least four times in 2025. However, financial markets are currently pricing in just two rate cuts for 2025. Policymakers will face pressure to balance concerns over slowing economic growth, with most economists anticipating inflation to stay between 2.5% and 3.5% throughout 2025. Interest rate cuts should have a knock-on effect on mortgage rates, improving affordability and stimulating market activity.

HIGHER FOR LONGER

Mortgage rates remained higher for longer than many expected in 2024, making borrowing more expensive for the two thirds of buyers who rely on home loans to purchase property.* The average two-year fixed rate mortgage is currently 5.48%, not much lower than 5.93% a year ago. Five-year fixed rate deals have only crept down too, from 5.55% to 5.25%.* With mortgage rates slightly elevated, buyers remain cautious and pricing correctly remains key. Almost one million property price reductions were recorded throughout 2024, the largest number on record. This number is 8.1% higher than in 2023 and 17.6% higher than in 2019 (TwentyEA).

SALES PIPELINE

There were 65,720 mortgage approvals in November, up 31% year-on-year (Bank of England). Over half (51%) of agents think that buyer confidence is improved compared to three months ago.* With rising confidence, new buyer demand up by 13% year-onyear (Rightmove).

The housing market finished 2024 strongly, with more sales being agreed ahead of the stamp duty deadline. Buyers and sellers re-entered the market in 2024 after postponing moving decisions due to higher mortgage rates. An increase in homes available for sale boosted choice, leading to the number of sales agreed being 22% higher than the same time last year (Rightmove). Looking ahead, there are 283,000 sales worth £104bn progressing their way towards completion in the first half of 2025, the largest pipeline in four years and a rise of 30% compared to last year (Zoopla).

Forward contract

A forward contract allows you to secure a current exchange rate for an international payment on a specified date in the future, without needing to have all your funds available. This ability to secure the exchange rate for your property purchase between making an offer and completing makes it a popular tool to protect against currency movement, as demonstrated by this quick example:

After finding your dream property in France, the pound sits at €1.17, meaning your €800,000 property costs around £683,760. Your currency specialist suggests locking in this rate with a forward contract due to currency volatility. Three months later, the rate drops to €1.12, saving you £30,500 compared to the current rate had you not secured the forward contract.

It is worth noting, however, that if the rate improves in your favour, you will not be able to take advantage of that movement.

Market orders

If you have flexibility in your budget, it is worth considering market orders. With market orders, you can set target rates above (limit order) or below (stop-loss order) the current market level. A limit order ensures a higher rate for nonurgent payments, while a stop-loss order prevents the market from dropping below a certain level. You can also combine these tools to plan for various budget scenarios.

Your exposure to currency risk does not end as soon as your purchase is complete; it will also impact the value of ongoing financial requirements like pensions, income transfers and property-related bills. Celebrating its 10th anniversary, 2024 was a landmark year for The Fine & Country Foundation. Over the past decade, The Foundation has provided crucial support to charities and organisations combating poverty and homelessness. Last year marked two significant milestones: raising £13 ,027 and surpassing a cumulative total of £1 million raised since its inception.

These achievements were only made possible through the dedication of the Fine & Country network, whose tireless fundraising efforts contributed to the success. Fundraising activities included a wide variety of events ranging from golf days, marathons and Sleepout events to cake sales and many other creative initiatives.

Highlights of 2024 Fundraising Events

February: Big Sleepout

Fine & Country Leamington Spa kicked off the year with the Big Sleepout. Braving cold February nights, the team spent a night outdoors on the grounds of All Saints Parish Church, raising £1,285 while gaining insight into the challenges faced by the homeless.

March: Silent Auction

During the Fine & Country International Annual Conference in London, a silent auction raised over £1,458. Generous donations funded items such as new ovens, towels, bedding and food packages for those in need.

March: Everest Base Camp Trek

Lee Armstrong and Bert Rogers undertook a 15-day expedition to Everest Base Camp, raising £7,500. Nepal holds special significance for The Foundation, which, in 2018, helped rebuild Thangpalkot1, a village devastated by an earthquake.

May: Grand Union Canal Challenge

Jon Cooke, Trustee of The Fine & Country Foundation, and Sean Newman, joined by current age group World and European Duathlon Champion Craig Dyce, covered an impressive 15 miles over five days along the Grand nion Canal Towpath. Despite facing the physical toll of sore legs and strapped-up ankles, the trio persevered with their efforts, raising £7,395 in the process.

July: Golf Day

The summer months brought sunshine and camaraderie as Fine & Country members gathered at the Leamington & County Golf Club, raising £2,075 during a fun-filled charity golf event.

During October, Fine & Country offices hosted coffee mornings, welcoming the public into their offices to enjoy homemade baked treats and refreshments. Decorating their offices with balloons and bunting, participating Fine & Country licensees raised over £1,300.

December: Carols by Candlelight

Spreading some festive cheer, The Fine & Country Foundation hosted their annual Carols by Candlelight event in collaboration with the iconic King’s College Cambridge. The event raised an incredible £18,353, which was donated to Emmaus Cambridge, Jimmy’s Cambridge, Wintercomfort and Cambridge Cyrenians, all offering vital services to homeless people across the Cambridgeshire region.

Grant Funding in 2024

In 2024, The Foundation awarded over £95,400 to 64 global charities through its grant schemes. During the autumn grants, 37 charities were allocated funding, totalling £54,400, while in spring, 27 charities received a share of £41,000. The Foundation’s Grant Programme is dedicated to offering financial assistance to non-profit organisations, focusing specifically on supporting charities in the UK and abroad in the ongoing battle against homelessness and poverty. This funding provides crucial support to these charities, enabling them to sustain their vital community work.

Jon Cooke, Trustee of The Fine & Country Foundation, says: “The donations and grants that The Foundation provide are vital to many of the non-profit organisations fighting poverty and homelessness. The incredible support from our network and the public’s generosity has been instrumental in reaching these milestones.
