BRUNSWICK GATE An executive six bed detached house set in an exclusive gated development, Brunswick Gate offers a private and elegant lifestyle with a house to match. The estate was built in 1998 with a variety of different housing types. This house is a representation of an old Georgian property. The house is situated in a quiet gated community off Quarry Park Road, one of the most admired addresses within Stourbridge.

The property briefly comprises: Entrance hall, kitchen, four reception rooms, utility room, downstairs WC, master bedroom with en-suite bathroom, five further bedrooms, two family bathrooms and a spacious triple garage. The separate family snug and the facility to use the study as a playroom has allowed the large lounge to be kept for use as a quiet room or for entertaining. The formal dining room is ideal for dinner parties and, together with the lounge, can be opened up via the French doors to the garden for larger scale summer parties.

On the ground floor you are initially welcomed into a slick, desirable entrance hall leading into the sitting room with French doors out to the garden. There is also a study and a lovely dining room with French doors out onto the garden. The modern kitchen has both a utility room and another living space situated off it. There is also a family WC on the ground floor.

Seller Insight This attractive six-bedroom detached family home, which has a triple garage, is set in a sought-after gated development at Pedmore on the south side of Stourbridge. The current owners had been attracted by the prestigious and stylish Brunswick Gate development when it was first built in 1998, but bought this house when it came onto the market for the second time in 2007. They particularly liked the style and high quality of the build, the security of the private gated community, and the excellent location in relation to work and friends. The owners updated the property in terms of redecoration, including in the kitchen where they installed a new sink, replaced the worktops with granite, re-painted the cupboards and added new handles. They also replaced the flooring throughout much of the house and replaced the fireplaces in the formal lounge and the snug with contemporary open flame gas burners. Externally, a large paved driveway provides plenty of off-road parking and leads to a triple garage. To the rear, the garden is laid mainly to lawn with a circular paved pathway and a variety of shrubs. The owners have added a summerhouse with a Jacuzzi, and installed a decked area for garden furniture at far end. Brunswick Gate is close to local shops and a popular park in Hagley, while a wider range of amenities, including supermarkets such as Tesco, Waitrose and Sainsbury’s can be found in Stourbridge; Merry Hill Shopping Centre at Brierley Hill is also within easy reach. The house is in the catchment for the highly rated Pedmore Primary School, while further schools, including two senior schools, are located in Hagley. There are also a variety of public schools in the area including Heathfield School, Winterfold House School and Bromsgrove School. Stourbridge Golf Club is just across the road, while other leisure amenities include Stourbridge Lawn Tennis Club and the Clent Hills, which are popular for walking and horse riding. The railway station at Hagley connects to Worcester and Birmingham city centres, while proximity to the M5 and M42 allows easy access to the motorway network and to Birmingham airport, making the house’s location very desirable. These comments are the personal views of the current owner and are included as an insight into life at the property. They have not been independently verified, should not be relied on without verification and do not necessarily reflect the views of the agent.

On the first floor there is a large master bedroom with fitted wardrobes and an en-suite bathroom which has recently been completely refurbished. There are five further bedrooms, two of which share a Jack and Jill bathroom plus a family bathroom.

Outside you’ll see a large triple garage which is used as a gym by the current vendors, but could be used as a workshop or an office from home. The garden has a lovely quaint decking area at the rear for those outside summer BBQ’s. The garden also contains a spacious outdoor shed where the vendors currently have placed their hot tub. The installation of the decked area, which catches the afternoon sun, has allowed us to make daily use of the garden in the summer. The circular pathway in the rear garden is popular with the children for riding their bikes.
