3RD QUARTER INVENTORY REMAINS TIGHT PE N DING S A LE S IN E V E RY P R I C E SE G M E N T OVER $300, 000 I NC R EASED I N THE THI R D QU ARTER 2 0 1 4 Naples, Fla. (October 17, 2014) – Limited inventory continues to be the story of the Naples area real estate market, according to the third quarter report released by the Naples Area Board of REALTORS® (NABOR®). Inventory of existing homes decreased 9 percent from 4,080 homes available in the 3rd quarter of 2013 to 3,702 homes in the 3rd quarter of 2014. This tight inventory affected sales activity as demonstrated by a 10 percent decrease in pending sales from 2,548 in 3rd quarter 2013 to 2,304 pending sales in 3rd quarter 2014; and an 11 percent decrease in closed sales from 2,339 in 3rd quarter 2013 to 2,093 closed sales in 3rd quarter 2014. Contrary to the reduction of pending and closed sales in the 3rd quarter of 2014, real estate agents across Collier County reported being very busy keeping up with the growing demand. This anomaly, as confirmed by a panel of brokers analyzing the NABOR® 3rd Quarter 2014 Naples area market statistics, is likely a result of the market experiencing an influx of new home construction that, while not reported in the Southwest Florida MLS, has replenished the void resulting from a decreased inventory in the resale market.

• Pending sales of single family homes over $2 million increased 26 percent from 43 in 3rd quarter 2013 to 54 3rd quarter 2014. • Pending sales of condominiums between $1 million and $2 million increased 29 percent from 38 in 3rd quarter 2013 to 49 in 3rd quarter 2014. • Overall closed sales in the $300,000 to $500,000 category increased 13 percent from 398 in 3rd quarter 2013 to 451 in 3rd quarter 2014. • Overall closed sales in the $1 million to $2 million category increased 14 percent from 91 in 3rd quarter 2013 to 104 in 3rd quarter 2014. • Overall median closed price increased 13 percent from $234,000 in 3rd quarter 2013 to $265,000 in 3rd quarter 2014. • Overall median home price of homes over $300,000 decreased 7 percent from $530,000 in 3rd quarter 2013 to $493,000 in 3rd quarter 2014.

“I don’t think the market need has changed,” said Steve Barker, Advising Broker for Equity Realty. “Agents are showing homes every day because the new construction market has finally caught up to the demand. But the resale market is still desirable as location continues to be a factor for many new home buyers and the new construction market can’t be everywhere.”

Pat Pitocchi, NABOR® president and corporate trainer at Downing-Frye Realty said, “The market report does a good job at showing us a big picture view of how the resale market in Collier is behaving in general. However, it does not report all new homes sales, which appears to be a considerable segment of the current market activity according to reports from local brokers.”

According to Kathy Zorn, broker/owner at Florida Home Realty, “Homes priced under $300,000 may make up over 60 percent of our market but this is not our entire market. In fact, the 3rd quarter report showed an increase in inventory of single family homes in the combined price categories above $300,000, which accounts for 1,564 homes or 42% of the overall 3rd quarter inventory.

Wes Kunkle, a commercial broker at Kunkle Realty, pointed out that the 21 percent decrease in overall pending sales in the $300,000 and below market drove the overall 10 percent decrease. “Overall pending sales in every price segment over $300,000 increased in the third quarter 2014. Overall closed sales increased in two of the five price segments, $300,000 to $500,000 and $1 million to $2 million, as well.” The NABOR® 3rd Quarter 2014 Report provides comparisons of singlefamily home and condominium sales (via the Southwest Florida MLS), price ranges, and geographic segmentation and includes an overall market summary. The NABOR® 3rd Quarter 2014 sales statistics are presented in chart format, including these overall (single-family and condominium) findings:

HOMESTEAD: “I JUST RE-TITLED MY HOMESTEAD AS JOINT TENANTS WITH RIGHTS OF SURVIVORSHIP WITH MY CHILDREN” - “DID I MAKE A MISTAKE?” Too often we hear that homeowners have added their children onto the title to their homestead to avoid probate and/or to avoid paying estate taxes. This is rarely, if ever, a good idea. Read on… Is there ever a good time for your children to own your homestead ? No. As a General Rule: Never add your children on to the title of your homestead. Maybe I should clarify…”Never say never.” For every rule, there is an exception. It is rarely a good idea to hold your real estate (especially your Florida homestead) in joint name with your children. This article will provide a checklist for the hot issues that should be considered and discussed with your advisors before adding a child on to the title to your Homestead. Enjoy! • Homestead Exemption Adding a child on your title most likely will result in the loss of part of your Homestead exemption. As discussed in previous articles, there are numerous homestead protections, including, but not limited to, exemption from creditors in bankruptcy, exemption from real estate taxes and creditor protection for heirs upon your death. • Homestead - Save Our Home (SOH) Cap Adding your children on your title to your homestead will most likely result in increased real estate taxes due to losing part of the SOH Exemption. • Home Equity By adding your children on your title to your homestead, you may be shifting present and future equity to them. (see asset preservation issues below) • Exposure to Liability Adding your children to the title to your homestead may result in a combined liability due from accident by guest - your standard slip and fall type liability. This is a very serious concern. • Exposure to Spousal Rights Once your children have equity in your homestead, your property would then be subject to loss due to spousal issues. (i.e. divorce, death and general creditor issues caused by the child’s spouse) • Unnecessary Liens on Homestead Once you add your children on to the title to your homestead, they can potentially borrow money against their equity in the homestead. Their equity becomes one of their assets. Technically, they can mortgage it, give it away or lose it to a creditor.

• Control After you transfer ownership to your children, you no longer have 100 percent control over your homestead or your future decisions regarding selling or borrowing. This is a problem waiting to happen. Rarely, is the problem foreseeable. But, when your daughter-in-law tells you she does like the paint color on your house, you may not be too pleased. Sad, but true. • Income Tax Issues Before adding your children on to the title to your homestead, consider carefully the potential loss of the very favorable income tax rules about income tax basis adjustment. Under normal circumstances, when you die and leave your homestead to your spouse or children, they take the property with a new, adjusted income tax basis. This will result in saving tremendous income tax upon the sale of the property. Part or all of this benefit may be lost by transferring your homestead to your children while you are living. While the above compilation is not an exclusive list, you get the idea that adding your children on to the title to your homestead is rarely a good idea. Please note that if the primary reason you are thinking about transferring your homestead to you children is to save taxes rather than probate avoidance, then there are several fancy techniques that make sense. These techniques are well thought out and quite sophisticated. By way of example, the Qualified Personal Residence Trust. As always, seek the advice of knowledgable advisors before simply deeding property to others to avoid probate. A gift under your revocable trust is often much wiser.

TABLESCAPES It’s my favorite time of year, stores are putting out their Christmas decor and filling up with shoppers, there is a chill in the air, and you can even order a pumpkin spice latte from Starbucks, the holiday season is officially here! This is the time that we dust off of our Christmas decorations and start thinking about how we are going to decorate. One of my favorite things to create for the holidays are tablescapes. A tablescape is a great way to step out of the box and not just use the same old china. When creating a tablescape, you have the opportunity to create the atmosphere & style of your choosing. Here are my top 4 must-have design ideas that will make your holiday table setting, the talk of the party! Tell a color story: Be consistent with a color throughout the space. You don’t have to use the usual red and green color palette. Try out a neutral color or go monochromatic with certain shades and use it generously in the space, from the table top to the rest of the home. For example incorporate the same color scheme on your front door wreath, tables-

cape, and garland on your stairway. Have the look link together so you have a constant color story throughout your space. Layer your look: Sometimes it all starts with an inspirational piece to get your design wheels turning. Start with a table runner or tablecloth and then incorporate chargers, placemats, candlesticks flowers, and candles. Create a look with layering heights and dimension. You can add Christmas ornaments or even use favors and place cards for an extra pop. Layering is a great way to add warmth to a space. A touch of sparkle: Integrating gold into your tablescape really adds a touch of glamour to your look. A little bit of sparkle goes along way. From napkin holders, to a gold ribbon on center pieces, gold is complimentary to other colors and adds an elegance to a look. Natural elements: A great addition to create an inviting and welcoming tablescape is including natural elements such as pine-cones, fruit, branches, plants and flowers. Bringing natural elements into your table setting adds texture and depth to your look. You can put apples in a glass bowl for a pop of color, or add branches to a bouquet of flowers to make the look more rustic and lush.
