Time: Approx 45 min

1 Tablespoon Extra Virgin Olive Oil ½ of a Medium Yellow Onion, Chopped Into Small Pieces 2 Tablespoons Chopped Bacon 2 Cups Tomato Sauce Pinch of Salt 1/2 Pound Bucatini.

1. Heat oil in a 12-inch skillet. Add onion, garlic, and bacon, and sauté over medium heat until beginning to brown 2. Add Tomato Sauce. Cook about 15 minutes, stirring periodically. Add pinch of salt and stir. Remove from heat. 3. Bring a pot of salted water to a boil. Add Bucatini and cook until al dente, about 8-10 minutes. Drain and transfer to the 12-inch skillet. Gently reheat contents of skillet, mixing the pasta and tomato sauce together until they are heated through and pasta is well-coated - about 5 minutes. Add any cheese for topping. Serve.

Transferring wealth & wisdom from generation to generation Ten Homestead Traps for the Unwary Florida provides its residents very generous homestead protections and exemptions but also restricts the ability to transfer the homestead. As a result, it is very important to understand these protections, how to apply for exemptions, common mistakes that can result in your loss of these benefits and how you may be limited in your ability to transfer your homestead. In order for your home to be considered your “homestead” you must “own” the home and you must reside in the home as your permanent residence. Ownership of the home can include both legal title and equitable title (e.g. owning the property individually or in a trust for your benefit). If your home qualifies as your “homestead” then three different types of benefits and limitations will apply, relating to: (1) real estate taxes; (2) creditor protection; and (3) limits on the ability to transfer your homestead. The following is a list of Ten Common Mistakes Relating to Florida Homestead. 1. Failure to “Homestead” the Property before December 31st – If you purchased your dream home and it is your primary residence, then you must get your ducks in a row by December 31st. This means that you must complete the purchase of the home not later than December 31st, it must be your primary residence on that date and all documentation evidencing Florida domicile must be dated on or before December 31st. Homestead protection does not require U.S. citizenship. All that is required is that the property is the individual’s primary residence. However, individuals who are not U.S. citizens must be resident aliens and possess a green card. 2. Failure to Apply for Exemption by March 1st – You must physically apply for the homestead property tax exemption between January 1st and March 1st at your local property appraiser’s office. Failing to apply by March 1st will result in your not obtaining a reduction in assessed value of up to $50,000. It also will result in your failing to have the 3% “Save Our Homes” valuation cap put in place. 3. Failing to Apply for All Exemptions for Which You Qualify – In addition to the standard homestead exemption, Florida also provides additional exemptions for surviving widows and widowers, disabled individuals, disabled veterans, individuals who are blind and senior citizens with low incomes. The deadline for applying for these exemptions is also March 1st. 4. Married Couples Failing to Apply for Exemptions Together – Both spouses should sign the application for exemption. If one spouse dies and the surviving spouse did not sign the original homestead application then the homestead exemption may be lost unless further application is made by the surviving spouse. The loss of exemption may apply to not only the reduction in the assessed value but also the 3% Save Our Homes cap. In addition, although regaining the standard exemption may be easy, the loss of the 3% cap may be more difficult to correct and may result in revaluation of the property and considerably more property tax liability.

5. Couples With Multiple Homes – Generally, a husband and wife may only have one homestead and may only obtain one exemption. As a result, if a husband and wife each own a residence, they must choose one homestead. The penalty for maintaining two competing homesteads may be severe unless each of you is able to meet all of the requirements for the homestead exemption with respect to the separate properties. 6. Adding Family Members to the Deed – It is common to hear that someone has advised a Florida homeowner to add their children to the deed in order to avoid probate. Be aware that while this technique may reduce the likelihood of a Florida probate, unless the child is also residing in the home as their primary residence, it also will result in a reduction in the homestead exemption and can eliminate or destroy the homestead protection from creditors. As a result, before placing your homestead in joint names with your children, you must carefully consider the legal and financial affects. 7. Renting the Homestead – If you own your homestead and decide to rent it while you are up North for the summer, you could easily lose your homestead protections. Generally, only incidental rental of the property is allowed without your homestead being considered abandoned and with it, loss of the Florida homestead protections. 8. Renovations or Improvements to Homestead – Any change, addition or improvement to the homestead can affect the homestead valuation and Save Our Homes exemption. This is true unless the change is due to repairs resulting from a casualty loss and other requirements are met. 9. Failure to Obtain Long-Term Lease (99-year lease) after QPRT Expires – If you place your homestead in a Qualified Personal Residence Trust, in order to the maintain homestead protection and exemption after the expiration of the retained interest, you must maintain an equitable interest in the property. This means you must plan ahead with a long-term lease designed to qualify as an equitable interest in the property. 10. Failure to Obtain Homestead Waiver – There are Florida Constitutional and statutory prohibitions against transferring your homestead away from your spouse or minor children. As a result, devising your homestead to a trust for the benefit of your spouse is not likely effective unless there is a valid waiver of spousal homestead rights. However, even with a valid homestead waiver, if you are survived by a minor child, the devise may still be ineffective. Because of the various Florida Constitutional and statutory issues associated with Florida homestead, any transfers of the homestead or use of the homestead for estate planning should only be entered into after consultation with your legal advisors. Fine: Tell us a little bit about yourself? Sammy: My name is Samantha Duffy of Sammy Duffy Photography and Events. I am a professional photographer and entrepreneur living in one of the most beautiful cities in the world. Fine: Who are your influences? Sammy: I’ve always loved “Ansel Adams.” I think I’ve been influenced primarily by the paintings we’ve had in our homes – impressionist artists such as Renoir & Monet. Fine: What makes you love Naples? What sets it apart from other places? Sammy: What’s not to love? Originally, I am from New England. We moved to Florida a little over 10 years ago. I was born in Greenwich, CT, and have lived all over the country including Bermuda. Being from Connecticut, my parents eventually embarked on a mission for warmer climates. They fell in love with Naples and the rest, as they say, is history! Fine: Where are your favorite places to shop and eat? Do you have a “hidden gem?” Sammy: I consider myself a food “Connoisseur,” so I give you this recommendation after very careful consideration and most importantly, painstaking research. By far, hands down the best Burger in Naples is at Ridgeway Bar and Grill off of Third Street. They have incredible food options and the owner, Tony Ridgeway, goes out of his way to make you feel a part of the family. Their Pan Seared 8 oz. Prime Beef Burger should be a national treasure. Incidentally, they might also have the best chocolate chip cookie in town! Fine: What are your favorite kid friendly places to eat/shop/ activities?

Sammy: We enjoy Bobbin Hollow riding our favorite horse with Ms. Louise, ballet and tap at Dance City Productions, and Irish Dancing at Celtic Spirit School. We also like to hit the links whenever we get the chance! One of our favorite courses is Grey Oaks. In the last couple of years, kid friendly places have been popping up all over Naples. We have our Water Park over at Sun and Fun Lagoon and the C’mon Children’s Museum where children learn as they play. Fine: How did you get into photography? Sammy: I’ve been taking photos ever since I was a little girl so it’s something that came to me naturally. I also found that due to moving around so much, it gave me the ability to record my memories and visit my friends, even if an ocean or a plane ride separated me. Fine: What are your favorite subjects to shoot? Sammy: My daughter is my muse. She is undoubtedly my favorite subject to shoot. I must say I really enjoy taking photos of families, seeing the smiles and the love between family members. Fine: Favorite place/scenery to take pictures? Sammy: I love taking pictures of the sunset! When I was a young girl living in Bermuda, I would sit outside on my balcony for hours reading and watching the waves. I had the sheer privilege to watch some of the most beautiful sunsets that you could ever imagine. So of course my favorite place to be is on the beach in Naples just as the sun bids the town adieu. Fine: What is Sammy Duffy Photography & what sets you apart from other photographers? Sammy: Sammy Duffy Photography offers the essential services of photographic documentation, primarily weddings, formal & special events and most importantly family portraits. In addition I have begun focusing my efforts on architectural photography for real estate marketing. I think what sets me apart from other photographers is not only the quality of my work


but the relationships I build with my clientele. At the most basic level a picture is the most direct form of communication. If you are capable of capturing the moment effectively, then your work will be strong enough to communicate with the viewer and elicit real emotion. Fine: What do you enjoy about taking pictures? Sammy: I love telling the story; it’s the little moments that make up who we are, what our memories are, and what we hold important. By taking part in these memories, I receive a greater glimpse into who these families are at their core. I become a part of their family because I have helped them capture their memories. Fine: What’s the craziest thing you would do or have done to get the perfect picture? Sammy: I think one of my fondest memories was during a winter wedding on the beach. I couldn’t quite get the angle I was hoping for regardless of where I positioned the bride and groom. So, with a little trepidation, I ventured out into the freezing ocean to get my shot. They called me crazy at the time, but the couple always enjoys reminding me of how that single picture is one of their greatest memories from one of the most important days of their lives! To me, that makes what I do worthwhile. Fine: Do you have an “item” you can’t live without? Sammy: Flip Flops - as I’ve become a Florida girl, I have acquired an extensive collection of Tory Burch Flip Flops that I wear with everything. They are comfortable and they give the illusion that I’m more pulled together than I actually am. Fine: How do you balance being a mom & an active woman in business? Sammy: I am blessed to have a very supportive family so I know

someone always has my back when things reach a boiling point. But I think it’s essential to take time for you, even if it’s just 10 minutes to take a mental overview of your “To Do” list. Prayer is a major aspect of my life. I also enjoy running and cycling during my downtime, but I find that I do my best thinking with an ice cream cone in one hand and my daughter in the other. Fine: What fulfills you in life? Sammy: My faith, my family, and my friends. Without my family I wouldn’t be a complete person. I find that I can do anything as long as I have God at my center. Fine: What advice or words of wisdom can you give to other moms and women? Sammy: You’re doing an amazing job! Being a mother is one of the most difficult yet rewarding experiences of my life. I wouldn’t trade it for anything in the world. I know my mother has guided me through every aspect of my life and without her I would be lost. She has done the most amazing job and I think it’s essential that all mothers be recognized and acknowledged. “Ingredients are in place to drive prices up...” o v e r a l l d ay s o n t h e m a r k e t d e c r e a s e d 3 7 p e r c e n t Naples, FL (November 18, 2013) - Overall closed sales for homes over $300,000 continued to climb with double digit activity in October, while overall days on the market decreased 37 percent, according to a report released by the Naples Area Board of REALTORS® (NABOR®), which tracks home listings and sales within Collier County (excluding Marco Island). The Naples area housing market’s October 2013 Southwest Florida MLS statistics also show an 18 percent decrease in inventory overall, with a 25% decrease in inventory in the $300,000 and below price category. “The overall median closed price has neutralized in the $300,000 and above price category, which demonstrates stability in the middle of the market,” said John Steinwand, Broker and Principal at Naples Realty Services, Inc. “For instance, in the $300,000 - $500,000 category, the overall median closed price has increased only one percent from $375,000 for the 12-months ending October 2012 to $377,000 for the 12-months ending 2013. In addition, the overall median closed price has seen no change in the $500,000 - $1million price category which is holding at $655,000 for the period of 12-months ending 2013 and statistics indicate only a slight two percent increase in the $1-$2 million price category from $1,350,000 to $1,375,000 in the 12-months ending from October 2012 to 2013.” The only segment of the market that has seen a marked increase in its overall median closed price is the $300,000 and below price segment, which increased 14 percent from $140,000 for the 12-months ending October 2012 to $160,000 for the 12-months ending 2013. Median closed prices in both the single family and condo market in the $300,000 and below price category have contributed equally to this dramatic increase in overall median closed price. The median closed price for single family homes under $300,000 increased 18 percent from $147,000 for the 12-months ending October 2012 to $173,000 for the 12-months ending October 2013. The median closed price for condominiums in this price category increased 13 percent from $135,000 for the 12-months ending October 2012 to $152,000 for the 12-months ending October 2013. “The ingredients are in place to drive prices up this season,” said Mike Hughes, Vice President and General Manager of Downing-Frye Realty. “Whether that happens, remains to be seen. But savvy sellers are in

a good position to benefit from the reduced inventory and increased demand. For the last four years, I’ve noticed the inventory goes up a little between September and October and this year is no different. I think sellers are preparing for a good season. And according to what the statistics show, they have every right to be.” • The overall average Days on the Market (DOM) decreased 37 percent from 172 days in October 2012 to 109 days in October 2013. • The North Naples (34109, 34110, 34119) area’s overall pending sales increased 7 percent reflecting 2,954 pending sales in the 12-months ending October 2013 compared to 2,768 pending sales in the 12-months ending October 2012. Only single family homes in the $300,000 and below price segment experienced a decrease (15 percent) in pending sales from 3,356 pending sales in the 12-months ending October 2012 to 2,869 pending sales in the 12-months ending October 2013. According to Brett Brown, Director of Sales and Managing Broker for Fiddler’s Creek Realty, Inc., the decrease in pending sales in the $300,000 and below price category can be attributed to the fact that there’s been a significant decrease in the number of distressed properties on the market in 2013. Added Hughes, “I’ve noticed that the second half of the year has been filled with a multiple offer environment as both inventory and days on market continue to decrease. My advice to buyers is to move quickly if you find something you like or you may lose it. And to potential sellers, if you’ve been sitting on the fence waiting to list your home, demand is only going to increase this season, so you’d be well served to put your home on the market to take advantage of the strong demand from a large pool of motivated buyers.” The Naples Area Board of REALTORS® (NABOR®) is an established organization (Chartered in 1949) whose members have a positive and progressive impact on the Naples Community.
