When you choose to build a new home from the ground up, it’s most likely because you want that house to be everything you’ve dreamed of, that will become a home that suits your needs, wraps you in comfort, and allows you to sleep securely – both physically and mentally.

B

uilding your own home is a huge project that is both deeply personal and highly emotional, so it is important to select your builder early, and to do so as carefully as you would selecting different aspects of your home; after all, your builder is someone you’ll be dealing with on a neardaily basis through the whole process, and the one who will ensure your dream house becomes a reality. Knowing the style and price range you want to build in is key. This is the first step to narrowing down the array of builders available to you, because you will want to choose a company that has experience building homes similar to what you are looking for. Secondly, you’ll want to have a good idea of where you want to build. This is important because you may want to work with your builder in selecting your build site. Even if you are looking for a builder with your site already secured, it is important to pick one who is familiar with building in that area. Those who have experience building locally are most likely to have existing relationships with top local sub-trades workers, and also know the local legalities and residential building code specifics. Next, you will want to consider the experience and reputation of a builder. Look at past projects, and ask potential builders if they can refer you to any of their past clients — most builders are proud of their reputation and will be eager to show you what they are capable of. If you can, speak to a past client or two, and find out what their building experience

was like. Ask if their home was built on time and on budget, what the builder was like to deal with on a day-to-day basis, and if they’ve had any issues since taking ownership. You can also ask your building candidate if you can visit one of their current work sites, so you can experience their crews in action and get a sense of how their company operates. Additionally, those builders with strong, long-standing reputations are also those most likely to be still standing strong when and if warranty needs arise in your new home. Warranties are another point to consider when choosing a builder. According to the Canadian Home Builders’ Association, there are a number of warranty varieties available in Saskatchewan — they suggest searching out a builder who provides written warranty plans to best suit your short and long term needs. Discuss aftersales services, and what potential builders provide to ensure your investment is sound and as hassle-free as possible. In the end, and perhaps most importantly, make sure you choose the builder who will work best with and for you. Chances are, if you don’t feel like you can communicate freely and openly with your builder, you won’t, and thus, you become less in control of your build, and less likely to end up with the home of your dreams. Make sure your builder shares your vision and will keep your budget constantly in mind. These important aspects will help ensure your home is built exactly as you want, without financial woes now and in the future.

he kitchen is a high-traffic area requiring detailed attention. It’s the most used room in the house and gets messy quickly, so shouldn’t it be the cleanest? We put everything on our counter tops, such as purses and gym bags — and who knows where those have been! In addition to

To really get the kitchen sparkling clean, you need to start with a great cleaning cloth; we prefer a microfibre cloth with weaves throughout. It’s a good idea to have another cloth for drying to prevent streaks. If you don’t use a clean cloth, you may transfer grease and other substances to surfaces, resulting in streaks that can be tough to remove. Once you have a good cleaning cloth, create a time-saving order to clean your kitchen. Start by spraying the inside of the microwave with hot water and close the door — this allows time for any baked-on goods to loosen while you clean other areas. Wipe the table and chairs with a wet cloth, then move to the island (if there is one), then move to one end of the kitchen and clean all counters. Starting at one end of the kitchen and moving left to right, or right to left, ensures no area gets missed. As you clean the counter top, move everything. Wipe items clean and wipe the counter where the item was placed, then put the item back and wipe in

front of it. When cleaning, always wipe top to bottom and back to front — this eliminates wiping an area more than once. When wiping down the appliances, always clean all handles — this is where most dirt and germs remain. When cleaning the outside of appliances, especially if they are stainless steel, ensure you have a clean cloth and wipe in the direction of the grain. You may need a dry cloth to buff out any streaks; it is best if the cloth is barely wet… lightly dampened works best. When you’re done with the countertops, your microwave will have had time to “soak” and loosen up any dried-on particles. Start by cleaning the inside of the microwave door; then clean the top, back, sides and bottom. This order eliminates having to wipe more than once. To wipe down the fronts of kitchen cabinets, start with the top cabinets, then the bottom, using a toothbrush when necessary to get into any crevices; pay special attention to the handles. For a spotless, streak-free sink at the end, sprinkle a small amount of cleanser and give it a good scrub, paying special attention to the drains and areas around the taps (toothbrush time again).

TIP: To clean grills on a gas stove (or even the grills on your BBQ), put them and any other parts not attached to the stovetop into a sturdy garbage bag. Spray with an oven cleaner and let sit overnight. The next day (while wearing gloves), remove the grills and put them into hot, soapy water. If you’re using an oven cleaner with fumes, be sure to open the bag away from your face. The baked-on food will slide right off; rinse and dry and they are as good as new!

W

e’ve all heard it and chuckled: “everybody talks about the weather, but no one ever does anything about it.” However, the increasing amount of extreme weather hasn’t been a laughing matter. We see images of Canadian and U.S. communities dealing with the aftermath of floods, tornadoes, high winds, hail and severe storms. With the amount of extreme weather on the rise, how can we prepare ourselves and our property for these types of occurrences? Is the Weather ChangIng? According to NASA, “weather” is what conditions the atmosphere over a short period of time and “climate” is how the atmosphere acts over a long period of time. “The type of weather we experience is not changing,” explains David Phillips, senior climatologist for Environment Canada, “but the climate is always changing.” In Canada, we will always get the same types of weather (rain, snow, tornadoes and lightning), but the frequency and severity of weather often changes. Our activities are changing Mother Nature’s infrastructure, which causes changes in “her” response to the weather. Now, when weather happens, the effects are different and more extreme. Do Your researCh Protecting your home, property and family starts at purchase. Phillips recommends potential homeowners think about drainage. Consider the vegetation and landscaping of the property; these factors can work to your advantage. Shrubbery around the foundations helps water from getting into your basement. In the winter, however, snow tends to accumulate among trees and shrubs, making it wise to clear it from your shrubs. This prevents run-off from leaking into your basement. Kim McLean, disaster management manager for the Canadian Red Cross suggests doing research to know the risks before buying. “Learn as much as you can by doing some investigating,” she says for those initially looking at property. “Find out about the neighbourhood by checking with land titles and the municipalities. Make sure there is a working sump pump and that proper weeping tiles have been installed.” With so many basements refinished, sometimes it’s hard to tell if there’s been water or flood damage. Duane

Phillips. Also, installing electrical outlets above the baseboards helps prevent water damage. When landscaping, McKay suggests taking advantage of the natural drainage of the property. Houses will settle over time; make sure ground shifting continues away from your home to ensure proper drainage is maintained. Adding trees and shrubs will also protect your home from the harsh elements. an ounCe of PreventIon “There’s never a guarantee with weather,” says Phillips. “Think about it; it will happen here. The key is to be prepared.” On that note, McKay advises land and homeowners to get informed about risks that can occur. Protect yourself from strong winds by trimming down tall aged trees so they don’t break and cause damage or injury. In dry weather, cut back tall grass and trees around your property to help keep fire from spreading easily. “Be fire smart, wind smart and flood smart,” he adds. Be PrePareD There are many actions homeowners can take to prepare for flooding or runoff. The Government of Saskatchewan (gr.gov.sk.ca/runoff) offers these suggestions: •

McKay, commissioner of emergency management and fire safety for Saskatchewan, recommends buyers look at the home exterior: “Check that downspouts are moving away from the house.” When looking at the basement from the interior, try to find any exposed concrete to check for signs of leakage. “Turn to a professional home inspector, someone who is independent and will give you an unbiased report and help you make an informed decision,” advises William Hawkins, chief building official in Saskatchewan. WatCh for MolD Mold is a common home hazard caused by flooding

or backwater. According to the Federal Emergency Management Agency (FEMA), mildew and mold will develop within 24 to 48 hours of water exposure and continue to grow until the moisture source is eliminated. Under the right circumstances, all molds can cause adverse health effects. Watch for the signs, and do not hesitate to contact a professional. sMart BuIlDIng or renovatIng Whether building or renovating, it’s wise to consider upgrading and making changes that will minimize flood damage to your home. “A lot of builders are putting the mechanical rooms on higher levels of the home,” says

Clear neighbourhood storm water catch basins, where present, to help water drain. Check to make sure your sump pump is working. If you don’t have a sump pump consider installing one. Contact a plumber for assistance, if needed. Determine if any private wells could be infiltrated by flood water and consider the adequacy of wellhead protection and the security of the well’s power supply. Consider installing a mainline sewer backwater valve to protect against sewer backup. Keep sewer caps in place. Check your basement regularly for signs of water and consider installing a water-sensing alarm. Clear your eaves and ensure the downspouts are functioning. Ensure your downspouts run at least two metres away from your home.

Keep your home and property safe. Take a few simple precautionary steps to identify the risks and be prepared. When and if damage occurs, call the professionals.

What are some of the most common foundational problems you see in Regina?

Why are there so many foundation problems in Regina?

The most common problems are cracked walls and seepage. As well, sinking foundations is a significant problem that has developed over the last few years. This has occurred due to extreme weather conditions, such as prolonged wet periods accompanied by dry spells where footings heave and sink.

Regina has a highly plastic, active-type clay that can undergo large volume changes when water content increases. These volume changes can exert enough pressure to break and heave basement walls.

How do I know my basement needs to be repaired? If you notice cracks, heaving or smell excess moisture, you may have the start of basement problems. In these cases, consult a basement expert or professional engineer. Is there anything I can do to prevent my basement from flooding? Eavestroughs should be free of debris, rust or leakage. It is crucial to have water draining properly away from the house with positive versus negative drainage. any people are concerned about ice damming. However, ice damming is merely a symptom of a greater imbalance in your home. Attic insulation and soffit ventilation is the place to start looking, but often it is more complicated. Adam & Eve’s Trough specialize in exteriors. Owner Jason Breker is also an energy consultant with Sun Ridge Group and brings that training with him to the exterior construction business. Below are answers to a few frequently asked questions regarding the problem of ice damming.

Q: My ice dams were horrible, so I replaced my roof and they are as bad as ever! Why? A: Sadly, a lot of people replace the roof, eaves and damaged drywall and still haven’t addressed the issue. We work with Ultimate Insulation to address attic insulation and we open up the soffits on the outside of the home when possible. It’s important to contact us or Ultimate Insulation prior to getting your roof done to save time and possibly money. Q: Why do I have ice dams? I have lived in my home for 20 years and never had this problem? A: There are multiple possibilities. You have an aging home; you’ve made upgrades to make your home more efficient; even greater tree coverage can cause it. We also have had a “perfect storm” of weather conditions for ice dams in the last few years.

Q: I had ice dams last year. Do I need to replace my eaves?

Q: I have roof vents; someone suggested also adding a whirly bird will solve the ventilation issue. Is this true?

A: Ice damming has nothing to do with the functionality of your eavestrough. You need to provide insulation and

Q: Can I use spray foam in the attic to increase the R value? A: Yes, we love spray foam, but be sure to have it installed by someone who is certified. Often, the issues are more complicated, and blown-in or rigid might be a better solution. A company such as Ultimate Insulation will address your individual attic and make the best suggestion. Q: Do you install heat tape? What are your thoughts on it? A: We do not install heat tape. It should be installed by an electrician. It has its applications, but ultimately you are again treating the symptom. Former professional boxer, Mixed Martial Arts (MMA) fighter and kickboxer, Newton is now the owner of his own company: Two Small Men With Big Hearts Moving Company of Regina, the franchise location owned by his company, Newton Boys Moving. Newton worked for Two Small Men in Winnipeg, near where he grew up, and the company actually sponsored his

Whether it’s hosting dinner parties or housing guests over the long weekend, by the very end, your urban haven will begin to feel small.

n big cities, many people are opting for condos, which, like houses, come in an array of shapes and sizes. However, unlike houses, condos are often developed with an open-space concept and when too much is squeezed in, it can feel cluttered, messy and hard to imagine more than yourself inside. Therefore, when it’s time to invite friends over, it can sometimes feel like you’re solving a math equation.

“When you’re dealing with a small space, you want your furniture to be multi-functional,” says Kim Schroeder, an interior designer. Schroeder earned her Bachelor of Interior Design in 1986 with a vision to make good design more accessible to the average consumer. “In a condo,” she says, “you want to maximize your space by utilizing every inch.”

To prepare for guests arrival, strategic mirror placement can open up a condo, adding extra light and room to a small space. “Maximizing light can open up a room’s space,” Schroeder says. Furthermore, adding in extra glass, whether it’s a frame or shelf, will create reflections and brighten up a room tremendously. Another preparation idea is using exclusively monochromatic colours, which are tints, tones and shades of a single hue. “To make a space feel bigger or bright, use monochromatic shades with an added pop of colour to liven things up,” Schroeder adds. As a designer, I am often asked when meeting someone for the first time what my “style” is. I struggled for years with defining this, and I would often refer to another more well-known designer. I really didn’t know how to articulate my aesthetic, mostly because it was still developing. I also didn’t want to limit myself or turn off a potential client if they didn’t happen to share this same preference.

B

ut after almost 17 years of designing, I most certainly do have a particular aesthetic. It was clearly defined by an acquaintance on Facebook recently, when she commented on a photo of a project we are finishing: “It's awesome and elegant, has a classic shape with modern elements, and has high contrast and a splash of tasteful colour. Totally Meredith.” I should add I’ve only met this person three times; she is a dear friend of a family member. She’s only ever seen my work virtually, thanks to social media, and we’ve never had the occasion to really talk about design together. I describe what she nailed in her review as “modern traditional.” I love the classics, but I don’t want a space to feel dated or take itself too seriously. I want the homes I design to reflect the people

who inhabit them to where it looks more like them than it does me. However, I definitely do have “Meredith-isms” I am inclined to repeat over and over again. While I can appreciate overly-modern or contemporary spaces, they aren’t really my “cup of tea” — and I’m now happier for saying so when I meet people. It’s not the sort of project that would excite me. I need to be excited about the projects I work on; they work out better for everyone in the long run. If you are considering working with a designer or if you are trying to navigate a design project on your own, do your styles really need to mesh? I think so, but more importantly, your personalities have to jive. As a client, you will need to do your homework before embarking on a project with a designer as much as you should if you are planning to go it alone. But where do you start?

designers you like and start following them or do a search with the particular style you are leaning towards and see what comes up. Go ahead, fall down that rabbit hole! MAGAZINES. I often assign clients to get some magazines and tear out pictures of spaces they like. Unfortunately, they don’t often choose enough variety to give a true indication of where their style is leaning. On the other hand, some have subscribed for years and dutifully planned out their project in binders. I love when this happens.

PINTEREST. I am still surprised when clients tell me they’ve never heard of Pinterest. I usually tell prospects to follow my boards and find things they like so they can avoid being overwhelmed. I recommend this to anyone: find a few

What’s interesting about collecting images of things you love — maybe just a feeling a space gives versus the actual contents of the space — starts to tell you a bit about what you are drawn to. Are you more contemporary — less stuff, not a lot of colour, but perhaps an interesting play of texture and contrast? Are you more country/rustic? This can be contemporary and more of a Scandinavian or Nordic feel versus

cottage/shabby chic. I can’t believe we are still talking about “shabby chic” so many decades later, but some love it. Others love a more coastal and beachy, laid-back vibe. Do you love colour and pattern? Do you prefer a mix of old and new? Are you a modern traditionalist? Please, for the love of all that is good and design-pretty, do not answer questions about your style with “I love clean lines.” Clean lines are not, and never will be, a design style. I won’t tell you what goes through my head when I hear this. It’s like saying you love colour and referencing grey, brown, black and white. These are not colours — they are neutrals. Once you’ve discovered your “style,” think about what you are comfortable with and what scares you. I guarantee if you pursue more of what scares you, you will end up with the best results. As I always say, you really should consult a professional to help you along — including pushing you out of your comfort zone.

Indoor Home Maintenance Check Your Indoor Heating System The fall is the best time to inspect your indoor heating system. SaskEnergy does a home checkup that tests the air quality and inspects for any furnace room hazards. This checkup also covers your chimney, thermostat and furnace switches, pilot safety systems, blower operation, burners, motor and fan, indoor gas lines, and the venting of all your natural gas appliances. This inspection is good to have done well before you begin using your furnace in the winter.

Test Your Sump Pump Your sump pump should be tested every few months to ensure it is still working — especially before a rainy season or before the cold months leading up to one. You can test your sump pump by simply pouring several gallons of water into it, slowly, to check that it turns on when it starts to fill.

Inspect Your Windows and Doors Check that the sealants on your windows and doors are still in good condition, and caulk around them to ensure that when they are closed, the spaces are sealed. Additionally, if you have older windows in your home, you may wish to consider upgrading them to ensure that you are retaining as much warm air inside of your house as possible.

Outdoor Home Maintenance Check Your Roof Before the snow arrives, it’s important to check your roof for any loose, damaged or missing shingles, which could cause leaks during the winter or spring. If any shingles need to be replaced it will be worth your while to do so before the snow settles.

Prepare Gutters and Drainage System To prepare for the winter and eventual melting period ahead, it’s important to clean your gutters of all the leaves and the debris that has surely collected over the summer months. This will ensure that when the snow and ice from your roof eventually begin to melt, it can drain easily and not get trapped in the gutters and on your roof.

Prepare Your Outdoor Water System Before the weather dips below zero, make sure your exterior faucets are all turned off and your lawn-irrigation system is drained to prevent water freezing in the hose or pipes — which could cause your irrigation system serious damage.

Prepare Your Pool or Hot Tub Your pool or hot tub will need to be prepared for cold weather as well. The pool will need to be drained completely before winter. Water left in the pipes or filter will freeze during the winter months and cause serious damage. If you have a hot tub and wish to keep using it during the winter, make sure to change the water before the cold sets in — especially if it has been a few months since you have changed it. You will also need to check the heating cycle to ensure that the water always remains at a temperature high enough to prevent freezing.

On Bulbs, Banding and Letting Mother Nature Take Her Course By Ken A. Beattie, NPD, Ph.D.

Autumn is a season of great changes, a little anxiousness and a whole lot of work for most of us in the gardening end of things. At my house, to-do lists abound and the workload increases as the days shorten, creating the need to get it all completed before nastier weather is upon us. And so it is time yet again to plant spring flowering bulbs; with great wonder I ask, where did the bulbs from last year disappear?

W

hen planting tulips, crocus, daffodils, scilla and other spring flowering bulbs, remember this — they require good drainage, in particular on Prairie soils. There is nothing that will destroy even the best of bulbs faster than heavy, sodden gumbo soils. One trick is to incorporate a mixture of kitty litter and good topsoil in the bulb beds. This strange mixture ensures good drainage, as well as a sensible nutrient level for the developing bulbs. If you are just beginning to plant bulbs, or wish to rework the soil, add a few handfuls of bone meal in as well. Spring flowering bulbs require a rooting period before fall frost, so planting and watering them in during late September is appropriate; actually, you can plant right up until the ground is frozen, oddly enough. Next on the to-do list is trunk banding for fall cankerworm. This process is not uncommon in the Prairie provinces; both spring and fall varieties of cankerworms are a terrible nuisance, not to mention the damage they inflict on trees. Autumn is when the sticky bands are replaced, installed or reglued. These bands are often mistaken for prevention of Dutch Elm disease, as many of the street trees are American Elm — a favourite food for both species of cankerworm. The female fall cankerworm will start to travel up tree trunks just after a good frost hits, hoping to reach the canopy to lay neatly aligned rows of eggs before the severe frost kills off her and the males.

The sticky bands are simply constructed of a strip of household insulation approximately 10 cm wide and long enough to girdle the tree trunk at chest height. This makeshift Band-Aid is then fixed to the trunk using duct tape, which comes in a rainbow of colours if you are feeling creative. Most bands are sealed with clear plastic, however any type works just fine. The sticky material can be purchased, but experience has shown that white axel grease performs well in cold weather because it doesn’t form a skin, like some other products may. Smear the plastic wrap of the band entirely, and now the trap is set. Naturally, the band is required to be sticky in cold weather or the entire project is not successful. “Mamma” cankerworm will get stuck as she attempts to manoeuvre

over the band (she can’t go under the band due to the insulation). Ensure that you pack the band firmly against the tree trunk to fill all the crevices and furrows with insulation. The bands can be removed either in late November (weather dependant) or rejigged in the spring for the next onslaught of spring cankerworms. If you decide to refurbish the old bands from the fall, be sure the insulation is not moist and compressed. If this is the case, it is best to replace the band(s) entirely. This process is a great fundraising idea for Boy Scouts, Girl Guides and a variety of service clubs. Our trees are banded by a young entrepreneur for only a few dollars each. Once again, I remind all you tidy gardeners that allowing Mother Nature to put the garden to bed is still the best way. Avoid clipping, cutting, raking and virtually sanitizing your shrub and perennial beds; just leave everything there until the spring. Lady bugs, and a host of beneficial insects, find winter quarters in the detritus of your garden, not to mention tall stalks of perennials will catch snow and hold it for the season. This simple “do nothing” approach ensures your garden is well insulated for the severe cold and water will be abundant when things finally thaw. Additionally, in years of high rainfall, a scalped garden may wash away, whereas one covered with leaf litter and old stalks may not. Enjoy the season.

Christyn Palazzo, owner of Palazzo Designs, says many people would like to do both landscape designs and hire a landscaper in the spring. Unfortunately, most reputable landscapers are booked solid by March or April. “You should get the initial concept going in the fall,” says Palazzo. “Then you have all winter to explore material options as well as finalize scaled drawings and get quotes from the landscapers, so you’ll be ready to roll May 1.” Clients Jenny and Dean, who’d just moved into a newly built house, did exactly that last fall. “When you spend hundreds of Christyn Palazzo, owner. What can I do to keep my baskets and patio pots looking healthy all season? Start with good quality potting soil. It should be light and fluffy to promote root growth. Then choose compatible plants for each pot: sun plants in a sun pot and shade plants in a shade pot. Make sure the pot and plant you’ve chosen is large enough to support the plant all season — a larger pot means less watering. Remember to fertilize your plants every week with a balanced water-soluble fertilizer. Sprinkle a slowreleased fertilizer on top of the soil for added nutrients.

How should I plant my roses? Roses should be planted in a location that receives at least six hours of daily sunlight. If planting in heavy clay or sandy soils, add peat moss or well-rotted manure as roses will not tolerate wet soil. If your garden is heavy clay, fill soil should be one part peat moss, one part coarse sand and one part garden soil. One cup of bone meal may also be added to the soil mix. Dig the hole at least 18 inches deep, make a mound of soil at the bottom of the hole, remove the rose from the pot, spread out the roots and position the plant so that the graft is four to six inches in the ground. They should be planted two to 2.3 feet apart. Plant roses where there is a lot of air movement for the prevention of Powdery Mildew and Black Spot; both of these diseases are caused by high humidity and can be treated with a fungicide. What’s the best way to water and feed my roses? Roses should always be watered in the morning and at ground level. They’re

heavy feeders; if the leaves are not shiny and dark green, you are not fertilizing enough. Use Miracle-Gro Rose Food 1824-16 or 15-30-15 at one tablespoon per gallon of water. They should be fertilized every 10 days until the middle of August. How can I properly “over-winter” my plants? Keep in mind that newly planted trees, evergreens and shrubs are the most susceptible to winter drought injury. In fall, evergreens need to be well watered to a minimum depth of 12 inches. In winter, water only when the air temperature is above 5 C. Watering when the ground is not frozen is very beneficial; in spring, water as soon as the ground thaws. Spraying evergreens with dormant oil in late October is effective to prevent browning and kills overwintering pests. Mulch at the base of plants helps retain soil moisture. When covering an evergreen, make sure the burlap doesn’t touch the foliage as there needs to be air circulation.
