Shawna MacDonald Offers AwArd winning Client serviCe By Tobie Hainstock

On november 23, 2014 shawna Macdonald of tMg the Mortgage Associates achieved the highest accolade a mortgage broker can receive when the Canadian Association of Mortgage Professionals (CAAMP) awarded her Broker of the Year. CAAMP has over 11,500 members who are committed to the advancement of Canada’s mortgage industry. Macdonald was humbled by this award, which was based on client service, lender relationships, leadership and community involvement.

W

hen asked about her career as a mortgage professional she often responds, “I feel like I won the life lottery!” Not everyone can enjoy the privilege of working at something they are truly passionate about. A Brief History Having worked in the financial industry since she graduated high school, MacDonald eventually acquired a position as mortgage specialist at one of the country’s top banking institutions. During this time, she remained true to her dedication to the client and always doing what was best for them. At times this seemed to clash with her employer’s wishes, which led to a parting of ways for MacDonald and the bank. This departure was the turning point in her career and future success as a client-centred mortgage broker. In November 2007, MacDonald joined TMG The Mortgage Group. After several years as a successful mortgage broker she proudly opened her own mortgage brokerage TMG The Mortgage Associates in August 2012. What Does a Mortgage Broker Do? Many people are turning to mortgage brokers to assist them in finding

borrowing options but few people truly understand what it is that mortgage brokers do. Your broker will go over various mortgage options and help you pick what best serves your needs. Sometimes the best mortgage isn’t the one with the lower interest rate. Some mortgages offer lower rates but have less flexibility. Good communication is key when it comes to lining up the right products. Your mortgage broker will help keep the communication lines clear between all parties involved. Rate is not an issue with a status mortgage broker as they usually get better rates and, more importantly, they can ensure the right product for the client’s situation. How Much Does a Mortgage Broker Cost? Having to pay the mortgage broker is a common misconception. MacDonald explains that mortgage brokers serve homebuyers at no charge. A Long Lasting Relationship Many believe the relationship between them and their mortgage broker ends when they purchase their home. Sometimes this is the case, but

MacDonald believes the exact opposite. There will be times when a homeowner needs to refinance, change payment frequency, make lump sum payments or seek pre-approval for another mortgage and she will be there to assist. MacDonald notes the importance of talking to a mortgage broker before signing a renewal. “I want to be your broker for the rest of your mortgage life,” she says. “Many times the bank sends out the renewal documents and homeowners sign them without thinking of the options. I will help you find what best fits your needs.” Award Winning Broker In her diligence, MacDonald has also earned the title of TMG Prairies Broker of the Year seven times and TMG Top Five Per Cent Broker of the Year eight times. Moving & Packing Tips

W

hether it’s your home and all your worldly goods, or something like a big piece of furniture from one end of town to the other, moving is stressful. There are so many things to remember to do, and the biggest of these is packing everything to be moved. Should you use boxes or plastic bins? What should go in each box? What do you do with the fragile stuff? How do you protect your furniture from damage? Packing is by far the biggest and most stressful part of moving. We’ve been moving people and their belongings for many years, and we’ve got some great advice. First, get rid of any items you don’t need before you move. There’s no point in moving things you’re not going to need at your new home. We’re always happy to help people get rid of things they don’t need and get the items donated or recycled. Once you’ve determined what’s making the move, then it’s time to pack.

When packing, don’t overfill your boxes. The biggest mistake we see is boxes filled so full they can’t be closed properly. Always make sure the contents fit in the box so it can be closed with tape. Open, overfilled boxes mean things get damaged. Also, make sure the box is appropriate for the contents. Heavy items should be placed in smaller boxes. Our rule of thumb is: if you can’t lift it, it’s too heavy. It’s always better to have more, lighter boxes than fewer, heavier boxes for safety reasons, and to prevent damage. Plastic bins may not always be

a great choice for packing, depending on the contents. Fragile items should never go in a plastic bin. Plastic bins can bend easily and they should never be overfilled. They are best for lighter items, or for storage once you’ve moved. Fragile items should be wrapped well in paper or bubble wrap, and placed in smaller boxes to prevent breakage. As for electronics, be sure to box items like stereos and DVD players, because if left unboxed they can lose knobs or buttons during moving. TVs can be wrapped and slid between mattresses, along with mirrors and pictures. Lamps should have their shades removed and packed in a box. The lamp itself should be wrapped well, and boxed if possible. You can stack the shades lightly — never force them — to help save room, too. When moving furniture, you can wrap every piece in plastic if needed. Couches, chairs and love seats should have any removable cushions taken off before wrapping. As well, moving blankets are an excellent way to keep furniture protected during the move. With these few helpful tips, you can make sure your move is less stressful and your belongings are protected. REVIEW YOUR FINANCES Home buying is a great idea but can you afford it? To find out, take a look at your current financial situation. Go through any outstanding debts and add up your monthly repayment obligations. For example, credit cards, personal loans, vehicle loans, lease payments, student loans, etc. Once you have a list, it’s easier to see which ones can be repaid quicker through extra payments to free up additional funds before you jump into home ownership. FIGURE OUT YOUR PRICE RANGE Before you fall in love with a home, make sure you qualify for a mortgage and know how much you can borrow. Having your finances arranged will give you peace of mind. A mortgage specialist can provide you with pre-approval and an interest rate guaranteed for 90 days. Remember to budget for the closing costs too, such as legal fees and home insurance. Often buyers are unaware, but additional costs are required when completing a home purchase, which usually amount to oneand-a-half per cent of the purchase price. It’s also a good idea to budget for start-up costs too. If this is your first home, you might need to buy additional furniture, a snow shovel, garden hose, lawn mower, etc. These costs can add up quickly. Designs like the Space Corner offered by Blum Canada actually allow full use of under-counter space in corners, Sandham says, and have done away with the problematic “Lazy Susans” of the past. rom ultra-modern geometric fixtures to glamorous crystal chandeliers, finding the right signature fixture can take your home décor to a higher level of sophistication and style. Without sacrificing the practical needs of good lighting, a signature fixture can accent a room and add a hint of drama. Carefully placed lighting can even change the perception of the room itself, drawing the eye upward to the centre of the room. This shows your room at its best by creating the illusion of a larger room with higher ceilings. One of the biggest lighting trends in 2015 is pendant lighting. For a contemporary look, Peggy Reid from Reid and Siemonsen Design Group suggests hanging multiple pendants in a cluster. These lights can be hung at different heights with mixed and matched styles and finishes, or you can hang many of the same fixture at the same length for a simple, streamlined approach. Clustered glass pendants or bowls are versatile and can complement many styles of décor. Modern rectangular chandeliers are a stylish solution to hanging pendant lights. Large-scale light fixtures are also on trend, so take command of a room with a grand chandelier. With both minimalist and opulent options available, this year’s chandeliers reflect the desire for a statement of extravagance, with a focus on traditional crystal chandeliers. No longer relegated to formal rooms only, chandeliers can bring glamour to a kitchen or bathroom.

Complementing the trends in home décor, metal tones are warmer this year, taking on more of a copper or golden appearance. Fixtures with this colouring reflect warm tones into the room. Coloured and clear glass is also making a comeback in lighting, as well as nature inspired fixtures, which use clean geometric designs to show depth, structure, and texture.

Canada and the U.S. are no longer manufacturing or importing incandescent light bulbs. “The number one thing our clients are looking for right now is switching to LED,” says Reid. As a result, the new looks and styles have incorporated LED to help the home decorator find their way with this new and different lighting effect. Finding a type of fixture will depend on your personal style, but there are certain rules that can help. To choose a size for a dining room fixture, Tony Hao, owner of Art De Light, recommends basing the size of the fixture using the size of your table as reference, pointing out that large tables will need a bigger light. He recommends taking ceiling height into account because you will need longer chains to accommodate higher ceilings. For other rooms, Reid recommends adding the width and length of the room in feet and converting that number to inches to come up with the correct width of the chandelier. Selecting a signature fixture should be the last thing you do. Reid and Hao agree your fixture should complement and bring together the design in your room.

ardwood is a popular flooring choice, and for good reason. It is a classic, versatile material that instantly elevates the look of a room. It can also offer substantial longevity. By learning the ins and outs of product selection, preparation, installation and maintenance, you can have a hardwood floor that lasts for generations. Which type of hardwood should I choose? There are a lot of hardwood options out there. With a little legwork, you can find a product that meets your needs and complements the unique characteristics

of your space. It is crucial to find a reliable retailer who can help you consider factors such as wood type, colour, durability, cost and placement, as different products perform better in different environments. For example, if you are looking for flooring to go below grade or on concrete, opt for engineered hardwood. I chose my hardwood flooring, now what? Start with prepping your space and the wood itself. You need to ensure air conditioning and heating systems are working properly; your new flooring requires optimal temperature and humidity levels (see the manufacturer’s suggestions for your specific product). You should also ensure that the difference between the moisture content of the subfloor and that of the wood does not exceed two per cent. Before hardwood is installed, it needs to be properly acclimated to its new environment. Letting the wood sit in the installation site for at least 72 hours allows it to adjust to the room’s humidity levels and temperature (Tip: you must still ensure the manufacturer’s requirements are followed). This stops the wood from shrinking or expanding after it’s installed, which can lead to spaces between boards or buckling. When it’s time to lay your hardwood, it is recommended to hire a professional installer. If you choose the do-it-yourself

route, make sure you use the specific manufacturer’s guide for your product rather than generic instructions. What’s the best way to take care of my hardwood floors? A few simple steps go a long way in preserving the beauty and resilience of your floors. For example, applying felt pads to the feet of your furniture will protect your floor from scratches. Encourage people to wipe, or better yet, remove their shoes before walking on the flooring to guard against dirt and marks. It’s also important to keep your pets’ nails trimmed, as claws can scratch and damage floors. You can maintain your floors by sweeping them with a soft, clean, dry brush on a regular basis. Every once in a while, clean the wood with a damp (but not wet) cloth or mop and then quickly dry it off with a clean towel. Never swill your floors with a wet mop or a bucket of water. Window Types Explained

Windows: Repair or Replace?

F

irst, check for draf ts, condensation and fogging. Then ensure the casings are in good condition and free of rot and mould. Make sure caulking has not deteriorated and maintains its seal. You might just be in for a weekend DIY project instead of an entire overhaul. If you decide to replace the windows, make sure you opt for energy efficient models that maximize the amount you can save on your energy bills, keeping your space cool in the summer and cozy in the winter. Look for windows that are low-e (low emissivity) which reflect the heat to the warm side of the glass (to the inside in winter and the outside in summer) and have a good u-factor rating, which determines how well the window prevents heat loss. If you’re planning on selling your house in the next five years, new windows are a major selling feature; it’s one of the top five things potential buyers ask about a home. In my experience, good quality, energy efficient vinyl windows will give you the most bang for your buck.

Doors: The Unexpected King of the ROI Dollar for dollar, replacing your existing front door is one of the best returns on investment projects you can do. Your front door is the focal point of your home’s façade. And don’t forget about your door hardware. Casement: Casement windows swing in and out like a door and are operated with a crank. They offer a high level of ventilation and have a tight seal when closed. You often find them in hard to reach or awkward places (like above a kitchen sink) because they’re easier to open. Double-hung: One of the most common types of windows, it consists of two sashes that move up and down. These windows are great for ventilation. What they lack is energy efficiency, as they often leak more air into homes than other types of windows. PiCture: Picture windows are large and fixed, usually flanked by two casements or double-hung windows. Picture windows are big and dramatic, allowing for a lot of natural light and unobstructed views. However, this style is definitely “just for looks” as they offer no ventilation.

You can always opt for a makeover instead of replacement. A fresh coat of paint and upgraded hardware will make a dramatic difference in curb appeal. While you’re at it, update the elements around your door as well, such as house numbers, mailbox, doorbell and exterior lighting. On their own, these are all small elements, but together they add up to a front entrance that looks stylish and well-maintained.

bay: Bay windows are typically made up of one large fixed window in the middle and a casement on either side. Take caution when installing; bay windows are large and very heavy, meaning you must ensure there is adequate structural support.

skylights: Skylights allow you to look up instead of out. These are a great option when privacy is a concern (such as in bathrooms). However, proper installation and seal are essential, as leaks are the number one problem associated with skylights.

We remove part of the drywall and put a round diffuser lens into the ceiling. The Sun Tunnel has a stainless steel tube that extends up, attaching to a collar at the top of the roof. A domed lens goes over the top. When the sun is shining, the light is amplified by the stainless steel reflectivity of the tube. It actually looks like a light is on in the room when the sun is out. When is the best time to have a Velux Sun Tunnel installed? In most cases, people will couple the installation of a Velux Sun Tunnel with new roofing. While that’s the ideal scenario, giving us the opportunity to open up the roof and install; however we have also installed many as retrofits with existing shingles. My own home is a good example of the latter.

What is the most energy-efficient way to bring light into dark rooms?

What size Sun Tunnel do you recommend? Why?

e recommend rigid tunnel Velux Sun Tunnels for any room that doesn’t have sufficient natural light. These units are best for lighting bathrooms, halls, walk-in closets and areas up to 10-feet by 10-feet. They allow homeowners to enjoy soothing natural light and offer the ability to see well without having to rely on electricity during the daytime.

The rigid tunnel Sun Tunnels come in 10-inch and 14-inch diameters. There is also a flexible duct option in 22-inches. The 14-inch is the most common and practical application because it provides the most light for your dollar value.

In a commercial application or a much larger room, we suggest the 22-inch diameter option, although the foil duct lessens the reflectivity of the unit.

Can these Sun Tunnel leak? Sun Tunnels have a reputation for being a leak risk. But the beauty of the Velux product is that their flashing is a onepiece, raised steel flashing can’t leak as long as it’s installed into the shingles properly. Velux stands above and beyond its competition because its sealed lens goes into the trim and ceiling. This means you don’t get warm air escaping from the bathroom, or any room, into the tube, which is where some other products have problems with condensation. We did a lot of research on Velux prior to partnering with them to make sure we were representing a quality product. I am confident we are as we are receiving calls to quote and install Velux products from across Western Canada.

ExpErt Advice Durex Integrated Building System

rior to the 21st century, stucco was applied directly to a building’s exterior. It had to be applied when the weather was warm and there was not too much moisture in the air. Such limitations can be managed if one lives in an area where there is little snowfall. However, in a country like Canada, where the winters can be long and extremely cold with huge banks of snow, it significantly limited the construction season.

Over the past decade, things have started to change. Pro-active and innovative companies, such as Al-Ro Acrylic Stucco in Saskatoon, devised methods that allowed them to install stucco yearround. This was done through the use of tarpaulins and heaters. This method works very well for residential and lowrise commercial buildings. However, it is not ideal when it comes to doing the exterior of high-rise buildings. Ten years ago, Durabond Products Ltd., a company that manufactures and distributes high quality construction products, developed a new method of stucco application. Known as the Durex Integrated Building System (IBS), this

new system allows lightweight steel stud panels to be prefabricated in a workshop within a controlled environment and then installed on site. This method is perfect for high rise buildings and allows exterior construction work to continue on them during the winter months. Durex IBS panels are constructed on a steel framework with an exterior grade gypsum board over the framing. At this point, the Exterior Insulation and Finish System (EIFS), as part of the panel, is used to complete the section. EIFS consists of several component layers. It is engineered, manufactured and installed as a system. It is not stucco. First, a liquid moisture and air barrier is applied. This


problems can occur if the manufacturer has not assembled the individual panels near to the actual building site. The greater the distance the panels have to be shipped, the greater the likelihood that chipping or cracking will occur. Durabond has developed equipment, tools and manufacturing products which are easy to transport so that the panels can be fabricated in a temporary workshop set up close to the building site. Other integrated building systems require the panels to be prefabricated at the manufacturer’s warehouse necessitating that the panels be transported a great distance to the building site. The damage which inevitably results to many of these panels during shipment increases building costs and time.

can also be applied as a vapour barrier, if needed. Next comes a layer of expanded polystyrene insulation. Mechanical fasteners are no longer used; a special adhesive is employed to ensure that the building is securely enveloped and protected. A geometrically-defined cavity is left to allow for any drainage needs resulting from inclement weather or the dew point related moisture. Two layers of durable and crack-resistant polymermodified base coats follow with a layer of fibreglass mesh in between them. Finally, there are two layers of acrylic top coats — a brush coat and an architectural coating. EIFS greatly increases a building’s energy efficiency over traditional methods of stucco application. The only Quality

Assurance Program (QAP) certified EIFS applicator company in Saskatchewan is AL-RO Acrylic Stucco. The panels are each designed in such a way that they include a method for hoisting and installation. As well, the panels are built so that they will interface with all other components of the exterior wall system, such as the windows, to form a continuous air and moisture barrier. Everything fits together so as to be able to withstand all applicable loads and pressures. Once all the IBS panels have been horizontally assembled, they are shipped to the construction site. This is when

AL-RO Acrylic Stucco is the only company in Western Canada certified to fabricate and install panels using the mobile Durex Integrated Building System. Al-Ro’s employees have been trained in the system by Durabond and used the system in constructing the exterior of the Courtyard Marriott Hotel in Saskatoon in late 2013. Fabrication of the panels began in early October in a temporary workshop set up close to the site of the hotel with the result that none of the panels was damaged while being transported the short distance to the building site. By early November, the first panels were being installed using a crane, and by December 15, all the panels were in place and the nearly 50,000 sq. ft. exterior of the building completed. Use of the Durex integrated Building System cut down the work time by about two-thirds. Mobile IBS has revolutionized the way of doing exterior cladding. The Courtyard Marriott Hotel was the first time that a mobile integrated building system was used within the province. While the Durex Integrated Building System has been in use for many years in Ontario, particularly Toronto, it has only recently been introduced to Western Canada by Al-Ro Acrylic Stucco of Saskatoon, which is the exclusive manufacturer and installer of this system in Manitoba, Saskatchewan and Alberta. Al-Ro has several more mobile IBS projects slated to begin in the near future, including a 15 storey high rise in Edmonton, another hotel in Saskatoon and an office building, also in the city.

hat are you spending your renovation budget on this summer? Summer is a great time to replace old, inefficient windows, doors and siding. Let’s look at a few questions and concerns that arise when changing the exterior of your home. Q: I’m looking into getting new windows for my house this year. What should I be considering in terms of style and features for the frames? A: Vinyl window frames and jambs are going to give you the best bang for your buck. There aren’t a lot of colour options — white or beige are your choices — but they still look great and provide lasting durability with no maintenance.

If it’s a specific colour you’re after, opt for aluminum cladded frames with vinyl jambs. You can contrast or match colours with your exterior siding or stone, and remember there is no maintenance for years to come. For the classic wood look you want for your character home, manufacturers still make wood frame windows. These require a bit of maintenance over the years, such as painting and staining, but will achieve that elegant, traditional look that is complementary to older homes. If you are changing windows, think ahead and consider your exterior insulation. If you plan on installing new siding in the future and want to increase your insulation, you may need to build out your windows and order larger window jambs. Discuss this with your contractor. Q: Everyone is always talking about double pane or triple pane windows. What is the difference and is it worth the investment to go with triple pane? A: The biggest difference is insulation value (R-value). You will get better R-value in triple pane, saving you more money in the long run, but either option saves on your air conditioning and heating bill by reducing solar heat gain during the summer months and cold weather heat loss in the winter.

Q: I’m looking at changing the exterior of my house this year. What are some things I should keep in mind? A: Before choosing an exterior product, you should be thinking about adding more R-value to your exterior walls. This will add to the cost of the renovation but is well worth it in the end as it saves you money in heating and cooling bills. Starting fresh with a new house wrap to keep the elements out is an important part of your house’s envelope. You should remove all the old products off your exterior, not just the siding, but the paper as well. When choosing your exterior product, consider the character of your home and the neighbourhood where you live. Vinyl is budget friendly, available in a variety of colours, and the look is clean and modern with no painting needed in the future. Cement board lasts longer than vinyl, is more of an investment, is available in an assortment of colours, and has a more substantial look. Stucco is your longest lasting option as it withstands the elements far better than vinyl or cement boards. Get the right contractor for the job and discuss all your options and expectations. They will help you choose the product that is right for your house and your budget.

The secret to these magical places is that much of the surrounding landscaping requires little or no attention. The term “zero-scaping” was coined to describe the trend in de-signing landscapes to require as

Make a plan and seek out expert advice. Don’t worry if you don’t know all the benefits and the aesthetic value of the products you are seeking. If you don’t have a favourite regionally appropriate ornamental grass, don’t panic. The industry leaders work hard to educate via their websites and through retailer networks. Your local landscape supply store will have lots of great advice and is probably using zero-scaping products around their own store. If you want to take your project to the next level, a landscape architect or landscape design consultant is well worth the investment.

The ideal solutions for you likely already exist. The industries that provide many of the products have grown from niche startups to more than $1 billion in annual sales

throughout North America. That’s great news for consumers as growing demand leads to a greater variety of options in products, such as artificial grass and rubber mulch. Plus, competition keeps prices more reasonable.

Have an investment perspective. You’ll save money in the long run. True, many of the products you will use in your zero-scaping project are more expensive than those that require constant upkeep: synthetic lawn will cost more than sod, rubber mulch or washed stone requires more investment than wood mulch and composite decking carries a premium over wood. However, over the course of several years you can save substantial sums by not having to refresh or maintain. Zero-scaping will easily pay for itself in four to five years. So this summer, if you don’t find pleasure in upkeep, don’t feel you have to do the same old thing in your yard. If you aspire to have a beautiful yet maintenance-free yard, the resources are available to help you create one. andscaping or building projects in the yard requires coordination, and the first step is to contact Sask 1st Call before any digging begins. For safety reasons, excavating the yard, building decks, fences, sheds or garages, pouring concrete, or even planting trees all require knowledge of the location of buried electric, natural gas and telecommunications lines. With a single call, homeowners and contractors can anticipate line locate services within two business days so they can get on with the job. Despite this free service, in 2013 Saskatchewan’s utility Crown corporations — SaskEnergy, SaskPower and SaskTel — collectively responded to more than 1,000 contacts made to their underground facilities. This resulted in an estimated $10 million in combined damage repair costs and loss in productivity, along with high potential for injury or loss of life. To address these concerns, the three Crowns partnered with Sask 1st Call and the Saskatchewan Common Ground Alliance (SCGA) to introduce the Safety Patrol initiative — the first of its kind in Canada. This initiative, launched in 2014, was specifically designed to provide a point of interaction with homeowners and contractors in new urban neighbourhoods in Regina and Saskatoon where incidents were on the rise. Patrollers discussed safe digging practices, and promoted the importance of line locates so that underground utilities are properly marked before any excavation work begins. During the pilot season, the Safety Patrols travelled in marked Sask 1st Call vehicles and visited work sites in the targeted areas during the traditional construction season of May 1 to October 31. This direct, face-toface contact encouraged two-way dialogue with the digging community, and identified some concerns that proved valuable for Sask 1st Call, SCGA and the utility Crowns. The Safety Patrols also visited contractor

offices to conduct safety presentations or hold “tailgate” safety meetings with work crews. Businesses where excavation equipment is rented were also visited by the patrollers to encourage staff to pass along safety messages to customers. During the six month period of the pilot season, patrollers engaged with nearly 1,000 contractors, homeowners and rental companies. Of the homeowners and contractors contacted, approximately 80 per cent had locates requested. Of those who were ready to work, but did not have locates requested, one-third contacted Sask 1st Call and requested a locate after speaking with the Safety Patrol. The program, along with other damage prevention initiatives, contributed to a consistent reduction in third-party line hit damage. In 2014, the three Crowns saw a combined 330 fewer line hit incidents compared to 2013, a reduction of 31.8 per cent. Having played a significant part in achieving this reduction, safety patrols will be on the road again this summer, with a third vehicle added to reach other communities in Saskatchewan. JUST TO BE SAFE In addition to the line locate service, homeowners should know what to do if they smell natural gas. An unpleasant odour similar to rotten eggs or a skunk can signify a leak. Residents should vacate the area and immediately call SaskEnergy at 1.888.7000.GAS(427) if a leak is suspected.
