Viability assessment North Road, Retford • Prepared financial viability assessment of 196 dwelling residential development • Assessment of Existing Use Value, Benchmark Land Value and Residual Land Value • T he assessment demonstrated that the scheme was unviable due to the combination of CIL and Section 106 obligations • A pplication successfully submitted for CIL exceptional circumstances relief, reducing the CIL payable to £0.
MOD Barracks site planning Multiple locations Acting on behalf of the Defence Infrastructure Organisation (DIO). Fisher German were instructed to undertake planning, development consultancy and viability studies across three barrack sites in Shropshire, Leicestershire, and Lincolnshire for proposed mixed-use developments. The site was of large scale combining 8,000+ residential units and 15+ Ha of employment land, combined. Fisher German provided development appraisals to inform strategy and decisionmaking and reviewed these as required to fit in with planning policy timelines. The team also undertook detailed viability appraisals based on a range of proposed schemes. The appraisals influenced strategic planning policy making in connection with the sites and provided the Defence Infrastructure Organisation (DIO) with updates on likely development outcomes.
