Single-family lot pricing begins at $319,000. Home drawings are near 2,300 sq. ft. and allow four bedrooms, with the possibility for expansion of a fifth bedroom with approval from the developer and at an additional cost. All structures can have full basements. Garages and permitted sheds are also opportunities with approval. Buyers may build to suit. Construction contracts and developer build-outs are also available and prices begin at $1,295,000 for an approximate 12-month finished home construction schedule from land closing.

Is there a bank working with Richmond Development? >> Yes, Nantucket’s local Cape Cod 5 branch. Contact information provided on the last page in this overview. Is there a building timeline? >> Not at this time. You can purchase a lot and build at a later date. What is the ground cover ratio for each lot? >> Each lot allows 50% ground cover. Can I build 2 livable dwellings on my lot? >> Yes, as long as you are within the 50% allowable ground cover. You could build a main house and cottage or main house with a
garage and apartment. How many bedrooms can I have? >> Duplex lots allow six bedrooms total (three bedrooms per unit). Single-family lots allow four bedrooms. A fifth bedroom is possible
with an additional fee and approval from Richmond Development and the Town. Can I have a shed? >> Yes, however plans must be submitted and approved by the HOA and/or Richmond Development. What exterior storage is allowed? >> Homeowners are allowed to have above-ground fuel tanks and trash bins, but they must be screened and not visible to abutters. The
storage of boats and trailers on any lot is prohibited. Can I have fencing or landscaping on my lot lines? >> Yes, but all plans and installation must be approved by the HOA and/or Richmond Development. What are the HOA fees? >> HOA fees will be $50/month ($600 annually) and will be prorated at closing. Fees will include road and sidewalk maintenance and maintenance of all streetlights. Who pays for fences and landscaping on the front or back or in-between lots? >> The homeowner.

There will be some public parking spots along Beach Grass Road. Can homeowners or guests park commercial vehicles? >> No, parking large commercial vehicles is prohibited within Sandpiper Place. Who will enforce the HOA restrictions? >> Richmond Development, their office is located on-site at 20 Davkim Lane. What is the cost to connect to Town water and sewer? >> Water privilege fees = $3,000 - Sewer privilege fees = $6,500 - Actual permits and hookup fees will cost an additional $15,000 Does Sandpiper Place have any public space? >> Yes, public green space is forthcoming and will be located on Ironwood Road. The space will be landscaped and include a walking path with benches. Can I buy in Phase II now? >> No, you can’t currently close on lots located in Phase II. But you can put down a deposit and close at a later date. Are there rental restrictions? >> Yes, homeowners may not participate in short-term rentals, which equates to anything less than 31 days. Is the build package for a stick-build? >> Not at this time but the buyer of a lot may build any way they suit, with their own contract stick, or modular on any timeline. How long does it take from ordering to move-in on a modular build? >> It depends on the company used and the time of year (there are some over-road restrictions on Nantucket), but lately we have seen up to six months for a home to be delivered to the island. Currently Richmond is working with Simplex and Signature, two companies that provide and deliver the “boxes or modules.” Are there setback requirements? >> The properties have been zoned R5 and usual setbacks the R5 zone have been modified, there is a planning board site review for permitting. Are full basements allowed? >> Yes, but the homeowner would need to go through a permit process.
