EXECUTIVE SUMMARY
HongKong has the least affordable housing for the eighth straight year. ― Wendell Cox, founder of Demographia 14th Annual Demographia International Housing Affordability Survey: 2018
Hong Kong, the most expensive home market on earth. All citizens suffer greatly from this unavoidable disaster, the young generation is no exception. Some had made compromises and choose to live in subdivided flat with poor conditions, plenty had given up hope on the home-sweet-home fantasy and surrender in the battle of property ownership. Until 2017 marked that start of “The era of coliving”, things have changed. Co-living has been successfully adapted to major cities around the globe (New York, London, Taipei etc.) that are well-known for their unaffordable property prices. Hong Kong can be the next beneficiary. Coliving can be a way out of the disaster for local young individuals. The Half Dorm is a co-living project envisioning a lifestyle that looks beyond just affordable housing. Instead, we are looking at a community that cultivates self empowerment through active learning. It is also a non profit making project with the aim of introducing a potential option to the housing landscape for the local young generation. This project is initiated by a non-governmental organization (NGO) in partnership with a communication design agency and an interior design consultancy. 7

PROJECT BACKGROUND
INDEPENDENT LIVING REMAINS A DREAM
According to a survey by The HKFYG Youth Research Centre in 2016, more than half of the respondents considered having their own independent living space a goal in life. This figure showed that, the young generation have a need, for moving out in for the purpose of gaining personal space. The same survey also pointed out more than half of the respondents had no plan purchasing a property, property price and the size of down payment are the main factors affecting their decisions. We can see from here high housing cost is the primary reason that young people have to bear with unsatisfying living environment and conditions. Ms. Chen Shui Ching, Unit in charge of the HKFYG Youth Research Center mentioned in a survey report “Many young people attached great importance to independent living space. Yet, with the continuous rise in property prices in Hong Kong, achieving home ownership was not easy.� All the evidences pointed to the following conclusion.

Co-living as a housing alternative for local young individuals in Hong Kong
WHAT IS CO-LIVING
Space sharing, living together, in fact, is not a new concept. According to The Living Well Community, the concept of modern communal living originated in the 1960s when a group of Danish families thought the community system did not meet the needs of caring for children. The first modern communal living project, Sættedammen, organized about 50 homes in 1967 to become a community. In addition, there has also been a co-existence model that has been developed to help mothers or single parents in taking care of children. As a result of the unstoppable globalized urbanization,

these cities suverely suffered from expensive yet unsatisfying living environment and interpersonal isolation, Hong Kong is no exception. In response to the phenomonon, a new housing option — co-living — is created to reduce cost of living and reconnect people by sharing resources. A GLOBAL REVOLUTION
Around 2013, major cities around the world are engaging in a revolution in shared economy — coliving space. From London, New York, to Taipei, Shenzhen, all these urbanized cities share a common phenomenon — high cost of living with a large number of population — just like Hong Kong.

WHY CO-LIVING
The obvious reason is, it is affordable. In the article “Co-living the new norm for young professionals priced out of Hong Kong’s property market” (Summer Zhen, 2017). The article introduced co-living as an housing option that offers “Cheap rents, good facilities and a sense of belonging to a community”. Zhen stated, one of the pioneer co-living projects in Hong Kong , M3, provides different bedding options for residents ranging from private rooms to bunk beds. The cheapest ones cost only HK$4,500, whereas a typical 450 sq.ft. apartment flat in Hong Kong costs around HK$15,900 per month according to information from Centaline Property. This advantage attracted not only students, but also young professionals aged from 22-28 to try this rapidly growing living style.The above information has proven co-living to be an appealing housing option to young individuals because of its affordable prices. Apart from the attractive rents, co-living seems to have some other benefits to offer, such as the sense of belonging to a community and the new experiences it brings. It has the potential to achieve happy independent living. “Happy” can be an arbitrary term that needs a measuring method. According to Eurostat Statistics, quality of life can be measured using the “8+1 dimensions of quality of life”. I assumed 3 of the areas (“Leisure and social interactions”, “Economic safety” & “Overall experience of life”) are related to co-living. In other words, co-living has great potential to have an impact on those indicators.

The pricing of some existing coliving sites (e.g. Mini Ocean Park Station) is much higher than the average affordable range of local young individual (hk$5,000/ month) according to the conducted survey. The communal areas of one of the most well-known local coliving sites (Bibliotheque) is unreasonably small and poor furnished considering the number of user it is shared by. Majority of the survey respondents is interested in coliving purely because of its affordable pricing. Other intangible benefits of coliving such as exposure to new experiences, enhancement of both interpersonal and intrapersonal skills are often neglected.

THE CONCEPT In pursuit to an affordable home that facilitates a purposeful life, making compromises is somehow unavoidable along the way. The name “半舍” is inspired by the term “斷捨離”, which refers to a lifestyle that embraces minimalism by practicing it in life to a maximum extent. To give up a great amount of enjoyment all at once might sound overwhelming. The rationale behind The Half Dorm is — Give half, take half. It is about filling in the other half of life with new life experiences.

We are also aware of the importance of all that fun factors and human connection. On top of all these, we have a strong belief that co-living is more than just affordable housing and friends making. Interpersonal skills come along with social interactions, intrapersonal skills come along with information exchange. Finally, co-working and co-playing inspires new experiences. Co-living is indeed closely tied to personal growth and living a purposeful life. In other words, a process of self empowerment through a vivid community that is full of possibilities awaiting to be discovered. Curiosity is the key to discovery, therefore The Half Dorm incorporate rich learning experiences into that other half of our memebers’ life, and we believe creating a culture of constant learning will eventually help our members recognize their own strengths and be empowered by them. 16

SITE STRUCTURE The Half Dorm is comprises of 2 main dorms of different theme — Urban Dorm & Nature Dorm. There will be a total of 104 bed spaces available for rental. The scale of The Half Dorm is decided base on careful consideration of sustainability. As for Urban Dorm, there will be 3 locations, each consists of 6 flats with a maximum capacity for 4 people. On the other hand, Nature Dorm is consisted of 2 villages, there will be 8 container homes with capacity for 2 people available for each village.

Kam Tin is located in the New Territories with a lot of flat land and a long history of local farming. In recent years, a number of young people joined the community. They became farmers and started to organize community events that made Kam Tin a lively place. The Half Dorm can collaborate with nearby studios / farms and organize great events together such as a farming day tour.
Sai Kung is a special gathering place for local fishermen because of its natural habour and history of fishing. There are also a number of breathtaking sight-seeing spots and attractions within the area such as Sheung Yiu Folk Museum, Sai Kung East and West Country Parks and Hong Kong Global Geopark. This makes a good area for nature exploration.

Sham Shui Po is considered a city of poverty in Hong Kong. However, this is what makes the city so unique. The “morning market (天光墟)” only exists until dawn whereas the “night market” is the place where people sell second hand furniture and electronics on a truck. These are the interesting things that is hard to find elsewhere in Hong Kong.
Kowloon City, also known as “Kowloon walled city” and “Hong Kong’s little Thailand” is a city full of exotic cusine, heritage and historical value. It was once famous for its ungoverned status (三不管) when the ganster took control of the city. It is almost like a geographical text book that is worth learning about.
Kung Tong is a special city that has both residential and industrial area. In the past few years, a lot of young artists and entrepreneur started their business in the city. From art studios to fusion food restaurants, all can be found in this rapidly growing city, which has a great protential for diverse life experiences.

Located in urban area which allows quick access to public transportation. The construction will mainly be renovating old tenements. The cost of renting old tenements is much lower than other types of residential architecture. This provides room for competitive pricing as it is one of our goals. Bedrooms of urban dorm will be relatively small and consisted of bunk beds. In contrast, the communal area such as the living room and dining area will be spatial and cozy. This arrangement is intended to make members spend more time in communal areas and less time in bedrooms for the purpose of maximizing social interactions among members.

鄉čˆ? NATURE DORM
Located in suburban areas of Hong Kong. The architecture will be a container home. The cost of containers is highly competitive in comparison to other architectual complex. This provides room for setting lower monthly rents for target audiences. Applying container homes on site is a decision made out of cost-effectiveness. Living in rural areas is directly associated with long travelling time. However, it can be an advantage instead of disadvantage because there is a higher chance for a more spatial environment and members can enjoy breathtaking scenes. There are a lot to explore (e.g. rooftop planting, farming, outdoor activities) for this kind of lifestyle that new experience is almost promised.

The Share Resources Programme includes a platform where members can share their unoccupied resources such as clothing, books, food, bike, tools and much more. DORM TEAC HER SC HEME This programme encourage members to share their skills with other members by teaching one another. A member can put together a course of their own expertise, prepare teaching materials and finally decide the teaching media (e.g. webinar / blog articles / lectures / workshop / outings). The programme aims at creating engaging learning experiences, strengthen bondings among members and boost members’ self confidence.

All members are required to join a mandatory monthly member meeting. It serves as a channel for discussion about all community related affairs such as housework duties (e.g. cooking, cleaning etc.), event ideas (e.g. group dinner, movie night, city exploration etc.) and planning. This provide the chance for members to work collectively and make contribution to the community. Eventually, a strong sense of belonging and team spirit will be developed through active participation in community affairs. On the other hand, this process also helps members to recognize their own strengths and gain selfassurance from it.
“Star Dormer” is a privileged membership status. Members who dedicate outstanding effort and actively participate in the above programmes (Dorm Share, Dorm Academy and Dorm Collab) will earn the “Star member” title as a reward for their great contribution. We are looking at setting up several achievement milestones, when a member has reached a milestone, a corresponding badge will be awarded and shown on their profile page. For instance, a member who has cooked 50 group dinners will be awarded the “Dorm Chief” badge. When a member earns 5 badges, he/she will earn the “Star member” membership status and be able to enjoy privileges like free birthday cake and 5 free tickets to paid events on a yearly basis.

VISUAL ESSENCE DEFINING Some images were collected base on my preferrences towards The Half Dorm’s brand character. At first, all the images collected were somehow too diverse and lacked a sence of coherence. Herewith carefully selected sets of imagery after narrowing down. Each set corresponded to certain keywords and had a higher value in terms of aesthetic inspiration. The keywords were hard to translate into visual means without these referrences. They also helped me come up with more appropriate keywords regarding visual representation.

Throughout the entire drafting process, I keep all the keywords alongside my working space in order to remind myself not to go too far. They had really helped me stay focus on that particular art direction I intended to reach.

WINDOW OF DISCOVERY An idea of wondering around a mysterious opened door had been developed at earlier stages of defining The Half Dorm’s corporate identity. An opened door is often associated with adventures and discovery. This matches The Half Dorm’s brand character, yet I failed to come up with a non-cliche logo for this idea. After some time, I came across a circular window when I was gathering inspirational imagery. This inspired me to try working on an opened window instead of door. By incorporating my moodboard into the design, this logo was born.

FAILED TO CONVEY MESSAGE As I further developed the visual identity of The Half Dorm, I began to struggled wheather or not to modify the corporate identity. I had came up with an advertising concept about a butterfly’s journey. However with the constraint of the developed corporate identity, telling the story by visual means became extremely diffucult. At that point, I decided to make adjustments to the existing corporate identity in order to proceed with the advertising concept.

One of the poster (refer to above image) reminded viewers of a exhaust fan and looked terrible on printed materials. The thin lines in the logo did not look good when printed in small size. Abstract visuals were not the best option in terms of translating the butterly story. Thus, not suitable for the subject matter. Moreover, color looks dull and sad and mismatch illustration style.

POETIC SCENERIO One of the tutor gave me a really good advice which is what created the poetic feeling of the above poster testing were the colors, not the texture. In order to keep this poetic feeling. I decided to develop the color scheme with referrence to this poster.

POSTER SERIES FOR TEASER STAGE It would take a certain amount of time to let target audience completely understand The Half Dorm. Therefore a step by step advertising strategy would be the best practices for marketing campaigns. As the marketing strategy involves 4 stages, different medium should be used to suit corresponding needs. This poster series is supposed to be distrubuted at stage 1, which is the teaser stage. The aim is to raise awareness on co-living in general and build association between co-living and The Half Dorm.

TRIAL AND ERROR
1 ST R O U N D According to my tutor’s comments, firstly, this round of testing are generally too sad, serious and cliche to represent co-living. My tutor suggested I should visualize the subject matter by a more relaxed and humorous interpretation. Secondly, there were too many unnecessary elements in the design such as the wavy lines. They were making the design too decorative and shallow that it lacked meanings. Lastly, too much text are used in these testings and made the design in a sense too educational.

A butterfly’s journey of discovering co-living as an alternative way of living in Hong Kong RELAXED AND POSTIVE THEME The reasons for choosing butterfly as a main theme were — butterfly is often associated with positive surroundings such as beautiful garden and flowers. It served the need of transforming the design into a more relaxed subject to learn about. It also represented personal growth because of its growing stages. Besides, flying implies the meaning of pursuing freedom and new experiences. All these are crucial clues to help target audience better understand The Half Dorm’s core values as a co-living brand.

2 ND R O U N D In this round of testing, I took my tutor’s advice on avoid falling into the “beauty” trap. I tried to took the pattern on a butterly’s wings and made them into a kailadoscope pattern. Other illustrative styles were also testing in this round. However, some looked too Indian and cultural, some looked too European, some looked too Japanese. All of these are lacking a local touch (Hong Kong) to arouse resonance to target audience.

ULTIMATE GOAL
Become the bridge with a mission of delivering care and expection from The Half Dorm to the resident ONE ITEM ONE MESSAGE As a warm greetings to The Half Dorm’s newly moved in residents, a welcome kit will be given out free of charge. They are practical items which I hope each represents The Half Dorm’s care and expectation to the residents. At the same time, fullfuills the need of encouraging them to make a change and discover possibilities of life, that a purposeful life is not so hard to achieve after all with the offerings The Half Dorm provide. Each item conveys a different message (refer to page 86-87 & 92).

ITEM PROCESSING

DIFFICULTIES & SOLUTION One of the items (planter container) needed some processing because it did not match The Half Dorm’s visual identity. The first trial was made by painting with acrylic paints, it turned out not successful because the surface was not smooth and the brush stroke can be seen clearly. Spray paint produced a better result, however still a shade darker than expected. Moreover, the masking tape was not pressed down with enough pressure, making the edges rough and jaggy. After a few trials, an appropriate method was identified. First, spray one layer of matt white spray paint onto the entire container, waits til completely dried. Then carefully mask the ENTIRE surface except for target area with masking tape (press down the edges with pressure). Spray desired color onto the area, waits until completely dried, tear down tape. Repeat 11 times and I’m done! 88

HEART WARMIN G GREETIN GS As mentioned before, every item has a purpose in the welcome kit and has a different message to deliver. I decided to incorporate these messages into the hang tags attached to the item. They are as follows:

Working is important, but resting is to walk longer journeys. Don’t trade your health for anything.
