Your feedback from the awards program was so touching to the whole team and that means the world to me, thank you!
One of the biggest takeaways I had when we surprised the Top Company award winners was their +1’s. Of course the surprise was a blast and we were so excited that we pulled it off, but to hear from two of our very top performers that their +1 for 2021 is to go back to the basics, wow, that says something! With over $47 million in closed volume, Elizabeth Hudgins is our 2020 top producer. Elizabeth often partners with her daughter, Sarah Alexander, and the combined duo closed more than $70 million in business. Elizabeth shared that she wants to run her business more like a business, complete with weekly business meetings with Sarah and putting a plan in place to grow the business to greater heights. Weekly business meetings, business planning…sounds like real estate 101 to me, but these proven practices work! Hear from Elizabeth as she describes her +1: View Video Here Stefanie Bernstein shared that over the last 5 years or so she has become lax about reaching out to her sphere because her business has been so strong that she hasn’t had to. With 48 listings and 187 total transactions in 2020 Stefanie achieved tops in listings, sales and transactions but she told us that with such tight inventory she is committed to making 10 calls to her sphere each day to touch base and share information/chat with them so that she is the first person they think of when they think of selling. Listings are the life blood of her business and Stef recognizes that in the tight listing market it’s going to take extra effort to strengthen her inventory. I guess Autoflow is really working!! I received a call from a doctor on my list that said he was considering other real estate professionals, but he liked my ‘coupon’ cards he receives!! His home is off of San Jose Boulevard on Segovia Avenue and we are meeting on the 16th and the 22nd of January. I am going there tomorrow to begin evaluating their home. His children went to school with mine at Bolles.

Jennifer hates being in videos but her assistant, Dee, convinced her to do one for a stale listing that had been on the market way too long. She got dressed up, styled her hair and we shot a 60 sec regular iphone video in the most appealing part of the home for her "stories" and a longer video to make a regular post. Dee posted it on her FaceBook and IG stories 1st as a teaser then the next day posted the longer version. She immediately JENNIFER SEXTON REALTOR® got a text from a contact in her SOI (was never a past BEACHES OFFICE client), who thought the listing was new and wanted to see it asap. Now, the home is under contract (birthday) plus they are having her list their current home. 3 transactions from a few minutes of promotion! 4

WHY CRIMINALS CHOOSE YOU
Look at yourself through the eyes of an attacker. You’ll see what makes you the perfect target and how you can change that. See below for the steps an attacker may go through to pick the perfect target. by Keith James
1. Observation: In real estate, a vulnerable target is an agent working alone or one who provides a financial motive — someone who carries the appearance of wealth. Women are usually chosen over men, as they are perceived to be weaker and less likely to have the ability to defend themselves.
2. Testing: If approached does their potential victim look at them right in the eyes and establish personal boundaries, or does the victim’s body language broadcast fear and uncertainty? The criminal may also ask questions at a showing or over the phone: Are any other buyers expected to be there? Are you working alone today? Is it a vacant property?
3. Selection: Criminals choose a person they feel they will be able to control, intimidate, or overpower without strong resistance. Based on their observations, whoever appears the weakest and the most likely to comply with their demands will be selected.
4. Isolation: To avoid discovery from others, criminals will attempt to entrap their victim in an isolated area or move that person to an isolated location of their choice. The property you list that offers “great privacy” can translate to “great opportunity” for the criminal. The more secluded the property, the better the opportunity. Neighbors or pedestrian traffic can be a deterrent to the criminal’s plan, and darkness is always preferred to daylight or well-lit communities.
How aware of your surroundings are you? Does your body language communicate confidence? Are there steps you can take to make yourself less vulnerable and remove the perception of opportunity? Looking at yourself through the eyes of a criminal can greatly improve your chances of never becoming a victim. Keith James is the founder and president of James Security Associates

SHOUTOUT TO RUTHANNE AND CLAUDIA! I had a closing (my client was the seller) that was delayed a week. After the seller signed we found out the buyer's lender required an additional document be signed by the seller and notarized. Claudia did us a huge favor closing it yesterday since she didn't receive the package in a timely matter, but she felt bad for the seller because of the week long delay. On her way home, Ruthanne went to the seller's KAT WET MORE home and notarized the lender's document!
