A Note from Leadership When we reflect on 2023, we do so with shared joy for delivering award-winning designs that shape the way your customers live. As your full-service architecture and interior design firm of choice, we sincerely thank you for the privilege to steward the design throughout the development process. Together we had 49 projects completed, 45 projects in production, and 33 projects that kicked-off last year. It all totals to 6,102 units in development! Through the smallest interior design detail sketch to the large scale site planning discussions, we have enjoyed every moment because our work for you allows us to live out our collective firm values: to think like an owner, continue lifelong learning, design with expertise, remain financially stable, improve efficiencies, and share our collective knowledge to the larger communities where we live, too. HEARTHSTO NE A L F// LOCATION OCATION // Wildwood, FL CLIENT // NVision Development Hearthstone is closely located to The Villages, servicing the world’s largest age-restricted developments. The design aesthetics exude a transitional Mediterranean style with warm terracotta roofs and crisp clean exterior stucco facades with bronze accents. The interior welcomes you with high ceilings, curated tray inset details, dazzling lighting, dramatic archways and eye-catching built-in details. Lush landscaped courtyards integrated at the Assisted Living and Memory Care wings showcase water fountains and bird houses and provide numerous outdoor shaded seating options and dining spaces promoting relaxation, wellness and healing with nature.

SLATE AT MERRIMACK// LOCATION OCATION // Merrimack, NH CLIENT // Lecesse Development Located in southern New Hampshire, just a short drive from Boston, Slate is Merrimack’s newest luxury living community. Forum’s Interior Design team balanced rich medium woods with brass accents and luxurious jewel tones, to create a warm and modern feel to the Amenity spaces. Everyone will feel welcomed in to these social spaces that balance the juxtaposition of lighter finishes with rich black brick, dark tiles, washed beams, and curvilinear furniture that plays to the modern energy of the residents and caters to the working population living near Boston.

S E V E N O N S E V E N T H // LOCATION OCATION // Fort Lauderdale, FL CLIENT // Green Mills Group Seven on Seventh is a mixed-use affordable residential apartment community development in downtown Fort Lauderdale specifically designed for low-income and formerly homeless individuals and families. The building includes 72 residential units, ranging from studios to twobedroom apartments. Amenities include a fitness center, interactive library, ground floor commercial space, case management and workforce program offices.

A L LU R A// LOCATION OCATION // Naples, FL CLIENT // Stock Development Allura is a luxury apartment community located on the southeast corner of Veterans Memorial Blvd and Livingston Road in Naples, Collier County, FL. This location provides easy access to I-75 and to over twelve golf courses in the neighboring area. The site is large at 36 acres and contains a 15acre wetland preserve suitable for leisurely walks. There are 304 units in five 3-story buildings with a mix of spacious one, two and three-bedroom units.

VINTY// LOCATION OCATION // Elizabeth, NJ CLIENT // Lecesse Development/ MAS Development Group Meet Vinty – Short for “Vintage City” in West Elizabeth, New Jersey’s newest upscale, mid-rise residential community. The Interior Design team was tasked with creating amenity spaces that captured the Industrial and vintage feel of the surrounding neighborhood, while keeping it modern for residents. A sense of community was important and the design needed to be welcoming, functional for today’s busy residents, and provide ample social spaces for groups to gather. Warm wood tones, vintage brick, large format concrete tile floors and open concept ceilings with industrial light fixtures set the tone in the space, along with the carefully curated artwork package that speaks to the eclecticism of the community.

VINTY FOOD HALL// LOCATION OCATION // Elizabeth, NJ CLIENT // Lecesse Development/ MAS Development Group Vinty Food Hall is a modern eatery with a vintage flare. As part of the city’s revitalization effort, it was important to pay homage to the town’s history by featuring original architectural facades as well as a custom fabricated trolley similar to those found in old photos of Elizabeth, NJ. The interior features timeless finishes such as subway and penny round tiles mixed with vintage light fixtures and beautifully crafted wood furnishings.

UN IO N O N FR A N K// LOCATION OCATION // Tuscaloosa, AL CLIENT // Greystar Union on Frank is an off-campus student-housing project located near the University of Alabama. When planning the project, it was clear a connection to the campus would be key for students to engage in their local community. The project has views of Bryant-Denny Stadium, making it ideal for gameday celebrations and it is within walking distance of The Strip for local restaurants, shopping, and nightlife. The 1.85-acre site includes a total of 238 units with 396 beds and a four-story parking garage.

CROSSIN GS AT PA L M A IRE// LOCATION OCATION // Sarasota, FL CLIENT // Eastwind Development Experience the allure of elevated farmhouse style in this stunning space, where a double-story vaulted ceiling invites you into a warm and bright lobby & concierge space. This open and airy entry is flanked by a modern architectural staircase with industrial light fixtures to illuminate the space. A harmonious blend of blues and greens, along with warm russet tones, adds layers of color while metal accents of black and gold provide a touch of modern sophistication.

T HE ACCO L A D E AT CW V // LOCATION OCATION // Orlando, FL CLIENT // Greystar The Accolade at Collegiate Village West is an off-campus student apartment community in Orlando, Florida near the University of Central Florida. The project consists of two portions: one a 5-story garage-wrap building, and the second part comprised of three, 4-story surface-parked conditioned-corridor buildings.

LTD . CHA M PIO NS R ID GE// LOCATION OCATION // Davenport, FL CLIENT // Greystar Ltd-Champions Ridge is an attainable housing project boasting a 5,000 SF amenity space and 330 units. The interior design inspiration for this contactless walkthrough property is contemporary coastal and transports you to a tranquil oasis. The goal was to create an atmosphere that provides comfort and function. We utilized an overall neutral palette with soothing blues, natural wood tones, brass accents and natural textures along with hints of cranberry and green for pops of color. These elements have created an inviting space for future residents to enjoy.

L EGACY 202// LOCATION OCATION // Champaign, IL CLIENT // Royal Properties Legacy 202 Apartments is located at the heart of the University of Illinois. This modern, student living property features an open floor plan with flexible amenities - from communal gathering spaces, to private study rooms - there are multiple mixed-use areas for the students to experience. Subtle details like the oak wall with the famous “I” in the large study room pays tribute to the university’s mascot, the Illini. The contrast of warm wood tones and black finishes are balanced with the use of vibrant blue, burgundy and golden amber, providing the students a truly comfortable space to study, gather and live.
