Looking back, it was interesting that throughout recent election years, in debate after debate, the most impactful asset we have—our cities—has not been a topic on any candidate’s agenda. On the other hand, at the CEO’s for Cities conference held in Boston, Ed Glaeser, professor of economics at Harvard, gave an amazing talk about the impact of cities on the development of human capital, our most optimistic driver of innovation, and ultimately our economic destiny. There seems to be no learning substitute for bumping into one another and sharing what we know. Density does matter, and clearly the greater the density, the more opportunities for innovation. As a landscape architect and urban designer, this is where I live. I see the role of cities as the ultimate convener, the reason why and how people from all walks of life come together and collectively share their experiences, and achieve great things. Still I wonder where is nature in this equation? It seems so short sighted to skip the ‘Motherof-all-mentors’. I would argue that the density or connectivity to nature, is just as much a catalyst of innovation as human density (and then some!). Innovation is not just a human-to-human benefit. There is as much, if not more, to learn from interaction with the natural systems in our cities and nature’s 3.8 billion years of managing complexity.

What came out of the session was the profound realization that we can be doing so much more to leverage synergies, optimize the complex systems instead of maximizing them, and better integrate our work into the natural genius of the place. All it took was just a slight shift in perspective to open a world of new opportunities for this project and our client. Our work with Bimimicry 3.8 has taught us that we have it all right here at our fingertips. We have these amazing places, our cities. We have access to incredible information about them. And we have 3.8 billion years of nature’s wisdom in solving the very same challenges that we face. So we’ve set our sights to achieve a new level of urbanism that recognizes both the benefits of human interaction, as well as the incredible benefits of nature’s genius. The solutions to building great cities are right here, all around us.

As demographics of office workers skew younger and the baby boom generation is exiting the workplace, new models for cooperation have emerged. Private offices have given way to “benching” in partitionfree environments. Cubicle walls have been lowered to enable open communication. And density per square foot has increased.

Gateway Plaza is a 19-story office tower development project in downtown Richmond, VA by developed and constructed by Clayco and Forum Studio. The development affronts the city’s defining landmark, the James River, and is situated at a popular entryway to downtown Richmond. With the garage façade encompassing a large portion of one city block, the developers sought a design for the exterior façade of the parking structure that would resonate with the both the city, tenants of the building and act as a symbolic gateway to the Richmond’s city center. In contrast to the monolithic tower, design for the garage reflects the movement and flow of the river. The façade addresses the scale of both the urban and the pedestrian; accommodating the garage and ground floor functions. Through the use of parametric scripting various panelized surface formations, panel configurations and patterns were studied for the façade. Ultimately, three profiled perforated metal panels were cut and broken into varying surface conditions and gradated onto the façade. The parametric model will be used by the façade fabricator to make the panels, closure pieces and tube supports. To limit the amount of framing and maximize openness, the panels are attached to a system of tube columns which span several floors of the garage. The result is a unified yet dynamic surface echoing the flow of the James River though the subtle inflections of the three different panel types.

A 17-acre global headquarters campus with a designed site that minimizes the development impact while restoring the natural landscape from its agrarian use.

The global headquarters for Reinsurance Group of America, Inc. will be an interactive and connective workplace that will accommodate the needs for flexibility and growth opportunities. Set on a natural 17-acre site in Chesterfield, MO, the linked two-building campus will provide office and amenity programs that will enable appropriate solutions for RGA’s different working styles and needs for future development. The proposed development comprises two five-story office workbars linked by two stories: lobby and amenity space totaling 405,000 sf. The parking and loading dock areas are located in an attached three-level parking structure consisting of two levels of below-grade employee parking, a double height loading area, and a landscaped top deck containing guest parking totaling 1,412 spaces. The buildings are integrated into the landscape in a sensitive manner that minimizes the impact of the development on the local ecosystems. The outdoor spaces aim to maintain a neighborly connectivity to the community of Chesterfield as well as variety of places for employees to connect, interact, dine and work in comfortable and convenient locations. The private ‘backyard’ consisting of a restored woodland and prairie landscape engages the site with framed views. The arrangement of the buildings on the site provides a main entrance off of Swingley Ridge Road consisting of a formal landscaped arrival plaza that provides clear and easily understood access and circulation for visitors, staff, service, and emergency vehicles.

The integration of interior and exterior spaces reinforces the client’s requirement of integrating science and business, providing a collaborative headquarters venue with bold forms and materials that are responsibly expressed.
LOCATION WELDON SPRING, MISSOURI SIZE 90,000 SF SERVICES PROVIDED ARCHITECTURAL DESIGN INTERIOR ARCHITECTURE
Novus International, a global developer of animal health and nutrition programs, partnered with Forum to create a new global headquarters facility in the Missouri Research Park in Weldon Spring, Missouri. The design-build project included renovation of Novus’ existing 42,000-square-foot building and construction of a 48,000-square-foot addition with ten research laboratories, a state-of-the-art employee and customer training center, a fitness center, a library, and a coffee bar. Glazed curtainwall, skylights, and floor-to-ceiling windows allow for natural light. The global headquarters meets LEED Platinum specifications of the U.S. Green Building Council. LEED Platinum strategies included diverting more than 98 percent of waste from landfills, using more than ten percent salvaged and previously used building materials, increasing the amount of open space on the site by more than 78 percent, and eliminating the use of chlorofluorocarbon (CFC) in all refrigerant equipment. Additionally, 5,000 square feet of solar panels were installed—the single largest solar array in the state of Missouri.

Within 14 months of Hurricane Katrina’s devastation of downtown New Orleans and Chevron’s Gulf Operations Center, this missioncritical building was designed, built, and delivered.

This headquarters for Chevron’s Gulf of Mexico Operations is the first LEED Gold certified project in the state of Louisiana and was Chevron’s first LEED project. The environmentally sustainable principles and practices designed into this facility and its twenty-acre site reflect Chevron’s commitment to the environment and their desire to attract and retain the best and brightest employees who share these values. The office was organized as a double-winged building connected by a common link. The wings are formed by site-cast concrete tilt-up panels. Windows and articulated spandrels reinforce the horizontal expression of the building. The connecting link is clad in glass, providing expansive views to the surrounding landscape. A cafeteria and wellness center is located adjacent to the south wing, featuring a loggia that protects the users from sun exposure and creating an engaging semi-exterior space. Other features include a five-story concrete parking garage, a courtyard, a walking/running track, four lakes, and a pavilion for outdoor gatherings.

Southpointe II, a 117-acre master planned mixed use development in Canonsburg, Pennsylvania, will become home to three new office buildings for Burns & Scalo Real Estate Services. The project consists of three five-story buildings clad in brick masonry and metal cornice accents. Building 1 is 183,000 square feet and will be a build-to-suite project for ANSYS, an engineering simulation software company. Building 2 and 3 are each 151,000 square foot speculative office buildings. The thoughtful master plan provides a campus like setting through building sitting, landscape design, and pedestrian links between the buildings. Taking full advantage of the location, the building’s configuration, orientation and the fenestration optimizes views for its tenants to the surrounding Pittsburgh hillside. In addition, the buildings are uniquely positioned to enhance their presence from the I-79 corridor to the south. The sustainable building design meets LEED Core & Shell Certified level. The highly efficient floor plates are designed to work with multitenant configurations and offer column-free exterior walls. Building vertical circulation is arranged at the center core of the plan providing uninterrupted exterior perimeter walls with floor to ceiling glass.

Forum Studio is reinventing itself — and rethinking its workplace in the process. The firm’s 20,000 square foot floor plate in the historic Jewelers Building in downtown Chicago is a departure from typical, monolithic office space, offering a patchwork of “vignettes” designed to nurture individuality, enable innovation, and retain the best talent. A series of informal collision zones facilitate serendipitous encounters among colleagues not only in Chicago but, through a constantlyactivated digital “windows,” to the firm’s St. Louis office. The live windows provide low-pressure places for team collaboration and impromptu meetings. A central gathering place, inspired by a kitchen, lends to a sense of comfort and community. Bringing together disparate workplaces and vignettes is an installation that, winding throughout the space, supplies thematic unity. A leaflike structure, designed and fabricated by Forum Studio out of more than 1,500 individual pieces, introduces the reception area, hovers over common spaces, and weaves through the building core. As visitors pass underneath the leaves, the installation expands and dips in response to specific pressure points. At the extremities of the installation, leaves gradually dissipate. The design and custom fabrication of the piece sets the tone for Forum Studio’s culture of hands-on innovation and progressive design aesthetic.

Express Scripts Technology & Innovation Center

PRESCRIPTION FILLING FACILITY
The project was delivered with an integrated design and construction approach under a single design-build contract. The entire design and construction process was expedited, with complete design, construction, and occupancy of the space in eight short months.
LOCATION ST. LOUIS, MISSOURI SIZE 230,000 SF 2 STORIES SERVICES PROVIDED PLANNING ARCHITECTURAL DESIGN INTERIOR DESIGN
The Pharmacy Technology and Innovation Center houses office space and a complex pharmaceutical production plant for Express Scripts. The center also serves as a tour center for the prescription drug manufacturer, exhibiting their safe and efficient practices to current and potential clients. The high-volume production space is capable of filling 110,000 individual prescriptions per day, at a rate of 500,000 pills per hour. Forum Studio designers were faced with a unique challenge with this facility. A custom two-story piece of manufacturing equipment was in production, but was designed specifically for a site in a different state. Designers had to quickly execute a footprint for the St. Louis facility that would accommodate this equipment while allowing flexibility for adjoining office space. The Pharmacy Technology and Innovation Center is comprised of 190,000 SF of production space and 40,000 SF of office space, which includes an executive conference area, a customer service center, and staff support space. The project achieved LEED Silver certification.

Roundarch Isobar TENANT IMPROVEMENT
The space was designed to accommodate private offices at the interior core, while utilizing all glass façades to maintain the outstanding views of the Chicago skyline.

Teaming up with Clayco, Forum Studio recently finished tenant improvements of a 16,392-square-foot, previously unoccupied office space on the 40th floor of 300 E. Randolph in Chicago. The buildout provided the headquarters for Roundarch, Inc., a web design company specializing in digital experiences for some of the world’s largest companies. To provide a team environment, over 60 percent of the work areas are open work stations located in neighborhoods dedicated to specific clients and projects. This open office environment allows the team sizes to “ebb and flow” as projects dictate. The space also includes multiple state-of-the-art audio-visual components and furniture and writable surface walls to promote collaboration within the team. In addition to the technological features of the office space, the high-floor location offers outstanding views of Chicago’s Millennium Park, Navy Pier, and the Chicago skyline.

The value-driven facility consolidates existing administrative office functions currently spread across BJC’s Kingshighway Campus. The architecture complements the vision and mission of the Cortex Research Park Master Plan with active street level uses and expressive and contextual building architecture. The five-story, steel-framed building features load-bearing, architectural concrete walls through the fourth floor, with the fifth floor and the entire west elevation of the building featuring curtainwall. Curtainwall has been used strategically to highlight skyline views. The concrete walls create visual interest through horizontal and vertical shifts of colored bands creating an illusion of woven materials.

This 7,000 square feet floor-to-ceiling renovation, features Haworth’s Integrated Palette, Master Series, Suite casegoods and the Haworth Collection. Originally the center of Jackson’s society and political events, the hotel was built in 1929, renovated in the 1960’s, and placed on National Register of Historic Places in 1976.

This building sat vacant for 40 years which added to the challenge of remediating the structure. The 12-story building was developed into a hotel on the first eight floors and apartments on the top four floors with a rooftop amenity deck. The rooftop amenity deck houses a fitness room, meeting room, and sun deck with swimming pool. The building is on the Historic Register and thus the exterior and parts of the first 2 floors were renovated back to their original glory with plaster moldings, arched ceilings, and a grand ballroom. The adjoining parking garage was also renovated and accommodates the hotel and apartment parking needs.

Nashville Convention Center Hotel HOTEL
A new contemporary definition of glamour and luxury.

Rather than theme the new 1000-key Nashville Convention Center Hotel with music, the building facades are music, created from the historic sounds that made Nashville famous. Through the use of algorithms (mathematical manipulation), music can be transposed from something we hear into something we see. A type of sonic collage was used as functional ornament, providing visual interest as well as a sense of history. Every pattern on the building is derived from classic Nashville music. The concept and contextual atmosphere of the hotel were approached from two vastly different points of view: the singular or individual user’s experience to create an iconic gesture. The street level experience of the hotel, in addition to the musically generated patterning of the transparent glass, is punctuated by oversized wood “boxes” reminiscent of the many performance stages that have become synonymous with Nashville’s culture. There are no idol spectators here. Everyone who engages these “boxes” sees and is seen. Inside is seen from outside. Outside from inside. The largest of these stages hovers over the entry and when used in conjunction with the adjacent park, will become one of the city’s most unique performance venues. Part patterned glass and part stone, the iconic tower juxtaposes two forms of musical interpretation: one based on rhythm the other on harmony. The stone façade uses three sized openings to create a rhythm different from the typical hotel room cadence, while the glass tower balances the overall massing of the larger floor plate. The two together create a shifting form to slim and heighten the overall impact of the tower.

Forum Studio provided interior design and renovation services for the St. Louis Blues Hockey Club Suite 16. The design of the new suite allows elite hockey fans access to first-class amenities while enjoying St. Louis Blues hockey. The suite is also an ideal environment to enjoy concerts, family shows and other events. This exclusive state-of-theart suite is fully equipped with multiple flat screen televisions, a private restroom, a lounge area with various seating options, a high-end full-service bar and food service area, and a corridor linking the team’s locker room so fans can view players making their way onto the ice. The overall concept was to create a memorable experience for fans and spectators. Forum Studio also provided interior design services for the Scottrade Center – St. Louis Blues corporate suites, offices, and private clubs.

This high end Italian cafe features an interior with many striking features. Upon entry, a live web cam broadcasts satellite feeds from Italy on a translucent glass wall. The circular bar features concrete counter tops and a combination of wood and stainless steel for the bar front. The ceiling throughout the restaurant is open to structure with large circular clouds made of translucent fabric stretched over a wood frame for the bar area, while the dining area features a large chandelier in the center of the space and a gold fabric draped from its center. In the dining area, a large glass wall with a continuous flow of water along its length is the centerpiece featured. Two circular party rooms provide a more private atmosphere, and a larger banquet room can hold fifty diners, or be divided into two rooms with a sliding wood door partition.

In Artemide’s Chicago showroom, interactive media is used as both an architectural and graphic element. The project provides the lighting design and retail company a showroom large enough to feature new products and host events for clients and colleagues. Taking advantage of motion sensor technology, an interactive media box was developed as the center piece to promote their brand and disseminate product information. The box acts as a beacon, changing imagery with changes in occupancy and activity. The media box itself is representative of Artemide’s exceptional lighting design and innovation in technology.

In 2011 Orange Regional Medical Center (ORMC) completed their 383-bed, 600,000 SF medical center, the first new freestanding hospital and academic medical center built in the State of New York in more than 20 years. Building on their success, ORMC commissioned Forum Studio in 2013 to master plan their new campus anticipating the future needs of their community. As an outcome of that master plan Forum is leading the design effort on two separate adjacent projects, a Physician Office Building and a Cancer Center. The 160,000 SF Physician Office Building will be attached to the adjacent existing hospital facilities. The program for this outpatient care center will incorporate two floors of outpatient diagnostic and treatment services including an Outpatient Imaging, Women’s, and Ambulatory Surgery Center. Three upper floors will organize physician provider suites within an academic clinic model to leverage operational and space efficiencies in support of ORMC’s new hospital employed physician practice. The 25,000 SF Cancer Center will be an expansion and renovation of ORMC’s existing Cancer Center. The program of new and renovated space will include patient care services in both radiation oncology and infusion. The two projects have been designed to integrate into an overall campus master plan vision to enhance brand identity and the overall patient and staff experience.

The Health Campus brings together Mercy’s research, clinical diagnosis, treatment, and ministry groups. Virtual Care Center is a 125,000-square-foot complex with 680 structured and surface parking spaces. The intent of the project is to establish a medical campus where Mercy guests can work and effortlessly engage with one another and their community to enhance the reach of their mission. Incorporating wood, glass, and regionally sourced Missouri limestone, each building has been developed to provide a fully integrated functional program which harmonizes with and showcases the scale and diversity of the site’s existing nature. Our planning carefully conceals the majority of the parking in land voids and each building engages site context and topography while intersecting with another to create the integrated campus.

The St. Louis County Department of Health required a new campus to replace an aging and inefficient facility in north St. Louis. The project, serving as a beacon for healthy living, incorporates new clinic space environmental labs, and the consolidated offices of the Department of Health. Two prominent entrances create a clear and inviting arrival; it is a reflection of the client’s mission to make healthy living welcoming to the community. A two-story solution was chosen to promote fitness, efficiency, employee interaction, and communication between multiple departments. The interior of the facility is organized around a central two-story gallery space, incorporating the soothing features of a water wall, artwork, and trees. Daylighting concepts were further emphasized in the “open office” layout of the building. Beyond aesthetics, the gallery serves as a central core for the building’s wayfinding, allowing users to see all destinations from a single point of origin.

A large new university hospital campus is being developed adjacent to Zirve University, a major regional education hub located in eastern Turkey near the Syrian border. The master plan calls for the development of a campus that integrates patient care and research, combined with hospitality and residential components. Conceived as a multiple-phase project, an initial 280-bed specialty hospital will be expanded to include an additional 196 beds, a conference and education center, and a 323,000 square-foot medical research facility. The campus organization is intended to foster collaboration between clinicians and researchers, and facilitate the development of innovative treatments in neuroscience and organ transplantation. The campus will also include physician villas, nursing dormitories, a 120-room hotel, and gymnasium.

Forum Studio is providing Master Plan Advisory Services for approximately 4080 hectares of land in Quizanga, a town on the outskirts of Recife, approximately 28 km from the Recife city center, located at the intersection of BR 408 and the proposed new ring road. The project site is strategically located equidistant from both major industry and one of the largest ports in Brazil. The site also contains a large portion of protected Mata Atlantica rainforest which further adds to the sites uniqueness and beauty. The overall goal is to provide the Client with advisory services during the planning process and to provide feedback in setting and preserving the vision of the master plan through review of scope, schedule and deliverables. The Quizanga Concept Master Plan (CMP) would comprise a framework for a new mixed- use residential community, creating a world class, environmentally, socially, and economically sustainable development. Single-loaded units conceal the 807-car parking podium, allowing the tower to meet the ground, rather than sit on the expected tower podium. A strong, expressed base includes the lobby and 5,700 square feet of street level retail space with shop fronts of glass and stone-clad columns. The tower structure is simply expressed with white-coated thin columns and slab edges. The building is clad in a taut blue glass providing a sharp contrast to the structure that steps back at distinct locations. The offsets reinforce the vertical expression of the tower and with its expressed top levels, it is distinguished from adjacent buildings in a “modern-classic” style.

Anchoring an underdeveloped two-acre urban site adjacent to Lake Eola in downtown Orlando, it was important to conceal the 675-car parking structure by locating retail and single-loaded residential floors facing the lake.

A simple, rectangular floor plan with key plan changes in the exterior wall take advantage of preferred views while sculpting the building’s massing. Thin, six-inch concrete floors are expressed at the perimeter, with low-e, light-blue tinted floor-to-ceiling infill glass maximizing daylighting and views for the residents. The lobby and amenity spaces incorporate terrazzo floors, classic furniture and include a commissioned art program with over 40 paintings.

The twenty original Cupples warehouse buildings were vital to the shipping trade in St. Louis at the turn of the 20th century. The remaining seven structures are representative of Richardsonian Romanesque Architecture and are listed on the National Register of Historic Places. The signature building of this collection was developed into 131 apartment units that feature large windows, exposed brick walls, and wood floors and ceilings. A sky-lighted atrium was incorporated to bring the light into the heart of the structure. Utilities were left exposed to provide an open, loft feeling and complement the existing wood beam structure. A new exterior canopy and plaza create a grand arrival for the tenants. The exterior was restored to original condition allowing the owners to take advantage of historic tax credits. Amenities include a fitness facility, entertainment room, business center, tenant storage areas and a restaurant and bar that open onto a plaza.

Forum Studio was asked by Sunnen Corporation and Cozad Properties to master plan this new 55-acre mixed-use transit oriented development. Located in Maplewood, the project capitalizes on current revitalization taking place in this historic, inner-ring suburb of St. Louis, MO. The site is within walking distance of an influx of restaurants, businesses, and shops along Manchester Avenue and provides excellent frontage for retail uses along Hanley Road. The master plan leverages two adjacent Metro-link stations to connect into the successful light rail system that serves the St. Louis region. The plan incorporates LEED-ND sustainable design principles including the convenience of walkability, and a variety of residential, office, and commercial uses surrounding a linear park that connects the two Metro stations through the heart of the site. The first phase of the transit oriented development is a residential project that includes 175 market rate units. The site plan places the main entrance just across an active plaza from a Metro station. The buildings dynamic form creates an urban edge by responding to the adjacent streets as well as the station. It is organized around a central courtyard that integrates amenities including a pool, pool house, fire pit, outdoor kitchen, and a sustainable landscape. Inside, the highly efficient building includes well laid out one and two bedroom units with large balconies. Inhabitants also have access to a club room, a gym, on floor storage, conditioned bike storage, a roof top community room and terrace with great views of the city. These amenities add value and relevance by responding to current and future market demands.

SOS Children’s Villages is an international nonprofit organization that builds communities and offers services to help foster children grow in safe environments. It operates 140 villages in 132 nations, including two in the City of Chicago. In 2007, architectural firm Studio Gang designed the Lavezzorio Community Center for SOS Children’s Villages in the AuburnGresham neighborhood on Chicago’s South Side. As part of the village’s master plan, architect Jeanne Gang selected two teams for the campus’s last two housing projects. Forum Studio is designing the multi-family residential and social services building on the southwest lot. Given the mission of SOS, it is important to study the campus’s impact on the larger South Side neighborhood, the Auburn-Gresham revitalization and the SOS village itself. Similar to the community center at the entry of the site, the new housing projects provide a visual bookend to the residential boulevard. They also serve as a gateway to the campus’s recreation and garden areas to the south. Three elements influence the project’s design: community grids, village faces and program. Two geometrical grids organize the campus. The inner community grid relates to the individual housing units situated in rows along the boulevard. The outer community grid relates to the diagonal train lines that enclose the site. The project has three public faces: the village garden to the south, the village residences of the boulevard to the west and the elevated train line above. Three different groups will use the building: biological parents, relief parents and returning college students. Individuals will have their own bedroom and bathroom, though each will share a common living room and kitchen.

As well as two levels of amenities that allow and encourage the creation of a community aimed towards enriching the lives of the inhabitants. Adamant II differs from the previous version, in design. It has larger terraces, closed rooms, garden houses, pent houses and studios. Adamant II responds to new social dynamics that have changed the preferences of the inhabitants in contemporary cities, providing status and goodwill in the context of a community, at par of comfort, privacy and security.

Residential Building with several services that provides unique experiences as a response of a dynamic style of living, representative of Tijuana’s City. An emblematic construction composed by a concrete and glass tower with 26 levels of apartments, two top levels of amenities and a swimming pool on the 3 level, which allow and encourage the creation of a community oriented to the enrichment of the residents. The 182 residences, live from the majestic views of the city, where the users enjoy the flexibility and efficiency of each designed area. The amenities emphasize the project’s height, directed for, and inspired by the generation “Y”, which is inclined to live in compact, urban spaces, surrounded by a vibrant social life.

Emblematic residential building located in the best area of the city. Outstanding by its design will become a city icon of Queretaro’s Skyline. This Project is made up by two towers that are joined together by a bridge which is found at a height of 58.9 mt from the ground floor, in which the social and sport amenities are located, generating attractiveness for the project since its has a panoramic view of the city of Queretaro. The towers are asymmetrical, which encourages the emergence of interesting interior angles. The residential building with 39,000 square meters incorporates 175 well designed residential units, all with natural lighting and ventilation that provide a comfortable living for the occupant with a constantly contemplative view to the city. The amenities include an indoor-outdoor swimming pool that encourages the interaction with the environment. Social meeting and interaction areas such as the sky lounge, dining room and games room, are designed to provide an urban and fun environment for the occupants to enjoy and have a unique experience

600 Washington Avenue OFFICE BUILDING
A combination of a new office tower lobby, and primary entry reoriented to front on Washington Avenue with new exterior cladding, repositions this mixed-use redevelopment in the revitalized Mercantile Exchange District.

Occupying a full city block in the city center, this project is the new eastern anchor of the burgeoning downtown commercial and residential neighborhood. The urban-focused design reorients the 25-floor, Class-A corporate tower to Washington Avenue with an expanded entry and lobby gallery. The base also includes doubleheight, street-front retail and open-air public plazas. The exterior faรงades were completely redesigned with combinations of colored and fritted glass, metal panels, and stone. Triple-story, vertical gardens and sculpture walks are incorporated to enhance the outdoor plazas. Using sustainable design principles, the building strategy includes retaining eighty percent of the existing structure. The lobby finishes include Calacatta Oro and Amora blue marble, wood, and terrazzo. The attached mixed-use parking garage/retail center is a redevelopment of an existing urban mall providing 750 parking spaces and 85,000 SF of street-level retail, including redesigned exterior faรงades.

Park East URBAN MIXED-USE RESIDENTIAL BUILDING
This building was the first high-rise residential tower built in St. Louis in over 25 years.
LOCATION ST. LOUIS, MISSOURI SIZE 250,000 SF 90 UNITS, 24 STORIES 10,000 SF RETAIL 140-CAR PARKING GARAGE SERVICES PROVIDED ARCHITECTURAL DESIGN
This building is located in the heart of the Central West End, adjacent to Forest Park, Washington and St. Louis Universities, as well as the BJC & Washington University Medical Center. A growing demand for quality condominiums successfully resulted in this 90-unit, 24-story tower. The base of the tower accommodates the building services, street-oriented retail and secure parking for the homeowners. An expressed ground level for the lobby and shop fronts transitions to precast limestone and concrete panels that wrap the podium element and respond to the historic context of adjacent buildings, which was great concern to homeowners and city planners in this important historic district. The podium then transitions to an all-glass clad tower sheathed in a light green tinted glass that responds to the plan configuration and the building step backs at various building levels.

Center on Halsted COMMUNITY CENTER AND RETAIL
Mixed-use community center emphasizes inclusivity and openness.

The Chicago-area GLBT (Gays, Lesbian, Bisexual, and Transgender) community is one of the best organized in the country. When it was time to replace its aging Horizons Community Center, Chicago’s GLBT leadership saw it as a dual opportunity: First, to build a co-working space for as many as 40 different service organizations that tend to the needs of the gay, lesbian, bisexual and transgender community. Second, to cater to the needs of the entire neighborhood, regardless of an individual’s sexual preference, by bringing in a gourmet grocer. The result is the Center on Halsted. The 180,000-square-foot project is essentially new construction that also restores the façade of a historic brick building. Whole Foods Market occupies the portion of the project defined by the historic brick, while the Center on Halsted uses the corner to maximize its street-level presence. The corner first-floor lobby is shared by both the Center on Halsted and Whole Foods. The space offers a safe and unlabeled environment to eat and learn. Second and third floors are used by The Center on Halsted for its tenants, services and programs. The center also houses an entertainment venue, café, technology center, gymnasium and community gathering spaces. The Center on Halsted has earned a LEED Silver rating, for items such as, reclaiming rainwater through a rainwater harvesting system, reusing the historic façade and salvaged bricks from the structure for the hearth, installing green roof gardens, using natural ventilation, and harvesting daylight.

The Maxwell CANAL AND ROOSEVELT RETAIL DEVELOPMENT
The Maxwell, featuring retail space and residential units, will enhance an area that has been a retail way of life for more than 120 years.

Maxwell is the name of a street that hosted Chicago’s most famous outdoor bazaar where, for more than 100 years, the city’s newest immigrant population set up booths to sell their wares and earn an honest living. Though the original site of that marketplace is gone, this mixed-use, retail-and-residential center draws its inspiration from the original Maxwell market. The design provides for a two-story, 600,000-square-foot retail center fronting Canal and Taylor streets on four acres in south Chicago. The retail space forms a base that wraps and hides a large parking garage in the rear of the property On top of the retail and garage space is a horizontal high-rise with 800 residential units divided among four separate wings. Because of the site’s large acreage, this horizontal high-rise can stretch across a greater area and accommodate the same number of apartments that a typical 30-story tower might. Each wing has city views and access to gardens and amenity spaces, including communal gardens, a pool, fire and barbecue pit, and lawn. Environmental and energy provisions of the project position it for a LEED silver rating from the USGBC.

1750 Euclid is strategically located directly across from the green quad of Cleveland State’s main campus. The eight-story residential building unites three parcels along the full block of east 18th between Prospect and Euclid streets in downtown Cleveland. The building is organized about the perimeter of the site creating two private outdoor amenity plazas. An 8,000 square foot passive landscaped plaza is located at the grade level. A 8,500 sq/ft pool and activity deck is located above the structured parking deck at level 5. The exterior of the building is clad with glass Brick masonry, and fiber cement panels. The Massing, materials and finishes have been selected to re-introduce the urban scale and architectural vocabulary of the neighboring playhouse square arts district. The building includes 217 residential suites with a double cheight lobby, a fitness center, lounge, Café, study areas and a 234 car secured private garage. Each of the one, two, three and four bedroom suites include a living room, kitchen, washer/dryer and a private bath for each bedroom.

A pioneering and innovative project, Adamant Tower is a luxurious development, featuring 30 levels of residential apartments and a shopping area. The Adamant Tower has 175 apartments, none of which cross views of each other, and each balcony has a unique view. The human scale is, to our understanding, the best measurement of architecture, and in particular when the scale can be articulated with great heights and spaces. Under this perspective, the interaction with a tower means it’s a challenge.
