Local Solicitors Launch New Conveyancing Service to Get London Moving Property law experts Attwells Solicitors, who have continued to support the local community since the lockdown began with legal services are leading the way on ‘Getting London Moving’. The law firm have launched a new conveyancing service with the sole purpose of speeding up conveyancing transactions and safeguarding them. Around 35% of all property sales collapse in the first three weeks which is likely to be higher due to the Coronavirus. The average cost of a failed sale is £2,700. Move Ready is a new conveyancing service which Attwells are offering free of charge for those instructing them to help stimulate the property market. The conveyancing service ensures the majority of the legal work required to move home is completed prior to a property being placed on the market. This will enable hopeful London movers to recoup the weeks lost in lockdown. Currently the average time it takes to move home is five months from agreeing a price to completion. big hearty welcome back to our shareholders and the loyal readership of Fabric after these months of surrealism. Yes, the skies have been bluer, the air fresher, the birdsong louder and the appreciation of life and health more apparent, but economically speaking, the storm clouds are now brewing. The good news is that since lockdown eased there has been a palpable sense of euphoria amongst certain buyers, presumably motivated by the 300-year unprecedented low interest and mortgage rates which has fuelled buying interest in the £1 million–£3 million price range. It is my view that since the pandemic has interrupted summer travel arrangements, August will be the new April when it comes to property, with unseasonably busy activity in both the sales and rental markets. Crash or comeback? FABRIC PROPERTY SPECIAL

After an unprecedented lockdown, the property market in London has now reopened, but will it recover from months at a standstill? Our agents explore the outlook WORDS by LIZ SKONE JAMES PHOTOGRAPHY by KATHY ANNE LIM

Wherever you live, you can’t ignore the fluctuations of London house prices: from lows after the financial crash in 2009 to a peak in 2017, prices here act as a barometer for the whole country. According to data from Savills, property prices in the Capital fell 21.5 per cent in 15 months over the course of the credit crunch, going on to make a miraculous recovery, rising a staggering 95 per cent by 2017. Brexit uncertainty saw a slight subsequent drop, but a return to a majority government in last year’s election ensured that annual growth returned to 2.3 per cent in February this year. The events of 2020 are totally unprecedented though, so what now? These are certainly strange times, agrees Glentree Estate’s Trevor Abrahmsohn:

“I have been serving this industry for 45 years and have worked through four recessions, but nothing can compare with the last three months,” he says. “The previously thriving UK economy has been transformed into an intensive care patient. Pre COVID-19 we had almost full employment, 80 per cent national debt, very acceptable growth of 1.5 per cent and a tolerably low budget deficit of under two per cent. In a matter of months, this has morphed into an unemployment rate of 10 per cent, 100 per cent national debt, a contracting economy of around 20 per cent and a ballooning budget deficit of 10 per cent.” But when it comes to the property market, it’s not all doom and gloom, he assures us. “The good news is that there appears to be a disconnect between all these

horrendous fundamentals and the sentiments of home buyers and renters in the marketplace.” User figures from Rightmove corroborate this: the site recorded the 10 busiest days in its 20-year history throughout May and June. On 27 May the property portal recorded more than six million visits (18 per cent more than the same day last year), while users collectively spent over 955,000 hours browsing the site on 6 June. And the financial figures are also positive. Rightmove’s June House Price Index showed that the average asking price of property coming to market was up by an average of 1.9 per cent compared to March, with the number of sales agreed recovering from a 94 per cent drop during lockdown to a daily rate of just three per cent down on a year ago.

“The latest figures from Rightmove will make uneasy reading for those who have been insistent on talking the market down over the last few months,” says director of Benham and Reeves, Marc von Grundherr. “Of course, it will take some time before we see market health completely return to pre-lockdown levels, but early indicators clearly show a sustained appetite on both the side of buyers and sellers. A huge uplift in stock entering the market and an increase in the average asking price demonstrates that there has been little to no dent in seller confidence. When you couple this with the fact that buyers are now paying a larger percentage of asking price than previously, it’s clear that any suggestion of a market crash couldn’t

be further from the reality we’re seeing on the ground.” Guy Gittins, managing director of Chestertons, says his agency has witnessed a similar picture. “Property viewings have tripled, while website enquiries, newly registered applicants and offers made on properties have all more than doubled since the market reopened compared to the 51 days of lockdown prior to the 13 May. This clearly shows confidence in property has not been shaken by the impact of the coronavirus.” Indeed, it seems to be a similar story across the board. “We’ve seen a spike in activity over the last couple of months and had some real success stories,” agrees Nathaniel Wilde, sales manager at Hamptons International. “In June, we launched a handsome first floor apartment in one of London’s premier squares, just off Sloane Street, which had access to a beautiful communal garden and tennis court. It came to the market mid-week and by the Friday – three days later – we had carried out 10 viewings and had agreed a sale almost five per cent above the asking price.” Meanwhile, at Islington Square, a breathtaking new development by Galliard Homes, Beauchamp Estates actually saw sales go through during lockdown. “Islington Square’s combination of residential, retail

and leisure, combined with its close proximity to the redeveloped King’s Cross district is an extremely appealing proposition,” says Paul Finch, new homes director. “While the recent lockdown saw a slowing of activity in all quarters, it did not bring things to a complete standstill here, such is the interest. We saw five deals complete during this time, with new enquiries from both national and international buyers: specifically Hong Kong, Singapore and the USA.” These aren’t the only reports of lockdown sales, as the daughter of one vendor explains. “My 91-year-old father decided to put his house of 40+ years on the market just a few weeks before lockdown. I whisked him away from London to live with me so that he did not have to deal with the viewings. Parkheath secured an offer from one of the early viewings and the whole process was surprisingly stress-free. We were regularly updated with the progress of the sale. The buyers were pragmatic so that both parties respected the agreed sale price and contracts were duly exchanged.” So, business as usual? With social distancing measures still in place, not quite. Though the desire to move is there, for some – both buyers and sellers – viewings are a scary prospect. Neil Sloam, managing director of sales at Winkworth, says, “The pent-up demand following

lockdown has resulted in a busy but challenging new world that has necessitated a change in our thinking. We now prioritise the health of homeowners, applicants, tenants and staff above all else and have created COVID safety policies based on the government guidance which we ask everyone to adhere to.” The industry is stepping up with more photography, access all areas drone shots and virtual video tours. And this focus on property technology means that even when travel is not possible, the London market is not closed to global buyers. Beauchamp Estates managing director Jeremy Gee comments: “The current global coronavirus pandemic has unquestionably impacted volumes, as lockdowns and restrictions around the world have affected buyers’ abilities to view and proceed, but this has not brought the market to a standstill. Thanks to property tech and virtual viewings we have continued to receive enquiries from around the world and have been able to assist clients in initial selection, virtual viewings and in some instances, we even helped clients to successfully complete in London during lockdown.” What has become clear in recent weeks is that priorities have changed for many, says Arlington Residential’s Marc Schneiderman. “Since the pandemic, many of our private clients have completely reappraised their plans,” he explains. “I have spoken to many buyers who were previously looking at properties without outside space, who have now decided they will only move to a property offering this, even if just a balcony large enough for a table and chairs. We have seen first-hand how this re-evaluation has impacted the market, with the sale in the last two weeks of several flats with terraces, including a penthouse in a modern building in Swiss Cottage with an asking price of £4.5 million. It had a large terrace with far-reaching views, which was a deal clincher.” Everything points to the view of the market being equally good.

Advice for sellers Is now a good time to sell? After speaking to estate agents and other property investors, and reading various property articles, it seems that now really is a good time to sell. The market took a brief pause during lockdown and now that everything is up and running again, estate agents are becoming increasingly busy. It is possible that there may be a drop in prices towards the end of the year, meaning now really is a great time to put your property on the market. Is there anything I can do to make my home more desirable? Of course, there’s lots that can be done to make your property more desirable, but you don’t want to have to spend a fortune doing so. A fresh lick of paint always helps, decluttering, staging/dressing and freshening up soft furnishings, are all simple and easy ways to spruce up your home without breaking the bank. If you want to spend more, consider renovating any UPVCs you may have, landscaping a garden, or even painting the outside of your property. I’m worried about viewings; how should I handle them? If you are marketing your property with an estate agent, they will do all of this for you. However, if you are selling yourself, be sure to get contact numbers and email addresses of any potential buyers,

set up an online calendar and book in viewings personally. You can ask anyone coming to view your property to wear masks and bring gloves, if you feel concerned about the potential spread of COVID-19. Should I accept a lower than asking price offer? Always have a bottom-line in mind of how much you’re willing to let your property go for, similar to a reserve price at an auction. If you know you don’t want to go any lower than a certain amount, think about marketing your home at a slightly higher price so that any lower offers will still be in the region of what you’re willing to accept.

How can I speed up a sale? Open days are a great way of speeding up a sale. Book in as many viewings in one day as possible and ask for all offers to be in a few days after that. If anyone would like a second viewing, try and book those in a few days later too, with final offers to be put forward by the following day. You could also consider only showing your property to first time buyers and those who are not in a chain.

Advice for buyers What can I do to limit viewings? If you don’t want to continuously go back and view a property, ask permission to take photos and videos

whilst you are there. This is a great way to look back on what you saw and refresh your mind if there’s anything you have forgotten. Which houses will sell at a premium? Houses with gardens, off road parking, freehold or share of freehold, long lease lengths and spaces to extend, will all sell at a premium. Should I try to bargain? Absolutely! Always go in with a lower offer and negotiate from there. There’s no harm in trying to get a bargain: if you don’t ask, you don’t get!

ccording to new research from Barclays Mortgages, lockdown has brought about a newfound passion for DIY, with a particular focus on increasing the value of our properties. Almost half of the homeowners surveyed said that now restrictions have been lifted, they’re keen to get their homes re-valued to see how much their endeavours have boosted that all-important asking price. One seasoned DIY-er is blogger, journalist and author, Kate WatsonSmyth, whose Instagram account, Mad About The House, has inspired thousands of homemakers to pick up the power tools and get stuck in. For north-London based Kate, lockdown has certainly shifted property owners’ attitudes towards home improvement. “Three months at home with no access to tradespeople has made many of us more inclined to try our hand at DIY,” she says. “Spending so much time staring at the same four walls has also caused many of us to think about what we really want and need from our spaces. For some, that has resulted in a complete redecoration, and for others it has provided the impetus to deal with those boring maintenance jobs which have been proven to add value.” But it’s not just our interior spaces that might need an overhaul. An inviting façade is a must if we want our potential purchaser to make it through the front door. “Kerb appeal is absolutely key,” agrees Kate. “Buyers are wary of run-down appearances as that signifies money will need to be found for repair jobs, rather than being freed up for exciting

purchases like sofas and tables. With that in mind, make sure your windows are painted, your fences mended, and any plants are alive and thriving. If you’ve had a clear-out then the council will usually remove large items for a small fee.” When it comes to selling houses, we all know that first impressions are not to be underestimated, so what can we do to grab our buyer’s attention, assuming they’ve been lured in by our attractive exterior? “It’s said that we make up our minds if we are going to buy a property within 20 seconds, so the hall needs to be clear and welcoming,” advises Kate. “Make sure the bikes are gone, the coats all have a peg and the shoes are tidy. A quick coat of paint to remove scuffs will work wonders. Buyers want to see lots of storage so they know they can fit all their own possessions in. If your hall is small and dark, think about painting the ceiling in a dramatic colour to add wow factor and make sure the windows are clean so the house feels well cared for.” And as for the quick fix DIY jobs that might just make the difference between an offer and an off they go? “Smaller jobs that can have a big impact include painting your woodwork to match your walls, changing cupboard handles and creating gallery walls” says Kate. “All are sure to make an impact on anyone who enters your home.” With stiff competition on the horizon, it’s important to strike the right balance between homely and pared-back enough for buyers to imagine their own stamp on our properties, so how do we achieve the right look?
