FROM THE EDITOR
EYES ON THE PRIZE…
Whether you’re running the London Marathon this month, or running the property market gauntlet after putting your home up for sale, you can count on this issue of Fabric to see you through. You’ll also find an exclusive interview with actress Annabel Scholey, whose latest project promises to be the talk of the water cooler – miss it at your peril. Our postcode crush this month is on Queen’s Park – another of our favourite London villages (and worth a visit for the farmers market alone). Plus we’ve gone full out floral with a spring-themed Lust List that’s sure to bring a little sunshine to your life – even if those April showers do materialise. Of course, if you’re after a little more guaranteed sunshine, you’ll find plenty of inspiration on our travel pages, where we review a luxurious adults-only hotel in Mallorca. Don’t jet off before reading the whole mag though…

CircusFest 2018
Until 6 May | Roundhouse and other venues “Daring and diverse, punky and poetic, subversive and socially aware,” say the organisers of this biennial festival. We say that’s an understatement. This year brings together 15 shows, two film projects and artists from three continents; highlights include two premieres: Relentless Unstoppable Human Machine from Pirates of the Carabina and The Bekkrell Effect from punk ensemble Groupe Bekkrell. The Roundhouse is the main stage, but you can catch performances elsewhere, including Jacksons Lane in Highgate. Jaw-dropping. Chalk Farm Road, NW1 (0300 6789 222; roundhouse.org.uk)
FAMILY FUN
Wondrous Words
15 Apr | Keats House This beautifully restored Regency house was home to everyone’s favourite Romantic poet. He lived there from 1818 to 1820, next door to his sweetheart Fanny Brawne, before leaving for Rome, where he died the following year aged just 25. Too sad. On a happier note, the house hosts regular family days, where junior wordsmiths can pen their own verses. April’s event is led by storyteller Emily Hannah. She’ll use words from Keats’s poetry to spark creativity, encourage word-play and produce poems to be proud of. Suitable for over 5s.

The magic of the Royal Parks After decades of swinging, spinning, sliding and climbing, the playground at Gloucester Gate is now in real need of a brilliant transformation. Thanks to input from some enthusiastic youngsters and expert advice from play specialists, a new nature-inspired ‘playscape’ has been designed where children of all abilities can explore, discover and play together in The Regent’s Park’s beautiful surroundings. The Royal Parks charity is calling for Londoners to join forces and raise £100,000 to help transform Gloucester Gate playground into a wonderful new space that encourages collaborative play and inspires more children to spend time playing outdoors and to connect with nature. Your support will help create a state-of-the-art, fully-accessible playground that fires the imaginations of many, well into the future. Every penny received will really make a difference and major gifts will be acknowledged within the playground itself. To find out more, visit royalparks.org.uk/playscape or email support@royalparks.org.uk The Royal Parks is the charity that cares for 5,000 acres of glorious Royal parkland and 500 years of history in the heart of our Capital. Every year it welcomes 77 million visitors to eight of London’s largest open spaces including: Hyde Park, The Green Park, Richmond Park, Greenwich Park, St. James’s Park, Bushy Park, The Regent’s Park and Kensington Gardens. Registered charity no. 1172042.
ART
Monet & Architecture
9 Apr-29 Jul | The National Gallery Hard to believe, but this is the first purely Monet exhibition to be staged in the Capital for more than 20 years. The artist is best known for his landscapes, seascapes and the late, great paintings of the gardens at his home in Giverny; this exhibition delivers a welcome fresh perspective. Focusing on his architectural paintings, it brings together more than 75 works depicting Paris and its suburbs, Venice and London. Divided into three sections, ‘The Village and the Picturesque’, ‘The City and the Modern’ and ‘The Monument and the Mysterious’, Monet & Architecture explores how one of the world’s best-loved painters captured a rapidly changing society though his portrayal of buildings. Unmissable. Trafalgar Square, WC2N (020 7747 2885; nationalgallery.org.uk)
BALLET
Manon Until 16 May | Royal Opera House
Kenneth MacMillan’s tragic masterpiece is being revived to mark the 25th anniversary of his death. Adapted from the 18th century French novel with music by Massenet, Manon follows its inconstant heroine, torn between love and wealth, from the salons of Paris to the swamps of Louisiana. In The Royal Ballet’s 2018 revival, Akane Takada makes her debut in the title role, while David Hallberg, a Principal of American Ballet Theatre, dances the role of her lover, Des Grieux. A treat for music and ballet lovers alike. Bow Street WC2E (020 7304 4000; roh.org.uk)

Unrestricted View Film Festival
23-29 Apr | The Hen & Chickens Theatre Small, but perfectly formed, The Hen & Chickens is the quintessential London pub theatre. For the third year running, this intimate 54-seater space is hosting the Unrestricted View Film Festival. Run by film-makers, the festival celebrates all that’s best about indie cinema and encourages all aspects of independent film making. Aspiring auteurs should note that along with showings of 12 feature films and around 50 shorts, they can also attend industry workshops and networking events in the pub downstairs. 109 St. Paul’s Road, N1 (020 7704 2001; uvff.co.uk)
THEATRE
Hello Georgie, Goodbye Best
10-15 Apr | Etcetera Theatre When footballing legend George Best was dropped from Man United in 1971 for missing training, he went AWOL. Hello Georgie, Goodbye Best is a reimagining of the lost weekend he spent in the Islington flat of actress Sinéad Cusack. Mobbed by the paparazzi and besieged by fans, the couple were trapped for three days. The play puts their turbulent relationship under the microscope – the dynamics are fascinating: her career is on the way up, his is already on the way out. A compelling portrait of fame and the price individuals pay for it.

EXHIBITION
Fashioned from Nature
21 Apr-27 Jan 2019 | V&A Sometimes nature is the inspiration, at others it is the very fabric of the exhibit – like this cockerel feather cape – in this intriguing show. From a 17th century flowerembroidered bodice, to a Calvin Klein dress made from recycled plastic bottles, via earrings made from stuffed hummingbirds, the exhibition traces the complex relationship between fashion and the natural world in 300 objects. Providing more food for thought, two interactive installations explore the impact of the fashion industry on the environment. Beautiful, fascinating – and a tad unsettling. Women are at the heart of The Split, Annabel Scholey’s latest project, and she is pleased to say that’s becoming increasingly the norm. We talk stage, screen and learning to be selective
Words Liz Skone James Photography Luke & Nik Fashion Holly Ounstead Hair and Make-up Anna Gibson
A family affair It is International Women’s Day when Annabel and I sit down to chat. And with the #MeToo and Time’s Up campaigns gathering pace, it looks set to be a significant year for women around the world. So it feels fitting to be talking, today of all days, about Annabel’s latest project – a BBC drama about the personal and professional lives of a family of high-powered female divorce lawyers in London. Written by BAFTA and Emmy-award winning Abi Morgan, produced by Jane Featherstone and directed by Jessica Hobbs, the strong female-led cast of The Split also includes Nicola Walker, Deborah Findlay and Meera Syal. “It is the most amazing team of women, so I felt very lucky to be part of it,” Annabel enthuses. “And it is lovely that the whole thing is centered around this family of women,” she adds. “But I’m happy to say, that more and more, I find that most things I go in for are heavily female. I think that we are in a place now, particularly in drama, where it is not going to be necessary to mention it as much. I feel like it is going to be the norm.” The series mixes legal, relationship and family drama as Nina (played by Annabel), her sister Hannah (Nicola Walker) and mother Ruth (Deborah Findlay) negotiate scandalous affairs, big-figure settlements and fraught relationship battles at work, while navigating their own complicated lives at home. It is what Annabel describes as a dream 42

project. “Abi Morgan is just so good at writing these brilliant, flawed, witty characters. I think that is why I loved the script so much actually: they are all flawed, and that is really interesting to play. And interesting to see on screen, I think. These are real people. They seem to be doing so well professionally, and yet they are a complete car crash in their private lives.” Interestingly, law is something that schoolgirl Annabel had considered had acting not worked out: a memory that came flooding back when work began on this project. “When we were researching for The Split and we went into a high-powered, smart divorce law office, I did think that there is a thread of my personality that would have been good in that environment. I am quite competitive, quite annoyingly assertive, I like to get things done, so I think maybe I could’ve done that… Life could have been very different, but this is definitely more fun,” she grins. Though Annabel does not come from a theatrical family – her father is a retired fireman, her mother a nurse and her younger sister a teacher – she can thank her parents for encouraging her to pursue this particular career path. “I used to dance – Mum took me to dance classes because I had too much energy! I liked singing as well and I really loved Shakespeare… It was my dad who said: ‘Maybe you should try drama school.’” And she credits her dad with giving her another bit of advice that has helped her to get to where she is now. “I remember when I was a little girl, he clipped out a thing from the newspaper and he put it in a frame on the wall,” she tells me. “I think it is a very well-known phrase, it said: ‘Success is a journey, not a destination, and half the fun is getting there.’ I definitely think that is important to remember.” For Annabel the journey has certainly been lots of fun. Her extensive theatrical CV includes roles in productions at the Almeida, the National Theatre and at The Old Vic, to name but a few. While on screen, an appearance in a BBC adaptation of Jane Eyre, alongside Ruth Wilson, was followed by starring roles in Being Human and BBC Three’s Personal Affairs. She also played the lead role of Maddie in the 2014 musical feature film Walking on Sunshine, and starred opposite Dustin Hoffman and Richard Madden in Medici: Masters of Florence. And earlier this year, Annabel 44

appeared as evil queen-in-waiting Amena in Jez Butterworth’s latest epic, Britannia, the much-lauded historical fantasy for Sky Atlantic. “I’ve done some fantastic things over my career so far,” she agrees when we discuss her past projects, attributing the sheer volume of work to the fact that she found it almost impossible to say no to a job when she was first out of drama school. To the extent that her agent would say to her: “You don’t have to say yes to this you know.” There was, she explains, just something “addictive and amazing” about doing such varied work. Not to mention that she was just terrified of missing out, or later regretting turning down a particular role. “An acting friend said to me, ‘You have to ask yourself, can you bear the thought of somebody else playing the part?’,” she laughs, explaining that, initially, much of the time the answer was no! Annabel is now in a place where she can be more selective, so what is it that she looks for in a role? She thinks for a minute, before telling me: “I like parts to be a bit tricky. I want to know that I am going to be challenged. I think that it is good to be a bit scared about playing a part, and to know that I am going to have to push myself. I want to get the little adrenaline rush, stomach flip: I’m an adrenaline junkie and I think that most artists are.” Right now, she is finding that rush in her various television projects. “I really feel that I still have a lot to learn on camera,” she tells me. “Certainly for the next year I am going to stick with screen.” That is not to say that stage work is not very special to her: “I did nearly 10 years of theatre and I really think that is how I learnt to do the job. And I liked being a part of all of the different companies.” She fondly recalls gathering with various cast and crew post-show at J Sheekey (“where everyone goes for late night prawns!”), and tells me that even now, whenever she is unemployed, she spends a lot of time in London’s theatres as an audience member. “I definitely need to do more, and I want to as well,” she assures me, adding: “But right now it would have to be a really good part to tempt me away from the screen… My dream part would be Maggie in Cat on a Hot Tin Roof. I would love to do some Tennessee Williams.” Until such a part materialises, I wonder what the future holds for Annabel, career-wise. “Hopefully more of Britannia,” she smiles. “And I also went back and did a bit of Medici – series two is out later in the year.
But yeah, I am pretty sure that I am going to be filming more evil queen. And we’ll see how well The Split does…” On that note, will she be watching along with the rest of us? “We might all get together that first evening, or I’ll just be watching at home with some friends and my husband, hiding behind the sofa,” she laughs. It is, she tells me, always a difficult thing watching oneself, but something she is becoming more comfortable with. “I think I have got a bit of a switch that I can press in my head now, so that I can ignore the vanity side of things… I just think that if I don’t watch myself how will I ever learn?” Learning, and looking at the bigger picture are very much Annabel’s focus at the moment. “Now that I have reached my thirties I have reached a point where I think, ‘Okay you’re quite happy with where things are, maybe it is time to look further,’” she explains. “I would be interested in doing some producing I think. I’m not a writer. The directing thing is interesting, but I think that the other side of my personality would be good at producing. I think that it would be good for me to do something like that.” Given her track record, it seems certain that whatever she turns her hand to will be a success. Abi Morgan’s The Split is coming soon to BBC One fabricmagazine.co.uk

Tear Trough Treatment W I T H D R WA S S I M TA K TO U K Mention aesthetics and I always pictured frozen faces and fishy pouts: not my bag, thank you. Plus, I’m not ashamed to admit that I’ve always been petrified of the process. But then I meet Dr Wassim Taktouk, an advanced aesthetics doctor who runs a clinic from his home in Kensington and at the Harvey Nichols Beyond Medispa. Known for his subtle, lighthanded approach, his client list reads like a who’s who of the fashion and beauty worlds. Not only is he one of the nicest humans I’ve ever had the pleasure to meet, his fresh face is also a brilliant advertisement for what he does. So when he suggests – stressing that it is by no means an SOS situation – I might benefit from some fillers, in particular around the tear trough area, I happily agree (after ascertaining that, with the use of local anaesthetics and some relaxing background music, it will not be in the slightest bit scary). I’m told
that the treatment uses a product called Teoxane – a cocktail of hyaluronic acid, combined with amino acids, antioxidants, minerals, vitamins and anaesthetic agent to repair the appearance of loss of volume beneath the eyes. I settle back in the chair of Wassim’s private treatment room, overlooking the Royal Albert Hall, and he gets to work, chatting all the while. He is also applying filler to the apples of my cheeks, to give a lifted appearance. Amazingly he is right, it doesn’t hurt – there is the slightest pulling/pinching sensation when the cannula is inserted, but that’s it. And it is quick, and instant. Less than half an hour after I arrive, Dr Wassim is presenting my new face to me. I’m astounded by the immediate difference. I’m to come back after a couple of weeks so that we can check and tweak the results, but I am already over the moon. LSJ From £450 (drwassimtaktouk.com)
DEFINING FITNESS Gym junkies listen up: there’s a new trend in town. Last month saw the launch of DEFINE in Fitzrovia. Fresh from the States, the new luxury fitness studio offers a selection of unique classes that are aimed at eliminating body imbalances and delving deeper into muscle weaknesses. Barre, run
and dance are on the menu, all combining an intense mix of isometric moves with cardio infused sequences designed to burn fat while building long, lean muscle. Everything on the timetable appeals, but we’re most looking forward to trying the Barre Balance class, which incorporates
traditional barre moves with balancing on a BOSU ball in what promises to be a bonkers but intensely calorie burning workout. It’s time to redefine body beautiful. 82 Great Portland Street, W1W (020 7580 4444; define.london)

Harley Street Skin Care Bespoke Treatment I loved last month’s beautiful snow. My skin, on the other hand, found the whole thing massively traumatic. Ravaged both by the extreme sub zero temperatures outside and the drying affects of the central heating inside. While all that was going on, I turned a year older and, as time passes, I’m finding it harder to deny the evidence of the passage of time on my temples. I need help and it comes in the form of the Harley Street Skin Clinic. As well as offering a whole host of aesthetic treatments, clinic founder, Dr Aamer Khan has developed a skin care line incorporating, amongst other clever ingredients, living plant stem cells to help promote skin stem cell regeneration. Regular use can lead – I am told – to fewer wrinkles, smoother and more even looking skin tone, increased firmness and a youthful glow. And the clinic’s hour-long bespoke facial is a great opportunity to try out the range. Therapist Sally Boden shows me to the divinely scented treatment room where we run through

some quick fire questions to determine whether I have any specific requirements. I’m then settled on the bed and Sally sets to work, starting with every facialist’s friend, the double cleanse. Next up, a full skin analysis under the spotlight, followed by a deep exfoliation. The facial massage that comes next is so relaxing that it almost puts me to sleep. An anti-ageing vitamin masque comes after, and finally, Sally applies firming serum, moisturiser and SPF. The results are immediately clear, my skin looks plump and glowing, and that isn’t diminished on waking the next day. I’m so impressed I go without CC cream, virtually unheard of for me. And I head straight back to the clinic to stock up on some products from the range. LSJ The Bespoke Treatment costs £85 for 60-minutes. Jeweller and business woman Harriet Kelsall lived on Chalcot Square 20 years ago, so Primrose Hill felt like the natural location for her third jewellery studio and shop, the first in London. Having started the business from her kitchen table in the late nineties, Harriet is now recognised as a world leader in bespoke jewellery design. She has won countless awards and now has a team of 33 jewellers working with her, all offering their own unique style. Lumsden Design were responsible for the interiors of the gorgeous new studio, which opened last month and merges industrial with contemporary design, providing the perfect backdrop for the team’s wonderful creations. Orrery Any restaurant that has a ‘frommelier’ wheeling his laden trolley between tables is going to steal the hearts of Londoners. It’s hard for your eyes not to slip away from your partner’s face to follow the creamy mountain of artisan cheeses as it rolls past every five minutes. It’s equally hard to save room for the cheese course that you simply must give in to. We give in at the first hurdle by ordering the tasting menu, including a selection of the cheeses. Make the decision upfront, then look forward to it – best motto. Orrery is 21 this year and has marked that coming of age with a new look and menu. Lavender panelling and terracotta clay pots emphasise its Provençal inspiration; interesting twists to accompaniments and a refocus on local ingredients bring the menu bang up to date. But loyal customers will still recognise their beloved local favourite, first opened by Terence Conran in 1997, when Marylebone was a shabby chic postcode. Fashions come and go, but Orrery is likely to remain as one of London’s most timelessly elegant restaurants. This is partly thanks to its enviable position overlooking the leafy St. Marylebone churchyard – through arched windows which draw in the light like a mini Musée d’Orsay. But most credit should go to the genius and sheer confidence of head chef and patron, Igor Tymchyshyn. Our tasting menu extravaganza begins with meaty Dorset crab with a fun touch of wasabi, avocado and mango, followed by melting duck and chicken liver parfait. Then comes the faultless, signature tournedos Rossini, served with celeriac and sauce périgourdine. And now for that trolley… the passionate frommelier talks us through the provenance of each spectacular farmhouse cheese we point at – until we finally narrow down our choice to five. A moment’s silence, please, for those. Finally, we coo over lemon posset with oats, almond and Granny Smith. The meal is so utterly sophisticated and splendid it will make us happy for days afterwards. But the genuine largesse and hospitality at Orrery also feeds our warm glow. As we head for our coats, our waiter more or less chases us to the door with the chocolate truffles we have somehow overlooked. Long live Orrery. There’s no place like Hām West Hampstead dwellers, say hello to your new local haunt, H m – which, fittingly, translates to home in Old English. Run by friends Rose Tuckey and David Houten, it has taken over the space occupied previously by La Brioche on West End Lane. Head chef Matt Osborne originally hails from Melbourne, but has worked in some of London’s finest kitchens (including The Ledbury and Terroirs) and is known for his flair for creating interesting flavour combinations, with the highest quality ingredients taking centre stage. Regularly changing brunch and dinner menus reflect British cooking with hints of Matt’s Australian background, and champion produce from small farms and artisan suppliers. He says: “We are working with people who are true craftsmen and women, we want to show respect for what they passionately produce, with what we put on the plate. H m will be like a buzzing living room, where friends and family come together to share food and stories.” 238 West End Lane, NW6 (020 7813 0168; hamwesthampstead.com)
SEASIDE SUPPERS Good news for lovers of seafood: to mark its 10-year anniversary, J Sheekey Atlantic Bar will host some of the UK’s finest seafood chefs in a year-long series of very special supper clubs. Every six to eight weeks, a different chef has been invited to work beside executive head chef Andrew McLay to create a one-off three-course menu. Additionally, an exclusive collaboration with Plymouth Gin will introduce a bespoke cocktail menu to complement the supper club dishes. Donning his whites on 17 April will be Michelin-starred Mark Sargeant of Rocksalt in Folkestone. 54

Having worked with Gordon Ramsay for 13 years, Sargeant made the decision to go it alone and moved back to his native Kent in 2011. He prides himself on serving the freshest fish caught by local day boats and serving produce local to the Folkestone area. His supper club menu will reflect the dishes from his own kitchen, served in keeping with J Sheekey Atlantic Bar’s signature sharing-plate style. All that’s missing is the view. Spring is in the air, finally… At this time of year, the Japanese celebrate the arrival of the cherry blossom with a festival called Hanami. In honour of this, ramen specialists Yamagoya have created a rather special dish. Inspired by the cult Japanese dish, mizu shingen mochi and made in the shape of a water droplet, the Raindrop Cake features a cherry blossom flower at its centre. Served with Kuromitsu (a sticky sweet molasses syrup) and kinako (roasted soybean flour) for dipping, the dish challenges the senses, as it melts in the mouth, and disappears to leave a floral and refreshing finish. Simply divine. The dish will be available until 19 April. 49 The Cut, SE1 (020 7928 1093; yamagoya.co.uk)

COOK THIS
INGREDIENTS 80g brown rice 2 garlic cloves 2 spring onions 80g cavolo nero 200g carrot 1 tbsp sesame oil 2 x 150g rump steak 2 tbsp tamari 2 eggs 2 tsp chilli paste 2 tsp white sesame seeds
METHOD 1 Boil a kettle. Rinse the brown rice and add to a saucepan with 400ml boiling water and a pinch of sea salt. Simmer for 20-25 mins, then drain. 2 Finely chop or grate the garlic and finely slice the spring onions. Thinly slice the cavolo nero. Using a vegetable peeler or julienne peeler, peel the carrot into long thin strips. 3 Heat a frying pan on a medium heat with half of the sesame oil.
Season the steak on both sides and place in the pan. Cook until golden brown, 2-3 mins each side for medium rare or 4-5 mins each side for well-done. Remove the steak from the pan and leave to rest. Keep the pan for cooking the vegetables. 4 Heat the same pan the steak was in on a medium heat. Cook the garlic for 1 min, then add the cavolo nero, spring onion and half of the tamari and cook for a further 3 mins.
5 Place a small frying pan over a medium high heat, add the remaining sesame oil and fry the eggs for a few mins until cooked. 6 Thinly slice the steak. Mix the remaining tamari with the chilli paste. Spoon the brown rice into two warm bowls, top with the cavolo nero, raw carrot strips, fried egg and sliced steak. Sprinkle the sesame seeds over the steak and drizzle the chilli sauce over the top.

Travel news A taste of Greece
A sight for sore eyes Set on a stretch of pristine white sand, the Maldives’ newest all-villa resort comes from the group behind some of the world’s most iconic hotels, including The Plaza in New York and The Savoy in London. Fairmont Maldives Sirru Fen Fushi – meaning ‘secret water island’ – opens this month in the Shaviyani Atoll, bringing a new level of luxury to the region. Accommodation comes in the form of 120 exceptional villas, including luxury tents (complete with private pools and all mod cons). The destination spa offers a tempting menu of treatments inspired by the elements, while fine dining comes in the form of three restaurants and a bar. But perhaps most exciting is the underwater sculpture
museum (the first in the Maldives), created by British artist, Jason deCaires Taylor. One of the world’s most celebrated ‘underwater naturalists’, Taylor’s work has been recognised by National Geographic as one of the top 25 Wonders of the World. Centered around a Coral Cube, the installation not only offers guests fleeting encounters with the natural beauty beneath the water’s surface, but will also create the foundations of an artificial reef to enhance the local underwater ecosystem, making it very special indeed. Whatever your holiday style, a memorable break is guaranteed. For more information, see sirrufenfushi.com
Philhellenes will love this collection of organic food and body care products from Grecotel Hotels and Resorts. Almost 20 years ago, Nikos Daskalantonakis, the company’s chairman, acquired a 40-hectare estate in the charming village of Adele, near Rethymno, Crete. Here he set about farming, using centuries-old methods, to supply the group’s restaurants with the freshest local produce. Since then, inspired by Crete’s mythical nature, an organic body care collection has also been created, using home-grown extracts to produce handmade soaps, revitalising shower gels, anti-ageing creams and moisturising lotions, which can be found in all guest bathrooms. And now, with the launch of a brand new online shop selling all of these gorgeous products – from extra virgin olive oil and thyme-infused honey, to handmade soaps and natural sponges – you don’t need to fly abroad to enjoy that authentic Cretan experience. Though you may want to explore Grecotel’s offering of hotels and villas, which are, without doubt, some of Greece’s finest. To discover the full range of products, see agrecofarms.gr

Balearic bliss Dreams of dramatic clifftop scenery, golden sands and azure oceans become reality on a short break to one of Mallorca’s finest adults-only five-star hotels WO RDS SAM PLAY FORD
The BBC has much to answer for… Seduced by all of that spectacular scenery, I’ve had a hankering for Mallorca (among other things) since watching The Night Manager, so when a friend suggests a girls’ weekend in the sunshine, I jump at the opportunity for a Balearic break. As the mother of young twins, recent jaunts to the Med have meant seeking out holiday clubs, playgrounds and child-friendly restaurants, so I’m adamant that this trip will be different. Starting with an adults-only hotel – if I don’t have to put up with my own offspring, I certainly don’t want to have to endure those of other people! With two five-star locations on the island, Pure Salt comes highly recommended, and
– set on the beach in the heart of Playa de Palma – the Garonda hotel, with its spa and highly rated restaurant, looks to be exactly what we’re after. We clearly don’t get out enough, because simply being at the airport without kids in tow (or husbands, come to that) feels like a spa break. We’d celebrate with bubbles if it weren’t for the unnaturally early start – still, there’ll be plenty of opportunity for that later, we reason. For us, one of Garonda’s main attractions is the location; just 10 minutes from the airport we’re assured that sun-drenched relaxation is that little bit closer. One stressfree taxi transfer later we are greeted in reception and swiftly checked in. Perhaps the team can sense our urgency to make the
most of every moment on those sun loungers (cool customers we are not). In our room we linger only long enough to admire the chic design and luxurious facilities – everything is very Miami modern in feel and we definitely approve. We’re equally enamoured with the stunning view of the beach from our balcony, and after a quick change we head out to explore those golden sands. We are happy to discover that the beach is everything we have dreamed… and more. Playa de Palma has gained something of a reputation for watersports, but our personal agenda for today involves nothing more strenuous than a dip or two in the azure sea and a stroll to the hotel’s Mikel & Pintxo bistro, where we tuck into divine seafood fabricmagazine.co.uk

paella and toast our holiday fortune with a glass of deliciously chilled white Rioja. The bed is blissfully comfortable, and I sleep so deeply that upon waking I am convinced it is all a dream. The sound of the waves crashing on the shore assures me that it is not. We make the most of an indulgent lie-in before heading to the first floor terrace, where we sit overlooking the beautiful Bay of Palma, and enjoy breakfast from the hotel’s impressive buffet. The concierge has suggested hiring bikes and exploring the promenade outside the hotel, but as pleasant as that sounds, it doesn’t quite meet with our relaxation brief. Indeed, the agenda for today is not much different to yesterday, though we are up for a change of scenery. We’ve heard good things 64

about the Purobeach club, which is a short cab ride away, so make tracks there as soon as we are done at the buffet. Set on a rocky promontory jutting into the sea, it has the feel of a yacht. Everything is dazzlingly white and achingly cool. We bag ourselves a huge daybed and settle in for some serious people watching. An obliging waiter soon drops by to see what he can do for us, and moments later a platter of fresh fruit, a bottle of ice cold water and those all important glasses of Champagne appear, setting the tone for a very special day… Feeling suitably rested we dedicate our final day to sightseeing. Palma has undergone something of a renaissance in recent years, and the historic Old Town is packed with fantastic eateries, trendy bars
and smart designer boutiques, all overlooked by an impressive Gothic cathedral. We spend a happy morning wandering up and down the cobbled streets and exploring the pretty plazas, before settling in for a delicious tapas feast at one of the pretty pavement cafés. Back at the hotel there’s just time to squeeze in a visit to the sumptuous ONA Spa, where I indulge in a deep tissue massage (which manages to be that magical combination of both relaxing and invigorating) before a final blow out meal. There can be few finer places to watch the sun setting than on the hotel’s restaurant terrace, and the food takes some beating, too. It has been the most magical Mallorcan weekend – more than living up to my sky high expectations.
A refreshing shower. Breakfast al fresco. A short stroll. A long book. Warm sun on your face. Great days start with a great shower. That’s the Ripples effect.

Don’t curb on kerb appeal They say you shouldn’t judge a book by its cover, but when it comes to dazzling buyers, a pleasing exterior can make all the difference. Beautifully manicured front gardens and brightly painted doors suggest properties have been well looked after inside, too. Create an inviting entrance with potted evergreen shrubs either side of the front door (it’s all about the symmetry) and ensure the path is clean and clutter free. Nobody wants to be tripping over broken tiles en route to their new dream home. You can make a bold statement with front door furniture. Quirky and expensive looking knockers, letterplates and handles add immediate character for a relatively small spend. And make sure your door number jumps out to prospective buyers – they’ll have that new address in mind, and it could turn out to be their lucky number.
Sell the lifestyle It’s not easy to see your property in a properly objective light, particularly if it’s a home that’s been lived in and loved for many years. Decluttering is a no-brainer, you’ll want to present a tidy home and optimise on space, but some sellers take the tidy too far and a bland, empty box of a room can leave potential purchasers cold. Colour is always emotive and your buyers will definitely have opinions on stronger schemes, whereas a neutral palette is less likely to offend. But of course, you need to strike the right balance. Avoid the blanket of beige look by thinking about textures such as patterned wallpapers and cosy rugs. Even the loudest scatter cushions wouldn’t be a turn-off here so add bold pops of colour with soft furnishings. And as a finishing touch, treat yourself and your viewers to a bright, seasonal bunch of cut flowers – preferably somewhere really conspicuous.

AG E N T ’ S VIEW
With 30 years experience and an interiors arm to the business, McGlashans are experts in optimising properties for a quick sale. Senior partner Andrea McGlashan gives us the lowdown
Keep it spring fresh Unless you’re a burgeoning property developer, it’s unlikely you’ll be putting in a new kitchen and bathroom simply for the purpose of a quick sale. Yet, these are the two most important areas of the home to consider when it comes to sealing the deal. Your prospective buyers will be doing their mental maths as they whizz round the viewing, working out whether they’ll need to replace the kitchen and bathroom within so many years, and how that correlates with your asking price. Make the most of what you have by considering a new lick of paint, re-grouting tiles and paying for a professional deep clean. In the kitchen, coordinate your small appliances and keep surfaces sparkling and clear to create the illusion of more space. In the bathroom, it’s worth spending on little luxuries such as fluffy white towels, on-show beauty products and smart accessories, because who doesn’t love a snoop around a stranger’s bathroom? You will be judged!
Or… simply stage it If all this seems a tad overwhelming and too important not to get right, you can go down the professional route and hire an interior designer who’ll style your abode with spot-on furnishings curated specifically to maximise its marketing potential. Home staging is now big business and, in tricky and uncertain times for the London property market, it can be the difference between a speedy sale and a disheartening price reduction.
“Experience shows that it’s always the show home that sells first. Most buyers want you to create a lifestyle for them, a home they can picture themselves living in, so it’s very important to make it look welcoming and attractive. Home staging really does work – beautifully furnished properties get far more hits online. If you’re trying to sell a property that you’re living in, we recommend you declutter as much as possible. It’s important to present the property in an immaculate condition with beds made up with fresh, crisp linens. Small bedrooms especially benefit from having beds in them – often a smaller room is transformed just by putting in a double bed. And an older style kitchen can be dressed up to look more attractive without going to the expense of upgrading before you sell. You need to capture the buyer’s heart from the moment they walk into your home. Properties with good first impressions will be the ones that are remembered and shortlisted.” Staging packages start at £3,900 (020 7486 6711; mcglashans.co.uk)

JAN BALDWI N & HE NRY W YNN PHOTOGRAPHER & ACADEMIC
In her book Perfect English Townhouse, Ros Byam Shaw celebrates the timeless appeal of this most sophisticated of urban architectural styles. In the following extract, she treats us to a tour of the characterful Regency terraced home that photographer Jan Baldwin and her husband, academic Henry Wynn, have lovingly restored Like its owners, this is a generous house. It doesn’t have many rooms, but it has high ceilings, a wide staircase, and a handsome front door, painted gloss black and broad and tall enough to convince you that it is a property of substance. It stands near the corner of a garden square built in the 1820s, on land that had previously been a brick and tile works. Although they vary in size, the houses present a united front, with triangular pediments spanning them in pairs, and twinned front doors in between. All have a basement below pavement level and two storeys above. The estate remained in the same family until the 1980s, and although the last landlady was benign, she spent no money updating her properties. When she died and the London Borough of Islington took over as landlords, many
of the houses had no bathrooms, let alone central heating. On the other hand, they had not suffered unsympathetic modernisation. Jan and Henry bought theirs in 1988. It had been empty for five years. “We came to see it on a day when it was pouring with rain,” says Jan. “There was something blocking the front door, and Henry and our architect James Engel were all for giving up, but I liked it and wanted to see inside. Somehow we got hold of a ladder and I climbed in through an upstairs window. There were holes in the roof and an ash tree growing up the back that was pulling off the extension, leaving a gap where a sheet of water was pouring down the wall. I managed to persuade Henry we should buy it and sold my flat in Earl’s Court for exactly what we had to pay for it. I had also just bought a photographic studio in Brick Lane, so we

moved in there and slept on the floor. It was pretty chaotic – with Henry’s sons from his first marriage and various visiting academics staying with us on and off. I remember doing a shoot for Thomas Goode, and Anatole Kaletsky picking up a coffee cup and remarking that it was rather expensive for £1.25. The label actually said £125!” There was extensive structural work to be done: a new roof, the reconstruction of the back extension, digging down a further 18 inches in the basement to allow for a good ceiling height, and lowering the level of the back garden so that you can step out through French doors into a paved courtyard surrounded by raised beds. The two main rooms of the basement were knocked into one to make a kitchen diner, and they installed a second bathroom with a shower in the scullery opposite the foot of the basement stairs, and transformed the front area entrance lobby and coal-hole into a utility room. The extension at entrance-hall level became the guest bedroom and above it they put in a second bathroom, using an antique roll-top bathtub found in the old scullery. Despite its dereliction, there was a lot that could be saved: panelled doors, floorboards, plain marble chimney pieces, and a slim, almost delicate banister rail and banisters. Sealed behind old paint and wallpaper to the right of the sitting-room front window they found a recessed sliding shutter, an 72

unusual design almost like an early pocket sliding door, that is now restored to full working order. “We had to remortgage five times to get it all done,” says Jan, “and it took nearly two years. My father, who was a cabinet maker, and understood about building and construction, had warned us not to touch this house with a barge-pole, and in a way he was proved right. Except that we have ended up with a house that we love and couldn’t possibly afford to buy now.” The decoration and furnishings have evolved over the years. Jan has an infallible eye for line and proportion, evident in all her photographic work, and has left the architecture of the house to speak for itself; floorboards are bare, except for rugs in the living room and bedrooms, and only two windows have curtains, the rest having shutters. Most of the house is painted white. The exceptions are

the fireplace wall of the back sitting room, which is charcoal grey, and the right-hand wall of the entrance hall, which is the same colour, stopping abruptly on the fourth step of the staircase where it is squared off against the white of the rest of the wall. This looks like a smart and original decorative device until Jan tells you that it was a quick paint job by her assistant Peter Dixon for a shoot some years ago. Jan laughs that the house is “a mess” and “not finished”. It has never been consciously interior decorated since its first coat of white paint, and its contents are more to do with friendship, family, and travel than creating any particular impression. It’s a workhorse of a house, as well as a retreat, and both Jan and Henry have offices, Jan’s in the lower-groundfloor extension beneath the guest bedroom, Henry’s in the back bedroom on the first floor, where he
appears to have hollowed out a space for himself from a solid mass of books and papers. There are prints by Jan’s sister Didi, plates by South African potter Hylton Nel, pictures by friends and colleagues, pots from trips to Africa and China, and the sewing box her father made for her. “All my ideas are picked up from shoots,” Jan says. The kitchen is a case in point. The Rosa Aurora marble work surface was inspired by a kitchen seen on a work trip to Italy, the vintage enamel Chester cooker by a shoot in Germaine’s Greer’s house, and the red and white diagonal stripe of the curtains in front of the shelving was a fabric spotted when working with Neisha Crosland. “I am lucky to see so many amazing places for work,” she says. “In a way, it can make it more difficult to choose what to live with.”

QUEEN’S PARK With its eponymous park at the heart, not just of the area, but the community too, Queen’s Park is one of north west London’s leafiest and loveliest neighbourhoods. As well as boasting 30 acres of green space, encapsulating a botanical garden, petting zoo, golf course, jogging track, paddling pool and playground, the park hosts an open air cinema during the summer months and Queen’s Park Day, a traditional English fête, every September. Locals also flock to the weekly farmers market – renowned as being one of the best in London – in the grounds of Salusbury Primary School. Add to that an eclectic mix of independent stores and a tempting selection of eateries, located along the area’s two (yep, you read that right) high streets and you’ve got yourself one highly desirable address. Having lived in Queen’s Park for 20 years, the designer and founder of accessories brand Somerville Scarves knows all of the neighbourhood’s best haunts “I’ve lived here for years now and have seen the area change quite a bit over that time. One of my favourite local places is Swanky, a tiny nail and brow bar run by two fantastically glamorous sisters called Sophia and Donia. This place is so much more than just a nail bar: I always feel fantastic after a visit. Another place that makes me feel good is my hair salon. I get my hair coloured – along with everyone else I know in the area – by Katie at Cutting Crew, she really is great. When looking for a present I head to one of the lovely Verandah stores (on Chamberlayne Road or College Road). These wonderful gift emporiums are run by two friends, Penny and Simone. “The Avenues between the park and Salusbury Road are particularly popular with families. My favourites are the larger Edwardian houses on Kingswood Avenue, but anything that overlooks the park is hard to beat as they offer picturesque views. The area is loved for its village atmosphere and community feel, as well as its farmers market on Sundays and most residents want to stay put once they are here.” James Westendarp, Chestertons
LOCAL HEROES QUEEN’S PARK DESIGN & BUILD, NW10 The team at Knight Frank are big fans of this local studio. “Having come across a number of properties that Queen’s Park Design & Build have completed, we’ve been so impressed by the level of finish. Nathan’s enthusiasm is contagious, and his forward thinking ideas help provide his clients with a practical interior that’s tailored to their requirements and lifestyle. The result? A happy customer every time.” (020 8960 2809; queensparkdesignandbuild. com) SALUSBURY FOOD STORE, NW6 Known for its wealth of independent cafés, delis and eateries, Queen’s Park is a bit of a foodies’ paradise. The Salusbury Food Store is the deli branch of the mini empire of the same name along the road (there’s The Salusbury gastropub and Winestore too). It’s a
popular lunchtime haunt with residents who can’t get enough of its takeaway salads and smoothies, but, says Matthew Marchant of Bective, in the evenings it produces the best pizza in London. 56 Salusbury Road, NW6 (020 7328 3287; thesalusburyfoodstore.co.uk) WOLFPACK, NW6 Wolfpack is a new bar on Lonsdale Road that’s creating quite a buzz. Ex-Saracens rugby players Al Hargreaves and Chris Wyles launched their own lager brand a couple of years ago, and now they’ve converted a former car mechanic’s workshop into a bar and taproom. The locals are loving the industrial chic vibe, according to David Moreton of KFH. “There’s a great atmosphere and it is always nice to have somewhere new and exciting to go to.” 53 Lonsdale Road, NW6 (020 7624 1263)
“The area offers a diverse mix of residential property including magnificent family homes overlooking the park, as well as a variety of apartments meticulously carved from existing Victorian residences. The area continues to flourish with exciting new build blocks rising from the ground as the area tries to facilitate the ever-increasing demand for new homes.” Mark Watkinson, Goldschmidt & Howland
“The beauty of Queen’s Park is that the majority of properties here are Victorian houses which are still being used as whole homes, rather than being divided up into flats. There is also a smattering of small new build developments that have brought more apartments to the area.” Rupal Patel, Savills fabricmagazine.co.uk

A C U LT U R E O F E XC E L L E N C E Kensington Park School is an independent school for boys and girls aged 11 to 18. A new school founded on traditional values, it boasts some of the country’s most experienced teachers and offers outstanding academic, cultural and sporting opportunities, as its Director of Education, Dick Jaine, explains
What was the concept behind Kensington Park School? The opportunity to open a new school in the heart of London with some of the most highly regarded teachers and education leaders in the UK was compelling. Our Sixth Form opened in Queen’s Gate in September 2017; the Senior School (ages 11 to 16) will open in September 2018 in Bark Place. Having two sites has allowed us to develop specialist timetables that suit under-16s, whilst also providing A Level pupils with longer lessons in the Sixth Form. What is different about the school? Teachers are the greatest asset a school has. At KPS, we are lucky enough to have some of the UK’s leading practitioners, including a large contingent from St. Paul’s School. Between them, our staff have decades of experience delivering outstanding grades at GCSE and A Level as well as guiding entry into the world’s top universities. All pupils enjoy the benefit of studying with subject and age group specialists who work solely within their fields of expertise. This is unusual even with the leading UK schools. How would you describe the school’s ethos? We are a local school focused on local people; we provide the opportunities that the UK’s leading schools offer their pupils – but with a personal touch. We welcome pupils who are pursuing demanding training and rehearsal programmes whilst being committed to their studies, as well as those who have real academic talents. We also celebrate the all-rounder, who is involved with everything and enjoys it all. What skills does the school instil in its pupils? The ability to encourage and to support others to give their best is key. Building confidence
is important; this comes from being well informed, whether it is working with the latest technology, communicating with others, public speaking or joining in with musical, artistic and sporting opportunities. All help pupils be involved, make friends and develop a balanced approach to a healthy work-life balance that will be a good basis for life after school and university. What co-curricular activities does the school offer? At KPS we collaborate with providers of exceptional sports, music and art facilities in and around Kensington and west London for our extensive co-curricular programme. These include Imperial College’s Ethos
Sports Centre with its state-ofthe-art gym, pool and nine-metre climbing wall; expert fencing and riding coaches, including former Olympians; Fulham Reach Boat Club, a superbly equipped new rowing facility on the Thames; and an exclusive partnership with Will to Win Tennis in Hyde Park. How does the school prepare students for ‘the real world’? We utilise every opportunity to take the pupils out of the classroom, making the most of the wealth of museums, galleries, sporting events, plays and concerts available in the Capital. Older pupils help to support the local community through volunteering with programmes run
by our near neighbours, such as the Royal Albert Hall with their out-reach programmes. There are also opportunities to be part of our school council and charity committees. Through our first class tutorial system we provide pupils with the information and the support they need to make successful university applications that range from Oxbridge and the Russell Group, through to the US and other international destinations.

Schools THOUGHT PIECE
Learning about Learning Support Specific Learning Difficulties (SpLDs), such dyslexia, dyspraxia and attention deficit disorder, are more common than you might think. “It’s estimated that around 30 per cent of all children will experience some difficulty during their school life,” says Veronica Bidwell, a consultant educational psychologist specialising in learning difficulties. “Labels such as dyslexia are a convenient shorthand for describing areas of specific learning difficulty. But children aren’t identical, and difficulties may be mild for some and a real challenge for others. That’s why it’s important to find the right school and good support.” Veronica’s dos and don’ts should help: Do 1. Be honest. “If you reveal that your child has a difficulty, and the school accepts them anyway, you know it’s taken on the responsibility.” 2. Gather as much information as you can. “Talk to other parents and the school. Ask how it monitors (and updates you on) your child’s progress. And try and get a feel for the ethos and atmosphere.” 3. Accept that the school can’t do everything. “The children who do best have parents who give low-key, fun and
pragmatic support at home. You can also motivate your child by encouraging them to do things they’re good at.” Don’t 1. Leap into action too soon. “Difficulties are on a spectrum – you can’t tell how big the problem is until you see how a child responds to help.” 2. Assume that one type of education is best. “If your child has a significant difficulty, it can be bliss for them to be in a specialist school. But the best ones aren’t necessarily private – keep an open mind.” 3. Push a square peg into a round hole. “Just because your husband went to a certain school doesn’t mean your dyslexic son should too. You need to find the right fit for your child.”

Finally, don’t assume that your child can’t go to an academic school. “Around 10 per cent of our school’s population has a formally identified SpLD,” says Helena Howard, head of learning support at St. Paul’s School. “If your son can cope with the academic demands of St. Paul’s, he shouldn’t be put off applying.” Veronica Bidwell’s book, The Parents’ Guide to Specific Learning Difficulties, is available on amazon.co.uk (stpaulsschool.org.uk)

How would you sum up the school in a sentence? “Love, learn, laugh.” It’s our school vision, and guests sense it within seconds of setting foot in the building. How would you describe the atmosphere in the school? Warm, welcoming, harmonious, inclusive, caring, positive, pupilcentred and ambitious.
How do you balance academic and extracurricular activities? Extra-curricular activities, such as swimming (we’ve got our own pool!) and ‘Special Yoga’, are carefully timetabled so they work hand-in-hand with the academic side. Our aim is for all our pupils to make the most of their academic ability while becoming well-rounded individuals with a range of interests.
What makes it different? Our fantastic young people and their families, our dedicated teachers and support staff, and our committed admin, therapy and inclusion teams. Everyone works seamlessly together to make sure all our pupils realise their potential. We also employ a team of therapists as opposed to using those from the local NHS trust. This gives every child
fantastic access to specialist therapy and gives us a huge amount of flexibility. We can really tailor our provision to each pupil’s needs. Chamberlayne Road, NW10 (020 8968 3160; manor.brent.sch.uk)

R U P E R T B E VA N RUPERT BEVAN LTD
How did you get into designing and making furniture? I started off as a furniture restorer specialising in decorative painting, gilding and lacquer work. Working with such a variety of furniture and interiors enabled me to understand design and made the transition very natural. What can you offer clients that others can’t? I can help my clients design something, but I can also make and finish it. What’s your design ethos? My background as a furniture restorer means that I dislike perfection – it lacks character. Something handmade has a depth you just don’t get with machined furniture. How do you help clients who want to transform their home? Most of the time I work with a decorator/designer, so that’s their job, thank goodness! I like to add lovely finishes, such as antiqued mirror-glass panelling. It transforms a room and plays nicely with the light. What advice would you give to someone looking for a furniture designer? All my designers are craftsmen who have worked ‘on the bench’ – and still do. So when they design something, they know how it’s made. That’s essential, in my view. 11 Lonsdale Road, NW6 (020 7731 1919; rupertbevan.com)

Remodel, don’t move
Imagine opening the door to the house you’ve lived in for years to find a completely new home inside. According to Shelagh Lewinsohn of Gartner Lewin, that’s the experience of a growing number of Londoners “Uncertainty is in the air,” explains Shelagh, founder of luxury interior architecture and design practice Gartner Lewin. “With the cost of moving so high, and so few appealing properties on the market, clients of mine who wanted to sell are deciding to remodel instead.” Remodelling could involve converting your basement, adding an extension or reconfiguring your whole layout. It could also be as simple as adding a bathroom or changing the lighting or decor. Either way, it can dramatically improve your quality of life – without the hassle of having to tell everyone you’ve moved, or changing your kids’ schools. That said, remodelling isn’t for everyone. It’s not always cheaper than moving, and it can be a nail-biting experience to change something so personal. But get it right and you’ll have a beautiful home that also meets your lifestyle needs. Here are Shelagh’s top tips. 1. Make a list of the things you want from your home. It could be as simple as more storage, a bigger

bathroom or even a brighter kitchen. This list will help you understand if you can actually achieve these things within your current home. 2. Understand your scope of work then meet the right professionals for your project. You don’t necessarily need just an architect, a designer, structural engineer or builder. 3. Nail down your budget. If you’re doing a big project, it’s a good idea to hire a quantity surveyor, at least at the start. They can give you a good indication of what it’ll cost. If it’s equivalent to moving house then you have a choice. 4. Decide where you’ll live during the works. You may be able to stay at home, but if not, make sure you have somewhere comfortable to go. 5. Be prepared to compromise. You might dream of opening up the downstairs, but that could result in a huge, drafty room, or pose structural problems. You’ll need a professional who can suggest solutions that give you the right balance of environment, light, proportion, function and aesthetic. gartnerlewin.com

prospective tenants to ascertain whether those parties have the right to be in the UK before granting a tenancy. Failure to do so could have criminal implications. 6. Smoke and carbon monoxide alarms Landlords are required to comply with The Smoke and Carbon Monoxide Alarm (England) Regulations 2015 which states that: A smoke alarm must be installed on each storey of the property that is used wholly or partly as living accommodation. A carbon monoxide alarm must be installed in any room that is used wholly or partly as living accommodation and contains a solid fuel burning combustion appliance.
TOP TIPS FOR FIRST-TIME LANDLORDS The last three years have seen a rise in the number of “reluctant landlords” – those who’ve tried to sell their property but choose to rent it out instead. However, if you’re letting a property there are a number of important issues to consider 1. Written tenancy agreement All tenancy agreements for individuals created on or after 28 February 1997 will automatically be an assured shorthold tenancy agreement (AST) unless the landlord serves a notice on the tenant stating that the tenancy will not be an AST. An AST does not have to be in writing, but it is advisable to have an AST drawn up by a solicitor so both landlord and tenant understand their rights and obligations. 2. Deposit It is common for landlords to take a deposit from the tenant as protection against losses should the tenant not comply with his or her obligations. If a landlord takes a deposit he should ensure it is protected in a government approved scheme. The landlord
must also give the tenant prescribed information within 30 days of receiving the deposit. Failure to comply with these requirements may cause difficulties in obtaining possession at a later date and prevent the landlord from serving a valid notice pursuant to Section 21 of the Housing Act 1988 (Section 21 notice). 3. Schedule of condition and inventory The landlord should attach a schedule of condition and inventory to your AST to prevent disputes at a later date. The schedule of condition can take the form of photographs. 4. Pre-contract requirements The landlord must provide a prospective tenant with: A valid energy performance certificate for the property.
A landlord cannot charge the tenant for providing this. A gas safety certificate. This should be provided at the start of the tenancy and before the tenant takes up occupation. How to rent: the checklist for renting in England. This government publication must also be provided to the tenant at the start of the tenancy. If the landlord fails to provide this documentation then a valid Section 21 notice cannot be served. 5. Immigration status Sections 20-37 of the Immigration Act 2014 prohibit private landlords of residential properties from allowing certain people to occupy those properties based on their immigration status. Landlords should check the status of
7. Landlord’s mortgage If you have a mortgage, it is important that you seek the mortgage company’s consent before granting a tenancy of the property. Failure to do so would leave the landlord in breach of their mortgage conditions. 8. Landlord’s insurance The landlord will need to obtain insurance which is suitable for rented properties. Mortgage companies who permit such lettings will insist on a suitable policy being taken out. Such insurance will cover issues such as loss of rent in the event the property is uninhabitable as well as the usual buildings insurance. B E N H A M & REEVES Q. What are the implications of buying within a conservation area? Last year was the 50th anniversary of the Civic Amenities Act, which saw the creation of the first conservation areas. There are now more than 10,000 in the UK – 1,000 in London alone. A study by the London School of Economics concluded that, across the UK, property prices in conservation areas tend to be nine per cent above the local average. Buyers favour living in conservation areas as they feel that they have a greater protection against unseemly new developments.
MANY HAPPY RETURNS As McGlashans turns 30, founder Andrea McGlashan looks back on three decades in the business. “ I started my own estate agency with the help of my mother in April 1988, working from my home in Gloucester Place Mews. As the business grew, my four brothers joined me and our mother worked with us until she died at the age of 80. Furniture was her passion – she would have been so proud to see our beautiful
interiors shop in Crawford Street. Her granddaughter Karla shares her passion and runs this side of our business. “I feel blessed that four of my nephews – Jon, Andrew, Paul and James – have all joined the estate agency, so they will be the next generation. Not that I am thinking of ever retiring – I love my job, it’s so rewarding finding homes for clients.” (020 7486 6711; mcglashans.co.uk)
