Can’t find your dream home? We explore the self build options

FROM THE EDITOR We’ve all seen Phil and Kirstie counselling homebuyers on the need to adjust expectations, but our special feature this month explores the idea that when it comes to the elusive forever home, it might just be better to channel Kevin McCloud. We discover how three couples built their own dream homes in the locations they loved, no compromises required. It got us thinking about what our own dream home might look like, and a spa topped the wish list. If you fancy your own subterranean sanctuary, you’ll find ideas to inspire in our interiors feature. Elsewhere in the magazine, our interview this month is with actor Edward Bluemel. From Sky’s A Discovery of Witches to Amazon Prime’s Ten Percent and the BBC cult hit Killing Eve, he’s been busy this year, and this month will see him appearing in the new Netflix adaptation of Persuasion; see what he had to say when we caught up to chat. Enjoy and we’ll see you next month for more of the same. Until then…

Africa Fashion From 2 July, V&A

fix WORDS by ALI HOWARD ‘The Trench’ designed by Maison ArtC, Morocco, 2021. Image courtesy @M.A.Roock, model Abdul.

Coinciding with the publication of a book of the same name, Africa Fashion is the V&A’s latest sartorial deep dive, and going by the museum’s past fashion expos, we’re in for a treat. Through photography, video, textiles, music and visual art, the exhibition explores the vitality and global impact of the continent’s diverse fashion scenes, from the mid-20th century to the present day. See the work of pioneering Moroccan designer Naima Bennis; Imane Ayissi’s Mbeuk Idourrou collection for AW19; and IAMISIGO’s Chasing Evil collection for AW20 amongst a host of vibrant and pattern-rich garments. Until 25 September, Somerset House In the spirit of ‘make do and mend’, this timely exhibition explores ideas around care, repair, and healing with inspiring examples of creative reuse. Eternally Yours will showcase historical artefacts that embraced upcycling and repurposing, alongside recent work from artists and designers whose practice has repair at its heart. Highlights include the transformation of items salvaged in the aftermath of Japan’s devastating 2011 earthquake and tsunami by Aono Fumiaki; Aya Haidar’s stories of

survival sewn into the shoes of Syrian migrants; and photography from Richard Wentworth’s lauded Making Do and Getting By project. Partnering with sustainable lifestyle brand TOAST, the exhibition also sees a series of events exploring the concept of repair, including workshops and mending consultations with artists Bridget Harvey, Molly Martin and Ekta Kaul. Get creative with artist Imogen Morris before enjoying a three-course dinner at the hotel’s restaurant

CRAFT WORKSHOP

Taste of Art 30 July, Bankside Hotel

In the final instalment of Bankside’s popular Taste of Art series, guests are invited to join creative nail-and-thread artist Imogen Morris in a three-hour workshop. In keeping with Morris’ portrait works, we’ll get the chance to create an arresting eye motif by drilling, nailing, and stitching onto board. And if that all sounds like hungry work, the session finishes with a three-course slap up dinner at Art Yard Bar & Kitchen, the hotel’s art-filled restaurant. 2 Blackfriars Road, Upper Ground, SE1 (banksidehotel.com/taste-of-art)

BOOK

Articulations for Keeping the Light In Published 14 July, Barbican Young Poets

Elevating vital young voices is this anthology of intimate and personal poetry written by 23 new and alumni members of the Barbican Young Poets programme. Now in its 12th year, the initiative aims to create space for writers aged 16-30 to connect and build a community, whilst supporting the development of their craft. Expect themes of dreams and memory, scenes of bliss, connection, sex and desire, as well as thought-provoking poems which hold up a mirror to trauma, brutality and isolation. Barbican Young Poets co-tutor, Rachel Long says: “The poems collected here are alive; electric, urgent, and capacious. They go beyond having their ‘finger on the pulse’ of now, they are it.”

Prisoner of war camp Stalag Luft III is best known in popular culture for the 1944 breakout that inspired the legendary 1963 film, The Great Escape. This new play, written by Andrew Pollard, Michael Hugo and Theresa Heskins, is told through top-secret information from World War II archives, which was classified until 1972. As a group of serial fugitives plot their latest escape, they begin an exhilarating game of cat and mouse with their Nazi captors. Hiding their covert activity in plain sight with gymnastic exercise, choir practice, and even cabbage growing, the men tunnel deep beneath the prison in the most intricate and audacious escape of them all… Expect dark humour, lifeaffirming drama, and awe-inspiring theatricality. The Lion, The Witch & The Wardrobe

A visual treat, Michael Fentiman’s The Lion, The Witch & The Wardrobe arrives in the Capital after touring the UK

18 July-8 January, Gillian Lynne Theatre

Typically a wintertime staple, this beloved children’s tale arrives in the West End this summer, bringing C.S. Lewis’ icy kingdom of Narnia to Drury Lane. But then, if our imaginations can stretch beyond the wardrobe, so can our seasonal assumptions. The production, which stars Samantha Womack as the nefarious White Witch, has been wowing audiences of all ages around the UK and Ireland. Director Michael Fentiman says: “This story, about a community battling hardship in the darkest of winters, who together find freedom again in the light of summer, couldn’t be more pertinent for these times.” Step inside!

dward Bluemel’s is a face you will likely recognise – most memorably he’s played vampire Marcus Whitmore in Sky 1’s supernatural drama A Discovery of Witches, taken on the role of obnoxious and entitled MI6 intern Hugo in the acclaimed Killing Eve and appeared as Maeve’s feckless older brother Sean in the brilliant Sex Education. Though his part in the latter was only small, it remains one of his favourite jobs to date. “It was really fun because of the atmosphere on set,” he tells me. “There were so many young people, and at the time – it was season one – there was a real excitement around the show. For a lot of these people, it was their first big job. And I came in halfway through to find that such a beautiful, supportive community had been created. The content was funny, the scripts were great and there was something really exciting about that whole job. And I really enjoyed playing the character, who was a little bit different to anything I had played before.” Hugo in Killing Eve was another memorable role, he tells me, so it was thrilling to be asked to make a surprise return for the final season earlier this year. “It was just two days filming, and I had only read my scenes, so I didn’t understand what was going on with the plot because it was so top secret. But it was so lovely to pop back and see all the same old faces, and it gave me a chance to reprise my widely hated role, which was great fun,” he tells me. “They made him even more annoying: I love that character, and I love how much everyone despises him – there’s a certain satisfaction to that!” he laughs. It is interesting that neither of these characters have been particularly likeable. “I like playing interesting, provocative characters who are a bit of fun,” Edward admits. “People who provoke a strong reaction, one way or the other. There is a satisfaction to ruining people’s fun in the best possible way. You know, getting in the way – playing the spanner in the works,” he laughs. Though if these are the types of roles he is seen in, it is by chance rather than by design. “I don’t see myself as an actor who is in a place to pick and choose,” he tells me. “For me, at the stage I am at, I just think being paid as an actor is enough. I think I have pretty much taken every role I have been offered unless there was a clash. I should be thankful for any work, and I will have a go at anything,” he explains. “I hope that that attitude sticks for a very long time. I want to be an actor who is open to the possibilities of everything.” For the most part, this openness has meant tackling a lot of supporting roles – a skill in itself, he assures me. “It is interesting because one of the big skills is not losing track of your character, even when you film one day, and then your next day on set is ten days later. You have to keep the momentum going,” he tells me. “I tend to play a lot of these types L UX U RY L ON D ON L I V IN G

05_FabricJUL22_Interview (EB)_5p.indd 38

of roles, and I am still getting used to that thing of trying to maintain the energy of the character over a long period of time while only actually working once or twice a week.” The latest such role is that of Captain Harville in the new adaptation of Jane Austen’s Persuasion, which premieres on Netflix this month. “You have to be a bit of an Austen head to know who he is off the bat,” Edward explains, “because he only features in about two chapters in the book.” With Dakota Johnson as Anne Elliot and Cosmo Jarvis as Captain Wentworth, the film is directed by Carrie Cracknell and also stars Henry Golding, Nikki Amuka-Bird, Mia McKenna-Bruce and Richard E. Grant. “I was so happy to be asked to be in it, firstly because my family, my mum especially, have always been massive Jane Austen fans, so it was great to have the opportunity to be in something that they could watch and enjoy,” Edward admits. “It’s a really fun version of the story – what’s so important with Jane Austen is that if we are going to insist on remaking the stories, we have to find the relevance to today. I feel like this script – and I haven’t actually seen it yet, so I hope that it has come off the page – really found that relevance at the same time as being funny, light and heart-warming.” Edward explains that though the story hasn’t been drastically changed, it has been reimagined with a modern, witty approach. “I play a character who is described wildly differently to me in the book – that, for me, showed the willingness for everybody involved to be quite loose with the source material, and to just create something out of it that feels fresh and different. In the book Captain Harville is a middle-aged sea captain who walks with a cane and is slightly unwell – but we dropped a lot of that.” Another project that is still at the filming stage is a show called Washington Black. “It is a period drama based on a novel of the same name,” Edward tells me. “It is a brilliant, fantastical piece of historical fiction that is epic and sprawling. And it follows the life of an escaped slave whose name is Washington Black – the eponymous Washington Black, you could say. And it follows his life through from when he is young – there are two amazing actors playing him, one when he is around 12, and one when he is around 22,” he explains. “I play a new character who does not appear in the book,” he goes on to reveal. “He is called William McGee and he is a slightly mysterious, eccentric, suspiciously wealthy businessman who takes a liking to the lead woman in the show – a character called Tanna. It’s been really fun playing him – there are a lot of layers to him, and he is a really interesting character. So, I’ve had a great time playing him. And he dresses like a bit of a peacock, so I have had a lot of fun with that – I’ve worn some ridiculous outfits,” he laughs. Filming has been on location in Canada, though when we talk, Edward is back in London for a few days. “I have been living in Halifax, Nova Scotia

INTERVIEW

for two and half months,” he tells me. “When I arrived, it took a bit of time to adapt. It was in heavy blizzards and rain for the first month, and it was pretty relentless. But now the sun has come out and I have made friends. I have got to know the cast and crew, and I have got to know the hotel staff very well from seeing them so much,” he laughs. “So yeah, slowly a little community has arisen, and now I feel very comfortable there – naturally just as it starts coming to an end! It is strange leaving home for a bit, but also, it is an amazing job to have, and I feel very lucky to have these experiences, even if sometimes I do long for the comforts of my home.” Being so far away from home for quite so long has been something of a steep learning curve for Edward. “I get quite nervous leaving home, and it takes me a while to adapt to new places,” he admits. “I have been very lucky that the majority of jobs I have done so far have been pretty close to London. And I have done quite a lot of jobs in Cardiff, but I know the city really well and am always really comfortable there – I went to the Royal Welsh College of Music and Drama. So, it was a new experience to go somewhere so far away and really immerse myself in a different place.” The separation brought its advantages, though. “It has been nice to be in a place that I totally associate with the character,” he reveals. “It helps me to keep focused and not get distracted. When I go back in, I am suitably prepared and in the zone of the character, in a way that perhaps I am not if I am going home at night and seeing my friends, or working on another job, even. That can be really confusing… you end up kind of doing a different accent every time or something.” Speaking of other jobs, I wonder if there are any character types or genres that he hasn’t tackled yet, L UX U RY L ON D ON L I V IN G

05_FabricJUL22_Interview (EB)_5p.indd 40

that he would really like to. “I am open to anything, but I would love to try my hand at some serious stuff, some drama,” he reveals. “That’s something that I haven’t had much of an opportunity to do… I find myself watching proper, naturalistic dramas, and I am always intrigued by the idea of that. But it scares me too, I think I would find it quite daunting to do something like that, to really test myself in that scenario, but I think it would be really fun.” He would, he tells me, also like to do some more stage work – he played a lead role in Trevor Nunn’s critically acclaimed Love in Idleness back in 2017 but has not done much since. “Theatre is the reason that I got into acting,” he explains. “For me, there is nothing like performing for an audience who are in the same room and feeling them react to what you are doing. That creates something very special, and that is really the thing that I fell in love with when I was younger, so I would love to go back and do something. It’s been a while since I have been on stage, but I am always on the lookout for the right part in the right play. Covid stopped all of that for such a long time, but now it is up and running again… who knows, there might be an opportunity down the line, and that would be lovely,” he says. Being comfortable with waiting for work to come along is an important skill for an actor to master, Edward tells me. “One of the challenges of being an actor is learning how to exist when you are not acting and knowing how to find peace in that and not stress out or feel like you are wasting time,” he reveals. “Every day that I am not working is as important as every day that I am – that’s just the way it is for an actor. I find little things to do. There is a yoga studio up the road… it’s usually me and a bunch of mums, which is quite funny. It is a very specific target audience that I don’t quite fit into, but it’s very peaceful and I love it. I love running. I walk loads – just trying to get out of the house and stay sane. But it is strange – my friends who are not actors are very baffled by what I do day to day when I am not working. And sometimes, so am I – I’m like, oh gosh, what have I done? It sounds very idyllic, but it is easy to feel a bit lost and aimless, and you do have to come back to something and try to focus really hard on something, and that normally sorts it out.” One thing that has been helping him to find focus is writing. “My girlfriend is a writer, so sometimes I write with her – we have a couple of projects that we are working on. But it is still very much a hobby, and I am learning how to write things that other people might find interesting – it’s about stripping back the ego and trying to write in other people’s voices. And that is the challenge of going from somebody who writes for fun, to somebody who might want to write actual stuff further down the line.” Persuasion will premiere on Netflix on 15 July

fine lace, the cap is practically invisible as I examine my hairline from different angles. The texture is fine and natural to the touch, not too “wiggy” as Gary puts it. The wigs are also pleasingly lightweight and breathable. He explains how best to put the hairpiece on and after demonstrating himself, ensures I’m able to do it on my own with ease. While I still have most of my own barnet, he shows me how to pull down a few strands between cheekbone and ear to blend with the synthetic hair for an even more natural look. The wig is secured with adjustable and discreet internal clips, ensuring a perfect fit whether you have a full head of (albeit thinning) hair, clumps and patches, or, indeed, none at all. Really impressive, though, are Gary’s colour matching skills. The wig boasts all the natural variations in tone – including those salt and pepper sections – of my real hair. The attention to detail is something else. Once we’ve decided on the closest match I’m told how to style the wig: no heat, just a quick spritz of water, hold for a few seconds and the hair will cleverly stay in shape. I’m also given instructions for gently washing the wig, with advice that it should be left to dry naturally – a delicate approach all round. I’ve got my sharp bob back, but it’s lacking the fringe. As soon as Gary cuts that in, miraculously, I look like myself again. And I’m ready to step out onto the bustling (slightly windy!) Oxford Street, dignity intact, and with my new – whisper it – wig securely staying put. RLW

Gary Price at Daniel Galvin

400 Oxford Street, W1A (020 7318 3663; danielgalvin.com)

You can’t really put a price on dignity, but when faced with imminent chemo-induced hair loss, I knew I needed to go to the best in the business: Gary Price is Wig Director at Daniel Galvin. Bringing an impressive 30 years of experience, he’s able to offer the highest quality wig and hairpiece solutions to clients suffering hair loss, whether that’s through male-pattern baldness, alopecia, or as in my case, a gruelling schedule of chemotherapy treatments. Based at Selfridges, Gary is reliably accessible, which is exactly what you need when juggling hospital appointments whilst navigating all the weird and wonderful side-effects of said treatments. I’m also beyond relieved to learn that I’ll be seen in a private room away from the buzz of the busy salon. Having looked at a couple of photos I’d sent over of my hair in healthier days, Gary gets to work ahead of my appointment, sourcing the best wigs on offer, and picking out the closest match in terms of texture and colour. I’m sceptical that he’ll be able

to find an exact colour match: practically white at the front with a mix of salt and pepper towards the nape, but my style is simple enough to mimic, a sharp, jaw-length bob with a soft fringe. Gary puts me instantly at ease with his calm and gentle demeanour when we meet at the third-floor salon. He may have been doing this for 30 years, but for me, the world of wigs is entirely new and somewhat daunting. The first thing I learn, once sat in front of the mirror, is to forget everything I know about cheaper fashion wigs. Here, we’re talking about a whole different level of make, craftsmanship, and quality of materials. I’d heard about real human hair pieces but, as Gary points out, these are not typically recommended for chemo patients due to the many months they take to craft, and of course the temporary need to use one. We try on a few wigs, including, just for fun, a honey blonde number, and I’m immediately impressed with both the look and feel. Crafted from

FITNESS

HIIT this up Have you spotted Primrose Hill’s newest fitness studio? Or the sister site in Fitzrovia? Since Rumble burst onto the scene in Dalston in 2019, they’ve been shaking up the world of group fitness with their unique HIIT circuit offering. Rumble Circuit classes are focused around four separate stations, each offering over 600 exercises. Members move from station to station every 10 minutes, with new participants able to join at each rotation, meaning you can drop into classes at a time that suits your schedule. The circuits change daily, focusing on different body parts, including burn and build workouts for upper body, lower body, full body, abs and booty. Though the original site offers a timetable of other classes, the new studios focus entirely on the Rumble Circuit offering. Founder, Lenka Chubuklieva tells us: “We appreciate that people’s lives are busy, and your day doesn’t always go to plan, so that’s why we have created the most flexible HIIT circuit studio to fit around you. You are never late or never early and can drop into a class whenever you choose.” It’s not just the revolutionary class format that sets Rumble apart, though, all the studios have a zero-carbon footprint, with a tree planted for every workout to offset emissions. Better yet, all products in the studios are sustainably sourced, with no single-use plastic on site. Rumble has partnered with brands like Avobar, who provide healthy, sustainably-sourced, delicious food, and Cowshed, whose environmentally friendly handwash, shampoo and conditioner are available for use in the changing rooms. Founder Sophie English studied at the London College of Fashion in the 90s before launching her career as a couture bridal designer, selling through Liberty and Harrods. Taking her talents in a new direction, the elegant collection of towelling garments is inspired by Sophie’s carefree memories of the 70s. Childhood holidays spent on beaches and boats surrounded by vibrant towelling dresses worn by her stylish mother and her fashionconscious friends. The fabric and features are sourced with sustainability and durability in mind, from bespoke zips to the use of vintage parachute silk for the pockets and drawstring bags. Sophie says: “That glorious feeling of clambering out of the sea and being wrapped up in cotton towelling is a memory etched into my mind… I wanted to create an easy, yet stylish way to get warm and dry after a bracing dip. Starting with a choice of salted or sesame chilli edamame, diners move on to a salad of fresh spinach, Parmesan, olive oil, yuzu juice, crispy tofu skin and Nobu’s signature dry miso, topped with grilled shrimp. Next up, a mouth-watering selection of the finest freshly hand-crafted sushi. The stand-out dish is still to come, though, in the form of the iconic black cod with miso for which Nobu is perhaps most famous. For those who prefer meat there is a showstopping beef toban-yaki, served sizzling on a traditional Japanese dish. Whisky cappuccino, featuring layers of coffee brulée and milk ice cream, topped with whisky foam rounds off the meal. At just £40, available for lunchtime bookings Monday through Wednesday until 31 August, this is a taste of Nobu you won’t want to miss.

What’s your signature dish? Dover sole with spicy shiso ponzu.

Best meal you’ve ever eaten? At El Bulli, in about 2004. I remember that they were serving apple ‘caviar’ for the first time. I was with a group of chefs and none of us could believe what we were eating – no one had ever seen anything like it back then. Ferran Adrià and Juli Soler then took us on a tour of the kitchen, but I had a mate working there who pulled me aside and showed me around in greater detail. I’ve never experienced anything like it before or since.

RECIPE

Josh Katz’s smoked beetroot carpaccio with whipped mascarpone, horseradish and granola It’s barbecue season – whether or not the forecast agrees – and if you’re looking to supplement the usual bangers and burgers (or replace them completely) we suggest checking out Berber & Q on Vegetables (Kyle Books, £25). Chef Josh Katz believes that when paired with bold flavours and cooked with care, vegetables can be made the hero of every dish, and his latest book is a joyous celebration of that. Here, he shares a delicious, simple recipe that’s guaranteed to impress guests at your summer soirées. He tells us: “This is a very simple recipe, which, as is always the case with simple recipes, depends upon the quality of the ingredients used. Try and source high-quality vinegar for this one. It will make all the difference to the dish. If you don’t feel like building a fire or getting your barbecue going, you can oven-roast the beetroot instead (at 200°C/400°F/180°C Fan/Gas Mark 6), preferably on a bed of coarse salt, to draw out excess moisture and intensify the beetroot’s sweetness. The addition of granola in this recipe is a playful touch intended to add some crunch and texture. If it reminds you too much of your breakfast, you can substitute with hazelnuts, or walnuts.”

SERVES 2

METHOD 1. Set a barbecue up for indirect

grilling, with a large pile of burning embers piled to one half of the grill. 2. Place the beetroot directly on the coals and roast until the outer layer is well charred, roughly 10–12 minutes, turning regularly with a pair of tongs. Remove the beetroot from the coals, restore the grill rack and add some chunks of wood to the fire then place the beetroot on the grill rack, off-set from the burning embers, with the barbecue lid on. Smoke the beetroot

Looking for the ultimate summer sip? We’ve fallen for Vagabond’s 2020 Chardonnay, made right here in London, at their urban winery in the heart of Battersea Power Station. With delicious fruity notes of nectarine and pear, and a touch of oak to lend depth, this is one seriously sophisticated wine. But don’t just take our word for it – at the recent Decanter World Wine Awards, Vagabond was the only UK winery to receive a Platinum medal, with their 2020 Chardonnay being awarded an impressive 97 points. Now in its 19th year, the DWWA are judged by a world-class panel, comprised of nearly 300 international wine experts, including more than 60 Masters of Wine and Master Sommeliers, so it goes without saying that this is an accolade that holds serious weight. It’s the perfect pour, but it won’t hang around for long, so snap up a bottle smartish… £20 (vagabondwines.co.uk)

for a further hour or so, until tender when pierced with a knife to the centre. Remove from the grill and set aside until cool enough to handle. 3. Meanwhile, whip the mascarpone and sour cream together in a bowl with the garlic and 2 tablespoons of olive oil until smooth, and season to taste with salt and black pepper. 4. Slice the beetroot into 3mm (1/8in) rounds with a sharp knife or mandoline, leaving the skin on, and transfer to a tray. 5. Spread the mascarpone around the base of a serving plate, lay the beetroot atop and sprinkle with granola. Using a very fine grater (such as a Microplane), grate the horseradish over the top and garnish with the herbs, spring onions, lemon zest, vinegar and a very generous glug of extra-virgin olive oil.

Suite dreams AWARD-WINNING DESIGN

Going down inn history A Grade II listed pub in the peaceful village of Nun Monkton has been awarded three prestigious RIBA awards recognising its innovative design renovations and commitment to sustainable practices. Having faced financial challenges over recent years, The Alice Hawthorn, the only remaining pub in the Yorkshire village, decided to expand its offering by creating new guest rooms, bringing new economy to the area through tourism while maintaining its vitally important offering to the rural community. Sensitive reconfiguration of the upstairs of the listed building has created four gorgeous rooms, complete with original features including very old, exposed beams. Meanwhile, eight new rooms have been built in the gardens, housed in three striking contemporary structures constructed from home-grown Douglas fir and designed to mirror agricultural buildings. There’s truly something to appeal to everybody here: while the pub rooms ooze cosy country charm, the garden rooms are sleek and modern, though all offer supremely comfortable beds, luxury linen and indulgent complementary toiletries. Already well known for its fresh, seasonal food, it’s easy to see why The Alice Hawthorn is now making a name for itself as an inn, as well. Pub rooms start from £120 per night and garden rooms from £140 per night based on 2 adults sharing on a B&B basis. To book, see thealicehawthorn.com

hen they make the movie of my life, in case I’m not around to direct it, please take this as an official commandment: that, in the highlights montage, I’m shown careening around the Tuscan countryside behind the wheel of a vintage Fiat Cinquecento, gasping at the views, on my way to the most picture-perfect, family-run vineyard, where I will be welcomed with open arms by Mama Sylvia, given a VIP tour before being sat down for a tasting of some of the most delectable wines known to man, and served a home-made feast of locally-grown produce including velvety artichokes, pungent wild garlic pesto and, of course, the season’s finest white truffles. After which, having been driven back to my hotel, which happens to be a 12th Century castle, no less, I sink down into soft sheets for a world-beating nap, awaking refreshed and revitalised and wondering if it was all a dream… Despite the dream-like qualities of said escapade, it did, in fact happen – and it’s a dream that can become true for you, too. Castello Del Nero, part of the superlative COMO Hotels group, is nestled in the countryside between Florence and Siena and really couldn’t be a more perfect setting for overly investing in the cinematic qualities of one’s own life. Sweeping into the driveway, the grounds studded with architectural cypress trees, presided over by an ancient cedar tree, the staff waiting to greet us and the hills rolling away in the background, it was hard to shake the feeling of being on a film set. This is no recently built artifice, however; once the seat of the high-born Nero family, Castello Del Nero has a long and illustrious history which is still visible today. A recent makeover has beautifully retained the sense of the building’s history, incorporating servants’ doors into room layouts, and even preserving original frescoes dating from the Renaissance period. The most prestigious suites are in the original main building and have been designed and decorated with such a sense of grandeur that to call them ‘presidential’ would be doing them a disservice – nothing less than ‘divine’ would do, frankly. Further buildings have been added in a truly sympathetic fashion, and the grounds extend to over 700 acres which include vineyards and olive groves. This may be the celebrated COMO Hotels group’s first mainland European property, but they, together with designer Paola Navone, have absolutely excelled. Of course, one thing that even a world-leading luxury hotel group can’t do anything about is the weather, and during our stay we were treated to a quite dramatic display of thunderstorms. Personally, I embrace dramatic weather – it makes

for a more three-dimensional experience, in my opinion – but allow me to bestow upon you the best life lesson I learned during my Tuscan trip: if you are going to be rained-in somewhere, make sure it is somewhere with its own vineyards, in one of the foremost wine-growing regions of the world, with an exciting and comprehensive wine list, and warm, friendly staff who are as enthusiastic about you “making the best of things” as you are. Absolute recipe for success, you mark my words. And speaking of recipes, let us not forget the three on-site restaurants, including Michelin-starred La Torre, with an out-of-thisworld tasting menu – literally intergalactic, the final course being a solar system made of chocolate that left us gasping with delight. The cherry on the luxury cake was the news that Castello Del Nero is home to one of COMO Hotels’ renowned Shambhala spas, with an

49

extensive choice of treatments on offer to guests, many using their exclusive blend of essential oils which immediately transported me to more tropical climes. There are thermal suites, overlooking the pool and the views beyond, as well as a gym, and studios for yoga or Pilates that can take place outside when the weather is feeling kinder. Even with all of that, however, probably my favourite moment was an evening woodland stroll after the rain had stopped – the sky cleared, the birds sang and the sun’s rays warmed the damp earth underfoot as I soaked in the beauty around me. As final scenes go, it was perfection. Inspiring Travel Company offers a three-night stay at COMO Castello Del Nero from £1,015pp, based on two sharing an Estate Room including daily breakfast, return economy flights from London City Airport to Florence and private transfers. Rebecca Udall’s design ethos is to elevate the everyday. New to the brand is a range of kitchen pieces, thoughtfully designed and selected to complement the existing, highly covetable homeware edit – and the devil’s in the detail. Expect tea-towels woven from Irish linen with frills or contrasting pops of colour; knives crafted in France boasting bamboo or olive wood handles; and artisan-crafted salt and pepper mills in polished brass, inspired by a coffee grinder used by the Greek army in the field. Practical and stylish in equal measure.

All too often a faucet is an afterthought in the design process, but a carefully chosen statement tap ensures you get the right style, scale, finish – and functionality – to suit your dream kitchen. Enter Riobel’s Mythic kitchen tap with its fusion of industrial style and elegant, contemporary lines. Inspired by a working chef’s kitchen, the tap features an exposed hose, complete with a flexible spray head, which rapidly and neatly slips back into place after use. The spray can be rotated a full 360 degrees and easily switches between stream and spray settings.

Beautiful and functional, Rebecca Udall’s elegant polished brass mills feature a strong metal grinding “3DCut” mechanism, designed to grind the pepper rather than just smash it, maximising flavour and aroma

A HOME FOR LIFE

SELF BUILD PROPERTY

SELF-BUILDING NEEDN’T MEAN DONNING A HARD HAT AND LABOURING FOR LONG HOURS ON SITE, WE EXPLORE THE DIFFERENT WAYS OF BRINGING DREAMS TO LIFE

Lower Mill

Buying property often involves making compromises – you may have a clear idea about what you want from a dream home, but it’s usually impossible to find all of this in the perfect location, within budget. Rather than accepting that something has to give, a growing number of Brits are choosing to build bespoke; creating a home that is customised to their lifestyle requirements, in a location that they love. While the idea of starting from scratch might sound daunting, with the right experts on hand to help, it needn’t be. We find out how three couples realised their dream homes.

THE RESTORATION PROJECT Elizabeth and Ian had fallen in love with a dilapidated listed 18th Century Watermill, near Swindon, and had their hearts set on restoring it to use as a second home. It was a challenging project – nobody had lived in the mill since it had stopped operating in the early 20th century; the building’s foundations were just four cornerstones, and it had suffered 100 years of water ingress and neglect. Having extensively researched the history of the Grade II listed building, preservation was high on the couple’s agenda. Working with the architects McLaren Excell, they drew up designs that incorporated many of the original features and the mill’s machinery, including the original waterway that flowed into the house, and incorporated a modern extension to increase the living space. They contracted HNB Construction Services Ltd to tackle the challenging build. Director Anthony Nicholls explains: “Our first challenge was tackling the extensive and well-established water damage. A comprehensive water ingress and damp proofing plan was necessary, followed by shoring up the structural integrity of the saturated building before any further work could L UX U RY L ON D ON L I V IN G

10_FabricJUL22_Self Build Special_2p.indd 52

be done. Ironically, the client didn’t want to disturb the ancient watercourses that still flowed through the building. This meant the mill retained not only its most iconic natural feature, but that local ecology was not impacted.” When managing projects of such complex nature, specialist construction services and knowledge are invaluable. Anthony tells us: “Working with Historic England doesn’t mean that clients have to be limited. In this instance we added a modern extension that retained a real sense of the original building; original brickwork, stonework, timbers and steels were used where possible, and our team scoured reclamation yards for matching additional materials to work with the mill’s exposed machinery, cogs and cast-iron axles.” The extension had no heritage constraints, so Elizabeth and Ian were able to utilise modern techniques to manage the building’s temperature. A slatted brise soleil screen was added to the extension façade to help shade the bedroom in the summer, and under-heated polished concrete floors provided an efficient and low energy way to add and manage warmth; the thermal mass of the concrete floor improves natural insulation throughout the entire building so that heat is retained in the winter while remaining cooler in the summer months. Lower Mill is a fantastic example of a unique self-build project that lovingly revived a historical building creating a London couple’s weekend bolt-hole in the country. hnbltd.co.uk

THE DIGITALLY FABRICATED HOME It was Terry and Mickey’s dream to build a home on land they owned behind their London home, and after learning about Facit Homes on an episode of Grand Designs, they approached the team to discuss how they could work together to make this a reality. Originally, they had wanted to build on top of the studio that was built for print maker Mickey on the land soon after they bought the house in 1991. However, the two buildings would have been very different, both in construction and performance, so after much discussion with the team at Facit, it was agreed that it would be better to knock the studio down and start again.

SELF BUILD

Highgate home

Facit Homes use digital manufacturing technology to create individually designed, high performance homes – it is a unique approach that offers certainty from the very start, with the team managing every stage of the build. In this case, Facit worked with Terry and Mickey to understand what they wanted from the house, discovering how they would use each room and learning more about their lifestyle. It was important that the house had architectural merit and sat well in its environment, in particular the park which it sits beside. Plans were drawn up for a two storey, 2,300 sq ft home comprising a large studio room and separate study on the second floor along with a second bedroom, and a master bedroom and spacious living/kitchen/ dining room on the ground floor. As Terry and Mickey would be spending most of their time in the studio, it made sense for that to be the room with the best view. A spot under two lime trees was chosen, and the decision was made to clad the exterior in a timber rain screen coated in a dark stain to reduce the visual impact of the building from the park and minimise the need for ongoing cleaning caused by the dark coloured sap released from the trees. George, Facit Homes’ architect explains: “Finding an inner-city site which feels like it is in a woodland setting is rare. This proved to be an exciting design challenge and gave us a great opportunity to create a home that was distinctive, striking and integrated with a unique landscape setting.” The build was designed to make the most of solar gain to heat the house during the winter months, while the mature trees to the south of the property provide shading from direct sunlight during the summer. The new home is much lighter than the original Victorian property, featuring bigger south facing windows and a largely white or light grey interior to enhance the airy feel. Terry has asthma so the new home is carpet and curtain free with a composite concrete tile floor, thus reducing dust.

THE TURNKEY HOME Michelle and Russell purchased their house on a plot of land in Highgate in February 2017, knowing that they wanted to knock it down and start again, but understanding very well that it was extremely tricky to get approval on planning applications in this part of London. With this in mind, the couple knew from the outset that they wanted to work with the Octagon Bespoke team on the build of their new home – they had previously worked with the company, which provides a bespoke house building service handling everything from concept through to delivery, on a house only a few hundred metres down the road. Russell comments: “With such a complicated and sensitive build on the horizon, it was imperative we had the best team working on the project, and the quality of build synonymous with the Octagon name is second to none. We knew what we wanted from this house – we wanted somewhere big enough to host our families, with an expansive living area for entertaining, without creating a soulless edifice.” The couple spent a year working with various architects in order to find somebody capable of creating a design likely to appeal to Haringey’s planning department. MCMa architects stood out, and they were challenged with designing a contemporary house within the arts and crafts idiom. Planning permission was granted for their design for a contemporary 5,300 sq ft detached, three-storey residence in May 2018. The existing cottage was knocked down in late 2018 and building work began in early 2019 with architects, interior designers, landscape architects and the developer working together to achieve the brief. The result is a lightfilled home with five en suite bedrooms. In the huge living/kitchen space 12m wide floor-to-ceiling sliding doors allow for a seamless transition between indoors and outdoors, showcasing the beautifully landscaped garden. The house also boasts a utility room, pantry, study and cinema room. Michelle explains: “Building your own home is obviously a massive job, one that can at times be extremely stressful, but it was an absolute joy and pleasure to work with the whole team – we loved it.”

GOING UNDERGROUND

HOME SPAS TO INSPIRE

From ingenious indoor/outdoor pools to subterranean sanctuaries, these residential projects make a big splash on the design front WORDS by ALI HOWARD Sloping skylights provide daylight to this striking underground spa. Their unusual curved shape is pleasingly mirrored throughout the space – from the sweeping woodwork to the central circular jacuzzi

The owners of this Notting Hill townhouse enlisted west London’s 23+GS/318 Architects to realise their dream home spa, and for that, they had to go underground. But with both space and sunshine at a premium in the Capital, creating an airy and light-filled subterranean leisure complex is no mean feat. Stuart Robertson, the studio’s design director says: “For us, the key to the success of underground spaces is the quality of space, light and air providing a calm and serene retreat: timeless, eternal, style over fashion… High quality natural materials, and smooth and simple surfaces without unnecessary ornamentation allow for a feeling of relaxation and escape from busy lives. Less fussiness, less glitz gives a sense of ease and of time being our companion.” Stuart talks of the “meditative” quality of materials used in the project. A cool palette of double-height glazed and concrete-like tiled walls is complemented by polished plaster concrete finishes. But here, the man-made is offset with natural elements – not least the still blue water, which offers a sense of serenity. Imposing vertical louvres of dark stained wood are used to separate the pool from the adjoining film room and, thanks to some carefully positioned spotlights – both overhead and recessed into the seating area – there’s shifting glimpses of light that capture the texture of the grain, and the wood’s natural variations in tone. The curvature of the huge, sloping skylights is pleasingly echoed throughout the spa, too, from the walls to the woodwork, and from the central circular jacuzzi to the curved shaping of the pool itself. “An interesting element here is also the curved concrete bench, which cuts through the glass wall presenting a striking visual metaphor as if half the bench has been submerged in water,” says Stuart. “All the elements combine to form a chapel-like restorative environment.” 318.studio

Attention-grabbing details replace muted design features in this striking home spa

INSIDE OUT A listed flint wall, which originally formed part of the garden wall of this family home, could have been seen as a hindrance. Instead, it became a historical design feature in this otherwise stark and modern infinity pool, the handiwork of Guncast, together with architect Neil Etheridge. Guncast’s managing director Jack Harding says: “The client’s brief was for a contemporary family swimming pool that joined onto the existing property, enabling direct access between both buildings. Neil was forwardthinking and managed to develop a scheme that left intact the listed garden wall. He used a cluster of existing outbuildings to connect up and create an indoor pool, which was effectively built as a ‘lean to’ against the wall.” The rectangular swimming pool is simple in shape but it boasts a heady mix of natural and manmade materials and a wealth of interesting textures. Here, industrial styling and clean, contemporary lines are flanked with centuries-old engineering and craftsmanship. But the pleasing contrasts don’t stop there. Huge sliding glass doors seamlessly connect the pool with the adjoining patio area, creating a flexible indoor/outdoor space that successfully blurs the boundaries of each, while the smooth, pale stone patio acts as a direct contrast to the bumpy flint wall. “Although this was a complex build that required skilled craftsmen, an extremely well architecturally-planned pool was built for the client and their family by the team,” says Jack. “The large sliding glass door, which completely opens the pool hall to the exterior paved area, is the real element that makes this a family pool. Being able to open and enlarge the facility in this way means the garden and play areas are clearly visible from the pool, and vice versa. Effectively, the indoor and outdoor areas blur into one, which, to me, is hugely desirable.”

ON THE TILES “Spa design concepts often look to engage the senses by removing distraction, so it is common to see void and muted spaces,” explains St. John’s Wood based interior designer Shalini Misra. “When I designed the spa for the basement of this London home I wanted to engage the senses through stimulation, creating moments of impact and focus that had more energy than some traditional spa settings.” Using a mix of contrasting materials including wood, concrete, chequered tiling and marble, Shalini and her team set out to create a “layered sensorial experience”. The pool and its surrounds offer all the calm and serenity you’d want from a conventional wellness setting but this is also an enlivened space, thanks to its bold design and attention-grabbing details: the chic black and white checks add interest beneath the waterline, while the patterned tiling in the steam room offers a warm Mediterranean feel. The homeowners of the detached Italianate villa already had an enviable art collection, which Shalini worked into the design of the rest of the property. The subterranean spa is no different, with a huge, contemporary cubic artwork suspended above the pool, as well as some carefully selected wall-hung sculptural pieces. “It is unusual to see this kind of work in a spa setting,” says Shalini. “It helps to set the experience of the space apart.” As with any basement spa, lighting is allimportant. You’d be forgiven for thinking the pool area floods with natural daylight, but the skylights overhead are in fact created using clever artificial lighting that successfully mimics the real thing. Where natural light does flood in, however, is through the adjacent gym, which looks out onto a bright and verdant courtyard. “We have used mirrors both in the gym and pool area to amplify that light, and it gives the entire space a very fresh feel,” explains Shalini. shalinimisra.com

TASH BRADLEY

This country retreat may be a rental but it’s been curated with love WORDS by ALI HOWARD PHOTOGRAPHY by EMMA LEWIS

It’s rare to find a rental property you can fully put your creative stamp on, but when Tash and her husband viewed this Victorian lodge house, they saw nothing but potential. “The walls were knocked down and it was a building site,” she explains, “which was great as it was a clean slate. I spoke to the landlord and agreed that we could choose the paint to go on the walls if we could provide it, which was brilliant as it meant I could choose all the colours. I then ended up picking out the carpet, flooring and other design assets. It meant we were able to decorate despite the house being rented, which we’re very thankful for.” Tash happens to be director of interior design and colour psychologist for contemporary paint brand, Lick, and so it’s fair to say the landlord struck gold, too, with such a visionary tenant. “It doesn’t matter if you’re renting or buying, I still think it’s important to get the feeling that the house is right for you,” Tash explains. “When we entered the drive of this property, we knew it was the one for us. My non-negotiables are light, as I think sunlight is so important, and I also really like high ceilings, not only do they look great but my husband and I are very tall!” A Victorian renovation seems a natural fit, then, for the generous ceiling height as well as the characterful details. “Personally, I need a bit of character in a home,” says Tash. “I love a little bit of a story behind a building, it makes it more special and whimsical.” In this case, the house used to belong to the gardener on the old estate. “Our garden used to be the vegetable garden that fed the estate, meaning it still retains the original walled features,” Tash explains. Fusing classic styling with contemporary colour pops, the house is at once fresh and modern, yet it keeps its original country charm. Where antique style armchairs are paired with

Given a rare opportunity to decorate her rental home from scratch, Tash Bradley has chosen a vibrant, modern palette that perfectly complements its original features and country charm

bright cushions in graphic prints, original fixtures are met with bold, monochrome walls that offer vibrant energy. Tash comes with 10 years of experience in interior design and property development and has spent the past few years specialising in colour, with a degree in colour psychology. “I love helping people around the world transform their homes and I’ve carried out over a thousand colour consultations during my time at Lick,” she says. Naturally, Tash’s colour expertise is put to good use here. “The colours we’ve used in our home have been quite bold,” she says. “I love that we were able to design the house purely for my husband and me, thinking about what makes us happy. We started from scratch and had one picture that we bought years ago, it’s a view of our favourite place in Cornwall, Trebarwith Strand. We decided that we loved the colours in the picture and wanted to replicate the feeling the picture gives us. The colours in our home are striking, for example, our sitting room is bright pink (Lick Pink 04) but I’ve implemented colour harmony with it, introducing complementary colours, blues and different tones of pink, too. It’s bold and playful but really works with the room without feeling too overwhelming.” When it came to furnishing the house, Tash was adamant she didn’t want everything new, insisting that a home full of

box-fresh pieces can make it look like a showroom. Instead, she plumped for pre-loved furniture and fittings alongside some carefully chosen new finds. Her decision to go vintage is in keeping with the architecture of the property but it’s for the sake of sustainability, too – something Tash is particularly mindful of. “I wanted to find treasures and furniture such as loveseats, beds and curtains on resale sites,” she explains. “All of my curtains are second-hand and they’re fabulous, I just had to add a bit more fabric onto the ends so they fit the windows.” Then there are the go-to brands, as well as creative hacks that Tash can easily turn her hand to. “I have a beautiful, cord pink sofa that was bought new from Jo & Co Home in Cornwall, it fits well within the room against the older pieces, which makes the home feel welcoming. My go-to for lighting is Pooky and I buy my headboards from Etsy. I like to upholster all my headboards with beautiful fabrics. The cushions are from Andrew Martin, I’m obsessed! And I love small, independent shops and antique fairs or flea markets for side tables and cabinets, too.” Naturally, the painting of Trebarwith Strand, which inspired the entire look, is Tash’s most treasured possession here. It takes pride of place above the living room fireplace. Other favourites include a huge white Moroccan rug with beautiful detailing and a yellow accent. “However, since we got a puppy we’ve had to roll it up and hide it away,” Tash concedes. “Another favourite is this incredible vase we spotted whilst visiting Bruton. The vase is bright yellow with the face of a woman who emanates joy. I always tell my clients that you need an element of fun in every room, and you can’t help but smile when you see this vase. The bright yellow gives you a boost of energy and it sits in the pink living room.” It comes as little surprise that this is Tash’s favourite space: “I’ve always wanted to go bold with pink and it makes the room really joyful. Whenever we host friends in the room we have a great time! We plan to eventually fill it with artwork, our style of art is playful and colourful.” Instagram: @tash_lickcolour (lick.com)

SCHOOL OF LIFE

School’s out this month, but education needn’t go on pause until September. Harrow School Online Tutoring offer these tips for continuing your child’s learning over the summer holidays

W

e know that the last couple of years have meant some children have missed out when it comes to their learning. If you’re thinking about catching up over the summer, an organised and mindful approach will help make this more enjoyable for everybody involved. Harrow School Online Tutoring share these tips:

Read Reading is an important part of the curriculum as it allows your child to access their subjects and wider learning. Encourage them to read every day throughout the summer. This needn’t be lengthy textbooks or novels if that doesn’t interest them – it is far better for them to read something they enjoy, so short blogs, magazines, or newspapers are just as beneficial. Continually using the skill is more important than what is being read.

obvious that the activity is learning. It could be something as simple as taking a walk together and pointing out key points of interest along the way.

Talk to the teacher Start planning before the end of the school term – use parents evening to find out whether there are any areas where your child may be falling behind. Ask what the teachers would recommend as a way forward over the summer.

Little and often Try to incorporate a small amount of learning into most days, rather than planning large chunks. Keep your child motivated throughout the summer by structuring their learning around something they enjoy and try not to make it

Tutoring If you need to, find a tutor who can build the depth that your child needs in a specific subject. A tutor can help your child to catch up if necessary or get them on track for the start of the new school year. Work alongside the tutor to ensure that you are also supporting your child with the subject.

Think ahead Plan your activities in advance so that they are structured and well thought out. Be sure to include the whole family so that no one will feel excluded.

Have fun! We always remember things better when we have had fun learning them, so it is important that your child enjoys what they are learning. Focus on the things that interest them the most and build the learning around these, so that they are not aware that they are learning. Planned properly, everyday activities like gardening, cooking and days out all offer an opportunity to reinforce your child’s learning. Harrow School Online Tutoring brings the latest online learning technology together with experienced fully qualified teachers to deliver a high-quality Tutoring service. Created for pupils seeking academic success to empower them onto the next stage of their education. To find out more visit harrowschoolonline.org/tutoring

MEET THE HEAD

DOING A WORLD OF GOOD Teenage volunteering is a win-win game. Not only does the community benefit from the passion and energy teens bring, but the kids themselves gain confidence and a sense of self-fulfilment from making an impact. Studies have also shown that volunteering can reduce depression among teenagers while increasing their social and academic success. And the skills they develop will look great on their CV or UCAS form. There’s a particular reason to get stuck in this summer, though. “It’s always a good time to volunteer, but the cost-of-living crisis can help students to really understand that their experience of the world isn’t the same as everyone else’s,” says Becky Ward, education experience specialist at Tutor Doctor. “Volunteering will give them that wider view while also building skills and connections.” Helping out at a food bank or soup kitchen is a good choice; as Becky explains, “Food security is the first thing to go when people experience financial hardship, so it can be really eye-opening.” London borough councils and local churches may also have programmes of financial and practical support that teens can help with. And some city farms take on teenage volunteers to help with day-to-day tasks, which may include programmes for disadvantaged children.

Sandrine Paillasse

St Christopher’s School What makes the school different? We combine intellectual pursuits with the joys of childhood. In a typical day, a St Christopher’s girl might debate philosophy questions, zoom around the playground in her cargo shorts at break, explore nature on Hampstead Heath with her friends, furrow her brow when scheming her next chess move, dance, meditate and write acrostics for the school magazine.

For Becky, the key is to get your teenager to drive the decisionmaking process. These tips will help: 1 Sit down with your child and brainstorm what they could do. What sparks their interests and passion – even aligns with their future career goals? Then encourage them to contact organisations that might help: vInspired, the British Youth Council and the Duke of Edinburgh’s Award are all good sources. 2 If no established opportunities appeal, suggest they find their own way to contribute – for example, by doing a bake sale or a walkathon to fundraise for the issues they care about.

3 Be aware of your child’s maturity and emotional mental health. Don’t let them volunteer for something that might negatively affect their wellbeing, and make sure they strike the right balance. There should still be time for fun. 4 Check out their chosen organisation. If it’s a charity, is it registered at gov.uk? Does money raised go where it’s meant to? Answering these questions will reassure you that no one is profiting from your child’s efforts.

What’s your personal educational ethos? Education should open minds and soften hearts; our children should leave us ready to tackle all challenges, driven by compassion and ambition. I also believe in the value of space and unstructured play time, to allow pupils to be mesmerised, overwhelmed, excited, sad or happy. Otherwise, how can our minds wander freely and creativity survive? How do you balance extracurricular activities with academics? The curriculum and the co-curriculum are interdependent, both allowing our pupils to develop skills and aptitudes, and each informing the other. For example, our PE team teach our pupils to confront their fears and self-doubt, not be paralysed by them. What did Covid-19 teach you about educating children during a pandemic? Connectedness was vital for us all at St Christopher’s. Thanks to the power of technology, I heard and read the girls’ lockdown stories, and they heard mine. Somehow, a renewed and stronger bond was created, in ways we couldn’t have imagined. After all, one of our values is a sense of community – and we’re nurturing this more than ever. The London Buyers’ Agent Deborah Stanton from Garrington Property Finders discusses what the area of Fitzrovia has to offer house hunters and how best to navigate changing market conditions In this month’s magazine there is a focus on Fitzrovia, a small area positioned to the east of Marylebone and north of Soho. Those who live here have central London on their doorstep but enjoy the area’s relative calm and the respite from the bustling West End. A perfect central location to call home? Fitzrovia is perfectly located for making the most of life in central London; a short walk to the west will take you to Regents Street and Piccadilly Circus. Central London residents will attest that each area has a very different feel about it, from the architecture to the businesses that typically base themselves in an area – Fitzrovia is home to a large proportion of the capital’s creative companies including advertising, film and media agencies which is reflected in the fashionable eateries and bars that have become popular local hangouts. Fitzrovia has a unique identity and atmosphere to those areas that surround it. A lesser-known enclave, especially in comparison to the neighbouring areas of Soho and Marylebone, perhaps because it has been underappreciated for all the wonderful things it has to offer.

and warehouse conversions; the area has property to suit all tastes and budgets. The attractive architecture, perfect central London location, variety of styles and sizes of homes and the eclectic collection of shops and eateries on the doorstep, all make Fitzrovia an appealing place to live.

Deborah Stanton

Why move to Fitzrovia? Whilst Fitzrovia’s main streets, such as Charlotte Street and Great Titchfield Street, are hives of activity, the web of residential roads tucked in between offer comparative tranquillity whilst remaining just moments from the action. The area has seen considerable change over the past decade with several stunning new developments including Rathbone Place and more recently one on Cleveland Street. For homebuyers considering the area, there is a broad selection of property ranging in age and style from beautiful Edwardian buildings and Georgian houses, to mews houses, mansion blocks

Buying in a changing market As we move into the second half of 2022, we find ourselves in a somewhat changing market. Across London the demand for properties continues to outstrip the supply of property for sale but there are early signs of caution amongst buyers with wider economic factors having an impact on decision making. Success in the property market largely hinges on buyers and sellers being able to meet each other ‘halfway’ in a transaction that is often laden with emotion, innate bias, and a fear of ‘getting it wrong’. In a changing market, these sentiments are harder to manage, underlining the need for objective guidance. A buying agent who knows the local area is best placed to help you make sense of the market, with advice tailored to your personal plans, the property types being considered and specific locations.

Garrington’s property consultants help buyers find and acquire properties that meet their lifestyle requirements. Their local expertise and in-depth knowledge of the property market helps homebuyers save money, time and hassle. Fitzrovia has been our home from home for over 10 years now. While we live in Stockwell, with three businesses within five minutes’ walk of Warren Street, we’ve practically become part of the furniture here and love the neighbourhood. It’s rare we walk down the street without bumping into a familiar face. Despite being smack bang in central London, there’s a real sense of community and plenty of lovely public spaces (shout out to Regent’s Park, Fitzroy Square, Whitfield Street Gardens and Fitzrovia Chapel to name a few). Every day we cycle into Fitzrovia and our first stop is always Warren Street, where our deli Honey & Spice lives. We spend most of our day between the deli and our two restaurants, Honey & Smoke on Great Portland Street and Honey & Co., which has just moved to a new location on Lamb’s Conduit Street in Bloomsbury – another gorgeous neighbourhood – after 10 years on Warren Street. Miel on Warren Street is great for morning pastries, and for lunch we love to go to Bento-ya (aka Happiness in a Box), also on Warren Street, for katsu curry, or the Indian YMCA round the corner on Fitzroy Square. For anything and everything bike related we head to Velorution, which is just down the road from Honey & Smoke. When we have a few hours to wind down in the afternoon we might spend them in Fitzrovia’s brilliant small galleries – special mention should go to the Rebecca Hossack Art Gallery and the Woolff Gallery. There is also always something interesting to discover at the Wellcome Collection on Euston Road, or at RIBA. And it goes without saying that we can spend hours in the reading rooms at the British Library, too. In the evening, when we’re not working, we’ll head for more Japanese food, and it doesn’t get better than ROKA on Charlotte Street, followed by some classical music at Wigmore Hall.

Daniel Sugarman, Knight Frank

“We’ve seen Fitzrovia grow quite rapidly over the last five-to-ten years in terms of property values. It attracts many buyers, both domestic and international, due to its central location and its residential/city style of living. Whether a buyer is looking for a high-end new development with amenities, or a traditional period-style townhouse on a beautiful garden square, it really does offer a plethora of property styles to meet any buyer’s needs.”

Nick Poppe, Savills

“ Fitzrovia offers a superb blend of vibrant West End living with a mix of Victorian architecture and spectacular new developments. It’s usually seen as a slightly less edgy alternative to Soho, but with equally impressive transport links, including the newly opened Elizabeth Line at Tottenham Court Road. Regent’s Park is on its doorstep, as are some incredible restaurants and bars. My favourite spot is Charlotte Street, which caters for a variety of tastes.”

“Over the last two decades, Fitzrovia’s popularity has been growing. More embryonic and entrepreneurial than its bigger sister Marylebone, it is a magnet for the younger and artier set, who find the buzz of its galleries, showrooms, restaurants and bars irresistible. Nothing beats a meander through the neighbourhood on a sunny day, stopping at the Charlotte Street Hotel to watch the world go by from one of their outdoor tables.”

Local heroes KAFFEINE, W1W

According to Dexters’ Lazarus Demetriou, “there is nowhere better in London for independent coffee shops than Fitzrovia.” But Kaffeine is a stand-out: “It’s a cosy coffee shop that’s always buzzing with people,” says Lazarus. “The team here works with Square Mile Coffee Roasters to produce some of the best espresso in the city. I always recommend my clients try their Coffee Tasting Flight. This is a fantastic tray comprising a single shot espresso, single shot cappuccino as well as a cascara palate cleanser made from dried coffee cherries!” 66 Great Titchfield Street, W1W (kaffeine.co.uk)

ELYSEE, W1T

This elegant eatery is quite the local institution: it opened back in 1963 and has welcomed some illustrious diners over the years, from politicians to movie stars. “Whether you’re looking for a relaxed evening with traditional Greek cuisine, a drink and casual meal on the fabulous roof terrace, or to get involved in the exciting live entertainment (with everything from the in-house band to belly dancing and plate smashing), Elysee has it all,” says Aidan Coates from Hamptons. “Situated on Percy Street, it’s then a short hop to the bars of Charlotte Street for a nightcap.” 13 Percy Street, W1T (020 7636 4804; elyseerestaurant.com)

ELECTRIC SPACE, W1T

Chesterton’s Carlos Riveros tells us he couldn’t live without this local salon: “It’s located in an iconic five storey town house that was once home to the Lazarides Gallery. Owned by my friend Mark Woolley, it offers a shared workspace concept, providing an inspiring platform for carefully selected independent hair stylists. Mark has done my hair for years and he knows how to blend my greys better than anyone!” 11 Rathbone Place, W1T (020 7935 0015; electric-space.co.uk)

Once the Capital’s tallest building, the BT Tower might just be one of London’s most recognisable landmarks, but for years its existence was protected by the Official Secrets Act. Because its aerials carried military signals, it was not officially acknowledged – it did not appear on maps and taking and storing photographs of it was against the law. Meanwhile, it was open to the public who could dine in its revolving restaurant and take pictures from its observation platform. Bonkers!

Designing your dream home may seem like a monumental task, but Octagon Bespoke’s expert turnkey service allows clients to design and build their unique property with the help of a skilled in-house team of experts.

Laurence Holder, Director of Octagon Bespoke comments: “We take a personal approach to every project, producing a space that really reflects our clients’ tastes, while supporting their lifestyles. For those who enjoy leisure activities, an indoor swimming pool or innovative home gym may be at the top of their wish list, while a trendy underground games room may be a priority for others. No matter the requirements for your home, we note all our clients’ requirements and work with them throughout the process to ensure every detail has been achieved.” Octagon clients have the option to employ Octagon Interiors, a comprehensive interior design service, to unlock the full potential of their new home. This rare partnership between the house builder and interior designer provides a seamless client experience, where the interior team are involved from initial conversations with the architects, through to the finishing touches on your coffee table. Recent Bespoke clients Poornima and Giri chose Octagon Bespoke to replace their existing property in north London with a brand new, custom-made three-storey property with five en suite bedrooms, four reception rooms and a beautiful landscaped garden. Poornima comments: “Over the years, we had viewed many Octagon homes, however, none had been in quite the right location for us. Octagon’s Bespoke service turned out to be the perfect option as it meant we could build our dream home, in the location we already knew and loved.” “The Octagon team managed a lot of the work during the planning stages, from liaising with neighbours to attending council meetings on our behalf. This was really valuable as it would have been a very time-consuming procedure for us to carry out ourselves.” Octagon Bespoke take on projects from £1m+ and are actively seeking land across London and the home counties for upcoming projects of varying size. Jonathan Wein Glentree International

Hamptons has announced mental health charity Mind as its new charity partner. Mind provides advice and support to empower anyone experiencing a mental health problem. The charity campaigns to improve services, raise awareness, promote understanding, and provide support directly to those who need it most. Lesley Cairns, managing director at the estate agent, tells us: “Here at Hamptons we have shown great determination when it comes to fundraising and, having reflected on the impact lockdown has had on mental health, we have decided we would like to rally together as a business to raise funds for Mind. We felt it was important to choose a charity that shared similar values to us in striving to create respectful relationships with our clients and colleagues alike, in listening to and supporting each other.” The money raised is expected to support Mind’s invaluable Infoline alongside its online community Side by Side, which is open for anyone feeling isolated.

How long have you been in the business? 22 years strong! If I wasn’t an estate agent I’d be… a sneaker trader and luxury private shopper. Sneakers have become huge commodities over recent years. It also seems to be where the kids are making it these days! I love London… because of its vibrant energy and mix of diverse and unique cultures. Favourite London street? Bond Street. I love to look at watches I can’t afford. Where do you go for head space in the city? The view from Primrose Hill will always be close to my heart. Best place to grab a coffee in the Capital? Medi Eatery and Macchiato Bar in Golders Green. No coffee can compare. Favourite London restaurant? Goodman, absolutely no doubt!

ASK THE AGENT

Most memorable sale? These are the ones I can’t talk about… Let’s just say there are some very weird and wonderful people out there!

“Guide price”, “offers in excess of”, a straightforward asking price… what’s the difference? “‘Guide price’ refers to an amount that is desired by the vendor and is designed to be the starting point from which to make an offer. It will allow both higher and lower bids to be made and will be influenced by factors such as location, size and finish. This also allows us to move away from an ‘asking price’, and avoid situations where a buyer might feel they have to offer the seller what they want. While less common in London, some vendors may choose to market their property using an ‘offers in excess of’ price. This gives a baseline or minimum price and suggests to buyers that only offers above this will be considered.” Elias Raymond, Savills

Penthouse or garden flat? Penthouse, I’m a sucker for a good view. London’s most impressive building? For me, I love the look of Lloyd’s of London. It’s always fascinated me with its inside-out visuals and industrial feel. Favourite Londoner? Given that it’s her Jubilee year, I’ll the say Her Majesty the Queen. Creature comfort? I couldn’t live without my sneaker collection. I’ve put some hard graft into that! Any hidden talents? Some say I have mad skills in the kitchen/ barbecue area. You’ll have to see for yourself.
