The definitive guide to London living
Golda Rosheuvel reigns supreme in our exclusive shoot and interview
63
FROM THE EDITOR I come bearing exciting news – this month sees the return of Netflix’s Regency romp, Bridgerton. I’ve been lucky enough to have a sneak peek at the first two episodes and can tell you that they’re every bit as riotously glorious as the first series. We’re delighted to welcome the wonderful Golda Rosheuvel, who plays Queen Charlotte, to our cover. It was such a pleasure to interview her, and I hope you’ll agree that the shoot is absolutely stunning. It sets the scene for another gorgeous issue, in which our interiors focus is kitchens – always one of my favourite topics. This time, we look at how to get the most out of your storage, whatever the size or style of your space. We also take a tour of the home of interior stylist Dee Campling, whose Scandi aesthetic has us hankering to make some home improvements of our own. Elsewhere in the magazine, we investigate what makes Belsize Park so perennially popular, and ask our agents for the latest property market news and views.

THEATRE
To Kill a Mockingbird From 10 March, Gielgud Theatre
Aaron Sorkin’s adaptation of the 1960 Harper Lee novel sees its West End premiere this month, following a sell-out Broadway stint that was rudely shut down exactly two years ago. But a global pandemic is no match for this enduring tale that’s sold over 45 million copies worldwide, inspiring conversation and change in the fight for racial equality. It’s also provided American literature with some its best loved characters. On this side of the pond, the mysterious Boo Radley/Mr Cunningham is played by London theatre stalwart Harry Attwell; Shakespearean actor Jude Owusu plays the tragically wronged Tom Robinson; star of stage and screen Rafe Spall plays lawyer Atticus Finch; while Welsh actor Gwyneth Keyworth, best known for Misfits takes on feisty and curious tomboy, Scout. While the London stage suffered incalculable losses during the pandemic, streaming sites that brought us bingeable box sets fared rather better – and so it seems only right that television should be giving back to theatre. This is an unmissable evening for fans of Shonda Rhimes’ Emmy-nominated Bridgerton as Downton Abbey star Jim Carter chats to the cast, which includes Adjoa Andoh, Nicola Coughlan, and his own daughter Bessie Carter, who plays Prudence Featherington in the raunchy Regency drama. All proceeds go to Kiln Theatre in order to keep the drama space thriving. Expect high jinks, fascinating insight and a post-talk Q&A. 269 Kilburn High Road, NW6 (020 7328 1000; kilntheatre.com)

WEALTH MANAGEMENT
Inflationproofing your investments The spectre of soaring inflation is back. But if you put your money in the right places, it needn’t haunt you WORDS by CLAIRE ATHERTON

WEALTH MANAGEMENT
Is investing in gold still gold standard when it comes to beating inflation?
Gold tends to do well in catastrophic times, but the problem is it doesn’t pay any income. So at other times it looks even less attractive than cash. It’s also very volatile: between 2011 and 2015, the value of gold fell by 40 per cent. The same applies to cryptocurrencies like Bitcoin (“digital gold”), which a lot of people have been putting their money into. We’d advise only investing in these at the fringe of your portfolio, with money you can afford to lose.
What about beating inflation through collectibles? I read that LEGO goes up in annual value more than gold, stocks, bonds, stamps and wine…
If you really believe in the underlying value of an asset and have done your research – including looking for trends over time – there could be potential. But I certainly advise against anyone putting their life savings into dolls, LEGO or whatever. Take fine wine, for example: where would you store it, which countries would buy it and who’d sell it for you? If you want to collect something as a hobby, that’s fine, but it’s not a quick investment win in any way.
Anything else I can do to inflationproof myself?
I
f you’ve built up a nice stash of savings during the pandemic, the last thing you want is for rising prices to gobble it up. But in December 2021, the Office for National Statistics announced that the UK rate of inflation – as measured by the consumer price index, or CPI – had hit a 10-year high of 5.1 per cent. And according to Susannah Streeter, senior investment and markets analyst at Hargreaves Lansdown, the only way is up. (For the first half of 2022, anyway.) So, how worried should you be about this upward trend? That depends where your money is, says Susannah. “If you’ve invested a lot of money in bonds, their interest payments are fixed, so the value could be eroded by inflation.” The same goes for cash you may have built up in your current account. “You may be worried about investing in the stock market because it’s risky,” says Susannah. “But in the longer term, putting your money in a tracker fund offers the potential for much greater returns (around eight per cent a year on a historic basis) than if you’d left it languishing in a cash account that pays negligible interest.” Here, Susannah answers some of the questions you may have on how to manage investments in order to beat inflation.

What kind of companies should I invest in?
The ideal is to find companies that are resilient in the inflationary environment, offer reasonable dividends and have longer-term prospects for capital growth. Options include: 1. companies in healthcare and health tech, which are benefiting from the ageing population 2. companies that have invested in properties in the healthcare sector 3. utility companies (particularly the National Grid, which is putting itself at the heart of the electric revolution) 4. tech-based companies that have comparatively low input costs because they don’t need lots of raw materials. More generally, companies with better pricing power – meaning they have good relationships and a flexible pricing policy with their suppliers – are more inflation-proof because they can put their prices up. (Though there’s a risk they’ll lose consumers to cheaper competitors.) Companies that have a really coveted, iconic product may also prove more resilient. Or ones with subscription models, where people have become reliant on the service and don’t want to give it up.
The pandemic was a curveball, so people are dusting off their CV and going for higherpaying jobs (what’s become known as The Great Resignation). It’s a good way to beat inflation, rather than waiting around for a pay rise. But when you’re negotiating your salary, make sure you’re also negotiating a really good pension, with employer contributions. And that you’re using all your tax-free allowances.
What about using my pandemic savings to top up my pension pot?
Sure – as long as you have a buffer of threesix months of essential expenditure in an easy-to-access savings account. If you’re under 40, though, you could look into investing in a Lifetime ISA (LISA). You can save up to £4,000 a year in cash or stocks and shares, which the government tops up with a 25 per cent bonus. And you won’t pay any capital gains tax when you sell.
If I only do one thing to beat inflation, what should it be?
Make sure you’ve got a very diversified portfolio. That means a broad of range of assets – funds, equities and maybe some bonds. Then you can play around the edges with more risky things (like gold, cryptocurrencies and collectibles) with money you can afford to lose. For more ideas, see hl.co.uk

INTERVIEW
The wait is almost over: the first series of period blockbuster Bridgerton, which aired at the end of 2020, drew record audience numbers for Netflix, and the eagerly anticipated follow-up is due on screens later this month. Something that Golda Rosheuvel, who plays Queen Charlotte, is clearly as excited about as the show’s fans. “The first season we didn’t really know what it was,” she tells me. “Obviously, you know day to day what you are filming, but the kind of impact was never thought about. So, coming back with season two… it’s just amazing.” Though she plays a notorious gossip in the show, in real life Golda is guarded about what we can expect from this second series. “We have got new characters coming in and Anthony’s love match will be investigated this season. The queen, obviously, is up to her old tricks. New tricks, possibly. But yes, more of the lovely glorious same,” is all I can tempt her to share. Golda’s character is an interesting one; historians believe that Queen Charlotte was England’s first mixed-race royal, a fact that Shonda Rhimes, the show’s executive producer, has embraced by reimagining what Regency England may have looked like if the queen had celebrated her African identity. In the Bridgerton world, Charlotte’s entrance into the royal family changes the face of the aristocracy, opening doors for people of colour to hold titles. Shonda’s decision to cast the Guyanese-British actress in the role makes this the first portrayal in popular culture of a British royal by a Black person. “What we are doing in Bridgerton, and what Shonda Rhimes is really pushing for, and has pushed for in the whole of her career, is getting people to tap into the fact that diversity and inclusion are really important, that reflection is really important,” Golda tells me. “It is always good to put positive role models out there. To reflect the world that we are living in. It’s so important that young Black and brown people can see themselves in roles and positions that they might have been told are out of their reach. And I think Bridgerton really celebrates the fact that we can all reach for our dreams if we want to.” Vital to this representation of Charlotte are the extravagant wigs she wears – not just faithful to the Regency style, they
45
06_FabricMAR2_Interview (GR)_7p.indd 45
have been designed to reflect Afro hair, as well. “The genius Marc Pilcher and his team did a really amazing job,” Golda tells me, enthusiastically. “We have to stick to the Georgian framework – so it has to be historically correct – but within that, we can play around. This time around there was a bit more collaboration, which I love. As you go on as an actress in a series, and you get to know the character more, there’s more of a say that you can have. The stuff that we are coming up with is really exciting and I think there are going to be some ‘oohs’ and ‘aahs’ when Charlotte comes on and people see what she is wearing!” she tells me, eagerly. Donning the costumes – a process that takes up to two and a half hours – is a big part of embodying the character. “When I start getting ready there are layers of costume, and times in the day when I can look in the mirror and go; ‘yeah, there she is!’,” Golda reveals. But the appeal of the costume is more than just cosmetic, she goes on to explain. “I think there is definitely an element of being double corseted that helps you to get into the role. It changes the way that you stand. It changes the way that your body moves. The way that you sit. Even the way that you speak, because your lung capacity is altered due to the compression. And the weight of the costumes, and all the jewellery and stuff definitely changes the way your body moves, and how you express yourself.” Though the queen did not actually appear in Julia Quinn’s books – on which the show is based – with her icy stare and commanding presence she regularly stole the scene in the first series of Bridgerton. So much so that it was announced last year that the royal will be getting her very own spinoff series, penned by Shonda Rhimes and produced by her company, Shondaland. Golda can see the appeal: “She is great, I love her dearly!” she exclaims. “There are roles in every actor’s repertoire that really connect, or reflect the inner soul of the actor, and Charlotte was one of those characters that just landed really well with me,” she says. “I felt really connected to that kind of world – my mother was white, and elevenses and afternoon teas and suppers were very much part of my upbringing. Do you know what I mean? I suppose it is a certain outlook on British society that really leant itself to playing Queen Charlotte.”

“WHAT WE ARE DOING IN BRIDGERTON IS GETTING PEOPLE TO TAP INTO THE FACT THAT DIVERSITY AND INCLUSION ARE REALLY IMPORTANT, THAT REFLECTION IS REALLY IMPORTANT” With another two series of Bridgerton commissioned after this one, it is clear that Golda will be spending quite a bit more time with Charlotte. “It’s going to be a big couple of years for the Bridgerton franchise,” she smiles. And there are other projects waiting in the wings, too. “There’s a wonderful animation that I am going to be involved with, for DreamWorks, called Orion and the Dark,” she reveals “I play one of the characters. I love voiceover work. It is so joyful; like a workout for two hours, I tell you! I come out of there needing to lie down for the rest of the day. So that is one thing that is happening. And there might be some theatre work, though that hasn’t been confirmed. But I am happy doing Bridgerton. And I am renovating my house and doing normal things. That allows me to live a bit of a life outside work.” Before Queen Charlotte, Golda was perhaps best known for her theatre work: notable credits include The American Clock and A Christmas Carol (The Old Vic); Porgy and Bess (Regent’s Park Open Air Theatre); Romeo and Juliet (The Globe); Angels in America (Headlong Theatre); Now We Are Here (Young Vic) and an all-female version of Othello (Liverpool Everyman Theatre). She explains that the mediums of stage and screen are so different that they feel almost like separate jobs to her. “From my experience, theatre is a really personal, intimate experience between a group of people in an enclosed space. So, when I do theatre, I am always excited. I always turn the tannoy up so that I can hear the audience coming in – because it is a really exciting noise for me… The doors will shut, and we will all be in a space where a story will be told. And we are all going to experience it on different levels and react to each other,” she tells me. Screen, on the other hand, is fast-paced. “That lends itself to my need to move on and do other things,” she explains. “But also, with television and film, you have to give it over to somebody else. So, it is a really good exercise for me about ego. In my… however many years I have been doing it… the greatest lesson I have learnt is to not let the ego take control, because, at the end of the day, between action and cut, that is where I am in control. And if I feel as though I have done a good job, and that I have given as much as I can within all the scenes, L UX U RY L ON D ON L I V IN G
06_FabricMAR2_Interview (GR)_7p.indd 48
then whatever comes out of the edit is going to be OK.” Does she have a preference when it comes to the two? “I think that it is really important as an actor to have a mix of both,” she says. “Because it is different muscles, isn’t it? It is like being an athlete. Different disciplines will work different muscles and require different training.” The analogy is particularly pertinent for Golda, whose life very nearly followed a very different path. “I was an athlete before,” she reveals. “I played hockey for my county, I played netball for my county. I swam for my county. I did athletics. Trained for the Olympics and then, unfortunately, I had an ankle accident that took me out for a little while. And I come from a musical background, a performing background. My parents were singers, and my dad was a priest – I mean, that is definitely a performance every Sunday – and he played instruments. My mum played the violin, so it was always in the household. And I did a bit of singing alongside my training, a bit of acting, and at school as well as all the athletics, I was in all the drama clubs, and I appeared in the shows. So, when I had this little accident, and it took me out, the acting and singing kind of took over at that time,” she explains. “And it was just something that I gravitated towards more. It filled me with so much joy and so much satisfaction. I think, also, pretending to be somebody else is a fascinating thing for me. And that time just opened up a different road, and I haven’t looked back.” All that early training clearly made a big impact on Golda’s life, and being active remains very important to her. “I cycle, and I train three times a week – I do weight training, I do yoga, I play tennis,” she tells me. “I love hiking – we have just come back from Cyprus, and we literally walked all over the island. I walk a lot at home, too. I love just walking through this city, and experiencing the history. I love architecture, I love the architecture of this city – it is joyous. London is the greatest city on the planet. I adore this city. I would love to live in other places, but I wouldn’t want to move away permanently. London first, always. Home is definitely London.” The second series of Bridgerton will stream on Netflix from 25 March

FASHION
Join the slow fashion revolution Londoner Layla Sargent, whose grandmother was a talented dressmaker, believes that we should wear, rather than merely consume clothes – that they should fit well, last and bring joy. She tells us: “Growing up with a talented seamstress on demand, I assumed everyone else always fixed their clothes, too. It wasn’t until I grew older, I realised that I was in the minority. The default opinion is to replace. This overconsumption concerned me…” On a mission to prevent unwanted clothes from ending up in landfill, she set up The Seam to connect customers with a network of hundreds of trusted, specialist makers. Simple and easy to use, users submit their address into the website to find local makers. They select which tailoring service they’d like – from repairing linings and re-hemming, to shortening sleeves and adjusting waistbands – in order to find the best expert for the job. Alongside basic alterations and repairs, made-to-measure services, embroidery and delicate repairs are also available: no job is too large. As well as extending the life of existing wardrobe items, the service opens a whole new world of second-hand options. Layla explains: “So often we see dreamy pieces in charity shops or vintage stores that might not fit or be in a suitable state off the rack, but with a little care and attention, we can turn these treasures into much loved items in your wardrobe.” For more information visit theseam.uk

they can be returned for recycling – each brush is dismantled and then recycled, with every element given a new life. Otis tells us: “Having never designed a make up brush before, I started this the only way I know; I researched, researched and researched and discovered there’s a lot of terrible make up brushes that you could clean the dishes with rather than apply make up. I designed. I sampled, and sampled, and things started to take shape… 12 months later and over 100 samples made and tested, I got there with the help of everyone I know who wears make up. What I don’t know about brush bristles isn’t worth knowing.” From £19 for the Blending Sponge Set. Discover the range at Liberty London, and online at otisbatterbee.com

WELLBEING
New Pilates places With workouts focused on connecting mind and body, classical Pilates helps to bring balance and enhance general wellbeing. From professional athletes to people recovering from injuries, and pre-schoolers to pensioners, the beauty and power behind the practice is that it truly is for everybody. For Gaby Noble, founder of north London Pilates studio, Exhale, what makes Pilates so special is that it helps us to be proactive rather than reactive when it comes to our health – working to prevent injuries and limit negative energy before they manifest. And the popularity of her classes speaks volumes – clients include the likes of Harry Styles, Kelly Brook, Mary Portas, Sadie Frost and Jools Oliver. Excitingly, Gaby has opened not one, but two new studios this year, with a vibrant new flagship site in the heart of the community in Primrose Hill and a second site in North Finchley. Joseph Pilates, the German physical trainer who invented the method believed that the disciplines of boxing and Pilates were intertwined and should be practised hand in hand – somewhat fittingly, the second site is located above PUG London, the famous boxing gym owned by Don Charles. Both studios are fully equipped with the latest apparatus: amongst the better-known reformers, you’ll find a treasure trove of the latest state of the art apparatus, including the Cadillac, Tower, Electric Chair, NeckTenser and the Wunda Chair, which all work the body in totally different ways to accelerate results. Join the CLUB
The Laboratory spa and health club in Muswell Hill has been offering its members time out from the stresses of daily life since 1995, we discover what makes it so special
A tranquil wellness escape, the north London club boasts beautifully maintained gardens, a UV-treated swimming pool, a state-of-the-art gym as well as a café, day spa and physiotherapy services. Making lifestyle changes, and sticking to them, is easy here – as part of a consultation when they join the club, members devise their own training programme with one of the gym’s trainers. This programme is then refocused on a monthly basis, adapting cardio and weights elements as required. This complementary service is designed to keep members on track, ensuring that they see results and feel more confident working out. Nutritional advice and personal training are also available, from a team of experts catering to all body shapes and fitness goals. For those who find group exercise more motivating, with more than 100 studio classes scheduled in a week, there’s a workout to suit every member at a time that works for their schedule, and the comprehensive timetable of classes caters for all abilities. Led by some of the best teachers in north London, classes include barre, yoga, zumba and Pilates, as well as more intense workouts such as body pump, power ride and sculpt. When the weather warms up, classes make use of the private, mature gardens, with the timetable adapting to incorporate outdoor classes including HIIT, sculpt, core fusion, boot camp, yoga and tai chi. The club also offers online classes. The Laboratory’s day spa provides the perfect spot to relax and unwind after all of that hard work. Here, a variety of treatments – from waxing and manicures to holistic treatments
such as massage and reiki – are on offer to both members and non-members. Face and body treatments from Guinot are also available, designed to relax, rehydrate and firm the skin. And spa users can make use of an exclusive private day spa room while they utilise the facilities. Within the spa, the club’s swimming pool offers a 25-metre lap facility, as well as twin spa baths. It also boasts luxurious relaxation areas, marble steam rooms and Scandinavian saunas. While members and guests are free to relax in the pool area, The Laboratory has partnered with Swimming Nature who offer a range of adult swimming classes for those looking to improve their skills. Since remote working has become commonplace, many members now work from the club, too, breaking up their working day by having a dip or doing a class. The Juice Bar, the club’s café, has plug points for laptops and The Laboratory upgraded its Wi-Fi before reopening, allowing members to connect to the club’s ultra-fast fibre optic. To discover more about becoming a member, call 020 8482 3000, email enquiries@labspa.co.uk or visit the club. VIRTUAL COOKERY SCHOOL
Cook like a pro Looking to break away from the same old suppers? This new digital cookery school promises the tools to do just that. Much more than a simple cook-along kit, Rassa provides an opportunity to work towards developing your own recipes, rather than just following them. Over 12 weeks you’ll work alongside top chefs to recreate 15 dishes and develop at least three of your own, while mastering different specialist techniques. The course content is delivered through a mix of live creative workshops, recipe development sessions, Q&As with the chefs and pre-recorded content, and you’ll get lifelong access to the Rassa community, where you can share your journey with others on your course, ask questions, and continue to develop. You’ll also receive three boxes of hand-picked ingredients and tools delivered to your door. There are three courses to choose from, each designed to help participants discover the culture, ingredients and dishes behind cuisines from a different area. We’re particularly excited about Israeli Dining: Sunrise to Sunset. Led by Eyal Jagermann, co-founder of Fabric favourite The Barbary, it offers an insight into the markets of Tel Aviv, an opportunity to learn cheesemaking, bread-baking and butchery and the chance to develop unique recipes inspired by MiddleEastern, Mediterranean and Eastern European influences. £150 per month. RECIPE
SERVES 4
Croissant bread and butter pudding If you want to spoil mum with a slap up feast on Mother’s Day, this naughty but nice pud fits the bill. It comes from Lulu Cox, chef and co-founder of SSAW Collective, a Londonbased community of chefs, florists and growers committed to an ethical way of working with seasonal produce. The perfect way to round off a celebration lunch, we think it also makes for the ultimate breakfast in bed.
INGREDIENTS For the custard 500ml whole milk | 500ml double cream | 6 egg yolks | 120g caster sugar For the pudding 4 croissants | knob unsalted butter | 100g dark chocolate, broken into small chunks | 1 clementine or small orange, grated zest | 70g sultanas, soaked in brandy (optional) METHOD 1. Start by making the custard. Weigh the milk and cream into
a medium-sized pan and gently heat over a medium flame. Meanwhile mix the egg yolks and caster sugar in a heatproof bowl. 2. Once you start to see steam rising from the pan, pour the milk and cream mixture over the egg yolks and sugar and mix thoroughly. Rinse the pan with cold water then pour the custard mix back into it. Have a clean bowl with a sieve set over it on the side, ready to pour through when your custard is cooked. Gently cook the custard, stirring constantly with a wooden spoon until it reaches 82°C. (If you don’t have a thermometer, stop cooking once the custard coats the back of the spoon.) Remove from the heat, pour through the sieve and allow to cool. Cover with a piece of greaseproof paper to stop a skin forming on the surface. 3. Turn on the grill of your oven. Slice the croissants in half lengthways. Place on a roasting tray and toast until golden brown, watching carefully to check they do not burn. Remove from the oven. 4. Using an old butter paper, or scrap of greaseproof paper, grease a medium-sized ceramic dish. Place the croissant halves on their sides in the dish so that they fit snugly. Scatter over the chocolate, tangerine/orange zest and boozy sultanas. Finally, ladle at least half of the custard over the top, saving the rest for serving. Allow the croissants to absorb the custard for at least an hour before cooking. 5. Preheat the oven to 150°C/fan 130°C/gas mark 2. 6. Cover with foil and bake for 30 minutes until the custard is hot and the chocolate melts. Serve with the remaining cold custard. To learn more about SSAW, see ssawcollective.com

Chef director, Cubitt House What’s the last thing you cooked? I recently put together a delicious prawn cocktail at The Coach Makers Arms for staff training. I love a classic prawn cocktail! What’s your signature dish? I don’t know if it’s a signature dish, but I’m well
known for fried, goat cheese stuffed courgette flowers with honey. I’d love to know how many were sold over the years across the five Salt Yard group sites. I’m also known for my aubergine parmigiana (with burrata), which will be on the menu at The Princess Royal. What do you cook on your days off? I’m on a health kick at the minute, so cooking lots of vegetarian meals – my Ottolenghi books are getting some good use. I also love curries and the Darjeeling Express cookbook is fab.
Best meal you’ve ever eaten? There’s been a few… Some of the Sunday roasts I cook at home are pretty memorable. I recently went to Manteca in Shoreditch, which was seriously good. I’ve also always eaten well in Sicily, especially on the west coast. The seafood pastas with gambero rosso and sea urchin are mega. Guilty food pleasure? M&S chicken goujons dipped in mayo. If you could cook for anyone, who? It would be good to cook for

A sense of fun runs through everything pupils do at Heathside, and spending time on the Heath is integral
Opening young minds Gales of laughter from a Year 5 classroom, Year 3s practicing capoeira in the school hall and a visit from a triceratops for Year 1 – it’s all part of a normal day at Heathside “Parents instinctively know that happy children learn well. We see it with young children as they play, completely absorbed in their games. At Heathside, we take that natural curiosity and sense of fun and thread it though our teaching and learning so it is at the core of everything we do,” explains Headteacher, Katherine Vintiner. As a non-academically selective Prep school, Heathside aims to help all children to achieve the best possible outcomes that they can, whether that is entrance to a 13+ school, 11+, or nonselective school. Over 25 years, Heathside has developed a culture and ethos that combines fun and love of learning with academic rigour and produces excellent results year on year.

Confidence is key A relaxed, informal atmosphere in the classroom, with everyone in the school on first name terms, helps children feel confident to have a go, push themselves and make mistakes. “We help children develop their resilience, so they are able to learn from mistakes and not be daunted when things

Preparing for exams without putting undue pressure on children is a challenging goal and requires excellent teaching. Parents are increasingly
Nurturing the spark The skill of the Heathside teachers lies in finding the spark of interest in every child and nurturing it as their maturity and understanding of the world develops. Using a topic-based curriculum that changes every six weeks, children are able to dive into subjects and acquire deep knowledge. The topics such as Towers, tunnels and turrets and Paws, claws and whiskers are used as the jumping off point for core subjects of literacy, creative writing, history and geography and STEM.

tuned into the importance of children’s mental health and expect schools to develop their resilience to cope with the competitive nature of secondary school exams. For children at Heathside, the focus is on enjoying learning – and by nurturing an individual’s progress, children thrive and want to do their best Keeping childhood special A broad curriculum, a stimulating range of clubs and excellent pastoral care are all expected at a good Prep school. So, what else can a school provide that makes it stand out? “At Heathside, spending time on Hampstead Heath is a central part of our school. We use the natural environment to stimulate children’s imaginations and allow them to enjoy free play, climbing trees and building dens. At Heathside, we believe this provides essential balance to a rich and varied curriculum and the pressures of modern city life,” Katherine concludes. THE NEST YOU WON’T WANT TO FLY
Retreat from the everyday for an indulgent night of good food and luxurious comfort in the Cotswolds WORDS by PENNY CLEMENTS
D
riving into the heart of the Cotswolds we are struck, as always, by how spectacular it is here. The narrow roads wind under green tunnels of trees, past rolling hills and through quaint villages of limestone cottages. With the sun streaming through the open windows and delicate birdsong filling the car, it feels as though spring is finally in the air. We’ve come for a night away, happily abandoning a drizzly London to temporarily migrate to The Feathered Nest Country Inn. A dizzyingly beautiful bolthole nestled high in the charming village of Nether Westcote, it is flanked on one side by rows of picture-perfect houses and on the other, the Evenlode Valley, which offers views seemingly untouched by human existence and the passage of time. We’re feeling grateful to have booked accommodation in The Feathered Nest’s newest offering, ‘the cottage’ (aka ‘little house’). The beautiful 15th century building is crafted from traditional Cotswold stone that warmly reflects the afternoon sun, making it shine like a beacon as we pull up on the gravel driveway. Its appeal is irresistible, and we hastily collect the key, peeking impatiently through the little window at the characterful interior as we unlock the sage green front door. We are not disappointed: inside it is intimate and cosy, offering just the right mix of traditional design and modern luxury. The comfortably furnished lounge is bursting with refined rustic charm – a cosy fire has been lit in the log burner to welcome us and there is a neat pile of logs stacked in the corner. There is also a fully-equipped modern kitchenette and a snug dining room. Our favourite spot must be the bedroom, though. It is hidden away romantically in the eaves of the cottage but feels surprisingly spacious, spanning the entire top floor and boasting high ceilings. It has been decorated in neutral, earthy tones, with a luxuriously oversized bed that is strewn with plump cushions. In the en suite bathroom a rainfall shower and luxurious freestanding bathtub are a sight for sore eyes. The cottage has been equipped with everything we could possibly desire and our day floats by in a glorious bubble of relaxation. While the cottage offers superb self-catering facilities, it is the ultimate luxury to descend for dinner in the restaurant at the main house (a mere twenty steps away from our front door). This 3 AA Rosette gourmet hotspot has earned its place in the little red book for very good reason and draws visitors to The Feathered Nest in its own right. We’ve read much about it, and have been eagerly anticipating our visit. From the moment we walk in we are impressed by the atmosphere, enhanced by the warm welcome from owner Adam Taylor and his team. Live music provides us with an unobtrusive soundtrack of smooth renditions of popular classics as we sip on our pre dinner cocktails, already eyeing up the perfect spot to tuck ourselves away in for an after dinner aperitif. With rustic beams, blazing fires, leather sofas and fun horse saddle bar stools, not to mention a beautiful outdoor terrace for those warmer months, we can see this is the sort of place diners are in no hurry to leave.
The food is equally enchanting, with surprises at every mouthful. We feast on the six-course tasting menu, which features beautiful dishes designed to showcase the best seasonal local produce, from chargrilled venison loin to ribbons of brill ceviche and glistening roasted vegetables from local farms. We have chosen for each course to be paired with the perfect accompanying tipple and we are left wanting for nothing. As the temperature outside dips, we head back into the night to spend the remainder of our evening curled up by the fire in the cottage, engaged in backgammon battles. While it’s impossible not to be charmed by the setting at The Feathered Nest, it is the wonderful staff who really bring it to life. A group of charismatic storytellers, each and every member of the team are friendly, welcoming and helpful. Whether you come to appreciate the picture-perfect scenery, indulge in the superb food and wine, or simply to relish the opportunity to flop in front of the blazing fire, The Feathered Nest is a place you will want to return to time and time again. The Cottage is available Thursday-Monday only, with prices starting from £465 per night. The Nest Tasting Menu costs £70 per person, matched wines £35 per person (01993 833030; thefeatherednestinn.co.uk)

Launching this March is interior designer Birdie Fortescue’s Loire collection – and it is full of the joys of spring. Comprising furniture, tableware, linens and textiles, the collection takes its design cue from 18th century French prints and early faience earthenware: soft, feminine florals are met with delicate foliate motifs, while woven bamboo is painted salmon pink and mossy green. Whether indoors or out, this is natureinspired whimsy at its best.
As the Capital plays host to Bob Marley’s One Love Experience this month, visitors to the exhibition can continue the music at home with House of Marley’s Get Together duo bookshelf speakers. Part of an attractive tech range created in collaboration with the Marley family, which includes a turntable and headphones, the portable speakers are crafted from mindfully sourced materials including bamboo, reclaimed organic cotton and hemp. CLUTTER-FREE KITCHENS Whether you want to add interest with open shelving or conceal your crockery with clean, contemporary lines, it’s time to get organised in the kitchen WORDS by ALI HOWARD
GO FOR GLASS
There’s practical kitchen storage, and then there’s decorative display cabinetry. A chic, half-way house between concealed and open shelving is incorporating glazing into our kitchen design. This has the effect of breaking up the boxiness and brightening the overall look, especially when it sits in front of a collection of light-reflecting glasses. “For a kitchen to work properly, it’s not enough that it should just look beautiful, it must function beautifully as well,” says Charlie Smallbone, founder of Ledbury Studio. “Glass-fronted cabinets can be used to make a focal point with your best glassware, but everything inside will stay clean and ready to use.” We love the way the glass doors contrast with the black-stained oak cabinet in this stylish kitchen. ledburystudio.com

CRAFTY CABINETRY
There’s no such thing as too much cupboard space. But to make the most of every inch, some seriously shrewd design ideas are in order. Tom Howley from the eponymous bespoke kitchen company says: “When designing your dream storage, work out what’s important to you. If you’re a keen cook, plan storage around key elements such as the cooker, sink and fridge. If you love entertaining, think about displaying your glassware in a glazed dresser, or incorporate storage for tableware and seasonal items that may only come out a few times a year.” The brand’s Devine collection can be customised to incorporate nifty storage solutions including a bespoke wall cabinet with internal racking and shelves – ideal for cooks who like to have a variety of spices to hand. tomhowley.co.uk
IN THE OPEN
The open shelving trend sees no sign of waning and that’s largely thanks to our love of design-led kitchen wares and beautiful product packaging – we want to show them off. But if the thought of open storage conjures images of chaotic country kitchens, think again. Swedish brand String Furniture has led the way in open kitchen design since the 1950s and the String system is nothing if not sleek. Director Peter Erlandsson says: “Great design should be equal parts usable and beautiful, and String shelving is just that. We have wine glass storage rails, kitchen hooks and stationery pots. These explorations into colour and additional accessories come from our love of design, and a passion to create useful, beautiful items.” stringfurniture.com L UX U RY L ON D ON L I V IN G

INTERIORS TREASURE ISLANDS
A kitchen island is a luxury only afforded by those of us with ample square footage – it demands a lot of space and ideally, should earn its place as a multi-functional addition. William Durrant, owner of Herringbone Kitchens advises: “Always think about how you want to be using the island on a day-to-day basis. Think about the worktop, the storage, and whether you want to use it as your main workspace. If you have a smaller run of cabinetry you may want to move the hob onto the island to allow for more surface area.” That’s exactly what Herringbone’s design team did with this open-plan kitchen space. The island not only incorporates an oven and hob, but also features wine storage, bespoke cabinetry, and a cut-away for casual dining. herringbonekitchens.com
PANTRY PERFECTION
If you’re lucky enough to have a dedicated pantry space, whether that’s a tight walk-in cupboard or an elaborate mini-kitchen, it’s all about clever organisation. “We love the re-emergence of the pantry,” says Keith Myers, director of luxury kitchen brand, The Myers Touch, “that tucked away place to arrange and carefully store food, from flour and potatoes to hams and jams… Visibility of goods, and easy access are crucial, as is flexibility, allowing for those 3-for-2 offers! Even better if you can include a fair-sized worktop for storing plated buffet food when entertaining.” While the concept of a practical larder might go back centuries, this concealed pantry, complete with open storage, is a contemporary design triumph. themyerstouch.co.uk
FREE SPACE
For Paul Jenkins, founder of British kitchen brand LochAnna, the pandemic has turned homemakers into savvy space-savers – and this doesn’t just apply to the home office. “Over the last year, we found new ways to store our clutter away at home,” he says. “The trend for innovative and beautiful storage solutions will continue to dominate kitchen spaces throughout 2022. From bespoke lifestyle larders to pull-out storage, we’ve seen a huge increase in demand for integrated storage that makes the most out of the space that you have.” With clever planning, the designers of this LochAnna kitchen were able to eke out a commodious and well-organised larder from an otherwise wasted corner space. lochannakitchens.co.uk

AT HOME WITH Dee’s character-filled Victorian villa is home to her husband, three children and two dogs
It takes a leap of imagination to see a property’s potential when it hasn’t been touched for decades. When Dee and her husband Rob moved into their four-bed Victorian villa, they embarked on a methodical refurb, going from room to room, replastering walls, stripping floors, and restoring original features such as ceiling roses and coving. “The house had last been decorated (badly!) in the 1980s,” Dee tells me. “Character is really important to me. I think the period features of any property, whatever its era, should be embraced and should take centre stage. I hate it when houses are modernised, and their original features erased. Those original features are part of the property’s story and should stay as part of the interior design of the house, even if it’s not currently trendy. Equally, I don’t think houses should be a shrine to the era they were built in either – there needs to be a careful balance between your taste and personality and what the house is already giving you.” Dee says she always looks for a property with good bones, namely high ceilings, decent windows and – importantly – the potential to extend. With immediate decorative concerns put right, the pair began a structural refashioning at the back of the house. A nifty side return extension awarded them a lovely, light-filled open-plan family space that would eventually accommodate the full brood: children Anna, Imogen and Theo, and dogs Ted and Billy. “We felt that this gave the correct proportions to the house as, typically, Victorian townhouses start off grand at the front and get narrower and darker the further towards the back you go,” says Dee. “Extending sideways meant that the scale and proportions of the front of the house were echoed at the rear, and the space was also much more useful.”

In keeping with the light and airy feel of the extension itself, Dee’s newly made-over kitchen incorporates natural elements that successfully bring the outside in. “The kitchen opens up into the garden and the boundary between indoors and outdoors is blurred,” she explains. Indeed, the patio-like limestone flooring cleverly mirrors the slabs outdoors, drawing the eye seamlessly out and into the garden. Likewise, the open shelving crafted from reclaimed pine, lush houseplants, and textural elements in the form of rattan lampshades and jute rugs, offer nature-inspired calm. But all of this is offset with chic modernity: the Caesarstone quartz worktop is pleasingly sleek, while glossy white units are handle-free so as not to upset the kitchen’s clean contemporary lines. Bringing the rustic and ultra-modern touches together is a central column covered in zellige tiles that catch the light beautifully, thanks to their perfectly imperfect artisanal makeup. Dee describes her interiors style as Scandi-vintage and this wonderfully homely aesthetic continues throughout the property. “I love the pared back, calming look of Scandinavian style with its emphasis on light and natural materials,” she says. “But I equally love the character and eco credentials of vintage furniture, especially French vintage furniture. I really enjoy making those two looks work together and getting the balance of colour, shape and texture right in my eyes. I love the juxtaposition of something new – clean lined and minimal – next to something old and gnarly with a story.” The décor is calming, but not minimalist. Rather, the house is full of interesting, lived-in details: a collection of vintage bottles, hand-glazed ceramics, trays and cups bring organised chaos to the kitchen’s open shelving, while in the hallway, visitors are greeted with a stack of well-thumbed paperbacks in a low bookcase complete with recycled bottle vases and a giant L UX U RY L ON D ON L I V IN G

shabby mirror on top. I wonder how Dee manages to achieve this balance between calm and charm. “I think your home should be your sanctuary,” she says. “A reflection of who you are and somewhere where you can feel exactly yourself. Ignore trends and friends, and tune into the colours, interior styles, shapes, patterns and textures that make you feel good,” she advises. “Use what your home is already giving you in terms of light, proportions and features as a backdrop, and layer your personal taste onto that. If you are a minimalist, for instance, then your layer will be light, and the form of your personal objects will be important. If you favour a Scandinavian look, then your palette will be light and natural, and your personal objects will be within a neutral palette.” Dee’s list of go-to interiors brands is refreshingly broad with the more affordable Zara Home, La Redoute and H&M Home starring alongside Caravane, MELIMELI and OCHRE. “For lighting, I often look to Original BTC, and I’ve just discovered Lights & Lamps for amazingly stylish lighting at good prices,” she says. With light so important, whether natural
or artificial, Dee couldn’t live without her collection of French antique mirrors. “They’re huge and so they’re great at giving a room bigger proportions. Obviously, they reflect light so are good for me, a lover of the Scandi look and its emphasis on light. They’re also battered and foxed from 150-plus years of use and I adore the character that brings to the home.” She may be all about the calm when it comes to her home, but Dee is as busy as ever work-wise: “I’ve just published a course on interior styling on Domestika called Interior Style: Design Personalised Spaces, and I’m currently working on a book about camper van style, which I couldn’t be more excited about. It’s all about how to create a sanctuary on wheels and translate your interior style into a camper van. It’s all the same rules as interior styling for a home but on a tiny scale, with the added benefit of a different outdoors view every day if you want!” There’s no doubt that Dee can work her interiors magic in any setting.

Goldschmidt and Howland’s Philip Green recommends this commercially minded, client-centred architecture practice in the heart of Belsize Village. “Sebastian Sandler and his team are efficient and responsive, putting particular focus on the client’s experience as well as in finding ingenious ways of bringing light into architecture,” he says. “Since opening in 2008 the team have completed over 100 projects and delivered a total contract value of over £20 million.” Impressive stuff. 33 Belsize Lane, NW3 (020 7431 9014; xularchitecture.co.uk)

According to Aston Chase’s Mark Pollack, “nothing better epitomises the charm of the area than Belsize Village itself, which has helped local residents discover one another and revive one of north west London’s most desirable locations, thanks to its variety of shops, restaurants and cafés. And none more so than Cinder, a relatively new small restaurant making big waves with Mediterranean sharing dishes prepared using a charcoal fired Josper oven... the food is truly mouth-watering.”
This small party planning, balloon and hire business ensures the whole of north west London is celebration ready. “They always pull it out of the bag when we want to organise something special for our new homeowners,” says Ben Curtis from Winkworth. “It makes their children’s first nights in their new homes truly magical. I have recommended them to lots of people for parties, balloon installations, equipment hire, candy carts and props. We’ve used them a lot and look forward to using them again.

Belsize Park’s celebrated Isokon Building on Lawn Road was designed by Wells Coates and opened in 1934 as an experiment in minimalist urban living. It was the first time a block of flats had been built chiefly using reinforced concrete. Inspired by Le Corbusier’s philosophy that buildings should be “machines for living”, each of the 32 flats featured simple built-in plywood furniture. “All you have to bring with you is a rug, an armchair and a picture,” stated the early advertisements

MEET THE LOCALS
Carly Madhvani Founder, NW3 Interiors
“One of the best things about Belsize Village is the wonderful feeling of community here – popping out is never quick as I always run into somebody I know, whether that be friends, clients or other local business owners. There’s so much to offer locally, too: we buy all the flowers, fruits and vegetables that we use for styling our shoots from the local corner shop, Crescent Fruiterers, and I get all my dry cleaning and alterations done at the brilliant Pyramid. I love to pop in and visit Catherine, who runs Fine Art Consultancy, to see what new artwork she has, or to find pieces for clients’ homes. OmniDe++ is a wonderful creative space for art, design and architecture. They ran some fascinating events and seminars before the pandemic, and I’m hoping they’ll be able to start up again soon. For pampering, I love Pivoine Nail Spa, which is owned by Aya, who leads the Belsize Village Business Association and was responsible for starting the Belsize Village Streatery. Offering a European-style dining experience, the Streatery provides local hospitality venues with extra seating in the beautiful terrace square – it’s a really great initiative, and I can’t wait for spring and summer to come so that I can enjoy it again! There are so many tasty options when it comes to food and drink; my son likes to go to Belsize Organic after football for one of their delicious smoothies, and I take my daughter for dinner at Calici as she loves the fresh pasta there. When I’m entertaining friends but don’t feel like cooking I get delicious Chinese delivery from Oliver’s Village Café. With all of this on the doorstep, I wouldn’t want to be anywhere else in London…
Mark Pollack, Aston Chase
“It’s difficult to pick a single favourite part of Belsize Park as there are so many special streets and amenities, which all combine to make it such an appealing area. I think the most special house architecturally must be Hunter’s Lodge on Belsize Lane, which is a picturesque Grade II Listed white-stucco villa built in Strawberry Hill Gothic-revival style and looks like it’s been plucked from the pages of a beautiful fairy tale!”

“Covid saw strong demand for houses and larger flats with outside space. This year started with a more even outlook with the directive moving away from working from home and back into the office, resulting in an increased number of enquiries for flats without gardens. Valuations and new instructions are also increasing, so the outlook is looking very positive!”

A problem solved
Peter Middleton MA (Oxon) Kensington Park School
How long have you been head? I joined Kensington Park School as headmaster in January 2021. Previously, I had been principal at Welbeck College near Loughborough since 2013.

ack in 2017, a report by the innovation foundation, Nesta, argued that problem-solving was a crucial skill in the workspace, but that the UK education system wasn’t supporting it. And five years on, it seems parents share the same concern. In a survey by YouGov and Southbank International School, 65 per cent said they’d like to see more focus on problem-solving in schools, and 61 per cent said they’d like schools to do more to encourage critical thinking. Why? “Parents who are in their 20s, 30s and early 40s are working in a way that’s completely different from before, so they’re looking for a different kind of education for their kids,” says Siobhan McGrath, principal/executive principal of Southbank International School. “And virtually all the employers I’ve spoken to want their employees to be adaptable, flexible and self-starting. They don’t want to tell people how to do their jobs.” In other words, there’s a growing disconnect between what parents and employers want (skills) and what the system provides (knowledge). But while the curriculum a school follows has an influence, Siobhan says its overall pedagogical approach is more important. “Some curriculum models lend themselves to embedding these skills better
than others,” she explains. “In the International Baccalaureate, for example, students generate their own questions and work together to find the answers. But it’s possible for any good teacher to incorporate these elements into any lesson, regardless of the type of curriculum or the age of the child.” It’s also possible to help your child develop these skills at home. Siobhan has three tips: Allow young children to learn through play, and expose them to a variety of different people and things. Think about the breadth of experience you’re giving them, rather than the depth of knowledge they’re acquiring. Let children think for themselves, experiment and fail. Give them problems to solve, like: “What do you think we should do about all these discarded face masks on the street?” Then wait for them to come up with an answer. Encourage them to view an issue from different perspectives. Ask them to come up with an opposing argument for a commonly held belief, like: “everyone should drive an electric car”. It’ll help them to think critically and prepare them for the real world. southbank.org

What attracted you to the school? I’ve been fortunate to work in a number of well-established schools across the country. KPS offered an exciting opportunity to join a relatively young school in the heart of cosmopolitan central London and to take it forward into the next exciting stage of its development. How would you sum up the school in a sentence? A small, vibrant, values-driven school, where the individual really matters, and students are excited, challenged and inspired to be the best possible version of themselves. What makes it different? KPS is a school with real values and opportunities, and offers a personalised educational experience to its young people. We’re academically driven but within an environment that defines excellence by the individual, not by the cohort, and that seeks above all to enable potential. Students shouldn’t “be educated” in the passive sense, but take an active engagement in their own education. How would you describe the atmosphere? A genuinely caring school community where diversity is celebrated, creativity is rewarded and the individual student is allowed to flourish.
Fees: £6,888 per term excluding school lunches
What about your personal educational ethos? To me, as a scientist, an outstanding education is rather like the double strands of DNA. The excellence of academic and co-curricular provision can only be realised when they’re inextricably bound together by strong community values and ethos.

A FINE ART
The arts are very much a part of daily life at Lyndhurst House: whether admiring the displays around the school, appreciating and talking about art in assemblies, making art during lessons and clubs, or dropping into creative space during morning break, everybody is involved
A carefully crafted art curriculum is integral to the philosophy at Lyndhurst House Preparatory School
Art makes life more manageable, tolerable and enjoyable. It helps us to make sense of the everchanging world around us, offering us freedom to express ourselves and giving us a deeper understanding of our emotions, whether we are five or 55 years old. There is no ‘one size fits all’ approach to break times at Lyndhurst House. A creative act such as crafting or drawing can help focus the mind. Whilst many of the boys cannot wait for their chance to kick a football with their peers, some feel much more refreshed by the calming effects of painting or other creative arts, and this is nurtured. Creative Space runs at every morning break time, giving the boys an opportunity to drop in and draw, paint, sculpt or get crafty. Painting club is rooted in art history, recently the boys learned about original abstract expressionist, Jackson Pollock as well as the lesser-known wild and wacky ways of modern-day painter Callen Schaub. They had a blast learning how to use sponges, sticks, bubble wrap, bottle tops and pretty much anything to create abstract expressionist work. They learnt which colours complement others and which muddy their work. They learnt how to make incredible pour paintings with the most beautiful and intense patterned and textured outcomes, and they also got into the swing of things and splattered paint using a pendulum that hung from the studio ceiling. Once a week, budding artists gather for Art Scholarship Club during lunch break. Here they determine their own theme to explore. The club is an exploratory space for boys who are particularly
77

interested in visual art and see it as a firm basis for their future studies, and who are committed to improving their art studies. The art curriculum at the school is carefully crafted to ensure boys learn various drawing, painting, sculpting, designing, printing and mixed media techniques as well as exposing them to essential knowledge and cultural capital. Art gives meaning and helps us understand our world; therefore, it is an integral part of the philosophy at Lyndhurst House. It allows the boys to have a deeper understanding of their emotions, increases their self-awareness, and enables them to be open to innovative ideas and experiences. 24 Lyndhurst Gardens, NW3 (020 7435 4936; lyndhursthouse.co.uk)

Do I need a property finder? London property finder Deborah Stanton shares some of the questions frequently posed by buyers to find out how Garrington can help them purchase their next home in a fast-moving, competitive market What exactly does a property finder do? We act exclusively on behalf of property purchasers; sourcing and pre-viewing homes, negotiating the best possible price and then nurturing the purchase and due diligence process through to completion. What can you do that I am unable to do myself? Our sole focus is to help clients find their perfect property, then acquire it at the best possible price and ensure that the transaction goes through as smoothly as possible. In a fiercely competitive market, where there is an acute lack of stock, Garrington can offer a competitive advantage for its clients against other buyers. Professional representation frequently enables priority access to opportunities and off-market houses can be uncovered due to the long-standing relationships between Garrington and their local property network. Being emerged in the property market daily means no stone is left unturned in the pursuit of the perfect property. Sounds promising, but still, why should I pay a fee? Most of our clients see our fees as an investment rather than a cost. As a client, you will benefit from working with someone truly independent on your side, that spends time properly understanding your full requirements. Our advice is
homeowners to gauge if there is an appetite to sell. Sourcing and negotiating this type of property is a specialist skill, so it is best to get expert advice from a property professional like myself. Whilst this method of sourcing property is not guaranteed to always yield results, Garrington regularly unearths exciting opportunities in this way.
Deborah Stanton
objective, takes market conditions into account, your priorities and what can realistically be achieved – both in terms of property prices and timescales. In a fast-moving and competitive market, having the knowledge and experience that a local professional buying agent offers, allows a buyer to be decisive under pressure and can avoid the potential pitfalls of buying in a market that can sometimes feel frenzied. We often hear about properties that have sold but we didn’t see them advertised. How do we find out about these? Off-market properties are homes that are sold away from the public eye with no advertising (certainly not on web portals!) or publicity. To hear about these properties, you need to be very well connected or willing to actively approach
Can you give me an example of how you have helped one of your clients move home and the difference you made? We have recently helped a client seeking a larger family home in an exclusive area. Unable to be in constant contact with local agents, they had missed out on several properties that would have suited them well. Having looked tentatively at homes for several months they had become disconcerted by the lack of choice and the advice from local selling agents. There was also concern surrounding the timing of their sale and purchase, given that the market was moving so quickly, they feared they might have to move into rented accommodation as an interim. We were able to assist with advice on the best strategy and timing for selling, the selection of the right estate agent to work with, whilst conducting a proactive property search, uncovering opportunities that the client would have otherwise been unaware of.
If you are considering your property options and would like more information on how to better navigate your local property market, contact Deborah to arrange a no obligation discussion. 020 7099 2773

MARKET NEWS
Park Life

Years in the business? 15
It comes as no surprise that properties that neighbour the Capital’s Royal Parks command premium prices, but did you know that some London homebuyers are willing to pay a staggering 77 per cent more? According to new research by mortgage specialists Henry Dannell, Royal Park house prices on average sit just shy of £1.2 million, while the average property value across their wider respective boroughs is £900,000. This means that buying a property near a Royal Park will set you back an additional £270,000; a premium of 30 per cent. But how does this differ across the Capital? And which Royal Park is the most desirable? With Buckingham Palace in the vicinity, Green Park commands the largest house price premium compared to the wider borough at 77 per cent, or £753,000, while a Hyde Park property will cost you 60 per cent more compared to the wider borough, that’s a £586,000 mark up. But the most affordable Royal Park to live near is Bushey Park in the borough of Richmond with surrounding homes commanding around £615,000.
I love working in Notting Hill because… it’s very eclectic – one minute I’m valuing a newly developed house which is immaculate, and the next I’m valuing a house that hasn’t been touched in decades and the owner moved to the area when it was “undesirable”. First London home? A flat in Richmond which I accessed through an office! If I wasn’t an estate agent I’d be… less stressed. Favourite London Street? Portobello Road. Most memorable sale? An elderly lady’s flat on Colville Road. I valued the flat seven years before it finally came to market and we sold it. It was the reward for years of work and a reminder that if you treat people well, they’ll remember you. Favourite eatery? The Walmer Castle on Ledbury Road. Best place in London to grab a coffee? Coffee Plant, Portobello Road.
henrydannell.co.uk; royalparks.org.uk
Where do you go for head space in the city? BodyWorksWest, a gym in Notting Hill.
ASK THE AGENT
How does the history of a property affect its saleability? ‘When it comes to historic houses, a bit of prestige is always welcome. Knowing that somebody famous or influential previously lived in your home obviously has its appeal. When it comes to listed buildings, it’s definitely wise to find out if there are any restrictions on what you can do with the building, though. I remember selling a Grade II listed property on Walton Lane in Shepperton that once belonged to Thomas Love Peacock. Because he was a famous poet it wasn’t just the exterior of the property that was listed, it was also the library, the internal panelling and the staircase.”
Any hidden talents? I play guitar and sing. Period property or new-build? Period, every day of the week. Take one person, dead, alive or fictional, out in London – who and where? Stuart Hogg for drinks in central London. Aliens attack – which building would you save? My house… but on a more serious note, Tower Bridge. Creature comfort? My sports channels.
Guy Thornton, Dexters
