WELCOME
May 22/
The definitive guide to London living Inject a pop of purple to celebrate June’s jubilee
May is traditionally seen as the start of summer, but this year has already presented us with blazing sunshine in March and snow in April, so there really is no knowing what we’re going to get in the UK! If you’d like something a little more guaranteed, investing in your own holiday home abroad might just offer the solution – our special feature this month explores the pros and cons. And while we can’t guarantee the weather here, this time of year unfailingly presents a riot of colour in gardens across the country – our interiors feature this issue celebrates that, with bold floral designs and patterns that will look blooming marvellous whatever the weather. Looking equally special in florals is cover star Poppy Lee Friar, who is currently appearing in Aaron Sorkin’s much-anticipated West End adaptation of To Kill a Mockingbird. If you haven’t yet seen it, I suggest making May the month you do.

On the market for the first time since it was designed and built by the noted German born modernist building and furniture designer Gunther Hoffstead for his own family's use sixty years ago, a striking, low built detached house discretely set well back from the road and located in this exclusive cul-de-sac, abutting the beautiful open spaces of Golders Hill Park. This five-bedroom house offers lateral accommodation over two floors and whereas the property has been well maintained by the family, it is presented for sale in its original decorative condition, retaining the architectural and natural wood joinery features Hoffstead became famous for. The property sits within its mature green setting with a deep front garden and a beautiful mature 56' rear garden. There is a driveway for three cars to the front as well as a large integral single garage. This is a rare opportunity for both a discerning buyer looking to downsize or for a buyer looking to create their own much larger contemporary family home subject of course to the usual planning consents.

MUSICAL
My Fair Lady
Chris Levine, Lightness of Being
Hugo Glendinning
7 May-27 August, London Coliseum If a slice of old-school escapism feels like just the ticket, Lerner & Loewe’s cherished musical sees its first major West End revival in 21 years. This incarnation, directed by Bartlett Sher, premiered on Broadway in the spring of 2018 and went on to receive award after glittering award. Excitingly, the London production will feature 36 musicians from ENO’s illustrious orchestra, with a ravishing score that boasts I Could Have Danced All Night, Get Me to the Church on Time, and I’ve Grown Accustomed to Her Face.. The cast includes Amara Okereke as Eliza Doolittle, Stephen K Amos as Alfred P. Doolittle, Harry Hadd0n-Paton as Henry Higgins, and the one and only Dame Vanessa Redgrave as Mrs Higgins.

As much as we appreciated the art world’s online efforts over the last few years, there’s nothing quite like a physical fair for visual art inspiration. Excitingly, LOPF goes IRL this month with a much-anticipated in-person event at Somerset House. Now in its 37th edition, the fair offers an unrivalled opportunity to peruse and purchase original prints spanning five centuries, from a host of global dealers, galleries and studios. Expect a mix of old and modern masters, from Rembrandt and Canaletto to Whistler, Matisse and Picasso. If you’re after something a little more contemporary, we’re promised the likes of Cornelia Parker, Grayson Perry and Paula Rego, too. Strand, WC2R (londonoriginalprintfair. com)

CULTURE THEATRE
The Breach
6 May-4 June, Hampstead Theatre US playwright Naomi Wallace makes her Hampstead debut this month with the first in a trilogy of plays focusing on her home state of Kentucky and its varied communities. The Breach is a story of love and survival in 1970s America, and a specific set of youths, which Wallace says, “shines a light on the political landscape designed to fail them and the American Dream intended to fool them.” Artistic Director at Hampstead Theatre, Roxana Silbert says Wallace is: “a fierce and remarkable writer. Her award-winning, politically-charged and provocative plays have been performed all over the world and I am honoured that we are staging the UK premiere of her latest play.” Eton Avenue, NW3 (020 7722 9301; hampsteadtheatre.com)

Floral design & tablescaping
14 & 25 May, Judith Blacklock Flower School Ahead of RHS Chelsea Flower Show this May, florist extraordinaire Judith Blacklock is offering two very special floral workshops. In the first, at her studio, we’ll learn the art of tablescaping and in particular, how to use flowers to create a spectacular table runner guaranteed to impress dinner guests. The second, held at Harvey Nichols, is a hand-tied bouquet and cocktail masterclass, in which we’ll learn the secrets behind a florist-bought bouquet followed by a specially created (and well-earned) cocktail mixed by the department store’s own mixologist, inspired by fragrant flowers in full bloom. INTERVIEW Poppy wears, opposite page: jacket, Alberta Ferretti; earrings, Soru This page: suit, Stella McCartney
Ultimately, I like something that is complex. It is easy to just play one note and pull a face, but that, to me, is not acting,” Poppy Lee Friar explains when I ask what she looks for in a role. “To me, acting is about fleshing out a real human being – with flaws, and their own humour, and their own understanding of the world.” It is a preference that is clearly reflected in the mix of work on Poppy’s CV – she made her name playing feisty, troubled teen Missy Booth in Channel 4’s critically-acclaimed Ackley Bridge, a portrayal that saw her receive a Best Actor award from the Royal Television Society. Her latest role is similarly complex: Poppy stars as Mayella Ewell in Aaron Sorkin’s much touted adaptation of To Kill a Mockingbird, which is currently playing at the Gielgud Theatre. Directed by Bartlett Sher and starring Rafe Spall as Atticus Finch, it has been playing to sold out audiences since early March. Those who have read the book will know that it is Mayella’s false accusation of rape that ultimately costs Tom his life. “I have to find something in Mayella that makes her human,” Poppy tells me, explaining how she approaches the work. “One of the things that I think is important to remember is that she is from such a horrible, deprived bubble within the bubble of Maycomb, and all she really wants is to be loved. She does terrible things… Ultimately, she is a villain because her actions are inexcusable. But there is something kind of beautiful about having such a torn personality – torn and broken, but still so human – to be able to investigate.” It is a project that Poppy was thrilled to be asked to be a part of. “First of all, it is just a huge privilege to be in the theatre again,” she says. “Because of Covid and the state of things in the world generally, it is brilliant to be working at all, and to have a live audience.” Interestingly, though the Capital’s theatre scene may
41

now have resumed, Covid has added a new dimension to the work. “We all obviously have understudies as usual, but now there is almost 100 per cent guarantee that they will go on,” Poppy explains. “We have had a few moments of rejigging already, and everybody has absolutely stepped up to the plate. I think that the understudies work harder than anybody – people are covering many different parts, but not only that, the heroes and the villains – roles that require them to inhabit completely different headspaces. So, kudos to understudies everywhere at the moment, because everybody is having to step up and it is just brilliant to watch.” It was more than just the thrill of being back on stage that appealed to Poppy. “I am just so, so lucky and grateful to be involved,” she tells me. “Not just with the script and the book, but the production itself. The director Bartlett and Sonia Friedman Productions… it is truly an extraordinary experience. And we all feel it, and we are all very grateful.” To Kill a Mockingbird’s story is an enduring one – the book has sold over 45 million copies worldwide, inspiring conversation and change in the fight for racial equality. “The book itself is so loved by so many. I have heard so many stories about how it moves people,” Poppy says. “I actually hadn’t read the book until the project came through to me,” she admits, “but when I did, I could immediately see why it is so special and moving and poignant, and why it still resonates today, perhaps even more so. Aaron’s version is actually slightly different, I think for the better for the world that we live in today.” The retelling of such a story can’t be easy, I suggest. “It is long and there are lots of transitions, and it is heavy,” she agrees. “But it is so powerful and important that that carries you through. It is hard work, but it is interesting in the sense that we get a new

INTERVIEW
“I realise that I have been exceptionally lucky by virtue of just being white, because so many white stories get told. And it is not lost on me that I get to work a lot because of what I look like” audience every show, and what is so rewarding is to be able to feel the energy. Feel the impact of the message in those silences from the audience, or in the collective gasps that you might hear. It reminds you that, yes, we are all actors, we all love our jobs, we are ultimately there to serve the story and the people who we are playing, but this has a real human, global significance on people, and they will take away these messages that they receive – and hopefully hold on to those messages forever.” What is Poppy hoping that the audience will take away from this production? “I think the ultimate message would be to understand that we all have to collectively fight for justice,” she suggests. “And that when we see injustices, we have to identify them, and we have to speak up. That is the only way that we are going to collectively change the world, because there is so much that needs to be done,” she concludes. The themes of racism and injustice are echoed in the BBC adaptation of Kit de Waal’s My Name is Leon, due to screen later this year. The award-winning novel follows the story of a young mixed-race boy growing up in Birmingham around the time of the race riots; this special, one-off film has been written by Shola Amoo and directed by Lynette Linton, and stars Sir Lenny Henry CBE, who is also an executive producer. “I play a young single mum to two boys,” Poppy tells me. “One, Leon, who is mixed race – white and black – and I also have a young baby who is just white. My character suffers from postnatal depression, which wasn’t understood at the time in the way that it is now. So, she faces her own challenges within the system, and the boys get taken off her. The film follows Leon’s journey as he discovers who he is and what it means to be mixed race in a very white community.” It was a compelling proposition for Poppy. “Everyone needs representation on screen, and sometimes you read something, and you think, yeah, this person is really out there, I feel like I want to do this person, or this community justice,” she reveals. “It is quite a harrowing story of how people are treated differently within our society. But at the same time, it is a very hopeful story: Leon begins his journey of self-discovery and there are lots of people who help him along the way. Ultimately, there are lessons to be learned about our history and the way that people are treated differently.” This is not, sadly, an issue that has been consigned to history: it is over three decades on from the race riots and people are still being treated differently because of the colour of their skin. Something that Poppy says she is all too aware of at work. “I think one of the biggest lessons I have learnt, especially of late, is that being white in our industry is an enormous privilege,” she tells me. “Diversity is not where it needs to be. Now, more than ever, I realise that I have been exceptionally lucky by virtue of just being white, because so many white stories get told. And it is not lost on me that I get to work a lot because of what I look like. I have been fortunate to be part of stories that are particularly diverse, like Ackley Bridge, and like My Name is Leon, but there is still a really long way to go. Things are changing, but we need to keep our foot on the gas… .” This need for representation goes for every marginalised group: “People don’t fit into boxes – we shouldn’t fit into boxes – there’s so many variations of person and everybody needs representation,” Poppy explains. “And it starts with opportunities for working class people, and every demographic that doesn’t get as many opportunities… .” Opportunities that extend to the consumption of culture, as well as its creation, she adds. “I love that in London we have good access to cheap theatre tickets (obviously there are very, very expensive ones), but it does seem to encourage people from all kinds of backgrounds and economic circumstances to enjoy the arts, which is obviously important to me.” This is just one indication L UX U RY L ON D ON L I V IN G
05_FabricMay22_Interview (PLF)_5p.indd 42
that, for Poppy, London might be leading the way when it comes to embracing diversity. “I think living in London is a treat, it is extremely multicultural and diverse. People do their own thing, and are comfortable being different, and it is lovely to be around such individualism.” It is a Monday, and as on every day except Sunday, Poppy is due at the theatre soon. As we wrap up our conversation, I ask if the demanding schedule is taking its toll. “I am well and truly into my routine, which is going to take up most of this year. But I am generally quite tired in my off time,” she laughs. “Obviously, it is an epic story that is very poignant and difficult, and also my character is not necessarily fun, but it is very rewarding. And I am just enjoying being in this fantastic production with the loveliest, most hardworking people.” It does sound rather special – now just to work out how to get hold of tickets. BUYING BRICKS AND MO RTAR ABROAD
FANCY FINDING YOUR OWN PLACE IN THE SUN? IT HELPS TO HAVE A CLEAR IDEA ABOUT WHAT TO EXPECT WHEN BUYING ABROAD, SAYS INTERNATIONAL PROPERTY EXPERT SCARLETTE DOUGLAS
Whether you’re looking for your own holiday hideaway or wanting to expand your financial portfolio, the thought of an international property investment has undeniable appeal. But making such a huge financial commitment overseas can be daunting and is almost always more complicated than buying locally. Armed with the right knowledge, you can minimise the investment risks and maximise profits, not to mention enjoyment – for years to come. We asked the A Place in the Sun presenter to answer some of the questions you may have on buying property abroad
Tourlos, Mykonos
WHAT ARE PROS AND CONS OF BUYING PROPERTY ABROAD? It always depends on the motivation for buying. A holiday home is a place to call your own in a rapidly rising marketplace. Meanwhile, depending on the location, a permanent home may provide better for the needs of your family in a wonderful climate, with low crime rates, excellent schools, and a host of activities that you can enjoy year-round thanks to the weather. In rentals, a long-term property provides a stable income in a market that is increasing in value. Short-term holiday lettings have better financial gains, but these are always offset by booking fees and the responsibility of the upkeep. The renovation and resale market is currently booming, especially at the higher end. There is a surge of would-be investors, hoping to flip their investment for profit, especially those coming from areas where property prices are now so high that the opportunity to do this has been removed. The cons vary across the motivations: long-term rentals can result in bad tenants (as indeed they can in this country), short term rentals are hard work, a permanent home will only be an option if you can maintain your lifestyle abroad, and renovations are only sensible as long as the market is rising in value. WHAT ARE YOUR TOP CONSIDERATIONS WHEN CHOOSING A PROPERTY? The top consideration for buying a holiday home is always location. Some areas perform better than others, some are resistant to market forces. L UX U RY L ON D ON L I V IN G

0.5-1 per cent legal fees, plus the appropriation of any costs already paid by the seller (for example community fees). Mortgages will also come with both arrangement and survey fees. On top of any finance monthly costs, you have community fees (if the property is part of a community), IBI (or council tax) – the cost of which is based on location and size of the property, plus BASURA which is the refuse collection tax. IF WE CHOOSE TO RENT THE PROPERTY OUT, HOW WILL THIS BE TAXED? You are taxed in your country of residence, so any income would need to be declared on your tax return in your resident country. Whilst Brexit has caused some problems, the dual tax arrangement is still in place for British owners of properties in Europe, meaning that you are only liable for taxation in your country of residence. Agreements can and do change, though, so it is always best to seek professional advice from a tax advisor.
A view is also important – most buyers in beautiful countries are adamant about having one and the lack of one can affect both re-saleability and price. Being within walking distance of amenities often crops up, but it’s not especially important if you get the location and the view right. Consulting a property agency in the local area is always helpful. HOW DO I GO ABOUT GETTING A MORTGAGE FOR A FOREIGN PROPERTY? There are two tried and tested ways, first is to re-mortgage any existing property in your home country, where there is ample equity to do so. This is often the easiest way as you will have a history with the lender and can easily prove your income. The other option is to take out a mortgage in the country where the property is located. This can be more difficult, and in most cases a maximum of 50 per cent of the property value can be mortgaged. This does not cover the 10 per cent purchase costs, which need to be in liquid form, too. Effectively this reduces the mortgage amount to 40 per cent. ARE THERE WAYS TO AVOID EXCHANGE RATE FLUCTUATIONS AFFECTING REPAYMENTS? The short answer is no. If your income is paid in a different currency to the provider of the loan, then there will always be fluctuations in exchange rate, this is controlled by the banks rather than the individual. WHAT ADDITIONAL COSTS DO I NEED TO CONSIDER? This will vary depending on the country in which you are buying. In Spain, for example, you should budget for an extra 10-15 per cent to be paid on top of the purchase price, this is made up of 7 per cent transfer tax, 1.2 per cent stamp duty, between
HOW HAS BREXIT AFFECTED BUYING PROPERTY IN EUROPE? Obviously, it has only affected the British buyer – it has not impacted any other buying market. For example, pre-Brexit, the British buyer accounted for only around 8 per cent of Spanish property purchases, so there has been no impact on general prices or demand. The new rules limit the time you can spend in the property or country unless you apply for residency. But the rules on residency have also changed, and you now have to meet income thresholds and provide your own private healthcare. Under the 90-day rule you can still buy property for your own holiday usage, but Brexit has taken away the ease and freedom the British once had to buy a permanent home abroad. If, however, you are spending more than €500,000 unaided by a mortgage or loan, you will be entitled to a ‘golden visa’, which offers the same benefits enjoyed by residents in other EU countries. HOW DO I FIND INDEPENDENT ADVICE ON ALL THE LEGAL ASPECTS? By talking with and discussing your options with a lawyer in the same country. Most speak perfect English, or have English speaking staff. Obviously, all documentation will be provided in their language, but you should automatically get an English translation. WHAT ARE YOUR TOP TIPS ON MAKING THE PROCESS AS SMOOTH AS POSSIBLE? Firstly, if something sounds too good to be true, it probably is… this is a rule that most people practise in their own country and then forget when they move abroad! Always use a knowledgeable agent who can show you the best properties and guide you through the process. The same advice goes for lawyers when the purchase is going through. When it comes to the big move, don’t forget that, because of Brexit, there are now import costs and VAT on anything you import into Europe, be it old or new, so don’t waste time and money bringing furniture with you. Many properties are sold furnished and whatever you don’t like can easily be replaced; you are sure to find beautiful shops selling furniture designed for life in the country where you are buying.

orld famous as a holiday destination since the 1960s, Marbella’s unique allure has produced a style and character quite distinct from other coastal towns in Spain. The protection of La Concha mountain in the Sierra Blanca affords Marbella its own micro-climate, guaranteeing year-round sun (an average of no less than 325 days). In the winter months, a two-hour drive will find you in the exclusive ski resort of Sierra Nevada – meaning you can ski or snowboard in the morning, and take a late lunch on the beach in Marbella! The coastline here enjoys not only some of the best beaches on the Costa del Sol, but also some of the best residential developments – many recently completed, or soon to be. Opulent villas, apartments and townhouses offer property seekers a luxurious lifestyle in prominent areas on the coast, so it comes as no surprise that the town, which is situated 50km to the west of Malaga, is one of the most popular destinations on the Costa del Sol in which to buy a property, whether as a holiday home or permanent residence. And, with prices lower than other comparable European coastal destinations like Ibiza, Mallorca, Mykonos and Monaco, it’s a great place to invest. Heading west from the centre of town is the famous ‘Golden Mile’, aptly named because of the many palatial beachfront villas, and the famous Marbella Club and Puente Romano hotels. At its far end is the world-renowned marina of Puerto Banus. Property here, boasting ocean views and a mountain backdrop, is in high demand due to its prestigious location. Just a 35 minute drive from Malaga Airport, Puerto Banus is the epitome of luxury and elegance. This is the place to be pampered port side, or ogle at fabulous luxury yachts while sipping a drink at one of the many open-air restaurants and bars. Equally in demand with property seekers is Nueva Andalucia, nicknamed the ‘Golf Valley’ thanks to its five championship golf courses. Property here comes in the form of beautiful course-side apartments and villas, offering residents access to some of the best restaurants on the southern coast, along with many sport and leisure facilities. Where do we sign? If you’re tempted to make your own investment, the team at Affinity Spain are well placed to help. AESTHETICS
A force to be reckoned with Sometimes it doesn’t matter how many classes we do at the gym, or how many cakes we turn down, unloved parts of our body are seemingly, stubbornly, here to stay. Of course, we’ve all heard tales of magical body contouring treatments, but can we believe the claims, and what about the potentially risky side effects? Happily, there are now revolutionary treatments on the market offering phenomenal non-surgical solutions, such as B-Force and T-Shape2; Harley Street’s Dr Bob Khanna is the first in the UK to launch them. He tells us: “These are non-invasive treatments that work to tone muscle, tighten skin and reduce body fat – the full works! T-Shape and B-Force
really are revolutionary devices, and they look set to become game-changers for the aesthetic industry.” Treating popular target areas like the inner and outer thighs, arms and stomach, T-Shape2 combines low-power laser, which works by stimulating collagen production and cell metabolism; multipolar radiofrequency to tighten and reduce wrinkles; endodermic massage and electroporation, which help with ‘orange-peel’ cellulite. Meanwhile, B-Force works by increasing muscle mass, aiding subsequent fat reduction. High-intensity electromagnetic stimulation is used to contract deep muscles that the brain would never allow us to work out long enough to activate; one session is the equivalent of doing an incredible 36,000 crunches! With no pain during or after the sessions, and immediately visible improvements, it seems we might finally be able to say goodbye to those stubborn fatty areas forever. BP Treatments range from £250 to £500 per session, depending on the areas being treated. For details, see drbk.co.uk

STYLE&WELLBEING SUSTAINABLE BEAUTY
Terracotta treasures
You’d be forgiven for wondering whether Oquist create beauty products or decorative objets for the home. Their multifunctional skincare products are packaged in gorgeous terracotta containers that can be reused as pots, vases or pieces of art. And the sustainable credentials don’t end there… A standard cosmetic formula typically contains 80-97 per cent water, which usually only serves as a filler ingredient – in contrast, Oquist’s formulas are completely waterless. This has a significant impact on C02 emissions, with the absence of water reducing such emissions by up to 95 per cent. The waterless formulas also make preservatives unnecessary – where water is present, mould and fungus have the chance to spawn. Their hero product is the award-winning 6-in-1 Anti Aging Serum. 100 per cent natural, it is formulated with the finest oils that are suitable for all skin types and work to reduce fine lines and enhance radiance. Look out for the new 5-in-1 Foaming Oil and 5-in-1 Amber Multi Balm, which promise to be equally transformative.

Want to achieve a Rebel Wilson style transformation? Her personal trainer, Gunnar Peterson shares these top tips for fitness success: 1. Have a plan that is realistic and fits into your daily life, incorporating a good mixture of strength and cardio training. 2. Prioritise recovery to prevent injury and avoid burnout; your muscles need time to repair and adapt. 3. Train with a friend or in a group to improve consistency and stay motivated. It’s important not to rely on your workout partners, however, as them skipping a workout shouldn’t mean that you need to! 4. Have fun so you enjoy the process as well as the results. Gunnar was recently appointed as Chief of Athletics at F45, bringing his inimitable training style to a studio near you. Named for their 45-minute functional classes, F45 offer highintensity circuit-based group workouts from locations across London including in Highgate, Islington and Maida Vale. And the schedule of classes now includes an exclusive ascending weight, pyramid-style resistance workout designed by Gunnar himself. Fast, fun, and results-driven, if you’ve got the commitment, it’s guaranteed to have you beach ready in no time. FASHION
Slow fashion, made to last It’s that time when we start to think about making seasonal wardrobe changes; this year’s spring update will include a few key pieces from new London fashion brand, Saywood Studio. The collection has been created by London College of Fashion graduate Harriet SaywoodBellisario, who wanted to reconnect consumers with the people and

processes behind what they wear, and in doing so, press pause on throwaway fashion. The first capsule has a focus on shirting, featuring a small collection of colourful, wearable essentials, designed with longevity in mind. Harriet says: “We craft our collections through the lens of longevity and circularity to reduce our environmental impact. We take a responsible
approach, working with sustainable fabrics when possible, and local makers where possible. The upshot? Uniquely designed, thoughtfully made pieces you’ll want in your life, always.” We couldn’t agree more. Zadie boyfriend shirt, £195. The best of both worlds
Post-pandemic, more and more London parents are opting for flexible boarding, Elaine Purves, Head of Queen Anne’s School in Berkshire explains why
More and more London families are realising the benefits of flexi boarding
With working parents across the country under more pressure than ever to re-establish their work-life balance post-Covid, many London parents are actively exploring ways to help their family move from ‘surviving’ to ‘thriving’. Boarding schools are responding with gusto, with many now providing extended care and a home-away-from-home in the form of flexible (or ‘flexi’, for those in the know) boarding. At Queen Anne’s School in Berkshire, 50 per cent of pupils attend as day pupils but 50 per cent take up the chance to board in top-notch facilities set in beautiful grounds on the border of the Oxfordshire countryside. Girls aged 11-18 board from as little as two or three nights a week, and the school has seen a rise in popularity for staying at school for the Monday to Friday working week. “We really are on London’s doorstep: Monday morning pick-up points through central London include Chiswick, Kensington and Brentford, and the girls are returned on Friday evening to the same points. There is increasing interest for these services from London families looking to make the best of both the city at the weekends and the country for their child’s education,” says Head of Queen Anne’s, Ms Elaine Purves.

“The school day can be long for our young people, especially when extracurricular activities – everything from sport fixtures to music rehearsals and academic homework to jewellery-making club – are factored in. Of course, having social time to relax and develop friendships with peers is all-important, too. It makes sense for many to reclaim their travel time and stay overnight with their Boarding House families for at least part of the week,” Elaine continues. ‘Fun’ comes up a lot when talking with pupils about their experiences of boarding – the school’s Houseparents go above and beyond to balance downtime with a programme of activities ranging from fire-pits and stargazing to cricket matches and pizza nights. Caitlin in Year 9 says: “One of our favourite activities that we do is the Mocktail Night. We all get together, make a variety of drinks, chat, and just have a great time. What we absolutely love about boarding is that there is a great sense of community. Everyone is so inclusive and there is always someone to talk to. The way the House is run really makes it feel like a second home with all your friends around you.” While fun is a big part of the appeal for the girls, there are benefits for parents, too. “For us it is weekly boarding perfection, Amelie gets to sleep in her bed and enjoy her Sunday night at home before the school bus collects her from our road at 6.20am,” says Queen Anne’s parent Julia Colls. And then there is the positive impact flexi boarding has on the girls’ development. Victoria Edwards, mother of Annabel in Year 7 explains: “We went from being anxious parents worried about our first-born going to boarding school, to being extremely proud of the grown up, caring, yet fiercely independent girl she has become in a short time at QAS.” Find out more about Flexible Boarding options at Queen Anne’s Open Morning on Saturday 7 May. Feast your eyes on this month’s finest RECIPE
Mini vanilla, ginger and buttermilk loaves
LONDON FOODIE
Adriana Cavita Chef owner, Cavita
What’s the last thing you cooked? Tostada a la Veracruzana – a sort of Mexican fish finger sandwich with baked skrei, heirloom tomato reduction, capers, olives and chiles güeros (banana peppers) piled high on a white corn tostada. What’s your signature dish? I’m known for serving street food style dishes like my pollo al carbon – chargrilled corn-fed chicken served with a fresh, herby green mole sauce.
Planning a street party to celebrate the Queen’s Jubilee? If you want to create a spread fit for royalty, you’ll find inspiration aplenty in Tea at the Palace (£14.99, White Lion Publishing). The second book from Carolyn Robb, former personal chef to TRH the Prince and Princess of Wales, is released this month and is filled with delicious afternoon tea recipes inspired by the various royal residences. Here, Carolyn shares a recipe for cakes that taste as exquisite as they look. She says: “This is an amazing cake recipe; no one ever suspects that it is gluten-free. Served ‘naked’ with a simple lemon glaze and no frosting, the cake speaks for itself. It is beautifully moist and the flavours of the vanilla, stem ginger, buttermilk and lemon together are delectable.”
METHOD 1. To make the cake, preheat the oven
to 180°C (Gas mark 4). Line twelve 8 x 4.5-cm mini loaf tins with non-stick baking paper. Place the tins on a large baking tray. 2. In a large bowl, using a wooden spoon, mix together the butter and caster sugar until light and creamy.
Add the eggs, one at a time, beating well after each addition. If the mixture begins to curdle, whisk in a few spoons of the flour. Add the ground nuts, (remaining) flour, baking powder, salt and xanthan gum, and, using a rubber spatula, fold them in just until fully incorporated. Finally, stir in the buttermilk, vanilla, grated ginger and ginger syrup until well blended. 3. Divide the batter evenly among the prepared tins. Bake the loaves for 15–18 minutes until they are golden on top and spring back to the touch. Leave to cool in the tins on a wire rack for a few minutes, then turn them out onto the rack and turn right side up. Set the rack over a baking tray. 4. While the loaves are baking, make the glaze. In a small pan over medium heat, combine the icing sugar, lemon juice and water, and heat, stirring, until a smooth, quite runny, translucent icing forms. Remove from the heat and stir in the lemon zest. 5. While the loaves are still warm, brush the glaze on the top and sides of each loaf, then leave to cool completely. Just before serving, top each loaf with flowers and a very light dusting of icing sugar.
What do you cook on your days off? I like to go out and try other restaurants, but if I am preparing food at home, I’ll go for something simple like ceviche or mole de olla (beef stew with rice and tortillas).
INGREDIENTS For the cake 225g butter, at room temperature | 225g caster sugar | 4 freerange eggs | 140g ground almonds | 125g plain gluten-free flour blend | 1 tsp gluten-free baking powder | Pinch of salt | ½ tsp xanthan gum | 3 tbsp buttermilk | 1 tsp pure vanilla extract | 4 bulbs stem ginger in syrup, finely grated | 1 tbsp syrup from stem ginger For the glaze 125g icing sugar | 60ml fresh lemon juice | 1 tbsp water | Finely grated zest of 1 lemon For the decoration Edible small fresh flowers | Icing sugar, for dusting

Best meal you’ve ever eaten? Any from the Cocineras Tradicionales in México – this is the most authentic, country-style food. A personal favourite was one I tried in Oaxaca: chicken with mole estofado, rice and pickled chillies. Guilty food pleasure I absolutely love street food like chicharrones preparados (fried pork skin with sour cream, cabbage, avocado, tomatoes and lime), esquites (corn salad) with chicken feet or tostada de pata (pork trotter tostadas). Cartilage is very popular in Mexico City and I love it because it reminds me of my childhood. If you could cook for anyone, who? The Queen – I would cook her one of my family favourites, mole de olla, because it’s so warming and comforting on a chilly English day. STREET FOOD
Grab and go If you’re out and about in town this month, curb your hunger at Cucumber Alley, which has just relaunched with seven exciting new independent vendors. An extension of Thomas Neal’s Banana Warehouse – KERB’s Seven Dials Market in Covent Garden – the Alley runs from Earlham Street to Shorts Gardens, providing shoppers and theatre-goers with delicious snacks and treats on the go. The new traders represent some of the best and brightest food talent from the KERB pool: the favourite of Instagrammers and ice cream lovers everywhere, Soft Serve Society; Boolay Crêpes – irresistible crème brûlée crêpe cones from the wonderful Yolkin; Deeknek – the home of dreamy waffles; Wheelcake Island – a past Cucumber Alley resident famous for their soft, moist, fluffy Taiwanese pancakes; Ong Ong – a Chinatown favourite; OshPaz, who serve Uzbek dumplings; and, completing the round-up, the new express offering from Curry On Naanstop – Naanstop Express. Everything is good, but we particularly love the torched crème brûlée crêpes cone from Boolay, the Speculoos waffle with coffee ganache from Deeknek and Ong Ong’s curry chicken bun. With temptation like this, it’s probably a good thing we’re not in the West End every day!
RELAUNCH
Spreading their wings Fried chicken sensation, Chick’n has just relaunched with a brand-new site in Notting Hill, a new name, Chicken Shop, and a new partnership with Soho House. When Carl Clarke and David Wolanski first imagined their much-loved concept in the fields of Latitude Festival four years ago, they had one simple mission in mind – to make the best fried chicken in the Capital, and they’ve been doing just that. While the relaunch promises to ruffle a few feathers, fans of the cult burger brand needn’t worry, crowd-pleasers such as the no-nonsense Straight Up (perfectly seasoned fried chicken sandwiched between soft potato buns alongside fresh lettuce, buttermilk and herb mayo and pickles), or the trademark chicken tenders with sticky Sichuan sauce and legendary house fries will still be on the menu. They’ll be joined by some exciting additions, though, including the No Way Gangnam, a spicy plant-based fillet paired with gochujang mayo and kimchi slaw. Co-founder Carl tells us: “We’re very excited about this great partnership and a tasty new name, but as always – our signature food stays the same. We make, and will continue to make, unbeatable fried chicken. We are Chicken Shop: this is chicken and then some.”
Earlham Street, WC2H (sevendialsmarket.com)
The relaunch will see all existing sites refurbished, starting with Baker Street and Islington. The new Notting Hill site opened late last month. 88 Notting Hill Gate, W11 (chikn.com)

UK BREAK
Best of British As the Chelsea Flower Show attests, May is the time to see bountiful British gardens in all their glory – and there are few more stunning than the Grade I listed 240-acre gardens at Leonardslee Estate. Designed around seven interlaced lakes set in a steep valley in the heart of West Sussex, they feature a sculpture park and boast a rare colony of wallabies. Well known for its Michelin-starred restaurant, Interlude, the Estate now offers luxurious accommodation in the 19th century Italianate mansion, making it the perfect spot for a weekend mini break. The 10 new en suite bedrooms offer breathtaking views of the Estate and have been individually designed by the Johnston Parke Interiors studio and architects Gould Baxter, using a selection of British interior design houses including Lewis & Wood, Nina Campbell, Penny Morrison and Sanderson. As well as a mix of vintage pieces and contemporary art, all bedrooms feature well-stocked wine fridges, king or super king beds and opulent Calacatta marble bathrooms with walk-in waterfall showers, many with freestanding roll-top baths, too. Estate owner and award-winning entrepreneur Penny Streeter OBE says, “We’re delighted to see the launch of the new accommodation as it allows visitors from afar to stay and enjoy the full Leonardslee experience – from the beautiful gardens to classic afternoon tea and wine tastings and dinner at Michelin-starred Restaurant Interlude.”
If you’ll be taking your first tentative steps abroad this summer and are looking for accommodation that’s a little more intimate than a hotel, we think the new luxury villas from Bill & Coo in Mykonos might appeal. The family-run Greek hospitality brand, which launched in 2006 with two locations – Bill & Coo Suites & Lounge and Bill & Coo Coast Suites – added three private, fully serviced villas to their irresistible portfolio last summer. The design of the one-bedroom villas, which sit within Bill & Coo Suites and Lounge on the edge of Mykonos town, has been inspired by the typical island architecture, making use of local stone and Cycladic features, while the interiors boast clean white lines and natural materials. Light-filled open plan living spaces and large outdoor terraces complete with private pools blur the lines between indoor and outdoor living – offering the ultimate in laidback Greek luxury.
Prices from £350 per night in a Classic Room. For details and to book, see leonardsleegardens.co.uk/leonardslee-house
RURAL ESCAPE
A walk on the wild side
Callow Hall, the Peak District’s newest boutique hideaway is offering an irresistible package in celebration of the Queen’s Jubilee next month. Nestled in 35 acres of gardens, wild meadow and woodland, the Victorian country house hotel opened to rave reviews last year, offering 15 individually designed bedrooms, with additional luxury accommodation provided in 11
romantic woodland Hives. And this month, two family-sized Treehouses join the line-up. The first hotel from Wildhive, Callow Hall is deeply rooted in nature, from the locally sourced, seasonal food served in the Garden Room restaurant, to the Hives’ outdoor baths which are perfect for star gazing, and the natural botanical products used in

the Coach House treatment rooms. This is also reflected in the celebratory ‘Treebilee’ package, which is available between 2-5 June. Inspired by the Queen’s own Green Canopy tree planting initiative, it invites guests to leave their own positive mark on the environment by planting a sapling on site during their stay. They will then be invited to return with a loved one at five-year
intervals to check in on the progress of their tree (and stay at Callow Hall at a discounted rate of 5 per cent, 10 per cent, 15 per cent and 20 per cent respectively). The ‘Treebilee package’ includes a one-night stay in a woodland hive, plus afternoon tea, and is priced from £429 per night, based on two sharing. For more information or to book, see wildhive.uk

GOOD NIGHT, GOOD NIGHT!
An elegant boutique hotel in Stratford-upon-Avon’s historic heart offers the perfect base for a Shakespearean pilgrimage WORDS by PENNY CLEMENTS
A
mere two hours by train from London lies Stratford-upon-Avon, the birthplace of England’s most celebrated playwright, Mr William Shakespeare. Set in the beautiful Warwickshire countryside, on the banks of the river Avon, the town is one of the most visited tourist destinations in the UK. And that’s hardly surprising given its history, which is perfectly reflected in its chocolate box blend of jauntyangled buildings, half-timbered houses and quaint medieval thoroughfares. While the high season tourist throngs here may not be for the faint hearted, The Arden Hotel, a member of Small Luxury Hotels of the World, provides a calming escape from the crowds. This gorgeous hideaway is ideally placed beside the river and close to the famous Royal Shakespeare Company theatres. Yet despite this prime location, once inside, it’s easy to forget the buzz of the town;
in fact, the sense of seclusion is so complete that it’s possible to completely lose oneself. Built on foundations dating back to the 15th century, The Arden Hotel is split over two different buildings that have been lovingly stitched together and now provide 45 luxurious guest bedrooms. Adorned with botanical and woodland wallpapers and plush furnishings that speak of warmth and richness, it feels pampering yet homely. Retaining the character of the building, and with a nod to the ancient forest of Arden, the interiors steer clear of Shakespearean twee (although, fittingly, Arden was also the maiden name of Shakespeare’s mother). Instead, a palette of taupe and grey heritage colours conveys a sense of history and perfectly reflects the hotel’s surroundings. After checking in, we’re shown to our room – winding through what feels like a rabbit warren of corridors (there are telephones dotted around should you get lost!) and down a couple of flights of ornate stairs. There are no room numbers to be seen here, each of the guest rooms in The Arden is named after a tree. Our room is comfortably furnished – weary from our travels we cast an appreciative eye over the giant bed, made up with crisp white sheets, and the gloriously deep bathtub that promises complete submersion. Dragging ourselves away is no easy task, but, with such history on our doorstep, we must, and so we set off to retrace the bearded bard’s footsteps and to discover more about his humble beginnings. With evening approaching, we find ourselves back at the hotel, dining in its two AA rosette restaurant. Opening onto the hotel’s sprawling terrace, No. 44 Brasserie is a blissful suntrap by day and one of Stratford-upon-Avon’s most attractive dining spots by night. Overlooking the RSC Swan

Theatre, this elegant eaterie is relaxed and friendly, with just the right lighting come nightfall to make it intimate and romantic. It’s hard to imagine a more idyllic way to spend an evening – we dine on melt in the mouth torched and cured salmon; deliciously light chicken and tarragon terrine; tangy Asian glazed duck breast; and tender, perfectly-cooked rib-eye steak. Devouring every last morsel, we find nothing to fault aside from the fact we have so little room left for dessert. We do, though, manage to find a tiny pocket of space – we are unable to resist the devilishly good chocolate crémeux and obligatory cheese board. Feeling sleepy and well fed, we retreat to our room early, suitably impressed by The Arden team’s ‘nothing-is-too-much-trouble’ service. After a lie-in the next morning, we sit at breakfast wondering how we could possibly be hungry after last night’s feast. But with such a spread of tempting breakfast options, we manage to squeeze in the full works. Bursting at the seams, we pack our bags, and attempt to work off some of our indulgences with a long walk along the river bank before heading home. As Shakespeare himself once said: “All’s well that ends well.” Superior rooms in high season (April-September) from £175 per room, per night, based on two people sharing on a bed and breakfast basis (low season from £150) (01789 298682; theardenhotelstratford.com)

Panton goes pop! This month, Vitra’s iconic Panton chair gets a pop-art inspired refresh. The Duo collection sees curvy lacquered surfaces in bold and surprising colour combinations back and front. Developed in close collaboration with the Panton family, this is a design classic with a difference. But these bright beauties are seriously limited edition: just 50 chairs will be available in the UK, sold exclusively by The Conran Shop – online and in its Marylebone and Chelsea stores – from the beginning of May. Look lively!
DESIGN FESTIVAL
Getting crafty May heralds the return of London Craft Week, bringing us the very best in established and emerging designers, makers, brands and galleries from across the globe. Between workshops and exhibitions, open studios and markets, there’s crafty inspiration to be had all over the Capital. Imagining Ikebana is a collaboration between marbling artist Nat Maks and floral artist and paper sculptor, Posy Patou. The installation features surrealist and oversized botanical arrangements, and forms part of Craft Week’s Future Icons showcase.

OUTDOOR FURNITURE
TABLEWARE
Elevated outdoor furniture is a trend that keeps on giving, and as we look ahead to lazy patio days in the sun, we’re keen to blur the boundaries between inside and out even further. Coco Wolf’s new Largo round day bed is designed for sociable lounging with its cosy, enveloping form. The madeto-order piece is available in durable and weatherproof outdoor fabrics and finishes. Permission to get your feet up on the furniture.
New to Polkra is the Wiggle collection, an irresistible tablecloth and napkin collaboration with renowned artist and designer Jess Wheeler. Featuring a hand-painted and eye-popping squiggle design in vibrant hues, the 100 per cent linen pieces are made to mix and match. We love the way they bring movement and a bold visual texture to our summer-ready tablescaping.

The Pompadour wallcoverings mix florals with bold geometric patterns
WALLPAPER MADE OF MATTER
Doing florals differently is Made of Matter, a London-Parisian wallpaper brand that doesn’t hold back on the bold. It is the brainchild of graphic artist Julia Bancilhon, who fuses modern collage techniques with maximalist pattern and colour to full effect. New for spring/summer 22 is the Pompadour series of made-to-measure wallcoverings. Floral motifs are skilfully crafted from vintage magazines to create an eye-catching geometric repeat pattern, while the dynamic shapes, either diamond or latticed, are backed with vibrant hues of old pink and blue – and if you’re feeling particularly fearless with your four walls, an unapologetically garish green. £62 per sq m (madeofmatter.co.uk)
FLOORCOVERINGS PINTON
Renowned French rug makers Pinton have just released a collection of flower-patterned carpets that playfully subvert the genre. Forget pretty, ditsy florals, Azalée by interior designer Chloé Nègre is a highly individual interpretation of springtime flowers. With its oversized central azelia motif and its abstract curvy background design that hints at botanical leaves, the wool rug is all nature inspired. The curves, which interrupt the wide stripes, represent the swaying of plants in the breeze, while deep mossy greens and rich plums feature in a tonal colourway that brings this contemporary graphic rug back to earth. €4,889 (pinton1867.com/en) L UX U RY L ON D ON L I V IN G

INTERIORS Bedding and soft furnishings are an easy way to get in on the new floral trend
BEDDING ARCHIVE BY SANDERSON DESIGN
Last year’s launch of Archive by Sanderson Design brought us a riotous celebration of revival prints across fabric, wallcoverings, cushions and curtains. Drawing on 160 years of design history and featuring some of Britain’s most iconic brands, Archive now releases its inaugural bedding collection. In a bold, 21st century twist, William Morris’ Strawberry Thief is reimagined in the Miami bedding set, which sees the classic print’s original, nature-inspired tones replaced with vibrant pinks and rich emerald greens. Here, duvet covers are backed with wide candy stripes while Oxford pillowcases get in on the colour clash, too, with contrasting piping. Mix and match if you dare. From £50 (archive.sandersondesigngroup.com)
SOFT FURNISHINGS TELESCOPE STYLE
Think of florals and we immediately picture chintzy fabrics depicting pale pink English roses. But when it comes to botanical inspiration, there’s a whole world out there. Telescope Style is an online emporium of global homeware, which allows us to shop by destination. Amongst the travel-inspired treats is a range of colourful handmade linen cushions, fashioned from original artwork by indigenous Aboriginal artist Rosie Ngwarraye Ross. The design depicts a bold cacophony of plants, bush foods and medicines – flora of the Australian outback – which is offset with a contrasting scalloped trim in daring hues of burnt orange and burgundy.
Look closely at the upholstery of this elegant chaise and you’ll spot some unconventional details

UPHOLSTERY MIND THE GAP
Romanian brand Mind The Gap are all about rebellious florals. Their eye-popping prints can be seen across wallpaper, soft furnishings, fabric, lighting and bold statement furniture pieces. One such piece is the classically shaped Anatolia chaise, upholstered in Suzie Q linen fabric. Part of the Woodstock lifestyle collection, the print features a densely populated pattern of floral motifs in rich pinks and blues against a dark black background. So far so conventional. But look closely and you’ll spot circular peace symbols amongst the forget-me-nots and daisy chains. Whimsical and elegant, with a knowing nod to Boho, too. £2,640 (mindtheg.com)

LIZZIE CROCKER
From vintage finds to modern curiosities, this interior consultant and brand owner’s home has been curated with love WORDS by ALI HOWARD PHOTOGRAPHY by HERMIONE M CCOSH
With a background in set design, Lizzie’s approach to interiors sees her forever arranging and rearranging corners of the room, constantly evolving the look. “I don’t follow trends,” she says. “I buy what I love and somehow it all fits together in an eclectic way. I like lots of art, objects and textiles, layering up to create a soft washed-out colour palette.” Anyone familiar with artful homeware brand Polkra, of which Lizzie is creative director, will appreciate her eye for great design. From tableware to soft furnishings, artwork to decorative accessories, the offering is all highly covetable. And with dreamy artist and illustrator collaborations including Anna Glover and Katie Scott, Lizzie’s love of pattern and print spills over into the thoughtfully put-together corners of her home, too. Having lived in Rio de Janeiro for five years, Lizzie and husband Charlie moved back into their London flat only to fall pregnant with their first child. In 2018, they exchanged on a four-bed Georgian townhouse, awarding them the space that would eventually accommodate their young family. The pair now have three children under four. “We moved in when Cassius was just four weeks old,” Lizzie tells me. “The previous owner had lived here for 42 years and rented out every room, so it was in a bit of a state!” Tackling the ground floor first, they knocked down walls to create one large reception and living space. “It transformed the dynamic of the house L UX U RY L ON D ON L I V IN G

completely,” says Lizzie. “It was a pretty big job, but totally worth it!” The first thing that strikes you here is the raw plaster walls that offer a sense of faded glamour, not to mention a warm Mediterranean feel. “I can’t take credit for the walls,” Lizzie confesses, “as this was inspiration from my mum, who left raw plaster on the walls of the extension in the house I grew up in. I just love the warmth it lends and the depth of patina in the plaster. It’s a soft, romantic, serene vibe that really channelled all other decisions.” The textured pink walls in the living room are met with glamorous finds sourced from Lizzie’s travels, such as a huge vintage vanity mirror that takes pride of place on the period mantelpiece, and a deco-inspired fan-like fire guard. You’d be forgiven for thinking these pieces were bought specially to fit the room, but no. “The mirror was £175 from an antique shop in Brighton, which, at the time we had no place for but bought because it was a good price,” Lizzie explains. “And the phoenix fire guard was from Golborne Road when I lived there. I just loved it, so I had to have it. I didn’t even have a fireplace in that flat, I just had objects I adored!” A lesson

keenly observed: buy the pieces you love and you’ll manifest the house to go with them. The decor is, of course, peppered with beautiful products from Polkra, such as the ceramic Polkra x Katie Scott candles, whether new or repurposed as decorative plant pots or make-up brush containers, and these sit alongside Lizzie’s rich collection of curiosities. She tells me she’s a big believer in trusting your gut and “buying the things you really like, even if you don’t know why! If it speaks to you then that’s a good sign.” There’s no doubt that serendipity plays a part, too. Like most of Lizzie’s furniture finds, the large sideboard in the living room comes with a backstory. “I was told it came from a school in Norfolk,” she says. “I bought it off eBay and it had another set of cupboards originally. Although when I bought it, I not only forgot to tell my husband about the purchase, but I didn’t consider the skirting board measurements, so when it arrived, Charlie, my builder and I really struggled to get it in! You can’t fit a match either side of it, but it just fits and it feels like it was made for the space, which is really satisfying.”
Lizzie goes on to describe some of her proud thrifty finds, such as the huge freestanding sepia gold mirror in the family bathroom. “It was £50 from Golborne Road and I just couldn’t say no!” And a brass shell lid box, which she got from a car boot sale for 50p. “I keep my jewellery in it beside my bed, and it gives me so much pleasure when I take my jewellery pieces off at night and hear them clink into the box. Plus, I like knowing they are all safely together in one place and away from tiny fingers!” The interior is nothing if not calming, but far from being minimalist – there are interesting details at every turn. I wonder how Lizzie achieves this balance. “Colour palette helps a lot,” she says. “It’s like when everything is singing from the same hymn sheet. My living room is soft hues of pinks, dusty reds and greys, with the odd pop of blue. It sets the tone to accommodate a brighter textile or painting. Try to pinpoint what colours are working in the space so you know when shopping if the piece will feel at home in that room,” she advises. Lizzie is currently on maternity leave but confesses that she never stops working. “I’m currently finishing an interior in north London, starting a new development with Charlie, and launching a lifestyle brand called Fable later this year,” she reveals. Luckily, her serene family home offers plenty of space in which to relax. “My favourite space has to be the living room,” she says. “I really get a sense of calm here. I’m not distracted by washing up or kids’ mess. It’s where I unwind and catch up with Charlie. It’s also where, as a family, we all pile onto the sofa to watch a movie: really happy times!” polkra.com; Instagram: @lizzie_crocker_creates

Learning to follow your passions and dreams The flexibility of self-paced learning allows students to thrive in their education, while giving them the freedom to follow their dreams
The flexibility of virtual learning appeals to many students, not least those who are pursuing their passions and future careers alongside their education. Whether training on the sports field or treading the boards, students are able to flex their education around their work or training schedules. Take Ooj, at Harrow School Online, a budding entrepreneur who has seen their school coding project implemented commercially. Developed as part of the Extended Project Qualification (EPQ), Ooj’s work with a company in the recruitment space involved the development of proposed solutions for verifying the documents required during the onboarding process. In completing the EPQ, Ooj worked through a range of experimental projects, looking at competitor solutions, proof of concepts and delegate work. A comprehensive research, build and implementation process ensured that the proposed solution filled the identified market gap and was fit for purpose. The resulting software, including Ooj’s coding, proved to be an outstanding success and was purchased by several universities, banks, and a large conglomerate in India. What started as a school project has expanded into something much larger and has given Ooj a small taste of what the future may hold. The online schooling format also benefits students like Kate, who is enrolled with Pearson Online Academy. Kate is like most girls her age: she likes panda bears, playing sports, and
“Pearson Online Academy has been an amazing opportunity for me because it is allowing me to follow my dreams while getting a great education” Kate, Pearson Online Academy student everything that sparkles. But Kate is truly unique. This world-class figure skater skated into the history books when she became the youngest novice champion at the 2015 United States Figure Skating National Championships. Kate was enrolled in her local school when she started skating and, for a while, she was able to juggle skating and schoolwork with help from her family. However, as Kate’s skating career started to take off and she needed to spend more time in lengthy training sessions and travelling for competitions, she found she was missing too much time at school. So, Stacey (Kate’s Mom) enrolled Kate in Pearson Online Academy. Online learning’s flexibility means Kate can juggle schoolwork and her rigorous training and competition schedules while benefiting from Pearson Online Academy’s curriculum and certified teachers. This has eased any stress about missed classes or assignments, and Kate can do her schoolwork from just about anywhere, at any time of the day or night. “Pearson Online Academy’s high-quality curriculum, wide choice of courses, and terrific teachers means our

family doesn’t have to choose between letting Kate pursue her skating dreams and ensuring that she gets a top-notch education,” Stacey comments. The sky is the limit where Kate’s future is concerned. Whether it includes more world championship, or even Olympic titles, is a chapter in her life yet to be written, but one thing is for sure – this Pearson Online Academy student will continue to soar and serve as a role model for other youngsters seeking to balance academics and athletic dreams. Pearson understand that every child is unique. With the choice of three online schools, they provide flexible and personalised access to robust British and US curricula. High-quality private education is matched with one-on-one support and extra-curricular opportunities, empowering every student to fulfil their potential at every stage of their learning journey. Local market insight from the Buyers’ Agent Deborah Stanton from Garrington Property Finders takes a closer look at the property markets in Hampstead Garden Suburb and Golders Green This month Fabric have focused on the coveted residential postcode areas of Hampstead Garden Suburb and Golders Green in North West London. Sitting between these sought-after places to live is Temple Fortune which is principally known for being the shopping district for local residents. For those who are considering buying a property in these areas or are yet undecided but interested to learn more, here we highlight details about these desirable areas and share insight on the local micro property markets. Property in Hampstead Garden Suburb Hampstead Garden Suburb offers the sense of living in the countryside whilst still offering access to central London in around 30 minutes, whether that be by tube, bus, or car. It is sat at the end of the Hampstead Heath Extension and is one of the greenest parts of North West London with parks and squares dotted around the area. The properties vary from large family houses to smaller cottages that wouldn’t look out of place in country village. The Conservation Area, which covers many of the roads, has ensured the character has remained; for the most part it is a perfect example of twentieth century domestic architecture. The area is managed by the Hampstead Garden suburb trust who exercise control over its architecture, landscapes, and shared amenities, giving guidance on potential planning, repairs, and extensions to

keep the area charming without it being over built. In the last couple of years, the local property market has been incredibly competitive. Some of the most sought-after roads in Hampstead Garden Suburbs include Wildwood Road which snakes its way around the Heath Extension with larges houses and flats with views across the heath. Whilst they rarely become available on the open market, large homes can be found on Asmun’s Hill, Erskine Hill and Bishops Avenue. Searching for a home in Golders Green Golders Green is a more urban area with a convenient station that is on the Northern Line of the London Underground. The high road has many well-known chain stores, banks, and amenities together with a wonderful collection of
independent shops and restaurants of all styles and cuisines. Golders Green is particularly popular with growing families and young professionals as there are lots of green spaces nearby. One of the best parks in the area is Golders Hill Park which has a Zoo, ponds, tennis and basketball courts and café. Golders Green offers a variety of housing, from modern apartment blocks, semi-detached houses and large detached family homes, mostly Edwardian and post war in style and age. The properties surrounding Golders Hill Park tend to be some of the most sought-after in the area along with Ingram Avenue. Succeeding in a competitive market With the acute lack of stock and considerable competition for the most sought-after properties, selling agents are increasingly inviting interested parties to submit ‘Best and Final’ offers as a means of selecting the successful bid. These scenarios are often unwelcome but can be the fairest and most decisive way for a seller to proceed. Faced with this situation it’s incredibly important for a buyer to be clear in their offer; together with the price a buyer should include their financial position, any conditions, a timeframe, or flexibility and whether they have a property to sell. Winning bids are not always the one with the highest price.

MEET THE LOCALS
Steven Rowe
Member, Garden Suburb Theatre
Jeremy Karpel, TK International “TK International has a history going back years of selling wonderful houses within Hampstead Garden Suburb at Hampstead prices. We often attract Hampstead buyers who perhaps see the Suburb as great value for money.”
Jonathan Wein, Glentree
“Hampstead Garden Suburb is a beautiful, family-oriented area located a mere 25-minute drive from central London. Surrounded by vast greenery and open spaces like The Heath Extension and Golders Hill Park, it really is a special and idyllic part of the Capital.”
I consider myself incredibly lucky to have spent most of my life in Hampstead Garden Suburb, an appreciation I have felt especially strongly since retiring at the beginning of lockdown to focus on writing and composing. This truly unique area was the brainchild of social reformer Dame Henrietta Barnett who wanted to create a model community with people of all classes living together in high quality housing, surrounded by greenery. My day often starts with a short walk to Daniel’s Bakery to pick up some delicious warm bagels, or maybe to our local Gail’s for a pain au chocolat. Both are handily located nearby on Finchley Road, as is the wonderful charity-owned giftshop EQUAL, where I am a regular volunteer helper. There’s also not one, but two wonderful fishmongers – Sam Stoller & Son and J.A. Corney – so I am never wanting for superb fresh fish. The Suburb is blessed with many green spaces, including the Hampstead Heath Extension, but my daily 6km walk most often takes me through Little Wood, where Garden Suburb Theatre, of which I am a proud and very active member, stages an open-air production every year. This summer’s production is going to be James and the Giant Peach, and I am very much looking forward to it. Nearby is pretty Northway Gardens with its tennis courts. Here, you’ll also find Toulous – a café offering all day dining, it’s the perfect place for lunch or a coffee. When it comes to the evening, the Suburb itself is not blessed with many (if any) pubs, but The Old White Lion in close-by East Finchley is a great favourite with Garden Suburb Theatre’s Publicity Committee and it’s where we hold our meetings over excellent food and drink.

“It’s a huge privilege to live in such a beautiful and tranquil area surrounded by so much green recreational space. After many years of under appreciation and price stagnation, there’s no doubt that as a direct result of the pandemic, Hampstead Garden Suburb has found its mojo again!”

This authentic Turkish kebab restaurant comes highly recommended by Heathgate’s Vivienne Harris, who says the eatery offers “great food and excellent value”. Finger-licking grill dishes and kebabs are the main event, but beyond that, Baran offers a choice of delectable seafood mains, chef’s specials, and freshly cut salads. “They also do take away and on one occasion, as a favour, they brought food over to my house,” says Vivienne. “Super highly recommended in my world!”
Say what?
A firm favourite among locals, this all day eaterie is located in what was once two public toilets (see what they did there?) on the edge of Northway Gardens. Local resident Louise Walton tells us it’s, “a firm family favourite. The owner is a real character, so a visit to Toulous is always good fun. And the food is great, too, from hearty breakfasts, including eggs served every way you can imagine, to delicious lunchtime salads. And don’t miss the milkshakes, which are naughty but oh so nice. I recommend the Aero Mint!”
There’s nothing like a friendly, family run, neighbourhood chemist to rely on, and Landy’s has more than proved its worth on Finchley Road over the years. The secrets of success
11+ doesn’t have to be stressful: for one North London prep school there is another way to approach exams, one with great results at the end of it “North west London is a particularly competitive environment for school places, and especially so at 11+ and 13+. Navigating the system for the first time can be challenging for parents, and for children it can be a daunting time as talk of senior schools and exams takes over their world. To international families that have relocated to the Hampstead area, the system seems particularly arcane. At Heathside, we take the mystery out of the process and replace it with support and guidance for every family and a tried and tested exam preparation programme that children actually enjoy,” explains Heathside Headteacher, Katherine Vintiner. As a non-academically selective Prep school, Heathside aims to help all children to achieve the best possible outcomes that they can, whether that is entrance to an 11+ or 13+ school. Over 25 years, Heathside has developed a culture and ethos that combines fun and a love of learning with academic rigour, and produces excellent results year on year. Exam preparation – by stealth Exam preparation begins early, with the introduction of reasoning lessons and study skills. The children enjoy doing puzzles and learning how to tackle questions they haven’t
seen before, but without realising that it is just one of the strands building their knowledge and skills in preparation for exams. A strong focus on the core skills of handwriting, times tables and spelling ensures children have the tools at their fingertips to make excellent progress. Confidence is key A relaxed, informal atmosphere in the classroom, with everyone in the school on first name terms, helps children feel confident to have a go, push themselves and make mistakes. “We help children develop resilience, so they are able to learn from mistakes and not be daunted when things don’t go their way,” explains Katherine. “Children at Heathside are encouraged to find their voice and to speak with confidence, knowing they will be listened to and have something valuable to contribute.” Bespoke service for every family It is not until the Spring term of Year 5 that formal exam preparation begins. Children can attend early morning prep classes on the core exam areas, taught by the 11+ and 13+ specialist teachers. During each of the school holidays, prep classes are held for a few days and children come into school with their friends. “The prep classes and holiday sessions are optional, and we certainly don’t recommend that every child comes to every session. Our specialist
77
17_FabricMay22_Advertorial - Heathside School_1p.indd 77
teachers work with each family to make sure they get the support they need, when they need it, and reach their peak performance at the right time,” explains Katherine. As well as looking after the academic preparation, the 11+ and 13+ teachers work with parents to help decide which schools will be the right fit for each child. “We want children to feel comfortable and confident that their new school is the right one for them. With the fantastic choice of schools in the area, there is something for everybody, whether that is somewhere that is strongly academic, more sporty or artistic and creative. The relationships we have with senior schools, and our collective experience, means we can really help parents refine their choices and work out what is best for their child,” says Katherine. “Importantly, Heathside’s recent Ofsted report confirmed this. The report says, ‘Pupils are enthusiastic about school and absorb learning with a sense of awe. As a result, pupils achieve highly and move to schools of their choice’,” Katherine adds. Well-rounded individuals Heathside’s approach is to provide a steady progression towards school entrance exams, layering in the skills that children require to do well. Preparing for exams without putting undue pressure on children is a challenging goal and requires excellent teaching. Parents are increasingly tuned into the importance of children’s mental health and expect schools to develop their resilience to cope with the competitive nature of secondary school exams. “For children at Heathside, the focus is on enjoying learning – and by nurturing an individual’s progress, children thrive and want to do their best” concludes Katherine. REMOVE DISTRACTIONS Encourage your child to remove distractions by switching off their phone or moving it to another room during timetabled revision sessions. It will remove the temptation of distraction, and help to focus their mind. ‘LITTLE AND OFTEN’ BEATS CRAMMING Short, regular revision sessions are far more effective than spending hours trying to cram. By allocating 15-minute blocks to particular topic areas or subjects, your child will be able to stay engaged and motivated. This is especially effective when learning lists – be it French vocabulary, scientific definitions, or important equations. They should also schedule regular breaks where they can get some fresh air, which will enable them to be more focused for the next session. POSITIVE REFLECTION It really helps to think about how successful each revision session has been. At the end of each session, encourage your child to list five things they’ve learnt, three things they’ll confidently remember and three things that they’re still unsure about. When they return to their notes for further revision, they can focus on filling in the knowledge gaps. KEEP THINGS IN PERSPECTIVE Most importantly, remind your child that while exams and qualifications are stepping-stones to their future, they are not the be all and end all. There will always be options and alternative pathways that they can explore during their time at school, and afterwards. Harrow School Online Tutoring provides support during the revision period by offering ongoing tutoring sessions. To find out more, visit harrowschoolonline.org/tutoring
Testing times
The revision period can be as stressful as the exams themselves for students and parents alike, says Harrow School Online Tutoring. They have these tips for surviving this time An organised and mindful approach to revision will help ease the stress for both child and family when it comes to the exam period. Here are some ideas to help your child to create a calm revision space: REMEMBER TO INCLUDE EXTRACURRICULAR EVENTS IN REVISION TIMETABLES When your child is preparing their revision timetables, ensure they don’t forget to include extracurricular activities, family commitments and other important tasks alongside their schedule. This will help them to manage their time and juggle any other commitments they may have. Breaking up long revision periods with other events will also help to make the exam period seem less daunting overall.

Connaught House School What attracted you to the school? So many things. The warm, family atmosphere, the vocational teachers who really care about the job, the ability to connect personally with every child and their family.
O
ne of the lingering lessons of lockdown is that spending time outdoors plays a vital part in maintaining children’s mental health. But did you know that it can also improve their academic performance? “Outdoor learning has a huge impact on pupil’s wellbeing and sense of community, but we can also prove it works,” says Jane Evans, head of Bruton School for Girls, a day and boarding school in Somerset. “We’re non-selective, but our academic results are highly competitive, and we believe this is in part to do with the environment in which our girls study.” There’s plenty of research to back up Bruton’s experience, including a four-year study from Natural England, which found that children learnt better and achieved more outside. Why does Jane think this might be? “Outdoor learning is very activity-led, rather than subject-led, which forces teachers and pupils to think differently. Interactive whiteboards have their place, but how do you teach number bonds using the rings of a tree trunk? Or the French for different colours when you’re looking at flowers?”
The teachers at Bruton also work together on outdoor projects, rather than squirrelling themselves away in their classrooms. For example, the chemistry teacher, home technology teacher and forest-school teacher recently collaborated to teach the science of baking bread over an open fire. “It makes us go back as educationalists to what we want to achieve and what’s the best way to do it,” says Jane. “And by turning away in part from the sausage factory of whiteboards and workbooks, we foster a real love of learning and sense of inquisitiveness in our pupils from an early age. So, when they reach the GCSE years, everything just slots into place.” Not everyone has access to 42-acre grounds, though. What advice would Jane give to readers who want to experience the benefits at home? “Cities are full of opportunities for creative learning, but to be outside is to breathe and have a chance of creativity,” she says. “Whether you’re designing a vegetable window box, caring for your own pets, baking bread or discovering insects in the park, thoughts of chemistry, biology and physics abound. It’s about bringing learning into everyday life.” brutonschool.co.uk

What makes it different? Our size, primarily, which cultivates relationships and friendships across and throughout the school, among pupils and staff. How do you balance your extracurricular activities with making sure pupils realise their academic potential? The timetable is a real juggling act and the Senior Leadership Team have personal input into every Form’s timetable. We make sure that the academic subjects are balanced alongside plenty of music, drama, poetry, dance, philosophy and sport. School finishes later on Wednesdays and there’s a growing number of optional clubs every day, some in the morning and some after school. All of our pupils have the chance to foster a whole range of interests and find their niche. How do you look after the wellbeing of your pupils? We have a wonderful mental health and wellbeing department including a newly appointed school counsellor. We also run a mentoring programme for all of our senior pupils so they can share news or worries on a weekly basis. PSHE lessons and assemblies offer a regular point for group discussion and, as a registered Unicef school, our children have a growing understanding of their rights and place in this world. THE IMPORTANCE OF CULTURE A cultural calendar underpins everything for children, staff and parents at St. Anthony’s School for Girls
It is indisputable that cultural events play an important role in the advancement of a child’s emotional, cognitive and social development. Recognising their importance, religious festivals, including Advent, Hannukah, Diwali, Lent, Purim, Holi Eid al-Adha and Easter, are marked on St. Anthony’s yearly cultural calendar. Lead by parents, celebration of these significant festivals is viewed as a valuable learning opportunity for the children, and is warmly received by the St. Anthony’s community. At St. Anthony’s Girls and Nursery, the intrinsic value of acknowledging these cultural events in a sincere and respectful way is acknowledged. Thanks to this, children gain knowledge and build relationships, cultural heritage is maintained, and a feeling of inclusivity and community is fostered. This was witnessed in March when the children paused to reflect on the origins of Purim, a Jewish holiday which commemorates the saving of the Jewish people from Haman, an official of the Achaemenid Empire who was planning to have all of Persia’s Jewish citizens killed.

16_FabricMay22_Advertorial - St Athony's Girls School_1p.indd 80
St. Patrick’s Day, an important day of Christian celebration was also marked in school with the children learning the origins of this festival and studying the early life of St. Patrick as the son of a Roman, living on the Welsh coast in the fifth century. The children were not surprised when time was also given to discussing the meaning of ‘Happy Holi’, also known as the Festival of Spring and the Festival of Colours. By following a cultural calendar within the school, the staff acknowledge the rich tapestry of diversity within the school community, ensuring that everybody feels valued and respected. Most importantly, girls are taught to recognise that according to our beliefs, traditions and cultural backgrounds, in all that we do there is more that unites us than segregates us. Spring Into Your New Home
If you have children and are hoping to move this year, spring is an ideal time to put your house onto the market as you’ll be likely to move in the summer holidays. The property market tends to pick up prior to the summer holidays. This is mainly due to parents moving out of term time but also moving to change the school catchment that their children are in.

How long have you been in the business? 5 years If I wasn’t an estate agent I’d be… an interior designer. I’m all for interiors, I love designing and changing the style of a home. I love London… for its vibrancy, night life and endless opportunities. I consider London to be one of the greatest cities in the world and I’m proud to be a Londoner. Favourite London street? Portobello Road. My family are from Notting Hill, so growing up, this was always a place where we were. I just love it there, it’s so quirky and has something for everyone.

Moving maths
It’s easy to forget moving costs when budgeting for a house move, but there are ways to save
Despite the current cost of living crisis, and inflation reaching a 30-year high, figures show that one in five of us still plan to move house in 2022. But according to new research by local services marketplace Airtasker, we spend an average of £3,480 in moving costs per
household with many of us unintentionally busting our budget by as much as £1,000. Property expert Phil Spencer says of the survey: “When asked about hidden moving costs, top areas of overspending included van hire, connection fees and utility services, moving supplies and repair work.” He goes
on to say that we are “heading into Britain’s peak moving season, where many people will be embarking on their moving journey and searching for ways to do it easily and more affordably.” It’s time to get cost savvy when we’re on the move airtasker.com
ASK THE AGENT
What are the upsides of downsizing? Downsizers usually find that there’s something quite cathartic about clearing unused or unwanted items. They enjoy a sense of freedom when running a smaller home with less cleaning and fewer repairs, possibly no garden maintenance, lower running costs and, where the property is in a secure block, perhaps a lift with no internal stairs. It is often considered one of the most difficult moves: condensing a large home full of memories into a much smaller unit. But once completed, most people, if not all, are delighted to have made the transition and wonder why they waited so long to do so.
Where do you go for head space in the city? I own a horse so for me, whenever I need to get away from the world, I ride him through Mill Hill. We go to a lovely open space called Arrandene, where we can canter through the park and let go of all of our worries! Most memorable sale? The Bishops Avenue, the property was absolutely stunning with views of London from the roof terrace. Property pet peeve? Squeaky doors. Favourite architectural style? I love a Victorian house, the detailing is just amazing! London’s most impressive building? St. Paul’s Cathedral Favourite Londoner, dead, alive or fictional? Amy Winehouse Any hidden talents? Does riding a horse count? If not, I am double jointed, I can spin my arms over my head without unlinking…
