LIVE LONG and prosper

One hundred years ago, life expectancy in the UK was just 56 for males and 59 for females Now those figures are 79.9 years for males and 83.6 years for females, a rise that is undeniably thanks to progress in medical science and changes in public policy, not to mention the fact that, with central heating and other modern conveniences, we enjoy much more comfortable lifestyles. But even considering that, why do some people live comfortably to 100, while others have much shorter lives? Genetics undoubtedly play a part, as do our economic circumstances and the health and lifestyle choices we make across the course of our lives, but studies into ageing have thrown up some interesting findings about the other factors that may influence how long we live.

In one such study, researchers from University College London tracked more than 9,000 participants over the course of over eight years and discovered that those with the greatest feelings of purpose and worth were 30 per cent less likely to die during the study period. Professor Andrew Steptoe, director of the UCL Institute of Epidemiology and Health Care explains: “We have previously found that happiness is associated with a lower risk of death. These analyses show that the meaningfulness and sense of purpose that older people have in their lives are also related to survival.” He goes on to add: “There are several biological mechanisms that may link wellbeing to improved health, for example through hormonal changes or reduced blood pressure.”

As part of the English Longitudinal Study of Ageing (ELSA), engagement in the ‘receptive arts’ such as going to the theatre, concerts, opera, museums, art galleries and exhibitions was also found to have a positive impact on mortality. The

findings showed that adults who engaged in the arts on a frequent basis had a 31 per cent lower risk of dying at any point during the follow-up period compared with those who had not. Lead author Dr Daisy Fancourt explains: “We found that arts engagement could have a protective associative with longevity in older adults which could partly be explained by differences in cognitions, mental health, and physical activity.”

Most recently, a study published by researchers at UCL earlier this year found that exercising at least once a month at any time in adulthood is linked to better cognitive functioning in later life – not only better physical health. Dr Susan Mitchell, head of policy at Alzheimer’s Research UK, said: “This large study, which ran over three decades and which was co-funded by Alzheimer’s Research UK, shows that it’s never too late to start getting active, and how important it is to try and maintain this throughout our lifetime. Crucially it provides strong evidence that the more physically active we are, the greater the benefits are for our brain health.”

These are all factors being taken into account by developers in the senior housing sector – an area that has seen huge growth in recent years. Indeed, a report published by Knight Frank late last year revealed that a record £2 billion was invested in the UK senior housing sector in 2022. And much of this

investment is in the luxury later living category –developments offering concierge services, spas and cocktail bars, that are more akin to five-star hotels than traditional care homes. If we are living longer lives, why shouldn’t we do so in comfort and style?

There are several such developments on our doorstep here in north London. So what can they offer prospective residents in terms of wellbeing?

Londoner Freema Agyeman on female interactions and the importance of community, how comedy and tragedy walk hand-in-hand and why her latest role fulfilled a very personal longing

LIVING THE DREAM

You’d have to have been burying your head in the sand to have missed Sky’s latest comedy-drama Dreamland. Set in sunny Margate and starring Lily Allen in her first TV acting role, the darkly comedic exploration of multi-generational female relationships and family dynamics is based on Sky’s 2018 BAFTA-winning short of the same name, which was written by Sharon Horgan and is produced by her production company, Merman, who were responsible for the brilliant Motherland. Freema Agyeman, who rose to fame with her role as the Doctor’s companion Martha Jones in Doctor Who, stars alongside Lily as Trish. Recalling what drew her to the role, she tells me: “I’d been working in the US for so long and I was feeling… I was missing all things English really. And I was feeling the pull of coming home. And so then, post pandemic I decided to make that move back. And then, quite serendipitously, the first script that I got to see was Dreamland, which is so English in its very essence, that it satiated everything that I needed it to in that moment. And I recognised it so completely, because it’s the closest to my own life and upbringing and background and class, to anything that I’ve ever done before, so it felt like such an amalgamation of homecoming in every sense

that I just felt like I had to do it.”

We meet Trish in episode one, pregnant for the third time with her partner Spence (played by Kiell Smith-Bynoe). After two boys, she’s decided this is going to be a girl. Her sisters Clare (Gabby Best) and Leila (Aimee-Ffion Edwards) rally around her with their mum (Frances Barber) and their Margatelegend nan (Sheila Reid), ‘manifesting’ a little girl

at Trish’s ‘mani-festival’. But a knock at the door heralds the return of their other sister, Mel (Lily Allen), whose unexpected reappearance and the news she brings threatens to destabilise the family.

“There’s so many things I love about this script, and the whole show,” Freema tells me. “I think it’s beautifully written and observed, and funny and moving. As well as the characters – who are at the forefront and the core and are utterly relatable to me (and I just adored every one on them) – I just loved all of the other themes that were addressed. I mean, it’s only six half hour episodes, but we’re looking at regeneration versus gentrification, community, the notion of belonging, classism, racism, womanhood, motherhood… I hope that people can further these discussions. I mean, that’s one of the many reasons why we create art, right?”

It feels almost certain that there will be discussions, not least because the series ends with many unanswered questions. Are there plans to make a second? “We certainly all hope so,” Freema nods. “I think Merman are exquisite in creating authentic stories. And I think these people live and breathe. I certainly want to see more of their lives and interactions. I love how much we can see how fiercely in love with each other they are, but there’s so much dysfunction there, and so many complexities, and I feel like we’ve only scratched the surface of all of that. So hopefully they resonate with the audience, and they will want more too, but I guess we’ll have to wait and see…” she shrugs.

As well as wanting to explore the characters and themes further, Freema tells me she would love the opportunity to work with the team again. Alongside being a lot of fun, everybody

was so supportive, she reveals. “It’s a show about women, and it’s female centric, and about female interactions and relationships. But you know, no two women’s experiences on this planet are identical. We have commonalities and threads. So, there is a sisterhood that was very much, I think, felt and created on set, but in that community that we formed, we were all so different. We have different stories and experiences, and so you know, depending on what you needed, from who and at any point, you could find it. There’d be laughter, or you could have deep discussions, creative analysis, or entertaining conversations. So, you know, it was very nourishing, I think on set and off.”

Given the variety of work she has done, it is perhaps surprising that this was Freema’s first experience of comedy. But it is a genre that she very much enjoyed exploring. “I didn’t know what to expect, right? Because I’m so new to the comedy world and I think for this to have been my first experience, the bar has been set very high,” she tells me. “You had all the comedic actors, like Kiell Smith-Bynoe, who comes from that scene. It was so fascinating for me when these actors from the comedy scene would come on, and they had like a shorthand, because they all knew each other. And I would watch how confident they are, and how good at being off the cuff, and how quick witted they are. And I was just in awe. So yeah, I learned a lot and have realised I have loads more to learn, as well.”

Would she like to do more of it? “I’m not going to presume I know what every comedy set is like, but I certainly did find this one, as I say, to be very nurturing and open,” she nods. “I think this is described as a dark comedy, or a comedic drama.

We’re laughing at things that are essentially pretty bloody tragic. But that’s life; comedy and tragedy walk hand-in-hand in this life for every single one of us. Because of that, I know I was able to lean into what I can rely on, which is a more dramatic performance. But then I had the opportunity to perform some comedy alongside that. There were enough moments where I felt sweaty palms, which always makes me realise that I’m out of my comfort zone, and that’s what I love. I love diversifying in my career. I love the opportunity to grow and to learn. So yeah, I would, is the long answer to that question. Provided it was in another space like this.”

So, more comedy is on the career wish list – any other genres? “For me, I’m realising increasingly that the environment and the team and the community are paramount. Because I could be given the best role in the world, a role I have always dreamed of playing. And if you’re doing it in a vacuum, or in an environment that’s stifling, and non-encouraging, then it’s not going to be work that you’re proud of. Or grow from. I just know it. Because, you know, yes, the material is so important, but I think there has to be a marriage. It’s like alchemy, really. All of the components have to be there, together, I think, for it to be a whole experience. And so, I’m starting to look at it as like, who would I like to work with as opposed to what role I would like to play,” she explains.

What would the dream collaboration be, I wonder. “Whenever I watch Shane Meadows’ work,

friend of mine. So, we have started working, with the view towards producing a one woman show.”

The project is being written with the stage in mind. “Sometimes things take their own life, don’t they, and I suppose move in other ways,” she observes. “Who knows, maybe we’ll put it down and not revisit it for another 20 years. I don’t know, but we’re certainly enjoying its inception. For sure.”

Alongside this writing project, theatre in general is something Freema is giving a lot of thought to. “I am in some talks at the moment, for a couple of things. And I think that is probably the direction I’m going go in next,” she reveals. “I’ve only ever done one theatrical production – that was at the Trafalgar Studios, with Stockard Channing. It was Alexi Kaye Campbell’s piece Apologia, directed by Jamie Lloyd. It was a wonderful experience.”

It was, though, a very steep learning curve, she admits. “I always felt like dividing us within mediums wasn’t fair: ‘that person is a TV actor, that person is a film actor’,” she explains. “I’d always felt like that felt quite exclusionary and limited your opportunities to kind of expand in other areas. I felt like, at the end of the day, we’re all storytellers. However, I got to theatre and was like: Oh wait, I’ve got to actually project my voice to the back of row Z. I don’t have the pipes for that! I realised one needs to acquire a different set of skills for each medium… But that’s great, because how are we going to know that if we don’t get the opportunity to explore and expand. I remember hitting a wall early

on, thinking ‘no one’s going be able to hear me’. And then, the production got me a dialect coach, and I’d work with her on how to use my equipment in a different way. Once I got over that hurdle, and also using my body in a different way, filling the space in a different way. You know, choreographing your movements in a different way – it’s like a dance. That was so exciting for me; to learn. I was terrified, which is why, again, I knew I was in the right place. I am desperate to have another go at that, and so I am going to!”

Quite what the project will be remains to be seen, but for now, Freema is simply enjoying being back at home in London after spending the best part of ten years in the States playing the roles of Dr. Helen Sharpe in NBC medical drama series New Amsterdam and Amanita Caplan in Netflix fantasy Sense8. “I absolutely love being back,” she exclaims. “I worked in America for the last decade, give or take, and I’ve loved every single moment of it. I wouldn’t change a thing. But it’s like, you know when you go on the most incredible holiday? You love it so much; you never want it to end. But then when you come home and you turn the key in your door and you get into your bed, you just can’t help but think that there’s no place like home. It doesn’t undermine what you’ve just done. It doesn’t take away from what you’ve just experienced. All of that was bliss and perfect, but there is space for all of it!”

I just love his characterisation and that kind of gritty realism in his writing and his vision. I can watch his films and forget I’m watching drama; it just feels real. And also, I love Taika Waititi in terms of his characterisation, and writing, but also humour. I love Jordan Peele’s work for that as well. When it comes to his movies, I like the way he really gives space to his actors, I think, to find things –maybe I’m assuming, but it just feels like there’s a real collaboration there with his actors. Withnail & I is like my all-time favourite film!”

For now, though, Freema reveals that she is focusing on something a little different. “I love shape shifting, I love getting the opportunity to live in other people’s skin. Sometimes the further from me they are, and the bigger the challenge, the more I get out of it. But what I’ve also discovered is, when it’s so close, and you can actually feel you’re producing, or building this person in an authentic way, that’s so satisfying. And that’s now also making me think I would like to do a little bit more, to lean more into that direction, and use more of my own experience and my own voice in some of my work. I started writing during lockdown, as I’m sure so many people did who needed to get their thoughts onto a page. But you know, just because you’ve got pen and paper, a writer that does not make…” she laughs. “I have ideas, but I need the expertise of someone who understands that. So, I have started writing – very, very early days – with a playwright

How can we get the best out of our personal trainer in the run up to a holiday? Make sure you put in the work outside of the PT session in terms of nutrition and recovery. The training will help, but if you don’t adapt the rest of your lifestyle the results will take a lot longer to show.

What’s your advice for keeping active on holiday and maintaining a fitness regime? I find it’s best to work out in the morning; there’s always an excuse not to get the workout done later in the day. Bring a Bodyism mini band and you can do a full body workout routine. Also, go for long walks and swim if you have a pool or you’re by the sea.

How can I stick to a healthy diet on holiday, and is it OK to treat myself sometimes? Yes, absolutely treat yourself, but don’t go extreme. I usually have one or two glasses of wine with my dinner on holiday but no more, since being hungover will also affect your meal choices and exercise routine the following day. Have an ice cream on the beach or pancakes for breakfast, but perhaps make a healthier choice for lunch, such as a salad or grilled fish. It’s all about balance and enjoying yourself.

German Gymnasium

With a relaunched restaurant and a new exec chef, D&D’s King’s Cross institution offers an irresistible taste of Germany

I usually avoid the gym in the evenings, favouring my sofa over physical exertion, but I make an exception for German Gymnasium. Originally built as the first purposebuilt gymnasium in England, it was designed by the German architect Edward Gruning. In 2013, the building was purchased by the D&D London restaurant group, who transformed it into a restaurant and bar, preserving many of its original features, including the vaulted ceilings, arches, and wrought-iron staircases. Downstairs is a buzzy café, while the restaurant and bar are on the mezzanine floor. Comfy grey leather banquette seating, low lighting and discreetly placed tables all contribute to a more than pleasing ambience.

The restaurant recently relaunched, offering a brandnew menu. Designed by new and incredibly talented chef, Alexander Thiel (previously of Barrafina and Beaufort), it is dedicated to and inspired by the natural parks of Germany. There is also a completely new cocktail menu, so we order a couple to sip on while choosing our food. We rate the Schwarzwald Negroni, mixed with Monkey 47’s Dry Schwarzwald Gin, which is distilled in the Black Forest and a favourite of head bartender, Jerome Orive.

The meal begins with juicy steak tartare, served with a wild garlic and dill sauce, washed down with a delightful glass of Becker Petit Rosé, a lively, fruity wine from Pfalz.

When the mains arrive, our veal schnitzel is so huge that it barely fits on the table. It comes served with a warm potato salad and sharp pickled cucumber, and is a winner. But the pork medallions are the star of the show. Oh-so-tender and wrapped in bacon, they are served in a velvety, creamy mushroom sauce and come with a side of braised red cabbage. We also sample spätzle – an egg-noodle pasta with a chewy, dumpling-like texture, it is an excellent accompaniment for both mains. We wash this all down with a full bodied glass of Spatburgunder red from the Rheinhessen region.

There is no such thing as a small sweet treat here, so we go in all guns blazing. The quark and apricot strudel is like nothing we have tasted before, though similar in texture to a baked cheesecake covered in flaky pastry; the apricots cut through the more savoury quark in a most agreeable way.

We are replete – indeed, if we are to stagger back down the stairs and home, help with digestion is required, and a fresh mint tea duly arrives in a satisfyingly heavy silver teapot. While we polish it off, we make plans to return when the weather improves, to make ourselves at home on the outside terrace, and sample some of the dishes we couldn’t fit in this time.

The Goring’s Coddled Clarence Court egg garden salad

Supposedly a take on one of His Majesty’s favourites, this is a feast fit for royalty

The closest luxury hotel to Buckingham Palace, The Goring has been a firm Royal favourite for many years, and is the only hotel with a Royal Warrant for hospitality services. Since 1910, every reigning monarch has walked through the hotel’s doors. The Goring’s associations with King Charles reach as far back as 1948, when the hotel’s pastry chefs supplied a cake for his christening. It’s fitting, then, that there are celebrations aplenty planned to mark his Coronation this month, including a very special tasting menu from head chef Graham Squire focusing on Welsh specialities and foraged ingredients to celebrate the environmental philosophy that the King lives by. It features this very special dish, The Goring’s take on one of His Majesty’s favourites – we talked the team into sharing the recipe with us. Enjoy!

Prep time: 20 minutes

INGREDIENTS

Truffle mayo

4 egg yolks 50 ml truffle oil Salt to season

50ml truffle alcohol 1 litre vegetable oil 1 tsp

Dijon mustard Juice of 1 lemon

Truffle dressing

50 ml truffle oil Salt and pepper to season 50g wild honey 750ml grapeseed oil 1 tsp Dijon mustard 250ml Chardonnay vinegar 1tsp whole grain mustard Juice of 1 lemon

Brioche croute

A stale brioche loaf Butter, melted

Garden salad

5 Clarence Court hen eggs (Cotswold Legbar)

1 frisée lettuce A selection of micro cresses (try komatsuna, mibuna, amaranth, wild garlic flowers, chive tips, tagete flowers, pea shoot) Crispy fried onion pieces (these can be bought in the dressing aisle of the supermarket and add a great umami kick to the dish)

METHOD

1. Start by making the mayonnaise. Blend the egg, salt, truffle, truffle oil, mustard and lemon juice and emulsify with the vegetable oil. Spoon into a piping bag and set aside.

2. Whisk together all the ingredients for the dressing except from the grapeseed oil. Blend well. Continue to whisk slowly while adding the

grapeseed oil to emulsify. Set aside.

3. Thinly slice the brioche loaf, then punch out rounds from each slice using a circular cutter. Lay on an oven tray and brush with melted butter. Bake at 160°C for 4 minutes.

4. To coddle the eggs, take room temperature eggs and steam at 80°C for 3 minutes. Remove into cold water – crack and pour into the centre of the bowl immediately. Alternatively, boil in rapid boiling water for 4 minutes, then very gently peel and place in a bowl of cold water.

5. Pick all your salad leaves down to a small mix and dress with the truffle dressing.

6. Place each peeled egg in the centre of a bowl, then pipe a thin ring of mayonnaise around the edge of the bowl. Lay the salad finely on top of this, leaving the egg neatly in the middle. Top with the crispy onion pieces and a brioche croute. Season the egg with black pepper and a little more dressing, and serve with a shaving of truffle if you can source it.

Where mains are concerned, the traditional fish and chips is always a winner – delicious haddock comes coated in golden, crispy IPA batter. Or, opt for the special, which changes depending on the catch of the day, and offers a true taste of the seaside. Round your meal off with a Summerhouse Sundae, a moreish mix of vanilla and salted caramel ice cream with brownie bits and chocolate sauce. It’s wickedly good. VIVA MADRID

With just a couple of days to explore Spain’s capital city, we had decided to base ourselves as centrally as possible, and The Gran Hotel Inglés ticked the location box (as well as so many more). Madrid’s original five star hotel, it first opened to guests in 1886, though it began to fall into disrepair during the Spanish Civil War, and finally closed its doors in 2012. It has since undergone an extensive renovation, overseen by American architect David Rockwell, and reopened with a chic, characterful new look in 2018.

First impressions count, and stepping through the front doors straight into the decadent lobby, we are not disappointed. Art deco influences abound: a striking circular bar commands the space, dramatically framed by huge wooden pillars (we’re told they are original features), and the walls are lined with large, eye-catching mirrors. It has a glamorous 1920s feel; we can’t wait to sink into one of the large leather sofas and sample a cocktail later (apparently there’s a whole menu dedicated to gin).

Ominously, our room number is 101, bringing to mind the infamous torture chamber in the Ministry of Love from George Orwell’s 1984. There is nothing torturous about what we find behind the door, though. In fact, the room is fetchingly simple and stylishly designed. The use of space is very clever, allowing a bathroom-dressing room combo, with a separate toilet and a fabulous shower. It certainly doesn’t hurt that the amenities on the gorgeous marble vanity are from L’Occitane and smell divine. There is a coffee machine and a mini bar filled with local craft beer, alongside bottles of high-end spirits. All this, plus a divinely comfortable looking bed reassures us that we will enjoy a very special stay here at The Gran Hotel Inglés.

After settling in, we decide to explore the neighbourhood, and are pleased to discover a vibrant area with quaint cobbled streets and beautiful architecture, packed with busy bars, delightful-looking delis, and a trendy nightclub. Surveying the youthful crowds queuing for the latter and deciding that we are not the target audience, we instead wend our way to Picalagartos Sky Bar. Offering stunning views of the city and a cocktail menu that both satisfies our needs and slakes our thirst, it proves to be a very good decision. The food looks excellent, too, but we are booked into the hotel’s restaurant, and having had a good amble around already, we head back with rumbling tummies.

Our meal does not disappoint, we might be in Spain, but we can’t resist the Beef Wellington, which, to our delight, is served whole and carved at the table, enabling us to see it in its full splendour. The chef has cooked this classic dish to absolute perfection and we happily devour the generous portions presented to us, before enjoying a final drink back in the lobby bar.

The next morning, appetites fully restored, we tuck into breakfast at the hotel. A first-class buffet is offered here, as well as an à la carte menu featuring all the usual favourites such as eggs benedict, huevos rancheros, pancakes and churros. Everything is delicious, and feeling energised, we are ready to hit the streets.

As is the way on most city breaks, we discover walking is the best way to see the sights. We soon find ourselves at the nearby Plaza de la Villa – one of Madrid’s best preserved historical areas, housing some of the oldest buildings in the city. There are also some tremendous shops in the immediate vicinity of the hotel; my partner is delighted with his purchase of a hat from Sombrereria Medrano, the oldest hat shop in Madrid.

Lunchtime is upon us and we are on a pilgrimage to find the best tapas Madrid has to offer. Our fanatic search for the world’s best croquettes began several years ago, and this odyssey has spanned large swathes of Europe, but finally, here we are in the home of tapas, determined to leave triumphant. We make a beeline straight for Casa Julio in the Malasana district, as it does indeed have the well-earned reputation for making Madrid’s finest croquettes. And it really is croquette heaven, with an amazing choice of flavours on offer. You can order by the half dozen, but we opt for the full dozen and leave thoroughly satisfied, though so full we are barely able to make our way back to the hotel.

That evening we decide to take in a very different aspect of Spanish culture – flamenco. We head to Corral de la Moreria for the most amazing night. The food is good, but world-renowned flamenco dancer Belén López steals the show with graceful ease. Her dancing is nothing short of awe-inspiring and we consider ourselves extremely lucky to have witnessed it.

The next day we head to the Parque de El Retiro. One of the largest parks in Madrid, it’s a wonderful place for a sunny walk, although it does make us miss our dog! Lunch is dedicated once more to the great tapas quest, this time taking us to Juana La Loca in the district of La Latina. It is a modern gem and we sample some of the best tapas we have ever encountered. Standout dishes include their tortilla dripping in oil and topped with caramelised onion, and the melt in the mouth oxtail tournedos on sliced potato.

Our evening is spent at Viva Madrid, a bar just round the corner. Set in a beautiful old building, it features characterful tiled walls and an 18th century wooden bar. Irresistible wooden cherubs appear to hold up the ceiling, from which huge lantern lights hang. Appearances are matched by service, which is impeccably fast and friendly, and the cocktails are excellent.

Madrid has not let us down; a winning combination of beautiful architecture, incredible food and friendly people means we’ll be sure to come back and visit again, and we know exactly where we’ll be staying.

Eva Sonaike

Eva is one of those enviable cross-discipline creatives with a fashion background that inspires her interiors career. She studied at the London College of Fashion where she specialised in contemporary African textiles before setting up her eponymous label in 2009. Eva Sonaike the brand offers luxury home textiles, soft furnishings, and an interior design service with an edge: a vibrant West African aesthetic runs throughout her designs, and it is disarmingly joyful.

She describes the exterior of her north London 1930s semi, which she shares with her husband and two teenage children, as “unspectacular”. But Tardis-like, it has been transformed into a bright and expansive family home. “Before we moved in, it was a typical two-floor, three-bedroom house, with a living and dining space on the ground floor,” she tells me. “But a light-filled space is crucial for me as it allows me to work effectively with colour and pattern.” The couple soon got to work on a huge rear extension that significantly increases the floor plan, as well as the ceiling height, cleverly. “The unusual part of our living space is that we excavated two-thirds of the space and therefore have a sunken kitchen and dining space with high ceilings,” says Eva. “Best decision ever!” And with the addition of full height and width glass sliding doors that lead onto a levelled patio with an integrated mature tree, the extension ensures the family feel connected to nature at all times of

the year, and whatever the weather. “We have a Lebanese cedar in the centre of the garden, which gives good shade in summer and is great in winter as it is evergreen,” she says. “We also have a large jasmine hedge, which has the most amazing aroma during the summer months.”

Each of Eva’s prints tells a story of its origin, from the architectural Alafia, inspired by the Hausa buildings in northern Nigeria’s largest city, Kano; to the bold, organic shapes of Wewe, which features banana leaf motifs taken from Ghana’s Aburi Botanical Gardens; and the arresting circular repeat pattern of Ayo – fittingly, Yoruba for joy.

“The patterns I use in my textiles are my own interpretation of my West African Yoruba heritage and culture and with the stories each collection tells, I try to bring these stories to each and everyone who is interested in hearing them,” the designer tells me.

Of course, Eva’s home is filled with colour and pattern. Scatter cushions and pouffes in striking prints and bold hues bring the living room to life, while in the kitchen/diner, bright terracotta seating is met with a large, eye-catching geometric rug. Yet the property feels perfectly serene, and despite the loud colours, there’s tranquillity throughout.

I wonder how the designer achieves this balance.

“I have a very clear design style and always use a very simplistic concept of white walls and dark wooden flooring,” Eva explains. “This almost sets

a blank canvas that allows me to use bold colours and patterns on the furnishings, soft furnishings, and accessories. And the colours look like they are mixed and matched, but the colour story in my home is carefully curated; something that comes naturally to me.”

Aside from the rich pickings of her own collections, I wonder where Eva shops for furniture and homeware. She tells me that she currently has a strict “no more shopping” policy in place for furnishing her home, and the restraint is admirable. But of course, there’s always the temptation of smaller must-have decorative pieces. “When I do shop for furniture, I love 1stDibs and Vinterior for one-off pieces, Sweetpea & Willow for furnishings, Amara for accessories, and I am obsessed with the Marché aux Puces in Paris for a more one-off item,” she offers. Where new meets old, there are some fascinating objets in the home, too, and naturally, these have a backstory. “My parents are great interior designers, so they kindly gifted me some of their furnishings and art from our house in Germany,” says Eva. “I also have some heirloom Yoruba statues and ornaments that are displayed in my home, and whenever I am in West Africa, I visit the local art galleries and craft markets for items or inspiration. On a recent trip to Lagos, I bought three threaded paintings from a local market and they have transformed my home – they are some of the most amazing statement pieces I have. They funnily match my sofa and the Kano cushion collection that is displayed on the sofa. I also love the large painting by Bolivian painter Graciela Rodo Boulanger that used to hang in my mother’s paediatric surgery. When she retired, I packed it up and took it on a plane to London.”

While Eva has created wholly inviting spaces throughout the property, the open-plan kitchen/ diner is undeniably the beating heart of this family home. And with summer just around the corner, she is looking forward to making full use of its indoor/outdoor design. “It is the perfect entertaining space,” she says, “and it was designed with having people sitting around our large teak

wood table every weekend in mind. We usually eat on the kitchen island during the week, but come the weekend, we use the large table as a family and often have guests around to join us. And in summer, we can open the large sliding windows and it feels like al fresco dining.”

You’d be forgiven for leaving Eva’s home feeling as if someone’s turned down the colour saturation. Our immediate surroundings feel drab in comparison. But that’s the point, the designer would like to inspire us all to be a little bolder with colour and pattern – and it’s working. “The overall message,” she says, “is to bring more colour to the world and add a visual African narrative to the world of premium interior design.” evasonaike.com

ON DESIGN: RANSOM & DUNN

A creative collaboration between American-born, London-based founders, Julia Ransom and Joh anna Dunn, Ransom & Dunn is a lifestyle and interiors brand with a vision of balance, exploring the harmony between aesthetic and fu nction, classic and contemporary, and strength and sensuality. Their inaugural collection, Foundations, launches this month

HOW DID YOU MEET, AND WHERE DID THE IDEA FOR RANSOM & DUNN COME FROM?

JD: We met originally in New York over 10 years ago and then reconnected over lunch in London five years later. We were surprisingly in sync, having both lived in New York and then made the move to London. We spent a whole afternoon talking about life, fashion, design and interiors, and left the lunch brimming with ideas – but the timing didn’t feel right back then. We revisited the idea again in 2019 and decided to make Ransom & Dunn a reality. It’s truly been the best decision we could have made, we have an absolute blast working together and we’re both hugely proud of what we’ve created – and we’re excited to share it with the world!

WHAT WERE YOU BOTH DOING BEFORE?

JD: My background is in buying, e-commerce and marketing. I started at Saks Fifth Avenue and went on to Mytheresa in New York and Munich before joining Fabrizio Viti and then consulting for a host of brands. I studied Art History at University of Pennsylvania and received an MBA at London Business School.

JR: I’ve been on quite an eclectic journey… I started my career in publishing at Vanity Fair and GQ in New York before working on Wall Street and for a few design start-ups. I graduated from

the School of Visual Arts in New York and Inchbald School of Design in London five years ago.

JD: I think our backgrounds really complement each other. Julia takes the lead on the creative side and I refine the (many!) ideas from a more editorial and retail perspective.

HOW WOULD YOU SUM UP YOUR DESIGN ETHOS?

JR: In three words – refined, elevated, classic.

JD: In essence, we wanted to create a capsule collection of essential pieces for the home; contemporary pieces with a timeless quality.

CAN YOU TELL ME ABOUT THE ROLE OF SUSTAINABILITY AT RANSOM & DUNN?

JD: We think and live by creating considered cornerstones for the home, products that are new and modern, yet made to last. We do not create fast furniture and we believe in the longevity of our product.

JR: Our goal is to inspire a more sustainable way of living, while dedicating ourselves to being a socially responsible business. We work and think by a responsible business checklist: fair wages to workers, safe working environments, prioritising materials that are natural with a minimum carbon footprint, and creating products to last for generations.

HOW DOES TRAVEL INFLUENCE YOUR WORK?

JR: It’s so enriching. Every time I go away, I feel as though my perspective and vision has been re-energised. Our collection was actually conceived on the beaches of the Cyclades and Dodecanese and as you will see, the design elements allude to the colours, texture and rock formations of these regions.

WHICH EMERGING TRENDS ARE YOU SEEING IN THE LUXURY INTERIORS MARKET?

JD: I think there’s a renewed energy and focus for natural, sustainable and repurposed materials in the luxury interiors world, with more and more independent designers and larger design houses exploring new ways of innovating them in their pieces and projects.

JR: We’re noting the design world has a new obsession with steel specifically… We are personally very drawn to blackened steel and brushed aluminium and are looking at how we can work with these in the most sustainable ways. I would also say there has been a definite shift in what is considered luxury, and we have noticed the top interior and product designers’ collections have a hand-hewn, artisanal feel to them.

WHAT CAN WE EXPECT FROM THE INAUGURAL COLLECTION?

JD: Like the key pieces of a refined and timeless wardrobe, Foundations is a considered collection of special furniture pieces and objets that make up the essential cornerstones of a home. Expect sculptural silhouettes and statuesque proportions.

JR: The Venus floor lamps are a personal favourite of mine, modelled after the harmonious curves of the female form and hand sculpted in a white plaster finish with free-hand texture. I love the scale and proportions of all of our floor mirrors, but the Palladio mirror is definitely another highlight. It takes its name from one of the most influential Italian architects, Andrea Palladio and we designed it to be a functional centrepiece for a hallway or room.

JD: I have fallen further in love with our Roman Column Bar now that I am living with it. Its fluting is inspired by the classical architecture of ancient Greece while its lacquer finish and functionality make it contemporary and a striking piece in my home.

WHAT’S NEXT FOR RANSOM & DUNN?

JD: We’ll be showcasing Foundations in London this summer. Our dream would be to eventually have a physical location with a beautiful café bar in the space where people can really experience our collection. We’re excited to see where this journey takes us.

How long have you been head?

I started at Prince’s Gardens Preparatory School in August 2022, with a view to overseeing its transition to Brighton College Prep Kensington in September 2023.

What attracted you to the role?

Without a doubt, it was the once-in-a-career project of bringing the Brighton College ethos and DNA to London for the first time. This is my third Brighton family school and it’s hugely exciting to be able to offer this option to families.

How would you sum up the new school in a sentence?

A community of kind human beings that inspires excellence, is forward-thinking and innovative, and nurtures confidence and curiosity.

How is it different from the competition?

The unique aspects of a Brighton education offer real value to a developing child. How would you describe the atmosphere?

Everything we do at Brighton College Prep Kensington can be traced back to the desire to create a climate where pupils are happy. What’s your personal educational ethos?

First and foremost, I believe in schools being places that nurture happy children, because happy children thrive and do well. Here, we celebrate individuals and uniqueness. This allows us to inspire, challenge and support all our children to be the best versions of themselves, not a secondclass version of someone else.

How do you balance your extra-curricular activities with the academic side?

We know that participation in the arts and sport is vital to nurture the creativity, passion and individuality of each child. This complements the academic life of the school in a very special way. We encourage pupils to engage in a wide range of music, dance, art, sport and drama activities. From LAMDA to karate, table tennis to cyber coding, there’s an opportunity for every pupil to get involved in the rich co-curricular life of the school.

How do you look after the wellbeing of your pupils?

Our highly qualified team of professionals work together to offer each child individualised and unique pathways. On top of that, we equip our children with the skills they need to be kind to themselves. Our unique HEALTH curriculum helps them develop skills such as healthy eating, economic education and mindfulness, while our PSHE time allows them to explore themes central to their stage of development. We also recognise the importance of nature, making the most of our two-acre garden and prioritising outdoor education within our weekly curriculum.

THE SECRETS OF SUCCESS

“North west London is a particularly competitive environment for school places, and especially so at 11+ and 13+. Navigating the system for the first time can be challenging for parents, and for children it can be a daunting time as talk of senior schools and exams takes over their world. To international families that have relocated to the Hampstead area, the system seems particularly arcane. At Heathside, we take the mystery out of the process and replace it with support and guidance for every family and a tried and tested exam preparation programme that children actually enjoy,” explains Heathside Headteacher, Nadia Ward.

As a non-academically selective Prep school, Heathside aims to help all children to achieve the best possible outcomes that they can, whether that is entrance to an 11+ or a 13+ school. Over 25 years, Heathside has developed a culture and ethos that combines fun and a love of learning with academic rigour, and produces excellent results year on year.

EXAM PREPARATION – BY STEALTH

Exam preparation begins early, with the introduction of reasoning lessons and study skills. The children enjoy doing puzzles and learning how to tackle questions they haven’t seen before, but without realising that it is just one of the strands building their knowledge and skills in preparation for exams. A strong focus on the core skills of handwriting, times tables and spelling ensures children have the tools at their fingertips to make excellent progress.

CONFIDENCE IS KEY

A relaxed, informal atmosphere in the classroom, with everyone in the school on first name terms, helps children feel confident to have a go, push themselves and make mistakes. “We help children develop resilience, so they are able to learn from mistakes and not be daunted when things don’t go their way,” explains Nadia. “Children at Heathside are encouraged to find their voice and to speak with confidence, knowing they will be listened to and have something valuable to contribute.”

BESPOKE SERVICE FOR EVERY FAMILY

It is not until the Spring term of Year 5 that formal exam preparation begins. Children can attend early morning prep classes on the core exam areas, taught by the 11+ and 13+ specialist teachers. During each of the school holidays, prep classes are held for

a few days and children come into school with their friends. “The prep classes and holiday sessions are optional, and we certainly don’t recommend that every child comes to every session. Our specialist teachers work with each family to make sure they get the support they need, when they need it, and reach their peak performance at the right time,” explains Nadia.

As well as looking after the academic preparation, the 11+ and 13+ teachers work with parents to help decide which schools will be the right fit for each child. “We want children to feel comfortable and confident that their new school is the right one for them. With the fantastic choice of schools in the area, there is something for everybody, whether that is somewhere that is strongly academic, more sporty, or artistic and creative. The relationships we have with senior schools, and our collective experience, means we can really help parents refine their choices and work out what is best for their child,” says Nadia.

Heathside’s approach is to provide a steady progression towards school entrance exams, layering in the skills that children require to do well. Preparing for exams without putting undue pressure on children is a challenging goal and requires excellent teaching. According to the ISC Annual Census, there were 69,937 boarders at UK independent schools in 2022, an increase of 4,592 from 2021. We asked Vicky Harding, head of Repton Prep in Derbyshire, and Caroline Nixon, international and membership director for BSA Group, why boarding is booming and how London families can benefit.

WHAT’S BEHIND THE INCREASE?

Caroline: The biggest increase at independent schools last year was from Hong Kong, because of the new rights of BNO (British National Overseas) passport holders to relocate to the UK. This year, as COVID-19 receded, there were large

WHAT ARE THE BENEFITS FOR LONDON FAMILIES IN PARTICULAR?

Caroline: With both parents working hard during the week, flexi-boarding can be an excellent way to balance work and home life. The chance for children to access the fabulous facilities and locations of boarding schools throughout the UK can also lead London parents to look in the Capital and beyond for a suitable school.

Vicky: The prestigious London day school scene is so competitive that children are being prepped and tutored to a level that they might not be ready for at that age. That pressured environment doesn’t necessarily support the whole wellbeing of a child, which is so important. By contrast, being able to stay at the same school through to 18, and in beautiful countryside, gives pupils room to grow emotionally, intellectually and physically –at a time that’s right for them.

WHAT ADVICE DO YOU HAVE FOR PARENTS CHOOSING A BOARDING SCHOOL FOR THEIR CHILD?

Vicky: Happiness is the main thing. If your child is happy, they’ll engage with everything that’s on offer. But as every school is different, you’ll need to find the right fit. Personalised visits, taster days and overnight stays can all help your child feel part of the school community before they even join. And by engaging with different schools, you can compare the breadth of the curriculum options on offer, how the pupils are grouped together in the boarding facilities, what the staffing structures are and who the children interact with. Finally, if it’s a through school, you can consider whether the whole journey will be right for your child – not just the stage they’re at now.

Thinking of becoming a London landlord? Our experts weigh in on the current lettings market

According to new research by Knight Frank, rental values have risen by 27 per cent in Prime Central London, and by 23 per cent in Prime Outer London in the three years since the pandemic hit. This is driven by dwindling supply and a surge in demand – suffice to say, it is not a renter’s market. However, the research also tells us that annual rental growth in March produced the lowest figures since November 2021, suggesting that the turbulent conditions of the last 18 months have at least calmed down – if not disappeared altogether.

Tom Bill, head of UK residential research at Knight Frank says, “Tenant demand is 10 per cent above the five-year average, while new supply is still down by around a quarter, which is keeping strong upwards pressure on rental values in London.

The imbalance is less acute in higher price brackets as owners tend to be more flexible and some have sat out the recent property market volatility caused by the mini-budget by letting out their property. Overall, if the sales market proves to be as strong as expected this year, it will be bad news for tenants as fewer owners will feel the need to become landlords and supply will stay low.”

Tom argues for a healthy push-and-pull, telling us that government policy has been formulated with scant regard for the laws of supply and demand in the lettings market in recent years. “If you deter enough new and existing landlords, you will increase upwards pressure on rents,” he says. “Given the extent of the increases in recent years, stimulating supply needs to be a consideration

despite the political capital earned from demonising the buy-to-let sector. However, with a general election moving onto the radar and London renters unlikely to be a priority target-audience, it feels like the only way is up for rents this year.”

With interest rate hikes leading to higher mortgage costs, the squeeze can be felt by landlords, too. Tom Dainty, head of lettings at Druce says: “As a prime central London letting specialist, my advice to landlords in the current climate is to take a proactive approach to their rental business. While the market can be challenging, there are strategies that landlords can use to position themselves for success. One of the most effective strategies is to work closely with an experienced letting agent. As a letting agency, we have a thorough understanding of the rental market and local nuances. A professional lettings expert can provide valuable insights into pricing, pre-tenancy preparation, marketing, renewals, and property management. Our professional services help landlords to stay up-to-date on changing market conditions and regulations and to make informed decisions about their properties.”

While it might be tempting to simply aim for maximum rental return, Dainty says it is important for landlords to have a flexible approach to pricing. “In a competitive market, being willing to adjust rent prices can make a significant difference in attracting tenants and reducing vacancy rates,” he says. “While lowering rents may not sound like an ideal solution when considering the burden of additional costs a modern landlord faces, it can, in fact, help landlords maintain a consistent cash flow and retain tenants in the long term. Additionally, landlords should focus on maintaining their properties to a high standard. A well-maintained property can be a major factor in attracting and retaining the right tenants and can help landlords build positive relationships with them. Regular maintenance and upkeep can also help extend the lifespan of the property and reduce long-term costs. Ultimately, the key to success in the rental market is to be proactive, responsive, and flexible. By taking a consultative approach and working with experienced professionals, landlords can navigate the challenges of the rental market and position themselves for long-term success.”

So while London landlords should be optimistic right now, given the current climate, they would be advised to prioritise good, long-term tenants over a fast buck. Gideon Mark, director of Litchfields says that: “The lettings market is in a positive phase right now. Strong demand and lack of supply has resulted in landlords being able to achieve higher rental figures, benefit from shorter void periods and have a great choice in tenants. When a property comes onto the lettings market, invariably it rents before going live, with rents reaching record highs. My advice to landlords would be to be vigilant and to use a good referencing company and choose their tenants wisely, as rents go up, tenants have to meet the affordability criteria moving forward.” knightfrank.com; druce.com; litchfields.com

KEEPING IT REAL

I have been in the property game for nearly 30 years. My firm is made up of myself, my two business partners, and our fantastic team. We have offices in Hampstead Garden Suburb and Mill Hill, and cover all of northwest London, from small properties to huge, sprawling mansions.

I hate the stereotype of being an agent and try to be different, mostly by just being myself! I like to have a laugh and I am all about adventure. I love to travel with my family; I’ve trekked through mountains, volcanoes and rainforests, all over Thailand, Costa Rica, Mexico, Vietnam, Morocco, Cambodia, and many more. However, nothing beats a recent trip to see the orangutangs in the jungle of North Sumatra, which was truly magical and mind blowing. I am a retired magician and can juggle, ride a unicycle and play the guitar, and I am an origami expert! I also love walking my two crazy dogs, which is when I get to de-stress and chill out.

I believe that as an estate agent, the most important qualities are trustworthiness and the ability to get on with people and build relationships. But in order to do our job well, clients need to be prepared to listen to us – it makes things so much easier!

I know all aspects of property, inside out and backwards, including

the best way to lay out and remodel the perfect home, and I regularly destroy plans from clients and friends in order to make layouts work. I have huge connections and a varied client base and I am fortunate enough to have dealt with lots of celebrities, sports personalities, and pop stars – but of course, discretion and confidentiality are everything.

When thinking about marketing a property, you should choose an established agent with a good track record, who knows your area inside out – never just go with somebody because of their social media presence. Your agent should show you comparable houses in the area and explain how your home sits alongside these. This is where local knowledge is invaluable and absolutely essential.

If your property has been on the market for a while, don’t fall into the trap of thinking ‘the more agents the better’. Multiple agents will saturate the market and you will get the reverse effect of making the property look stale – it will be old news.
