Penny Blooms&Beans was founded

by Ayca P. Sozen, who designed her first flowers as a tiny child. Many years later, after a decade spent working in the corporate world, inspired by the words of Constance Spry OBE, she decided to follow her own star.

At first, Penny was just a dream Ayca had, about a studio filled with flowers, where she would sit, designing all day long.

was headed at the time by Eileen Johnson, a globally renowned floral master, design guru and flower aficionada. Under her influence and with her guidance, Ayca knew she was on the right track.

Inspired by the coffee houses – known as ‘penny universities’ – of 17th century London, where people from all walks of life came to discuss, debate, think, and learn, she went on to name her brand Penny Blooms&Beans.

The first Penny studio opened in Istanbul in 2013 with, Ayca says, “the most amazing team composed of humongous hearts and talents”. In honour of those penny universities, Penny had an espresso bar residing alongside its flowers.

From day one, Ayca carefully nurtured her business, building it into a prominent flower house.

In pursuit of responsible growth, Penny was run on ecologically sustainable practices. Over the years, it was cherry picked by B|Brooks Fine Flowers boutique

flower chain for global orders.

This connection was established in Istanbul and extended to the UK when Ayca moved Penny to London in 2019.

Penny’s second studio was opened in Chelsea, and though there was no espresso bar, Ayca kept the name.

Over the course of a decade, Penny started collaborating with illustrious brands, designing visually stunning floral installations for events and crafting a carelessly elegant selection of curated living gifts, with everything tailored to the specifics of the brand or private individuals involved. Jodie Whittaker on her role in the highly anticipated second series of Time, why she will never get tired of talking about Doctor Who, and what the pandemic taught her about appreciating the joy in life Jodie Whittaker had it all planned out when it came to her career. “I was like, I’m gonna go travelling for a year, I’ll work for a year, and then I’ll go to drama school in London. And as naive as that was, that actually was what happened,” she tells me. “I went travelling for a year, and I then worked in Huddersfield for a year to earn some money and try and apply for drama school… And I was really lucky, I got into my first choice, which was Guildhall School of Music and Drama. It was a wonderful way into such an incredible industry, you know, without Guildhall, I absolutely wouldn’t be sat here talking to you on Zoom eating my lunch,” she laughs.

Jodie’s work schedule is so busy with filming that we have struggled to find time to sit down and talk, finally managing to grab half an hour between scenes – it is lunchtime though, so she is having to multitask. We’re here to talk about her role in the second season of multi-award-winning prison series Time, which comes to BBC One and the iPlayer soon.

A visceral, emotional and high-stakes portrayal of life in a British prison, the first series starred Sean Bean and Stephen Graham, and was written by Emmy- and three-time BAFTAwinner Jimmy McGovern. It was a critical and ratings hit in the UK, and one of 2021’s highest performing new dramas with 11.6 million viewers over 28 days – Jodie amongst them. “Season one was phenomenal,” she says. “Jimmy McGovern is from my neck of the woods… He’s such a heroic voice in television and you know, he has kind of given a voice to a lot of Northern characters that I’ve grown up with.”

The second series, which has been co-written by Helen Black (who wrote Life and Death in the Warehouse) and directed

by Andrea Harkin (who directed The Trial of Christine Keeler) explores life in a women’s prison told through the lens of three very different inmates. The trio arrive at the fictional Carlingford Prison on the same day and are thrown together to face an unfamiliar world. The prospect of playing one of those leads was undeniably exciting; Jodie recalls receiving the script and knowing immediately that she wanted to take the work. “It just was one of those that was a bit like: I probably don’t need to read

this, I’ll just say yes,” she recalls. “But then when I read it, I was even more delighted because I was desperate to be in it.”

Jodie stars in the role of new inmate Orla, alongside Kelsey, played by Bella Ramsey, and Abi, played by Tamara Lawrance, and a wonderful supporting cast including Siobhan Finneran as prison chaplain Marie-Louise and Sophie Willan as inmate Maeve. “It is such an extraordinary cast,” Jodie tells me. “It’s suggested it’s a three hander, but it’s kind of so much more than that. There are about 10 key ensemble cast members. And that was so wonderful. Because everybody brought something, and it just felt like this instant bond for all of us. And it was a wonderful crew, a really great, supportive environment. As individuals, we were really close very quickly and it was beautiful to be a part of, particularly telling such important stories.”

Orla’s own story was a poignant one that Jodie felt was representative of a broken system. “She’s a single mum of three,” she explains. “We meet her literally at the beginning of her sentence. She is in absolute shock because what she has done is fiddled the electricity bill, which you would think would be a kind of slap on the wrist kind of crime. Obviously, we have just lived through a horrific winter of people not being supported, and not being able to pay electricity bills… She’s sent to prison for a relatively small amount of time, it is only weeks, but it has a devastating effect on her family. Because obviously, when you don’t have other caregivers in the home, then there’s no one to turn to, then that family unit is forever broken.”

The fact that the world Orla was inhabiting was such an alien one actually made playing her easier, Jodie explains. “The good thing about playing someone like Orla is she herself has been thrown into the deep end,” Jodie explains. “The system can’t explain the system, never mind make someone else understand it who’s not a part of it, if you see what I mean. It was really important that I felt like a fish out of water in that sense, and also, I was away filming something else, and so I missed the first two weeks of filming. It was a stressful thing, because I was like: ‘Oh my God, filming has already started and I’m just going to be thrown in the deep end’. But that was Orla, she

“Getting the DOCTOR in Doctor Who will probably be featured in every INTERVIEW I ever do and I’m very HAPPY that that will be the chat. It was such a SPECIAL time” was completely thrown into the deep end. And it was weirdly brilliant preparation.”

Jodie speaks so passionately about the series that it is obvious that reality more than lived up to expectation on this particular project. “Absolutely,” she agrees. “I really enjoyed it. It is a gift, as an actor, to play such a kind of raw and vulnerable and fiery, layered character, and within a huge storyline that features so many different threads – for Bella and Tamara their storylines are very different – but the marrying of all that, it’s so brilliantly realistic. I think Jimmy and Helen’s work on this, particularly for me, it feels as if it is kind of apologetically useful. I just hope that all this hard work and attention to detail translates, and that people ask questions and feel challenged when they watch it.”

It is certainly a world away from the role for which Jodie is most famous – she played the first female Doctor in Doctor Who between 2017 and 2021, a time she describes as “a pocket of heightened joy and adventure” between social realism and dramatic projects. I wonder if she minds still being asked questions about this time. “Absolutely not! I mean you don’t look a gift horse in the mouth,” she exclaims. “Getting the Doctor in Doctor Who will probably be featured in every interview I ever do and I’m very happy that that will be the chat. It was such a special time: I will happily spend the rest of my career talking about it.

People often ask me about it, and I can see they’re expecting a really quick answer, but 10 minutes later I’m still going on about it, and they’re like: ‘Oh my God, I should never have asked!’.

But what a thing for me to have been able to do; the 23-year-old graduating from Guildhall didn’t see that coming!”

The 35-year-old probably didn’t see it coming either – how did she take the news? “I remember feeling overwhelmed, very emotional about it, scared by the thought of such huge

responsibility, all that kind of thing,” she admits. Though these insecurities were, of course, outweighed by huge excitement and an overwhelming feeling of gratitude. “It’s an incredible role because you are given the keys to something that is limitless; there’s no boundaries. You’re not constrained in any way: time, period… anything. It is a gift. It’s yours to take and run with it.”

What are Jodie’s favourite memories of that time? “The people.

Absolutely the people,” she says. “I was lucky to have my core, which was Mandip (Gill), Tosin (Cole), Brad (Walsh) and John (Bishop). And we walked into a family that had been formed over all the previous seasons; and we were taken on board, taken under everyone’s wing. It was so full of love, and so full of fun. And I absolutely adored living in Wales. I think it’s such an amazing country; I was very naive about how extraordinarily beautiful it is there. I think, at the time it was a dream job, but in hindsight, it’s more of a dream, because I had the most incredible time on it.”

How did it feel saying goodbye, I wonder? “I was given three amazing seasons – they’re long shoots as well. The last one, we shot for a year,” Jodie tells me. “And so, the thing is, you’re so ready at the end of three years to do something new. But then it’s like that weird thing where you know your ice cream is finished, but you really don’t want it to be. You’re like, can I just keep the wrapper? Just to pretend that I have still got it. They said cut, and I cried. I cried quite hard for about 20 minutes solid in front of 200 crew; trying to say thank you. Trying to say thank you in Welsh, trying to say thank you in English, just blubbing my eyes out.”

Indeed, Jodie’s time as the Doctor was prolonged thanks to the interruption of the pandemic. She believes this hiatus makes it all the more joyous to look back on. “We all lived through the apocalypse,” she exclaims. “For the world to live through something so epic: you know, it was a very heightened time. Work stopped with the lockdown, and we were allowed to start shooting again in November 2020. It provided its challenges, but Jesus were we lucky we were actually working – a lot of livelihoods were totally decimated. I think when you can look at life and go ‘that was joyous’, you should really be aware of that and grateful for it.

Because we’ve seen that it’s not like that for everyone every day.”

As well as an appreciation for her work, the pandemic made Jodie even more aware of how much family and friends meant to her. “It feels so long ago,” she says, recalling the dark days of the first lockdown, “but as necessary it was, the thing I found so hard was the isolation. The fact that you couldn’t just go see your friends and hug them. As hard as all that was, what I think it has done as a positive is that it made me realise you can’t take anything for granted. I’m really lucky, I’ve got a lovely close family. And a brilliant group of mates. And what I love more than anything is having the time to catch up with them. I think just being able to give your godkids a massive squeeze, and to be in a group of friends and family and everyone’s running around and making noise and causing chaos. That’s just my absolute heaven.”

Indeed, it seems that the simple pleasures are the best for Jodie, who is reassuringly down to earth. When I ask her how she would spend her perfect day off, she tells me: “I am lucky to love where I live – I mean, every area of London is cool, but I really like the area I live in, so I like hanging out there. My dream scenario is going for early dinner at a really great local pub that we have really fun family dinners at.”

London has been home to Jodie since she came down from Huddersfield to take up her place at Guildhall. “I think it is one of the greatest cities in the world. I adore it – it is my home, and it has continued to be my home for the last 20-bit years. It would take a lot for me to move out, I think,” she tells me. “I love the melting pot of culture and creativity. I love the greenery with an urban backdrop. I love the noise, and I love the crowds. But London does let you go at your own pace as well: if you want to be really manic and fit a million things in, you can, but you can also do nothing. So, I love that it caters to both sides of my personality, which is incredibly hyperactive and incredibly horizontal.” There’s a knock at the door – Jodie is needed in make up. The horizontal side of her personality will have to wait.

PUTTING IN THE LEG WORK It’s hard to find someone who doesn’t have an issue with at least one part of their body, be that a double chin, an unedifying muffin top, or the sort of love handles that seem to appear overnight in your late twenties and settle in for the long haul.

For me, it’s my inner thighs. No matter how much weight I lose, or how much exercise I do, they never seem to get the memo. I suffer from the dreaded ‘chub-rub’ in the summer, wearing through jeans at a terrifying rate, and however much I tell myself that it’s not the end of the world, I’m constantly comparing myself to others. When I hear about a US treatment called AirSculpt that offers a form of liposuction carried out under local anaesthesia rather than general, and promising just a few days down-time, I finally feel a glimmer of hope. Maybe, just maybe, I can say sayōnara to my saggy thighs…

Dr Aaron Rollins, the pioneering inventor of AirSculpt has treated over 40,000 people in the States with an astonishing level of success. In fact, a quick scroll through the before and after photos on the website leaves me open-mouthed in awe.

And he has just opened his first UK clinic on Harley Street, meaning we lucky Londoners at last have the chance to try it for ourselves. I’m impressed by how luxurious the space feels – it is more like a hotel spa than a medical setting – and this definitely helps me to relax when I have my initial consultation with Dr Rollins. While he examines me – explaining that whatever he can pinch, he can remove – he talks me through the procedure. He describes traditional liposuction as being like the action of a “cheese grater scraping out fat,” and explains that he wanted to develop a system that would lessen the likelihood of procedural pain, inflammation and bruising, and that would reduce recovery times.

Unlike traditional liposuction, which uses a cannula to break up the fat, AirSculpt utilises a less-invasive proprietary cannula with a slim probe to soften the excess fat before sucking it out. I’m sold, and book myself in for treatment on my inner thigh area and the back of my thighs (Dr Rollins calls this the “banana roll”, a phrase I’d never heard before, but then he hadn’t heard of “chub-rub”…).

As the day of my appointment dawns, I’m feeling more nervous than I had anticipated; the friendly, professional team at the clinic set my mind at rest, though (a number of them have experienced the treatment themselves and are able to personally reassure me). I change into a gown and have my photos and measurements taken.

I’m being treated by Dr Tillo whose warm manner puts me further at ease (quite the feat, considering the fact he’s drawing on my inner thighs with a permanent marker pen at the time). I’m given a shot of diamorphine and then Dr Tillo numbs the areas using a needle-free jet injector, which pushes a topical anaesthetic fluid through the pores. Next, LUXURY LONDON LIVING

a small, two-millimetre-wide, incision is created on the skin with a biopsy punch tool, skipping the need for cuts made with scalpels, which helps massively with the recovery. A local anaesthetic solution is inserted through this entry point to numb the fat cells. This feels sharp and scratchy, but is certainly not unbearable. Then we get to business… At this point I’m feeling pretty relaxed, listening to the radio and the chatter of the nurses. Dr Tillo inserts a cannula with a thin probe which melts the fat cells and tightens the skin. The fat is gently sucked out using the AirSculpt device – removing it cell by cell, without harming the surrounding tissues. I can feel vibrations, and it reminds me of the sensation of using a Theragun, but there’s still no pain.

Unlike other procedures such as Coolsculpting, AirSculpt fully removes the cells, forever. I’m asked if I’d like to see the fat moving through the tubes and am surprised to find that I do – it’s weirdly satisfying knowing that these cells will never return. In total over one litre of fat is removed from my legs – the sight of it in the cannister is pretty impressive, if disconcerting.

Soon, the procedure is over, and the nurses gently help me to sit up and get me into a pair of compression leggings. These will be my constant

companions for the next fortnight, and are never the most comfortable things to wear, but here, lots of research has gone into sourcing the best on the market, so I think I’ll cope. One result of this procedure is some leakage, so I also need to wear pads on the entry wounds and replace them frequently over the next couple of days.

On being shown through to the recovery room for some sugary treats, the effects of the anaesthetic hit me, and I start to feel quite nauseous. I’m told that this is very common, and fortunately it passes after a few hours, so I am able to tentatively nibble on a burger later that night – I’ve been told that a greasy meal will help the body to expel the remains of the anaesthetic.

My legs are bruised and quite tender for a couple of weeks, There is minimal downtime, but it’s important to give your body the chance to recover, and it can take up to six months for the swelling to completely go. Even so, after just a few weeks, I can tell that my thighs look considerably better already, and I can’t wait to see the full results.

Natalie Allen’s Chocolate Fondant Cake Fancy recreating the Sweet Things magic at home?

Here, the founder of the much-loved Primrose Hill bakery shares a recipe for an indulgent chocolate cake

“I’m addicted to cakes - I’m proud to say it,” Natalie Allen tells us, recalling how Sweet Things Café and Bakery came about. “Whilst working as a project manager in the city, I was always on the hunt for something sweet. I’d dash to chain coffee shops to get my sugar fix between meetings, but they just didn’t cut it! I longed for cakes with that ‘home baked’ taste.” Unable to find what she was looking for and inspired by childhood memories of her grandmother’s baking, she decided to leave the corporate world behind and set up her own business producing delicious, home baked treats.

In 2005 Natalie began baking in her kitchen at home, braving all weathers to sell her sweet

treats at local farmers’ markets. She quickly built up a loyal customer base and was soon supplying the likes of Fortnum & Mason and Selfridges alongside the regulars at her stall. Realising that the business had outgrown her kitchen, she opened her bakery a year later; Primrose Hill dwellers will no doubt be familiar with the wonderful Sweet Things on Regent’s Park Road.

As well as making cakes to order for all occasions, Natalie initially served a menu of coffee, tea and sweet treats. As her regular customer base grew, she expanded the range to include sourdough toasties, East End style bagels, brunch dishes including Shakshuka, as well as

healthy salads and freshly made juices.

All made with love. Customers can also book a table for afternoon tea for an extra special treat. And Natalie even provides a catering service for business meetings, corporate events and parties, making her the perfect little black book contact as the festive party season approaches. Natalie says: “Make sure you use really goodquality dark chocolate for this recipe, as you need that lovely rich, slightly bitter flavour to counteract the sweetness.”

INGREDIENTS

200g good quality dark chocolate, minimum 55 per cent cocoa solids, broken into pieces 200g salted butter or dairy free alternative, plus extra for greasing (or use vegetable oil) 160g caster sugar 5 eggs 1 tbs plain or gluten free plain flour To serve Vanilla ice cream Raspberries

METHOD

1. Preheat the oven to 190C/170C fan/ gas mark 5.

2. Grease a 20cm springform cake tin with butter or oil.

3. Put the chocolate and butter in a glass bowl and set over a saucepan of simmering water (ensuring that the bowl doesn’t touch the water), or heat in 30-second bursts in the microwave, until melted.

4. Stir in the sugar, then add the eggs, one at a time, beating in each one with a wooden spoon before adding the next. Add the flour and mix well, then transfer to the prepared tin.

5. Bake for 20-25 minutes – the cake should still wobble in the middle. Leave to cool completely in the tin, then serve at room temperature, or chilled with vanilla ice cream and raspberries.

When the sun comes out, my thoughts turn to rosé wine.

It might speak volumes about my lifestyle choices, but it’s the truth. There’s something undeniably attractive about a chilled bottle of the pink stuff nestled seductively in an ice bucket…

Given the choice, I always opt for wines from Provence, so when the opportunity arises for me to visit Terre Blanche, a world-class golf and spa all-suite resort here, I simply can’t say no. I invite my mum, another rosé-lover, to accompany me. Unsurprisingly, she’s packed her case before I’ve even booked the flights.

Arriving after a short flight to Nice, we are met by our hotel transfer driver and are whisked off in style along the French Riviera and through the stunning Provençal countryside.

Often celebrated for its breath-taking beauty, the area is characterised by colourful landscapes, with fields of lavender, rolling vineyards and medieval hillside villages adding to the region’s postcard-perfect charm.

Our destination is a 750-acre eco-luxury oasis, which, to give it some scale, is bigger than the size of Monaco. One of the resort’s biggest draws is the two 18-hole championship level golf courses, where major tournaments are regularly staged – which goes some way to explaining the size. I don’t mind admitting that it is the two-storey luxury spa that I am most interested in, though. It boasts a 20 m indoor pool, an outdoor vitality pool heated to 35C, a sauna and steam room, as well as a modern fitness suite, and, of course, a menu of pampering treatments – the spa has partnered with premium Swiss skincare brand, La Maison Valmont and organic cosmetic brand KOS Paris.

Accommodation comes in the form of 115 spacious suites and villas, ranging in size from 60 to 300 sq m, all with private outdoor space. We are taken by golf buggy (always available to guests, although it’s very easy to walk everywhere), to our suite.

wrought-iron sun loungers on the other. It feels totally private and gloriously peaceful; it’s no surprise to learn that the hotel is popular with ultra high-profile guests, who probably need this privacy more than we do.

Terracotta tiles, natural limestone and neutral furnishings give the space a feeling of space and serenity. The two double beds are made up with bedding so sumptuous that we find ourselves examining the labels to see if we can recreate the experience at home. The marble-clad bathroom has been designed with twin vanities, and a spacious walk-in shower, and it is stocked with a good selection of indulgent self-care products, including gorgeous lavender bath salts. We’re delighted to find a chilled bottle of Whispering Angel waiting for us in an ice bucket on the table, and make for the terrace to toast our good fortune, marvelling at the verdant surroundings of the landscaped grounds.

Terre Blanche’s art-loving owner has displayed his personal collection of world-class sculptures throughout the hotel and grounds, with works by the likes of Jean Miró and Antony Gormley on show – it’s lovely to stumble across these nestled around the trees and buildings. We particularly like a huge, eye-catching silver orb, situated by Les Caroubiers, the clubhouse restaurant, where we head for lunch – a classic Croque Monsieur and Caesar salad, deliciously executed.

Afterwards, we make for the beautiful infinity pool for an afternoon of relaxation in one of the cabanas there. Bright orange towels and fresh water are provided by the attentive pool attendants, and the peace is only broken by the nearby arrival of a helicopter dropping off VIP guests. We spend a few happy hours here, dipping in the deliciously cool water and sipping on iced coffees.

For dinner, we head to Le Gaudina, which is situated in the main hotel building. Seated on the lovely, shaded terrace, we order enormous gin and tonics and tear into some of the best bread we’ve ever eaten; a brown seeded cob, it’s still warm and we dip it into locally-made olive oil. From the Provençal-style menu we order a starter of lamb croquettes, they are delicious, so too are mains of pesto pasta with a huge portion of burrata, and tender grilled tuna served with baba ganoush, fennel and gnocchi. And the desserts are perfection on a plate – red berry mille-feuille and a classic Paris-Brest. We are served by friendly and patient staff who indulge my attempts to speak to them in ‘Franglais’ – my A Level French exam feels as though it were several lifetimes ago, and it certainly shows.

It is all too easy to settle into a routine of reading by the pool, but the hotel can organise a variety of trips, and arrange private drivers, for those who do wish to explore. We make sure to find time for a trip to Chateau d’Esclans, the home of Whispering Angel – no surprises there. The vineyard is a half hour drive from the hotel, but the scenery is stunning, and the hotel car is comfortable and air conditioned. We are treated to a fascinating tour, learning all about the history of the brand that’s taken rosé wine to a whole new level. We are also lucky enough to be allowed a peek into the home of founder Sacha Lichine, here we meet his elderly dog who is attempting to stay cool on the stone floor in the kitchen, and we see the cherubs in Sacha’s private chapel. The story goes that on his wedding day, he had a few glasses of rosé and then claimed he could LUXURY LONDON LIVING

“hear the angels whisper”. The rest, as they say, is history…

We finish the tour in the best way possible, with a cellar door tasting, sampling the whole range of wines, from easydrinking The Beach, up to the very special Garrus, made from a single vineyard of nearly 100 year-old vines.

On our last evening at Terre Blanche, we have another treat in store, with dinner at Michelin-starred Le Faventia, the hotel’s gastronomic restaurant, which is under the leadership of chef Christophe Schmitt. We enjoy the six-course tasting menu, which, with the addition of amuse bouche and palate cleanser, is more like ten courses. Every plate that is presented is a work of art, and a taste sensation. I even try my first ever snail (it’s not every day you’re offered a Michelin-starred snail, after all). Highlights on the menu include a huge king prawn, sautéed in a pan at our table by chef himself, and an incredible cucumber and mint origami (a refreshing medley of cucumber served in more ways than I thought possible) which is served with mint bread. Also of note are a delicate red mullet dish, and a generous portion of Wagyu beef, served with blackcurrants. Desserts from pastry chef Jérémie Gressier include a zingy rhubarb, peach and meringue palate cleanser and an incredible chocolatey finale of cocoa water wafers and a salty chocolate fondant, served with hazelnut cream. It is truly an incredible evening of so many flavours, and it’s heartening to hear that local food producers are an integral part of the conception of Schmitt’s cuisine, keeping it as close to the land as possible. This local focus extends to the tableware, which is made by a ceramist based in Tourrettes.

The next morning is our last at the hotel. We are sad to leave after our short but sweet stay, but as the friendly concierge points out, “how can you return, if you don’t first leave?” – he makes an excellent point.

I am a UK citizen, although I have lived in Australia and am now based in Los Angeles, in the United States.

is a magnet for interesting people with entrepreneurial spirit. Like London, you will find great schools and universities here, and there is easy access to services – whatever you need is readily available. And of course, the cultural scene is outstanding: from art and museums to shopping and restaurants, LA’s offering is world class.

When I moved here with my husband and three daughters, we expected to miss the village lifestyle that we had come to love in London, but we were surprised to find that LA is actually very similar in this respect.

One thing I do miss is the beautiful history of London’s architecture, but the beauty of LA is found in nature – the wonderful light, beautiful beaches and mountains. There is a feeling of freedom – LA life is definitely more chilled than London life!

How do the properties compare?

Almost every house feels genuinely unique here. Whether you are up in the hills, on the edge of the canyons or on the flats, the variety is refreshing.

Clients generally find the west side of LA most desirable, in

neighbourhoods stretching from the Hollywood Hills through Beverly Hills, Bel Air, Brentwood, Pacific Palisades, Santa Monica and Malibu. Homes in these areas tend to be larger than in London, and with larger gardens to support the ‘indoor-outdoor’ lifestyle. Price per square foot in LA is generally less than in prime areas of London.

How can you support clients who are thinking about relocating?

I have a number of British and European clients who work in entertainment or tech, some who live between the two cities for their work and creative endeavours. comfort, but they do require extra care. High-end synthetic fabrics on the other hand can successfully mimic the real thing and prove hard-wearing, easy to clean, and resistant to fading.

Fabric weight is all-important, too, especially when investing in bespoke curtains. Sheer and lightweight fabrics like chiffon and voile allow more light in where heavier materials such as velvet and brocade not only offer light-blocking properties but do their bit for insulation and even outside noise-reduction.

Durability is key for upholstery fabrics that will see a lot of heavy use. Ever heard of the Martindale rub count? This is a special test that measures textiles for everyday wear and tear.

Look for weaves with a 15,000-30,000 count for general to heavy-duty domestic use. Anything over 30,000 is more suited to commercial use (think tube train seats – pretty geometric patterns, but ultimately scratchy). And of course, for those with children or pets, upholstery fabrics with stain resistant properties are a must. We love the just launched collab between heritage brand Schumacher and New York’s Drusus Tabor, who are known for their wonderfully original block-printed textiles.

This dynamic architect’s home is light and airy, sleek and modern – and it is a masterclass in energy efficiency

If you find yourself wondering what the future of London housing might look like, Ben’s Low Energy House, a retrofit Edwardian terrace, is very much a test case. The architect tells me he’s deeply interested in the combination of science and art and aims to create beautiful, inspiring spaces that are also resolved technically, “so that the thermal performance is good, and they’re as sustainable as possible,” adding, “I also like a challenge!”

Ben founded Architecture for London in 2009 and has since seen the practice go from strength to strength. It comes as little surprise to learn that environmental impact is at the heart of all they do. “Our ethos is to improve people’s lives by reimagining the places in which we live and work,” he says. “We take a research-based, fabricfirst approach to sustainability that carefully considers the embodied energy of materials and the performance of our buildings in use. We’ve also launched AFL Build, our construction division, so that we can offer clients a full, turn-key service.

While we are architect-led, we also offer structural engineering, planning, landscape, interior design and construction skills. Ultimately, we want to create sustainable, healthy buildings that are a joy for people to inhabit.”

Ben has lived in the house with his cat Astrid since its completion in 2021, but also regularly welcomes Airbnb guests who, he says, inevitably comment on its calming and relaxing vibe.

And you’d have to be pretty highly strung not to adopt a zen-like calm the moment you walk into this light and airy abode filled with natural materials. By all accounts, the house is now unrecognisable from its previous incarnation – save from the period façade, including an ornate stained glass front door that belies the property’s chic and minimal interior. “Originally, it had lots of red floral carpets and pink flock wallpaper,” Ben recalls. “It was a very dark and damp house that hadn’t been refurbished in over 40 years.”

An ambitious project by anyone’s standards, Ben’s renovation added around 500 sq ft to the existing floor plan. But this wasn’t simply a case of building a rear extension, rather reimagining the entire space to make the most of functionality and flow. “The wall between the living room and the hallway was removed and rebuilt to half-height, letting in light from the front door to brighten the kitchen in the middle part of the ground floor,” Ben explains. “The new ‘broken plan’ arrangement has enabled the entire ground floor to flow together and

to be used as one space. At the back of the house, the dining area takes pride of place in the extension.

This rear addition provides a bright space with a large, triple-glazed circular rooflight, while a full-height, oak framed triple-glazed window and door at the rear provide lovely views over the garden. Because the house is north facing, rather than having the patio right outside the back door where there’s little sunlight, we moved it further down the garden, where it’s much sunnier. We then brought extensive shade tolerant planting right up to the windows so that it brings the greenery of the outdoors into the kitchen. To create an exotic feel, we layered ferns, tree ferns, bamboo and Japanese acers.” Central to the home is the ultramodern open-plan and split-level kitchen area, which includes a generous island fully clad in Grassi Pietre limestone, creating a tactile and textured finish.

The property boasts a playful use of natural daylight, and it’s evident this is more by design than accident. I wonder how Ben was able to make the most of the sunshine. “The rear reception room received very little natural light,” he tells me, “so to improve this, the living space was opened, allowing sunlight to pour across the ground floor through the large window at the rear. remove most partition walls at ground floor to create a brighter open plan reception and living space. The downstairs ceiling was removed, exposing and celebrating the original timber structure of the house while also giving a sense of heightened volume and space. And the master bedroom has been transformed into a warm and modest sanctuary, cocooned by an S-fold Kvadrat curtain, which allows soft light to shine through and paint shadows on the Douglas fir floors.”

Ben’s furniture choices and décor picks blend beautifully with the build’s all-natural aesthetic.

And while there’s very little here to clutter the clean minimalist lines, the architect is not afraid to throw in warm textural elements, the odd colour pop, and a slice of the unexpected: an imposing grand piano in jet black stands out against the natural stone and pale wood. “The aim for the interiors was to create a calm space with natural colours, rich material textures, and contemporary design pieces,” he explains. Those with a keen eye for furniture design will spot the Carl Hansen lounge chair and footstool, the Muuto chairs, and the Knoll Krusin stone coffee table, which has been customised with a bespoke top supplied by Grassi Pietre.

Crucially, the project has managed to achieve an 80 per cent saving in its space heating costs, compared to usage before the renovation works, and this is entirely thanks to Ben’s vision. The architect has left no stone unturned when it comes to environmental impact here, whether that’s in the timber structure, the triple glazing, the wood fibre insulation, or the MVHR system, which provides pre-heated fresh air and eliminates airborne nasties in the process. I wonder what he sees as the future for low energy housing in general. “This house is a test case for what can be achieved with a retrofit of an ordinary terrace house on a small budget,” he explains. “I believe small budgets are key to scaling nationally. This is important as up to 25 per cent of our CO2 emissions come from our buildings. If we are to hit net zero by 2050, it’s vital we address our built environment and our existing homes in particular.” architectureforlondon.com

Designer profile / INTERIORS How did the idea for Mustard come about?

My sister Jess and I had talked about starting a business for years, and we joke that Mustard began as an excuse for us to spend more time together. There’s more than a little truth to that! Jess came to visit me in Australia when I had just had my second son, and we went for a walk along the beach where we talked about our long-held dream of starting a business together. We each felt that our careers weren’t taking us in the right direction, but it wasn’t until we started talking about my collection of vintage lockers that the idea really solidified.

There was something about them that I just loved, they’re so nostalgic. But they weren’t very practical on the inside. I knew we could come up with something that would honour their retro look and feel, while making them more useful.

What were you both doing before?

I had run my own small jewellery business, House of Bec, so I had experience in the creative side of things as well as the small business side. Jess was working as a fashion buyer for large corporations, so she had the operations and production

knowledge. Our different skill sets are still one of our greatest strengths now, and we both feel that the reason our business works so well is because we each really stay in our own lanes.

If we had to collaborate on every facet of the business, it would make it really challenging, especially because we’re on opposite time zones (I’m in Newcastle, Australia, while Jess is in London.) Knowing that we each trust each other innately and always have each other’s best interests at heart has been such a strong foundation for us to build from.

How would you sum up your design ethos?

Colourful, industrial-inspired, pretty and practical. We always aim for the beauty in simplicity, with attention to detail and personality shining through. We believe in making products that are timeless and transcend the seasonality of fast furniture, we want our products to look as good in 50 years as they would have 50 years ago.

Where do you find colour inspiration for the lockers?

Colour is a huge part of the Mustard brand, so we spend a lot of time comparing swatches! We take our inspiration from lots of places, but the most important thing is that we consider our lockers a family. The colours all need to work together and feel cohesive as a collection. Rather than chasing trends, we try to think about what our customers need, and what might be missing from our rainbow. Our Ocean colour, for example, is a lovely soft pale blue, we worked really hard to create a custom shade that would look beautiful in a baby’s nursery but equally wouldn’t feel out of place in a living space or a cool office.

All our colours have to work for a range of contexts.

Can you tell me about the role of sustainability at Mustard?

Sustainability has been really important to us from day one of Mustard. Our lockers are designed to last a long time. They’re high-quality steel, created to work in all kinds of spaces so that you can use and reuse them. One locker might be used as a wardrobe or a pantry, office storage, a kids’ toy cupboard – the options are endless! Part of our love for retro-inspired shapes and silhouettes is also the fact that they’re timeless designs.

They won’t date in a year or two, so you know you’re investing in a quality piece that’s going to last and last. We’ve made some small wins in terms of sustainability across the business but one of the big projects we’re working on is improving our packaging while balancing the need to protect the products in transit. Over the years we’ve made positive steps forward but there’s always more to do and things to tackle to be the best business we can be all round.

And your partnership with Beam?

Our partnership with Beam is one of our proudest achievements. We donate £5 from every locker purchase in the UK to Beam, who support people experiencing homelessness to achieve their goals. We’ve donated over £150,000 to Beam since 2019 and it’s a real pinch-me moment to see our lockers doing good in the real world! It’s incredible to think that our little walk on the beach all those years ago has had such a ripple effect for so many people.

How can statement storage transform a home?

Absolutely every home needs storage, but so often it’s a kind of grey, soulless necessity. Storage can be totally overlooked as a design feature, adding a colourful locker to your space is like adding punctuation to a room. Our products bring a sense of nostalgia and playfulness and they’re total conversation starters! We all know the feeling of calm and serenity you have when your home is clean and tidy, that’s exactly how we want our customers to feel when they put everything away in its own spot and lock the door.

What’s next for the brand?

Mustard has been through a period of pretty rapid growth, and we now have a team of over 30 employees. It’s really exciting because it means we now have the capacity to dream even bigger. 2023 has seen the highest rise in school fees since 2009.

Catherine Stoker and Dianna Surman of Independent Education Consultants explain what could be behind this leap, how it could affect you, and how to keep private education within your reach Words by Claire Atherton Estimates put this year’s fee increases at 6-8 per cent, compared with an average of 3.1 per cent in the past five years. Why? Dianna: Many schools didn’t put fees up during

the pandemic because they wanted to keep hold of pupils. So the current increases are to catch up with inflation and higher energy bills, as well as to pre-empt the VAT a Labour government would impose on school fees. That’s why we’re seeing average increases of 6-8 per cent.

Which types of school have the biggest increases, and are they always the best?

Catherine: The big-name day schools can

afford to risk a big hike in fees because they’re so oversubscribed. Day schools that have boarders may also put fees up more, but you need to weigh up what’s included in that cost (breakfast and after-school clubs, for example). Clubs and facilities aren’t what make a school great, though. It’s inspiring leaders and teachers, passionate parents and a real partnership with the community.

How are London parents responding to these increases?

Dianna: Where I live in West London, everyone

is considering moving out of the Capital to afford the fees. Those who stay will move their children into the state sector, which will put it under huge pressure.

Catherine: A lot of professional working families

are worrying that they won’t to be able to give their child the same opportunities they had.

Many are asking us how to get scholarships and bursaries. I also know people who’ve chosen to rent – or even just have one child – so they can afford independent schools.

Is private education still worth it?

Dianna: I think it depends on your child. If they

need extra help, or have a particular talent that needs nurturing, they’ll benefit from smaller classes and more focused attention. But if they’re bright and confident, with a really strong support

structure at home, they’ll thrive anywhere.

So, yes, independent schools absolutely have a place. But there are some fantastic state and free schools too, as well as partnerships between private and state schools which see them share resources and facilities.

Catherine: It’s also worth thinking about what

education is for today. A dad said to me recently that by the time his son leaves school he’ll want to be a psychologist for robots. How can you make sure your child learns critical thinking skills, as well as coding? Realistically, state schools can’t afford to invest as much in tech as independent ones.

Want to beat the increases? Catherine and Dianna have five tips: 1. Weigh up your options. You might have an

affordable mortgage now and an expensive independent school five minutes away. Or there might be an outstanding state school a few miles away, which would mean moving to a pricier area.

It’s why people move out of London and the south east and commute. The money you save on a mortgage could go in a school fees pot.

2. Cheat the system. You’ll pay half fees at most if your child goes to a choir school, for example. It’s a big commitment for you and your child, but it’s also a great experience. Or you could teach in your child’s school to get a big discount!

3. If you can’t go private all the way, invest your money when it matters most – pre-prep and sixth form. And don’t start an education stage unless you can afford to see it through to the end. Moving your child midway is very unsettling.

4. Look beyond the obvious. Everyone knows the big London day schools, but there’s a huge number of smaller niche schools that are more affordable and offer a fantastic education.

5. Get advice as early as possible – even before your child is born. A financial adviser can help you look at your budget, start a scheme and make sure it grows. Good manners, for example, not only make an excellent first impression, but a lasting one. And as a designated conservation area, a lot of homes here are protected by English Heritage, which adds a certain gravitas and makes people proud to live here and call it home.”

As TK International marks its 25th anniversary, we catch up with co-directors Jeremy Karpel and Daniel Epstein Tell us about the history of TK International We’ve been at the heart of Hampstead’s property market for 25 years. From our Heath Street offices, we market a wide spectrum of homes at all price levels for sale or rent in the area. Since opening our doors in October 1998 as Talisman Karpel, and subsequently changing our name to TK International in 2003, the Hampstead property market has witnessed significant changes, reflecting shifts in buyer preferences, economic dynamics, and societal trends. During times of upheaval, TK has been a constant: a safe and reliable port in what can sometimes be a stressful and complicated storm.

How has the market changed over 25 years?

When we started, the London property market looked quite different to today’s market. In the late 1990s, the average price for a mid-terrace Victorian house in Hampstead Village was around £750,000 – notably higher than the average London house price of £105,000. Compare this to 2023 and a similar property would set you back around £3.5 million –

Looking to the next 25 years, future homeowners will want to ensure homes are sustainable and easy to run. But one thing remains constant: Hampstead was, is, and will always be in vogue as one of London’s most desirable areas.”
