It’s terrifying how quickly this year is passing – we’ll be talking about Christmas before you know it (but not yet, never fear). You’ll be relieved to hear that the speed with which October has come around is the only scary thing about this issue. Well, aside from a rather spooktacular Lust List and cover star John Simm’s latest drama, Strangers - although that’s more nail-biting. Other than that it’s all rather lovely: from a recipe for a delicious alternative to your warming porridge, to inspiration for giving your bathroom a glamorous new look (these darker evenings were made for wallowing in a bubbly bath).

And travel wise, we’ve flown across the Atlantic to explore two very different hotels in New York. Crisp autumn days are beautiful in London, but the Big Apple comes a pretty close second. Come back soon though…

HOW TO PROTECT YOURSELF FROM PROPERTY FRAUD Earlier this year, after the longest criminal trial in UK history, property fraudster Edwin McLaren was jailed for 11 years. Simon Nosworthy, Head of Residential Property at Osbornes Law, looks at what property fraud is, who is considered vulnerable to property fraud and what homeowners can do to protect themselves.

What is property fraud?

Property owners are increasingly at risk from fraudsters who are constantly finding more inventive ways to commit crimes. Common types of property fraud include fraudsters selling properties they do not own to innocent third parties, or obtaining mortgages and stealing the money. More sophisticated types of fraud involve persuading people to pay into non-existent investment funds. Simon Nosworthy describes property fraud as: someone pretending to be you to buy, sell or mortgage your property or pretending to be a solicitor to trick people into directing cash into their account. Also, people hacking databases or intercepting e-mails between people and their solicitors in a bid to divert payments.

Who is especially vulnerable to property fraud?

Anyone is a potential victim of property fraud.

However, properties that are either vacant, tenanted, being refurbished or mortgage free are especially vulnerable. The elderly are also considered more at risk. In McLaren’s case, he took advantage of older people by offering his services as a financial adviser, and over time encouraged them to sign over their properties to him.

Why does property fraud occur?

Homeowners may be unaware that information held with the Land Registry is available for anyone to view through the Land Registry website. This unfortunately includes fraudsters, who can find out who owns a property and if there are any mortgages over it. Fraudsters can also find out lender details and sample signatures. In 2003, the Land Registry also did away with traditional paper certificates, which had to be presented to the Land Registry on any dealings relating to the property. The Land Registry now provides copies of the registers on completion of a registration, and official copies of a title can be requested by all persons.

Also, with e-mail now becoming the preferred method of communicating, individuals leave themselves open to fraud if their e-mail account is not secure.

How you can protect your property One of the best ways to protect your property is by registering for property alerts at the Land Registry website. Once registered, if anyone applies to change the register of your property you will receive an email alert. Although the service will not stop any changes from being made, it will alert you to any fraudulent intentions on your property.

As a homeowner, you can also place a restriction on your title, which prevents the Land Registry from registering a sale or mortgage on your property unless a solicitor certifies that the application was made by you.

It is also important to ensure that your property solicitor has a rigorous anti-money laundering and identity check process to reduce the risk of property fraud. Finally, if you are going to use e-mail it is important that you keep your antivirus software up to date and watch out for suspicious emails. A new exhibition at the Freud Museum will explore the connection between the two great men, through original artworks photographs and documents, including letters and Freud’s appointment diary. John Simm can only apologise for all of those Strangers billboards you’ve been seeing lately – even he gets sick of his own face. It was much worse earlier in the year though, he explains, when both Trauma, in which he starred against Adrian Lester as a vengeful father, and political whodunit Collateral aired not just at the same time, but also on the same night. “I’d been away for a while, I’d done some theatre and then I’d gone to America, and I came back and took two jobs, thinking that they would be spread out over the year, but they actually put them on on the same night. It wasn’t great for me because it was real overexposure. You know, suddenly he’s back and he’s everywhere,” he shrugs.

If it was overexposure, it doesn’t seem to have done him any harm with either critics or fans; both shows were well received, though John wouldn’t know it.

“I haven’t really seen many reviews, I try not to look now,” he explains. “With TV, my job is just to say the lines, to serve that script… At the end of the day they take it away and they make their programme.

However it turns out: I just work here!” He laughs.

Whether or not that is true, John picks his projects carefully; he’s at the stage in his career when he can afford to be a bit choosy about what jobs he takes. So what makes for a good role? “Foremost is always the script. I want to feel that it is going to be a good part, and that it is going to be challenging. I want to like the plot, and the story and the writing. So that is first. Then secondly, the director and who is in it,” he tells me.

From the production company founded by The Missing creators Harry and Jack Williams, ITV thriller Strangers, which co-stars Dervla Kirwan,

certainly fits the bill. Billboards aside, John is finding it hard to associate himself with the eight-part conspiracy thriller, though, and looks blank when I ask him to talk to me about the project. “I’m still trying to get my head around the fact that it’s called Strangers; White Dragon was always the working title,” he explains, as it dawns on him what I mean.

John plays the lead as Professor Jonah Mulray, whose life collapses when his wife is killed in what initially appears to be a car crash. Though she lives and works two weeks out of every four in Hong Kong, his fear of flying has prevented him from ever visiting her there.

Forced to go and identify the body, Jonah discovers that she has been keeping secrets: “He finds out that she has a family over there, that she was married – she had a whole other life over there and had been lying to him the whole time,” John tells me. But that’s not all Jonah has to deal with; he becomes convinced that his wife was actually murdered. “He thinks that the police are going to help him, but they turn out to be corrupt.

They erase a voicemail that she left him – at the end of the message he could hear a crash and then a gun shot. The police take the phone to examine it, and they delete the end of the message. They tell him that he is just grieving, and that he is hearing things. So he meets up with the guy that she was also married to, David Chen, and they form this weird, uneasy partnership trying to find out what was going on. It’s a pretty good story,” he nods. Here’s hoping that the production team have done it justice.

Where the end result with television is very much in the hands of the production team, John sees theatre as much more of a team effort. He tells me that aside

from being at home, he is happiest in a rehearsal room or on the stage. “You really feel like part of the gang,” he explains. “It’s a little bit like being in a band, because it is live, and you do it together, you know.

If one of you falls, then you all try to pick him up.”

No surprise, then, that his next project will be on stage: as part of Jamie Lloyd’s Pinter at the Pinter – a season of one-act plays celebrating the tenth anniversary of the Nobel Prize-winning playwright’s death – John will be appearing in Party Time/Celebration this December.

“I think that it’s going to be very exciting,” he tells me. “An amazing cast. And I’ve worked with Jamie on Pinter twice before. We did The Homecoming and The Hothouse together. So yeah, he’s like my Pinter pal.

All we ever seem to do is Harold Pinter. Maybe we’ll do something else one day…”

Performing, in one guise or another, has always been a big part of John’s life. “I grew up in dressing rooms of the club land circuit up north. My dad was a club artist so I would be in the dressing room quite a lot because I wasn’t allowed in the actual place,” he tells me. Later his dad taught him to play the guitar and the two of them performed together. “It was a unique thing being in a band with your dad,” he laughs. “We were a double

act, but it wasn’t a democracy!” The realisation that he would prefer to be doing what he was doing with a group of friends his own age was a difficult one. “I couldn’t leave my dad to go and be with another band. That would’ve been awful and unthinkable,” he explains.

A serendipitous chat with the school drama teacher – a man called Brian Wellock, who John credits as being one of his biggest inspirations, along with his own dad – provided him with: “the rope with which I could pull myself out of this predicament I was in.” He went along to audition for an upcoming school production and got the part. The rest, as they say, is history. “My dad was a little bit upset, but I think it would’ve been a lot worse if I had left to be in another band,” John says.

By the time he left Drama Centre London John already had an agent and jobs were quick to follow.

Less than five years later he got the part of Danny in The Lakes and since then the offers have rolled in.

An impressive CV includes Human Traffic, Clocking Off, 24 Hour Party People, State of Play, Doctor Who and, of course, Life on Mars. But is there anything in particular he’d like to do more of? “There’s loads more stuff I would like to do… I am slowly ticking things off as I edge towards 50, you know, I have worked in America and I have tried different things.

I’ve worked in the National and I’ve always wanted to do that, so it is slowly happening. I think I am a slow burner, which is good, because hopefully I will have the longevity to keep going,” he tells me.

Career longevity is something John can already claim: it has been over 25 years since he took his first job. In terms of the quantity of work being produced, and the quality too, the industry is a very different place to the one John graduated into, though. And he is, he tells me, not sure that things would’ve played out in quite the same way had he just been starting out now. “The sheer volume of stuff being made now is a blessing and a curse, I think,” he explains. “Weirdly, especially on TV, you see the same faces all the time.

It’s very rare that they will take a chance on a complete unknown, like they did with me in The Lakes in 1996, or whatever it was.”

On the subject of seeing the same faces, I wonder how John copes with being recognised. “It is not an insane amount. On the most part people are really lovely, and they are very, very polite. And if somebody comes up to you and tells you that they like what you do then that is wonderful. I really can’t complain about that,” he assures me. Adding that: “Where I live people are used to seeing me. Nobody cares. That’s true everywhere in London really. It usually happens if I leave London and I go up north for a bit, or wherever, and people are not used to seeing me… The weird thing is that if it was taken away it would feel very strange.”

Those billboards do take some getting used to, though.

As if October wasn’t exciting enough for foodies, this month also sees the opening of the highly anticipated Coal Drops Yard. The Heatherwick Studio-designed shopping and lifestyle district in London’s King’s Cross will open its doors on 26 October, with the reimagined historic buildings and canal-side arches directly adjacent to Granary Square becoming home to over 50 stores, restaurants and cafés. Camillo Benso New in town, this sleek Art Deco styled gem fits in with its upmarket neighbours. The first Camillo Benso restaurant to be opened outside of its native Italy, the design is smart and sophisticated, with comfortable velvet seating and plenty of marble and gold accents.

After a warm welcome we’re handed an extensive wine list, but the cocktail selection is too tempting not to indulge in a midweek pick-me-up. As we sip, we tuck into bread.

Far from just being something to nibble on before the main event, this is made using an exclusive recipe created by Niko Romito (the chef behind three Michelin-starred restaurant Reale in Abruzzo).

Chef Luigi Esposito, a pupil of Michelin-starred chef Antonino Cannavacciuolo, heads up a kitchen that proudly serves only the freshest ingredients received directly from Naples three times a week. The general manager promises us that it will be the best mozzarella we’ve ever eaten, and he is right! Both the Caprese salad and the Parma ham and Buffalo mozzarella are delicious classics that really showcase the sourcing of the ingredients. It’s a brave move; offering simple dishes, with no fuss or extraneous frills to hide behind, means the ingredients become the focus allowing the quality to shine.

To follow, I opt for the spaghettone alla nerano (with fried courgettes), while my partner tucks into the grilled ribeye steak, accompanied by vegetables and chips that are a cross between wedges and roast potatoes with a hint of rosemary. Other secondi dishes include meatballs with Neapolitan ragu and sliced tuna with sauteed escarole, as well as a selection of pizzas, ranging from a timeless Margherita to a bianca offering topped with broccoli.

For dessert, I plump for the Caprese classica, a slice of light, moist chocolate and almond cake. My coffee-loving partner gives the tiramisu a thumbs up, going as far as to say that it is one of the best he has ever tasted – praise indeed!

A cut above Charlie Carroll, self-taught butcher and founder of Flat Iron will be bringing his much-loved steaks to north London this September, with a new opening on Caledonian Road. Having started with a pop-up back in 2012, Charlie’s business has grown at an astonishing rate, and the latest restaurant will be his sixth. Flat Iron’s popularity is no surprise though; Charlie champions a formerly underrated feather blade cut of steak, cooking it so that it is juicy, richly flavoured and oh-so tender, and serving it with beef dripping chips (the recipe for which took 128 attempts to perfect). The new restaurant will follow its predecessors’ winning formulae, but with a few exciting new additions. For the first time, joining the beef dripping fries, will be fries cooked in Wagyu fat, which is prized for its sweet, nutty flavour (we’re expecting big, big things from these). Made to order ice cream will also be available for the first time.

A reflection of Charlie’s obsession with perfectionism, the ice cream will be created from scratch at the central ice cream bar; fresh custard will be poured onto a supercooled slab, then quickly chopped with paddles to create a creamy, smooth scoop, served instantly for the smoothest ice cream possible. Each ice cream can be customised with a host of toppings, from Madagascan vanilla Chantilly cream to Italian wild Amarena cherry syrup, or bean to bar Congolese Cru Virunga chocolate. We’re positively drooling.

The first thing I cooked was… fresh tagliatelle with my father when I was about six years old. There was flour all over the kitchen. My mother wasn’t too happy!

My kitchen heroes… would have to be my family members of course. Outside of that, Alain Ducasse has always been a great hero of mine, as well as the fantastic Akrame Benallal.

My fail-safe dinner party menu is… a tomato tart (made using puff pastry) with fresh basil and lovely, salty Parmesan scattered over the top. And for dessert, a warm chocolate fondant with a walnut praline in the centre.

Sweet cornmeal porridge

We’ve tried to hide it, shoving carbs aside for cauliflower rice and courgetti, but we’re not fooling anyone. Carbs are what we want – what we really, really want (especially at this time of year). We love them because they make every meal better; food writer Laura Goodman couldn’t agree more. Her book, Carbs, out this month (Quadrille, £15), puts carbs in all their guises firmly back on the table. To whet your appetite, we asked her to share one of her favourite recipes, and it’s perfect for these colder, darker mornings. “There are a lot of Jamaican things to love, but you might not expect one of them to be porridge. Why would you want the sludgy sort of breakfast you eat at home on a tropical island equipped with its own mango trees? Well, here’s why. This cornmeal porridge is sweet and warmly spiced, and it’s an incredible friend to a cup of coffee. It’s right on the edge of what you might consider pudding, so it transfers very smoothly to a dark, pre-9am kitchen, keen for comfort. Making it won’t transport you to the Caribbean (it’s not rum punch), but it’s pretty uplifting watching the gold of the cornmeal move around the pan with the silvery milk and spice. It’ll swirl happily for a while, until it comes together – the sunniest sludge you ever did see.”

Ingredients (serves 2)

75g (½ cup) fine cornmeal 225ml (scant 1 cup) milk 1 tsp vanilla extract ½ tsp ground cinnamon ½ tsp freshly grated nutmeg 4 tbsp condensed milk, plus extra to serve fruit, to serve

Method

1. Put everything except the condensed milk and fruit in a large saucepan with 400ml (1¾ cups) water and bring it to the boil, stirring all the time. Once bubbles appear, turn the heat down to a simmer. Keep stirring.

2. Start to add the condensed milk after about 8 minutes. Add a tablespoon at a time so you can get it totally Goldilocks. Keep cooking until it’s thick and creamy (10–12 minutes in total).

3. Serve with fruit, an extra drizzle of condensed milk and a cup of coffee.

My last meal on earth would be… spaghetti cacio e pepe made by my husband.

When I feel down I cook… a nice roast chicken with crispy potatoes and carrots.

One of life’s simple pleasures.

My favourite London restaurant… is impossible to choose when there are so many fantastic restaurants in London. I couldn’t name just one, but a few of my absolute favourites are Zuma, Padella, A.Wong and Trinity.

My ultimate London day consists of… a BBQ with friends and family, topped off with heaps of ice cream.

In my opinion, the best ice cream in London is from Gelupo in Soho.

A taste of Italy Over the coming weeks Michelin-starred celebrity chef Fulvio Pierangelini is offering some very special gastronomic experiences to guests of three of Rocco Forte’s Italian hotels.

New York, New York One of the world’s greatest playgrounds and a truly bustling metropolis, a holiday in New York is anything but relaxing, which isn’t to say you shouldn’t think carefully about where to stay. We discover two very different Manhattan hotels

No matter how strong the relationship, let’s be totally honest here, holidays are sent to test us. My partner, my mother and I are taking my 12-year-old to New York – where better to find something to entertain all of us in equal measure, right?

Maybe so, but there’s still the question of where to stay. My mother craves old-fashioned service and luxury on a grand scale, while my other half (a former hip hop producer) is fixated on the Big Apple’s ‘city that never sleeps’ reputation; seeking hipster cool. I meanwhile just want to keep the peace. The pre-teen is little help in settling the debate, stating that his main requirement is to be close to the Disney Store (so help me). Finding it impossible to agree, we make the radical decision to split our stay between two very different hotels: the classic luxury of The Lowell on the Upper East Side, followed by the busy, buzzy Moxy Times Square (complete with its own nightclub). As different as night and day, yet they do have something in common: their unanimously favourable reviews.

This is my third trip to Manhattan, but I don’t think the excitement of being here will ever wear off. There’s something so inherently cool about seeing those yellow taxis and walking streets that are so familiar from film and television sets, and I can’t wait to act as tour guide. We’re starting off in the sophisticated Upper East Side, where The Lowell is situated a couple of blocks away from Central Park. The hotel is the definition of old school glamour, from the stately, sun-filled conservatory, to the exquisite marblefloored foyer and the lavish bar and drawing room with its velvet banquettes and arresting artworks and sculptures. Genteel is the best word to describe it, and my mother is very happy indeed.

Our room is in keeping with the rest of the hotel: traditional and homely, with a gorgeous open fire (The Lowell is the only hotel in New York to offer this particular luxury) and a bed that I want to climb straight into and curl up on for a very, very long sleep. The spacious en suite is stuffed full of luxury DDC28 bath and beauty products, named after Dina de Luca Chartouni, who owns the hotel.

I might not be allowed to climb into the bed just yet, but nothing will stop me from having a restorative soak in that tub before any sightseeing takes place…

We don’t have far to go for dinner that evening, because the hotel’s own restaurant comes highly recommended. Called Majorelle, it offers French fine dining in an impressive room with Carrera marble columns and a vaulted ceiling. Highlights include exquisite seabass ceviche, and oxtail braised in Burgundy. Go easy on the piles of comforting mash that accompany the latter, though, because you’ll definitely want to save room for dessert (the chocolate mousse with Grand Marnier sauce and a light and fluffy pistachio soufflé really hits the spot). The restaurant is packed and lively, but not to the detriment of the service, which is utterly faultless.

After a long flight, with serious jet lag setting in, conversation takes a back seat as we lap up the sight of New York’s high society enjoying their evening meal.

I may be longing for that bed, but sleep is not forthcoming. New York being the home of hip hop, my partner enthusiastically cajoles me into sampling a weekly jam session called The Lesson at Arlene’s Grocery, a bar in Lower Manhattan. The night has become the cornerstone of the underground hip hop scene over here, and I can see why – despite putting up a fight over going, I end up genuinely enjoying myself. If you’re keen to discover the native delights of live jazz, soul and hip hop, I highly recommend going along; the venue is warm, and the vibe is friendly.

Finally, sleep is allowed, and it is deep and undisturbed. The next morning, breakfast is served in the genteel Pembroke Room, which is mirrored and light-filled. We enjoy amazing service from Marty, who tells us that today is his last day after an impressive 32 years working here (as good an advertisement for The Lowell as you’re likely to find). There are lots of healthy options on offer, with a whole section of the menu dedicated to superfoods, smoothies and parfaits, but we only have eyes for the full American breakfast. It is served with toast

and marmalades made by Marty himself; he even gives us a jar of his Meyer lemon to take home.

Fortified for a day of sightseeing we don our sensible shoes and head out to explore. Day one sees us taking in Central Park, Carnegie Hall, Grand Central Station, and the Chrysler Building.

Hey, they’re the most famous sights for good reason…

On day two we take a wander through Midtown Manhattan.

The sea of skyscrapers here is a jaw-dropping sight; it seems that after the first one (the Tower Building) was completed in 1889 on Broadway, each subsequent building has been designed to outdo the last. We don’t stop for long, though, venturing instead to Brooklyn, home to gorgeous old brownstones, rickety record stores, tasty little sandwich joints, vibrant bars and acclaimed restaurants.

After walking through the Botanical Garden, we find ourselves at Blueprint bar, a charming little place where we rest our weary feet while enjoying a G&T (or two) while listening to some old soul, and, you guessed it, hip hop. We don’t have to venture far for food, as just up the road from Blueprint is the highly regarded al di la Trattoria. This intimate restaurant is an ode to all things farm-to-table and we’re won over by the traditional Italian cuisine.

Reviewers have described it as the ultimate neighbourhood restaurant and I couldn’t agree more.

Our time at The Lowell is over all too soon, but there’s none of the usual sadness of checking out. Rather than heading to the airport, we are simply making the move downtown to the Moxy Times Square. Having only opened in September 2017, the hotel still feels very shiny and new. It is huge, with over 600 rooms, each designed in a functional and thoughtful space-saving way, with every creature comfort taken care of. Think tables and chairs that can be folded and hung on the walls, and a walk-in rain shower (with cheeky tiled messages like ‘no diving’ and ‘deep end’). It’s a real lesson in capsule living and we find ourselves making furtive notes about some of the more inspired storage solutions we want to recreate at home. fabricmagazine.co.uk

The public spaces are vast; Bar Moxy has a triple-height atrium skylight and a huge copper-wrapped bar. Indeed, this is very much a party hotel – the earplugs placed on every bedside cabinet are a pretty big clue. While the hotel might be in its infancy, the rooftop bar and club already attracts enormous crowds; boasting iconic views, its theme is an urban amusement park concept with a decidedly grown up vibe. Every night at midnight the roof retracts and Jay-Z’s Empire State of Mind is boomed out to the city.

Legasea is the hotel’s main restaurant. Styled as a classic brasserie with antique mirrors, leather seating and the obligatory and flattering copper lighting, the menu focuses on local and sustainable choices. We celebrate my mother’s birthday here and couldn’t ask for better service, or food. Huge portions of fresh seafood and a birthday serenade from the waiter (sung in true OTT Broadway style) make for a very memorable meal.

For breakfast we head to Egghead. The hotel’s teeny, tiny take-out serves only egg sandwiches, but it does them eggs-tremely well (sorry, had to be done). We discover that potato bread stuffed with bacon and sausage, topped with a perfectly fried egg and served with a hash brown stuffed with cheese really is the best way to start the day.

Feeling energised (or perhaps needing to walk off the excess), we take a stroll along the High Line, the 1.45-mile-long elevated linear parkway ingeniously created on a former New York central railroad spur. Taking in the stunning sights from here gives a very different perspective on the West Side of Manhattan, and we find plenty of photo opportunities as we walk, stopping to enjoy a number of little music and art festivals along the way, too. Finally, we stumble upon the treasure trove that is Chelsea Market, where my son is delighted to pick up some poster prints of vintage Marvel comics (better than the Disney Store, any day).

We spend the late afternoon and evening on a sunset Champagne cruise around New York Harbor. After a tiring day (with a record58

breaking 20,000 steps noted on the Fitbit), we find this to be the perfect way to put our feet up while continuing the hard work of sightseeing. ($58, sail-nyc.com) It’s a 90 minute trip around the Hudson and East Rivers, travelling under the iconic Brooklyn Bridge and passing very close to the Statue of Liberty just as the sun sets. With a glass of Champagne in hand, it doesn’t get much better than this and our Instagram feeds suddenly get very busy indeed…

Of course, you needn’t walk everywhere in New York: the Subway is so easy to use and navigate (especially for Londoners). And there is the ever-present Uber option, too, of which we make use to cram in some final New York sights that night. Keen to make the most of the city’s electric nightlife, my other half has arranged a visit to a couple of bars: first Death & Co and then later, Please Don’t Tell. Located in oh-so cool Lower Manhattan, both are very popular (be warned: if you don’t book in advance, it’s unlikely you’ll get in). In fact, my partner had to call Please Don’t Tell around 30 times before finally coming off the phone with a triumphant smile on his face, then asking with some trepidation if I wanted to hear the good news or the bad news… the former being that we had a booking, the latter, to my initial horror, being that it was at 2am! Both bars are tiny little venues serving creative cocktails to the obligatory chilled old school hip hop soundtrack. Entry to Please Don’t Tell is through a phone booth in Crif Dogs – the finest hot dog joint in the city (a selection of exclusive hot dogs are sold only to customers of the bar – if you’re lucky enough to get that booking, of course). It is a night to remember, on what has turned out to be a holiday of a lifetime. Our trip is over but we’ve packed in an enormous amount, and by staying in two such different hotels we feel as if we’ve been here for much longer than we really have. I vow never to holiday any other way.

A FAIR DEAL For both serious collectors and beginners, the smaller fair offers unrivalled opportunity. Antiques dealer Daniel Cotton explains how he came to set up London’s newest fair, and why it will appeal to both buyers and exhibitors

“I have been an antiques dealer for the last 15 years, dealing mainly in antique silver and gold objects.

“Aside from online, I sell at various antiques fairs around the country. One that I regularly participate in is Adams Antiques Fair at the Royal Horticultural Halls in Victoria. It was at this fair about nine years ago that the organiser of The Little Chelsea Antiques Fair persuaded me to take a stand at their next fair that coming October.

“Despite being disappointed that the fair in general was underwhelming – there were very few exhibitors and attendance was low (about 300 people over the two days) – I was pleased with how well I did, and immediately booked for the next fair the following March.

“Sadly, in the January, the organisers contacted me to tell me they were cancelling the fair.

Including me, they had only managed to sign 19 exhibitors (and two of those were being given complimentary stands). With overheads to pay it was just not viable for them to go ahead.

“I was very disappointed and in a bid to save the show, I agreed to undertake its running.

Immediately I set about promoting the event and attracting new

exhibitors. The gamble paid off and we welcomed 42 exhibitors and over 1,200 visitors at my first Little Chelsea. And we have gone from strength to strength – over the years the fair has always been full and regularly attracts around 2,000 visitors.

“I was certainly very fortunate that the fair, which launched back in 1980, was one of London’s longest running, and had historically always been popular.

Indeed, one of the charms of the fair, which I have always striven to maintain, is that it offers a huge range of antiques from jewellery, gold and silver; furniture, textiles and carpets; sculpture, china, porcelain and glass; to scientific instruments and novelty collectables. And prices start from just £40-50, ranging up to £40,000 with everything in between,

meaning there is something for everyone. Also, with a range of expert dealers, the fair has always been friendly and not intimidating for the visitors.

“Additionally, as the only ‘mid priced’ major London antiques fair (meaning that the cost for exhibitors is kept relatively low) it is always popular with visitors, who know that exhibitors are able to offer fine quality antiques at more affordable prices.

“Sadly, the council decided to close the Chelsea Old Town Hall down this year in order to undertake some renovations, and so the hunt was on for a new location. Step up the Kensington Town Hall on Hornton Street, located just off High Street Kensington and very close to High Street Kensington underground station.

“Excitingly, this is a much bigger venue, providing almost double the capacity and allowing me to accommodate almost 90 exhibitors, with the added advantage both for exhibitors and visitors of an underground car park immediately below the venue.

And so The Kensington Antiques Fair is born.

“In the tradition of the Little Chelsea Antiques Fair, it will offer a very broad range of dealers from around the United Kingdom and from overseas, including France and Belgium. And costs will be kept low for exhibitors and buyers alike.

“It is true to say that when I first took over Little Chelsea Antiques Fair, which was always known as ‘the affordable antiques fair’, I have to confess I did not understand, or appreciate, just how important and popular this banner would prove to be.

Indeed, these days, I believe it is more important than ever, with customers being much better informed about market prices thanks to the internet.”

Each project McLaren Excell undertakes is unique, and the team works in a very intimate and hands-on way, collaborating with trusted craftsmen and suppliers. The company’s approach to projects is underpinned by the belief that homes are places to live in, and that the client’s needs are paramount.

The McLaren Excell way of working begins by closely observing the building and the site, seeking out overlooked qualities and opportunities. Great care is taken to ensure that the design response is appropriate to the location’s social, cultural and historic context.

The practice prides itself on its understanding of materials, fed by

a desire to create environments that are richly textured, not cold and austere. Light and volume are important considerations too – the team are interested in the idea of ‘total architecture’, where all the functional elements are integrated into the overall architecture. The co-founders of Scenario Architecture in north London have turned an unexceptional Victorian terraced house into a stunning split-level family home WO R DS KA R E N HE ANE Y | P H OTO GRAP H Y MATT CLAY TON

Tall, narrow and dark – 19th century terraces are not designed for modern family living. But the space which Ran and Maya created within an unpromising envelope is light-filled and fluid, open-plan yet intimate. It’s a vivid expression of their ethos that homes should tell the stories of their owners.

Ran and Maya had already bought and renovated a twobedroom, upper floor flat in the area back in 2007. When their sons Romi and Leo arrived (now aged nine and six),

they were eager for more space – and, most of all, a garden.

When a house on the same road came on the market, they leapt at the chance.

Untouched for decades, the house was not a project for the faint-hearted. “It was in desperate need of renovation from top to bottom,” says Ran. “But that suited us, as we wanted to tailor-make a house around our own requirements. And it had a decent-sized, south west facing garden, which scored the property lots of points.” fabricmagazine.co.uk

It was also a chance for the couple to flex their creative muscles and test the philosophy on which their architectural practice was founded. As Ran succinctly puts it, it was an opportunity “to be our own clients and practise what we preach”.

So what exactly does Scenario Architecture preach?

The clue is in the company name. “The design process that we’ve developed over a decade of work in and around London is based on a deeper understanding of the way in which every one of us would like to interact with our home,” explains Ran. By visualising highly personal “scenarios” using analysis and simulation tools, the team are able to design homes that are exceptionally finely tuned to the needs of their owners. “The clients’ requirements and aspirations are the drivers of the design process,” says Ran. “This allows us to create functional homes that tell the story of the people who live in them, rather than that of the architects.”

Working in this way allows a highly personal design to emerge in an organic way from the briefing process.

“We feel that if people would recognise us as architects and our particular ‘signature style’ in our work it would be a sign that something went terribly wrong,” says Ran. 70

Applying this approach to their own home has resulted in a house that is elegant, practical and playful in equal measure. Each family member has had a personal wish fulfilled: Maya had always wanted a dressing room of her own and Ran lusted after a peaceful place to meditate.

Both were incorporated into the plans. And what was on the boys’ wishlist? This is where the Scenario approach of digging deeper into clients’ desires and aspirations really came into its own.

“Children are naturally free from preconceptions, they find it particularly easy to imagine themselves in a new house and come up with a clear set of ideas,” says Ran. “We showed our boys the empty envelope of their room, modelled in 3D, and asked them what they would like to have in it – apart from the essentials, and they chorused: ‘a secret space’. When we asked them how they would get into it, it took three seconds for them to say: ‘up a climbing wall’. The idea of a fireman’s pole as the only way down quickly followed. Although they knew that we were really serious about it from the beginning, I’ll never forget the look on their faces when they came to visit the site and saw their design being built.”

Although the footprint of the house was only slightly enlarged, the project was an ambitious one. It took about 18 months from start to finish, including the design process, securing planning permission, tendering the works and construction on site. Some unforeseen issues (the floor joists were rotten and the roof was in poor shape) meant that the couple ended up gutting the house.

But the main challenge was creating a coherent design.

“We wanted to connect the front part of the house physically and visually with the basement below, while creating an open plan space that included a living, dining and kitchen area,” explains Ran. They solved this conundrum by creating a split-level double reception room, that is connected to the kitchen and garden via an angled glazed roof light, and a ‘floating’ library feature that leads up to the bedroom floors.

The result is a spectacular, light-filled space that’s perfectly adapted to the needs of this growing family.

Throughout the house, “left over” spaces under the stairs, in the eves and in hallways, and limited height areas have been put to good use. A storage unit under the stairs, for example, has a pull-out table and bench, where the boys can play or do their homework.

Asked to name his favourite part of the house, Ran nominates the “inside-out” window seat in the kitchen.

“It creates a seamless flow between the house and the garden. And it somehow invites wonderful conversations between different members of the family while they’re engaged in their own activities scattered around the kitchen living areas.”

Ran and Maya’s experience of being their own clients was a fascinating one and proved to be extremely revealing. “It helped us to fine tune several aspects of our process, based on insights which could only come from direct experience,” confesses Ran. What advice would he give to anyone with young children contemplating a similar renovation project? “Make the design process as inclusive as possible,” he advises. “Consult everyone who’ll be enjoying the space – children, parents, friends and anyone else who spends time with the family.

DEVELOPING THE WHOLE CHILD Encouraging a ‘can do’ attitude and a growth mindset are central to the ethos of Bassett House School

Does your child’s school have a social conscience?

A social conscience may not be top of your list of priorities when looking for an independent school, but according to Grace Moody-Stuart, director of The Good Schools Guide Education Consultants, it can help to turn out socially conscious, empathetic and well-rounded young adults. “Schools want to provide a complete education,” she says. “Having a diverse pupil population, which is aware of the lives of others outside their privileged bubble, is crucial to this.”

Some of London’s most academic schools offer generous bursaries and have strong links with local state schools. “Volunteering and civil engagement are at the heart of what we do,” says Nick Page, deputy head (co-curriculum) at Westminster School. “Be it volunteering in primary schools, hospitals and care homes,

or supporting people with disabilities, every pupil is encouraged to get involved. And they often keep giving their time long after leaving school.” King’s College School also prides itself on its partnership and outreach programme, which sees 360 pupils take part in a vast number of projects each week. And Latymer Upper School, University College School and Thomas’s London Day Schools are just a few others in an ever-improving field.

To work out if your child’s prospective or current school has a social conscience, Grace recommends starting with the Independent Schools Council’s website (schoolstogether.org).

“It details the various relationships between independent and state schools,” she says. If you can’t find your school on there, it may still run social programmes, but the scale

will vary. “You shouldn’t expect a small prep school to be heavily involved in sponsoring or running a nearby state school,” explains Grace.

“But you’d hope that it’d fundraise regularly for its nominated charity and make some of its facilities available to other schools. And at a senior level, a school should be able to tell you how many, and to what degree, children receive fee assistance.”

On shaky ground Ever get that sinking feeling? You could be dealing with a case of subsidence. Affecting a building’s foundations and footings, it occurs in response to changes in the ground or the movement of soil. If you live close to large infrastructure, or in an area with high construction levels – often unavoidable in a big city like ours – you should be aware of the possible damage this could have on your home.

According to Robbie Blanchfield, UK manager at ground engineering experts, Mainmark, “There are a number of issues ongoing construction work can have on a building’s structural integrity, including a change of ground condition and the movement or displacement of soil – all potentially brought about by poorly supported excavation, heavy traffic and machinery vibration.”

Look for the signs If you think you’ve experienced subsidence caused by the construction of large infrastructure or substantial groundwork nearby, you may be entitled to reimbursement from the lead construction company for corrective work. But this can be challenging, especially in built-up areas. Robbie advises: “If you’re aware of extensive work being carried out near your home, keep an eye out for

signs of subsidence. Common indications include large wall cracks appearing, uneven floors, and windows and doors not shutting properly.

It’s always best to call in a professional to carry out an assessment if you suspect any damage.”

The solution Contact your insurer if subsidence is confirmed. If the damage to your home is proven to be the fault of neighbouring construction, and reimbursement has been agreed, traditional repair methods are not just an annoyance for residents, they’re known to be extremely invasive and time-consuming, too. It’s important for homeowners to understand, however, that this no longer needs to be the case. Why furniture design?

My passion stems from my grandfather, who took me in to work in the family construction business when I was a child. He taught me the importance of space and attention to detail; every new St James Interiors project is informed by that experience.

Property news Family-friendly fundraising The team at Winkworth St. John’s Wood have been long-term supporters of St. John’s Hospice on Grove End Road, making regular donations as well as helping out at local fundraising events by providing face painters and photo booths. This has helped to fund the hospice’s Child Bereavement Service, which works with children to help them through the grief of losing a loved one. Q. What are the best questions to ask when viewing a property?

A. I believe key questions to ask an estate agent, or indeed the owner of the property, are how long have the owners lived there? How long has the property been on the market? When are the owners looking to move out? And, as we predominantly handle Hampstead Garden Suburb, which is a conservation area, what are the restrictions on works?

First London home?

Tooting was the first place in London I called home, taking up residence in a little terraced house with my best friend. In 2013 I bought my first flat in West Norwood – I renovated it and sold up a year later. I then bought my current home in Streatham, which we’re slowly but surely making our own.

I love Notting Hill because… people really do make a place.

For me, the people are the best part of working in Notting Hill. I love that everyone’s so friendly and warm and each person living or working locally has a really interesting story to tell about what’s brought them here.

If I wasn’t an estate agent I’d be… a psychologist. My favourite part of this job is working with people – you meet many buyers and sellers, each one different to the next. We’re helping people to take one of the biggest steps of their lives and I really enjoy being there to support them through the process.

Favourite London street?

Kensington Palace Gardens. I cycle up and down it throughout the seasons and I’m still in awe every day. The architecture is just beautiful, it gets me every time.

Favourite sale?

I sold a house in Argyll Place

Albert Bridge. Its sparkling lights look beautiful at night and I couldn’t possibly let aliens take that away.

Creature comfort?

One thing I’ve picked up from working in Notting Hill is how much I enjoy the smell of a fragrant candle. So now I’d have to say the one luxury that I can’t live without is a Diptyque candle.

My favourite scent is Tubéreuse.
