His love for innovative technology, however, does not outweigh the intricacy of his pieces. Expect the most dreamlike of structures, entwined amongst daring gemstones. The exhibition will feature never before seen work, as well as talks and guided tours that will trace Chan’s practice over the last 45 years. 63 New Cavendish Street, W1G (020 7307 5454; asiahouse.org)

THEATRE
Chiaroscuro
Until 5 October | Bush Theatre Chiaroscuro, meaning the treatment of light and shade in drawing or painting, is the name given to Jackie Kay’s exploration of female identity and the experiences of women of colour. This will be director Lynette Linton’s first production as artist director here, as she breathes new life into the 1986 masterpiece. What starts out as a dinner party with friends, soon leads to a discussion of colourism, loss of the mother tongue, and homosexuality within the black community. Live music and spoken word are part of this bold reimagining that celebrates the many intersections of female identity from the 1980s to now. 7 Uxbridge Road, W12 (020 8743 5050; bushtheatre.co.uk)

A Very Expensive Poison
Until 5 October | The Old Vic In a fusion of fiction and true events, Lucy Prebble’s latest creation explores the stories behind the notorious poisoning of ex-FSB officer Alexander Litvinenko. It is a compelling thriller soaked in the global politics of 21st century Europe as a murder is solved from the bedside of a north London hospital. The Old Vic takes us from Moscow to London in a turbulent tale of corruption, betrayal and radioactive substances. The Cut, SE1 (0344 871 7628; oldvictheatre.com)

WHAT’ S I N A NAM E ? We talk to Indira Varma about current roles, the changing face of the acting world and why she’s proud to have held on to her own identity Words Liz Skone James
Indira wears: silk top and tapestry skirt, both Roberta Einer; bra, La Perla
The working day is drawing to a close for me, but for Indira Varma it has only just begun; after our chat she’s heading off to The Old Vic where she is currently appearing in Present Laughter. There are a few weeks left of the run, which she has mixed feelings about. “I’m a mum and I really miss not being around at bedtime. Even though my daughter is older. There is that winding down time after school, you know. I really miss that,” she explains. But the production has, she says, been better than she dreamed. “We’ve done some amazing things in it, where we’ve had a gender swap, so suddenly it feels incredibly modern,” she reveals. “So actually, although it is totally Noël Coward, and we are serving him well, it feels very current. The reception has been beyond our expectations. And we are doing an NT Live, so people who have missed this run will get to see it in November some time. So that is great.” Doing theatre always gives her a buzz, she says. “You have to keep it alive, and that is definitely the challenge. I think that you end up excavating characters and stories in totally different ways. And you go through sort of difficult patches where you are like: I’ve lost my laugh. Or: this is so boring… But then you always come through,” she grins.

And acting on the London stage will always have the appeal of keeping her at home, amongst loved ones in the city that she adores. “It is just really sociable – I have had people in every single night, so it has been really fun catching up with friends. Because when you are filming, you are often too busy. I am not drinking at the beginning of the week, because otherwise I would just be floored by the end!” she laughs. One unexpected visitor at a recent performance was Dame Maggie Smith. An actor who has inspired Indira for many years: “when I was growing up in Bath, I remember seeing her in Lettice and Lovage and thinking that it was just the most amazing performance. It totally captured my imagination. And she is still at it. And that, to me, is remarkable,” Indira explains. She reveals how Maggie came backstage to have a look around the dressing rooms after watching Present Laughter. “And she was describing Laurence Olivier, you know saying, ‘that was the shower he used to wash off his makeup in, using Fairy Liquid’,” she recalls, laughing. “I just felt so blessed. It was like being given a royal nod or something. It is not like she came and said, ‘darling, you were so amazing,’ it wasn’t like that. It was just that she shared some of her experience and it was really special,” she grins. Indira is currently appearing on screens as Piety Breakspear in Amazon Prime’s highly anticipated Carnival Row. Set in a Victorian fantasy world, it is filled with mythological immigrant creatures that are feared by humans and forbidden to live with freedom. “I never really understood the point of fantasy,” she confesses. “But reading this, I was like, oh my God, I get it. Because it is like a metaphor or an allegory – I don’t know the right word – but it is really talking about immigration and what it means…” “There is this human world which has been invaded by these mythological creatures,” Indira tells me. “There has been a war that was perpetrated by the humans in other worlds. So, all of these fairies, and pixies and centaurs and fawns, they come to the human world because they need to survive. And it explores that whole notion of how much do you give to people in need? And it is really interesting, this notion of other and how we deal with it.” The production values are, she says, very high. “They have tried to do as little green screen as possible. The result is just absolutely stunning.” The series is certainly a sign of just how much television has changed since Indira started out in the industry. “There is so much output, you can make anything you want. And TV is king. Film used to be king, but now there is an incredible level of artistry in TV and it is giving a huge amount of opportunity to people,” she smiles. There’s still something to be said for the silver screen though, and Indira’s next big role is in Official Secrets. The film tells the true story of Katharine Gun, the GCHQ whistleblower who leaked information to The Observer about an illegal NSA spy operation designed to push the UN Security Council into sanctioning the 2003 invasion of Iraq. Indira plays Shami Chakrabarti, who, as director of Liberty at that time, was part of Katharine’s defence team. It was a very interesting proposition, Indira says. “I was really excited to be a part of telling the story. To have the courage to do something like what Katharine did for what you believe

in, and to do it for the good of the country, or the world – I think it is phenomenal. I think it is quite hilarious that I am playing Shami Chakrabarti though. I look nothing like her! It was great, because I got to meet Shami, and have tea with her in the House of Lords. So that was really good fun.” Indira can also currently be seen playing the part of Charlotte in Aisling Bea’s poignant new Channel 4 comedy, This Way Up, about mental health and the pursuit of happiness. They are all very different roles, and I wonder what her criteria are when it comes to choosing jobs. “I always find that question difficult, because ultimately you have to pay the rent,” she shrugs. “I think that generally the power that we have as actors is to say no. And that power only comes when you have got something else to say yes to. And in recent years I have had that privilege, yes.” Ultimately, she says, she is looking for something that is well written: “because I come from a theatre background, I think that the script is always the most important,” she tells me. “And that is where the interest lies for me. If it is an interesting story, or a really good script, you know you are really going to get your teeth into something, and you are going to be able to explore and build upon it.” Then there’s the quest for variety: “I am not going to pretend that I am a transformer,” she laughs. “But I like to inhabit different characters and to tell their stories. And hopefully you get to do myriad characters through the course of your career.” She recalls, when she was first starting out, accepting a part in the film Kama Sutra, and afterwards being constantly asked to: “do films with nudity and to play Asian characters, or to be exotic. And I didn’t want to just repeat myself.” At that time Indira believes she was in danger of being fixed as an Asian actress (in fact she was born in England to a Swiss mother and an Indian father), which had the potential to stall her career. That it didn’t is perhaps, she says, her biggest achievement. “When I was at drama school there were teachers who said that they thought I should change my name, because it is a very Indian name,” she reveals. “Maybe, if I had changed my name to Sarah Jane or something, you wouldn’t even be able to place me, ethnically. Over the years, I have had my frustrations of going ‘argh, if only I had changed my name, I might be seen for more stuff or given more opportunities’. But actually, I think I am proud that I have stuck to my name and I have doggedly carried on. I feel quite pleased about that,” she nods. One wonders if she would’ve been given the same advice if she were at drama school now. Possibly not. Things are changing, she thinks. “There are conversations that we have had since drama school, regarding gender, regarding ethnicity, representation across every minority group. There are people who are paying attention, and who want to make more change. There are people in power now who are women of colour, and they want to see their worlds represented,” she nods. “I think it is work in progress. I think that everybody’s story needs telling. White middle class, middle aged men’s stories need telling too – we can’t suddenly leave them out of the conversation. Everybody’s story needs telling, and they need to be told in a non-clichéd way. It can’t just be a box ticking exercise,” she concludes. That said, the industry has served Indira well. Is it a career she would want for her own daughter? “Erm, I’m not sure,” she laughs. “I wouldn’t want her to do it as a child. Childhood is the rehearsal process – it should be about constant reinvention and discovering who you are and changing your mind about it. Would I… God it hurts to commit… Yeah, I guess, but I would be really wary and I would probably try and stop her, and if she was single-minded enough, and she had the talent and the ambition combined, and the discipline, then I wouldn’t try to stop her.” Carnival Row is on Amazon Prime now. Official Secrets will be in cinemas from 18 October

T
ucked away down a mews in Notting Hill is Cloud Twelve, a family wellness and lifestyle club offering sanctuary to frazzled locals. While the Family Space is a members-only area, tailored to families with young children, the gorgeous wellness facilities and brasserie are aimed at a more grown-up audience of both members and non-members. Which is good news for me, as I’ve booked to see complementary health expert Sanae Baba. Trained in traditional Chinese medicine and acupuncture, as well as craniosacral therapy, Sanae (who works from Cloud Twelve once a week), kicks off with an in-depth consultation touching on my health and lifestyle. Agreeing to focus primarily on an ongoing lower back issue and to kick-start some detoxing, she begins with the cupping technique made famous by Gwyneth Paltrow. Using this, and some vigorous massage, she sets to work – it’s intense but bearable. I’m strangely proud of the vivid red marks that are left behind. She then covers me in needles, in my back, legs and ankles. I barely feel them going in and Sanae explains that she is working on detoxing and treating various body imbalances that she has picked up on. Apparently, my glutes aren’t engaged properly and I’m using my lower legs more than my upper. She encourages me to do more exercises on my hip flexors and inner thighs. This completely tallies with the diagnosis from my chiropractor, so it’s hugely encouraging to know that I’m on the right track. An infrared heat lamp is trained on me while the needles get to work, and I’m then flipped over and needled some more. Finally, I’m treated to craniosacral therapy. It’s cosy and warm and I don’t really want to get off the bed at the end, but home I must reluctantly go. I feel like I am, appropriately enough, floating in the clouds. It’s the news beauty insiders have been waiting for: leading skincare brand Clé de Peau Beauté is launching exclusively at Harrods on 12 September, and we couldn’t be more excited. The number one Japanese luxury skincare brand has always been at the cutting edge of innovation (the first to study skin at a cellular level, back in the 90s) and in-store experience – their staff are intensively trained in omotenashi, or ‘the art of service without expectation of reward’, a quintessentially Japanese concept. And the range itself? You’re in for a treat. An incredibly comprehensive collection of 250 products that are packed with hi-tech ingredients, dressed in the prettiest packaging, and can be built into a tailor-made regime, whatever your skin type or concern. For colour fans, there’s make up, too – the concealer in particular is a cult classic, beloved of top make-up artists – all of the best formulations in highly wearable shades. Food& drink HOT TABLE
Heritage Restaurant and Bar
H
eritage, a new Soho eaterie billed as London’s first modern Swiss-inspired restaurant, had me Rolodexing through everything Helvetian in my memory palace in anticipation. And I was right to hover at Heidi. The most notable part of that book for eightyear-old me was the wonder of melted cheese for breakfast, lunch and dinner. And if you love melted cheese (and frankly, who doesn’t?) you will almost certainly love Heritage. Firstly, the enthusiastic waiter insisted (and how very right he was) that we should try the rösti. A lesser-known Swiss dish than its unctuous sibling the fondue, the rösti was as delicious as crisp potato shreds draped in warm Comté cheese and scattered with sizzling salty bacon could be. Comfort food par excellence. Plates are for sharing at Heritage and we fought over every last scrap. But Heritage is also about a modern twist and the steak tartare was reinvented as a dry-aged beef with beetroot and yoghurt dressing; a pleasingly subtle flavour with earthy notes. We then opted for the raclette, another Swiss success story. Here, cheese is designed to melt over a mix of Cobble Lane Cured charcuterie, pickles and tiny potatoes aided by a mini heater; but health and safety meant that the cheese was brought to the table ready to be sliced, dripping, from its round directly onto the accoutrements. It was more theatrical than the fondue, yet we still enviously eyed our neighbours dipping happily into Heritage’s signature dish. But the waiter again insisted (and again, he was probably right) that we had ordered enough. This is not food for the faint hearted. Chef Aarik Persaud has, however, liberally sprinkled the menu with lighter options such as the lobster and roasted fennel tart, while impressive dishes for two include Chateaubriand of Dedham Vale beef cooked at a table-top charbonnade grill. Innovation in London is hard to pull off. Yes, we’ve seen it all. And where Heritage really excelled was in the drinks department. Cocktails created by mixologist Zoran Peric include the refreshing Yuzu Collins, made with Roku gin, elderflower liqueur, yuzu juice and fresh ginger. Bubbly sommelier Elena Serban was so enthused by her wine list with an Alpine edge that I couldn’t resist trying a Swiss Viognier: the fresh, tangy flavour with hints of grapefruit is a lovely foil to silky cheese dishes. The cellar includes a number of New World wines and the final hurrah paired a syrupy Australian dessert wine with toothsome figs, honey, walnuts and a last tasty slice of you-know-what. Time for a brisk walk on a snowy mountainside. No Uber home for Heidi. CJ 18-20 Rupert Sreet, W1D (020 3995 7500; heritagerestaurant. co.uk)

Say cheese If your feelings about cheese are anything like ours, all your foodie dreams are about to come true, with a new opening from the team behind The Cheese Bar. Mathew Carver, known for championing the best of British cheese, is ripping up the rulebook with the world’s first cheese conveyor belt at the highly-anticipated Seven Dials Market (from the Capital’s leading street food organisation KERB). Opening this month, Pick & Cheese will offer a bespoke cheese experience: plate after plate of small producer cheese will wind its way around the restaurant atop a 40 metre-long belt, allowing diners to follow Mathew’s suggested tasting flights, or simply help themselves to the dishes that take their fancy. The cheese, all sourced from UK-based farms and urban cheesemakers, reflects Mathew’s continued passion for supporting small producers. Each will be paired with an individual condiment – from Coolea with hazelnut brittle, to fresh ricotta with sherry cherries – and handmade ceramic plates will be colour-coded to reflect different prices. There will also be a selection of British charcuterie from Tottenham’s Black Hand Food, and a handful of off-belt hot dishes including classic gooey grilled cheese sandwiches. Meanwhile a list of natural wines from Les Caves de Pyrene has been chosen to pair with the cheeses. Too gouda to be true? We hope not. Chef patron at Julie’s Restaurant & Champagne Bar When I was a child… I had many grand ideas about what I wanted to be, from a rally car driver to an architect. Ultimately it was always going to be something involving working with my hands. The first thing I cooked was… coleslaw. It was actually a close call to losing my fingernail grating the carrot!
Serves 4
My kitchen heroes are… Thomas Keller, Michel Bras, Stephen Harris and Phil Howard. Each of them has a distinctive style that is most definitely their own, but ultimately it is classic cookery. My failsafe dinner party dish… is Cornish fish stew with saffron, fennel and sea vegetables. It takes an incredibly long time to prepare the base, which is what gives it an extremely complex flavour. However, once it is prepared in advance, it’s very easy to serve for a large group of guests.
INGREDIENTS For the pasta dough 300g plain white flour | 3 eggs | Pinch of salt | 1 tbsp extra virgin olive oil For the filling and sauce 250g Burrata, finely chopped | 500g Datterini tomatoes (or cherry tomatoes) | 100ml extra virgin olive oil | 1tbsp plain flour | Salt, to taste | 10 fresh basil leaves | Freshly grated Parmesan | A handful of toasted pine nuts
METHOD 1. To make the pasta dough, place the flour on a board or in a bowl. Make a well in the centre and crack the eggs into it. Beat the eggs with a fork until smooth. Add the salt and the oil, then, using the tips of your fingers, mix with the flour, incorporating a little at a time, until everything is combined. Wrap in cling film and let the dough sit in a cool, dry space for half an hour before using. 2. Roll out the dough to approximately 0.7mm thick and cut it into equal squares of about 10cm. Fill each square with 25g
52

of fresh Burrata (about two tablespoons), and close the square by folding it in half into a triangle. Press the ends together so they stay closed. Set aside. 3. For the sauce, quickly blend the tomatoes for a few seconds into rough pieces. Put through a strainer to separate the juice from the solids. Add 100ml of olive oil and one tablespoon of plain flour to a pan and sweat down with no colouration. Add the juice from the Datterini tomatoes to the pan and let this cook until it thickens. Take the sauce from the heat and allow to cool. Add the raw, solid tomato pieces from the strainer and mix into the sauce, add salt to taste and the chopped basil leaves. Mix. 4. Boil pasta in salted water for around two minutes. Drain and place in the pan with the sauce. Mix slowly and top with Parmesan. Divide the pasta squares equally between four people and garnish with toasted pine nuts. Serve and enjoy! The new deli will be at 20 Stable Street, N1C (linastores.co.uk)
My last meal on earth would have to be… at Le Pré Catelan in Paris. Exquisite French gastronomy in classy and elegant surrounding. When I feel down, I cook… roast chicken velouté with sour cream and toasted rye bread. A number of years ago my wife and I had suffered really bad flu over Christmas. As we were recovering, I made a very memorable batch of this, heavily laced with aged sherry. It certainly put us back on track! My favourite London restaurant is… The Clove Club. The food there is original and utterly outstanding. The original palace hotel in the French capital’s historic heart has recently refurbished all 29 of its suites. Margaux Lally and Luc Berger of studio Lally & Berger were tasked with creating a series of lighter and brighter spaces, combining 18th century opulence with contemporary chic. Known for their great passion for French craftsmanship, the pair wanted to create a modern-day Palace of Versailles, decorating with silk, damask and velvet fabrics, and incorporating bespoke furnishings and handselected artwork reflecting the history of Paris and Le Meurice. REVIEW
THROUGH THE LOOKING GLASS OF LUXURY Experience one of Africa's most fascinating cities in unmatched style: for the most discerning of travellers, only a stay at the Royal Mansour will do by Katie Hutley

fabricmagazine.co.uk
T
o call a place one of contrasts has surely become one of the most clichéd phrases imaginable – as if anywhere one-dimensional would be remotely worth visiting – but when it comes to Morocco, and Marrakech in particular, surely to fail to mention it would be something of an omission. Especially when staying at the Royal Mansour, one of the world’s leading luxury accommodations; the five-star treatment starts before you’ve even left the airport, when you’re whisked discreetly through a VIP lane, as others from your flight mill about filling out visas, joining queues and generally just not being guests of the Royal Mansour. Once through, one of the hotel’s fleet of – naturellement – Bentleys awaits, and the journey through the looking glass of luxury is truly complete. I had made the conscious decision that this trip wouldn’t be of the adventurous variety; it was to serve as respite from the stresses of a hellish house move and the endless travails of being a working parent, not to mention the fact that, as a solo traveller, I was somewhat wary of the city’s reputation for bewildering (and
TRAVEL
sometimes more) its – female, in particular – visitors. And so it suited me that the hotel that was more akin to a village in its own right, a walled enclave nestled at the eastern side of the Medina – just a ten-minute walk to the centre of the action at Jemaa el-Fnaa square should I choose it, but equally, should I not, where my every whim could be catered for. In fact, that’s an understatement: while I am not immune to a whim and its charms, the Royal Mansour outpaced me by some stretch. The writing paper, with my name beautifully etched in gilt at the head of the page, that awaited at “my” bureau was a touch that would make an A-Lister blush. Having mentioned to the concierge that evenings spent on my (private, rooftop) terrace had been a little chillier than I had packed for, imagine my delight when, the following night, a fire had been discreetly lit in anticipation of my needing it. It’s easy to see how hard it would be to keep your feet on the ground if this was the life you’d become accustomed to – I arrived a simple London girl, and left having very nearly gone full Streisand. Instantly at home in my new palatial digs, the days took on a rhythm of their own; a sumptuous breakfast was followed by reading by the outdoor pool in the glorious sunshine; lunch at La Table or Le Jardin (two of the three on-site restaurants) would be followed by a nap (had there been wine) or a treatment at the jaw-droppingly beautiful spa (had there not) in the afternoon. A dinner at the fine dining gem La Grande Table Marocaine, run by three Michelin-starred chef Yannick Alléno, was a one-off treat – the food was out of this world and, unlike most restaurants of its class, the portions were not meagre, defeating even this hungry diner – so most nights were spent dining al fresco on my aforementioned terrace, a midnight dip in my private plunge pool rounding off another day in paradise. All this meant it was only too easy to forget that I was in one of the most vibrant, fascinating and culturally-diverse cities in Africa, so in spite of my self-prescribed confinement, I did venture out – and what a treat when I did. An afternoon at the stunning Jardin Majorelle was simultaneously a
kaleidoscope of colour and an oasis of calm. But the high point was meeting the most well-connected man in all Marrakech, kindly appointed by the hotel as my tour-slashhistory-slash-shopping guide for a trip into the old town. His name was Mr Ben (and yes, I tried to describe to him the much-loved children’s TV show of the 70s, and no, that conversation didn’t go brilliantly), and it was a wholly fascinating experience; I learned about the melting pot of cultures and religions living side by side under one of the most liberal and welcoming monarchies in the region; I visited an apothecary and learned about the traditional uses of various exotic herbs, spices and traditional medicines; I ate an enormous pigeon pastilla the size of my head for lunch, and I dream of it still. I think some of the vendors we visited may have been a little disappointed to realise that my budget didn’t necessarily match that of Mr Ben’s previous guests (John Legend and Chrissy Teigen were, thrillingly, my predecessors), but they were too polite to show it. And yes, it was noisy, chaotic, hectic, filled with sights and smells that, combined, created the assault on the senses that I’d been warned about. But under Mr Ben’s wing I felt safe at all times, giving me the perfect opportunity to experience that famous contrast without being overwhelmed by it. I truly can’t recall another five-star experience where I was made to feel so instantly at home, or greeted by smiles of such sincerity I felt like an old friend returning. As the Bentley whisked me back to airport, and to real life, I blessed my lucky stars (all five of them) and treasured the memories that will last me a lifetime.

SUPER TEXTURE
Move over minimalism, even bathing spaces are embracing the more is more approach with a wealth of interesting textures and colours that heralds an exciting and inviting new aesthetic by Ali Howard
Maximalism is the word on everyone’s lips this autumn/winter. Where bathing spaces are conventionally clean-lined and sanitary, bathroom designers want in on this richlytextured trend, too. And who could blame them? Vibrant colour clashes and mismatching patterns make for a thrillingly rebellious direction in interior design. This Little Venice bathroom (below, right) is the handiwork of Aurore Martial at Domus Venus. Wildly creative, the designer uses mixed materials in a glorious cacophony of colour and texture, from the marble fixtures and flooring, to the bright gold accents and the jungle-themed feature wall that demands that bathtime is an indulgent occasion. (domus-venus.com) Sculpted to seamlessly embed itself within a bathroom of any design, Waters Baths of Ashbourne’s new Hydra Drop-in (opposite page, top right) allows us to get really creative with texture. With its softened corners crafted from natural quartz stone, and its streamlined infinity edge, the bath can be encased in a wood or stone exterior of our choosing. Here, the bath has been embedded into a stepped sauna-like structure that celebrates the natural patina, and texture, of the pale wood, and awards the bathroom a luxurious home spa feel. Permission to go wild with shaping, then. The world of bathroom design is your oyster. £1,795 (watersbaths.co.uk) Lending the maximalism trend an industrial edge is this freestanding bath from Indigenous – a brand that knows a thing or two about sumptuous textures and interesting surfaces. The bateau-style bath tub (opposite page, below left), comes in an eye-catching oxidized copper finish, awarding it a chemically induced, mottled patina that’s not unlike the tie-dye effect. In a move away from clean-lined uniformity, the statement tub creates a warm, textural focal point in the bathroom. And where pure white ceramics have reigned supreme, its beautiful verdigris colourway is a fresh take on a classic design. £2,650 (indigenous.co.uk)

With a background in artisanal tiling, from the vintage and reclaimed to the newly handmade, Bert & May are no strangers to exquisite textures. The brand has just launched a collection of freestanding concrete basins (opposite page, top left), designed to complement their range of encaustic tiles and chalky, eco-friendly paints. Handcrafted from a mix of materials that comprises high-density concrete, finely crushed granite and Spanish-made natural pigments, each basin celebrates its unique texture with a raw, tactile finish and an earthy tone: choose from Brighton Stone, Mandarin, Old Iron, Limestone, Portland Stone, Crimson or Garnet. From £720 (bertandmay.com)

If sanitaryware must stay snowy white in the bathroom, we can go to town with pattern and texture on floors and walls. In fact, it makes for a beguiling contrast. Otto’s Odi tiles (right) create wrap-around texture in this stylish bathroom with an eye-popping optical illusion. The modern monochrome design gives the impression of extra depth despite its relatively smooth surface. But of course, being beautifully handcrafted encaustic tiles, these offer an arresting chalky texture of their own. Look closely and you can see their speckled finish and imperfectly shaped semi-circles, only adding to their artisanal charm. £6.72 each, minimum order of 5m2 or 125 tiles (ottotiles.co.uk)

With its inviting mix of soft hues and plush textures, Isabella’s west London apartment is a masterclass in modern luxury. And the devil’s in the detail – curated and uncluttered, every object is perfectly placed Words Ali Howard Photography Robert Sanderson

rnamenting her Little Venice property came naturally for Isabella – a woman who knows a thing or two about accessorising. The raised ground floor apartment is expertly finished with the prettiest house jewels, from the amber vases that echo the gold frames of the contemporary artworks, to the collection of crystals that offer eye-catching pastel coloured pops in the bathroom. “I have definitely fallen for the crystal craze!” She says. “Candles are a must, too. I have a lot scattered around the flat. And I always have fresh flowers and house plants. They bring the space to life and I find caring for them to be therapeutic.” For the jewellery designer, the smallest accessories can have the biggest impact, and it’s entirely evident that here, every object, and every placement, has been thoroughly thought through – right down to the matching pencils and notepads on the bedside tables. The period flat is an elegant affair with a modern luxury aesthetic that puts comfort at the fore. A sprawling dusky pink corner sofa from George Smith is adorned with

scatter cushions in the double figures, while a large antique buttoned ottoman, upholstered in pale grey, proudly takes centre stage. But none of this would be possible without the apartment’s glorious Victorian scale: huge sash windows are met with grand panelled walls and cornicing. “The flat holds very high ceilings which have a plaster coving design lifted straight from the temples of ancient Rome,” enthuses Isabella. “I definitely consider myself a bit of an old soul, so to have a sense of history in my home is a lovely thing.” Cosy textures and gentle shades are themes that run throughout the property: Isabella’s bedroom is finished with tactile touches of velvet in the lampshades and the soft cream headboard. Soft grey carpets are suitably plush underfoot while heavy satin curtains offer a lustrous sheen. But there’s high fashion drama, too: the black and white diamond patterned tiles in the bathroom, and the contemporary black marble dining table, cleverly offset the pretty. “I used mostly pale pinks and whites for the living room,” Isabella explains, “and then as you head into the dining area, it becomes much darker, with the dining room
table held up by a very modern stand, giving the table top all the attention it needs!” Isabella could wax lyrical about her favourite interiors brands. Aside from George Smith (she also owns a sumptuous pink armchair from the esteemed furniture makers), she lists OKA as a go-to: “It’s somewhere I’ve found myself returning to quite often, mainly for their fake flowers, which are divine!” And Fornasetti: “I’ve been collecting their wall plates for a while and hope to have enough to hang them all up soon. I also have a coffee table with the

interpretation of Lina Cavalieri’s face surrounded by pastel hydrangeas,” she says. “Fornasetti’s pieces always feel like works of art in the home.” The apartment is largely open-plan, awarding it a light and spacious feel. But with Isabella’s choice of furnishings, and with clever zoning, it is also utterly homely. “I recently bought a House of Hackney floor lamp paired with a printed fringed shade,” she says. “I feel like it creates a space, especially in the evening. You can be on the sofa and be in your own space, regardless of others being in it.” But as far as Isabella’s favourite room goes, her luxurious walk-in wardrobe, which offers so much more than a conventional dressing room, wins hands down. “There’s a window looking out into the gardens below and I find it very peaceful in there. It’s where I put outfits together, style jewellery with clothes, and do most of my photography using different fabrics with the jewellery. Having such an open space to put everything on display allows me to really visualise and be the most creative I can be!” isabellatownsley.com

MUSIC TO LITTLE EARS At Hampstead’s Lyndhurst House, musical education is at the heart of school life
L
yndhurst House Preparatory School for boys provides extracurricular musical activities for all ages including ukulele club, two guitar clubs, two choirs and a recorder group; a jazz band, a fusion orchestra, a music theory club, music technology clubs and an Arts Award. In addition, all pupils have the opportunity to learn a musical instrument on a one-to-one basis, and can choose from piano, strings, woodwind, brass, drums, guitar and voice. Performance opportunities are plentiful at Lyndhurst House, with regular concerts that help to build pupils’ self-confidence. Every Wednesday, a mid-week morning assembly is given over to music, in which the school celebrates a composer of the week (recent examples being Bach, Nils Frahm and Scott Joplin), and artist of the week (most recently, Arctic Monkeys, Queen, Bon Iver and Bob Dylan). There's also ample opportunity for the whole school to listen to their peers perform classical and contemporary music. Music provides a multifaceted platform to the school. Students (and staff ) can participate, and develop artistically, in a multitude of ways, with creativity, expression, academia, fun and fulfilment at the fore.
"In a school setting, the interpersonal skill development through musical participation is huge"
The subject also has a significant social role in bringing pupils together, creating bonds through collaborative music making, whether that's in the classroom or at concerts, shows, or extra-curricular clubs. In a school setting, the interpersonal skill development through musical participation is huge. Pupils who learn the importance of playing music together understand the value of listening to each other, and music is an area of school life in which anyone can succeed – with practise and hard work. Music is inclusive, and the measure of musical success is different for every student. It contributes considerably to a child's identity and is an immensely forward-looking subject, especially with the use of modern technology. Being creative with sound has endless crosscurricular links. As Plato says: "Music is a moral law. It gives a soul to the universe, wings to the mind, flight to the imagination, a charm to sadness... and life to everything." 24 Lyndhurst Gardens, NW3 5NW (020 7435 4936; lyndhursthouse.co.uk)

Parent power Many London schools are passionate about the role parents play, whether it’s going on school trips, giving talks or joining parent-teacher associations. As Seth Bolderow, head of Wetherby Senior School says: “Our PTA is crucial to keeping the communication channels between the school and families open. It strengthens our close-knit community.” For Annabel Heseltine, editor of School House Magazine and single mum of four, there are other clear reasons for schools to tap into this resource. “Parental involvement is fundamental in improving the academic quality of the school,” she says. “The more educated and motivated the parents, the better the school performs.” On top of that, most independent schools offer scholarships and bursaries to reflect their charitable status.
So they may need parents to help them with fundraising. The benefits aren’t limited to schools, though. Offer your time and experience and you’ll make new friends while investing in your child’s future. Increasingly flexible work patterns have also made it easier to fit school activities around your other commitments. According to Annabel, you don’t even need to worry about embarrassing your child – unless they’re a teenager, of course. “Most children under a certain age actually love you to be involved, because you get to know the other parents,” she says. “It’s a tribal thing.” Annabel’s 5 tips for being the best school helper on the block 1. Be honest about what you can do in the time you have available. Being chair of the board of
governors is great but it’s really hard work. And if something goes wrong, parents will want to know why. 2. Don’t be afraid to tell the school what you do. You might feel your job isn’t important enough, but children will still want to hear about it. 3. Play to your strengths and interests. If you’re a bookworm, for example, you could offer to read to the children in nursery. 4. Listen to your own children and step back if they say you’re embarrassing them. It’s their school, not yours. 5. Leave your ego at the door. It’s not a competition – it’s about making the school as good as it can be.
What makes Annemount different? We teach children how to think as well as study, so they can plan, organise and focus on a given task. The emphasis is on self-esteem, effort and wellbeing. We also instil values of courtesy and kindness, along with selfdiscipline and respect. These are life skills for embracing a future with optimism. By seven years old the children are confident all-rounders with a thirst for knowledge, and are well prepared for the next stage of schooling. How do you balance your extra-curricular activities with the academic side? The curriculum is exciting and combines traditional teaching with creative learning. Our pupils gain confidence and competency through regular specialist tuition in swimming, gymnastics, athletics, music, chess, French, technology, yoga and dance. We also offer optional after-school and holiday clubs. Annemount School, Holne Chase, N2 (020 8455 2132; annemount.co.uk)

he global schools group Cognita is delighted to announce that North Bridge House will be expanding to include a sixth school in West Hampstead in September 2020. Stuart Rolland, Cognita’s CEO for Europe, explains how North Bridge House Nursery and Pre-Prep West Hampstead will be Cognita’s 75th school: “As North Bridge House celebrates its 80th anniversary this coming academic year we look forward to expanding the highly successful group in London. The curriculum and ethos at North Bridge House continues to thrive in London, to include now a new provision for families in West Hampstead.” North Bridge House Nursery and PrePrep West Hampstead will be opening in September 2020, becoming the sixth North Bridge House school. Building on North Bridge House’s commitment to provide successful independent, co-educational, and mixed ability schools, the school will mirror the well-established provision in existence across Hampstead, Islington and Regent’s Park. Head teacher Christine McLelland will oversee all three lower schools and aims for them to share the same balance of happiness and success, with excellent academic results, led by qualified teachers who are subject specialists and experts in EYFS and KS1 in every year group. “We follow a holistic approach to children’s development, which means that the progress made in one area will positively impact on other areas,” says Mrs McLelland. We focus on the individual child, developing the characteristics of effective learning and creative arts. Building on children’s interests and passions will be at the heart of the curriculum, as will fostering a genuine love of learning, leading to excellent academic outcomes. By the time children reach Reception, they are often writing independently and last summer 46 per cent of pupils were performing in the top 4 per cent of the country for literacy and 38 per cent of pupils were performing in the top 4 per cent of the country for numeracy. 42 per cent of Year 2 pupils were in the top 4 per cent of the country for literacy and 50 per cent in the top 4 per cent of the country for numeracy. Academic progress is enhanced at North Bridge House (NBH) by Philosophy for Children (P4C), a powerful approach to teaching and learning that boosts children’s reasoning, social skills, and overall attainment. Just one year after adding the subject to the curriculum, NBH Pre-Prep gained a Bronze Award for its outstanding commitment to P4C. As well as facilitating pupils’ ability to recognise and talk about big ideas, philosophy enables them to better articulate themselves; The Education Endowment Foundation stated that a year of philosophy results in two-month’s additional progress in reading and mathematics.
ACADEMIC EXPANSION BUILDING ON THEIR COMMITMENT TO PROVIDING SUCCESSFUL INDEPENDENT EDUCATION TO FAMILIES IN NORTH LONDON, NORTH BRIDGE HOUSE ANNOUNCES THE OPENING OF A NURSERY AND PRE-PREP IN WEST HAMPSTEAD IN SEPTEMBER 2020
Reading and writing are further developed through speaking and listening activities, which are part and parcel of the musically rich curriculum. “Music is essential to the children’s personal development as it encourages confidence and growth of character,” says Mrs McLelland. As well as their timetabled music lessons, NBH Nursery pupils enjoy music and movement classes with The Finchley Ballet School, drama workshops with the Unicorn Theatre and optional, extra-curricular LAMDA (London Academy of Music and Dramatic Art) lessons. A child’s development is very much a personal journey: children develop at different rates and learn in different ways, “particularly in the Early Years of education, when curiosity can often and more naturally be sparked outside the classroom,” explains Mrs McLelland. As such, outdoor learning, school trips and extra-curricular activities are fundamental to child development and academic progress at NBH Nursery and Pre-Prep. Themes such as Wild Science Week see pupils making the most of the schools’ impressive playgrounds, or nearby Hampstead Heath and Regent’s Park. Trips to the local fire station, country farms and the Science Museum all help to develop knowledge, skills, attitudes and behaviour that can be utilised in and outside the classroom. “School pets also add enormous value to our community,” says Mrs McLelland. “At NBH Pre-Prep we have three bantam hens, each named and very much loved by the children.
They have been fantastic for the social and emotional development of the children, and perfect for a cuddle too! We very much look forward to rearing and naming some new pets at NBH West Hampstead. NBH West Hampstead will also join the annual tradition of being transformed into a petting zoo for the day, welcoming a family run farm from Cambridgeshire and an impressive menagerie of educational helpers. From alpacas and ponies to bearded dragons and hedgehogs, the children get to touch and hold the animals whilst learning all about the science behind their growth and development.” A popular choice among North London parents who want the option, as a result of the academic success seen at every stage, of the country’s leading destination schools, North Bridge House also reassures parents by providing a stress-free all-through education from 2-18 which does not compromise on academic excellence. The results speak for themselves and pupils continue to excel at both GCSE and A Level. “Happiness is the key to successful learning – particularly in the formative years of education – and we are committed to providing children with an enjoyable learning experience”, concludes Mrs McLelland. BRINGING LEARNING TO LIFE
T
As the only independent senior school in Mayfair, Eaton Square Upper School's central location provides students with world-class opportunities to learn
he school building itself is a beautiful Grade I-listed townhouse with specialist classrooms for art, science and drama and a purposebuilt canteen with on-site catering. The building was once home to Lord Coventry, and later the St. James’s Club, one of the most famous members being Ian Fleming, who resided there throughout the duration of the war. It’s a truly inspirational place to be, particularly for pupils who are interested in neoclassical art and history. Located close to Green Park tube station, the independent co-educational senior school’s access to world-class museums and galleries is incomparable – The Royal Academy is just up the road. Unlike other schools, trips do not cost a day’s worth of learning. A cultural and informative visit is easily achievable in a morning or an afternoon.
The school has dedicated and passionate teachers who encourage experiential learning and the use of the unique opportunities London has to offer In the past few weeks alone, the school has had trips to the British Museum, the National Gallery, the Natural History Museum as well as a cruise along the river Thames, with many more planned for the duration of the academic year. Most national galleries and museums host several exhibitions a year, so there really is an abundance of choice and a lot for students to experience. The school has dedicated and passionate teachers who encourage experiential learning and the use of the unique opportunities London has to offer. It ensures pupils get the most out of extra-curricular trips by asking the right questions to guide reflective conversations and subsequently, pupils very much enjoy visiting museums and galleries and go on to visit many again in their spare time. Eaton Square sets students up to think for themselves by teaching them how to consume, question and analyse their surroundings, and these are skillsets that can be used in any situation in their lives going forward. PUPIL POWER A personal desire to learn is vital in building competence and confidence. One London headteacher tells us how to recognise which schools do it well
I
f you want a lesson in how to learn, look no further than toddlers, says Alison Melrose, head of Prince’s Gardens Preparatory School, which opens in Kensington in September 2020. “Toddlers can become sudden experts in dinosaurs, able to identify, name and tell you all about every type,” she says. “They can do this because they have a personal desire to learn, which, as teachers and parents, we need to cultivate.” This desire to learn, along with the ability to reflect and extend learning, is at the heart of “pupil agency”. A personalised approach, it sees children learn through activities that are meaningful to them and driven by their own interests. “Giving children a choice in how they learn helps them build the confidence and competence to be lifelong learners,” says Alison. “They also develop the transferable skills they’ll need for the future: flexibility, tenacity, creativity, communication and collaboration.” Pupil agency is well supported in the state sector through self-organised-learning environments (SOLE). It’s also an integral part of the curriculum in International
Baccalaureate. But recognising which schools do it well can be tricky. “It must be a wholeschool approach,” says Alison. “Schools may have specific spaces to support personalised learning (we’ll have a maker space and digitally connected classrooms, for example). But that doesn’t mean they’ve considered what pupil agency looks like at every age stage.” If you’re interested in knowing how well a school does this, Alison suggests asking the following questions: • How do you cater for different learning styles? • What opportunities are there for independent learning? • How do you provide for children to choose how they learn? • Is digital technology discreet or incorporated? • What’s your whole school approach to learning? Parents can also support the approach with their children, adds Alison. “Ask open-ended questions about topics they’re interested in – and ask them to ask you questions,” she advises.
“Have a range of easily accessible materials at home (paper, pens, empty pots, Lego) so they can choose how they express themselves. And support them to use technology to present what they’ve learnt after a day trip. You’ll be delighted with the results.” For more information, call 020 7591 4620, or see princesgardensprep.co.uk/grow

can be confident to learn and discover for themselves. The school encourages all children to adopt a ‘can-do’ approach to learning, which enables enquiring minds to reach even greater heights. More than ever, children today need to be creative, resilient and adaptable and the key to making them strong is having this as a focus in the early years. The Walnut Tree has a lovely room with a full range of equipment – and its own castle! Head Jenny Mackay says, “What has been wonderful to observe during the first few months of the new nursery opening was the kindness and interest our much older children showed towards the youngest pupils.” The new nursery offers a variety of full and part-time sessions. The Walnut Tree Nursery provides a warm start with automatic entry into the main Nursery and then subsequently the Reception class. A visit to meet the head should be booked as early as possible. Hampstead Garden Suburb
Originally founded by philanthropist Dame Henrietta Barnett as a way to save part of the Heath from development, the Suburb – as it’s known to locals – was created as a model community, filled with people of all incomes and classes, and dotted with luscious gardens. The charming layout is widely recognised as one of the best examples of twentieth century town planning, with its mix of gently curving roads and little closes designed by architect Raymond Unwin. Today, the area remains as beautiful as ever, and is managed by a trust which aims to preserve its many charms. Very much a London village, a selection of local shops can be found on Market Place, with plenty more on offer close by in Temple Fortune and Golders Green
Did you know? In 1909 Henrietta Barnett commissioned Edwin Lutyens to build two churches on Central Square. One C of E, to be named St Jude’s after her husband’s church in the East End, the other a Free Church providing a shared spiritual home for other denominations. The architect, inspired by Sir Christopher Wren, proposed two monumental designs, one with an immense spire, the other domed, but Henrietta wanted something more homely. “Mrs Barnett was awfully upset about it,” Lutyens is quoted as saying. “I want a certain height of building in a certain place for general effect. Mrs B. dead against this certain height on the ground of other houses being overshadowed.” Lutyens eventually got his way, and the towering spire of St Jude’s is now a treasured local sight, visible from all parts of the Suburb.

From our agents
James Morton Dexters
“Known for its green spaces, great schools and distinctive architecture, Hampstead Garden Suburb is one of London’s most exclusive areas. Prices span from £350,000 for a one-bed flat up to £40 million for a mansion. Approximately 13,000 people now live in the semi-rural area, in properties that range from characterful terraced cottages to detached ambassadorial style mansions.”
Lauren Abrahmsohn Glentree
“Hampstead Garden Suburb, Temple Fortune and Golders Green have always been stable areas for purchasers. Even through an economic downturn, properties in these areas will retain their values, due to the plentiful amenities that the areas provide – from the 800 acres of Hampstead Heath, to the shops and restaurants, and the quick connections into central London.”
Ian Godfrey
Godfrey & Barr “Hampstead Garden Suburb is an affluent area known for its intellectual, liberal, artistic, musical and literary associations. It is an example of early twentieth-century domestic architecture and town planning. Comprising just over 5,000 properties, undivided houses of high value with individual gardens are a key feature. The area is dotted with landscaped garden squares and communal parks.”

INSIDER
Little Black Book Lucy Tobin
journalist and blogger “Surrounded by parks, bordering the Heath and with strict conservation rules that favour hedges and gardens over driveways and fences, Hampstead Garden Suburb feels like one of London’s greenest places to live. And since I juggle my journalism job with working for my real bosses, a four- and twoyear-old, most days kick off with a trip to the park: luckily both Lyttelton Playing Fields and Northway Gardens have brilliant cafés near to their playgrounds. At Toulous (the building used to host public lavatories, geddit?) there are all the eggs you could want, smoothies and croissants, or I love the Bosco salad if it’s lunchtime.
Walking back home via HGS’s unique ‘twittens’, or hedge-framed passageways, I’ll pick up baked goods at King’s – don’t miss their sweet challah bread on a Friday, when there are queues out the door – and meat at the old-school butcher Greenspans. Further down the road, Amber Rose does the most beautiful bouquets and they really last. For more serious shopping, it’s off to Temple Fortune, where I’ll take a break at Balady for the best falafel and homemade chips (even Giles Coren agrees). Afternoons might see us pop to our tiny, volunteer-run Hampstead Garden Suburb Community Library, where there’s a neighbourly book club and lots of children’s activities. If it’s a special occasion, we cannot celebrate without a sourdough cake from Margot Bakery: buy a loaf of tahini and halva babka and it’s a struggle not to inhale the whole thing before we get home. On a warm evening, my husband and I might take on the half-hour stroll (alongside the mansions of The Bishops Avenue or Winnington Road) to get to Hampstead High Street. And our reward at the end is always the same: a banana and chocolate crêpe to share, from La Crêperie De Hampstead. It’s always worth the queue.” Lucy blogs about family life at runoutofwomb. com and offers personal finance tips for parents at showmethemummy.com

Do: shop around and get a few designs and quotes before making any decisions. use LEDs, which are more energy efficient than the alternatives. A timer and photocell also helps when it comes to energy efficiency. think about whether you may want to alter your design at any point. Installing ducts under paving or patios ensures that you won’t need to lift paving in the future. consider the impact of your scheme on your neighbours – you definitely don’t want to do anything that will keep them awake all night. arrange regular maintenance visits to ensure that your installation continues to work correctly and can be adapted seasonally where necessary.
How does your garden glow?
We’re planning to hold on to summer for as long as possible – just because the evenings are drawing in, there’s no reason to call time on those glorious al fresco evenings. And giving some thought to your outdoor lighting scheme now will enable you to use and enjoy the space throughout the year – from both outside and in. Done properly, really good exterior lights will transform your garden into a stylish and uniquely personal space, ensuring that your home really stands out from the crowd. Of course, when it comes to lighting, and particularly outdoor lighting, you’ll want to call on the specialists – this definitely isn’t an amateur DIY project.
One such expert is Branton Bamford of Wishbone Exterior Lighting. He says: “whether you want to highlight your best features; draw attention away from more functional spaces; create zones for dining and relaxing with friends; or illuminate pathways and hazards discreetly, it’s easy with the right lighting scheme.” And with 34 years of electrical design and installation experience, what he doesn’t know about exterior lighting isn’t worth knowing. We asked him to share some practical tips for adding serious sparkle to your outdoor space (without giving away all of his trade secrets). His Dos and Don’ts make for illuminating reading.
Don’t: use coloured lights unless illuminating a water feature or sculpture and avoid flooding an area with light. think security lighting will give you the same effect as accent lighting. use budget products if you expect them to last. wait until garden landscaping has been completed before installing – lighting should always be considered as being very much part of the larger scheme. use an interior electrician to install a specialist exterior lighting product. How did you get into interiors? I was a buyer for a large fashion retailer, which exposed me to a range of products, fabrics, colour and trends, as well as giving me management experience. I loved my job but I was lacking creative stimulation, so I undertook a diploma in interior design and obtained practical, professional and technical experience in a studio before embarking on setting up my own business. What can you offer clients? We offer style and creativity combined with professionalism, experience and efficiency – today it is not enough to just be creative. Running complex projects and working with clients takes a huge amount of professionalism; we offer that. What’s your design ethos? Quiet, refined luxury that is understated and stylish, but we always interpret the client’s lifestyle and needs – it is their home and should reflect them. Describe your dream project We’ve been lucky to work on a few projects where people, product, space and architectural details all combine to work in harmony, which makes it all worthwhile. It would be my dream to work on a boutique hotel or villa overseas. What should you consider when looking for an interior designer? Search initially on the BIID website – the industry body is stringent in vetting and accepting members, ensuring a level of professionalism, experience and skill. Then explore individual websites and portfolios to find an aesthetic you like. Finally, arrange meetings with potential designers. It is really important to feel a rapport: the relationship is so personal, there has to be trust alongside the creative deliverable. Dean Whitley Chancellors
Years in the business? 34. I joined Chancellors (then Anscombe & Ringland) in June 1985. I love London because… it is such a vibrant and iconic city. It’s no wonder people travel from all over the world to see it. First London home? Fairhazel Gardens in South Hampstead.
Supermodel style Cast your mind back to 2007. Kate Moss is at the height of fame and spends much of her time in St. John’s Wood. Hordes of photographers descend on the leafy neighborhood as she welcomes the likes of Liam Gallagher and Pete Doherty to her exclusive party pad. In true supermodel style, her living room is jungle-themed and she has installed a neon lit dance room… Bought for £8 million, Moss lived in the five-bed Victorian house on Greville Road for four years before moving to Highgate. The property
If I wasn’t an estate agent I’d be… a sports commentator.
has since seen a series of changes and is now back on the market to rent. With the opportunity to discover your inner supermodel, the luxury rental offers a large private garden, as well as an upper and lower terrace. There are three reception rooms and a beautiful open-plan kitchen, characterised by grand fireplaces and large, light-flooding windows. Just in time for London Fashion Week, this star-studded property has a lot to offer. £3,950 per week, Arlington Residential (020 7722 3322; arlingtonresidential.com)
Favourite London Street? Old Bond Street. Favourite London spot? Regent’s Park. From the Open Air Theatre to the formal gardens and wide open spaces. It is just wonderful to walk through or to go for a run in a parkland setting in the heart of London. Favourite place to grab a coffee? Raoul’s in Little Venice. Where do you go for head space? St. John’s Wood Church Gardens is a perfect place to grab five minutes at lunchtime. The ornamental gardens are beautiful and it’s right on my doorstep.
ASK THE AGENT
My child is heading to uni soon and as I’ll be expected to foot the bill for accommodation for three years, would it make sense for me to invest in a student-let property for them to live in? Mary Beeton Hamptons International “It’s a mathematical question isn’t it?! As with all investments, it’s about measuring risk and reward, and in this context, there are many other factors to take into account. The first consideration is location: which town or city is your child heading to? Is it well served by student housing, and once your child has finished their studies, will you continue to let the property out or sell it? Regardless, you
should look to make a profit either way otherwise it is a fruitless gesture. It’s also paramount to think about the wider cost implications, it’s not just a matter of buying bricks and mortar with all the associated costs of doing so, but also maintaining it – you will, after all, be responsible for all ongoing costs, and even more so if you’re looking to let out any extra rooms.
In short, investing in property is a great long-term investment (and no doubt would be much appreciated by your student child!) but it should be cost-neutral or profitable for the duration of the investment. Realistically, it will need to be a property and a location you are prepared to invest in beyond the three-year chapter of your child’s university days.”
Period property or newbuild? Period every time, although some of the new-build properties today really are impressive in their design and detail. Take one person, dead, alive or fictional, out in London – who and where? Al Pacino to Demartino on Great Portland Street. Aliens attack! Which building would you save? The Natural History Museum – there’s so much history and knowledge stored within. Creature comfort? Embarrassingly, my mobile.
