Jim Dine: A History of Communism

A History of Communism sees seminal American artist Jim Dine bringing to life previously unseen drawings by anonymous Eastern Bloc artists in a series of fascinating new prints. With over 40 years’ worth of images drawn by students from a socialist art academy in the former German Democratic Republic, Dine throws light on the art world behind the Iron Curtain – and the oppressive regime of a country that no longer exists. Being careful not to subvert these found lithographic drawings, recovered in Berlin, the artist uses his own motifs to frame, overlay and interact with the preserved images – not just reinterpreting, but also exerting control and echoing his own eastern European family ties. Nicole Farhi: From the Neck Up

BOWMAN SCULPTURE, SW1 You might be more familiar with Nicole Farhi’s seriously chic mens- and womenswear collections, but did you know that the French fashion designer was originally a sculptor? Making the now full-time transition from catwalk

to clay, Farhi presents a unique series of 12 busts in this, her debut exhibition. From the Neck Up features instantly recognisable faces from the worlds of art, stage, screen and, naturally, fashion, including Lucian Freud, Judi Dench, Helena Bonham-Carter and that famous bobbed head of American Vogue editor-in-chief,

Anna Wintour. Mario Merz

PACE LONDON, W1 Widely regarded as the father of the Arte Povera movement, Mario Merz was one influential figure in 20th-century Italian art, right up to his death in 2003. This fascinating retrospective sees ten major sculptures, installations, large paintings and seven works on paper coming to the Capital for the first time since 1993 – to coincide with Frieze week, in fact. Highlights include Movements of the Earth and The Moon on an Axis, a triple igloo installation, the likes of which Merz is best known for. His eyecatching igloos, first imagined in 1968, became a metaphor for the perfect nomadic artist’s space, representing both inside and outside, energy, light and matter combining. HAMPSTEAD THEATRE, NW3 Following last year’s much-loved and critically lauded Hysteria, director Terry Johnson makes a welcome return to the Hampstead Theatre with a biting comedy by Pulitzer nominee Theresa Rebeck. The play follows four aspiring writers who seek the wisdom (and elusive approval) of their fearsome professor, Leonard. With tensions running high, alliances are made and broken – in and out of bed – in this brilliantly meaty play of ambition, power and lust. First performed on Broadway in 2011, Seminar saw Alan Rickman and then Jeff Goldblum star. It’s an evolution from last season’s global traveller look, with a Peruvian twist. Then there was the fairy tale trend, which has so many themes; from

So how is it that, 30 minutes later, I’m lying on her treatment table, holding back tears and discussing my family (unrelated, Mum – don’t worry) as Amberin holds her fingers in my ears (also not cause to cry, FYI)? The Blueprint Method is a little more than osteopathy. To me, it sits somewhere in between sports massage, osteopathy, Reiki and psychotherapy – a pretty potent mix. Officially, it’s grounded in the belief

that the body retains trauma from injury, shock or emotional scarring. Its usual ability to self-heal is marred by the stress we all experience. (Not you? Left the house of late?) Most of us aren’t necessarily unwell, but aren’t running as well as we could be – and are likely to burn out in the future. Blueprint rebalances the body and gets us back on track before something debilitating occurs. Basically, it’s the perfect antidote to modern life. After covering everything from health and history to head and heart, via sleep patterns and nutrition, we go through a series of movements, motion testing my spine and joints, which – when combined with our chat – gives a ‘blueprint’ of my past, and how it affects my physical present. As much about calming you down as aligning your spine, osteopathic and cranial work is paired with detailed discussion. Recounting one session won’t give a good enough impression of the treatment plan, disconcertingly powerful as it proved to be. But we speak in a week, and I’m back in three. Quasi-therapy session as it was, it’s safe to say that there are things better left unsaid, but I will say this: Amberin gave me homework (think more mindfulness than maths), she gave me a lot to consider, and she gave me a hug at the end of the session – oh, and if you want tangible, the knots in my neck dramatically lessened as we progressed with the half-talk, half-touch method that characterises a session. I

n the UK, most of us are lucky enough to be entitled to free healthcare on the NHS. But longer waiting lists and almost daily headlines about hospital closures and poor treatment can certainly make private healthcare seem like a tempting option. But it doesn’t come cheap. With the rising costs of medical treatment and ever-increasing life expectancy pushing up the prices of private healthcare by 12 per cent a year, the annual cost of health insurance for a family of four (two adults and two under tens) can be up to £1,650. And, despite the headlines, the NHS is still a pretty safe place to be if you have a serious condition like cancer or heart

disease, when you’ll receive priority treatment that is often every bit as good as private care. So why are ten per cent of the UK’s entire population – and this figure is rapidly rising – opting for private healthcare? On top of much shorter waiting times, private healthcare can be a good option for non-life threatening specialist treatment, like for back or joint problems. In this sense, private healthcare can, and often is, used to supplement NHS care. You can choose your surgeon and hospital, get a private room, and receive specialist drugs that aren’t available on the NHS because they’re too expensive – while still having access to NHS care.

“I’ve worked in the private healthcare industry since 1987 and it’s as busy as ever,” says Sara Ryan from Spire Bushey Hospital (www.spirebushey.com). “However, what we’ve seen a lot of recently, especially in London, is people dipping in and out of private healthcare. They don’t necessarily have an annual policy, they just pay for certain things as and when they need them – like a scan or a second opinion.” If you do decide to get a policy, it can be confusing. There are almost 1,000 different ones available, and this figure has doubled in the last decade. So do your research and read the small print very carefully – some policies cover mental health and sports injuries, others don’t – and make sure you aren’t paying more for extras you don’t use, like dental cover or business travel. “I think once you use private healthcare, you’re more likely to use it again,” says Sara. “You’re in control of your treatment – the waiting times are quick, and you’re dealing with the consultant. OPSO Before we visited new Marylebone restaurant Opso, we weren’t sure what ‘social eating’ was. Actually, we’re still not sure, but we think it might mean ordering many more dishes than is usually advisable, and calling the whole thing ‘sharing’ – something of which we wholeheartedly approve. This all-day modern Greek dining spot is named after the Greek for ‘delicacy’ – and while we can’t say our Metsovone (that’s oozy, fried, smoked cheese with homemade rhubarb jam to you) was in any way delicate, it was

certainly damn tasty. Overseen by two-Michelin-starred chefs, southern Greece’s Georgianna Hiliadaki and Nikos Roussos, other highlights to be had in the airy, Athenian-inspired dining space include the 16-hour slow-cooked lamb shank with orzo, cod tempura with skordalia spread and ambrosial cocktails made with the likes of thyme and violet liqueur. Bob Bob Ricard t is by no means my place to dispute Chairman Mao’s contention that “a revolution is not a dinner party.” But when it comes to his definition of dining – “so refined, so leisurely and gentle, so temperate, kind, courteous, restrained” – I might risk being so stupidly irreverent as to suggest he never ate anywhere like Bob Bob Ricard. Since opening in 2008, Soho’s ‘Diner Deluxe’ has been serving up super-well-to-do British and Russian comfort food to a mixed reception. Unapologetically flashy, this is a world of caviar, gaiety and that infamous ‘press for Champagne’ button. Now, they’ve spent a year and a half and a cool £3 million adding a club room to the offering – and it shows. Somewhere between the Orient Express, a party in Baz Luhrmann-land and the acid trip that inspired White Rabbit, it’s mirrored, marbled and effervescently over the top. “It’s the golden age of… everything,” laughs owner Leonid Shutov, who joins me for a drink until my date arrives. He’s right. Opulent to the extreme, subtlety is simply not in its nature. Honestly? I like it.

So too do the gaggle of slick staff, quite possibly the happiest people on earth. And they’re keen to share the joy; one catches me eyeing up the Champagne button: “I want everyone to push the button,” he coaxes. “It’s quite the experience.” I’ve promised to wait, but come over a bit Alice. “Push me,” it pleads. I’m transfixed. He’s here; I push the button. The table lights up and a bottle of brut promptly appears. It’s the most exciting thing, like, ever. Oh, and there’s food too! What fun! He has scallops and black pudding; I have the menu’s most extravagant dish, the £35 venison steak tartare imperial with caviar; and, dizzy with indulgence, we share the wonderfully fresh sea bass ceviche, too. Next is filet mignon, foie gras and truffle gravy (“Ballistic,” he says, something I’ve never heard said of food) and suckling pork belly with rich red cabbage. All in all, BBR doesn’t rest on its extravagant laurels – which, with the decadence and good-time vibe, it could – instead plating up some very impressive food. But, of course, we are here for a spectacle. And lo, the lights redden, the mirrorball kicks off, and a sequined

contortionist appears through the smoke. I love it. Everyone loves it. An entire roomful of shiny happy people applauds uproariously. Champagne for everyone! Not to be outdone by the show, the second act arrives: the BBR chocolate glory. A golden orb, which, when topped with molten chocolate, collapses to reveal a bounty of mousse, brownie and meringue. I think I’ve just fallen down the rabbit hole… By now I’m doing a lot of smiling at things – at people, marble surfaces etc. So happy and Champagne hazy am I that I actually scrawl a thank you note on leaving – indisputably another first. Really, you can keep your refined, restrained dinners; this is by far the most fun I’ve had in ages. CG

While it’s usually a pretty safe bet you’ll get your cultural fix at the Covent Garden landmark, now you can pick up a slice of pizza, too, as Michelin-starred chef Giorgio Locatelli launches a September-long pop-up pizza restaurant. From September 17, you’ll also be able to take afternoon tea in ROH’s stunning glass-vaulted Paul Hamlyn Hall, designed by E. M. Barry. Created by master pastry chef Claire Clark MBE, the tea menu will take inspiration from traditional British classics and nostalgic childhood favourites like banoffee macarons and pistachio éclairs, while pianists selected by The Royal Ballet will accompany the tea with pieces from the likes of Chopin, Debussy and Puccini. ands up if you remember the Lorraine Chase TV ads of the mid-70s, when a Campari-toting lothario asks the angelic-looking creature before him, “Did you truly waft in from paradise?” To which she replies, in a voice like nails down a blackboard, “Naaaaaaah, Luton airport!” Ring any bells? Apart from belying my advanced years, the point of this seemingly tangential stroll down memory lane is to demonstrate my predeparture concerns about our destination, Asia Gardens. A five-star Balinese-style, luxury hotel (so far so good), in Spain (random, but ok), just outside… Benidorm. What would this mean? That Lorraine’s (the hotel’s) exotic looks would be ruined by the drawl of her (the locale’s) Estuary English? Or that I am an incorrigible snob who ought to be ashamed of herself? Upon arrival, gone midnight, first signs were good. Tired and not a little crotchety, we were greeted by the staff with such warmth and sincerity that we were at first concerned we’d been mistaken for angels from paradise ourselves (as unlikely as this seemed given the state of us). We were led to our rooms, where we fell – literally and figuratively – upon the biggest bed either of us had ever encountered. Seriously, this thing deserved its own postcode. We awoke eight hours later, refreshed as if by magic. Which, it appeared, wasn’t the only enchantment that had occurred overnight; because blow me if we hadn’t fallen asleep in Spain, and awoken in Asia. We wandered around, jaws agape as we came across shaded groves containing pools of lush emerald green, as bright as any you’d find in Bali, against a backdrop of stone Buddhas, cloaked in vines and cascading with waterfalls. If the gardens were a little better manicured than an authentic Eastern experience, it mattered not a jot – the illusion was complete enough for us. And that’s the thing about Asia Gardens – the illusion isn’t total, but it is complete enough. It manages, however implausibly, to combine the best of both worlds; Asian resort levels of service, grounds of lush beauty and a holistic programme of wellbeing activities, all wrapped up in a minimalist Eastern aesthetic that reeks of the tropical. Yet it’s here, a stone’s throw from Benidorm, meaning flights at knock-down prices, no frizz-inducing humidity and no jet lag.

And, of course, you can buy sangria all day long, a fact which went neither unnoticed nor under-utilised… And then there was the food. Oh, the food! We fretted endlessly over which of the six restaurants to choose from, opting (unadventurously, we feared) for In Black, the Mediterranean choice. Our dithering, though, paid dividends… for, reader, we had possibly the best meal of our lives, and neither of us are exactly blushing ingénues when it comes to gastronomy. Ingredients were simple, but the results out of this world; whoever the chef is, he deserves a medal. So what, then, of Asia Gardens? It goes without saying that our preconceptions were well and truly cast aside, although it is true that this isn’t the holiday for an intrepid explorer – but this is far more due to a desire to stay ensconced in your hotel heaven, rather than any lack of appeal in the environs. How long have you lived in Regent’s Park? After 14 years on the road, I returned to London in 1993, buying my first home in Primrose Hill – then I moved to Regent’s Park about three years ago. Why did you decide to buy here? Everyone told me to! They said that it would be perfect for me because I like gardening and dogs. What do you like most about the area? Green, everywhere is green. Which is a real treat when you live in a capital. Describe the area in five words Lush, grand, English, vast, exquisite.

What are your favourite local cafés and restaurants? I adore Gordon Ramsay’s York & Albany on Parkway, and Melrose and Morgan deli, just round the corner. Describe your perfect day in the area I’d start the day with a 5km run around Regent’s Park, followed by a shower, and then breakfast – French toast with fresh compote alongside my two creatures (sorry, I mean children)! I’d do a bit of gardening – pruning, turning the soil, picking some flowers for every room in the house – then reward myself with a gin and tonic and some salted almonds before I start on dinner – dress a chicken and prepare some veg while listening to a bit of classical music. Our first thought was space – inside and out: off-street parking, a big garden and proximity to a park. Then architectural finishings, like a sweeping staircase. Have you done much work on your home? Four wheels safe, two wheels safer Most of us would like to use our bikes more – or hop on one of Boris’ handy blue steeds – but reckon London’s roads, and lorry drivers in particular, make it too dangerous. Now Sainsbury’s, Solomon and Mercedes-Benz have teamed up to create a delivery lorry designed with cyclist and pedestrian safety in mind. It features video monitors that give 360° visibility, extra side lighting, reflectivity and proximity sensors for dark evenings, and carefully extended side guards to protect cyclists. t is Christmas 2013, and I’m sat around a table with my dear gaggle of NCT mums, quaffing Prosecco like there’s a drought coming – except for Lucy who’s busy breastfeeding newborn baby Jake, and of course Katherin, who’s anxiously expecting number two – when TV director Sarah pipes up (to squeals of delight): “You are never going to guess what my next project’s going to be!” Fittingly, a whole nine months’ gestation later and Kay Mellor’s In the Club – a BBC drama based on the intertwining lives of six couples in an antenatal class – is now on our screens. While it’s not about us – Lucy, Katherin, Sarah, Lucy I, Betty, Kirsty and me – it’s a show about all of us: often disparate gangs of new mums brought together by nothing more than the convenience of our postcodes and due dates, but with lives forever fused by that all-encompassing, lifechanging funny business called parenthood. (You might have spotted us frequenting local cafés for lengthy tea-and-cake sessions.) I wonder if Mellor, known for Fat Friends and The Syndicate, has a knack for choosing subject matter so obvious and so everywhere, that it is, more often than not, overlooked. Tara FitzGerald, who plays Susie in the drama, certainly thinks so: “She just manages to tap into the zeitgeist. There’s been another massive baby boom – it seems like the most juicily topical set up. Ripe and ready to be looked at.” Susie is one half of In the Club’s lesbian couple, a role that Tara’s proud to be portraying. We discover, after a fruitless online search, that same-sex parents have, until now, been woefully underrepresented – certainly on British TV. “How great that it’s being talked about,” Tara enthuses in an assured, velvety burr. It seems a casual bit of boundary-busting makes a role all the more attractive for the Brit actress. And how brilliantly typical of the fearless Mellor. In the Club boasts an ensemble cast list that reads like a director’s dream: Hermione Norris 78 | WWW.FABRICMAGAZINE.CO.UK

plays businesswoman Roanna, unexpectedly pregnant again at 46, Jill Halfpenny’s character Diane is welcoming the ‘miracle’ baby she thought she’d never have, and Katherine Parkinson, who plays Susie’s partner Kim, is expecting the couple’s second child with the same biological father. I suspect filming such an emotive series was a bonding experience in itself. “Yes, what a lovely bunch of people!” Tara tells me. “I know Hermione as a mate anyway, and we were just talking about what a fabulous cast it was – so warm and friendly, with everyone muddling in together.” She recalls, fondly, “There was one day which made me laugh so much: looking around and seeing different people dealing with their (fictional) babies in different ways – it really struck me. It was charming. So naturally full of drama, and so moving!” That the programme has attracted such a high calibre of acting talent is undoubtedly testament to its razor-sharp script but, beyond that, it puts women (and specifically women over the age of 30) in the spotlight – a subject, I discover, Tara could discuss for some time: “Kay writes very well for women. Women are strong, but they’re strong with all their foibles and their messy lives and their mistakes – I think that’s part of the liberating thing. There’s a lot of buying into a mythology of womanhood that means we’re actually always failing, because we’re not perfect. Nobody is. Representing women all complicated and flawed is really important.”

I’m glad she’s taken the bait on this. I’m intrigued to find out if the ongoing argument about a lack of decent roles for women over a certain age is something that still narks – even for someone whose IMDb is hardly lacking. Perhaps the answer is that we need more women writers, like Mellor, to redress the balance. Tara agrees wholeheartedly: “There are so many great actresses of my age, but there are a very limited number of roles that they would want to take on – that they would feel challenged by.” Having just stepped off the set of Exodus: Gods and Kings, the Moses epic starring the “gorgeous” Christian Bale (Me: “I love him!” Tara: “I don’t blame you!”), I have to admit I don’t feel too worried for FitzGerald. In fact, her ability to flit between theatre, film and TV so apparently seamlessly – A Dolls House; Brassed Off; Waking the Dead – has resulted in a long and varied career and, importantly, one that’s avoided the dreaded pitfall of typecasting – surely the ideal scenario for any actor? “When I started, I really was preoccupied with this notion of not being typecast. Now I don’t think about it so much. My thing is that people and projects gravitate towards you; and you towards them, you know. I just go with what arrives, what appeals.” I wonder if this nomadic approach appeals to Tara’s sense of adventure, too. “I love travelling. God, I love travelling… Last year I was in Prague and Paris and Cyprus. Oh gosh, it’s so nice to move around. It’s like getting two for the price of one – you work, and you get to travel too!” When she’s not globetrotting, the actress is based between Acton and her beloved Kensington, of which she paints an utterly romantic picture: “It feels like my manor! I was having this conversation with a friend, saying, ‘I love this part of London in spring, but I really love it in the winter, too – all the stucco houses look so pretty. But then there’s autumn…’ and it turns out that I just love it all through the year. It does feel very moneyed, some of it, but the bits I love are still so idiosyncratic – that’s what I first felt as a kid when we lived here.” Being Tara FitzGerald is clearly a charmed existence – she reels off a list of ongoing projects: “I’m finishing off this Tom Hardy film about the Krays called Legend, and then I’m also doing a bit in Game of Thrones – of which I can tell you NOTHING!” (I daren’t ask.) I can’t help but fall a little bit in love with someone so modest, so intelligent, so creative, so outspoken and, ultimately, so passionate about their craft. Move over, Moses, I think I have a lady crush.

The future is… …any way you want it, and perfectly protected – if you plan Life, we find, is confusing enough at the best of times. And when life resounds with the pitter-patter of tiny feet, it gets more confusing still. There’s the obvious stuff, like food, and clothes, and CBBC, and there’s the complicated stuff, like planning for and protecting the future of those little pitter-patterers. Luckily, life has in it people far better placed than us to plan for it. Solicitor Ian Lane clears up some of the confusion: “Many won’t have thought about how our dreams for our children might unfold if we weren’t around. We could leave them all the wealth in the world, but nobody – not even the best intentioned, hand picked by us – could raise them exactly as we would. Some people aren’t aware that when their circumstances alter, their existing Will can be substantially changed, and even in some cases revoked. For example, a marriage, or a re-marriage, will revoke an existing Will – unless, of course, the Will was made especially, in contemplation of that specific marriage. Equally, when things change –

births of children or grandchildren, deaths or divorces – so too should your Will. And most people aren’t aware that a Will can offer much more than they think. Officially, yes, it’s a way to protect, manage and divide wealth, possessions and assets after death, and to provide children with a legal guardian. But, with the right guidance, your Will can also become less of an impersonal – albeit crucial – legal document, and more of a legally binding ‘wish list’ too – to cover the things you care about that others may not. Is there a special birthday on which you’d always imagined giving your daughter your grandmother’s ring, for example? Are you worried that, if anything were to happen to you, she might have to handle her inheritance too early? Too late, even? Or not receive the right help in managing this money, and planning for her future? There are, of course, other things that cannot be covered by a Will – but there are other methods to ensure that these can be achieved alongside it. Where they grow up, say; what they learn, and how long they learn for; or whether they’re raised with an understanding of your religious beliefs. All of these things can be considered. No parent, dead or alive, can fully control their children – we all know that. But a properly drawn-up Will means that everything you wished for them, hoped they would achieve, and the plans you made to help them get there will still be very much present. Which is why you need a solicitor who knows you just as well as they know the legal system. Someone who has come to understand your family, who will work with you to adapt to their changing needs and desires in a way that means the law will uphold them – somebody you would feel as comfortable to go to with a concern, however big or small, as a family doctor. The right solicitor should always be just a phone call or a cup of coffee away, so they can help you perfect the most important document you’ll ever have to make.”

Situated in the leafy north west, West Hampstead (or Whampstead, as it’s affectionately known), is ideal for Londoners who want to avoid some of the hustle and bustle of city life. The roads are lined with quaint boutiques and beautiful red brick houses – a little like the Brooklyn Heights of London, if you will. What would my neighbours be like? I’m rather sociable… Good for you! You’ll discover relatively affluent singles and working parents who have a short commute into central London living here. Unlike many areas of the Capital, West Hampstead has the benefit of a more familyfriendly feel. While still rich in culture, places to be and things to do, the ample green spaces and abundance of little ’uns mean someone new to the area could quite easily mistake it for a leafy suburb – perfect if you want the best of both worlds. Sounds ideal. Tell me about the transport. Easy to get to? It couldn’t be easier to travel to and from West Hampstead. Residents can take their pick of three (yes, three) railway stations: West Hampstead Tube station is on the Jubilee line and opens out directly onto West End Lane. Then there’s a choice of West Hampstead Thameslink or West Hampstead Overground stations. On top of that, three bus services ensure that the Capital’s many delights are tantalisingly close – there’s no excuse really. Fab! Only I’m not sure what sort of property I’m looking for yet… Not a problem. In fact, you’ll be spoilt for choice with a spectacular variety of housing to choose from. The area is not short of fine Edwardian mansions, while tall Victorian terraces are commonly available, too. Not looking for a

That’s fine too: contemporary newbuild apartments have been a firm favourite with the area’s many celebrity residents. Oh, that’s good; I don’t leave the house unless there’s a high chance of seeing someone famous… You won’t be disappointed here: national treasures Stephen Fry and Emma Thompson both live in the area, as well as comedian Matt Lucas and singer Chaka Khan. If it’s the fabulous life you’re after, imagine living on the same street as an ’80s diva of this calibre! And if I do have children? Relax – the area is blessed with great school choices too. For the smaller ones, local parents have sung the praises of the Little Ark

Montessori Nursery and Broadhurst School. And South Hampstead Junior School and Emmanuel C of E Primary are some of the most highly rated in north London. Luckily, even with its many stellar educational establishments, competitive enrollment has not been a real issue for those living in, or moving to, the West Hampstead area. Great! A little bit of history would be nice… Right you are. West Hampstead was originally called the West End, but had to change its name once the central London shopping and theatre district become so recognisable. Historic buildings include Hampstead Synagogue, Emmanuel Church and West Hampstead Fire Station – which is pretty apt, seeing as the property market is so hot right now. There’s also Hampstead Cemetery, with its Grade II-listed Gothic-style mortuary chapels. I’m in. What next? Get moving, we say; you’ll have stiff competition. West Hampstead’s reputation as a truly lovely place to live is undisputed, and it’s easy to see why. If you want somewhere pretty, connected and characterful, and you’re looking to lay down real roots, don’t be surprised if you fall head over heels with all the area has to offer. Trust us, you won’t want to leave. Ever.

Despite being incredibly convenient and wellconnected, West Hampstead has managed to remain independent, village-like and full of character, with Victorian architecture and period homes dominating the area. It’s a favoured spot for young professionals, in particular city workers, bankers and lawyers who appreciate the ease of access to the West End and Canary Wharf, while there’s more than enough on offer here to cater for families, too – with ample green space, excellent eateries like Banana Tree and The Wet Fish Café, and beautiful properties. KINLEIGH, One-bed conversions tend to be priced between FOLKARD £400,000 and £550,000, while two- or three-bed & HAYWARD properties will range from £550,000 to £1.25 million on average. Expansive family homes with impressive outdoor space can be acquired here for between £1.2 and £2.3 million. “My eldest is ready to fly the nest. How can I help him get on the first rung of the property ladder?” There are a number of things to consider when helping a child onto the property ladder. First, it’s important to be clear about how much help you can give your child, and how it will affect your own current situation. Be honest with him and discuss all the options. While this is a family arrangement, it is also a business agreement. One route could be contributing to his deposit. Banks usually require a minimum deposit of 20 per cent – depending on the mortgage provider – CLUTTONS so if you are able to provide a lump sum up front it will put him in a very good position as a first-time buyer. There is also the government’s Help to Buy scheme, which only requires a five per cent deposit to purchase a new build or existing home up to the value of £600,000. As another option, some parents are choosing to downsize and use part of the equity from the family home to help their children onto the property ladder – is this something you would consider? In addition to any financial issues, it is crucial to think about location. Study the market and consider areas which have high rental demand or high capital growth as this will ensure healthy returns when the time comes to sell. Think about buying a property with two or three bedrooms so he can let the rooms to his friends – this will help with the monthly mortgage repayments and is one less thing for you to worry about.
