Christmas presence.
Arrangements for access to your children come into sharp focus as Christmas starts to loom large. Muddling through, using informal ‘understandings’ tends to breakdown during the season of goodwill. As experienced family law solicitors we can achieve results without burning bridges or open warfare, by setting up a schedule and a plan for the future. In our experience, once a rule is in place everyone is merrier.

“Oh, jingle bells,” I hear you sleigh. “It’s that time again already?” No, actually, it’s not. Kindly un-deck the halls and de-merry yourself at once. But break the back of the shopping now and you can devote the entire advent to overeating and being inappropriate at Christmas parties, so you really might as well. To ease you into it, we’ve got pages of objets de désir just gagging to be given, plus a little inspiration from our friends. Ever wondered what Theo Fennell wants for Christmas? Or what Yotam Ottolenghi will be eating? No? Tough tinsel, we’ve got all the answers in this issue. And once you’re feeling all festive and generous-like, reward yourself with a slap-up meal as altruistic as it is appetising, pick up some fabulously festal prizes, and start planning the perfect yuletide getaway. Merry almost-Christmas!

Allen Jones RA ROYAL ACADEMY OF ARTS, W1 Never one to shirk the controversial, this British pop artist was expelled from the Royal College of Art, turned Stanley Kubrick down after a request to have his work included in the iconic 1971 film A Clockwork Orange, and shocked the chattering classes with his studies in forniphilia. Who could forget his provocative sculptures from 1969, which turned female mannequins into
human furniture? Chair went on to feature in the Tate’s 2013 exhibition ‘Art Under Attack’. Described as celebratory, satirical and boldly inventive, the artist was elected a Royal Academician back in 1986, and now returns for a long-overdue expo that spans his entire career. Misogynist or master, he’s well worth a voyeuristic viewing. 13 November to 25 January 2015, Burlington House, Piccadilly, W1 (020 7300 8000; www.royalacademy.org.uk) WWW.FABRICMAGAZINE.CO.UK

GRIFFIN GALLERY, W11 Every year, this west London gallery hosts a prestigious battle to find the UK’s best emerging artist, as selected by art critic Alastair Smart and artist Gordon Cheung. The winner secures a six-month residency in this super-sought-after space, including a solo exhibition and a full catalogue. The stakes, then, couldn’t be higher, and with a shortlist of ten – nine of whom are women hailing from the country’s leading art schools – this year’s competition is exceptionally fierce. But that’s all the better for us art lovers, as the works of all those shortlisted will be on display from 19 November – the day after the overall winner is announced. We’ve got our money on Chudamani Clowes, whose work draws on the fascinating impact of the British Empire and global imperialism. The glitz, the glamour, the Hollywood greats… Mayfair’s Annabel’s had it all. The private members’ club, founded in 1963 and named after the wife of eminent entrepreneur Mark Birley was, and still is, the place to be seen for the discerning A-lister. Legend has it that Frank Sinatra was one of the first to hotfoot it through those illustrious doors, and his nifty footsteps were quickly followed by luminaries from Jack Nicholson to Jerry Hall, Elizabeth Taylor to HRH Queen Lizzy II herself (in fact, we’re told it’s the only club she’s ever been to). Oh, to have been a fly on the wall! Thank heavens, then, for Ridley Scott, who has made a remarkable docu-film to mark the iconic club’s 50th anniversary. With archive footage the likes of which the world has never seen, we’ve been promised unprecedented access, dear reader, and this time we’re definitely on the guestlist. So many neighbours and friends came along to support A Perfect Day, the recent Swiss Cottage SEN School street party. We would like to say a huge thank you to the tea makers and cake bakers, the face painters and entertainers, the stall holders and artists, the sponsors, the incredible volunteers, celebrities including Jimmy Carr and Chris Martin and, most of all, to you! Swiss Cottage SEN School teaches children with complex learning difficulties and special needs, and the money raised will fund many of the projects that enhance their learning experience. We’re working on improving our playgrounds, opening a school flat for respite care, offering more after-school activities, extending the holiday clubs and going on more school trips. We’re also hoping to buy a new school bus. It’s not possible to do any of this without the generous support of our amazing local community and friends. If the shoe fits
Sticks and stones may break our bones, but it’s puddles that really do us in. If not a pair of flippers, it’s clearly high time to invest in a proper pair of boots – and, oh, have we found just the ones! The shining stars in shoemaker Dear Frances’ inspired new collection, Move Me, these Italian leather and birchwood Arch shoe boots have certainly put a spring in our step. Throughout the collection, classic shapes and fine craftsmanship are given a modern twist for the refined 21st-century lady – the refined lady whose boots are made for walking too, of course. This juxtaposition tells you everything you need to know about the boots and, indeed, their desired wearer: they are strong yet romantic; classic yet contemporary; softly curved yet heavy heeled; elegant yet edgy. And, somehow, they really work. Stomp to your nearest Wolf & Badger pronto to pick up a pair of super-boots just in time for the cold snap. (www.dearfrances.com; www.wolfandbadger.com)

hot and prickly enough to understand that this treatment really gets under the skin, its brightening, resurfacing and hydrating effects were pleasingly immediate. I might not be ready for a serious nip and tuck but, for now, looking less tired is all I need. AH Harley Street: Actistem Dermal, £600 Retinol facial, £50 Crows feet, elevens, dark, doomy shadows… You name ’em, I’ve spent a fortune on potions trying to beat ’em; I need more than a pep talk or peel on my face. As such, Retinol is a word I know well – as one of the few anti-agers proven to actually anti-age, ‘communicating’ to skin cells as it does to behave and fighting free-radical damage. Obviously, some Retinols are better than others, so I’m pleased to hear this radical Retinol facial uses a combination of rather serious ingredients to, actually, make a marked difference to my skin. A seasoned skincare pro, this has surprised me. BP Harley Street: PRP Facial Rejuvenation, £800 CACI, £95 Having stood firm on my no-knifeno-needles approach to ageing for decades (five, actually), only recently have I wavered. No wonder; my beauty therapist tells me that, with the arrival of the big M-word, ageing accelerates more than at any other time. CACI treatments use microcurrents to ‘re-educate’ muscles to be as taught and toned as a teen (ish) and lessen wrinkles, and have been lauded as ‘non-surgical facelifts’. No, probes shooting electric currents into your muscles aren’t relaxing in a drift-offto-whale-song-facial way, but they don’t hurt, and my smoother, plumper skin after just one session means I may well avoid the knife yet. All the leaves are… gold Sporting a seed around your neck may evoke images of barefooted, peasant-skirted bohemia, but stay with us. To honour The Tree Council’s 40th anniversary, London-based jewellery designer Michelle Oh has created 100 limited edition necklaces that effortlessly marry nature with all things chic – just in time for National Tree Week. Possibly only avid tree enthusiasts will understand the importance of this date, but those who don’t can still enjoy the sheer beauty of Michelle’s work. The ‘Gather’ necklace is a single seed on a pendant, said to represent beginnings – a seed of thought, say – and the ‘Build’ necklace includes three unique pendants inspired by a sense of gathering – or the elements coming together. Which is really rather lovely when you think about it, isn’t it? Better still, Michelle’s handmade pieces use only recycled materials, and ten per cent of all sales go directly to The Tree Council. Like Tom Cruise, Dorian Gray and that GIF of a cat and a printer, some things simply never get old. Better suited to cocktail hour, however (though if given the choice we’ll take the cat), is the ageless allure of the 125-year-old Savoy. Take a tipple all over town (and believe us, we have) and you’ll still find none better than a stiff drink at The Savoy. But even an enduring love like ours is prone to the occasional eye-wander – something to which The Savoy is perfectly savvy, so they’re renewing our affections with an all-new cocktail menu as tempting to the eye as the oh-so-thirsty tongue. What’s more, head bartender Chris Moore has conceived of a new way to put his creativity down on paper, printing the menu as a limited edition pop-up book. But child’s play this is not – every piece is painstakingly hand drawn and cut by illustrator Joe Wilson, telling the unique story behind each ingeniously-crafted cocktail. CROCKER’S FOLLY
Conditioned as we were by Guinness ads and annoying things our mothers said, we’re well-versed in the old “good things come to those who wait” adage. Which means we could practice plenty of patience in the build up to this long-awaited addition to St. John’s Wood. Not, however, as much as the building itself – a Grade II-listed structure left empty and endangered since 2004. Enter Crocker’s Folly, reacquainting locals with this stunning former gin palace, reborn as an exciting new restaurant and bar. Its rich heritage is echoed in its food: an inventive seasonal menu will feature such treats as misomarinated lamb and crab gnocchi, plus contemporary Lebanese plats du jour. Fair play Mum, it was worth the wait. Throughout November, Fabric readers who mention the mag will receive a complementary glass of Champagne on arrival. 23-24 Aberdeen Place, NW8 (www.crockersfolly.com)
A benevolent belly-full
In the spirit of sharing, caring, and the cold snap having forced us onto our sofas and in front of far too many old musicals, we’d like to take this opportunity to channel The Sound of Music and share some of our favourite things. We like eating, obviously, and we’re pretty partial to eating out. We like Christmas, too, if only for the extra opportunity for eating it affords. But, unlike Fräulein Maria, we’re not much moved by whiskers on kittens – oughtn’t kittens have whiskers anyway? Surely it goes without saying? Just as, equally, we all ought to have a roof over our heads, right? This, however, doesn’t always go without saying. In fact, 80,000 young people experience homelessness each year in the UK alone. Which brings us to another of our favourite things: StreetSmart. Since 1998,
StreetSmart has raised almost £7 million for homeless organisations through a so-simple-why-didn’t-I-thinkof-it campaign. In the two months before Christmas, participating restaurants (of which there are many more than days to dine in; from Ember Yard to Berners Tavern to Barrafina, we challenge you to find one you love that isn’t) add a voluntary £1 per table to diners’ bills for homeless organisations in that area. Frankly, in a season as much about giving in to temptation as giving, we’ll warrant you won’t even notice it. And with all costs covered by sponsors Deutsche Bank, every single penny goes straight from your purse to the people who need it. Meaning so many more can stop worrying about shelter, and start enjoying a few of their favourite things. (www.streetsmart.org.uk)

The all-new Almeida Blessed for its lovely location (a hop, skip and a zebra crossing from the theatrical hot spot of the same name), its atmosphere and, of course, its food, Almeida has long been on our radar. But, recently, a little foodie birdy flagged up some changes afoot, so it seemed high time we revisited. First off, earlier this year Michelin-trained chef and Fabric favourite Tommy Boland took to the helm with a fresh new British menu. Secondly, it’s just had a facelift and is looking faaabulous. Finally, it’s done away with its wine list, erecting instead a towering wine wall; staff have been trained to sommelier standards to help willing winos work their way through plonks well-loved and obscure. As for us, we were picked the perfect parings for our triumphant lunch of chorizo, aubergine and harrisa cream; pretty-as-a-picture hake; guinea fowl with the lesser-spotted spätzle; and a show-stopping soufflé. Yes, that’s four courses. No, we’re not sorry. 30 Almeida Street, N1 (020 7354 4777; www.almeida-restaurant.co.uk) WWW.FABRICMAGAZINE.CO.UK

Change it up! The demands of modern living dictate that our use of space in the home is multifunctional. A kitchen is no longer simply a place to cook, but also a place to eat and to entertain in. The demise of the nine-to-five, too, has seen guest bedrooms everywhere turn into studios and home offices – such is the blurring of boundaries between work and home life. It seems only fair, then, that our furniture works doubly hard to earn its place in our action-packed abodes, so this month we celebrate the very best in adaptable, high-function and multipurpose pieces.

here are several reasons why our first born’s inaugural holiday is to be restricted to the UK, but perhaps the most decisive is his lack of passport. Something which my other half is blaming on the inefficiency of HM’s Passport Office, but which is, in truth, more to do with the fact that the still-blank form is nestled between nappies at the bottom of my changing bag. I vow to make up for this ineptitude by finding the perfect spot for a relaxing family break. This, it transpires, is a 200-year-old hunting lodge on the bank of the River Evenlode, nestled in woodland on the edge of the Blenheim Palace Estate. The team who take my booking could not be more eager to

pander to the needs of our little prince (vastly disproportionate to his stature), offering a selection of baby equipment to rival the Mamas & Papas catalogue. Their ministrations do not stop at the mini-mister either, suggesting a splendid array of suppers, spa treatments and specialist wines during our stay. Bliss. There is even the option of a babysitter, should we feel brave enough to venture out by ourselves… Though the journey is short, our littlest passenger is quick to let us know just how uncomfortable his car seat is. Tempers are frayed, but on one thing we agree: thank God we do not have check-in queues, airport security and air pressure-induced ear-popping to contend with. Turning down a track marked ‘Blenheim Palace: No Public Access’, we are decidedly smug. You could almost forgive Water Meadow for resting on its location laurels, or becoming complacent about its picture-perfect ancient architecture, but it does neither. Humble cottage this is not; antique furniture, Cole & Son wallpaper and monogrammed bed linen are all splendidly five-star. But this is vastly more intimate and welcoming, too, with shelves of books and games, an honesty larder of Fortnumstyle not-so-necessities and a personalised welcome pack. It is home, but not as we know it. While I dispatch junior to bed, hubby sets about sorting supper. I am greeted with a large glass of bubbly and instructed to put my feet up. And so begins a pleasant evening of playing at lord and lady of the manor, followed by the best night’s sleep we’ve had in an age. Not only is the bed supremely comfortable, but the curtains are so luxuriously thick, and the location so remote, that our little man sleeps through for the first time. We could go home right now and this would be the best holiday. Ever. But things haven’t peaked yet. Just as we are clearing away breakfast, there is a knock at the door and Victoria walks into our lives. While we have been mainlining coffee and fighting over the supplements of The Saturday Times (which appeared, as if by magic, on the doorstep) she has been transforming the summerhouse into a secluded spa. Overlooked by a few sheep and a robin perched inquisitively on the railing outside only, I am treated to an hour’s full body massage. There’s a moment when an enraged infant’s cry threatens to spoil the experience, but he is clearly taken out of earshot, and the silence is only broken thereafter by, to my horror, a snore. Victoria politely assures me that there is no greater compliment for a therapist. I want to stay here forever, please. LSJ

Juliette Offenbach Having grown up in the area, eveningwear designer Juliette now finds Connaught Village the perfect place to keep her family, her feline and her multiple wardrobes
How long have you lived in Connaught Village? I’ve been living in Connaught Village on and off for the past 18 years – my childhood home is just around the corner from where I live now. Why did you decide to buy here? It’s such a quaint area with a real neighbourhood feel, and all just a stone’s throw from the West End – I can walk to Selfridges and Bond Street in ten minutes! What do you like most about the area? It’s so peaceful. I can explore beautiful, quiet garden squares (my favourite is Gloucester Square), and yet the busy hub of Connaught and Kendal Street is so close too. There’s everything, from great salons to a cheesemongers. Describe the area in five words Friendly, green, culturally diverse, delicious! What are your favourite local cafés and restaurants? Abasto for lunch because it does the most delicious salads and dulce de
What with all the lovely lunches at Abosto (above) and pan au chocolat pick-me-ups from Le Pain Quotidien (below), it’s a wonder that Juliette can still wear the beautifully adorned dresses from her label RubyRay (below right)
leche biscuits; Markus’ for perfect coffee, and Maroush for delivery. Where do you go for an afterwork drink? Kurobuta is great for cocktails and snacks – it’s new to the area but a really great addition. Where do you like to shop? My favourite is Viola for all things fabulous and Horiyoshi III for beautiful scarves and t-shirts. The chemist, Hogg & Son, is my daily haunt for lotions, potions and sound advice! Describe your perfect day here My husband would leave me to lay in with the cat, while he makes breakfast in bed with chocolate croissants from Le Pain Quotidien and fresh-cut hydrangeas from Prewett Miller. We’d then stroll around Hyde Park and feed the
ducks with my son, before I leave the boys and go for a manicure at Fe Beauty. After my pamper session I’d come home to enjoy the sunset from our balcony before heading across the road for dinner and drinks at Kurobuta. The day would end with live music at the Duke of Kendal pub. What did you look for in a property? Open plan, outside space, a good kitchen and plenty of cupboards. As a fashion lover and designer, I have so many beautiful things that I need the space to store. One wardrobe contains all my favourite dresses from the last five years of my RubyRay collection – perfect for any last minute plans. Have you done much work on your home? It’s still a work in progress. I think a home needs to be lived in to realise exactly what you need and how everything should be arranged. If you hadn’t chosen here, where else might you have looked? Probably Primrose Hill. Describe your interiors style A mix of modern and classic. I like everything clean and white – not always easy with a toddler! Finally, what’s new for you? My family business, Gina Bacconi, which specialises in women’s special occasion and eveningwear, is celebrating its 100th anniversary this year. We have recently expanded into concessions, with shops in John Lewis and House of Fraser that have proven really successful. The website for my embellished eveningwear brand RubyRay is re-launching too – and there’s an exciting collaboration in the pipeline. It’s a busy but exciting time.

The car attraction
London provided the glittering backdrop for the arrival of the most significant Jaguar in years. The XE compact sports saloon brings a brilliant British rival to the BMW 3 Series for the first time. Emeli Sandé serenaded it from the middle of the Thames, while a star-studded bash at Earls Court welcomed the handsome four-door, with everyone from Stella McCartney to José Mourinho applauding its slinky style as it arrived via helicopter, landing craft, and escort from two vintage Jag police cars. Prices will start from about £27,000 in 2015 for the rear-drive saloon, which features lightweight aluminium construction embracing its 2-litre four-cylinder and 3-litre V6 engines. Low fuel thirst and an amazing 21,000 miles between servicing for the diesel engine option will make this the thriftiest Jag ever. (www.jaguar.com) 66 | WWW.FABRICMAGAZINE.CO.UK
Alvis is leaving the building, again The Alvis 4.3 was, in 1936, the fastest non-supercharged production car on sale, and hugely popular with London’s smart set – especially with its beautiful tourer coachwork produced by Vanden Plas at Kingsbury. Now, improbably, this very car is back in production, faithful in almost every detail to the glamorous
1930s original, apart from the discreet fitment of fuel injection and modern brakes so it’s fully compatible with life on today’s roads. The revived Alvis Car Company uses brand new, unused engines from its stock, and hand builds everything else at its artisan Coventry factory. It’s expensive, and you need to relish vintage motors, but it is Britain’s most unexpected brand new car. (www.alviscarcompany.com)

How do you get people to notice the tiny MG3 hatchback? Ally it to a cool event, that’s how. The car was the centrepiece of the MG Tent at the recent Super Brands event in central London, and was resplendent in its ‘personalisation design concept’ form. The graphics and exterior package are the work of young British designer, and new MG recruit, Louise Thorburn, and represent just a smidgen of the 1 million possible design permutations available via the personalisation menu. This useful little car in its basic form, which comes as a 1.5 with a five-speed manual gearbox, is very keenly priced from £8,399 to £9,999, and enjoys a super-low 4E insurance rating despite its fun handling. The Big Give
Ever since the invention of the sock circa 8th-century BC, dads the world over have breathed a sigh of disappointment come gift-giving time – never more so than eight centuries later, circa The Nativity. (How’d you think Joseph felt? His first born gets gold, frankincense, myrrh and international celebrity, and he gets another pair of polka dot socks.) In this – our
personal gift to you – there’s not a single sock in sight. Instead, we’ve scoured the shops to source this season’s greatest gifts – stopping for a mulled wine or five, and a bit of festive inspiration from some of the city’s tastiest tastemakers along the way. With the Christmas cheer almost tangible, it’s time to sell your Sock Shop shares, and get shopping.

Kensington
s it as regal as it sounds? It certainly is! Nestled within the Royal Borough of Kensington and Chelsea, which was given its ‘Royal’ status back in 1901, the area has in fact been home to the monarchy since 1689. Of course, Kensington Palace today is the official London residence of the Duke and Duchess of Cambridge. While you’d be lucky to spot Kate and Wills picking up the groceries in your local Waitrose, the state rooms of the palace and the green spaces of Kensington Gardens are open to the public, so you never know… I was wondering what the neighbours would be like. They don’t all have blue blood, but you will find some seriously wealthy people living here – especially on the roads adjoining the palace and the gardens. Kensington Palace Gardens has been dubbed the Boulevard of Billionaires and, unsurprisingly, is home to a number of truly magnificent ambassadorial residences. It’s worth a saunter down, even if you are only window shopping. Oh, I’m not sure I can quite stretch to one of those… There’s no shame in that; you’re definitely not alone. But don’t lose hope just yet; you’ll find Edwardian mansion blocks, terraced
I
townhouses, fine semi-detached properties and slightly smaller, but nonetheless incredibly grand, detached mansions in the area too. Of course, property prices here are at a premium (expect to pay from around £600,000 for a one-bed to £10 million upwards for a more substantial family home), but that only reflects the neighbourhood’s loveliness. Interestingly, Kensington can lay claim to having the UK’s highest life expectancy – now, that’s got to be down to all the good living! Talking of which, any chance of some retail therapy while I’m here? You’ll be in your element: Kensington High Street, or High Street Ken to the locals (gotta get the lingo right), lives up to its name with plenty of high street and designer shops, while Harvey Nicks and Harrods are just down the road in Knightsbridge. Equally, Kensington Church Street is home to over 60 antiques dealers, offering one of the largest selections of art and antiques in the Capital. Snap up one of those stately residences and you needn’t go far to fill it with fine artefacts. With all this on my doorstep I don’t think I’ll be travelling far, but what if I do need to pop into town? Then ‘pop’ you shall – it’s a doddle. Tube stations at Holland Park and Notting Hill Gate
offer Central line trains that run directly to the West End and City. From High Street Ken you can catch the District and Circle line services to Earl’s Court and on to Wimbledon, Richmond and Ealing, while Paddington – with its excellent Heathrow link – is also within super easy reach. And of course, the A40, just to the north, heads west to Heathrow too. Hopping in a cab to the airport? Easy. Sounds perfect! Some really good schools, too? You guessed it. The little ones won’t be left wanting with Kensington’s rather brilliant choice of schools. Private establishments in the area include Thomas’s, Pembridge Hall, Wetherby Pre-Prep, Hawkesdown House and Notting Hill Prep, while the outstanding state schools are St. Mary Abbots C of E Primary and Fox Primary School. For extra-curricular activities, endless pleasure is afforded by easy access to both Hyde and Holland parks, and you can’t beat London’s famous museum quarter, which happens to be based right here in South Ken, and caters for everyone from fashion fans to budding scientists. The dinosaurs at the Natural History Museum may have shrunk significantly since we were kids, but they still have the power to make us jump. Raaaah!

EATING AND DRINKING ANGES DE SUCRE They say first impressions are everything, and the beautifully whimsical façade of this paradise of a pâtisserie is a case in point. Hand-painted with fantastical birds, romantic florals and, of course, those delectable macarons for our purchasing pleasure, this is a shop front that’s nigh-on-
impossible to ignore. Step inside (you won’t be able to resist) and you’ll find a palette of pastels that’s almost too pretty to eat. That’s ‘almost’, dear reader – we can tell you they’re incredibly edible. Offering a unique selection of signature global-inspired macarons and gourmet marshmallows, Anges de Sucre is Kensington’s go-to treat shop. Don’t miss the mesmerising winter collection inspired by the traditional flavours of Christmas – in unique gift boxes, they make a perfect pressie for any sweet toothed loved one. That’s if you can bear to part with them. 1 Holland Street, W8 (020 7937 1998; www.angesdesucre.com)
PAMPERING MEDICAL ROOMS AT THE ROYAL GARDEN HOTEL Set within this plush five-star hotel at the top of High Street Ken, Medical Rooms is the west London clinic of renowned French cosmetic doctor, Jules Nabet. Commuting between London, Paris and Moscow, Dr Jules has quite the reputation as a leading light in facial
aesthetics. With over 25 years’ experience, we’re not going to argue with that. With a team of therapists headed up by aesthetician Joanne Evans, the newly-refurbished medi-spa offers everything from facials, peels, mesotherapy, IPL and laser treatments to the all-new (and, we hear, highly effective) double chin treatment. You can even pop in for a subtle ‘baby’ Botox – Dr Jules’ speciality, and one that works on the premise that less is most definitely more. If simply looking highly refreshed and youthful is your aim, may we suggest you place yourself in these very capable hands. 2-24 Kensington High Street, W8 (020 7938 2195; www.julesnabet.com) WWW.FABRICMAGAZINE.CO.UK | 81

Describe the area in five words Prestigious, international, family-friendly, historical and royal. What are your favourite streets? The garden squares are beautiful, in particular Edwardes Square and Kensington Square, while Holland Street and Thackeray Street are great for boutique shops. Other favourites include Victoria Road, Scarsdale Villas and Campden Street. What kind of properties can you expect to find in the area? A complete mix of styles, from Georgian houses and CHESTERTONS Victorian mansion blocks to ultra-modern new builds. Prices range from £500,000 to £100 million plus. Can you recommend any great local eateries? Clarke’s, which is a Kensington institution, The Scarsdale and equally excellent Abingdon are good pubs. And for delicious and reasonably priced food you can’t beat Pavilion or Aubaine. What are your favourite shops in the area? Whole Foods for all things culinary, Top Hat for vintage gems, Pickwicks for a present for mum, and Anges de Sucre for the best macarons in town. What type of people tend to live in Kensington? It is a melting pot of cultures: British, European, Middle Eastern and beyond. It’s particularly family-orientated due to easy access to green space. If you want to live somewhere peaceful in London, you can’t beat Kensington. It’s elegant, distinctive and, I would say, noble. I love to wander around Campden Hill Square, Palace Gardens Terrace and Kensington Church Walk, simply taking in the endless beautiful period houses and statuesque mansion buildings. My advice to buyers? If you see a property that ticks all the boxes, act quickly and put an offer forward. Now is the time to buy as there’s a generous choice of homes currently available – that hasn’t been the case for a number of years. Naturally, the BECTIVE LESLIE properties that are more realistically priced are the ones that will command the most interest – MARSH especially now that we are in the busier autumn market. I expect that we will see continued growth throughout 2015, but with elections and the possibility of mansion tax and mortgage rate increases, growth is likely to occur at a steadier pace than we have previously seen – particularly over the last two years or so. In terms of the area’s hot spots, you can’t beat Pavilion on Kensington High Street for a delectable fillet steak, or The Orangery, Kensington Palace, for a regal yet delightful choice of tea and scones. And the neighbours? Kensington boasts an extraordinary array of residents from across the globe, including well known musicians, actors, chefs and socialites. Watch out – you never know just who you might bump into! Kim is associate director at Bective Leslie Marsh (020 7795 4288; www.bective.co.uk)

Steeped in fiction
CANNON HALL, NW3
We’re suckers for a beautiful abode with a back story, and this six-bed, Grade II-listed Hampstead house has those very attributes – with bells on. Cannon Hall not only lays claim to being Daphne du Maurier’s childhood home (we can’t help but wonder whether its grandeur went some way to imagining Manderley), it was also a key location for the 1965 thriller Bunny Lake is Missing. With a grand entrance hall, truly elegant reception rooms, an indoor swimming pool and a self-contained staff cottage, this is one romantic affair. It might once have been the stuff of fiction, but now’s the chance for you and your family to snap it up and begin your very own literary, or indeed cinematic, tour de force. The great, green cleaning machine Londoners are exacting folk. Frankly, how could we not be? With some of the world’s best spots to get our eat, drink or shop on in, we’ve quite literally got the high life on our doorsteps. And so it figures that behind those high-end entranceways you’ll find highfliers living in high-spec, high-tech havens. And if you’re renting or renting out in town, you’ll also know that these height-of-luxury homes must be as speck-free as they are techy. After all, what good is an Ultra HD 4K TV without an immaculate surface for it to stretch out on? But – whether it’s work or play that fills your day – the hectic nature of London life means that squeezing in a pre- or end of tenancy clean can be a daunting, dull prospect for both landlords and tenants. But failing to attend to detail can mean disastrous consequences: it could mean a perfect prospective tenant walks away, or be the difference between keeping hold of your deposit and watching it disappear. Enter Marylebone’s all-shining, all-scrubbing superheroes, The Organised Cleaning Company.
Recently relocated to the heart of town, owner Matt Harris and his spick-and-span team serve Marylebone and beyond with a pre- or end of tenancy clean deep and detailed enough to delight even the most pernickety of tenants or landlords. In other words, NW1-spec cleaning in blink-and-you’ll-miss it city speeds. It all started in a Mayfair office, where Matt spent long days working as a property lawyer. Be it down to the hours spent facing a desk or the perennial property disputes, he became acutely aware of the strength of sanitation; of the deep effect cleanliness could have on rental income – indeed on a property’s overall value – and decided it was high time he helped struggling landlords and tenants capitalise on their assets by restoring homes to their squeaky clean glory. Equally, those long-suffering office managers and city shop-owners can turn to the team for a work-space sheen and clean like no other, with a separate service solely for commercial cleaning. If this is already sounding far too fairygodmother-in-marigolds good to be true, brace
yourself. Matt devoted months to sourcing the very best toxin-free, ecological and plantbased cleaning products for his team to use – ensuring a clean that’s every bit as good for the planet as it is for your pad. There’s no need to panic if hustling bustling city life has completely swept you away either (guilty as charged); arranging your clean can be achieved with as little as 24 hours’ notice – meaning there’s plenty of time for more important tasks. Cocktail hour, anyone? And you can rest easy over that second cosmo; The Organised Cleaning Company also runs identity checks on all staff, so you can have total peace of mind as to who you’re letting into your space. Whatever cleaning service you’re after, The Organised Cleaning Company is sure to exceed those exacting standards efficiently, reliably and ecologically. Contact Matt and the team for a quote, but prepare to queue behind us; we quite fancy the idea of a squeaky clean Fabric Towers… (020 7458 4433; www.organisedcleaning.com; iprefer@organisedcleaning.com) WWW.FABRICMAGAZINE.CO.UK

“I’ve seen the same property advertised by more than one agent. Which one should I go with to be sure of getting the house I want?” There is a simple answer to this question, and that’s to choose the agency that has sold the most properties in the area you’re viewing. This may involve a little bit of work on your behalf: general research and a list of questions that you should ask estate agents – basically just being inquisitive – to find out who performs better and who gets results for their clients. I would definitely recommend that you ask the agents to prove their results, which will undoubtedly give you an indication as to who you SANDFORDS should choose to best meet your needs. I would also recommend taking your research a little bit further – by which I mean simply talking to the locals. People who live and work in the neighbourhood can give an invaluable insight. You will learn an awful lot about an agency and the reputation they hold within the community – a community that you will ultimately become a part of if all goes to plan. I really believe that it says a huge amount about a company if they have a respected name in the area – one that is not just linked with the property business, but with local life and the community as well. Having this information about an agency is vital. If you have evidence that they outperform their local competitors, and you know they are a well-established brand with a community backing, then you can be sure that they will provide the best chance of getting the house you want. Choosing the right agent to help with your property search is, of course, key. It is a complicated affair and a delicate transaction that is reliant on every single one of the many people involved. There is the buyer, the seller, both sets of solicitors, quite often the mortgage broker, the bank manager and their administration department. Then there is the surveyor, and if the property is an apartment, there are the managing agents of the building and their solicitors, too. It is quite a complex web of different REGENTS RESIDENTIAL people! But it is the job of the agent to connect all these people together – from arranging the first viewing and negotiating the price and structure of the deal – so naturally, they are nothing short of crucial. Once these procedures are put in place, the agent will guide the process through towards achieving a completion of the sale that all parties are pleased with. There are so many factors to check and so many possible complications that could arise. That is why a good agent with the required experience, attentiveness to detail, and with the creative ability to resolve problems, if and when they arise, cannot be valued highly enough. We at Regents Residential have always believed that the right person and people within our agency are truly vital factors when it comes to achieving that important goal. Speaking first to the agents will go a long way to help you judge who you would like to choose to kickstart your move. LEGAL EYE A DV E R TO R I A L
“Last Christmas… ...I gave you the kids; this year, they’re staying right here.” Family law solicitor Toby Hales on how to avoid co-parenting clashes this Christmas
T
here’s nothing like Christmas for bringing out the best (and worst) in everyone. Be it buying too many bottles of bubbly or battles over box sets, toy shops, supermarkets and family lawyers alike will all tell you that, at Christmas time, business is booming. Yes that’s right; family lawyers. Unfortunately, the reality for separated families is that opinions on what constitutes as “best” for the children often differ. Christmas is understandably a time of heightened sensitivity, and that can easily translate into conflict over the arrangements for the children: where do they wake up on Christmas morning? Where do they have lunch? One turkey or two? Is it fair to trade Christmas for New Year? Where do the grandparents fit in? Every year, the courts are plagued with emergency hearings for families who cannot resolve their Christmas arrangements. They
are there to assist, but rarely does anything good come out of these disputes, and so often the children themselves become – inevitably – aware of the discord and conflict around them. For these young people, childhood Christmas memories may become more bitter than sweet. HOW CAN THIS BE AVOIDED? A bit of sensitivity, a dash of flexibility, a few drops of common sense and a generous helping of forethought is the best recipe for a happy Christmas dinner. First, it is important to recognise that the issue exists, and may well be very raw for one or both parents after separation. So it is better to pre-empt it than to live in denial. Secondly, everyone involved needs to understand that circumstances change: what is right for a child of five is unlikely to remain so for ten years. Equally, families change: new partners and new children often arrive to complicate the
picture, divide loyalties and create new challenges. No one should ever be afraid to revisit arrangements that no longer fit. There are a number of ways in which childcare plans can be agreed in good time. Family mediators can assist in helping both parents come to understand the reality of parenting after parting, and help to create lines of communication that avoid further distress and finger-pointing. But we all recognise that sitting in a room with your ex may not be everyone’s cup of mulled wine, especially at a time of supposed good cheer. A specialist family solicitor can, therefore, help you think through a parenting plan, and facilitate negotiations in a noncombative way that puts your kids’ needs first. So, while kissing the ex under the mistletoe probably isn’t going to be on the cards this year, a respectful hand shake during handovers shouldn’t be impossible.
