EXECUTIVE SUMMARY How do you build a company that’s different, that’s special? How do you build something worthy and noble? A place where people desire to work? How do you create a culture that is real and filled with enthusiasm for our purpose? Can you create a culture? I think we all want to walk into a company that is filled with gratitude, don’t we? How do you do that? Certainly honesty has to be a part of that, and if I am being honest, I am not exactly sure how to do it. We don’t have some secret management formula or some corporate catchphrase or acronym that we promote (G.R.E.A.T.), I’ve seen a bunch of those in my career and they can feel empty. However, as you read through this update there is a clear indication that we are building something special. I see enthusiasm and love for what we do and who we work with and for. Clearly the performance and growth we are seeing is an indication that we are doing some things right; there is fruit from our efforts. I see fun and a lot of smiling people, and I see really talented folks that are leaning into our company and joining us. Culture is often something you can see and feel but can be difficult to describe. So my conclusion, like many things in life, is to simplify. The answer to my questions above is in the output, it is in what we see, and I think can be boiled down to some of the following: • The type of culture we want can be defined in how well we are treating people, each other and our customers. Are their needs truly our own? • We will know if we are building the right culture based on the people that are attracted to it; talented women and men that embrace and are enthusiastic about what we are building. • We will know if our culture is successful based on our performance. Are we continuing to attract new customers and new partners for our projects? Are they engaging us on opportunities? Do they consider us partners or vendors? All of this leads to growth and healthy financial performance. • Ultimately, do we all treat this company like we own it? We actually do own the company. Partners are invested in it financially and associates are investing their careers in the company. We all invest and own the culture and the look and feel of what we are building. Your investment in choosing our name and our branding is a great testament to that. 6

For me personally, it’s hard to believe all that has happened in the nine months since we transitioned our business. Frankly, it is really hard to communicate the sheer magnitude of it all. Simply listing all of the wins doesn’t do justice to what has happened. We are a completely different place because of all of your hard work, and those thanks span across our entire platform. While many of us were working to capitalize the business; most of you continued the hard work of serving our clients and partners. Because of that effort, we sit today at a place we have never been with a great deal of hope and excitement as we rapidly approach our 10th anniversary. Let me also say, I know that with this type of dynamic change it can be very hard. Our company has shifted, and we are scaling as a much larger platform. That causes disruption, changes in the organization and process; some people will leave and new people will join us. I know at times that can be a stressful environment and it is certainly hard work. However, anything worthy is hard work. It is rarely appreciated if it isn’t. I am always hesitant to quote statistics about ourselves because when we do, we start to sound like everyone else. The communication can easily slide to “chest beating,” and it takes the focus off of our customers and what they need. However, this is a time to stop, reflect, assess and celebrate. To put our growth in the proper context, as you read through these highlights, I would like you to try and think of them as follows: • These are indicators of the health of the organization. • They reflect how hard each of you is working. • They indicate how many customers and capital partners are trusting in our platform. • I hope they generate gratitude versus, “look at us and how great we are.” The trust of our customers, partners and associates is a precious commodity, and one we should not treat lightly. Let’s look at how much we are being trusted: • Our Leasing and Management portfolio has grown by 87 percent since we became Foundry Commercial and we should crack 40 million square feet by the end of the year. • We have added 107 associates since we became Foundry Commercial and are now a platform of 258 people.


• We are closing in on 60 brokers across our company and recruiting more every day. • We broke ground on our first development project as Foundry Commercial and will break ground on our second by the end of the year. • Our Development and Investment teams have underwritten $2 billion dollars’ worth of opportunities across our entire platform, and the integration of D&I and Services has led to over two million square feet in new assignments.

• We continue to grow our church campus business and have a growing national pipeline. • We have a new CFO who has already improved our financial reporting, a new development partner that is one of the most respected names in South Florida (even if he did go to Clemson) and a retail leader that is a trail blazer in the commercial real estate tech world and social media. Finally, as I mentioned above, we re-branded the entire company in an amazingly successful roll-out; one that has far exceeded our expectations, and I hope that you are proud of the look and feel of these efforts. But now comes the hard part, because the marketing side of the branding is out and rolling, what this brand means going forward is about you. How well we serve our clients, our associates and our partners is everything. It will define our brand, good or bad. Every day, whether you acknowledge it or not, you are an ambassador of Foundry Commercial, and how you interact with others sets the tone for how the world views our brand. A daunting responsibility but true nonetheless. It is also an awesome and exciting opportunity as well, because as you will see in the pages of this update, you are an awesome team, and a new story is forming. I am grateful for all you have done and for the journey ahead and hope you are as well.

SUSAN MCGUIRE WINS “WOMEN WHO MEAN BUSINESS” AWARD Below is the submittal for Susan’s nomination

What were your nominee’s primary business accomplishments over the last 12 months? Susan is a partner at Foundry Commercial who leads the Property Management division in Charlotte and guides the Retail Services business for the entire platform. Over the last 12 months, Susan has been instrumental in our extraordinary growth and expansion. Susan is a critical leader within the organization and assists not only with growing and managing the Retail Services business, but with the overall growth and vision of the company as well. As an example, she was a member of the partnership that executed the recent recapitalization of the company and welcoming HQ Capital Real Estate as its new capital partner, after Foundry Commercial executed a management led buyout in September of 2015, spinning off from its former parent company, CNL Financial Group. Shortly after the recapitalization, Susan helped Foundry recruit and onboard 40 new associates from the Charlotte and Raleigh Thalhimer offices and helped implement and manage the company’s rebranding efforts in the Carolinas. There are several moving parts involved with having a new capital partner, a new brand and 40 new associates to integrate into a growing business and Susan has done this with excellence and grace. These changes and growth create exciting opportunities for Foundry, and having Susan as a partner and a leader within the organization helps us maintain our unique culture of caring deeply for our associates, customers and investors and placing their needs before our own while growing our Property Management platform and serving more customers. In addition to these assignments, Susan also oversaw the onboarding of a significant new property management assignment of Water Ridge Office Park, a Class A suburban park located in the Charlotte Airport submarket spanning 843,000 square feet that was acquired by New York Life in December 2015.

Give specifics on business growth over the past 12 months. This can include growth in revenue, workforce, client base, etc. In the past year, Susan oversaw all retail property management business growth and was a part of the leadership team that spearheaded the acquisition of Thalhimer in the Carolinas, which brought on 40 associates and 240 assets, with leasing and management needs for over four million square feet of real estate.

Did she develop any new products or services in the last 12 months? Last year, Susan successfully launched a new business offering for all product types, which is a Consumer/Tenant marketing platform with a dedicated Marketing Manager and team that focus solely on social media, website development, consumer events, tenant relations and new development support campaigns for retail shopping centers. Currently, the program manages 19 social media sites, seven websites and provides numerous signature events, community partnership programs, wellness initiatives and brand development for Foundry Commercial clients, tenants and the communities it serves.

ORLANDO, FL (March 21, 2016) Liberty Investment Properties and WoodSpring Hotels announce the grand opening of WoodSpring Suites Signature Clearwater, a 122-room extended stay hotel located at 15672 Highway 19 N, Clearwater, FL. The new hotel is the first Tampa development from Orlando-based Liberty Investment Properties. WoodSpring Suites Signature Clearwater includes four stories and offers three room types, each of which comes with in-room kitchens, guest laundry facilities and vending. The hotel also includes highspeed wireless Internet, an expanded lobby/gathering space and a fitness center. “We couldn’t be more excited for visitors to the Tampa/St. Pete area to experience this unique product from our partners, WoodSpring Hotels,” said Matthew Downs, vice president of Liberty Investment Properties. “The combination of comfort, convenience and costeffective prices makes WoodSpring Suites Signature Clearwater an ideal choice for extended stay out-of-towners.” Construction on the $8.3 million hotel began in July 2015. ARLINGTON, TX (April 13, 2016) Ideally located at the intersection of State Highway 360 and Interstate 20, the 107-acre property will be developed by Ridge Development to become a 1.6 million square-foot industrial park. “Ultimately, we found that the highest, best use for the site was an industrial development. We have no doubt that the folks at Ridge Development will do an outstanding job repurposing this property for industrial use,� said Matt Messier, SIOR, CCIM and principal of religious and educational services at Foundry Commercial. ORLANDO, FL (May 5, 2016) Georgia-based entertainment company Andretti Indoor Karting & Games has named Foundry Commercial as its project management and owner representation partner for its new Orlando location, located directly behind the convention center on Universal Blvd. Additionally, the commercial real estate company will assist Andretti Indoor Karting & Games with selecting more site locations throughout the Southeast. Andretti, one of the most unique entertainment experiences in Georgia, has built a strong customer base in the Roswell, GA and Marietta, GA markets. Now, the company is expanding to additional cities across the Southeast, and has selected Orlando as its first stop for development. In this blog, written by Paul Ellis, we reflect on the changes that Foundry Commercial underwent in order to become the welcoming and successful company it is today. February 2007 was a long time ago and feels like a galaxy far, far away when we started CNL Commercial Real Estate. When we started the firm, we had 12 partners and more dreams than we had business. We believed that we could build a business in commercial real estate that was different, that stood out and provided the type of service that we believed our clients craved in a world where everyone looked alike and said the same things. Over the years, we have been incredibly fortunate and grateful for the opportunity. We watched the greatest financial reset of our history, we had a partner and friend pass away, the business changed and shifted and yet we continued to thrive thanks to the support of our customers, the hard work of our associates and the support of our sponsor, CNL. Today, we have increased to 240 associates from the original 12. We are serving clients across the Southeast and Texas as well as representing many of our clients across the entire country. We have a full scale development and investment business, and a fund business prepared to partner with our clients and capitalize a pipeline of over $500 million in opportunities. (June 20, 2016) Foundry Commercial, the multi-city commercial real estate firm headquartered in Orlando, announces today the addition of 33-year industry veteran Ford Gibson to its expanding South Florida team. Gibson will lead development and investment activity in South Florida in his new role at Foundry Commercial. Gibson’s decades of leadership and real estate experience growing successful commercial real estate companies and developing notable projects in the greater Miami area has made him one of the most renowned real estate professionals in the Southeast. CREWS COMMERCE CENTER GROUND BREAKING CEREMONY ORLANDO, FL (June 26, 2016) The Crews facility will be a Class A industrial park that will, upon full development, consist of six office/warehouse buildings spanning 739,410 square feet. Strategically positioned at the intersection of the Florida Turnpike and Taft Vineland Road, Crews will allow tenants access to four major roadways (441, 528, Taft Vineland Road and the Florida Turnpike, respectively) and will provide three different points of access; a number that is unprecedented at other competitive developments in the South Orlando submarket. “To qualify as the best site for distribution in Orlando, it’s crucial to have access to major roadways,” said Moses Salcido, principal of development and investment at Foundry Commercial. “Crews Commerce Center will not only provide tenants with the opportunity to travel in any direction with ease, but it will also have the closest access points to all major roadways in the area. FOUNDRY FLASHBACK FRONT PORCH FRIDAY August 28, 2015 Written by Nick McKinney How many sales books, articles and videos have you watched in your lifetime? There are thousands of resources out there to help us get better at selling, and they cover all kinds of topics that range from complex things like psychology and consumer behavior to other more simple topics and tricks of the trade. And while there are oceans of resources available, sometimes you learn from the most unexpected places. When this occurs, it is typically something that strikes you deeply - an event that occurs and you say “wow, that doesn’t happen very often.” These events and “light bulb” moments do not have to be large-scale revelations that would be featured on a TedTalk, but they sure can pack a punch.

This recently happened to our very own Charles Jonas. If you know Charles, you know he is about as smooth and genuine as they come. He is a very good sales person, not to mention a sharp dresser. As good as Charles may be, just last week he was completely blown away and can’t stop talking about what he learned by having a business dinner at The Capital Grille. When Charles arrived at the restaurant, it was busy and there were several people in the foyer area, so he made his way to a corner and waited for the rest of his party to arrive. However, within moments of checking in, a waiter made his way over to Charles, introduced himself and said that he and his partner would be taking care of the dinner party that evening. While a personal welcome from a waiter is rare and impressive, what happened afterward is what was striking. The waiter not only went on to ask Charles how he likes CNL, he asked him about his transition from JLL, etc. Okay, stop for a moment. Let’s recap… a waiter came up to a guest that just arrived at the restaurant, picked Charles out of a crowd, personally welcomed him to the restaurant, shook his hand and asked him about a career move from JLL to CNL. It was easy to glean that this gentleman had done thorough research of who he was going to be waiting on that evening and researched important events of their business career to create connection points and show genuine interest in another human being. I was part of this dinner, and the waiters were fantastic. Several times throughout the evening they showed they were listening to the smallest of details and continued to go above and beyond typical service levels, but it did not stop there. A few days later, Charles received a hand written note in the mail. Charles can’t stop talking about how cool and distinguished this experience was. The simple take-a-ways for all of us would be that research and showing interest in other people is powerful, extremely powerful if presented appropriately (we don’t want to enter into stalker territory). Another lesson is pay attention to the details and follow-up. We can knock the cover off the ball in a presentation, ask the right questions in a meeting, outline the proper strategy for a customer, but if we don’t follow up, the opportunity can vanish or pass us by.

Gwen Glaeser and “The Experience”

The Experience Travels to Florida Gwen Glaeser is a veteran retail broker in our Charlotte office who is very involved in her community. Over the summer she traveled to Florida with her church to perform in downtown Orlando at the Orlando Lutheran Towers, a senior housing facility, that is only a few blocks from the Orlando office. She was traveling with a group of 60 high school students who were touring the Southeast visiting different locations volunteering their time to sing and perform original songs. The group calls themselves “The Experience.” Having Gwen and her church choir down in Orlando was “The Experience” of a lifetime!

THE PRESIDENT VISITS ORLANDO President Obama and Vice President Biden traveled to Orlando on June 16 th to honor those lost in the Pulse nightclub shooting. The pair met privately with victims and their families before visiting the growing public memorial, where they paused to lay 49 white roses in memory of each life taken. The President delivered brief remarks comforting those impacted by the tragedy.

Our Tampa team served at Junior Achievements’ BizTown. JA BizTown is an indoor center that contains a mini city with 23 public and private business. Each business within the center is sponsored by a real local business and displays the authentic logo and the actual marketplace appearance of the sponser bringing the town to life for the students to learn real world skills.

Our South Florida team volunteered at the Ronald McDonald House where they purchased food and prepared lunch for approximately 35 people staying at the house. While they were on-site, one of the guest rooms had a water leak which Gus Pedrayes, the maintenance engineer at Weston Pointe, was able to stop. They also started a donation drive at Sawgrass Lake Center for critically needed items for the house. Items being donated are travel size toiletries, cleaning products and diapers.

They function as the middle man between Walmart, Publix and other large retailers by receiving and divvying up donated foods to various food banks throughout the state. Our team helped sort snack packs and create lunch trays for local area schools.


Our Nashville team volunteered at the Father-Son Bowl. This is a two-day event in Franklin, TN. On day two, the Father-Son Bowl partners with local non-profits like Big Brothers, Tennessee Children’s Home, Open Hearts and others to bring fatherless young boys to play football along side volunteers (like our Foundry staff) .

JACKSONVILLE Our Jacksonville team renovated a house owned by the City Rescue Mission, a Christian ministry which is based in Jacksonville, Florida. The City Rescue Mission exist to transform the lives of the homeless and needy serving them through the love and compassion of Jesus Christ.

RALEIGH Our Raleigh office lent a helping hand with the North Raleigh Ministries thrift store where they hung, tagged and priced clothes, linens and equipment. Over 100 pieces of clothing were hung up and priced/tagged.

Our Dallas team served at The North Texas Food Bank (NTFB). NTFB is a top ranked non-profit relief organization, providing access to more than 170,000 meals each day for hungry children, seniors and families through a network of more than 1,000 programs and 200 partner agencies in Dallas’ 13-county service area.

Our Columbia team served at the City of Columbia Animal Services where we made some new furry friends by loving on some animals who need homes. You can tell by the photo these animals are so happy to have some company.

Our Charlotte team volunteered their first day at Greater Enrichment Program and their second day at Second Harvest Food Bank of Metrolina. The Greater Enrichment Program helps students with science projects and other educational activities.

The final competition was one minute of burpees, two minutes of jumping jacks and finally planking for as long as you can go. Describe your position and what you do on a day to day basis:

What would you change about Foundry or working at Foundry?

I am the Senior Real Estate Manager for Water Ridge Office Park. I’m privileged to oversee the day to day operations and finances of an 850,000 square footage office park set amongst a beautiful park-like setting with miles of walking trails and natural water features.

Absolutely nothing!

How did you find out about Foundry? I worked with Chris Mauth at Lincoln Harris on the Carolinas Healthcare account. Chris then left for a position with Foundry and he would boast (in a good way) about the growth of the company but more importantly constantly raved about how wonderful a company it was to work for. When there was an opportunity, I jumped on it!

What do you love most about working here at Foundry? First, I love the people. I have never felt more welcomed, supported and appreciated. It’s also exciting to be a part of a company that is exploding in growth. 42

What do you do in your spare time outside of work? I love to travel and have been to over 30 countries! It’s an addiction I’m happy to have!

What is a fun fact people may not know about you? I completed two Outward Bounds which are survival/wilderness courses. One was in Colorado/Utah and the other North Carolina. Both were a month long. We whitewater rafted, rock climbed and hiked with a 50 lb pack and didn’t take a shower for a month! While it definitely gave me an appreciation for the outdoors, it also made me step outside my comfort zone and pushed me beyond what I thought were my limits. Having completed the courses I learned I can do anything I put my mind to…and sometimes it feels good to be uncomfortable.


I love being outside and enjoying Florida, I love a good house project and have always been interested in native plants and wildflowers.

What is a fun fact people may not know about you?

I handle the end-user side of Concur including expense report approvals, pay the SBU invoices, and am heavily involved on the commission side from identifying checks to preparing the package for payroll. And answering questions. A whole lotta questions.

I have an identical twin sister named Kelly. And yes, I’m the pretty one. :)

How did you find out about Foundry? I was hired by Gregg Ickes about 10 years ago. That was about 15 years after he appeared on Super Sloppy Double Dare.

What do you do in your spare time outside of work? I love being outside and enjoying Florida. I love a good house project and have always been interested in native plants and wildflowers.

What do you love most about working here at Foundry? The people!
