NO. 2O A five star business location The Museum Quarter is home to some of the world’s best museums and synonymous with culture, haute-couture and superlative dining. It will soon boast one of Amsterdam’s best appointed office spaces as Concertgebouwplein 20 is transformed into a five star business location. A contemporar y exercise in light and space at the heart of a fascinating city.

Monument This presitigious property was erected in 1914 and became the headquarters for the trading company Lindeteves-Stokvis. It was designed in ‘Um-1800’ style by the architect E. Verschuyl; a solid and substantial structure with a rich and ornamental facade. The building is of architectural value and has been designated as a protected Rijksmonument.

State of the art The biggest surprise comes upon entering the building. Here, one encounters a rational structure of meticulously sculpted concrete beams and columns, designed to create storeys that give you both height and light. This construction principle was extremely progressive for its time and became our inspiration as we gave this urban office villa a new life: modern, open and light.

Spacious and light Precisely designed steel window frames, sparkling terrazzo flooring and a bright colour palette have enabled the interior to shine again. By honoring and recovering elements of the original structure, and by bundling the new installations into the spine of the building, we created dividable floor areas. The central staircase offers generous vistas once again while a glazed, translucent ceiling allows daylight to penetrate deep into the building. And the spacious attic floor at the front of the building now acts as a truly unique space.

Sustainability The building will be awarded an Energy A-label, a significant upgrade from its previous G status. This is due to a number of investments and changes: • Facade insulation • Application of energy-efficient lighting • Application of HR++ glazing • Additional roof insulation • Application of heat pump with heat/cold storage

Parking No need to worr y about parking. Directors and visitors have access to a private parking area directly in front of the entrance. And there is further parking availability in the immediate vicinity. For instance, the Q-Park beneath Museumplein has 600 parking spaces.

Technical information 57


Installations Heating/cooling The building is equipped with a sustainable warm and cold storage system. The heating and cooling of the office space is delivered by means of a climate ceiling. The desired room temperature is adjustable by means of a wireless thermostat in each space. The heating and cooling of the common areas is delivered by a floor heating/cooling system. The summer time temperature during working hours will be Comfort Class A in line with the NEN – EN – ISO 7730.

Ventilation The building will feature a comprehensive air management system with heat retention and steam moisturising. The pre-treated air is introduced via ‘invisible’ grilles and channels. Each floor will have an adjustable valve for shutting-off or regulating the ventilation. In essence, this valve is managed automatically via an adjustable timer which also features an overtime setting. Each grid section is equipped with an ‘invisible’ ceiling outlet. This results in each unit having an outlet when the walls are placed under the grids. 58

For the office areas this is based on 40 people occupying the ground floor, 50 people for each of the 1st, 2nd and 3rd floors, and 60 people on the 4th floor.

Building Management System The building is equipped with a Building Management System (BMS) for the regulation and display of the following functions: • Heating/cooling • Lighting • Blinds The BMS is an open and programmable system that clients can adjust in line with their wishes, using touchscreen panels.

Lighting (and regulation) The offices are equipped with energy-efficient lighting, with at least three lighting groups per floor for switching on/off and dimming. Adjustments to the lighting are made via touch panels at the entrance to the relevant floor or in the reception area. Adjustments to the lighting in the common areas will be made via a touch panel by the reception desk. The ground floor to the 3rd floor are pre-prepared for the eventual use of a movement sensor (per unit) for lighting purposes. Technical and sanitary areas will be lit via movement sensors that cannot be overruled. The fitted lighting installation conforms with NEN – EN 12464: • 500 lux for common areas and office spaces • 300 lux for corridors • 200 lux for sanitary and technical areas The building is equipped with escape route security in the form of emergency lighting and exit signs.

Electricity provision The site is equipped with an electricity sub-station (400kVA trafo). Each floor is equipped with a sub-unit that can be fitted with an energy meter.

Electricity supply (220V)/Data • General sockets have been fitted for cleaning purposes. • Use of work spaces is based on one work space per 10 m2, equipped with four general sockets (built into the wall), two double-data connections (with false seals) which are fitted within an integrated cable inlay, built into the wall. • T he routing has been set up so that third-party CAT6a or higher cabling can be routed to a computer area yet to be located. • Ground sockets are equipped with a minimum of 4x230V and 8 data connections (false).

• Future kitchen areas are enabled with connections for dishwasher, coffee machine, water cooker, microwave, boiler and fridge. • Switchable wall sockets have been placed in the facade of the forecourt and in the carport.

CAI installation The building is equipped with a CAI connection on the ground floor. From the area where the signal enters, a cable route has been set up to route the signal to a central point on each of the above floors.

Alarm system MIVA toilet The toilet for disabled people is fitted with an MIVA alarm system.

Fire alarm and evacuation installation The building is equipped with a non-automatic smoke alarm and evacuation warning system (slow whoops).

Security and entry control The building is equipped with a combined entry control and burglar alarm system incorporating the following features: • Shell protection • Motion sensor on each floor • Entry control via security pass system • CCTV system with cameras on the exterior facade and in the central corridors • Intercom system

Elevator The building is equipped with an energy efficient lift with capacity for 13 people (1,000kg).

Reception A central reception desk van be sited on the entrance floor. In this area are located all panels for control of common building installations.

Intercom The exterior doors and main entrance are operated via a videophone at the reception desk.

Architectural Facade attachments Where grid partitions are present, a walljack can also be realized on the facade. Remember to bear in mind the presence of opening parts if you make any attachments or changes to the facade. Blinds are operated centrally and do not interfere with the above. Tenants have the option of fitting tinted window foils to the inside themselves.

Ceiling connections The grid pattern specifically provides for ceiling connections. Depending on the type of wall, there is a framework strong enough to support any wall attachments. The climate-control ceiling itself is air- and sound-insulated. So, depending on the demands for space division above the ceiling, no further measures need to be taken. Alternatively, above the grid partition, an extra division can be placed so that sound is blocked by the ceiling.

Column connections Bear in mind the reinforced steel core and the architectural style.

Floor Extra walls can be placed anywhere on the floor areas. However, the reinforced core may limit plugs or drilling. The 3rd floor will be a raised computer floor. Here one has to bear in mind, as with a ceiling, the possible placement of partitions to reduce noise.

Finishing Hall Floors: Terrazzo. Cantilevered glass balustrade and sandblasted glass stairs. Fully glazed balustrades. Walls: Plastered walls (also on the facade), smoothly finished and painted. Stainless steel window frames and glass. Stuccoed and painted walls. Ceilings: Plastered ceiling. Fully smoothed and painted.

Office Areas Floors: All office flooring to be finished by the tenant. Ground floor, Upper Ground floor, 1st floor, 2nd floor: Floating double fermacell plate reduces contact noise. 3rd floor: Computer floor 40mm. 4th floor: Power floated concrete floor. Walls: Plastered walls (also the facades), smooth finish and paintwork. Stainless steel lower facade. Teak window frames, with two windows to be opened per unit, integrated with the facade. High quality glass to block heat and noise. Columns: Stuccoed and painted. Ceilings: Perforated metal and powder coated. Corridors and coves with metal powder coating.

Corridors Floors: Terrazzo on concrete floor. Walls: Plastered plates, finished and painted, and/or chalksandstone, stuccoed and painted. Ceilings: Plastered, smoothly stuccoed and painted. Inspection opening in maintenance cupboard only.

Toilets Floors: Terrazzo. Walls: Portugese limestone paneling, and the above sections stuccoed and painted. Mirror wall in entrance area. Ceilings: Plastered, smoothly stuccoed and painted.
