We understand that managing a second home can be time consuming and have therefore established a dedicated concierge team at The Lakes, to assist you with all of your service requirements. The Lakes team will cater for all your ownership needs, from managing deliveries in your absence, housekeeping or nanny services, to turning on your heating and stocking your fridge prior to your arrival. If you would like a personal chef for the weekend, to book dinner at a local restaurant or simply have a spa massage on the deck of your home, it can be arranged. Our aim is to enable you and your family to do as much, or as little, as you want during your time at The Lakes.



PLAYGROUND FOR ALL SEASONS At The Lakes, each activity has been allocated its own part of the estate, albeit heavily shielded to ensure minimum disturbance on the natural landscape. There are over 15km of lakeside walkways, treks, nature trailsand cycling routes all within the estate. We like to think that you are never too old to learn something new, whether it be windsurfing, fishing, sailing or even how to put up a tepee. YOO DESIGN STUDIO

The renowned interior designer Kelly Hoppen MBE joined yoo in 2009 to form Kelly Hoppen for yoo. The first collaboration was at the luxury secondhome development, The Lakes by yoo, in England’s idyllic Cotswolds. Hoppen is the author of a series of best-selling books, and the name behind a brand that is synonymous with a globally recognised, and highly liveable, luxury style. Kelly’s design credentials include houses, apartments, yachts, ski chalets, spas and gyms, hotels and numerous corporate spaces, private jets as well as the interiors for British Airway’s first class cabins.

Jade Jagger and her design partner, architect Tom Bartlett, joined forces with yoo to launch Jade Jagger for yoo in 2004. The pair first worked together during Jade’s time as Creative Director at the royal jeweller Garrard, to design the London flagship store. After setting up her own jewellery brand, Jade expanded into fashion and music with the creation of Jezebel, a street chic music and clothing lifestyle brand. Jagger’s skill as an interior designer is in her determination to make comfortable and functional spaceswith a touch of boho-chic.

yoo Design Studio was established in 1999 to help in the realisation of the ideas of yoo’s star designers, providing what Head of Design Mark Davison calls “the glue between the designers and the developer”. Over time, this diverse and extremely talented group of designers and architects has further developed its identity, with unique design intelligence that could only come from working with the world’s best. With a flexible approach to design and a strong appreciation for the local culture and custom, yoo Design Studio continues to inspire with residential and hotel interiors, and architectural projects around the world.



A SANCTUARY OF RELAXATION The Orchard Spa at The Lakes provides a sanctuary of wellness and relaxation, with a wide range of treatments, complete with qualified instructors to guide and inform. In addition to a 20m indoor pool finished in Prussian blue mosaic tiles, facilities include a separate children’s pool, steam room, sauna and fully equipped gym. The gym and treatment rooms are complemented by the large club room where residents can settle by the fire, enjoy a game of pool and have a drink overlooking the stunning orchard and arboretum.


FUTURE DEVELOPMENT Inspired by agricultural style buildings and architecture, The Lakes have designed two different types of ‘rural lofts or barns’. Using natural Cotswold stone roof tiles and green oak, these traditional style contemporary homes, complete with outdoor pools are surrounded by the estate’s lush woodland offering total privacy. In addition to the residential element of the estate, we are hard at work developing new facilities to ensure your continued enjoyment of The Lakes. Currently we are working on plans for a river hut, a two-acre vineyard for The Lakes’ own sparkling wines, an area for wild deer, indoor kids hut, honey bees and an organicic herb garden. Plans are underway to develop the farm buildings at the sailing club lake to create a restaurant, farm shop and accommodation.




SURROUNDED BY NATURE The Lakes is home to an astonishing range of wildlife, including many rarities. It harbours internationally significant populations of thousands of overwintering water birds, as well as occasional visits from very rare birds such as Bittern and Great Northern Diver. In spring, you can hear the beautiful song of nesting Nightingales and see the 'tropical flypast' of our resident Kingfishers. “We have discovered so many interesting species here: mature Smooth-leaved Elms, a tree almost extinct in the UK, were recently found on the islands in Bowmoor Lake, and every year we are learning more and more about the rich and varied natural history of the Estate. This information forms the basis of our Ecology Club where you can come and learn about conservation, biodiversity research and even management of the land, open to all ages, all of which we invest in and care about, as stewards of the countryside.“ Ben Pollard, Landscape & Ecology Manager at The Lakes


ON OUR DOORSTEP The local community are integral to the fabric of rural life and this is no different at The Lakes, where we collaborate with the very best suppliers. Farmers' markets and organic producers can be found right on our doorstep and the local cheeses are particularly famous, specifically the Cerney Pyramid (a Gold medal winner, full fat goat’s milk cheese) and Simon Weaver’s Cotswold Brie. Home made pies and ready made dishes, cakes and puddings can be delivered straight to your door and locally produced organic apple juice is available to buy from Benson’s Farm which can be delivered by the case. Trout and smoked fish products are available in nearby Northleach, where Col Valley Smokery still uses bespoke traditional methods and brick kilns and supplies top retailers including Harrods. Of course we also have our own smokery near the fishing hut.




LOCAL SPECIALISTS The nearest farm shop, and one of the areas best butchers is called Foxbury, just north of The Lakes. Daylesford Organic, a few miles away, specialises in everything that is fresh, seasonal, local and organic; handmade cheeses, bread, pastries, chef’s dishes and kitchen garden produce, whilst their Bamford Barn sells luxurious homeware and contemporary clothing. Cotswold Woollen Weavers in Filkins have their own looms producing traditional tweeds – suits, jackets, and hats in bespoke colourways, with a garden and cafe attached. Their quality is renowned and Olga Polizzi, sister of Rocco Forte uses them to supply blankets for her hotels. Antiques hunting will take you right across the country, though some of the best dealers are concentrated in Burford and Stow on the Wold. Visit Cirencester for traditional crafts including glass blowing, pottery, and one of the Cotswolds' oldest saddle makers, Sydney Free. Local pubs within walking distance include The Swan at Southrop. Look out for Richard and Emma Keene’s Cotswold Premium Lager, sold by the keg to a handful of local pubs. Like most of the fantastic local produce here, the Keenes like to keep their lager seasonal – wheat beer in the spring and a darker ale for the winter months.
