Yes, for the 7 north facing ground floor apartments that front onto Cormorant Way & Lapwing Avenue.

5. What are the allocated car spaces, visitors parking and storage cages?

Allocated car spaces: 1 Bed – 1 Car Space 2 Bed – 1 Car Space 3 Bed – 2 Car Spaces A limited number of 2 bed apartments also have 2 allocated car spaces.

There are 31 visitor parking spots and each apartment will have a storage cage in the basement.

There is a garbage chute in each lobby. There will be dedicated chutes for both general and recycled waste. Household organics waste will need to be taken directly to the organics waste bins in the basement level.

7. Where are the letterboxes located?

Letterboxes are located at the entry to all lobbies (externally).

8. What is the size of the floor tiles in the bathrooms?

Typically all schemes use 300mm x 300mm floor tiles in bathrooms.

General floor tiles in the apartments are either 300 x 600mm or 600 x 600mm, depending on the selected scheme.

9. Are the range hoods externally ducted?

Yes. Rangehoods are ducted with filtered external exhaust reticulated through the façade of the balcony (a vent is located above the sliding doors facing the balcony).

Yes, as a purchaser upgrade/variation.

14. Are the windows tinted?

No. However all windows have high performance glazing. This will assist the apartment to retain heat during winter and insulate against higher temperatures during summer.

15. How is access to each apartment managed?

Swipe access will allow residents to gain access to their level only. Swipe access is also granted to both basement level and the communal outdoor and pool areas.

16. Will investors have access to the facilities?

No. If you are renting the apartment to a tenant, they will have access to the facilities, not the purchaser.

17. How do guests gain access?

There are intercoms located at each street entrance lobby. Access via intercom will allow visitors to enter and travel to the level of the person they are visiting. There is a further intercom located at the entry to the basement car park allowing visitors to park in allocated visitor parking within the basement.

18. What are the rates?

Wires, ducts, and condensers are located on common property. However, the usage costs and individual lot air conditioning (meaning the fan coil unit which pumps the AC) is owned by the individual. The individual is obligated to maintain all AC plant that services their apartment. Communal AC is the responsibility of the body corporate. Please refer purchasers to clause 35 of the by-laws for further information.

21. How is each apartment insulated acoustically from each neighbour?

Insulation is provided to each apartment on all common walls. Acoustic engineers have completed a noise impact assessment and all apartments are to comply with the recommendations for acoustic insulation.

22. What are the energy ratings?

Frasers Property Australia are targeting 4-star green star and will also achieve the required NATHERS and BASIX requirements.

23. Is Airbnb allowed?

Purchasers should be directed to short term accommodation legislation for controls.

There is an access control system installed throughout the building, which requires residents to have a card to access (main building entry points, access to carpark, communal outdoor areas and lifts). Individual apartments have key locks as standard though purchasers can opt to purchase the smart door lock as an upgrade.

If residents lose their swipe card they would need a neighbour to help get them to their level. They can contact building management for a spare also.

37. Do any of the apartments have a breakfast bar?
