So, what’s outside the door? A beach reserve, walking tracks at Mauao, summer events at Main Beach, great dining along the beachside café strip and Palm Beach Plaza & Fashion Island for some retail therapy. Our quest for the ‘ultimate beach house’ has seen us team with some of New Zealand’s leading architects to bring shared skills and passions together at Coast. The result of this collaboration will see a community evolve that will set the benchmark for future residential architecture and lifestyle delivery. Nature guided our choices when it came to materials, colours and form. This has produced homes that are as much a pleasure to ‘look at’ as to ‘live in’. Driftwood with its soft silvery greys is emulated in timbers and exterior paint shades. The colours of sand - wet and dry, of shells, of rocks at the waters edge and dune grasses have all lent their natural textures, hues and tonal rhythms to Coast. Our design intent is for Coast to be a part of the landscape, not an imposition… homes harmonious with their natural setting, reflecting the essence of what it means to live beside the sea.

HOMESTYLE When it comes to architecture, New Zealand has some of the best in the world and Coast will be no exception. Taking inspiration from far afield - such as the USA (the Californian), Europe (the Formal) and Japan (the Zen) there is also local inspiration for the Riverine and Contemporary coming from New Zealand’s ‘bach’ (or ‘crib’ if you are from the South Island) dwellings. For those to whom this word is unfamiliar, baches were originally modest holiday homes or beach houses. They are an iconic part of New Zealand history and culture and in the middle of the 20th century, they symbolised the beach holiday lifestyle that was becoming more accessible to the middle class. In recent times they have been replaced by the modern ‘holiday house’ which is more substantial, more expensive (reflecting increasing affluence), professionally built and vastly increasing coastal land values. Our 21st century take on the traditional bach feature raked timber rooflines, a combination of materials such as timber/stone/render for exterior finishes, deep sheltering eaves and extensive use of glass as often as possible floor to ceiling – to enrich the facades of these brilliant new residences. With encircling decks and patios, a virtually seamless interaction with their gardens, pools, level lawns and landscaping, these homes enjoy an easy flow between their striking exteriors and their luxurious interiors. Our architectural team includes some very esteemed names: Andrew Anderson (PTW Architects) for the Formal and Riverine; Aaron Sills (Sills van Bohemen Architecture) for the Contemporary; Jorgen Fransden (Ambienti Architects) for the Californian, and David Page (Architecture Page Henderson) for the Zen. Through the combined talents of the team involved in Coast, the promise of fine living is achieved.

UNIQUE ASPECTS Coast homes are unique, designed exclusively for this location alone. They won’t be found repeated elsewhere and their design aspects are innovative, bold and sympathetic to the coastal environment in which they sit. Each home has its own particular character reflected in the architecture, exterior detailing, colour schemes and integrated landscaping themes. Whereas the Formal house takes inspiration from classic architectural traditions, the Californian and Contemporary refer to post-war modernism and Asian influences respectively. Timber is widely used for texture, form and colour as well as the practical applications of climate control such as in shutters, louvres and pergolas.
MATERIALS Indonesian and Kati Kati stone, Limestone, Schist and Cedar timber battens are just a few of the exotic exterior materials used throughout. Footpaths feature exposed aggregate and Karri timber sleepers. Kwila and Green Heart timber have been chosen to create the handsome decking and walkways. Vertical Cedar weatherboard and bagged block are used to clad exterior walls. Floor to ceiling joinery, doors and glazing adds a feeling of space and height to the free flowing interior spaces. Kitchens are integrated zones of sleek minimalism. Some homes have double height atriums and staircases are design statements in themselves. Stone clad feature fireplace walls add a sense of rusticity and warmth, juxtaposing perfectly against the simplicity of the spaces they inhabit. Quality materials, attention to design detail and build excellence bring these elements and ideas together, creating homes of distinction.

INTERIORS The most striking feature you will immediately notice once inside a Coast home is its sense of light and space. They also have an immediate physical and visual connection with their outdoor entertaining areas and gardens beyond. This has been a special consideration in the approach taken when designing the floorplans and the choices of specific materials and colours. DETAILS At Coast every part of your home is considered special. Carpets are thick and luxurious while all tiled areas have underfloor heating. Kitchens and bathrooms are dressed in the best European and local designer accessories from Miele, F&P, Duravit and Kludi Bozz. Windows and doors are double glazed with extra warmth and ambience provided courtesy of cosy Jetmaster fireplaces. Your home audio is prewired to the living area and there is HDMI cabling for TV and the home hub system. Fire detection is linked via hard wiring to the seucrity alarm. Stone benchtops and tiling have such intoxicating names as New Diamond White, Nova Blue, Ginger and Calcutta, Rock White, Silver Crown, Ameron Black, Tigris Sand, Blanco Zeuss and Alpine White not to mention Cafés Neve, Molka and Ice Matte. Timbers come in White Oak, Walnut and Oak. The only difficult part about living at Coast is deciding ‘which one is you’.

Get amongst the colour and movement at regular events like the Easter Jazz Festival and bi-annual arts and garden festivals.
a change of pace On the horizon you can see a couple of game fishing boats heading out after marlin. Tonight you’ll be entertained at a jazz festival, tomorrow its off to the Polynesian Spa at Roturua for a special indulgence. The weekend brings another surf carnival on Saturday while Sunday is a trip to the award winning Mills Reef Winery at Bethlehem for lunch and stocking up the cellar.
