Up front MARKET INSIGHT
A few proud words
You probably saw in the news recently that Australia’s population is now more than 25 million. Every 83 seconds another new Australian calls this magnificent country home, making our growth rate well above the global average. While Australia’s surging population growth helps underpin a robust property market, it also means that we have to plan carefully how we house everyone. The hard fact is that the quarter acre block in a capital city is no longer a practical or affordable option for most people. That’s why, at Frasers Property Australia, we’re focused on creating homes and communities that cater for a broad range of people - from first home buyers, to expanding families, to downsizers - with the highest levels of liveability and amenity. In practical terms this means designing and delivering quality housing options, shared open spaces and parks, town centres, community spaces and transport links. In short, places that work for the people that live there. Places they can be proud of calling home. All of the above needs careful planning and coordination with local, state, and federal authorities so that critical infrastructure is 4

delivered to meet the needs of our city’s growing populations. This coordination can be complex but its success means that people can set down roots in healthy, happy communities. This, in a nutshell, drives everything we do. Even after 94 years of creating homes for Australians, we love to see the excitement and anticipation that comes from buying property and fulfilling a hard-worked-for dream. That’s why we say: live proud. You’ve earned it.

So, where did the idea for Live proud come from? Emily: Live proud is the culmination of a lot of work over the last few years as we aligned the Frasers Property business as closely as possible to the needs of our customers. This started with really understanding what it is that drives and motivates them. Essentially, it all boils down to feeling confident and proud that the decisions you’ve made and the hard work you’ve put into life is paying off.
IT’S LED US TO REDEFINE THE WAY WE THINK ABOUT DESIGN QUALITY, COMMUNITY DEVELOPMENT AND THE WELLBEING OF OUR CUSTOMERS.
Anthony: Creating communities and homes that allow people to build a life they can be proud of is a huge responsibility for all of us here at Frasers Property, and also Anthony: Buying a home is the a great opportunity we don’t take biggest purchase decision most people make in their lives, and it’s for granted. Why is recognising people’s sense of achievement in owning a property so important these days?
Emily: Gardner Joe is probably one of my favourites. Joe and his family moved into Baldivis Grove in 2016. He enquired about a potential area that he could use to cultivate a vegetable garden and while there was no space free at the time, the team kept an eye open. When something became available they jumped at it, helped to fence the site, serviced it with irrigation and decked it out with a Can you give us an example sea container. Emily: Buying a property is one of the biggest moments and milestones in a person’s life and it’s not easy! So we think it’s important to acknowledge that - as often it

comes with a great deal of hard work and sacrifice. There will always be rational factors that are important when buying a property - price, location, inclusions - but that sense of achievement and pride and knowing you’ve done ok... that’s what we believe deserves celebration. Anthony: We’re talking about one of the most emotional and lifechanging decisions people can make. It can be challenging and difficult and it represents a huge amount of hard work, dedication and sacrifice. But more often than not, it’s hugely rewarding. At Frasers, we think that the place people choose to call home actually says a lot about who they are and what they’ve achieved in life. We believe our success as a business will be defined by our customers experiencing pride in their home and their community, knowing that their decision has allowed them to provide a better life for the people they love.

LIKE NEVER BEFORE
PROPERTY THE AUSSIE BACKYARD LIKE NEVER BEFORE
I
n the prosperous decades following the Second World War, a Great Australian Dream took hold in the nation’s collective consciousness. It meant a home of your own on a quarter acre block and a brand new car in the driveway. The dream became a reality for millions of Australians as capital cities across the country swelled with new people and the homes they built to live in. But it wasn’t all good news. Large homes on large blocks meant constant outward pressure on the urban fringe, pushing Australia’s cities to become among the largest and least densely settled in the world. The twin penalties of rising infrastructure costs and skyrocketing land prices dramatically reshaped the housing market, ushering in an era of smarter, denser, less car-dependant developments with better access to local services and shared public spaces. Like all things in life, the Great Australian Dream has evolved. Today, the dream is less about the big house and the quarter acre block and more about the culture, lifestyle, and strong sense of community that comes with living in social urban villages. Barrie Seppings, Director of Creative Strategy at real estate branding agency WordSearch Australia, says that this evolution is long

past due and for too long Australians have been overcapitalising in underperforming homes. “Media reports are rife with stories of generations of people who’ll never own a home. But we’ve kind of done that to ourselves because we’ve made our homes too big, too expensive, too unwieldy. They’re hard to maintain. Hard to get to. Hard to live in,” says Seppings. “When you look at a home as a machine for living, this ‘bigger-is-better’ approach has failed us.” Simone Dyer, Deputy Development Director of Frasers Property, thinks that one of the biggest changes has been the rethinking of the Australian backyard as a private enclave that requires weekly maintenance and mowing, to amenity-rich shared open space belonging to the community. Landscaped gardens, barbecue areas, pitches for playing cricket or kicking the football, shaded nooks for picnics, even ‘eat streets’ and urban piazzas filled with shops, cafes and local restaurants are becoming both the new normal and the new backyard for homebuyers. “Now that we’ve moved into denser urban form in cities and neighbourhoods across the country, the public domain substitutes for the backyard. It brings people out of their homes and is a lot more social and connected and vibrant as a result,” Dyer says. 14
Summer Edition | Live proud
PROPERTY THE AUSSIE BACKYARD LIKE NEVER BEFORE
Fostering social connection and creating healthy communities is fundamental to the Frasers Property approach. “It’s all about resetting the experience from urban sprawl and social isolation to village living that encourages connection and a stronger sense of wellbeing,” Dyer explains. On the company’s Ed.Square project in Sydney’s south west, a vibrant town centre is the focal point for this popular development. Susanne Pini, Director of Retail and Mixed Use at global architecture and construction engineering firm HDR, thinks that the Great Australian Dream of today is intrinsically tied to the existence and quality of local amenity. “To me, it’s all about having parts of culture that I want - cafes, restaurants, things that I need - at my front door. Things that make a difference to my life every day,” Pini says. “This notion that new communities are sometimes seen as dormitory suburbs with all the ‘good stuff’ happening elsewhere is not a healthy way to build strong, social and connected communities.” One thing’s for sure: even as urban design and urban living evolves to meet the needs and challenges of the twenty-first century, the Great Australian Dream of home ownership still unites and excites us. There may be fewer big backyards to go around, but the level of imagination and thoughtfulness that’s going into public space design will be the envy of the world.

THE NEW FRONTIER OF A PA RT M E N T LIVING Words: Oscar Hammond
Encompass, Carlton, VIC
The appeal of apartment living has struck a chord with a new generation of adults looking to live, buy or raise a family in their own homes. As one of these ‘new adults’, I find comfort in the convenience and closeness of an apartment.
16
Summer Edition | Live proud
O
ften, I find myself standing at the window of my corner flat on Chapel Street, Prahran just watching the world go by and feeling at ease knowing there’s hundreds of things happening around me. I can get lost wondering what the story of each person on the street is, or wondering how the people around me are living. There’s so much life and energy all around that it becomes easy to find myself immersed in this new take on the ‘Great Australian Dream’. Critics of apartment living will lament the loss of the backyard and the loss of weekends spent mowing the lawns, but I don’t see that. My ‘Great Australian Dream’ makes the city my lawn and everyone my neighbour. As this ‘Great Australian Dream’ is being redefined, a new movement is emerging that has this fresh cohort of Australians reversing the old desire to move into big houses in the outer suburbs. This inward migration is highlighting a new phenomenon where people are rewriting the notion of the Australian Dream and rejecting the idea of moving well out of city limits to a more affordable life - instead choosing apartment living in highly developed communities close to town.
17
This in turn has created a new market for highly desirable multiple configuration apartment choices where the idea of new frontiers and ideal family life has changed to one of convenience, manageability and belonging. More interestingly, this shift in the public consciousness isn’t only one of necessity, but also one of want. It seems the new norm is to live where a more energetic version of life is happening as we strive to connect with people and with street level things around us.
new again as people take the aspects of suburban life that are so appealing and transpose them into new environments. Having friends a block away, walking to school, and going over to the neighbours for a barbecue exemplify the parts of the Australian Dream that people still want to hold on to. This transformation is further accentuated by a changing population, whether it’s young people growing used to smaller living spaces or immigration bringing in new Australians with different cultural norms, it’s becoming clear that the tides of public opinion are changing.
Couple that feeling with the sheer convenience of apartment living and the result is an undeniable shift from big backyards and white Looking at our close neighbours picket fences to trendy apartments in Asia where this kind of living is normal, we can see populations in urban areas. thriving in close quarters, where Of course, the urban life will never community stands head and be for everybody, and there’s shoulders above other needs as the nothing wrong with that. million, in a country roughly the same size. Despite this, they make it work. In fact, they thrive on community spirit and belonging, with parks commonly filled to the brim with people socialising and exercising, and markets filled with friendly banter. The kids refer to family friends as ‘Uncle’ or ‘Aunty’ and apartments are filled with guests, day in and day out. This kind of community development has grown out of the power of high-density living where people opt to spend their leisure time in and around their dwellings. This appears to be where Australia is headed as apartment living continues to grow beyond that of traditional house and land and the new order of Australians happily accept a more intense and collective way to live.
is to be Australian has changed. Young people and new Australians are making up the bulk of the workforce and the bulk of the emerging population. These people could well be the future of Australia and they seem to prefer apartments. As of 2017, apartments only made up 21% and 12% of all dwellings in NSW and VIC respectively, yet the amount of young people up to age 14 calling apartments home continues to increase. One thing stopping families and older generations from joining their younger and new Australians is the more old fashioned bias towards commission flats and towering uninspired steel structures. But this too is changing.
Property developers like Frasers Property are identifying that apartment buildings should be Where Australians once met apartment living with community hubs with mixed use spaces for people to live and thrive apprehension or confusion, we’re now meeting the idea with renewed together, instead of blocks of rooms to hold the maximum amount interest and appreciation. of people. ALL YOU H AV E TO DO
is move A new way of living life and getting active Words: Natasha Roberton
As Jane Flemming stood on the winners’ podium collecting Gold at the 1990 Auckland Commonwealth Games, having achieved the Australian and Commonwealth Games record in her signature Heptathlon event, she never dreamed that almost 30 years later, that record wouldn’t be beaten. But perhaps even more surprisingly, she wouldn’t have imagined that she would be at the forefront of a movement that is improving the health and wellbeing of tens of thousands of Australians. The much loved two-time Olympian, along with former advertising guru Amanda King founded the free outdoor health and fitness program Live Live Get Active, and as a formidable team, they’re serious about helping Australians to feel fitter, healthier and happier.

ccording to Live Life Get Active, over 56% of Australians are either overweight or obese; a condition that can lead to health issues such as diabetes, heart disease, and depression. With the twin supports of exercise and good nutrition, thousands of Australians have benefited from the program, improving their fitness levels, losing weight, and making new friends. This last benefit is now the most important goal for Live Life Get Active, says Flemming. “We started more as an anti-obesity initiative, but these days it’s more about us building community and social connectedness. We’ve realised that that feeling of isolation, of not being connected or not belonging, is a precursor of so many other health issues.” The importance of community to individual health and wellbeing lies at the heart of Frasers Property’s development approach. So much so, that the company sponsors free Live Life Get Active classes at 22 of its residential communities. More than 7,700 residents take part in the program and the results have been truly inspiring: 5.8 tonnes of weight loss since the program’s inception and almost 73 metres of total waist circumference lost.
24
Summer Edition | Live proud
For Live Life Get Active personal trainer, Maria Tiems, the program has been nothing short of transformative. “I initially got involved as a participant just over four years ago when the first camp launched in the Blacktown area. I was obese but was too embarrassed to join a gym and couldn’t afford a personal trainer, so this program provided me with the perfect opportunity to be active and fall in love with training again. It was free, and I could work out at my own pace without fear of intimidation. It changed my life completely. Last year, I completed my Cert III & IV in Fitness with the goal of becoming a trainer for Live Life Get Active, so here I am today. I am extremely passionate about this program; I believe in it because I know it works,” Tiems says. As far as Jane Flemming’s goal for the program to create a fun, active way for residents to meet and socialise within their

neighbourhoods, Tiems says the social aspect is “probably one of the biggest impacts” she’s seen in her community. “Some members swap recipes, go shopping and have coffee after training, go to movies together, attend birthday parties, and so on. The increase in members’ fitness, confidence and wellbeing as a result of this program is fantastic to see.” Live Life Get Active camps include boxing, Cross Active, yoga and Walk2Run, and are run by qualified, professional trainers.
