You probably saw in the news recently that Australia’s population is now more than 25 million. So, where did the idea for Live proud come from? Emily: Live proud is the culmination of a lot of work over the last few years as we aligned the Frasers Property business as closely as possible to the needs of our customers. This started with really understanding what it is that drives and motivates them. Essentially, it all boils down to feeling confident and proud that the decisions you’ve made and the hard work you’ve put into life is paying off.

It can be challenging and difficult and it represents a huge amount of hard work, dedication and sacrifice. But more often than not, it’s hugely rewarding. I

n the prosperous decades following the Second World War, a Great Australian Dream took hold in the nation’s collective consciousness. It meant a home of your own on a quarter acre block and a brand new car in the driveway. The dream became a reality for millions of Australians as capital cities across the country swelled with new people and the homes they built to live in. But it wasn’t all good news. Large homes on large blocks meant constant outward pressure on the urban fringe, pushing Australia’s cities to become among the largest and least densely settled in the world. The twin penalties of rising infrastructure costs and skyrocketing land prices dramatically reshaped the housing market, ushering in an era of smarter, denser, less car-dependant developments with better access to local services and shared public spaces. Like all things in life, the Great Australian Dream has evolved. Today, the dream is less about the big house and the quarter acre block and more about the culture, lifestyle, and strong sense of community that comes with living in social urban villages. Barrie Seppings, Director of Creative Strategy at real estate branding agency WordSearch Australia, says that this evolution is long Live proud | Summer Edition

past due and for too long Australians have been overcapitalising in underperforming homes. “Media reports are rife with stories of generations of people who’ll never own a home. But we’ve kind of done that to ourselves because we’ve made our homes too big, too expensive, too unwieldy. They’re hard to maintain. Hard to get to. Hard to live in,” says Seppings. “When you look at a home as a machine for living, this ‘bigger-is-better’ approach has failed us.” Simone Dyer, Deputy Development Director of Frasers Property, thinks that one of the biggest changes has been the rethinking of the Australian backyard as a private enclave that requires weekly maintenance and mowing, to amenity-rich shared open space belonging to the community. Landscaped gardens, barbecue areas, pitches for playing cricket or kicking the football, shaded nooks for picnics, even ‘eat streets’ and urban piazzas filled with shops, cafes and local restaurants are becoming both the new normal and the new backyard for homebuyers. “Now that we’ve moved into denser urban form in cities and neighbourhoods across the country, the public domain substitutes for the backyard. It brings people out of their homes and is a lot more social and connected and vibrant as a result,” Dyer says. 14

Fostering social connection and creating healthy communities is fundamental to the Frasers Property approach. “It’s all about resetting the experience from urban sprawl and social isolation to village living that encourages connection and a stronger sense of wellbeing,” Dyer explains. On the company’s Ed.Square project in Sydney’s south west, a vibrant town centre is the focal point for this popular development. Susanne Pini, Director of Retail and Mixed Use at global architecture and construction engineering firm HDR, thinks that the Great Australian Dream of today is intrinsically tied to the existence and quality of local amenity. “To me, it’s all about having parts of culture that I want - cafes, restaurants, things that I need - at my front door. Things that make a difference to my life every day,” Pini says. “This notion that new communities are sometimes seen as dormitory suburbs with all the ‘good stuff’ happening elsewhere is not a healthy way to build strong, social and connected communities.” One thing’s for sure: even as urban design and urban living evolves to meet the needs and challenges of the twenty-first century, the Great Australian Dream of home ownership still unites and excites us. There may be fewer big backyards to go around, but the level of imagination and thoughtfulness that’s going into public space design will be the envy of the world.

The appeal of apartment living has struck a chord with a new generation of adults looking to live, buy or raise a family in their own homes. As one of these ‘new adults’, I find comfort in the convenience and closeness of an apartment.

ften, I find myself standing at the window of my corner flat on Chapel Street, Prahran just watching the world go by and feeling at ease knowing there’s hundreds of things happening around me. I can get lost wondering what the story of each person on the street is, or wondering how the people around me are living. There’s so much life and energy all around that it becomes easy to find myself immersed in this new take on the ‘Great Australian Dream’. Critics of apartment living will lament the loss of the backyard and the loss of weekends spent mowing the lawns, but I don’t see that. My ‘Great Australian Dream’ makes the city my lawn and everyone my neighbour. As this ‘Great Australian Dream’ is being redefined, a new movement is emerging that has this fresh cohort of Australians reversing the old desire to move into big houses in the outer suburbs. This inward migration is highlighting a new phenomenon where people are rewriting the notion of the Australian Dream and rejecting the idea of moving well out of city limits to a more affordable life - instead choosing apartment living in highly developed communities close to town. More interestingly, this shift in the public consciousness isn’t only one of necessity, but also one of want. It seems the new norm is to live where a more energetic version of life is happening as we strive to connect with people and with street level things around us.

In fact, they thrive on community spirit and belonging, with parks commonly filled to the brim with people socialising and exercising, and markets filled with friendly banter. The kids refer to family friends as ‘Uncle’ or ‘Aunty’ and apartments are filled with guests, day in and day out. This kind of community development has grown out of the power of high-density living where people opt to spend their leisure time in and around their dwellings. This appears to be where Australia is headed as apartment living continues to grow beyond that of traditional house and land and the new order of Australians happily accept a more intense and collective way to live.

As Jane Flemming stood on the winners’ podium collecting Gold at the 1990 Auckland Commonwealth Games, having achieved the Australian and Commonwealth Games record in her signature Heptathlon event, she never dreamed that almost 30 years later, that record wouldn’t be beaten. But perhaps even more surprisingly, she wouldn’t have imagined that she would be at the forefront of a movement that is improving the health and wellbeing of tens of thousands of Australians. The much loved two-time Olympian, along with former advertising guru Amanda King founded the free outdoor health and fitness program Live Live Get Active, and as a formidable team, they’re serious about helping Australians to feel fitter, healthier and happier.

This last benefit is now the most important goal for Live Life Get Active, says Flemming. “We started more as an anti-obesity initiative, but these days it’s more about us building community and social connectedness. We’ve realised that that feeling of isolation, of not being connected or not belonging, is a precursor of so many other health issues.” The importance of community to individual health and wellbeing lies at the heart of Frasers Property’s development approach. So much so, that the company sponsors free Live Life Get Active classes at 22 of its residential communities. More than 7,700 residents take part in the program and the results have been truly inspiring: 5.8 tonnes of weight loss since the program’s inception and almost 73 metres of total waist circumference lost.

For Live Life Get Active personal trainer, Maria Tiems, the program has been nothing short of transformative. “I initially got involved as a participant just over four years ago when the first camp launched in the Blacktown area. I was obese but was too embarrassed to join a gym and couldn’t afford a personal trainer, so this program provided me with the perfect opportunity to be active and fall in love with training again. It was free, and I could work out at my own pace without fear of intimidation. It changed my life completely. Last year, I completed my Cert III & IV in Fitness with the goal of becoming a trainer for Live Life Get Active, so here I am today. I am extremely passionate about this program; I believe in it because I know it works,” Tiems says.

Christmas traditions The most important day of celebration is Christmas Eve, called Weihnachten. This is the night for exchanging presents, decorating the tree, and singing carols. Christmas Day is for eating! Goose is traditional, as is red cabbage and potato dumplings. There’s no such thing as Boxing Day in Germany, the shops are all closed. So sleep in and enjoy a lazy day. You’re on holidays after all.

2 Christmas markets You haven’t really experienced Christmas in Germany without a visit to a Christkindlesmarkt. There’s one in every town, festively decorated with twinkling lights and little stalls selling every Christmassy thing you can imagine - from delicious gingerbread (lebkuchen) and cake (stollen) to tree ornaments and handcrafted gifts. One of the country’s best and most famous Christmas markets can be found in Nürnberg, around 2 hours from Frankfurt by train or 2.5 hours by car.

What to eat & drink In addition to the aforementioned lebkuchen and stollen, no trip to Germany is complete without wurst - German sausage. Each region has their own wurst and will confidently affirm it’s the best wurst going. Whether it’s a small tasty nürnberger or a fat juicy bratwurst in bröt (bread), a boiled frankfurter or the curious Bavarian weisswurst (tradition requires you to suck out the meat and leave the skin behind), they’re all simply delicious. Warm yourself up at the Christmas market with a glühwein a hot mulled drink of red wine spiced with cinnamon sticks, cloves, star anise, citrus and sugar. Even the kids can join in with a non-alcoholic kinderpunsch.

en years ago, when Danielle Crea and her husband Maro first moved to Point Cook, it was the suburb’s up and coming status and its ease of access that made it an appealing place to put down roots. Fast forward a decade, and the two became four, with the arrival of daughters Ava (7) and Evie (11 months). With an expanding family and a strong affinity for the area, the Creas decided they needed to upgrade into a bigger home without leaving the neighbourhood they’d grown to love so much. A visit to Frasers Property’s Life, Point Cook made their next decision an easy one. “We hadn’t really thought about building,” admits Danielle.

“But when we got to the land office at Life, we just sort of looked at each other and had that lightbulb moment. We didn’t even have to say it out loud, we were both just thinking the same thing. It just felt right. Next thing you know, we were looking at display houses.” For the Creas, building a new home over buying established meant not having to compromise on what they wanted in terms of space and style. “I think it’s that feeling of freshness, of a new start that you get with a new house. And this is definitely our dream home,” says Danielle. “I’m not saying we’ll never move again, or maybe downsize at some point in the future, but for now this is our forever home.”

A sense of belonging Despite moving just down the road from where they started out in Point Cook all those years ago, the sense of community in their new neighbourhood is markedly different. “It’s been a really nice journey with Frasers Property and getting to know our neighbours through the get-togethers that the company has hosted here,” says Danielle. “Maro and I lived in our old place for 10 years and we didn’t know anyone in our street. ucked away in Sydney’s inner south, just 10kms from the CBD as the crow flies, is one of the city’s hidden gems: Discovery Point.

Airport, this charming urban enclave has been delighting those that have ‘discovered’ it since Frasers Property broke earth on the Wolli Creek project back in 2003.

up and down the highway and see the development taking shape here. Then we dropped in one day to have a look. The fact that it had its own train station seduced us and I wanted to have views of the water. One thing led to another, and we bought an apartment here,” Jane says. For Roger, the move to apartment living was an easy one, thanks to the expansive views on offer. “One of the nice things about being so high up is that you can see the sky, says Roger. “It’s not something I expected from an apartment in the city. It’s so nice to sit out on the balcony for 15 minutes in the morning before you go to work, and have a little piece of the day to yourself.”

“We knew we had a terrific opportunity, given the site’s location and proximity to the Cooks River, to create a place that married the best of urban living with the environment and outdoors. It was important to us that residents here could develop a community around shared spaces like the parks and trails and barbecue areas, as well as have high quality places to meet and socialise like the village square with its cafés and restaurants. Added to that, we’ve aimed to make the precinct as water-sustainable as possible by installing a site-wide water recycling system for toilet flushing, car washing and park irrigation,” says Edgar. This wholistic master planning approach has certainly paid off with Discovery Point winning the

Urban Development Institute’s National Award for Masterplanning Excellence in 2016, as well as a NSW award for best mixed-use development design. The proof of course, is in the living. Just ask the Carthys, who are themselves architects by trade. “What I like about Discovery Point in contrast to a lot of other developments is the way the community has been designed,” says Jane. “It’s not just individual buildings; there’s a masterplan and a strategy that is really robust. I love the way you come out of the train station in the centre, passing all the shops and activated areas.” Her husband adds: “It’s a classic example of high quality urban planning: activate the space, get the

colour and movement, generate the traffic, get the retail working, create the community.”

H

and me a piece of paper and a pencil and I reckon I’d be able to map out my entire childhood. When I was a kid, I lived in Brisbane. It was a deadend street that had bushland all around. I’d ride my bike through it to get to my best mate’s house and from there we’d race up to the top of Mt Cootha to wag school sometimes. At our local corner shop was the newsagency and the bus stop where I’d catch the first of four buses to get to school and back -- on the days I went, of course. Pride of place was the local sports oval, where I played cricket in my Dad’s team. And I can still vividly remember my first girlfriend’s house and how much time was spent there. These childhood memories are underpinned by a really strong sense of community that I was lucky enough to live in. And these days, in my role as the General Manager Development and Design at Frasers Property, it’s something I can have a hand in designing for people all across the country.

I’ve learnt a few things in my thirty years in this industry, but they can mostly be distilled down into three key things that I keep coming back to. Funnily enough, they are also three rules for life;

We moved the design for the Fairwater lake up to the doorstep of the project and used it to frame the entry. It must work just as well on the bad days as the good A well-designed community can’t just be there for the good days, like when you take the kids to the park or the dog takes you for a jog around the lake. It has to be there for you on those days that none of us want to have, but invariably do. Rarely when looking for somewhere to live our dreams, do we consider whether we’re close to a hospital or an aged care facility. Is there a doctor and a pharmacy nearby that’s open late? Are the streets well-lit and safe? Can I comfortably knock on my neighbour’s door and ask for a hand in times of need? I simply wouldn’t be doing my job if I didn’t consider these factors when planning one of our communities. We all strive to deliver great places that have a really strong sense of community – places of consequence. By that, I don’t just mean somewhere with lots of community barbecues and free movie nights (though we help deliver those, too). What I really mean is when you arrive Live proud | Summer Edition

somewhere and instantly feel at ease. You’re surrounded by likeminded people, who want to enjoy and care for the area as much as you do. Urban design is often the tool that delivers these very human spaces. I may not be the best urban designer around, but I am fairly useful at creating spaces that make our residents feel special. This is driven by caring deeply about the way people live in our projects. Finally, I believe that the special places we love and think of most often are generally places that make us proud to belong. Great spaces uplift you and they make

you realise that you’re part of something greater. You may have your own beautiful home on a great street, but great communities are equally proud of their schools, their local shops, where they play, and all of the people who share these spaces with them. I like to think that the existence of these kinds of places is what makes growing up in Australia so rewarding. It certainly helped this ratbag kid discover a career where I’d get to design the communities of the future. It’s something I’m grateful for every day when I come to work and pick up that pencil.

A

lain de Botton is a modern day philosopher with a knack for revealing extraordinary truths often concealed by their ordinariness. One of these is that a significant source of our happiness and misery is as a result of the environment we’re surrounded by. Dreary surroundings can feel soul-shattering; while beautiful, vital settings are “an eloquent reminder of our full potential.” De Botton wrote an entire book - The Happiness of Architecture - on the subject, contending that how we live heavily influences who we can be. This insight is very much at the heart of the Frasers Property approach to design and sustainability. One of our core beliefs is that life’s best experiences are created by people connecting in memorable places. This means transcending the sterility and sameness of the average cookie-cutter housing estate or apartment development, and instead designing healthy, vibrant, mixed-use communities that

foster enjoyment, togetherness and - dare we say - happiness, for the people that live, work and shop there. One of the ways we do this is through what’s known as ‘biophilic design’. It sounds very academic, we know, but put simply, biophilic design brings nature into the built environment. Indoor and outdoor landscaping, non-toxic materials, natural patterns and processes, light and space, recuperative zones, sensory variability and a community connection to nature are all elements of the approach. It works because humans are hardwired with an affinity for nature, and when we have access to it there’s an observably positive effect on mood and wellbeing. Thankfully, in today’s modern residential design there’s a good deal of thought that’s gone into the use of natural materials and creation of seamless indoor/outdoor enjoyment. Recycled timbers and stone materials, internal courtyards and garden atriums, water features, window-to-wall ratios,

and orientation to capture light and ventilation are all now fairly common. But what about biophilic principles in other parts of your neighbourhood? At the new retail centre at Melbourne’s Burwood Brickworks for example, there are a number of measures in place that will set the standard for mixed-use amenity for years to come. 20% of the centre will also be given over to urban agriculture, including a 2,000m2 rooftop urban farm and a 650m2 greenhouse that will grow seasonal produce to be used in the rooftop restaurant. An entire façade will be covered in citrus-growing potted plants, and an ‘eat street’ dining precinct will open out onto an urban plaza, creating in effect a second, outdoor ‘dining room’ for local residents. You’ll also find a natural continuity between residential and open space areas at Sydney’s Ed.Square. Architecturally designed townhouses and apartments open up onto landscaped parks and gardens offering tranquil views and places to meet and Live proud | Summer Edition

socialise with neighbours. And at the award-winning Central Park in Chippendale, vertical gardens scale the facades of the apartment buildings, creating one of the most striking vistas in the city, as well as helping to keep apartments cool and freshly ventilated. Lastly, the great advantage of design-thinking that merges indoor and outdoor space, is that it creates a sense of cohesiveness across a neighbourhood. In the old days, the house would be over here, and the shopping mall would be over there and never the twain would meet - at least in aesthetic or

architectural terms. With biophilic principles, this can change. By designing buildings - whether they be residential, retail, or civic - to make the most of natural materials and light, to open up to and share viewlines with parks, gardens, urban plazas, and water features, new communities can be given the best chance to foster health, wellbeing and happiness among local residents.

T

hese days we’re all familiar with the energy star rating labels that come attached to various household electrical goods - everything from washing machines and fridges through to swimming pool pumps and air conditioners. But did you know that there’s also a rating system for the design, construction and operation of buildings and communities? It’s called the Green Star rating system, a certification program run by the Green Building Council of Australia, and it’s helping to lower the environmental footprint of our buildings while improving the health and wellbeing of our communities.

Green Star performance Ratings are based on nine environmental impact categories

MANAGEMENT

Why greener matters The world’s built environment - our homes, offices, buildings, cities and suburbs - stands as the planet’s single largest contributor to greenhouse gas emissions, consuming around a third of our water, and generating 40% of our waste. By rethinking how we design, build and organise these places, we can lower the impact we’re having on our resources as well as reduce the cost of energy needed to heat and cool them. Best of all, we can live and work in cleaner, healthier communities that strike a more harmonious balance between people and nature.

This credit assesses and rewards the policies, procedures, targets and strategies put in place to ensure buildings operate to their fullest sustainable potential. Includes the ongoing monitoring of energy and water use, and the implementation of green cleaning policies and practices.

INDOOR ENVIRONMENT QUALITY The creation of high quality indoor environments has been shown to increase productivity and occupant satisfaction. This category assesses and rewards strategies and actions taken to ensure buildings are healthy and comfortable places to live and work in.

ENERGY Buildings are the single largest contributor to the world’s energy consumption. This section assesses and rewards the actions taken to reduce a building’s operational energy use, reliance on grid energy supply and the greenhouse gas emissions associated with grid energy consumption.

TRANSPORT The Transport category rewards strategies and actions that discourage single-occupant vehicle use and encourage the use of alternative transportation modes such as public transport, walking or cycling.

WAT E R Credits are rewarded based on reductions in potable water use through the efficient design of building services, water reuse and substitution with nonpotable water sources such as rainwater or greywater.

M AT E R I A L S The Materials category assesses issues such as sustainable procurement and purchasing (materials in) and the management of waste (materials out).

LAND USE & ECOLOGY The Land Use and Ecology category assesses the approach taken to determine the ecological value of a site and the management and improvement of biodiversity through policies and management practices.

EMISSIONS This category addresses the approach taken to manage and minimise emissions from stormwater, light pollution and refrigeration.

I N N O VAT I O N Innovation drives progress. This category is based on innovative technologies or processes implemented in buildings and their operations.

How does Green Star work exactly? Green Star is a comprehensive environmental rating system that evaluates the environmental design and construction of buildings and communities. Born out of the sustainability principles developed for the Sydney Olympics, the program aims to share these principles across the wider property development community. Now there are more than 1,900 Green Star certified projects nationally. Certification hinges on - among other things - construction and fit‑out materials, reuse and recycling, site orientation, energy and water consumption, land use and ecology, as well as ongoing management practices, liveability and economic prosperity.

Where can I find a Green Star rated community? Frasers Property is committed to making its buildings and communities Green Star accredited. Its Life, Point Cook development was certified 5-Star earlier this year, while the Fairwater development in NSW was certified 6-Star in 2016, with recognition from the Urban Development Institute of Australia with an award for Excellence in Environmental Technology and Sustainability. Burwood Brickworks and Mambourin in Melbourne, as well as Ed.Square in Sydney have been designed to attain 6-Star certification, considered ‘world leadership’ for sustainable communities by the Green Building Council.
