PRESIDENT’S MESSAGE Welcome to our special Christmas Bumper issue of the Fresh State of Affairs magazine! In this Edition we spread some Christmas cheer with our annual Christmas Messages from Fresh State members to the market community as well as a selection of feature Christmas articles to get you even more excited about the silly season. We take a look at the year that was at the market by analysing the Melbourne Market Annual Report that was recently published. It is scary to think that the market is currently running at a loss, but even more so that expenses continue to be subsidised by market tenants. It is hard enough running a business in the market with quasi extended market hours, lack of sleep and increased rent without adding additional expenses and something has to give. Let’s hope that in 2017, the MMA re-evaluate additional income streams and rent increases at the tenants expense and
instead initiate some positive cost saving exercises to create a more viable and sustainable market.

TENANTS FOOT THE BILL FOR EXPENSIVE MARKET The highly anticipated Melbourne Market Authority Annual Report 2015 – 2016 was finally made available to the public recently via the MMA website. In a year that has seen market tenant consolidation and closures, rent increases, excessive fines and ad hoc market hours, you would be forgiven for thinking that the Report would showcase how the market was trying to make the business of wholesaling fresh produce and flowers stronger and more sustainable. However, other than the usual legislative requirements and trending buzz words it doesn’t even touch the surface – in fact it does the opposite. A key disturbing factor in the Annual Report is that behind all the warm and fluffy comments, the figures show that the market is running at a loss. Expenses such as electricity, executive salaries and delays have sucked the life out of a potentially viable market and left tenants to foot the bill without any wiggle room to move.
A closer examination of the MMA Annual Report uncovers a world where: 007 Annual

• Supplies and services such as electricity and the new glycol initiative have been costly showing a $2.2M increase from Footscray Road. • The combined base salary (excluding bonuses payments etc) of the top five executives plus the CEO totals over $1.1M PA which is a sizable chunk of salary for five people in an industry which is struggling to break even.

• Delays in the construction of the Recycling Transfer Centre resulted in additional undisclosed expense. How much was this? • As reported in July in the Fresh State of Affairs Magazine (Edition 33), a new income stream has been added at the expense of tenants. This includes the MMA LPG gas station, the embedded electricity network and glycol accounts coincidently amounting to over $2.2M.
THE FACTS ARE THAT THERE IS NOT AS MUCH RENT GENERATED FROM EPPING COMPARED TO FOOTSCRAY ROAD AND THE NEW STATE OF THE ART FACILITY AT EPPING IS MORE EXPENSIVE TO RUN.

THE MMA GAS STATION IS PART OF THE ‘ADDITIONAL INCOME STREAM’ AND SEES PROFITS GOING BACK INTO THE OPERATING EXPENSES OF THE MARKET. THE FRESH STATE GAS STATION SEES PROFIT GOING STRAIGHT BACK INTO THE INDUSTRY FOR THE INDUSTRY. Unfortunately, even this new income stream targeted at tenants, combined with increased rents have not been enough to pull the market figures back above the line. The facts are that there is not as much rent generated from Epping compared to Footscray Road and the new State of the Art facility at Epping is more expensive to run. A key priority listed in the MMA Annual Report is to financially grow and diversify the revenue base and minimise operating costs without compromising outcomes for tenants via initiatives such as new operating rules and recycling (page 8). We understand solar panels are being implemented on existing roofing to try and

reduce electricity costs and we support this initiative however, we fail to see how the MMA have minimised costs to tenants when expenses continue to increase. We can only hope that a five to ten year forecast (which cannot be located) is for the expenses to settle once the entire move to Epping has been realised and cost saving initiatives (like the solar panels) have been implemented.
“Tenants cannot continue to subsidise the market operating budget,” says Shane Schnitzler, President of Fresh State. “The move has cost us enough money and it is time for the MMA to look at minimising costs without compromising tenants as they purport to do in their Annual Report”. Shane encourages all tenants to source their own electricity suppliers and follow up on glycol accounts in the first instance. “Fresh State have been proactive in exposing the ‘additional income stream’ set up at the expense of tenants,” he says. “It is up to each tenant to reduce their own expenses as much as possible and these two areas are a great start.” “Tenants should also think about which gas station they use at the market with both generating an income,” continues Shane. “The MMA gas station is part of the ‘additional income stream’ and Per annum (est) sees profits going back into the operating $20,000 expenses of the market. The Fresh State gas $200,000 station sees profit going straight back $14,800 into the industry for the industry, so we can $10,000+ continue to advocate and provide services on $40,000 your behalf.” With 2017 just around the corner, we hope PRICELESS that the MMA can earn their salaries and reduce expenses in the second year at Epping without the need to hurt tenants any further. “All the additional expenses stack up and they effect the wholesaler which in turn effects the supply chain,” says Shane. “We want the industry and the market to be viable, and passing on these expenses to the tenant is not the way to do it.”

THE VSK FAIR COMES TO TOWN Last month a contingent from the market donated fresh produce to sell at the Very Special Kids Fair at their hospice in Malvern – an annual event to raise money for the VSK organisation. “We organise a stall and ask for donations from the market every year,” says Joe Brancatisano from VB Sculli. This year their produce stall raised over $4,000. “Many thanks to the wholesalers that donated such wonderful produce. It certainly made the day easier when you have good product to sell.” Overall, the VSK Fair raised over $130,000 which is a fantastic effort. For more information on VSK visit: vsk.org.au

GIVEN A CHANCE TO CHANGE A LIFE An employment program that is changing lives for Australia’s disadvantaged and unemployed, run by the Brotherhood of St Laurence, is currently being trialed here in the market. “Given a chance” provides training and targeted placement for candidates who are work-ready and highly motivated, but otherwise struggling to find gainful employment. The program is helping job seekers including young people, long term unemployed, asylum seekers and refugees find a job and keep it. Perfection Fresh has experienced first-hand how participating in this program can not only change someone’s life, but also benefit their business. Iran refugee Reza Pourgharavi began working at the Melbourne Market with Perfection Fresh in August. Reza says it is a great company to work for and everyone at Perfection are very funny which makes working enjoyable. As a central market system, we rely on the success of greengrocers just as much as we rely on the success of growers for a vibrant, busy and sustainable wholesale market. The café is a popular addition together with the array of seafood ranging from dried stock to bottled delicacies that keep his customers coming back for more. If you can’t beat them, join them! This is certainly a motto that has been used in Market Europa’s strategy to success and proof that the smaller retailer can compete with the larger chains by using the same formula only making it better. So what’s next? Plans to open another Market Europa store is currently underway with potential
sites being investigated, ensuring this popular chain is front and centre as a shopping experience. Back at the wholesale market, Tony continues his tradition of buying fresh produce and still remains adamant that the earlier market is not ideal and could in fact be detrimental to family businesses such as his. “I have set up this business for my family but if the market continues to trade earlier and earlier, it will affect my son’s quality of life with his young family.” This is not an uncommon situation and something the market community need to take into consideration when thinking about the sustainability of the industry.

In blender, place 3 to 4 cups crushed ice with ¾ cup fresh lime juice and then add the following ingredients and blend until slushy: • 1 cup cranberry juice • ½ cup sugar • 1 ½ cups frozen cranberries • ¾ cup tequila • ½ cup orange flavoured liqueur
FRUITY FESTIVE RECIPES TO FUEL YOUR CHRISTMAS Pomegranate White Wine Panna Cotta PANNA COTTA:
In a small bowl, sprinkle the gelatine over the water, whisk together, allow to sit for 5-10 minutes to activate. In a large saucepan, heat 1 cup heavy cream, 1 cup of milk, ¼ cup granulated sugar and a pinch of salt over medium heat, stirring until sugar fully dissolves. Bring to a low simmer and add in the gelatine, stirring constantly for 1-2 minutes. Remove from heat and stir in 2 tsp of vanilla extract. Divide evenly between serving glasses. Refrigerate for 4-6 hour until set. WHITE WINE SYRUP: In a small saucepan, bring 1 cup white wine, ¼ cup of pomegranate seeds and 1 tbsp sugar to a slow simmer. Reduce the wine by half to concentrate the flavour. Remove from heat, strain the seeds out of the syrup and chill. Spoon the wine syrup evenly over panna cottas and sprinkle with fresh pomegranate seeds. Keep chilled until serving.

Christmas Orange Trifle
Spiked Fruit Cup
Peel 3 oranges making sure the pith is removed, slice as thinly as possible and arrange over a dinner plate. Sprinkle with the 1 tbsp Demerara sugar followed by 2tbsp Grand Marnier and set aside.
Place four cups of sliced fruit such as strawberries, raspberries, grapes, pears and plums in a large bowl. Toss with ½ cup sugar and basil sprigs. Stir in 1 ½ cups white rum to cover fruit. Refrigerate between 2-8 hours, stir a few times. Stir in lime juice and serve.
Crumble 300gm of leftover Christmas pudding into large pieces and scatter over the bottom of a trifle bowl. Place the oranges over the pudding in a layer and pour over any juices. eat 250gm mascarpone until B smooth, then stir in 500 gm custard. Spoon the mixture over the top of the oranges. Lightly whip 300ml of double cream until smooth, then stir in the custard. Spoon the mixture over the top of the oranges. Sprinkle with almonds and grated chocolate.

Frozen Christmas Berry Pudding P lace ½ cup caster sugar and 1 cup water in a small saucepan over low heat and stir until sugar is dissolved. Bring to boil for one minute. Place ½ cup currants and ¾ cup sweetened dried cranberries in a bowl and pour over sugar mixture. Set aside for 10 minutes or until the fruit is plump. Drain and allow to cool completely. P lace 2 litres vanilla ice cream, 2 tsp vanilla bean paste and
1 tsp cinnamon in the bowl of an electric mixer and beat for 1 minute or until softened. Stir through the currant mixture, 85g unsalted shelled and chopped pistachios, and ¼ cup brandy and spoon into a 1.75 litre-capacity pudding basin lined with muslin. Top with a round of non-stick baking paper and freeze for four hours or overnight to set. Top with blackberries and raspberries and dust with icing sugar.
Cherry Liqueur Mix 2 ½ cups of vodka, 1 cup of brandy and 1 ½ cups of sugar together until dissolved. Cut each washed cherry slightly to open (leave in pits) and place in two sterile mason jars, pour liquid mixture over cherries; stir and cap with tight lids. For the first two weeks, shake jars several times.
Let age in a cool, dark place for at least 3 months for best flavour. Strain off liqueur through a wire mesh strainer and discard cherries.
