PROPERTY NEWS

Black Grace Cowley Focuses On Residential Market The advent of the new 'selling season' at estate agents Black Grace Cowley has seen some important staff changes in the Residential Department. Nick Cooper, who has led the Department for the last 12 years, is moving out of his full time office based role, and taking up the position of Consultant to the firm, specifically targeting the High Net Worth area of the market, where he has significant experience. This new direction will give Nick the freedom to dedicate his time and efforts to clients selling and acquiring high value properties on the Island, whilst continuing to attract wealthy individuals and their businesses here in the future. Senior Partner Mark Grace commented: "This is an interesting time in the market. We are seeing a good deal more activity and sales, particularly in properties up to a value of £350,000, and the board has decided to reorganise resources to best serve that area of the market. With that in mind, Tim Groves will take up position of Head of Residential, and both I and the Board believe that with his enthusiasm and ability, he is exactly the right person to be driving the department forward at this time. Alongside Tim, our two very experienced members of the existing sales team, Stephen

Sutherland and Will Goff, will continue as normal, with the team ably supported by office manager Sue Gibson.” Mark continued: “Tim, a Chartered Surveyor and registered Estate Agent & Valuer, has been a Director of Black Grace Cowley for over 5 years and a very successful part of our Commercial Agency Department for 10 years." On taking up his new role Tim commented, "I am thoroughly looking forward to this new challenge and, whilst there are big shoes to fill, I'm confident that working alongside Stephen, Will and Office Manager Sue Gibson as part of our new look Residential Department has all the makings of a great success story for Black Grace Cowley." Tim, Stephen and Will can be contacted on (01624) 645555, via email or the website. Individual sales team members’ direct lines and email addresses are available on the website 'About Us' page at www.blackgracecowley.com.

FOUR HOME INSURANCE MISTAKES TO AVOID Sandra Taylor, Personal Lines Manager at Rossborough Insurance, reviews some of the most common mistakes made when insuring property and possessions. INCORRECT VALUATIONS Research suggests that a quarter of UK homeowners underestimate the value of their contents and one in five has no contents insurance at all. If something is lost or damaged, the insurance company usually replace as new, so it’s important to keep up with current prices. FORGETTING TO UPDATE COVER Homeowners regularly fail to update their cover and incorrectly believe items are automatically covered. For instance, people purchase collectibles or expensive items without considering the impact on their insurance cover.

Through employing a surveyor, using a sums insured calculator, or using an insurance company’s own experts, accurate estimates of rebuild costs can be made. NO TRAVEL COVER Travel insurance policies are often insufficient for covering possessions when on holiday. Many homeowners are unaware that their contents policy can also cover belongings away from the home.

INACCURATE REBUILD ESTIMATES Building insurance covers many aspects of rebuilds, such as demolition and architects’ fees, but also provides for alternative accommodation when an insured property is uninhabitable.
