Some national monitoring agencies who study the real estate market note that showings on homes and offers have started to moderate a bit. Some of the reasons are: Buyer Fatigue – buyers who have lost out on several homes through bidding wars have resigned themselves to just stay put for now. Record Price Appreciation – Home prices are climbing quickly, but buyers mortgage qualifications remain the same. Buyers shopping at the top of their affordability are seeing homes sell for more than the asking price preventing them from their ability to afford that home. I want to be clear that the real estate market is still red-hot, but if you are experiencing buyer fatigue, hang in there. Just like the river flowing by, the real estate market is ever changing. ARE WE IN A HOUSING BUBBLE? EXPERTS SAY NO

Looking back at the bubble years, house prices exceeded house-buying power in 2006 nationally, but today house-buying power is nearly twice as high as the median sale price nationally…


T

he question of whether the real estate market is a bubble ready to pop seems to be dominating a lot of conversations – and everyone has an opinion. Yet, when it comes down to it, the opinions that carry the most weight are the ones based on experience and expertise. Here are four expert opinions from professionals and organizations that have devoted their careers to giving great advice to the housing industry. The Joint Center for Housing Studies in their The State of the Nation’s Housing 2021 report: “… conditions today are quite different than in the early 2000s, particularly in terms of credit availability. The current climb in house prices instead reflects strong demand amid tight supply, helped along by record-low interest rates.” Nathaniel Karp, Chief U.S. Economist at BBVA: “The housing market is in line with fundamentals as interest rates are attractive and incomes are high due to fiscal stimulus, making debt servicing relatively affordable and allowing buyers to qualify for larger mortgages. Underwriting standards are still strong, so there is little risk of a bubble developing.” Bill McBride of Calculated Risk: “It’s not clear at all to me that things are going to slow down significantly in the near future. In 2005, I had a strong sense that the hot market would turn and that, when it turned, things would get very ugly. Today, I don’t have that sense at all, because all of the fundamentals are there. Demand will be high for a while, because Millennials need houses. Prices will keep rising for a while, because inventory is so low.”

PRE-APPROVAL MAKES ALL THE DIFFERENCE WHEN BUYING A HOME “By having a pre-approval letter from your lender, you’re telling the seller that you’re a serious buyer, and you’ve been pre-approved for a mortgage by your lender for a specific dollar amount.” You may have been told that it’s important to get pre-approved at the beginning of the homebuying process, but what does that really mean, and why is it so important? In today’s market, with rising home prices and high buyer competition, it’s crucial to have a clear understanding of your budget so you stand out to sellers as a serious homebuyer. Being intentional and competitive are musts when buying a home right now. Pre-approval from a lender is the only way to know your true price range and how much money you can borrow for your loan. With limited housing inventory, there are many more buyers active in the market than there are sellers, and that’s creating some serious competition. As a result, bidding wars are more and more common. Pre-approval gives you an advantage if you get into a multiple-offer scenario, and these days, it’s likely you will. When a seller knows you’re qualified to buy the home, you’re in a better position to potentially win the bidding war. Here is one way that is a zesty and delicious variation. Sprinkled with a few seasonings, this veggie is the cream of the crop!

INGREDIENTS 4 Medium Ears fresh corn 1/4 Teaspoon salt 2 Teaspoons fresh cilantro, finely chopped 1 Tablespoon olive oil or canola oil 1/4 Teaspoon ground cumin 1/4 Teaspoon garlic powder 1/8 Teaspoon ground red pepper (cayenne)

DIRECTIONS Heat gas or charcoal grill. Carefully brush grill rack with canola oil. Place corn directly on grill over medium-high heat. Cover grill; cook 8 to 10 minutes, turning occasionally, until lightly browned on all sides. Meanwhile, in small bowl, mix salt and cilantro; set aside. In 8-inch nonstick skillet, mix 1 tablespoon oil and cumin. Cook over medium heat about 30 seconds, stirring frequently, until fragrant. Stir in garlic powder and red pepper. The original intent was to rebuild our municipal shelter’s facility through a capital funds campaign. Conversations then led to “why build a bigger jail? What can we do to keep pets out of the shelter, in order to decrease shelter capacity and ultimately, euthanasia?” Since 2017, we have been working through advocacy to affect change in direct relation to the shelter, though the majority of our time is spent on intiatives supporting Winnebago County pets and pet owners in the area of owner retention. We had no idea this would encompass as many supportive services as it does. We assist in temporary fostering for DV survivors/temporary homelessness, reduce community pet population through spay/neuter and vaccinations with our Healthy Pet Program, emergency vet care, microchipping, vaccinations, behavior consultation, education, pet deposits, food support, and other retention/supportive services. We are dedicated to serving the pet owners of Winnebago County who love their pets but just need a little support. Through our village of donors and all volunteer team, we are able to directly impact our community to prevent unnecessary shelter intake. Our clients love their pets.... and every safe owner is deserving of the unconditional love of pet companionship.
