The Parade of Homes, initially created as a means to encourage homeownership, has now grown into a highly anticipated annual event that heralds spring and welcomes consumers looking to build a new home or remodel their current home. Is NOW your time to purchase a new home? Over the past couple years there have been many headlines touting that NOW is the best time to purchase a new home. This usually occurs when interest rates hit an all-time low, home prices set a new low, or the government comes along with some kind of free money incentive to purchase a home. But should these things really determine when the best time is for you to purchase a new home? The short answer is no. Low interest rates, tax credits and lower home prices all factor into the equation that determines how much of a house you can afford, and are great things to be able to take advantage of, but there are many more important considerations that should be looked at before deciding whether a new home is the right decision for you personally. Here are some helpful questions to ask yourself when considering whether purchasing a new home is the right choice for you: 1.) If you are currently renting, do you have a strong desire to own a home? Owning a home comes with the added responsibility of doing your own maintenance and upkeep. Will the benefits of owning your own home outweigh the added responsibility that may be involved? 2.) If you currently own a home, will you be comfortable with the changes that the new home will have on your budget and or lifestyle? If you are purchasing a larger home for your growing needs, how will your budget be impacted when you consider increases in the costs of things like property taxes, utilities, and maintenance costs etc? If you are looking to downsize, what kind of changes will this require in your lifestyle? 3.) Do you believe that your job is relatively stable and secure? While there are no guarantees when it comes to employment, you should feel that your current situation is stable, and that there won’t be a need to relocate in the near future. 4.) Do you expect to stay in your current city for at least 3-5 years? While historically home values have appreciated over the years, the last few years have proven that there are no guarantees on home values going up every year, and that we do go through times when home values can even drop. There are costs asso-
ciated with selling a home, and if you haven’t been in the home long enough to build some equity, you could end up losing money after accounting for the typical selling costs. 5.) Do you have reasonably good credit? Poor credit can make it much more expensive to borrow money, or even prevent you from qualifying for a home loan. Meeting with a Mortgage Loan Specialist is the best way to get an idea of how your credit history will impact your home purchase. 6.) Do you have money saved for a down payment? No-money-down home loans are difficult to come by these days, and even low 3% down payment home loans have become more difficult to qualify for. Saving up a minimum down payment of 5% to 10% (if not more) will increase your chances of qualifying for a home loan, and make the cost of borrowing less expensive than the lower down payment programs. 7.) Do you currently have money left over each month after paying all your expenses? Don’t assume that you can afford to make a house payment that is higher than your current rent or house payment. If purchasing a new home will increase your monthly house/rent payment by $300 per month, test yourself by seeing if you can comfortably put $300 into savings each month without having an unwanted negative impact on your standard of living. If you can answer yes to the questions above, then you are in a great position to take advantage of the rates being near all-time lows, and housing prices being more affordable than they have been in recent years.
