LQ LIBRARY BRINGING STORIES TO LIFE Submitted by: GCVCC Staff The next time you’re thinking of a fun family outing, skip the movie theatre and head over to the La Quinta Library. While your kids may not immediately rejoice at the idea of a trip to the library, they’ll be begging to return once they experience of of the many fun family programs it offers throughout the year. The La Quinta Library is so much more than books. It’s mission is to encourage lifelong learning through free activities designed to spark curiosity and fuel educational growth. Did you know that the library features several free monthly family-friendly events, such as Family Fun Night and Bilingual Storytime? Past Fun Nights have included lava lamp creation, a backyard campout (complete with s’mores!), and a scavenger hunt. Bilingual Storytime invites families to enjoy listening to stories, watch a puppet show, and make crafts. Of course, the library features many special events as well. The annual Dîa del Niño Festival, which celebrates children and literacy, draws over 800 people with its games, prizes, and face painting. The Stuffed Animal Sleepover invites kids to come dressed in pajamas and bring their favorite stuffed animal for stories and songs. When kids pick up their fuzzy friends the next morning, they’ll be delighted to see pictures of their pals’ library adventures! Star Wars Day, held every May 4th, invites kids to come dressed in costume to enjoy space-themed crafts and have their photo taken. Other special events include Pumpkin Day, the Harry Potter Sorting Ceremony, Gingerbread Day, and the Fancy Nancy Party.

class, or a STEAM activity, the library provides ample opportunity for you and your child to experience something new together. When you come to the library with your family, you are spending quality time with them, sharing ideas, sparking conversations, and perhaps kindling a lifelong passion in a new topic. All of these exceptional offerings are open to all ages and provided free of charge. Most run throughout the year, with a select few catering to children 7 and under typically running September through May. With so many options to choose from, your family can look forward to many delightfully entertaining and enriching trips to the library. After all, what could be better than fostering a love of learning in your child? Save the date for these special programs: Family Day Thursdays @ 10:30am, for all ages June 21 - Noteworthy Puppets “Kid Zorro, A Bilingual Musical” June 28 - Huichol Yarn Painting July 12 - Movie: Disney & Pixar’s “Coco” July 19 - Egg Drop Challenge Summer Reading Program Grand Finale: Dino Encounters Friday, July 27 @ 10:30 am, all ages For more information, visit www.playinlaquinta.com/La-Quinta-Library

During the summer months, the library runs its annual Summer Reading Program, broken into two special categories. The first is the Reading Challenge, designed to avoid summer learning loss and encourage reading for pleasure. The second is Family Day, an all-ages event held Thursdays at 10:30 am. Family Days include a musical puppet performance, a screening of Disney’s “Coco,” yarn painting, and an egg drop challenge! This category also includes daily activities Monday through Thursday that include interactive storytimes and crafts, STEAM activities, and brain games. The Summer Reading Program reaches its grand finale with Dino Encounters on Friday, July 27th. This all-ages event invites kids and adults alike to meet Rocky, a 6-year-old, 14-foot T-Rex! Watch your child’s eyes sparkle as they step back in time to learn about Prehistoric Earth and early life as it developed. In a time when many believe that libraries have become a relic of the past, it’s important to remember all that local libraries such as our our own contribute to a child’s development. It’s well documented that regular library visits encourage reading, which is one of the best ways to strengthen language and literacy skills that your child will need to succeed. Unlike screen time, library time is active! Whether it be book club, storytime, art

MAKING A CITY EXHIBIT Submitted by: GCVCC Staff

On May 1, 1982, six very significant words were uttered in La Quinta, “The meeting will come to order.” With those words Fred Wolf, the first Mayor of La Quinta, called the very first meeting of the La Quinta City Council to order. While those words could be considered the official birth of our beautiful city, the story of how Mr. Wolf came to say them is a fascinating tale of persistence and love of community.

accomplishing that portion of the process was a major community project. Ultimately, the City of La Quinta was approved by a large majority, 1,024 to 342. Fred Wolf, Dr. Eugene Abbott, Robert Baier, John Henderson, and Judith Cox would be seated as the original City Council. The Official City of La Quinta Inauguration Day Ceremony took place on May 1, 1982 at The La Quinta Hotel. To see the complete history of La Quinta’s journey to becoming a city, visit La Quinta City Hall located at 78495 Calle Tampico. It is a civic experience every resident will enjoy!

The City of La Quinta is hosting the exhibit “Making a City: The Story of Incorporation.” The exhibit is located inside of City Hall and is free to visit. It is curated by the La Quinta Museum in collaboration with the La Quinta Historical Society. The exhibit comes complete with an Otocast Audio Tour that can be downloaded, adding to the experience. La Quinta’s journey from a small community to cityhood is well documented along the walls of the exhibit. Facing a list of challenges that all growing communities must deal with, community leaders set about the task of incorporation in the fall of 1980. The process required careful planning by those dedicated to helping it to succeed, a plan that included educating the residents, gathering signatures, and ultimately winning at the ballot. Each step along the way had its own hurdles to overcome. As Mr. Wolf explains in one of the displays, the requirement to set an election for incorporation was valid signatures from twenty-five percent of registered voters. Just 10 | GCVCC.ORG

FIVE TIPS TO SAVE YOUR SKIN AND BEAT THE HEAT

Submitted by: Contour Dermatology & Cosmetic Surgery Center Staff There are many things to love about summer in the desert. Less traffic, shorter waits at restaurants, more time with the kids out of school and time for vacation. However, we’re guessing the triple digit temperatures are not at the top your list. Here are five ways to look your best without the summer sun and heat getting the best of you. 1. Use Sunscreen – Apply and Reapply Sunscreen is the obvious recommendation for summer skin care, but it always bears reminding. When you go to the beach or that pool party, just make sure to plan ahead so you have your defense system lined up. Besides UVA rays contributing to premature aging, just one sunburn every two years as an adult triples your risk of Melanoma. Sunscreen only works if you apply it and reapply frequently, especially when you’re swimming or perspiring. Choose a broad-spectrum sunscreen with SPF 30+. 2. Cover Up Sun protective clothing offers built-in sun protection that does not wash out or wear off. For fabric, the labeling is called UPF. UPF 50 sun protective clothing is a great way to guard yourself with an extra layer for extended period of time outdoors. 3. Get a Spray or Self-Tanner Get a fake tan? Yes! There are some really great self-tanners on the market

and salons that offer spray tans without doing any damage to your skin. Another benefit of self-tanners or sprays is that you avoid the strappy line look from bathing suits. Whatever you do, avoid the tanning beds – the jokes of them as coffins are not far off. 4. Do Things at Night or Indoors From city-sponsored free concerts & movies to swimming in your own pool under the stars at night, there are many ways to beat the summer heat and avoid the peak hours when the sun’s rays are strongest. We are also fortunate to have many exciting indoor opportunities – an ice skating rink, trampoline center, art centers, bowling and concert venues are just a few activities that can provide great summer memories. 5. Get Rid of Sun Damage Summer is actually a good time to get rid of existing sun damage. Cosmetic sun damage such as brown and red spots and actinic keratoses (AK) which are precancerous skin lesions that can become cancerous if not treated. AKs can be quickly treated with blue light photodynamic therapy which has a 90% cure rate. Chemical peels and laser treatments are an affordable and effective way to remove years of sun damage. If you want rejuvenation at a deeper level including wrinkle reduction, fractional CO2 laser is the way to go. Best wishes for a safe, relaxing and sun-safe summer! For more information, contact Dr. Timothy Jochen, board certified dermatologist and founder of Contour Dermatology & Cosmetic Surgery Center, at (760) 4234000 or visit www.contourderm.com. Dr. Jochen is an expert in Mohs surgery. He also is an Associate Professor at USC. He was voted a Top Doctor by his peers in 2017 and voted a Best of the Valley Winner for Best Surgeon in 2018 by Desert Sun readers. GREATER COACHELLA VALLEY CHAMBER OF COMMERCE | 11

When founders Victory and Richard Grund opened Old Town Art Studios in 2009, they had a vision: to provide positive art experiences for all people regardless of age, disability, or financial condition. Today, the nonprofit provides the Coachella Valley with an impressive array of art classes for children, adults, and seniors, open studio time, and family programs that encourage people of all ages and backgrounds to explore

The studio’s mission is grounded in its founders’ deep belief in the therapeutic properties of art. Co-founder Victory Grund has experienced this herself firsthand, after a personal tragedy lead her to her first clay studio. “We believe art is healing and has an everlasting positive impact on each of us and the world around us,” says Victory. This passion for the arts and the local community, as well as a noticeable lack of facilities in the area, lead the pair to begin the business. The community has certainly responded warmly to their efforts. Since it opened its doors nearly ten years ago, Old Town Artisan Studios has relocated three times to accommodate the growing demand for their programs. It now calls a 16,000 square foot facility home, giving the studios plenty of space to offer its visitors a myriad of opportunities for artistic exploration. “99% of the time, when someone new comes through [the gates], the first words out of their mouth is, “Wow! I never expected this!” says Thomas Burns, Executive Director. “We never get tired of hearing that!” It currently offers private and group instruction in clay, fused glass, painting, drawing, and other forms of art. Its many classes are a welcome presence in the La Quinta Community, whose residents may not otherwise have the opportunity to explore their creative side. “A big part of what we do here is to bring art back into the lives of the people around us,” says Burns. Children are especially vulnerable to this lack of artistic outlets. “With the defunding of art programs in schools the need is even greater.” Luckily for the children of LQ, the studio offers several kidfocused programs. Its Discovering Clay class allows children to get their hands dirty, learning how to sculpt their own hand-crafted masterpieces. Of course, all materials are non-toxic and kid friendly! Once kids are ready for something a bit more challenging, they can move on to a Youth Introduction to Ceramics class. Here they’ll learn how to make functional and sculptural ceramic works using various techniques such as slab roller, pottery wheel, and hand-building as well as exploring high-fire glazing and surface decoration. Youth Drawing is designed to inspire children’s imaginations. Your child will delight in studying still life, landscape, life drawing, and illustration. They’ll experiment with different drawing media, such as pen, pencil, charcoal, and ink, all provided in the cost of the course.

Adults have plenty of course options as well. A four-week Fused Glass course is an exciting treat, or discover the fine art of sculpting with clay in General Sculpture. Students explore sculpting techniques such as coil building, hand and soft slab construction, and extrusion. Figure Sculpture allows students to work with a figure model and learn techniques to portray the human body

and facial features. Both of these courses include materials, firing costs, and two hours of weekly studio time designed to help students complete their works of art between classes. Amongst its most popular family programs is the Paint-Your-OwnPottery Studio, a walk-in program open to anyone. Choose a piece of bare pottery and transform it into a painted treasure. After it’s fired in the studio’s kiln, you can pick up your masterpiece in a mere 5 days. This program is especially popular for Mother’s and Father’s Day, when families come in to make gifts for their loved ones. After all, what’s better than receiving a handmade piece of art as a gift? Whatever course you and your family may choose, one thing is for certain: Old Town Artisan Studios is an impressive nonprofit that lives up to its mission to enrich the lives of everyone who walks through its doors. Bring the whole family and cultivate your inner artist while spending quality time in its warm, welcoming environment. You will walk away with not only a work of art, but memories that will last a lifetime.

Covered “interruption” refers to issues on your end (sick, death in family, jury duty, lost job) and issues on the travel side (flight cancellations, weather delays, lost luggage, political unrest). It does not include a last minute change of mind about a trip. Common exclusions are preexisting medical conditions, traveling to receive medical care, injury caused by reckless behavior, travel into a known event (like hurricane) and travel to restricted dangerous countries. Travel insurance for a single trip typically costs 5-7% of your trip cost. Passport 360 from Chubb is a full-year travel policy that provides 24/7 coverage on an unlimited number of trips for one year. If you’re a frequent traveler, especially overseas, Passport 360 is worth considering. DO YOU NEED TRAVEL INSURANCE? Submitted by: Carrie Babij, Desert Insurance Solutions

As temperatures rise here in the valley, many local residents begin their season of travel and adventure. Travel insurance is intended to cover your actual financial loss when your trip is interrupted. Do you need it? It depends.

• Increases energy • Boosts your immune defenses • Boosts athletic performance & recovery • Quenches dehydration • Speeds up surgical recovery time

Medical Treatment for: burnout, chronic fatigue, chronic stress, memory loss, frequent injury,

dull skin, long term use of acid blockers,

migraines, viral & recurrent infections, celiac,

leaky gut syndrome, fibromyalgia...and more.

Our recommended insurance philosophy is “sweat the big stuff”…lost luggage isn’t big stuff. On the other hand, if you have a cardio event in a foreign country and need medical evacuation, that’s a different matter. Covered “actual financial loss” refers to things like medical expenses, medical evacuation, loss of prepaid travel fees, replacing lost luggage, etc. It does not include pain and suffering from a baby crying in the seat next to you.

has officially begun with the demolition of the first three buildings. Coachella Valley Housing Coalition(CVHC) will build 68 new units on an adjoining vacant lot and remodel 72 existing dwellings, providing even more opportunities for local seniors and those with disabilities to find an affordable place to call home. The remodeling phase is scheduled to finish in October, and the construction phase in December 2019.

CITY MANAGER’S MESSAGE By: Frank J. Spevacek, La Quinta City Manager Summer has arrived! Temperatures are rising, but summer in LQ brings its own special charm. June might end your hikes in our gorgeous Fred Wolff Bear Creek Nature preserve, but also promises plenty of occasions to remind us why life in our splendid city is second to none. This month features exciting events and important opportunities for civic engagement. Greater Palm Springs Restaurant Week returns this month to dazzle our taste buds for the 12th year running. But this year, we have even more reason to look forward to this foodie favorite: for the first time ever, the event will run for three weekends instead of two. From June 1-17, diners across the Coachella Valley will have the chance to sample the desert’s finest fare at inviting price points. The event, which is produced by The Greater Palm Springs Convention and Visitor Bureau, showcases delectable fixed price lunches and three course dinners for $29, $39, and $49 per person, depending on the restaurant. Over 100 restaurants will participate in the three week food spectacular, including our own Cliffhouse, Cork & Fork, La Brasserie, Lavender Bistro, LG’s Steakhouse, Melange, Old Town Tavern Barbeque, Solano’s Bistro, Stuft Pizza Bar & Grill and The Grill on Main. La Quinta welcomes its new Chief of Police Captain Misty Reynolds, a 21 year veteran of the Riverside County Sheriff’s Department. Reynolds took command of the Thermal Sheriff’s station in April, replacing Captain Roy Grace who retired after a 30 year career. As Chief, Reynolds will protect and serve not only our community, but also those of Coachella and Southern Coachella Valley Community Services District. Electric car owners have reason to rejoice this month as the City installs charging stations at three locations around the Village. Conveniently placed in the parking lot across from Stuft Pizza, on Avenida Bermudas and Avenida Montezuma, City Hall and in the new parking stalls in front of the Wellness center, these new locations will include both Tesla and universal charging stations. Tesla will be providing equipment and up to $10,000 per site for the project. The Washington Street Apartment project is moving right along. Construction

Speaking of enrichments to our Gem of a city, the Silver Roc Ad Hoc Committee continues to meet in order to review site plan updates, evaluate budgets, and discuss strategies for this exciting project. The committee is lead by Mayor Pro Tem Kathleen Fitzpatrick along with Community Service Commissioners, Hermann Design Group, Robert Green Company, Montage, and City staff. Progress on the project was recently presented to the Joint Study Session on May 21, 2018. Of course, all of these important advancements are made possible by a welldesigned budget, like a puzzle assembled to deliver city services to residents and visitors alike. The Financial Advisory Commission, which provides oversight on Measure G funds, encourages La Quinta residents to attend one of the Commission’s public meetings to provide input and feedback in developing the City’s annual budget. In June, residents will have three chances to contribute to the discussion; on June 5th, the City Council will hold its third budget study session for the overall update on all funds and final direction on all unfunded requests. On June 13th, the Committee will hold the final review of the General Fund and Capital Improvement Budget. Finally, on June 19, the City Council will adopt the budget. Community input during these meetings is not only greatly appreciated, but vital to the ensure a vibrant and exclusive budget. The City of La Quinta and its staff continue to appreciate the opportunity to serve its citizens. It’s truly a pleasure to work for the betterment of such a wonderful community.

LQ MUSEUM PRESERVES OUR PAST Submitted by: GCVCC Staff New Exhibits At LQ Museum Make Summer Bearable Step into the past with a visit to La Quinta Museum this summer! For over a decade, the local museum has been educating and entertaining its visitors with exhibits that showcase the city’s history and cultural arts. The first floor features a history gallery, which tells the story of the early desert and the native Cahuilla tribe who called it home through detailed dioramas. Visit the Community Room to view a 32 foot mural of La Quinta history. Next, head upstairs and check out the latest exhibits. Especially exiting are this year’s summer programs, which will surely be a treat for the entire family. “We are excited to bring two fun and interesting exhibits to the community,” says Robin Stewart, La Quinta Museum Manager.. “Bear in Mind: The Story of the California Grizzly” will delight little ones and adults alike. Learn

how the fearsome predator became so central to our Golden State, a symbol of California’s “untamed” wilderness. Discover fascinating facts about bear biology, examine authentic artifacts, and enjoy the children’s interactive section. The second exhibit, “The Art of the Shack,” will be paired with three monthly hands-on shack building workshops. Both exhibits open June 12, 2018. Summer will also feature several exciting family-friendly events to complement these exhibits. June will feature “The Native American Toolbox,” while July will give visitors the chance to get up close and personal to some desert creatures with The Living Desert’s “Wildlife on Wheels.” Imagine, you and your loved ones could be hobnobbing with a hedgehog in a museum! In August, Michelle Hedgecock will continue the bear theme with “The Bear Necessities. ” Of course, the Museum’s many regularly scheduled programs will continue to run all summer long. Grab your knitting needles, embroidery rings, and sewing projects and join your fellow stichers at STICH. If you prefer games,

COLLEGE OR EATING OUT?

Submitted by: Dennis Stewart, Educational Funding Solutions Last week, my wife and I were driving past La Quinta High School and noticed four students with large cups of coffee in their hands. So now you ask, “What does this have to do with college?”

join for the weekly Mah Jongg gathering. Indulge your inner child with its Adult Coloring Club. Get the most of your lunch hour as you stimulate your intellect with its Brown Bag Ted Talks, or discover something new about your community with Trending Topics. The Museum is hard at work preparing for the upcoming Fall exhibit, “GEN Z: This Is Me.” Artists interested in participating, go to facebook.com/ LaQuintaMuseum. Summer in La Quinta may be hot hot hot, but it’s also a time we can all relax a bit. The snowbirds and beach city staycationers are gone, school is out, and we have a bit more time to spend with our families. Why not take the opportunity to learn more about the place you call home and enjoy some local art together? As always, all of these exciting summer features are open to all ages and offer free admission.

I was reminded of a client who came into my office a few years ago. They were a family of five and they earned about $150,000 per year. They wanted my help in order to send their three daughters to college. They had no idea how they were going to accomplish this since they had no money left at the end of the month to go toward any type of college savings account. The discussion got around to budgeting: how much do they spend during the month and on what do they spend the money? I gave them a budget sheet to complete; they were shocked to find the family was spending more than $20 a day on eating out, over $8,000 per year! This led to a discussion on what else they were spending money on. When we were done with the analysis of their budget, we were able to find an additional $25,000 per year on things that were considered unnecessary and even wasteful. Together we identified savings of about $33,000 per year, which is the cost of a California State University education for a year and a half! If you are looking at ways to afford college, reviewing your budget would be a good start. There are many strategies that can help pay for college. Proper planning and budgeting can help a family through the college affordability process! For the past 17 years, Educational Funding Solutions has been helping families to navigate the college financial aid process and has developed strategies to affordably send students to college without sacrificing retirement. FOOD DELIVERY IS TRENDING Submitted by: RMichelle Steadman, Salads in a Jar Why are delivery services booming in popularity lately? Since 2017, home food delivery services have been exploding, and I am not just talking about UberEats or GrubHub, but the companies that deliver all kinds of foods, from boxed meals that you can cook yourself, to salads in a jar delivered right to your doorstep. There are many reasons for the increased use of these services. While we have always had Pizza delivery services, not everyone is in the mood for the same old traditional fare. Consumers may also be interested in ordering something healthy to eat. Convenience is where the main demands come into play. Many people enjoy eating healthily whenever possible, but let’s face it, life gets in the way sometimes. It’s easier to just order some food or have healthy food delivered to your door, than all the work of making the food yourself.

CONGRATULATIONS!

JUNE 27

Meal delivery takes out the stress of preparing healthier foods and provides a great meal that can be eaten immediately or taken for lunch the next day. What’s more, food seems to taste so much better when it’s been prepared by someone else, right? While not all meal delivery services are healthy choices, many have an emphasis on whole foods and healthier ingredients. People are willing to fork over the extra money to have a healthy and delicious bite to eat with minimal effort.

20 18

It’s time saving too. Rather than frequent visits to the store to sort through the food selections available, the alternative can be to just spend 15-20 minutes ordering groceries online and then have them delivered to the house in a matter of hours. We can get the groceries we need without ever visiting a store. Whether it’s grocery or meal delivery right to your front door, you can be sure that this is more than just a trend, it’s here to stay. It will be fascinating to see what new services will pop up in the near future For more information on Salads in a Jar, call Michelle Steadman 760-5875076 or visit SaladsinaJar.com. SUMMERIZING YOUR CAR Submitted by: La Quinta Chevrolet Staff

Summer is almost here, but is your car ready for it? We’re excited about the upcoming summer season, and we want to help you get your car ready for anything that summer can throw at you. These tips may seem small, but they can often be the difference between enjoying a road with your friends and being frustrated on the side of the road. If you’re planning on going on summer road trips, the most important part of “summerizing” your car is getting your tires ready. If you have been using winter tires, it’s time to switch back over to either summer or all-season tires; that way, you won’t wear them down by using them on warm, dry pavement. Even if you’re not using winter tires, you’ll want to check your tire tread and tire pressure. You’ll also want to make sure that your air conditioner is working smoothly for the hot summer days. You may not have used your A/C very much during the winter, so you’ll want to see if there are any strange noises or odors when you have it running. You’ll definitely be grateful for your working air conditioner once August rolls around. The last thing you’ll want to do to get your car ready for summer is checking under the hood. Your car has a lot of fluids that keep your car running and safe, so making sure they are all looking good is important. At the very least, we recommend that you check your oil, coolant, automatic transmission fluid, power-steering fluid, and brake fluid. If any of these are low or seem dark and grimy, you should get them checked out and topped off by a mechanic. While you’re under the hood, you should make sure your battery is still up to snuff. By following these tips, your car should be ready for anything the summer can throw at it. If you have any questions about these recommendations, feel free to call or come by and we’d be glad to help you out! Our direct number is (760) 771-8213. We look forward to hearing from you!

THE JOY OF HOSTING A STUDENT Submitted by: CIEE

What is it like to add a family member from another country? A current host mom recently took the time to describe their first semester with their host son from China: “The past few months have brought much fun and fellowship with the addition of our host son from China. Since he arrived in late August, life at our household has been a whirlwind of activities. Not one to let grass grow under his feet, our host son jumped right into our family life and accompanied us to Philadelphia as we attended a cousin’s baptism. Then it was time for the much fun and always anticipated inaugural Homecoming dance, soon to be followed by his first Halloween trick-or-treat. After going around the neighborhood with his host-sister, he was such a pro he invited some friends and went out again!

After that was another family celebration: a wedding at Camden Yards in Baltimore. Freezing temperatures bothered neither the wedding party nor our host son as they both celebrated the joyous occasion in the beautiful Retro Stadium. Soon after, our host son put his healthy appetite to the test and experienced his first Thanksgiving dinner. As the turkey was settling, it was time to check out the Christmas Village, trim the tree and deck the halls. On Black Friday, he braved the crowds in the “brick-and-mortars,” but it wasn’t too packed to prevent him from being laden down with packages! After, he was still energetic enough to gather with us in our town center to see Santa descend from the town hall by way of a fire truck ladder! Entangled in lights, hot chocolate, holiday movies galore, Christmas concerts, and church, he has truly embraced the spirit of Christmas and the joy of life in America.”

THINKING OF PURCHASING A HOME Submitted by: Jo McKinsey, Home Smart Professionals Buying a home, especially for the first-time buyer, could possibly be one of the biggest, most frightening, and exciting decisions ever made. Buying a home can be a complex process, but if the steps are taken in the proper order, the process of finding your ideal home will be smooth, with fewer disappointments or challenges along the way. Each situation is different, but below are the most common steps for buying a home. Loan Qualification: The absolute first thing a buyer must do is meet with a mortgage lender and obtain a pre-approval letter. A pre-approval states the dollar amount the buyer is eligible to receive. Pre-approval should not be confused with pre-qualified; there is a significant difference between the two. With a pre-qualify, the lender is basing their numbers solely on the information provided to them by the buyer, where as a pre-approval requires proof of financial history and stability. The pre-approval letter from a mortgage lender will let the buyer know what price range he/she should be looking in. Pre-approval also provides leverage when you find your ideal home and are ready to make an offer. Meet with A Realtor®: Once you have been pre-approved, it is time to select a real estate agent with whom you are comfortable. You will want to make sure the agent understands your needs, wants, and your approved range. The agent can then assist you in finding homes that meet your criteria which prevents you from looking at, and falling in love with, homes that you are unable to purchase. Making an Offer: Once you and your agent have found the home that meets your needs, you can discuss pricing and making an offer on that home. Your offer is presented to the seller to review and the seller either accepts, rejects, or makes a counter-offer. Open Escrow: If the offer is accepted, the buyer deposits “earnest money” (typically 1 to 3% of purchase price) into escrow. Escrow will then order the Preliminary Report. Submit Loan Application/Contingency Period: Conduct a physical inspection of the property by a qualified inspector; approve seller’s Transfer Disclosure Statement; approve Preliminary Report; conduct property appraisal by qualified appraiser; obtain loan approval from lender; perform termite inspection and certification. Obtain Homeowner’s Insurance which will be in effect at time of closing. Transfer down payment and closing costs to escrow. Sign closing documents. Deed is recorded with the County Recorder’s office. Congratulations! You may pick up the keys to your new home! The above is a very condensed look at a complex process.
