TOP 5 REASONS TO HIRE A REAL ESTATE PROFESSIONAL WHEN BUYING OR SELLING

Come to Restaurant Week at Old Town La Quinta!

Submitted by: Brad Schmett Real Estate Group

June 1-17

Celebrate Restaurant Week at Old Town and enjoy special menus and great pricing at Solano’s, The Grill on Main, Old Town Tavern and Stuft Pizza.

Whether you are buying or selling a home it can be quite the adventure, which is why you need an experienced real estate professional to assist you. In this time of instant gratification, many sellers think that they can ‘For Sale by Owner’ or ‘FSBO.’ The 5 reasons you NEED a real estate professional in your corner have been strengthened as the market continues to pick up steam. 1. What do you do with all this paperwork? A true real estate professional can guide you through the stacks of paperwork necessary to make your dream a reality. 2. Ok, so you found your dream house, now what? There are over 180 possible steps that need to take place during every successful transaction. Don’t you want someone who has been there before, someone who knows what these actions are, to make sure that you achieve your dream?

For more info visit OldTownLaQuinta.com

3. Are you a good negotiator? After looking at the list of parties that you will need to be prepared to negotiate with, you’ll soon realize the value in selecting a real estate professional. There are at least 11 different people who you will need to be knowledgeable of, and answer to, during the process. 4. What is the home you’re buying/selling really worth? It is important for your home to be priced correctly from the start to attract the right buyers and shorten the amount of time that it’s on the market. According to a study by Collateral Analytics, FSBOs achieve prices significantly lower than those from similar properties sold by real estate agents: “FSBOs tend to sell for lower prices than comparable home sales, and in many cases below the average differential represented by the prevailing commission rate.” 5. Do you know what’s really going on in the market? There is so much information out there on the news and on the internet about home sales, prices, and mortgage rates; how do you know what’s going on specifically in your area? How do you know what to offer on your dream home without paying too much, or offending the seller with a lowball offer? You need someone who is going to tell you the truth. Bottom Line You wouldn’t replace the engine in your car without a trusted mechanic, so why would you make one of the most important financial decisions of your life without hiring a real estate professional? This article was submitted by the Brad Schmett Real Estate Group, a division of Luxury Homes by Keller Williams. For more information about their office, visit Bradschmett.com or their office located at 47100 Washington Street, Suite 204, in La Quinta. They can also be reached by calling (760) 541-7010.

TAX TIPS FOR BUSINESS OWNERS: CAN YOU SAVE MORE WITH A C CORP OR S CORP ELECTION? Submitted by: Corry Hunter, CPA, Osborne Rincon CPAs For decades, CPAs have had a simple piece of tax advice for business owners: Take the small business – or S Corp – election instead of C Corp.

for a growing business, having more in available cash to make purchases might be a good choice. Also, a C Corp has fewer restrictions on fringe benefits that would be taxable to an S Corp owner, such as the use of a cafeteria plan and can even implement a section 105 plan to reimburse out of pocket medical costs. To find out which option is right for you, contact your CPA. Bio: Corry Hunter, CPA, joined Osborne Rincon CPAs in January 2011. After graduating from La Quinta High School, Corry served in the U.S. Army for four years before attending College of Desert and eventually graduating from USC.

But now, the new tax code is shaking up such long-held assumptions. As a business owner, could choosing C Corp be right for you? The S Corp election was introduced in 1958 to help entrepreneurs avoid double taxation. Filing as a “C” Corporation meant the company would pay taxes on profits, and the business owner would personally pay taxes on any profits taken out of the company as well. So, what happens now that the difference between individual and corporate tax rates is so small? The highest individual tax rate is 37%. Compare that to the C Corporation (C Corp) tax rate of 21%, and the highest dividend rate of 20% (total of 41%), and the C Corp doesn’t sound too bad! Of course, C Corps must still pay state taxes. But the tax deduction on Schedule A of an individual return is limited to $10,000 per year, so the C Corp may be able to utilize a deduction that an S Corp owner cannot – saving you money. This is how it might work. A C Corporation with one owner has net taxable income of $100,000 after paying the owner salary of $300,000.

enjoyed.

If the owner is therefore in the highest tax bracket of 37% federal and 13.3% state, the C Corp is much lower, at 21% federal and 8.85% state. If this were an S Corp, the extra $100,000 company income would have a lot more tax due, since it would flow through to the owner – even with the 20% deduction for flow-through income. Choosing C Corp becomes even more advantageous if the business owner itemizes. If he or she owns a house in California, the property tax is likely near the $10,000 limit. He or she will not be allowed to deduct the income tax paid to the state, but the C Corp would be able to. In this case, the total savings from choosing C Corp instead of S Corp could be nearly $15,000! Of course, if you want to take money out, the S Corp is still the winner. But 10 | GCVCC.ORG

HELP! I’M LOSING MY HAIR

81581 Hwy 111 Indio 68100 Ramon Rd. Cathedral City

Submitted by: Dr. Timothy Jochen, Contour Dermatology & Cosmetic Surgery Center It is normal to shed some hair each day. It’s just part of your hair’s normal growth cycle. However, when scalp shedding exceeds normal levels, it’s wise to visit your dermatologist. Hair loss may indicate an underlying health problem. The sooner the condition is treated, the better your overall health will be and the less hair you will lose. There are many causes for excessive hair loss. For example, about three or four months after an illness or a major surgery, you may suddenly lose a large amount of hair due to the stress of the illness. This is temporary.

Hormonal problems also can cause hair loss. An underactive or overactive thyroid gland (easily treatable with thyroid supplements) or an imbalance of androgens and estrogens (also treatable) are common causes of hair loss. Many women notice hair loss about three months after they’ve had a baby. This is also related to hormones, and will self-correct. Some medications can cause hair loss including blood thinners, chemotherapy, medicines used for gout, birth control pills and antidepressants. Excessive amounts of Vitamin A may cause hair loss. Hair loss can be caused by a fungal infection of the scalp, easily treated with antifungal medicines. Finally, hair loss may occur as part of an underlying disease, such as diabetes or autoimmune conditions like lupus or alopecia areata. The Most Common Cause: Hereditary Hair Loss Male-pattern baldness, for example, is the most common cause of hair loss in men, and is hereditary. The typical signs are a receding hair line and baldness on the top of the head. About 35% of women experience female-pattern baldness where the hair becomes thin over the entire scalp. This is also an inherited condition. Medications may help slow or prevent the hair loss. One medicine, minoxidil (brand name: Rogaine), is available without a prescription. It is applied to the scalp. Both men and women can use it. Another medicine, finasteride (brand name: Propecia) is available with a prescription. It comes in pills and is only for men. It may take up to 6 months before you can tell if one of these medicines is working. Another solution is to invest in a wear-at-home low-level laser therapy device. The Capillus Laser Cap does produce results for those in the early hair loss stages. Lastly, newer minimally invasive hair transplant techniques are more natural looking than ever and offer permanent resuls.

Join Costco HEALTHY WAYS TO BOOST YOUR ENERGY Submitted by: Natalie Angrisani

Do you find that you experience that “afternoon crash” when your energy level drops and you feel like you need a nap? Is the first thought that comes to mind - I need to get some coffee with an extra shot of espresso. As much as I love coffee, getting an extra shot of espresso in you is not the best solution. I agree that there are very few foods that can give you the same kick as a shot of espresso, a can of cola or a sugary candy bar. If you’re watching your weight, the challenge you face is finding foods that can not only give you a boost, but are good for you as well. Getting an energy boost that can keep you going all day does not necessarily mean foregoing good nutritional habits. Many of us want to eat healthy but few of us do. It does not need to be difficult to develop healthier habits. Learning as much as you can about proper nutrition is easy. The goal in planning your daily diet is to focus on meals that are low in fat, high in fiber, contain protein and have complex carbs. This ensures a slow breakdown of sugars and regular energy throughout the day. Since childhood, we’ve all heard that breakfast is the most important meal of the day. Having a good breakfast is the first and most important step in building up your energy stores to get through a busy day. Even if you aren’t particularly hungry, you should eat within four hours of waking.

What you eat for breakfast should account for about 25 percent of the day’s calories, so avoid foods with a high level of simple sugars, the sudden energy boost will be quickly canceled out by a crash in energy later in the day. Staying hydrated can also help, especially here in the Coachella Valley. Drinking at least six to eight glasses of water a day can sometimes be tough to do, but will keep you from feeling sluggish and tired. Try a flavorful, sugar-free drink with zero calories as a healthier alternative to the popular high-calorie, high-sugar drinks you’ll find in the market. Snacks can also provide the body with the energy it needs. Just be sure to choose wholesome snacks that are low-sodium with no artificial flavoring, colors or ingredients. These are a much better alternative to snacks loaded with sugar or fat and can be conveniently carried with you during the day for easy access. Healthy snacks can ensure you get the quick boost you need when your energy starts to flag. With a little bit of thought, you can boost your energy in healthy ways when you plan and make better, safer and smarter choices that benefit you and your family. The study sessions will be focusing on topics such as the General Fund, Capital Improvement Budget, Special Funds and Measure G. These council meetings are open to the public. May will also see the Urban Land Institute (ULI) bring their Technical Assistance Panel (TAP) to the City of La Quinta. TAP consists of real estate, planning, infrastructure, public sector, finance and development experts to provide unbiased pragmatic advice for addressing Highway 111 Corridor opportunities and challenges. The panels consist of 4-8 specialists, who are ULI members that will produce a Highway 111 Corridor implementation strategy based on data, community realities and best practices so that the community obtains the best possible result. The Highway 111 Corridor has experienced turnover in retail tenants over the decade due to the nationwide trend of shoppers using e-commerce. The City recognized this reality and engaged ULI to outline options that fit our community. The outcome will assist the City with plans in the Corridor for long-term economic viability. The ILU TAP toured the Corridor on April 25 and will then host a series of stakeholder focus groups. A final presentation by the ULI TAP will be made May 30 to a joint session of the City Council and Planning Commission, the public is invited to attend.

Anyone who’s ever quilted or been an avid seamstress knows first-hand the sheer joy that flows through you when touching a piece of fabric. Amber Legowski, Program Director for Caleo Bay Alzheimer’s Special Care Center in La Quinta, California, took that feeling and used it to create a really special moment for one of her residents by helping her reconnect with her favorite past time. Below she relates that story. “Madeleine is a phenomenal quilter with multiple awards and blue ribbons under her belt. As her dementia has progressed, she hasn’t been able to do any quilting and really misses seeing gorgeous patterns and touching the pieces of fabric she spent so many years pouring her heart and soul into. Our Meaningful Moments philosophy is one of the main reasons I love my job as a Program Director so much. With this approach to care, I get to join residents in their journey by finding new ways they can reconnect with their passions and create ways for them to still do what they love. After spending a bit of time with Madeleine, I knew I needed to figure out a creative and thoughtful way for us to connect. With that goal in mind, I hit the fabric store and bought a bunch of different quilt squares featuring native American design (her all-time favorite!) and let her pick the patterns she liked the best. Using a poster board and fabric glue, we made our own version of her famous quilts. This one is perfect to hang here at Caleo Bay where she is able to touch and reminisce whenever she needs to. By the looks of her smile, I think today was a win.” Caleo Bay is thankful for the trust you have placed in us to care for your referrals and loved ones. It is a responsibility we take very seriously. Through our exclusive Meaningful Moments program, we ensure that all of our residents lead lives of purpose, passion and joy each and every day. For more information about Caleo Bay or it’s services, please contact us at 760-848-7115, or visit us at 47805 Caleo Bay Dr. in La Quinta.

LA QUINTA BUSINESS SPOTLIGHT – PEDEGO Submitted by: GCVCC Staff

An upstart bike shop in La Quinta thinks riding your bike to work is closer than you think, and they are helping make it happen. Buzzing about his bike shop in La Quinta, Bryan Newman looks the part of todays trendy young generation of bike riders. When you sit down and talk with him, you find it to be truer than you know. “I didn’t even own a bike until 2015,” says the owner of Pedego Electric Bikes in La Quinta. “I was a professional golfer on the European Tour when a buddy of mine introduced me to my first Pedego. My first thought was, this is great. My second thought was, there has to be a market for this back home.”

Bryan doesn’t hide his fondness for biking in La Quinta. “This is the best place to ride in the valley.” Currently his local Pedego shop is the top performing store out of 122 in the country. It appears, he may be right about that. About Pedego Pedego® Electric Bikes is the Number 1 electric bike brand in the United States, according to Navigant Research. Sold at more than 115 Pedegobranded stores and hundreds of independent electric bike dealers worldwide, Pedego electric bikes have 250- to 500-watt motors that empower riders to conquer hills and breeze through headwinds, cruising distances up to 60 miles on a single battery charge. The twist-and-go throttle gives riders instant manual control over their speeds while Pedal Assist automatically adds power to their pedaling. Available in hundreds of color combinations, Pedego’s high-quality, innovative “pedal or not” models include cruisers, tandems, commuters, fat-tire bikes, mountain bikes, cargo bikes and a convenient electric folding bike. Pedego electric bikes deliver fun, exercise and a green alternative for transportation — transforming lives with fun and delight. Free test rides are available at every Pedego store. Founded in 2008, Orange County, Calif.-based Pedego inspires riders to say, “Hello, Fun!” For more information about Pedego La Quinta call 760-972-4017

Bryan is like a lot of Americans who are re-discovering the bicycle, and not just for recreation. A quick drive around any big city in America will reveal a growing trend, Americans are starting to bike. Basic pedal bike rentals are growing in numbers across urban markets due to their ease of use. Just slide a credit card and off you go anywhere in the city for a fraction of what a rental car would cost. When your done you simply park it safely off the road and the bike secures itself. While most of these bikes are bare-bone pedal bikes, Bryan thinks a related trend will arrive soon. “Eighty percent of the bikes in Europe and Asia are electric, compared to only seventeen percent in the United States. Americans still see their bikes as primarily a leisure activity, but electric bikes will begin to open up an entirely new commuter market in the United States.” There is reason to be optimistic for the emerging bike market, local governments across the country are starting to make biking and rider safety a priority. Locally, no one has been more progressive about bike safety than La Quinta. They have actively worked with the local biking community to improve their experience. “With the City being a great terrain for cycle enthusiasts, it is important to ensure that we are taking every measure possible to create opportunity for feedback,” says Marcie Graham, Marketing & Communications Supervisor for the city. “One example of that is GoRequest, an app that allows the bicycling community to address potential safety concerns around the City streets as well as helps to ensure city staff is addressing those issues in a timely manner. Everything from potholes, uneven pavement, to debris in the roadway are examples of potential safety hazards that can be easily identified through the app. La Quinta welcomes and encourages our bicyclists to explore our City and the amazing views it offers.” While the commuter market continues to develop around city safety measures and projects like CVLink, Pedego will continue to thrive thanks to so many locals and visitors that just want to see our beautiful valley up close. An electric bike allows anyone, even those that are a little apprehensive about their abilities, to see the desert. Ask Bryan where to start your ride and you will get more than a few options. “The trails along the Santa Rosa Mountains are beautiful, you can head southeast through the avenues out towards PGA West, or you can just spend a day around Old Town discovering La Quinta. The beauty of an electric bike is when you get tired of pedaling, you just flip a switch.” 22 | GCVCC.ORG

2019: BIG CHANGES COMING TO MEDICARE Submitted by: Randy Foulds

It is only Spring, but insurers are already making big changes to their Medicare plans for next year. Medicare has allowed insurers to offer new benefits in 2019 that are healthrelated. Some of these benefits will likely be, grocery shopping, home delivery of groceries and medications, transportation such as Uber, and some “unskilled” home health care. Insurers are scrambling to partner with home health care agencies to provide these services at low cost to their members. According to Medicare, “non-skilled home care services, also referred to as personal care, custodial care, and homemaker services which provide in-home care, are services that are supportive, or custodial in nature and are supplied by certified nursing assistants (CNAs) and home health aides (HHAs).” For many families already paying for these services out of pocket, this can be a very welcome change. Another change will allow your insurer to send more “informational” material

to you without it being screened by Medicare first. Which means, even more junk mail coming your way! The biggest change adds an opportunity for you to change your Medicare Advantage plan in the first 3 months of 2019. This is known as an Open Enrollment Period, or OEP, which follows the Annual Enrollment Period, or AEP, October 15 – December 7. During the AEP, you can change your plan as many times as you like, the final change before the AEP ends on December 7 is the one they enroll you in. If you feel you still need to make a change, or you missed the deadline, you can make one change during the OEP. Yes, its unnecessarily confusing. More changes are coming in the years ahead with the closing of all F-plan Medicare Supplements, the reduction of the donut hole or coverage gap in Part D plans, and new duplicate plans soon being allowed. As always, you should consult a certified, licensed agent before making any changes in your health plan. Randy Foulds of Foulds & Feldmann Health Insurance Agency is a licensed agent and a senior health specialist. License #0G69218. You can reach him at 760-346-6565.

HEALTHY LQ INCLUDES YOUR BEST FRIEND Submitted by: GCVCC Staff La Quinta is no doubt one of the healthiest communities in the Coachella Valley to live in. Hiking trails and parks are never far from any corner of the community, and a vibrant city center draws residents outdoors even when they shop and dine. That focus on health even extends to our best friends. Did you know the City of La Quinta maintains three dog parks for your leisure? As it turns out, dogs are a lot like us, they require physical and mental activity to live healthy productive lives. Throughout man’s history Fido has been close by our side, hunting game, herding and protecting livestock, and keeping the wolves at bay. Today, like us, life has slowed down for most of them. Our pet dogs spend most of their time at home, napping on couches and eating food from bowls. No hunting or scavenging required for the modern dog. While a life of ease can seem appealing, a sedentary life can have the same detrimental effects it has on humans. Dogs can become bored, lonely and overweight, with excess energy and no way to expend it. Yes, there is a reason your shoe keeps getting chewed up! The good news for Fido is, La Quinta has you covered. The City maintains dog parks throughout the city you can take your pooch to get some muchneeded exercise. Fritz Burns Park on the corner of Avenue 52 & Avenida Bermudas Pioneer Park on Seeley Drive & Miles Avenue (Behind Homewood Suites) Seasons Park on Cloud View Way (Behind Adams Elementary School) All three of the parks in La Quinta are well maintained and specifically designed for your dog to exercise, socialize, and enjoy some fun in the sun. Of course, like any activity some preparation and study can make the trip more enjoyable. Before you go, here are some helpful tips for making sure you and your dog have a good experience at the park. 1. Make sure your dog is at least 4 months old and current on all vaccinations. Dog parks can be very dangerous for a dog that isn’t fully vaccinated or is too young to be exposed to certain infectious diseases and parasites. Because all dogs are different, it’s a good idea to speak with your Veterinarian in advance about your dog’s development to see if they are ready to venture out to a park. 2. Assess who’s at the park before you enter. See if the dogs in the park have the same energy as your dog (calm, high-strung, assertive, or submissive) and are good pairings with regard to size. If the park is separated into designated play areas for large and small breed, respect those designations and utilize the appropriate area. 3. Keep your eyes on your dog at all times -- don’t talk on the phone, get distracted by other dog park friends, or read a book. It is important to know what your dog and others around him or her are doing every moment you’re there. 28 | GCVCC.ORG

4. Watch your dog and read his body language. Arguments and fights happen every day, at every dog park, even among the best dogs (just like with kids at a playground). Your dog is likely going to be aware of an impending tussle before you are: if he seems to become nervous, agitated, or on guard, call him and prevent any squabbles before they happen. 5. Always clean up after your pet! Maintaining a clean and safe environment for our pets is all our responsibility.
