The North Atlanta Home Show Welcomes New Show Sponsor – Totally Accessible Homes

Monti Marsters, President of Totally Accessible Homes explains a bit about the company. Totally Accessible Homes is a new and innovative company, which has been designed from the ground up to specifically service the handicap and our aging communities. Our founding owners have designed, built and installed products for accessible homes for over 12 years. These owners have decided to combine their designs, skills, and knowledge in order to provide the best service and products possible to the elderly, the handicap, and the mobility challenged. When you choose to work with Totally Accessible Homes, you will begin with an in person consultation to help determine what your individual needs are. Many times a client will choose to have their doctor, Physical Therapist, or a counselor present to help determine the best solution to the individual’s needs. The new buzz word with many construction companies is “CAPS certified”. We were doing aging in place modification before it was the popular thing. In addition to being CAPS certified, we have additional train-

ing courses that continue far past where the CAPS certifications leave off. Because we sell, remodel, and install accessibility items ourselves, there is much less chance of rework and extra cost that is associated in dealing with several companies to complete one project. Whether you are looking to the future by making improvements to stay in your home longer, or you have current needs, Totally Accessible Homes is your best choice for quality installation. Your accessibility and comfort is our goal. As the accessibility product installation specialist, we will be happy to install any product for you, regardless of where you bought it. We understand peoples tastes differ, if the product we sell is not exactly what you want, we encourage you to find the product that reflects your personal taste, needs, and desires. We will be happy to professionally install the product for you. We guarantee our service and our installation. Beautify Your Bathroom By: HGTV Real Estate and Home Décor Expert – Tonya M. Williams Splish, splash I was taking a bath... and realized that my bathroom needed an overhaul. Bathrooms are one of the most highly utilized areas of a home. The high ROI (return on investment) when remodeled or upgraded makes them a wonderful project whether a homeowner intends to remain in the home for several years or place the home on the market for sale. Whether considering how to redecorate or completely remodel a bathroom space, homeowners should make a budget regardless of how big or small the project. It is important to know how much space --square footage, you are working with because every inch, foot, linear foot represents a cost and needs to be incorporated into the budget. Also, remember if the bathroom has a window, the shade or window covering needs to be a line item in the budget. Now, let’s get to the fun part, deciding what to replace! The list should go something like this: Toilet, Tile, Tub, Sink(s), Vanity, Hardware/Faucets, Mirror(s), Light Fixture(s). Oh yeah, don’t forget the miscellaneous items like: adding recessed lights, tile threshold to make the transition from the tile in the bathroom to the flooring in the adjoining room and the exhaust fan cover-these can get very dusty and discolored-there are styles available for every budget. Toilets--the porcelain throne should always be replaced during a remodel. This is especially true if the home is older. New toilets are much more efficient with lowflow water features, and are generally more aesthetically pleasing. There are round bowl styles and elongated styles, it is really a matter of personal preference. Tile--Marble, travertine, porcelain, glass, metal (copper, stainless, etc.), faux hardwood porcelain. There are many tile choices for every style and budget. Carrara white marble (polished or honed) is presently very popular with homeowners and builders. It is beautiful, timeless, elegant and compliments any space. Tubs--Alcove, drop-ins and corner tubs fit snuggle next to the wall and compliment the scheme of the bathroom. Freestanding and claw foot tubs are visually interesting

and often the focal point of the bathroom. Sinks--Pedestal, farmhouse, floating, vessel, there are many choices to suite any style. Figure out the style that fits your taste and your room. Hardware/Faucets--Brushed nickel, oiled bronze, copper, chrome to name a few of the finishes available. Also remember you may need supply lines and drains. There are different types of faucet mount types; widespread, wallmounted, single hole, and center-set. The costs differ by design and there is one from every budget. Mirrors and Light Fixtures round out the list. This is where homeowners can add a very personalized touch to the room, with a fun or unique fixture that compliments the bathroom but also brings an element of interest to the space that is interesting yet, not disruptive. Regardless of the reason for a homeowner’s bathroom remodel project, it’s important to always use quality products and reputable contractors. Make sure the budget has accounted for all project-related items/expenses, big and small. Have fun with the project and make the space a welcoming and comfortable destination within the home! Tonya M. Williams appears live on the Reliable Heating & Air Home Show Stage on Saturday February 22 at 2pm and Sunday February 23 at 1pm – Gwinnett Center.

I’m Ready To Remodel But How Am I Going To Pay For It? Okay so this is the year you treat yourself to that home remodel you have been dreaming about. You’re excited about all the fun stuff like picking out sexy South American hardwoods, cavernous cabinets, and gorgeous granite counter tops. You’ve seen all the shows about adding awesome outdoor living spaces but now you’re faced with that troubling question. How am I going to pay for all of these goodies? Fear not home improvers there are actually more solutions available to you than you may think. If paying cash is not an option for you, you need to look for ways to finance your project. There are essentially three ways to finance a remodeling project, a cash out refinance, an equity line, or a renovation loan. The first two options can work well if you have a lot of equity in your home today. Renovation loans work well in all situations because the amount you can borrow is based on how much your home will be worth after you make the improvements. Let’s take a look at the cash out refinance and equity line options together because they work very similarly. When you apply for one of these loans the bank will order an appraisal to determine your home’s current value. The bank will then lend you up to 85% of that value for the cash out refinance and typically 90% for the equity line. From that amount you simply subtract your current mortgage balance to determine the amount you net for your project.

Again, these options work well if you have a lot of equity in your home. But what if your current loan balance is at or above 80% of your current value? What if you need more than $10,000 to $20,000 for your project? This is where the renovation loan saunters in to save the day. The renovation loan was designed with you and your project in mind. It has two huge advantages that make it an extremely useful financing tool. The first is that the bank bases the amount they will lend you on the after improved value of the home, so you get credit for the upgrades and additions. The second advantage is that if you meet credit requirements, the bank will lend you up to 95% of the after improved value if needed. By the way, this product can also be used to purchase a fixer upper and finance the improvements into the same loan. Let’s look at an example to see how impactful these advantages can be for you. Let’s assume that you have a project in mind that will increase your home’s value from $300,000 to $350,000 and your current mortgage balance is $250,000. Because renovation loans use the after improved value, that means you could borrow up to $332,500 ($350,000 x 95%) which would net you roughly $82,500 for your project after you pay off your current mortgage. Using these same figures you would only net $5000 on a cash out refinance and $20,000 using an equity line. You’ve priced out Brazilian Cherry and Sub-Zero refrigerators, would that extra $62,500 to $77,500 come in handy for your project? Todd Sheppard has over 17 years of mortgage lending experience and focuses on renovation financing. On Friday Feb 21, he will be appearing on the Reliable Heating & Air Home Show Stage at the 17th Annual North Atlanta Home Show. Come meet Todd at 4pm to learn more about renovation financing and/or contact him at toddsheppardloans@gmail.com.

What to Expect – When You are Expecting New Hardwoods! Purdy Flooring & Design Shares a Prep/Checklist PREPARATING FOR MY NEW FLOORS When installing a new wood floor, the material needs to acclimate to your home environment. To acclimate properly, it is recommended to store the hardwood material inside your home, not in your garage or on a porch. Proper acclimation reduces the amount of natural movement a wood floor will have throughout the seasons. All furniture and personal items will need to be removed from the work space. You may choose to do this yourself, or make arrangement with the contractor to do so. Remember to clear countertops and remove toilet(s) if necessary or arrange for the contractor to do the work. Also, consider opening your blinds and shutters. Also suggested is for window treatments be removed or lifted off of the floor to protect fabric and create a well-lit working environment. Appliances such as your refrigerator and range also need to be removed. It is recommended to do this before installers arrive. After project completion, you will be responsible for re-hooking the icemaker on the refrigerator as well as a gas stove. Make sure the connections are good. After reconnection, it is advised you check the hook-ups at least once in the following hour. You don’t want water to damage your new floors. Please make sure that your pets are in a secure and safe area or not on the premises. Let your contractor know if you would like any cabinets or valuables draped.

INSTALLATION DAY The average time for most projects range from 2 to 7 days. However, the amount of time that your hardwood project will take depends on the scope and size of your project. Dust is an element of the project that is inevitable. There is dust containment equipment available; however, even the best equipment will not be dust free. Please be aware that there will be some dust during the installation process. Be aware that dust may continue to settle several days after project completion. You will need to please wait 24 hours before walking on your new floors. Allow 48 hours for furniture and pets and 1 -2 weeks before placing carpets or other area rugs. Also avoid using water on the floor for one week. TAKING CARE OF MY NEW HARDWOOD FLOORS You will find that your new hardwood floors are a great pleasure. They are also easy to care for, clean, and maintain. Remember to vacuum regularly using a brush attachment. Dust mopping works well, but do not use a household dust treatment on your mop. These chemicals may cause your floors to become slick or dull. It is recommended to use a floor cleaner called Bona. This cleaner is a water based, environmentally friendly formula that leaves no residue. For more information visit Purdy Flooring & Design in booth 132 at the North Atlanta Home Show – Gwinnett Center, Feb 21-23.

Variable Speed Comfort: Never Over Heat or Over Cool Your Home Again One of the most exciting products to be introduced to the HVAC arena in a long time is a product that will make your home or business much more comfortable than any system has ever been able to accomplish, and it is actually a product that came out ten years ago, only to be brought back recently. The new variable capacity, multistage air conditioners and heat pumps from Trane mean that a HVAC system will never over cool or over heat your home again, which cause uncomfortable temperature swings with your system shutting off and on over and over again. Instead, the new TruComfort from Trane can change its output of heating and cooling in an infinite number of variations, so it only puts out the exact amount of heat or air to meet your needs-not exceed. This precise superefficient system’s longer low output run times mean that your home will be drier than ever before. The unit will extract more moisture than any normal unit, while saving 60% - 70% of your utility costs. This type of system was actually introduced ten years ago by Trane and has been the standard in European and Asian air conditioning systems where power

consumption has always been extremely important due to higher overall utility costs. Now, this technology is sweeping the USA with all the major companies seeing the future of air conditioning and heating to be these variable speed, multiadjustable HVAC TruComfort systems. I am so excited about this product that I am installing them in my own home! They come standard with Wi-Fi enabled thermostats and HD screen that also doubles as a digital picture frame capable of showing your favorite picture of your loved ones and can be fully programmed and controlled from any smart phone, computer or web device anywhere in the world. This same Wi-Fi system can be used to control the lighting or utilities in your home and can also have camera and door locks added to it to provide a very affordable home automation system. These systems used to cost tens of thousands of dollars and can now be set up and installed for a fraction of the cost. Many people will spend under a thousand for a complete automated home using the Trane TruComfort System. All older systems were sized for the hottest and coldest days of the year, but

when the temperature does not reach these peaks, the units are much larger than needed. This meant your home would heat or cool rather quickly, not allowing the objects and the people in the home to be evenly heated and cooled. Also, the home would become muggy due to shortened run time cycles with little dehumidification being accomplished. The new TruComfort System from Trane simply slows down and keeps running longer, using a fraction of the electricity of an older unit and extracts more moisture, providing the most comfort ever afforded to a homeowner. For unparalleled comfort and savings, talk to Reliable Heating & Air today about the new variable speed air conditioners and furnaces available now. Call 770-594-9969. Talk with a Reliable Heating & Air team member at the North Atlanta Home Show – Gwinnett Center, February 21-23. Reliable Heating & Air will be exhibiting their products and services in booth #254. Dan Jape is the owner of Reliable Heating & Air. You may contact him at (770)594-9969.

Adaptive Gardening – What to Do When Your Physical Abilities Change When Barry and Janet Leavell met nearly 6 years ago, both knew they were a perfect match. Not because they were confined to wheelchairs, but because of their mutual love of gardening. Janet was the victim of a gunshot wound with spinal damage that would leave her unable to walk. A car accident left Barry a quadriplegic with only partial use of his arms and hands. Both agree that a big part of their lives would be missing if they didn’t have gardening. The Tucker couple work around their half acre lot, adapting tools, techniques and the gardening environment to suit their needs. Wooden ramps, raised beds and many native plants enable them to cultivate and enjoy a wide variety of plants that attract birds

and butterflies, which Janet says has a calming effect. Barry sees the benefits of growing vegetables because the couple eats them. They are among millions of Americans either living with disabilities or who are aging at home finding ways to continue to enjoy one of the world’s most popular hobbies. Former HGTV host Joe Washington will talk about adapting your environment to suit your gardening needs at the North Atlanta Home Show – Gwinnett Center, Friday February 21 at 2pm, and Saturday February 22 at 1pm. Joe’s presentation will feature techniques, tools and resources to help your gardening experience remain enjoyable for many years to come. The combination of lack of mobility because of aging or disability and performing what can be strenuous tasks make for a unique challenge in the garden. One solution does not fit every individual and Washington’s presentation will provide some ideas to suit individual needs.

Staircases – Ascending Trends! Jim Lewis of Vision Stairways & Millwork confirms that iron still remains a strong seller for Homeowners looking to change out their dated wood balusters, but they have also seen an upswing in more transitional and even contemporary stair designs in Atlanta. This look can range from stainless with glass panels, open rise stairs, stainless steel cable rails and more unique iron balusters or custom forged iron work. Another trend is going back to the classics but with an “updated twist”. This may come in the form of a custom oversized newel post done in a different wood species, such as antique heart of pine, walnut, or poplar, paired with a painted wood square or tapered baluster, giving a rich yet clean look to the staircase. Check out all these styles and more at the North Atlanta Home Show – Gwinnett Center, Feb 21-23. Vision Stairways & Millwork will be exhibiting their product in booth 336.

Bring the Indoors Out Outdoor living not only provides additional living space for your family, but it can also add significant value to your home. Many homeowners first think about remodeling the interior of their home, while interior renovation increases home value, many home owners and prospective home buyers are looking for unique outdoor living areas. There are a number of things to consider as you look to expand your home’s outdoor living space while improving the overall value. Keep the heat in (or out) Energy efficient windows and exterior doors can not only cut the energy consumption cost, but adds significant curb appeal to your home. Cellular PVC windows are the alternative to wood windows, offering a no-rot, natural wood aesthetic. Cellular PVC windows are stronger than vinyl windows, offer more glass space, are lower in maintenance and can be painted to match your home’s

color scheme. Energy efficiency is also a considering factor for many prospective home buyers. Outside entertainment When improving your home’s exterior, consider building or replacing a deck or porch. Decks should be made for enjoyment but also built to last. Consider a high quality, wood-alternative decking material like composite decking. Composite decking withstands the Georgia heat and humidity as well as frost during winter months. Composite decking is mildew and insect resistant and maintains its color and beauty for years to come. Decks and porches can be built in a variety of designs, from contemporary to coastal, matching the style of your home. Your new favorite room With any luck, Georgia’s unseasonal rainfall in 2013 didn’t put a stop to enjoying the great outdoors. If it did and you were rained out from relaxing in your

outside living space, consider installing an under deck ceiling system. Transform your deck to a waterproof outdoor living area for your family. Painted to match your home exterior, this rustproof aluminum system adds hours of entertainment to your outdoor living space. Never let the rain or extreme heat stop another cookout or party. Enjoy your deck year round with an under deck ceiling system. When it comes to your outdoor living space, don’t limit your creativity. Everything you think can’t be done can be done. Talk to a certified exterior remodeling contractor for home exterior remodeling ideas. Doing so will help you get a better sense of what is possible for outdoor living. An outside living space can transform the style of your home and will bring fun and relaxation for years to come. These outdoor living tips provided by Exovations. Be sure to stop by

New Trends in Contemporary Cabinetry For 2014, the trend in European cabinetry continues to be textures and colors inspired by nature. Wood grain laminates are popular. The technique continues to improve and makes an excellent (and less expensive) option to genuine wood. A few of the new offerings in a representative range of colors is shown below. “Antique Oak,” shown at left, is a beautiful horizontal grain laminate with texture. In the center is a high gloss polymer glass coated door that gives a glass appearance and depth. On the right is a matt textured laminate shown in a color called “Alpine Gray.” We love this new accessory bar for the backsplash area. It features a narrow shelf

at top for small items and has optional accessories like a very attractive knife block, hooks for utensils and a towel rack. A cutlery tray is a great organizational tool for storing cooking utensils where they are needed. These are available to fit most metric drawer sizes. Solutions for Spring Dead Spots?

Spring dead spot symptoms usually appear in the spring as bermudagrass resumes its growth from winter dormancy. Spring dead spot can causes damage to bermudagrass in winter, when temperatures are below freezing during winter dormancy. The disease is common for most of the United States. When the bermudagrass begins to green up circular patches of grass appear to remain dormant and eventually die. Bermudagrass has an aggressive growth habit and the ability to

spread quickly, but recovery is very slow. The patches of grass in the areas are often completely dead so the recovery is mainly by the stolons spreading inward from the outside. At times in a severe case it could possibly take the entire growing season for the areas to recover completely. Be sure to visit with Unlimited Landscaping & Turf Management in booth 140 at the North Atlanta Home Show to talk about options for dealing with Spring dead spots.

After New Year’s, you may have made resolutions to lose weight, get fit, be healthier. But while we’re working to improve our bodies, who thinks about improving their home’s fitness? If your home is out of shape, it’s not as comfortable and it’s costing you more money. Take a good look at your house. Like a few extra pounds that can be seen in the mirror, some of your home’s fitness problems are visible – cracks in the wall, holes around the pipes under the sink, HVAC ducts in the attic that have gaps. But like high blood pressure, some of your home’s fitness problems can’t be detected without a checkup – cold air seeping in through knee walls, inefficient insulation, and inadequate airflow through your HVAC system. It’s time to get your house the equivalent of a personal fitness trainer! Jackson EMC’s Home Energy Fitness products can help you find the problem and identify the most costeffective improvements to get your house in shape, lower your energy bills and make your family more comfortable.
