clients: Hotels Group International, Inc project type: Hospitality location: 1540 Broadway St, Oakland, CA neighborhood: Financial / Historic District
pros:
“VIGOR” is a prosal project for a 10,000 square feet boutique hotel in downtown Oakland. This hotel will be the new destination for both business and casual gatherings, while offering an unique taste of food and aesthetic to the local residents and workers. The design scopes includes both public space (lobby, restaurant, sky bar) and a private executive suite.
•
• •
• •
Within walking distance to historical landmarks (Fox Theatre, Cathedral Building) and public transportation (Bart and AC Transit Bus). Surrounded by office and commercial buildings (Kaiser, AC Transit, banks). Monthly social event (Oakland First Fridays) and occasional parades (Warriors’, Women’s March). Non-family households and blue collar jobs are the majority groups. No boutique hotels within 5 miles.
cons: • •
Busy traffic road produces more noise and area has high crime rate. Existing food and drink facilities are potential competitors.

NORTH SECTION NTS pros: • •
•
Open plaza in front of Cathedral building allows view from Telegraph Avenue. Parking lot is located half a block away, meter parking are available on Broadway and on adjacent streets. High ceiling at ground floor.
•
•
Open courtyard brings more natural light into lower floor, and is an opportunity for creating a relaxing outdoor space. Open roof top can add more revenue as a drink facility.
LEVEL 2 NTS
ROOF NTS
cons: •
• •
Site has limited natural light and more sensitive to noise since there are three buildings on its sides. Main entrance and mean of egress are located on busy traffic Broadway street. Building has multiple colums and concrete structured wall at odd locations.

CASE STUDY #2
h2hotel / by David Baker + Partners Earn LEED points through: • Solar Panels. • Restaurant sources ingredient locally. • Smart transportation (bike tour). • Use green roof to filter rain water and help control the building temperature.
•
• •

TARGET USER
FORMAL FLUIDITY The concept is inspired by the form and movement of the Oakland’s industrial port. The organic shape of the water’s edge and the algorithm of ship’s wake are incoporated into the design, in order to create a dynamic enviroment within this business focused hotel. Pops of bright, complemetary colors are used to create visual interests and help define functional spaces, mimicking the idea of using colorful shipping containers to recognize its purpose and ownership.
