Ratio between male and female is about 1.1 to 1. Family household is less dominant, means more people live in single household or independent living life style. White collars workers are recorded to be more dominant than blue collars one, so the new hotel design need to accommodate to this client base. Crime rate is extremely high, so attention to security, entrance to the new hotel, and safety of hotel’s customers is mandatory. Variety of races and cultural backgrounds that have different tastes in styles and aesthetics.

BUILDING ANALYSIS

Both two entrances are located on Broadway street. Mean of egress is also located on Broadway. Fenestration is only on West side of building, looking toward Cathedral building and public Plaza. This floor has the most exposure to street and is ideal for restaurant and bar. Noise level is high because of heavy traffic street. Existing vertical circulation is easily accessed by wheelchair (elevators and lift) . Courtyard can be used to bring more natural daylight into the building. Outdoor dining or drink area can be incorporated into courtyard space. Structural walls is quite abundant in first floor and bring limitation to changing circulation pattern.

Both stairs (means of egress) are located on South wall, at two ends of the building. The fenestration on west portion of building have a good view to towards the Cathedral building, and have easy access to elevators, make it ideal for banquet room(s). East portion of building is quite far away from public elevators and is a good option for staffs offices. Noise level should also be concerned due to multiple windows on west wall, connecting to the busy street, and also because of big open space above the courtyard. Patio area can be made into a lounge area. Circulation pattern is quite limited due to the placement of stairways, shalfs, and elevator. Strutural walls may cause hardship in space planning.

The east stair is less accesible to public due to distance and adjacency to mechanical area. One public elevator available on South wall. The North elevator might be service use only. Public restrooms are available and their doors are not visible from general area of roof top. Acoustical treatment is taken care of on the wall next to open to below space, yet not on west wall where it has the most exposure to the street. Big open space allows flexibilty and can be made into a more private venue. Oriented mainly on the west portion, use of shading feature should be concern to create a comfortable enviroment for guests.

West side of Level 1 has 15ft high ceiling and is an opportunity to create first empression. View from guestrooms is limited to the courtyard open space, so there is a need of creating “a view”. Fenestration are located mainly on West side of building, hence attention to air ventilation, acoustical treatment, and temperature control is mandatory.

Where is the hotel located? Sonoma County of California. Demographically, who do you think was the target audience for this hotel project? Winery visitors Clientele who enjoys and understands sustainable design. Out-of-state visitor for natural scenery/hiking trails. Do you think the project responds aesthetically to its local area, either in terms of its cultural values or its history? The hotel promotes preservation of the existing site feature (the Foss Creek that runs through the property). Promote bike as the main transportation platform to limit energy consumption, and also to promote local tourism. More than 90% of the regularly occupied space in the hotel has a direct view to the outside, which allows natural light into the space and expose hotel guests to local attractions (boutique shops, wineries). Green facade helps filter air and dust in a heavy foot traffic area with lots of restaurants, bars, and retail shops. Project’s primary functional spaces and entrances. Main Entrance: not located at the facade of the building and have its own courtyard to create the first impression, and the busy street traffic does not interrupt the route to the building. Sub entrance: folding glass doors at building’s facade. Back of house space is located at the other end of the building, providing seperate entrance from guests’s. Pool is located at back of building and is hidden from the general public because of its small & narrow access route.

With sustainability in mind, what functional insights could you gain from this precedent that will be informative for you when designing your own project? Earn LEED points through: living roof, solar panels, material mainly from local sources and debris is recycyled at end of construction, use energy saving system (motion sensors in guestroom to prevent waste of electricity when room is vacant), dual-flush toilet and slow-flow faucet, smart transportation (bike tour to local attractions), non-harmful materials and construction method provide safe indoor air aquality, restaurant (Spoonbar) that sources ingredient locally.

formal fluidity The concept is inspired by the form and movement of the Oakland’s industrial port. The organic shape of the water’s edge and the algorithm of ship’s wake are incoporated into the design, in order to create a dynamic enviroment within this business focused hotel. Pops of bright, complemetary colors are used to create visual interests and help define functional spaces, mimicking the idea of using colorful shipping containers to recognize its purpose and ownership.
