This is an especially inspiring story that starts when a young couple have nothing but a dream and a power washer. The intrepid pair, Albert and Janee Rodriguez, launched perhaps the world’s smallest business startup ever, around that machine, in their garage in 2000, and immediately began making a huge impression on local commercial customers.

We talked with Albert Rodriguez, an entrepreneurial legend in the making, who has led his region in organizational development and innovated a new

BUILDING THE CITY WIDE COMPANY FROM ZERO
The biggest part of the effort to grow the company was simply about sitting with the clients and coming to understand what their needs are, learning new skills,

and becoming able to support them in those service needs. Our growth was organic. My wife was in the healthcare industry. I was pounding the pavement doing sales and working on building the client base.
After 6 years of growing the business, I started to really need administrative help, so she stepped in.
Fortunately, customers we had served for power washing or other needs liked our work and wanted to have us do other jobs. So, instead of gathering bids, they would give us the work, and we learned to meet their evolving needs as they grew their businesses.
Today, our menu of specialized services includes just about anything they may need for building maintenance. From parking lot sweeping to power washing, to striping, landscaping, portering, unit clean-
outs, painting, locksmith services, graffitti removal, the list goes on. We also provide detailed property maintenance inspections and reviews, along with improvement recommendations.
CITY WIDE SWEEPING 2025
We do a significant sum of our service business inhouse but do have some loyal contractors who’ve been with us over 20 years. A lot of them have really grown along with us and become very successful as well. We’re always interested in subcontractors who are looking for opportunities to provide excellent services for our customers.
Today, our parking lot sweeping accounts for around 45% of our business. The rest is broken down between landscaping and all the various facility services
we offer. We have around 375 direct employees, and we work with a lot of independent contractors. Specifically, in the world of sweeping, we’ve got around 40 independent contractors who drive their own trucks. We have a total of about 80 sweeper trucks, including Tymco, Nitehawk, and others. It’s a good, diverse fleet with many broom trucks. We buy a lot of new sweeper trucks. California, with its restrictions, makes having top-quality street sweepers a very high priority.
We’ve also shipped sweepers to our other offices in Nevada and Texas. Our fleet management team is exceptional at managing and maintaining trucks. All of our equipment is in outstanding condition. We’re able to extend the life of our equipment because of how we

maintain it all. And the staff understands and respects the equipment, and that makes all the difference.

We’ve got our own marketing and sales development team. They focus on digital lead generation programs and strategic sales systems, and do all of our branding

All our systems are our own design. From high school, I jumped into tech in college for about a year. I left and moved to Sacramento to start the power washing company. About 10 years ago, I got back into tech to merge service business operations with advanced technology. It’s been a period of pioneering in fusing these two endeavors.
That includes HR, Accounting, Sales, Service, everything. They’re all facets of our independently developed operating platform. The level of digital management on which we’ve engaged has allowed me to scale the company to the extent that it has grown, and it has allowed us to lead where the technology is going.

We are operating with our ninth iteration, from fleet down to logistics, to performance tracking of the equipment and service deliveries, and the status of properties we service.
The in-house users have a client interface and a vendor interface. With all the incredible information we can gather, our ability to enhance the client experience is significantly increased. Asked if he has considered offering subscriptions to the platform technology, Albert explained, we’re getting to the point where we may consider offering it. We’re likely to launch a platform for the market.
FUTURE PLANS FOR CITY WIDE SWEEPING
Currently, we are focused on growth in Texas, Arizona, Nevada, and California, and we do have operations in Utah and Washington. This past December, I hit the prime age of 50, and it was our 25-year anniversary in the business. I’m ready to go another 25. I’ve had a lot of opportunities to sell and walk away from the company.

The first quarter of our existence was about a small group of about 10 clients. Today, I really work to diversify the clients and minimize the risk of commercial market impacts. We do have a pretty diverse range of client types and sizes, and I believe that is one of our great strengths in terms of our longterm financial sustainability.
MAJOR OBSTACLES OVERCOME AT CITY WIDE SWEEPING
The City Wide organization has evolved through the series of challenges the team has overcome through the years. Through internal company difficulties and external market conditions, even through the economic shutdown of the COVID years, we had a significant sum of recurring service orders on pause, and there was an overall substantial decrease in frequency of new work requests during that time.
Fortunately, since we’re such a diverse company in the kinds of services we offer, we were able to weather that downturn, and not one employee has had a cut in pay or hours due to that national crisis. Not one member of the City Wide team was released from employment. We carried that for 3 years, and still grew in revenue and in size. Our progress did not stall during COVID. Our growth stayed on track, as it had done and still continues to do every year.
PERCEIVED POTENTIAL FUTURE CHALLENGES
Asked if there are any outside forces that concern him due to their potential to impact the company’s future success, Albert reflected: Because our corporate headquarters is in California, that requires us to be very strategic with our plans for the next phase of the company’s development. With the constant threat of political upset, our most difficult competitor is not

We’re extremely confident.

For external property maintenance, repair, or installation project requests, especially those requiring specializations, hiring subs is likely to be the most practical solution: 1. Subcontractors multiply your work capacity and productivity. Generally, business growth goals are more challenging under strategic plans limited by the thinking that everything it takes for the company to achieve them must be done in-house. Taking on more, and/or more diverse, and/or larger jobs by getting help
from subs is arguably the most straightforward way to add revenue channels without acquisition or risky internal expansion. Collaborating with talented, reliable subs empowers you to commit to larger contracts and those requiring any number of specialization(s).
2. Subcontracting is exceptionally costeffective.
When you need more workers for a big project, calling in subcontractors is typically much simpler, more efficient, and more cost-effective than the pricey process of bringing on additional employees, even as temporary staff. Subcontractors may cost more than doing the specified work with in-house employees, but it is usually still up to 30% more cost-effective overall.
