Land Price
The analysis revealed a potential to further explore the edge shown above. The pressure from the development of West Melbourne, the high economic vulnerability of the Terminal Station, and the low land-price (outside of the large sized JJ Hollad Park) suggests that the area has a high potential to be developed. The site shows an intersection between commercial, residential and industrial; which is not found elsewhere. However, the area remains underdeveloped (reflected in the scarcity of public transport and amenities). Initially the gap competition scheme plans to transform the space into greenspace, however, by the abrupt change will erase the richness of the site and displace the people living there.
The masterplan will gradually inject green space into the suburb, however, without causing sudden gentrification. This is done by analysing the gentrification forces and what deters it. Thus, it is crucial to design spaces er with Riv tactics which includes: designed for communities, having projects a r Yar with enough resolution that does not attract developer, and designing specific spaces with mixed benefits.

STRATEGIES
RESULT
ECOLOGICAL ENHANCEMENT
ECOLOGICAL SUCCESSION Ecological succession will be done to the green spaces. Native species and stronger noninvasive species will be introduced gradually as maintenance is reduced. Resulting in only the most fitting species. Other than the economic benefits for the suburb, the embrace of decay will create this messiness that is generally undesirable by developers.
WATER SUCCESSION
Green spaces will slowly be injected as small “pocket spaces”. The small size allows a specific programmatic use while discouraging gentrification. Gradually as buildings get taller, they are not permitted to take over the existing green space, but to create more open space. Thus, creating more green spaces as time continues.
Industrial buildings gradually share their area for community use. Over time, the sharing of space will create a sense of ownership to the industrial buildings. Pushing the gentrification forces away by having the community use the industrial area.

COMMUNITY SUCCESSION
2050
Ecological enhancement is the result of the implemented strategies. Over 50 years the flooding of the river and ecological succession is embraced, injected, into the urban environment. This bridges the disconnect between the nature and the people.
The design of the green space and open spaces embraces the fact that the water level will increase and enter the urban fabric. Thus, the stable climax between the relationship of human and water will be reached as water is brought in.

Grey spaces will be given community programmes, crating a sense of ownership to the space. Thus, the grey spaces become open spaces which will not be turned into high-end development projects; allowing community development to be put upfront. AFTER

Primary water storage retains water to keep the skatepark dry during regular rain.
Skatepark’s hard surface retains more rainwater once the storage is full, reducing rainwater intake of the main stormwater pipe.
Retaining wall serve as a canvas for graffiti.
Car entry into the street is limited to emergency and service vehicles. Street retains floodwater, which overflows to the stormwater system.
Ecological succession is done on the park. Rainwater diverted into a swale.

KENNSINGTON RIVERSIDE WALK
ARDEN MACKAULAY OPEN SPACE
I love taking a stroll in this park during the weekends. The place is packed with activities all year round.
Coming into Kennsington from the new Arden Bridge, I’m immediately greeted by open space. Car access is cut, making walking convenient. Plenty of open spaces are also found around the area.
The maintenance of the park is reduced to let ecological succession happen , in 2040 the park is redeveloped by softening the edge of Maribyrnong river, allowing the water to come in. My app here informs us on the current water level. However, community use is allowed in the higher part of the park. So the park slowly become an extension of the community. Like an urban living room, people lounge here with reused furnitures, catch up with one another and all can be enjoyed in nature.
What I love about this suburb is, the fact that not only plants are let to take over, the community also join in to claim ownership of the space. Pop up markets are happening on the square, wooden pallets are brought in (from what used to be the factories) and buskers use it as a stage, and children’s drawing can be found everywhere along the street.
