Summary The market in Girdwood continues to be driven by

scarcity. Condos sales were way down this quarter when normally we would see at least 6-8 changing hands. Some of this difference is being made up by non MLS sales. The homes that are coming on market are more often than not priced at $450K and up. There is a huge demand for homes in the $250-$350K price range. Vacant land continues to be popular for the same reason. With so few homes and condos on the market more and more people are willing to build their own. I continue to believe that a big part of what is driving the lack of inventory is uncertainty on the future of the Alaskan economy. Residents are not sure from year to year what the state budget is going to look like. All sectors of the state economy are continuing to be reduced at the state level yet it’s obvious that Girdwood continues to thrive in many ways. You can hardly go down a street where there isn’t some type of new construction or remodeling going on. Mortgage rates continue to hold steady and despite all the uncertainty if you were to stand on the corner of Alyeska Highway and Hightower in the summer you will be amazed at just how busy our summertime economy has become. We continue to see people move to Girdwood and the Four Valleys area because of the quality of our educational system, the lack of crime and the recreational opportunities.
