Eleven homes, five condos and two vacant lots sold in the Girdwood area from July 1st through September 30th, 2020. Homes - 333 Donner Drive is a smaller cabin that experienced a fire several years ago. The property has been tastefully remodeled and updated since that time including new exterior siding and a more open floor plan. Priced just below $350,000, small cabins such as this are popular with families looking for a second home in Girdwood. 225 Sproat Road is located “down valley” on the sunny side of the Mine Roads area. This is a stats only listing with very little information available to share. 282 Crystal Mountain Road #106 (Alyeska South Brighton) is a ground floor studio condo that has been nicely updated with new granite counter tops, remodeled bathroom and a gas fireplace. 340 Hightower Road #A-306 & 350 Hightower Road #C-303 (Snow Raven) are both located near downtown Girdwood between the post office and the school. These two units share the fact that they are both top floor units. This association features tuck under heated common area garages, in floor radiant heat, private master baths and decks suitable for hot tubs. 314 Crystal Mountain Road #308 (Timberline) is a sale in which a FSBO Seller had a licensed real estate professional bring them a buyer. This association is popular due to location, common area hot tub and sauna, and typically being a fairly quiet building. These 5 condos sold for an average of 100% of their last active list price after an average of 4 days on market.

Vacant Land - Lot 6 Block 28 Saint Moritz Drive is a nicely treed residential lot located on the Alyeska Basin side of the valley. This location features nice views with all utilities nearby including public water and sewer. Lot 3 El Rocko Lane was the last lot of the Pitzer subdivision in Bird Creek to sell. Smaller than most lots in Indian, it has already been cleared and will make a nice home site for the Buyer who will need to do some landscaping and

tree planting when construction is complete. There are no stats on vacant land due to the low number of sales.

In a typical summer season many Girdwood buyers are so busy with their summer outdoor activities that we do not see the market so robust and fast moving! As buyers consider their future and look for places to socially isolate or spend time within their family/friend bubble, Girdwood at Mount Alyeska is a logical destination for those that love the outdoors and great food. Alyeska Resort continues construction of the Nordic Spa facility and plans to have the mountain open when snow permits. Interest rates are hovering slightly less than 3%, helping to drive sales.
