We are well aware that the process isn’t always easy for our employees, our partners, and above all, for our clients who place their dream and their project in our hands. We are honoured to have been chosen by numerous clients to help them realize their real estate development and/or industrial construction, office space and even residential projects. This success is due, in large part, to our careful cultivation of human relations based on trust between the 3 groups: employees, partners/sub-contractors and clients. These relationships get stronger each and every day thanks to a host of small gestures, which, over the years, has ultimately made the BROCCOLINI difference. The BROCCOLINI Way had the opportunity to meet with a dozen new employees who shared their first impressions with us (see pages 4 and 5). One thing is clear: Values such as pride and passion, entrepreneurial spirit, collaboration and integrity are shared by all these employees. Beyond their work, what our employees appreciate most at BROCCOLINI is the human element, the people with whom we work and who put their trust in us, the extreme professionalism maintained in a friendly working environment, etc. When I look around, I see men and women who are dedicated to their job and who work together to make BROCCOLINI a success. I particularly appreciate the positive attitude that shines through when a difficult situation arises… as I often say, “There are no problems, only solutions!”

The Urban Development Institute (UDI) recognizes outstanding Quebec construction projects. Our project, 22 Eddy, was one of four finalists (a total of 10 projects were submitted) in the 2013 Best Real Estate Project category. This project is the result of the collaboration between many partners and we wish to mention the contributions of Pageau Moreal (mechanical and electrical engineering) and Neuf Architects.

These prestigious awards recognize leaders in the in the energy efficiency industry as well as sustainable development. Last February, our Schlüter project was awarded prizes in two categories: New Building and a special recognition by Hydro-Quebec. Our partner, Concept R, consultants in sustainable development, accepted the prize on behalf of all those involved in the project.

TORONTO

When we thought about expanding BROCCOLINI’s operations, developing our Toronto office was an obvious choice. To date, we have many development projects in the Greater Toronto Area, with more on the horizon. Recently, we recruited five new hires to help us reach our objectives from this office.

Toronto is a city of high-rises, having 1 800 buildings over 30 metres (98 ft), mostly residential, though the central business district does contain commercial towers. As of January 2012, Toronto had 132 high-rise buildings under construction. Toronto is definitely experiencing a period of architecture revival and BROCCOLINI is up for the challenge!

Cristian Yanez has been working in the Toronto office since last summer. He was originally in the Montreal office, but decided to make the move down the 401. 12

“I am very happy with my career choice. There are many interesting challenges in Toronto. First of all, I have a hand in building BROCCOLINI’s reputation. I meet regularly with sub-contractors and promote the BROCCOLINI name wherever I go. It’s exciting. I feel as if I have more responsibility in Toronto because here I don’t necessarily have the same access to certain colleagues whom I used to contact whenever I had a question. I can still always pick up the phone, of course, but now I must work more independently and improve my level of expertise. Things are happening in Toronto. When I walk downtown, I see several work sites with 3 or even 4 cranes. I feel incredibly lucky to work in this vibrant and dynamic city. Everyone in the Toronto office shares the same optimism for the future. Plus, it isn’t as cold here as it is in Montreal!

FOCUS The success of our real estate department has skyrocketed over the last few years. While still relatively unknown, this department is an important part of Broccolini operations. It offers three services: real estate development, property management and all partnership/financing matters regarding our buildings. Each of these three services is integral to our comprehensive service offering. Working in this department requires great perseverance and exemplary customer service. In real estate, it isn’t uncommon to work on a project for years without ever knowing if it will ever really happen. Just like Vice-President Roger Plamondon says, “a real

estate development project could die 10 times before it ever sees the light of day.” What’s more, we should never forget that we don’t just manage properties, we manage people, too. We also manage our tenants, who work in our buildings and who count on us whenever a problem arises. A client who signs a lease with us often commits for a 10- or 15-year period. That’s why it is so important to maintain a relationship based on trust throughout this time. The real estate department is, without a doubt, one of our many strengths, both now and in the days to come, for each of our three offices. Several hires and initiatives have been implemented to keep us at cruising speed. The BROCCOLINI Way 13


TRAINING

A key factor for safety in the workplace After my site visits, it’s clear to me that a good number of workers have not completed the required job site safety training. In fact, here in Quebec, it is required to take the obligatory 30-hour safety training course once and then it does not need to be repeated. However, first aid training to save injured workers must be renewed every 3 years. Wouldn’t it make more sense to train workers on a regular basis rather than just train first-aiders to save them? It took a lot of insisting over the years, but we have successfully turned wearing a helmet into a reflex; permits are now obtained for excavation or at-height work; and all vehicle lift operators are firmly attached at all times; we still have a lot of work to do with regards to on-site safety. A few things still need to be done: we must continuously remind workers to wear safety glasses while cutting and safety harnesses as per regulation. We must explain the dangers of Silica dust to their health and what measures they must take to protect themselves when necessary. The CSST offers numerous training courses, such as the Youth Action Plan for young workers on construction sites, as well as other courses in conjunction with the ASP construction, the joint workplace health and safety association for the Quebec construction industry. Many sub-contractor employers are not aware that these services exist and therefore don’t use them! They also hesitate to contact their prevention mutual who offers these services for fear that they will be judged as unsafe. In conclusion, would it be better to train workers and managers on a regular basis as is done in several other Canadian provinces? André Brown Superintendent General

COMMUNITY

OUR FOCUS ON CHILDREN! BROCCOLINI, proud to sponsor the following causes

I started on this beautiful adventure for two reasons. First, biking is one of my great passions. More importantly, I am a mother of three and children’s welfare touches me enormously. The CIBC Bike Challenge will take place August 7-9. During these 2½ days, I will be part of a group of 44 riders cycling 580 km from Toronto to Montreal. I am out training for this challenge most evenings. On weekends, I am cycling 100+ km each day. I believe that this experience will be a very rewarding one.

This incorporated non-profit charitable foundation was founded in memory of two exceptional children. The foundation is committed to enhancing and making a significant contribution to the lives of underprivileged children.
