Together they have 3 kids- Ellie, Caleb, and Madison- all born in March! She recently built a house on 5 Acres in Buckley and loves finding new projects on Pinterest, softball, and snowboarding. Before joining CBBain in 2016, Kristin had been the office manager for a couple of different Real Estate offices. Kristin has been in the Real Estate field since 2006.

GENERAL OFFICE PROCEDURES Understanding your AR Statement AR STATEMENTS How do I know what I’m paying? Each month around the 5th you will receive an email from arstatements@cbbain.com that looks like this:
If you do not receive an email from arstatements make sure to notify your OM asap!
AR STATEMENT will take you to your current AR statement. This is an itemized statement of what will be billed to your AR account during the current billing cycle, and what will be charged to your credit card at the end of the month.
1099 EARNINGS STATEMENT will produce a report of all your transactions for the current anniversary year, the amount of commission you received for each transaction, any dollar amounts allocated to other associates, commission deductions, and 1099 earnings. Note** This is not an official tax document
PRODUCTION/AWARDS REPORT
will produce a itemized report of your transactions during the current calendar year, including the amount of Awards GCI each transaction accrued and volume in dollars.
ANNIVERSARY YEAR STATS will tell you what commission plan
you are on, your anniversary date, YTD (calendar year, not anniversary year) units and volume and the amount of company dollar needed to reach the next level of your commission plan.
GENERAL OFFICE PROCEDURES Understanding your AR Statement CHARGES What charges am I billed for monthly on my AR statement? - Non-Century plan brokers will see the Brokers Services Fee (BSF) and L&I Insurance on their statements each month.
- Century Plan brokers will see the BSF, L&I and a Desk Fee on their statement each month.
- ADDITIONAL CHARGES: Any time you purchase business cards, signs, card stock, order a sign installation etc. that is billed through the office you will see this charged to your AR account. We will never bill anything additional to your account that was not authorized by you.
PAYMENTS How do I make a payment? All brokers should be on reoccurring payments via their credit card. Automatic payments are charged to your card around the 23rd of each month (depending on the calendar days). If for some reason you are not on reoccurring charges it is your responsibility to make your payment on time each month. If a payment is not made on time, you WILL receive a late fee. Unfortunately, you are not able to make a payment manually via the website. If you are not on reoccurring payments you have two options to make a payment. - Call the accounting line at (425) 455-9440 and leave a message with your payment information. This line is monitored by accounting staff only, and is secure. If you do not want to leave a message, you can request a call back from one of the accounting staff. PLEASE do not call repeatedly, one message is sufficient. They will call back when available.

**PAYMENTS BEING MAILED MUST BE RECEIVED BY THE 25TH OF THE MONTH TO AVOID LATE FEES. - If you have not paid your AR and have a closing occurring, any past due amount will be deducted from your commission when we close the transaction.
UPDATING YOUR CC INFORMATION How do I notify accounting if I need to make a change or update?
If your card expires, your billing address changes, or you make any other changes to your CC account that would cause your card to decline, it is your responsibility to update accounting PRIOR to the 23rd of the month to ensure your account does not go past due. You can update or change your CC information by either calling the accounting line directly at (425) 455-9440 or by contacting your office manager who will assist you in completing an updated CC authorization form.

We manage all of our training and education classes through EventBrite, which you will learn about during your orientation. Below are the most recommended classes for you to sign up for right away. On completion of this course, a new real estate broker will be prepared with the necessary skills to build their database and begin business development. Success begins with a good business plan and learning the basics such as; conducting open houses, working with buyers and sellers, building an online and offline marketing strategy and understanding how to write, present and negotiate an offer. For the experienced broker, this course is a refresher on the basics that will yield a success consistent real estate practice

Join us as Mark Schedler from Williams Kastner presents the latest topics on Real Estate Core Curriculum. This course is required for your first license renewal and is only offered twice a year!
This ethics training class provides new and experienced brokers with needed information about their membership in the Local, State, and National Association of Realtors. Everything from trademark information to government / political activities to the importance of being a Realtor member is shared. An ethics course once every four years is a required to be a member of SCKAR. SCKAR also provides this course for an additional fee, or you can take the BAIN version at no cost to you.
**If you are unable to attend any training for any reason, please cancel your reservation up until the start of class. This helps marketing track attendance, prepare supplies for classes and delays of start times waiting for attendees.

The next steps Now what? We cover a lot of information during on-boarding meetings. These meetings are not meant to transfer all information to you all at once, but rather give you a taste of what your company has to offer you! No one retains it all and brokers new to the business are often left wondering, What do I do now that I’m signed up? Withing a day or two after this meeting, (once your user account is set up) you will receive an email recapping all that was discussed, and the next steps you need to take. Please default to that email from your Office Manager, the following steps vary depending on where you are in your Real Estate career.
ACTIVATE YOUR BAIN EMAIL Once your email account has been created you will receive an email with the log information. Also attached to this email will be instructions on how to active your email. You will need to create security questions, enter your back up email, and change your password to a new personalized one.
SIGN UP FOR NWMLS CLASSES It is required that you sign up for the NWMLS Essentials and Listing Input classes before you are able to access and use the MLS. You do not need to pay the fee for clocks hours. These classes often book up a week or more out, so make sure you call to schedule sooner rather than later! Transaction Desk training is almost recommended but is not required for use of the MLS.
GET A HEADSHOT! If you do not already have a professional headshot, it is recommended that you obtain one as quickly as possible. This headshot will be used for your online profile, your business cards and all other marketing. Your headshot is your branding and will become an important part of your business.
SET UP AN ORIENTATION During your orientation meeting, staff will go over in detail the overall branch operations as well as a brief overview of all of our tools and systems. This meeting is not required, but highly recommended.
