PRICING MODEL

MoXiloanratesarepricedbasedonrisk-nearly identicaltotheway,conceptually,thatmortgagesare pricedintheUnitedStates.Manyclientsoftenfind thatourratesaresimilartonon-owner-occupied,nonagency(agencytypicallyreferstoFannieMaeor FreddieMac)mortgageratesintheUnitedStates, accountingforinternationalrisk.

METHODOLOGY

MoXiloanratesareformulaicallydeterminedbasedonprimarywage earnerFICOscoreandloan-to-valueratio.Forexample,clients borrowing35%oftheirhome’sappraisedvalue(65%downpayment forpurchases)withahighFICOscore,willbeonthelowerendof MoXi’srange.Whilethisisastarkcontrastfromthe30yearfixed owner-occupiedmortgageratesavailableintheUnitedStatestoday, ourclientsoftenfindthatthetruecostofborrowingintheUSagainst anotherproperty,lostinvestmentopportunityinthemarket,and potentialpenaltieswhenpullingfromaretirementaccountcasts differentlightonthesemortgagerates.Inaddition,MoXiloansare originatedandservicedinUSDollarsbyourUSServicingentity.As such,mortgageinterestpaidtoMoXiisreportedtotheIRSviaa1098INT,identicaltothewaythataUSMortgageservicerwouldreport interest.MoXiistheonlyfinancecompanyinMéxicothatoffersthis convenience.

Self-employedornon-traditionalincomeearnersenjoy MoXi'sbankstatementoralternativedocumentation incomequalificationpolicy.Notethatinordertohelp clientstakeadvantageoftheUSandMéxicotreatyon doubletaxation,USpersonalincometaxreturnswillbe requiredfromallborrowerstovalidateUStaxpayerstatus.

However,incomeusedasabasisofrepaymentfortheloan canbeconsideredwithalternativedocumentation.

ForeignerscannotdirectlyownrealestatewithinMéxico‘s 'restrictedzone’,encompassinglandwithin100kilometersofany Mexicanborder,andwithin50kilometersofanyMexicancoastline. Topermitforeigninvestmentintheseareas,theMexicangovernment introducedtheFideicomiso.MoXileveragesathoroughlyvetted versionofthistrustagreementtoprovidelegalownership protectionstoboththeclientandthelender.

FIDUCIARY BANK

UndertheFideicomiso,aMexicanbankisdesignatedasthetrusteeto holdtitletothepropertyandisthetechnicalowneroftherecord.The BankTrustsenableforeignerstoenjoyunrestricteduseoflandincluding improvements,expansions,transfertoheirs,andtoprofitfromthesaleof thepropertywithoutrestrictions.Ifthebankgoesintofinancialdifficulty, thepropertyissimplytransferredtoanothertrusteebank.Theselaws arefederallyimposed.Yourpropertyisyours,justasitisintheUS.We've delegatedauthoritytoissuethesebanktruststhroughseveralreputable andthoroughlyvettedfinancialinstitutioninMéxico.
