significant number of visitors to The WhatHouse? Show were people looking to move to a new home for their retirement. This reflected a growing trend for people to swap their long-term family home for a new, lowmaintenance property in later life. One thing I learnt from that weekend was that the buzzword “downsizing” is being usurped by another, “right-sizing”. The implication being that not all retirees are moving from a sprawling pile into a small apartment; there are many who may be moving from a cramped older property into a well-designed, spacious new home that benefits from an efficient, modern layout and plenty of useful storage that their previous home never had. Many older buyers can see the benefits of buying a purpose-built new home for their retirement – low maintenance, low running costs, security, emergency care on call, to name just four – but are reluctant to move somewhere smaller because they think they won’t have room for the treasured possessions they’ve accumulated over their lifetime – items of furniture, objets d’art and mementoes. “Down-sizing”, I suppose, has the connotation of moving somewhere unable to provide enough room to house these things comfortably. “Right-sizing”, on the other hand, implies moving somewhere that is capacious enough to accommodate these possessions and
to give the buyer the lifestyle options they want, which might include room for friends and family to stay or to have a hobby room or study area. By the way, if the phrase “retirement homes” conjures up images of infirm, lonely and poorly cared-for people sitting silently in a room that hasn’t been decorated for 40 years, think again. Some of the ageexclusive developments I saw at the Show have amazing facilities, such as bars, restaurants, spas, gyms and swimming pools, which many luxury hotels would be proud of, and the residents themselves organise a range of events and clubs that would leave people half their age exhausted. They say 60 is the new 40 and it appears that now is a great time to retire – I wish I could afford to!

The recent market upturn has resulted in increased demand across much of the UK, with a lack of resale stock sparking greater competition for the best properties. Keep it simple The need to create a dream environment for potential buyers can sometimes result in sellers feeling pressured to give their property a distinctive and expensive new look. It is worth remembering that every pound you spend on cosmetic improvements will eat into your profits, and that buyers will be imagining what they can do with the space, rather than judging your interior design skills. De-clutter Focus on creating a blank canvas and making the most of the space by removing any unnecessary clutter. Everybody accumulates a certain amount over the years, but now may well be the time to rid yourself of belongings that have no real place in your home. It’s time to be ruthless – whether that means throwing things out, giving them to charity or even

bringing in the professionals. Let the light in Natural light is one of the biggest selling points of any property, so don’t leave yourself in the dark. If you don’t have huge panoramic windows, consider repainting troublesome rooms in lighter colours and removing heavy curtains. If artificial light is your only option, it may be time to replace energy-saving light bulbs with higher wattage alternatives for a short while. Keep your pets away If at all possible, remove pets from the property while viewings are taking place – dogs are not always man’s best friend
when it comes to selling your home. You should also ensure your property is banished of all pet odours. Get out of the house Let your estate agent take the lead by vacating your property while viewings are taking place. Eating your dinner in front of the TV while buyers are being shown around can create both a distraction and an awkward atmosphere. Buyers are more likely to thoroughly inspect your property and explore its potential if they feel at ease. Alex and Valerie’s careers in education had led them to many areas around the country, including London, the Isle of Man and Wales, before they moved to Lancashire, where they remained for 19 years. No longer dictated to by their jobs, the couple could decide for themselves where they wanted to enjoy their retirement years. Alex says: “We were very happy in Lancashire but had been considering a move to retirement living for some time. We had originally planned to move to one of the eight Church of England retirement homes but there can be a long wait for an apartment. We visited the Church of England home in Worthing and decided it was the place for us when we noticed that Churchill Retirement Living was developing just next door. “We were keen to make the move now while we still had the get up and go to do it and consider it to be one of the best moves we have made. We loved to walk in the Lancashire and Lake District countryside: here in Worthing we can enjoy the South Downs and walks along the beach.
