Home improvements W on a budget

Welcome!

If you’re selling your home, you’ll be surprised at how much you’ll gain from some inexpensive enhancements

O

n e of the most common major reasons for buyers choosing a new home is the appeal of having to do nothing to it when they move in. No-one can expect homeowners to make their old property absolutely immaculate before selling it, but there can be no doubt that some well-aimed improvements can certainly increase its appeal. Moving home can be an expensive process and not everyone has a fortune to spend on a property they intend to leave behind but there is much to be said for trying to find some budget for sprucing up the place before inviting potential buyers to take a look at it. It’s fair to say that recent political changes haven’t made things much easier for homeowners. Some estate agents have reported a raft of property transactions falling through because of the Brexit vote and how it has introduced some uncertainty about where the property market is heading and what might happen to mortgages. Kitchen worktop specialist Mayfair Granite surveyed over 1,000 homeowners around the UK and found 29% were also holding back on home improvements this summer for the same reason.

While this is a minority, it’s a significant number, who explained their reticence to invest in their home in terms of price rises caused by the fall of the pound, job insecurity and unstable financial markets. A tenth of those who had stopped their work were planning to move overseas. So what can you do to significantly improve your home on a budget?

UP YOUR CURB APPEAL This can be a relatively inexpensive way to make a great first impression. Tidying up a front garden or drive – removing weeds, replacing gravel, fixing paving or adding plants – will make the walk to your front door much more pleasant. And what about that door? A lick of paint, new fittings or even a wholesale replacement will encourage a buyer before they’ve even entered your place.

GET THE KITCHEN ‘COOKING’ One of the most important rooms in the place – especially in an open-plan layout – a great kitchen can be a real selling point. Think about replacing unit doors or even just the handles if they are looking really tired, or what

about a coat of paint to add new character? An updated splashback might also help. Clean all your appliances thoroughly and if you have the budget, what about a replacement or two to really add some sparkle?

SPLASH OUT ON BATHROOMS En suites, bathrooms and even tiny cloakrooms hold a lot of appeal to many house-hunters. Some new vinyl flooring may not even require the grotty old stuff pulling up. Regrout the tiles to give them a bit of sparkle and replace any old taps with something contemporary (or of a suitable period design). Even replacing a toilet seat might give the room as a whole a more modern look.

A LIGHT-BULB MOMENT Replacing old fittings with more modern alternatives can not only change the appearance of a room, but they should also improve the appearance of space and style of lighting. See whether a change of bulb (power or tint) might add attractive brightness or warmth to a room. Inexpensive lamps might transform a dingy corner into a comfortable nook, while wall or table lights can completely overhaul a room dominated by a harsh pendant fitting.

‘ADD’ A ROOM IN A DAY Part of the success of a sale is to become objective about the property. What you may have used as a study, walk-in wardrobe or (let’s be honest) dumping ground may look better as a bedroom or guest room, free of your clutter and with some inexpensive furniture to show its use. Upping from a de facto three-bedroom home to a realistic four-bedroom one could have an excellent effect on the price tag.

AN EXPERT’S VIEW James Holt, co-founder of Holt Construction: “ Making small changes can bring a new lease of life to your home. If you’re working to a tighter budget, it is important to be strategic, for example, make one room the focus of your improvements. The kitchen is a great place to start – invest in new countertops, either marble, granite or quartz, replace your sink, install new hardware and consider refreshing your lighting scheme. Rather than buying too much into the latest interior trends, opt for a more timeless look to ensure that rooms don’t become dated. “ If you’re looking to refresh your whole house, start with a fresh lick of paint or new wallpaper in every room. Upgrade old carpets, keeping them light and neutral, and replace outdated fixtures; even the smaller details, such as updating doorknobs and bathroom faucets, can make all the difference.”

hile summer is usually a quieter time for the property market, there’s a chance that might change this year as anyone holding off their property decision prior to the referendum finally make their move (or not, in property terms). As we show on page 11, the experts have a variety of responses, but with a couple of weeks passing since the vote at the time of press, there’s certainly been a little more time for the dust to settle and the knee-jerk reaction of some parts of our finance industry to be readjusted with some perspective. It looks more likely than ever that the Bank of England base rate will come down very soon, which will certainly lead to good news for many mortgage holders and reduce rates to new record lows for first-time buyers and remortgagers. This is a definite ‘one-eighty’ on forecasts at the beginning of the year, which saw rates rising at the end of 2016 or the beginning of 2017 – though few back then could have confidently predicted the vote to go the way it did. With a new prime minister also coming on board, we can hope that some attention might be turned away from the EU and refocused on the domestic economy. With immigration and EU regulation dominating the media for so long, we need to start to take a firmer look at the continued housing crisis we have. Housing minister Brandon Lewis has reassured us that whatever is happening in Westminster, the promise of a million new homes in this parliament remains. However long it takes to extricate ourselves from Brussels, for the foreseeable future we will be welcoming migrant workers to our shores. While the pressure on our housing supply will continue, we must also recognise that we rely heavily on EU citizens as a significant part of our housebuilding workforce. However, as you’ll see from this month’s edition, there are plenty of homes out there to purchase, so wherever you are through the process – happy house-hunting!

‘Spindrift’, Salterns Reach, Prinsted, West Sussex • £775,000 It is rare indeed to get the chance to purchase a brand new home on formerly Greenfield site in an Area of outstanding Natural Beauty – in fact, this development is the first in this secluded village for 100 years! The development is in the heart of the village, just a moment away from the shores of Chichester Harbour. The new homes tip their hat to the established homes around them, with an Arts & Crafts-inspired design and the use of traditional materials, such as Sussex flint and a clay tiled roof. Inside is a thoroughly 21stcentury specification, with plenty of natural light all round. ‘Spindrift’ is a three-bedroom/twobathroom home, perfect for a small family

or downsizers. There is a German designer kitchen with Miele appliances, a polished concrete fireplace with wood-burning stove, premium bathroom, an en suite to the master bedroom and a separate laundry cupboard. There is also a boarded loft with permission to convert to living space.

Law Gardens, North Berwick, East Lothian From £420,000

For some, the search for a coastal home is as a holiday getaway or buy-to-let property, rather than a principal home. This development, just released by the multiaward-winning housebuilder, would make a great holiday home for a golf fanatic, as it is within easy reach of a number of inland and links courses and little more than an hour from Edinburgh’s airport. Located at the foot of the landmark North Berwick Law hill, this development will provide a collection of spacious threebedroom terraced homes alongside four- and five-bedroom detached houses. For those with a current home to sell, the housebuilder’s

own 100% Part Exchange scheme is currently available as an option. Stala Thomson, sales manager with CALA Homes (East), says: “House-hunters seeking this luxury lifestyle in a scenic setting need not worry that they have missed out however, and I would urge anyone keen to register their interest at our new Law Gardens development as soon as possible, as our North Berwick developments have proven extremely popular so far.”

Out for the count Property industry opinion on the EU referendum result

waiting to see the effects, and with the summer holidays now upon us, we can largely expect to have to wait until the new prime minister is appointed in October until we start to see any activity return” Stuart Law, chief executive of investment company Assetz Property: “Now is the time for buy-to-let investors to turn their attention away from the capital, which could experience difficult times ahead in terms of economic and currency uncertainty.” Ian Westerling, managing director of Humberts:

The result of June’s EU referendum has shocked many and already led to a volatile reaction on the world’s economic markets and to David Cameron announcing his resignation. Here, we collate some of the reactions, thoughts and predictions of senior figures in the UK’s property industry. Martin Walshe, head of residential at East Anglian estate agency Cheffins: “The UK property market is incredibly resilient and investment in housing will remain a cornerstone of our market, whether we are a part of Europe or not. Despite 2016 being the year of the referendum, we have recently seen the best market ever experienced, and a Brexit will not affect this.” Chris Nelson, founding partner of developer eggHomes: “Being honest I would have preferred to stay within the EU as it is good for trade across member states and it would have avoided this period of uncertainty we’re heading in to. Perhaps long-term, once new trade deals and agreements are put in place with individual European countries (this could take years), things should go back to normal and we could even be in a stronger position, but the immediate impact is a big gamble in my opinion.” John Elliott, managing director of Millwood Designer Homes: “I am excited to get on with the New World and see the back of EU laws, which have been detrimental

to us for over 40 years. Our exit from the EU will stop the continual flow of red tape and see our housing market grow and flourish without unnecessary constraints placed on building muchneeded new homes; working towards creating a better future for Britain.” Edward Heaton, founder and managing director of property buying and search agent Heaton & Partners: “There is a risk that with a period of uncertainty ahead of us, prices may drop off, but I believe that any fall will be limited and suggestions of a crash are overstated. The effect is most likely to be felt in London and the South East.” Russell Quirk, chief executive of hybrid estate agent eMoov: “We don’t anticipate any tangible difference where the UK property market is concerned and the supply and demand balance that is currently dangerously out of kilter will see little

sign of stabilising itself. Going forward, the UK market will go from strength to strength, perhaps with wobbly knees at it emerges from the clutches of the EU, but it will soon find its feet again.” Richard Donnell, insight director at Hometrack: “Across London, where house price growth is running at 13%, we expect the rate of growth to slow rapidly on greater uncertainty and market activity in the capital is set to remain disrupted until consumers and the financial markets can see a clear strategy to manage the process to a position where the outlook for the economy, jobs and mortgage rates becomes clearer.” Graham Davidson, managing director of Manchester-based Sequre Property Investment: “It’s safe to say The Northern Powerhouse agenda is well underway, and the referendum results being announced in Manchester’s town hall was testament to this. The reasons for investing in UK property won’t change, with returns still outperforming all other forms of investment.” Nick Leeming, chairman at national estate agent JacksonStops & Staff: “Both buyers and sellers will be

“The ‘must movers’ will still move in line with their personal circumstances – upsizing, downsizing or moving for schools. In contrast, many investors and less-committed buyers are likely to sit tight. The ‘wait-and-see’ period could lead to some price adjustments; the onus will be on the government to act swiftly to avoid the property market becoming paralysed, which would have a knock-on impact on the rest of the economy.” Anil Varma, managing director of boutique developer HarrisonVarma: “As an employer, we are concerned for the welfare and peace of mind of our 150+ employees comprising 17 nationalities, including eight different European countries. We are now heading for a long period of huge uncertainty. We do not know how this will affect our buyers, both UK and overseas, or our European employees. We need early decision allowing us to plan our business.” Alex Newall, managing director at estate agents Hanover Private Office: “Stay calm, there is still a property market. We all need somewhere to live as a family or a business - the world will not stop. We are closing deals, despite a measured Brexit in two years’ time. This is not a time to for a kneejerk reaction.” Simon Deen, director new homes, Aston Chase: “Are we better off out? Only time will tell. In the short term, buyers will see the market as being in their favour, and it is arguably the developers and vendors who will now decide where we are heading.”

Paul Smith, chief executive of haart estate agents:

“We’ve grasped a huge opportunity for the UK and we have every reason to be confident about the longterm success of the property market. The underlying strength of property is sound, and it will remain a great investment because more people than ever are looking to get on to the ladder and there simply aren’t enough homes available.” Andrew Langton, chairman of London estate agency Aylesford International: “The referendum has divided families similar to the Spanish civil war, exposed a number of duplicitous politicians, caused mayhem amongst bookmakers and desecrated markets. We should remember that we continue to have the highest stamp duty rates in Europe to factor into some of our now overpriced properties and within 10 months a number of non-doms will be leaving town. This is not a time for the faint-hearted.” Paula Higgins, chief executive of the HomeOwners Alliance: “No-one knows the impact of this momentous vote for the housing market so, in the short term, the only certainty is uncertainty. This is bad news for financial markets and will probably impact interest rates longer term, so mortgage holders will want to watch this space.” Jonathan Stephens, managing director of property consultancy Surrenden Invest: “I don’t believe property in Britain’s emerging markets – Manchester, Birmingham, Liverpool – will be heavily affected. These regions will remain resilient and are not set to experience any real impact. It will be London’s property that is most significantly affected by the decision, slowing down the market’s recovery.” Jeff Doble , chief executive of London estate agency Dexters “After some short-lived hesitation from buyers and investors we expect prices to remain steady and then rise gradually in 2017. We have spoken to literally hundreds of investors, property developers and buyers today and they are overwhelmingly pressing on with their plans.”

Agent insight We speak to Nicholas Jordan, director of Cameron Group, the independent lettings, sales and new homes agency in West Drayton and Uxbridge

How would you describe West Drayton and the Crossrail effect? We’ve been established since 1994 and I’ve seen West Drayton, located in the London Borough of Hillingdon, become a popular commuter town enjoying surrounding countryside as well as excellent road, rail and air links. It benefits from fast rail connections to the heart of the City, London Heathrow, plus good access to both the M4 and M25. West Drayton railway station currently offers regular trains into London Paddington with journey times of just 25 minutes, or into Reading in 33 minutes. With the arrival of Crossrail in 2019, travelling times will be significantly reduced with the West End just 23 minutes away and Canary Wharf just 37 minutes by train. The ‘Crossrail effect’ has already had a significant impact on the demand for homes in the area. Over the last 18 months we have seen a significant increase in demand for new build homes. How have prices performed in the area? Forward-thinking investors who reserved a new build property

off-plan 18 months ago have already enjoyed an increase of around 20% in the capital value of their new home. Following significant investment in the locality, with hundreds of new homes being built and new shops opening in the high street, West Drayton is now considered to be one of the most desirable property hotspots within the London Borough of Hillingdon. Who and what are people buying? The area is appealing to both savvy investors who are reserving homes off-plan with build completion dates 12-18 months away, as well as owneroccupiers keen to benefit from the rising market and the great transport links. We’ve seen exceptionally strong new build sales breaking all records. Twelve apartments at Albany House from Howarth Homes sold in an hour last April. Similarly, 51 apartments in Drayton Wharf sold out on the launch weekend in September 2014. Bellway Homes’ Concord at Drayton Garden Village was launched in two separate phases and both sold out on their respective launch days, such is the interest in this enclave of West London.

london

15

Are there any upcoming new build schemes to consider? Redrow has recently acquired a 2.5-acre plot of land in Yiewsley. The site boasts a prime location in the town centre, conveniently located opposite West Drayton railway station, beside the canal so many of the new homes will also benefit from waterside views. The site, formerly home to Dairy Crest, Padcroft Works and TiGi Warehouse, comes with planning permission for 262 private residential units, a 175-sqm small business centre, car parking and a central landscaped public piazza. What will happen post-Crossrail? It is unlikely that the demand for homes in the area will decrease, as once the Crossrail is up and running the area will offer even greater appeal to owner-occupiers keen to benefit from the reasonably priced homes and great transport links. The local council has already invested substantially in the high street, with major retail brands now present, including a Tesco Superstore, Aldi, Lidl, Sainsburys, Morrisons and Costa Coffee. A new phase of offices is also planned at Stockley Park, which will also bring a fresh injection of demand for homes into the area for both sales and rental properties. The property market in West Drayton has been rising steadily over the last two years with both new build and resale home values in West Drayton enjoying a 1520% growth year on year. I expect that prices will continue to increase at a similar rate for the foreseeable future as the completion date for Crossrail gets closer. Find out more at www.cameron-group.co.uk; 01895 444424

New homes in Mill Hill are perfect for a host(est) with the most(est)

M

o ving to the perfect home might encourage more of us to invite friends and family around to see it, but there are some properties that really do give out the party feeling due to their layout and specification. Countryside Annington belives that it has the ideal London party venue at The Mount, its development in Mill Hill in the north of the capital, part of the Millbrook Park neighbourhood. The ‘Lusso’ is just one of a number of three- and fourbedroom homes for sale at the scheme which might be the perfect place for a party host to enjoy. The ‘Lusso’ is a four-bedroom townhouse spread over four floors, providing options for opening up the home for the enjoyment of guests but also providing an opportunity to give some privacy to those family members who may want to have an early night. The lower ground floor comprises a spacious open-plan living/dining/ kitchen area with access to the rear landscaped garden, setting the perfect scene for any event, particularly when

the weather urges a seamless link between indoors and out. Upstairs on the ground floor is a living room that offers a more intimate retreat for family to spend time together. The first floor is home to three spacious bedrooms and a family bathroom, with the guest bedroom benefitting from an en suite. The master bedroom suite takes up the entire top storey, and boasts fitted wardrobes, an en suite bathroom and large double doors leading on to a spacious decked terrace, itself a lovely area for a very private bit of entertaining! Tony Travers, director of Countryside Annington, says: “We want residents to be proud of their home and what better way to share the enjoyment of a brand new home than to entertain friends and family in their very own ‘party pad’. The properties boast fantastic features that are well suited to those that want to host the perfect dinner parties including floor-to-ceiling windows and private balconies overlooking the London and Hertfordshire skylines.”

Inside, the refurbishment is very 21st century, with a modern design style and noexpense-spared specification. The restored parquet floors are complemented throughout by a neutral colour scheme, while a Lutron lighting system and top-notch Bowers & Wilkins integrated audiovisual system add the very latest in technology. Steps lead up to the raised ground floor entrance, where the hallway impresses with contemporary, architect-designed ‘floating’ staircase

Another reception room on the first floor hosts the full audio-visual system and opens onto a balcony overlooking Cheyne Row, while to the rear of the property on this floor is a guest bedroom with a marble-clad en suite bathroom. A Tilevision aqua-TV can be viewed both from the shower and bathtub. London new homes round-up –

we pick the best new builds on the market

T

h e London housing market is now awaiting the effect of the referendum vote, with industry figures not optimistic about how its prime market in particular will fare as Britain seems destined to leave the EU. In all but five London boroughs, voters were very much pro-Remain, so the national majority for Leave has left many in the capital reeling. There are even some people now campaigning for London to somehow remain in the EU as a separate entity, though the practicalities of that being allowed are uncertain to say the least. Russell Quirk of online agent eMoov was blunt in his appraisal of the vote: “This could… be the final nail in the coffin for the prime central London market, as the capital’s high-end properties have never been less desirable in the eyes of foreign investors.” However, Richard Donnell of

industry analysts Hometrack saw a less dramatic effect: “Across London, where house price growth is running at 13%, we expect the rate of growth to slow rapidly on greater uncertainty and market activity in the capital is set to remain disrupted until consumers and the financial markets can see a clear strategy to manage the process to a position where the outlook for the economy, jobs and mortgage rates becomes clearer.” There are undoubted many who are thinking less about the potential woes of investors and more of the benefits of better value-for-money in the capital for owner-occupiers, particularly at the lower end of the market. People struggling to keep up with the rate of property price growth will be happy to see stagnation or even a fall in average prices if it helps them into homeownership. For all buyers in London, here we pick our favourite new builds across a range of boroughs and for different budgets:

Sundridge Park in Bromley (Millgate) This luxury development is a collection of 14 townhouses, 25 apartments and two detached mansions within a gated community. For those intent on enjoying their free time, the development is nestled between the grounds of the prestigious Sundridge

Park Golf Club in Bromley which boasts two championship golf courses. Jonathan Cranley, sales and marketing director for Millgate, says: “The homes at Sundridge Park exude exclusivity and luxury. Elliott Apartments at Harvard Gardens in Elephant & Castle, Southwark (L&Q) These attractive apartments – from one-bedroom layouts to four-bedroom duplexes – offer spacious, open-plan living in one of London’s most noted regeneration schemes, where some 3,000 new homes will be built over a period of years, along with new employment opportunities and much-improved infrastructure. Cathy Lloyd, sales and marketing director at L&Q, says: “With property prices still growing fast in London, getting on the ladder in an area with good investment potential is vital, and where better than an area like Elephant & Castle, where residents are already seeing the benefits of

getting in early. In addition to the new facilities coming over the next few years, Southwark Council has recently renovated Burgess Park just south of Harvard Gardens, and the revamped Castle Leisure Centre has just opened, offering state-of-theart health and leisure facilities for residents to enjoy now.” This development is a short walk to Elephant and Castle station, with its tube and rail links, as well as no fewer than 33 different bus routes in the vicinity. The development also offers secure communal cycle storage. Price: £450,000

Family homes supplement

Family affair

W

h ile many of the national headlines on property focus on the plight of young first-time buyers and investors, what about our families, both homeowners and those looking to escape from the rental trap and get onto the property ladder? The recent uncertainties about the future of the UK property market following the Brexit vote have seen a

great number of industry professionals stating their belief that things will change little, as many of those buying and selling are driven by necessity. Much of that can be linked to the needs of the family. Whether its about growing or diminishing numbers, educational needs or the change of a job to improve domestic finances, the reasons many of us are looking for a home are based on making our family lives better.

This month, our supplement is focused on a host of properties that will be of most interest to family buyers, looking at a range of homes that are perfect for large or small families across the spectrum of budgets. For even more choice of the new homes now for sale across the country that are suited to family buyers, remember to check out the UK’s leading new homes property portal www.whathouse.com

One-on-one: Kush Rawal, Thames Valley Housing WhatHouse? speaks to the Shared Ownership expert to find out why the scheme is a great option for all types of homebuyers

Kush Rawal of Thames Valley Housing Please tell us a little about yourself and Thames Valley Housing I’m sales and marketing director at Thames Valley Housing. My career in property started while I was at university when I worked for a local estate agent. After graduation, I came across Shared Ownership and started working as a sales and marketing assistant to help promote the scheme with Thames Valley Housing. That was 10 years ago now and working in property is just as exciting now as it was then. Thames Valley Housing has recently celebrated its 50th birthday – marking a huge milestone for the company; we’re set to expand our build programme later this year to create even more homes and give more people the opportunity to get a foot on the property ladder. Do families comprise a big proportion of the customers who approach you about Shared Ownership and other assistance schemes? Surprisingly no! In fact, single buyers make up the majority at Thames Valley Housing. Over the last three years, our typical buyer has been 33 years old, earns £30,000 per year and has a deposit of £12,000. Compared with the UK’s typical first-time buyer figures (aged 35, earns at least £41,000 a year and has an average deposit of £33,000) it’s easy to understand how Shared Ownership is a valuable way of helping first-time buyers afford their new home. In central London of course, it’s even more difficult for them – buyers typically need £80£100,000 deposit!

But there are a lot of misconceptions about Shared Ownership, which may explain why families and couples make up the minority of our shared owners. Our wide range of properties, from one-bedroom apartments to fourbedroom houses – available in a variety of tenures – means there is a home to suit everyone and an accessible entry point to be able to afford each home. Families really can benefit greatly from the scheme, which is something we are promoting as much as possible; for couples wanting to start a family or a parent who is now on their own with children following divorce, it can be a lifeline to owning a home large enough to give the space and lifestyle they need. What do families have to bear in mind about buying a home using either Shared Ownership or Help to Buy? People must take a long-term view when buying a home through Shared Ownership: they need to be able to manage the cost – not just the mortgage but the discounted rent on the share they don’t own and any service charges. They mustn’t stretch themselves. That’s why we introduced Shared Ownership PLUS over three years ago. It enables shared owners to buy an extra 1% of their home each year, without the hassle – and cost – of arranging a solicitor each time a share is purchased. In the first year, the price homebuyers pay will be 1% of the property’s full value, there will be a fixed price increase of 3% every year after that for up to 15 years as long as the share doesn’t exceed 79%. In short, it gives homebuyers flexibility – as incomes increase (perhaps they meet a partner so there are two household incomes, achieve promotion or inherit some money), so does the option of buying more shares. Since our launch of this unique scheme back in November 2013, around 200 homeowners have signed up to Shared Ownership PLUS. Of these, 20 have already taken up the option to increase their share in the first quarter of this year, that’s compared to 20 for the whole of last year so we know it’s beginning to work and help people. Help to Buy is another brilliant way to buy but homebuyers need to be aware that the 20% loan from the

government is only interest-free for the first five years, so buyers need to factor in these additional costs too. We pride ourselves on great customer service so we ensure any homebuyer, whether buying through Shared Ownership or Help to Buy, is aware of all the costs involved upfront so they are confident they are not stretching themselves financially and are making the right decision. Is there an eligibility implication of a salary-earning child leaving a Shared Ownership home, or a child growing up and starting to earn? There are only financial implications if the child is registered the owner (or one of the owners) of the property. If they are not, then there is no issue with a salary-earning child living in the family home or for that matter leaving when they want to – children don’t want to live with their parents forever and usually want to leave as soon as they have the independent means to be able to do so! They may want to buy their own share of a home of their own.

CGI of four-bedroom houses at the Woodbridge scheme in Frimley, Surrey

Have you found first-time buyers getting older in recent years and being families now rather than couples and single buyers? Yes, we have noticed the average age of first-time buyers using Shared Ownership has increased; this is largely due to affordability especially here in London and the South East. With the price of homes rising dramatically over the past 10 years, it’s meant the typical age of a first-time buyer – who has a large enough salary for a mortgage and has saved enough deposit – is much older. This situation is unlikely to change in the immediate future, which is why buying through Shared Ownership is a realistic option for most people are going to be able to afford a home of their own. It’s why we need to build more! But Shared Ownership is not just about affordable homes for younger people. It helps people in all kinds of situations: divorcees who may have already owned a property but need help affording a new home on their own (and probably with children), or retirees using the scheme to free up cash in retirement. As long as they meet the eligibility criteria, they can apply for Shared Ownership to buy their home.

TVHA not just for Shared Ownership Thames Valley Housing offers a range of tenures, including private sale. Its latest development at Frimley has a range of apartments and family homes

Do you have any notable family properties for sale right now and what’s in the pipeline? Woodbridge in Frimley, Surrey, is a new development comprising a mix of refurbished and new one and two-bedroom apartments and fourbedroom houses, which have an excellent specification in a brilliant location. The homes are situated opposite Waitrose and near Frimley train station, which has frequent links to London Waterloo in little over an hour. There are some excellent schools in the area, making the houses very attractive for families. All this, including the availability of Help to Buy, creates a

very appealing proposition. Looking ahead, we’ve more family homes coming to the market in a range of tenures – not just Shared Ownership – across London and the South East which are aimed at buyers of all ages and lifestyles to get a foot on the property ladder. What are the advantages to families considering a new build over a re-sale home? The main advantage to choosing to buy a brand new home is the savings that can be made on maintenance. Most second-hand homes need redecorating at the very least but often need more major things

repairing or upgrading such as kitchens and bathrooms. New homes also come with a 10-year guarantee against major defects, which gives even greater peace of mind. It costs around £45,000 to upgrade a second-hand home to the same standard as a new build, according to research from the Home Builders Federation, so buying new is a great option for families who want to spend their money wisely and move into a high-specification home which doesn’t need any DIY or improvement works. Moat opens new doors to affordable home ownership in three great locations

M

oat is a housing association that has provided affordable homes for people in the south east of England for the past 50 years. We develop around 600 new homes every year for shared ownership and affordable rent. In our 2016 development programme we are excited to announce our new homes at The Boardwalk in Brighton, Kidbrooke Village in Greenwich and Knights Wood in Tunbridge Wells, Kent. All of these new homes are available for shared ownership purchase.

What is shared ownership? Shared ownership is a government backed initiative that helps you become a home owner. Sometimes known as part buy, part rent, you buy a percentage share in a brand new home as much as you can afford and pay a subsidised rent on the remaining share. The real beauty of shared ownership is that you only need a deposit for the percentage of the home

The Boardwalk at Brighton Marina

that you are buying. For example, if you buy 25% of a home with a full market value of £300,000, you’ll need to find £7,500 for a 10% deposit (compared to £30,000 for an equivalent 10% deposit on an open market purchase).

Brighton Situated just two miles from Brighton City centre, Moat at The Boardwalk will provide 20 two bedroom shared ownership apartments at the new Brighton Marina development. Each of our new apartments have private balconies, many of which have an

amazing sea view, and boast a great specification that includes branded appliances, washer dryer, integrated fridge freezer, ceramic hob and fully fitted bathroom with thermostatic shower facilities and shower screens. Residents will have access to numerous amenities, retail and leisure activities within this unique waterside setting. A two bedroom apartment at The Boardwalk starts at £82,500 for a minimum 25% share (full market value £330,000). Register your interest and find out more information at moat-theboardwalk.co.uk.

Greenwich Kidbrooke Village in the highly desirable SE3 postcode is surrounded by 136 acres of open space, yet it is only 15 minutes from London Bridge*. This development offers more than just a stunning new Berkeley-built home. There are a whole host of village amenities too, including a supermarket, a doctor, a dentist, a nursery, sports facilities, a variety of bars and restaurants, and even a hotel. The Kidbrooke Village development comprises four distinct neighbourhoods, integrated into one community. Moat will have homes available to purchase through shared ownership in two of these four neighbourhoods. We will have 11 one and two bedroom apartments at Blackheath Quarter and 86 one, two and three bedroom apartments at Meridian Gate. A two bedroom apartment at Kidbrooke Village starts at £106,250 for a minimum 25% share (full market value £425,000). Register your interest and find out more at moat-kidbrookevillage.co.uk.

Royal Tunbridge Wells Moat has an exclusive development of contemporary shared ownership homes at Knights Wood in Royal Tunbridge Wells in Kent.

moathomes.co.uk @lovemoathomes Blackheath Quarter, Kidbrooke Village

Tunbridge Wells boasts amenities including high street shops which sit alongside boutique stores, while cafés, restaurants and trendy bars line the historic streets. With central London only an hour away* by train, Knights Wood is a whole new community offering the best of modern living. We are proud to offer a selection of one and two bedroom apartments, and two and three bedroom houses, set among 205 acres of beautiful woodland. Inside, each of the homes boasts an impressive specification including integrated appliances in the kitchen. A one bedroom apartment at Knights Wood starts at £57,000 for a minimum 30% share (full market value £190,000). The new homes at The Boardwalk, Kidbrooke Village and Knights Wood are on offer to local people (predominantly first time buyers). Eligibility criteria applies.

OFF-PLAN BEWLEY HOMES’ BUY FOR YOUNG FAMILY

A

f ter selling their first property, a Berkshire family has bought again with Bewley Homes, this time at its popular Cavendish Park development in Wokingham. Lured to Cavendish Park by its fantastic location and investment potential, the Donato family chose an off-plan property, knowing they were purchasing a home built to the highest standards. With house prices in Berkshire up 10% on the previous year and 23% on the 2013 level of £306,435, their investment is certain to live up to its potential. Confident in the quality of their new home, the Donato family say they prefer the clean, crisp and modern design of a new build Bewley Homes’ property. Jenni Donato says the extra cost of redecorating discouraged her family from buying a traditional-style property: “The other option open to us was to buy an older property where we would have to completely redecorate. The other houses we considered needed a new kitchen and bathrooms and we just weren’t in a position to do all that building work while raising a young family.” Jenni says the decision to buy offplan at Cavendish Park was made easy because they were living in Blackberry Gardens, another Bewley Homes development only a short drive away: “The first time we bought with Bewley Homes, everything went so smoothly. They have a very good reputation for

build quality and when we moved into our first home there were virtually no difficulties, so we were confident in buying another new build off-plan. That’s what we like about new build properties – they’re clean, crisp and modern and you can personalise them anyway you like.” Looking ahead to when her family settles into their new home, Jenni says the house and its location provides ample opportunity for her family to grow: “There’s lots of greenery and a park for children, which is great for our toddler. One of the things that immediately impressed us is just how open and spacious Cavendish Park is and that the houses aren’t very close together. We are near to friends who have children of a similar age and it’s an excellent area for schools. We wanted to stay in Wokingham because the closest primary school and preschool are very well rated by Ofsted.” Cavendish Park has a selection of three- and four-bedroom homes remaining, with prices starting from £475,000. The development is just over 30 miles from central London and is well connected by road. The M4 is just five miles away and links to the M25. Cavendish Park also is only minutes away from Wokingham train station and there is a frequent rail service to London. There are also a number of bus routes to the neighbouring towns of Reading, Bracknell and Camberley. Find out more www.bewley.co.uk; 0118 979 5729

HELP TO BUY IS THE ANSWER FOR COUPLE IN KENT

H

a yley and Sean were delighted to take advantage of the Help to Buy scheme, which helped them get on the property ladder at Taylor Wimpey’s popular Repton Park development in Ashford, Kent. The couple, along with their four-month-old son Bobby, moved into their brand new two-bedroom ‘Dunnock’ property in March 2016 – and were grateful for the soughtafter initiative that made it all possible. Under Help to Buy, eligible first-time buyers and those with a property to sell can access a government loan for up to 20% of the price of their chosen property, meaning they require only a 75% loan-to-value mortgage and a 5% deposit. It is available with new build homes priced up to £600,000 and there is no salary cap for those taking advantage of the scheme. Hayley, 28 says: “With Sean being self-employed we wouldn’t have had enough between us to get a regular mortgage, so Help to Buy was the financial boost we needed – without it we wouldn’t have been able to afford what we bought. The scheme was really easy as well, the Taylor Wimpey staff talked us through it all and everything went very smoothly.” The couple are delighted with their new home, and were looking for a new build property at this point in their lives. “Having just had a baby we wanted a nice two-

bedroom home that was within our budget, and it’s nice with a new build because you’re the first person to live there so everything’s your own – there’s no need for any DIY as everything’s all done!” adds Hayley. “We also love having three bathrooms with the downstairs guest cloakroom as well as the en suite and family bathroom – when you’ve got a little one that makes a big difference. We wanted to move to Repton Park because it’s a spacious development – the houses are nicely spread apart and there’s plenty of

parking for us and visitors, so it doesn’t seem as cramped as other new build estates. “It also has a nice quiet feel to it – we’re not overlooked by other homes, we can just see trees, so it’s in a beautiful setting and the neighbours are really friendly. There’s also a nursery and school on site, which will be handy for Bobby, as well as two parks. Focus on... Leithfield Park, Milford, Surrey We speak to Lynnette St Quintin of David Wilson Homes, which is building a collection of unique family homes in the Surrey countryside Are a lot of buyers from London considering purchasing these properties?

Hi Lynnette, please tell us about yourself and David Wilson Homes. I’m sales and marketing director for David Wilson Homes Southern Counties and I’ve been in this position for the last 10 years. We’ve currently got five developments in this region, varying from two-bedroom homes to five-bedroom executive homes. What is taking shape at Leithfield Park? Leithfield Park is a special development of 72 two- to five-bedroom homes, all individually designed for this development. It’s a unique proposition and we’re approaching 50% sold. As we move into the final phase, it will be predominantly four- and five-bedroom homes. They are unusual designs, with barb-style elevations, sympathetic to the local area. They are something that you’ll only find on this development – you won’t find them elsewhere. What’s the appeal of this area for homebuyers? Leithfield Park is situated in Milford, a small village outside of the larger town of Godalming, which is just outside of Guildford, so we’re 10 to 15 minutes away from two thriving towns, but very much in a rural location, with great access to the Surrey Hills and countryside. Alongside that, you’ve got fantastic links to London. There station is a mere 20-minute walk from here and it’s 50 minutes up to Waterloo. We’ve put in new footpaths all the way to the station from here, all well lit – it’s ideal for commuters.

Without doubt, on a site like this and in an area like this we would always expect to see people coming out of London. I think we’ve been quite surprised by the proportion of local buyers, bigger than expected. The buyers moving out of London, particularly with young families, are trying to search for a better environment and better schools, and this makes up a good part of our market. We have links with agents in places like Richmond, Twickenham and Wimbledon, because we would expect to see a proportion of buyers coming from those sorts of areas, who are looking fior better value and rural locations. Being only 50 minutes to Waterloo, it is just so commutable here – in fact, almost more commutable than some of the outer suburbs of London. What kind of properties are you building here? What you’ve got is lots of big doublefronted, imposing houses that are done in a barn style. They’ve got lots of large windows, and are two or three storeys high, so you’ve got lots of light into the property. There’s a real variety of elevational finishes – brick, mixed with cladding, mixed with tile hanging, so it’s sympathetic to the local area and gives a very traditional feel. You get a really imposing street scene as you drive through. There’s a high interior specification, too. Everything in the kitchen is fully integrated, with granite work surfaces and five-ring burners etc. One of the main features of all the houses is the oak staircase, which is spectacular and runs through the house fromtop to bottom. What assistance schemes are available for these family homes? The schemes we’ve tended to use a lot on the development have been Part Exchange and Move Maker. With the latter, we help customers put their old property on the market. Of the two, Move Maker has been the one we’ve used predominantly, as we’ve had a lot of ‘sideways’ moving and downsizing. People have been saying ‘I want the same sort of house but with all the

benefits of new and all the benefits of the countryside around here’, so it’s been an attractive proposition on that basis. Unusually, there’s a custom-build area at this development – what are buyers’ choices there? The custom build was an option that was worked into the planning application, something required by the local authority and the Homes and Communities Agency. We’ve got 11 houses where customers have been able to pick their plot and personalise their internal layout. The footprint of the plot was never going to change but what they did inside was an option. They had three choices on how to lay out their home and then various different specification that they could choose from. So those houses will all be individual to those customers. It’s been an interesting journey. There are benefits to the customer in terms of VAT savings etc and that opportunity of personalising their home has been very attractive. Animal magic How to make sure your pets have a happy home move

B

r itain has a reputation as a nation of animal lovers, and for many of us our pets are an integral part of our family. And while our pets may not be clearing out the loft or packing the boxes, a house move can be just as stressful for them as for us. Barratt Homes has teamed up with the UK’s leading animal charity to provide pet owners with advice on making moving home as stress-free as possible for their animals. Barratt’s Alison Raine says: “Moving to a new home can be a worrying experience for pets, who often get overlooked during this busy time. We want our customers’ moves to be as stress-free as possible, and that includes keeping their pets happy! That’s why we’ve teamed up with the RSPCA to ensure a happy move all round.” The RSPCA’s Rachel Butler adds: “Moving house can be a stressful time for everyone, and that can include pets as they get used to settling into their new home. If you have a pet and are moving house, we strongly suggest that you plan ahead and take the time to think about the

best way to move your pet in a way which will minimise as much stress as possible. “Cats in particular may find a house move stressful as they can become attached to where they live. At your new house, keep your cat indoors for a minimum of two to three weeks before letting them out. This gives them time to get to become familiar with the new house. When you first let them out make sure it’s before their meal time - if they are hungry you should be able to call them back for their favourite food. Let them go out for short periods to start with and build this up, as this will allow your cat to become more confident. “With dogs, as it is now a legal requirement to have your dog microchipped, it is so important to make sure you update your address details on the microchipping database. On moving day, pack all your dog’s things – including food and water bowls, food, bed and toys – into one clearly labelled box so that you can find it easily when you arrive at your new home. Getting out things that they are familiar with will help minimise their stress.”

Barratt Homes’ Jess Neal, Michelle Hollis and Keely Warren meet Jaymi Wilman from the RSPCA’s Northamptonshire branch and one-year-old American bulldog crossbreed, Edgar

HERE ARE THE RSPCA’S TOP FIVE TIPS FOR A HAPPY MOVE:

1. PLAN YOUR JOURNEY Make sure your pets are fit to travel; if in any doubt, contact your vet. If you own an animal that is pregnant, seek advice from a vet before transporting her. Plan your route to minimise journey time and maintain suitable comfort and environmental conditions. Never leave an animal unattended in a vehicle.

2. REDUCE STRESSFUL SITUATIONS

3. ASK YOUR VET ABOUT CALMING PRODUCTS

Try to keep your pet away from the all the commotion of the packing, unpacking, moving and cleaning to help reduce their stress.

Speak to your vet about artificial pheromone products, for example Feliway for cats and Adaptil for dogs – these may help to make your pet feel more secure and settled in their new home.

4. UPDATE YOUR DETAILS 5. KEEP A ROUTINE Update your contact details with your pet insurers, vets, microchip and any ID tags. You may need to register with a new vet, depending on how far you are moving.

When in the new house, try to keep to the same routine with your pets as you had in your previous home.

What will I do without you? This is a question you never need to worry about thanks to our Pets into Care scheme. Bromley – a buyer’s guide A MAGNET FOR COMMUTERS AND FAMILIES

This month, Russell Sinclair, director of Sinclair Hammelton estate agents in Bromley, reveals why this south London borough (but still a Kent postal address!) is such a popular commuter suburb.

I’ve worked as an estate agent in Bromley for over 15 years and have seen a huge recognition in the town’s commuter status. When buyers realise they can get to London’s Victoria in 16 minutes and the City in 35 minutes from Bromley South, living in this leafy South London suburb becomes a top choice. Schools have always been excellent, with a good choice of primary and secondary schools including St Mark’s C of E, Highfield and a new Harris Primary opening this September. We still have grammar schools – St Olave’s for boys and Newstead Wood girls in Orpington – so many parents are keen to sit their children for the 11+ exams but equally there are good secondary’s throughout the borough including Ravenswood for boys, Bullers Wood for girls and co-eds Hayes School, Bishop Justus and Ravensbourne. Private schools include Bromley High for girls and Bishop Challoner for boys.

WHAT IS THE HOUSING STOCK LIKE? It sounds a cliché but there really is something for everyone in and around Bromley itself from bijou cottages near

the town centre, traditional mock-Tudor 30s’ estates, 70s’ flats and houses and large Victorian and detached homes. We have also had some excellent new developments including Trinity Village on the outskirts and Regent’s Court right in the heart of the town centre. The landmark development St Mark’s Square a short walk from the station is under construction, which will provide luxury apartments, restaurants, hotel and cinema complex.

HOW HAVE HOUSE PRICES PERFORMED OVER THE LAST YEAR? Bromley was one of the top 10 urban performers last year according to Zoopla with prices up 12.8% annually. A typical three-bedroom semidetached property is valued at between £500,000 and £650,000 with a fourbedroom detached house priced from £800,000. A brand new two-bedroom flat starts at around £450,000.

WHERE ARE THE HOTSPOTS? Properties in school catchment always sell quickly and often in excess of the asking price. The roads around Highfield and St Mark’s school are also within walking distance of Bromley South station so properties in these locations are sought-after. Hayes Village is popular

usy work schedules and hectic family duties can make it difficult to find the time to commit to a property search. Adam Phillips says: “New builds are not readily available in Sittingbourne and with older houses coming with high costs and reconstruction needs, time was against us as my partner Samantha is expecting our second child. We were eager to find a home with a high specification that met our ideal requirements.” Beautifully located in Sittingbourne, Kent, Heron Fields from Hyde New Homes and Westerhill Homes provides a fantastic opportunity for growing space for young families. The first phase of the development comprises spacious three- and fourbedroom homes, including generous gardens. Heron Fields boasts high specifications throughout, including a fully fitted Paula Rosa kitchen, equipped with integrated Indesit appliances. Adam adds: “We are so impressed with everything at Heron Fields. Having the chance to live and work in such a superb location, and within the perfect home to raise our family - we just had to sign up there and then. We are so lucky to have the playing field close by as well. It will be perfect for my son and I to have a kick-around in when he is a little older.” Heron Fields is positioned on the peaceful suburban outskirt of Sittingbourne, just a short drive from the town centre of

with parents wishing to secure a place at the excellent primary and secondary schools there. Bromley North Village and Sundridge Park feature delightful Victorian cottages and converted flats, which are popular with first-timebuyers. Any new development, whether in the town centre or on the outskirts, sells like hot cakes.

WHAT DOES THE FUTURE HOLD FOR ONE OF LONDON’S LARGEST BOROUGH? There’s talk of improved transport links with the Bakerloo line extending to Bromley and as other parts of South East and South West London rise in price, buyers are looking to move to the town for better value and faster commuting times, so the future is looking extremely bright for property investments. As London’s greenest borough, Bromley has many parks, countryside and woodland as well as a wide choice of sporting facilities and clubs. The Intu Shopping Centre has attracted top stores such as Apple and The White Company and a new restaurant quarter is about to open with a rooftop cinema planned for 2017. Café culture has arrived! Sittingbourne is currently undergoing a significant regeneration, providing many new amenities which are perfect for children’s weekend entertainment, such as the recently opened multiplex cinema. Other aspects of the local area include excellent leisure facilities and a selection of picturesque green spaces. Heron Fields is also in close proximity to a number of well-established schools, presenting a variety of fantastic educational avenues, with Adam adding: “It is so great knowing there are different educational facilities on our doorstep. It will become an important factor for us as we approach the future.” Adam bought his home through private sale at the development, and is due to move in this August. He says: “Heron Fields is just brilliant and I honestly could not recommend the sales consultants enough. They made the process of securing our new home so straight forward, we simply cannot wait to move in to a house that we know meets our requirements and is impeccably finished.” Adam also added: “Heron Fields met our needs as a busy family with specific standards and provided us with exactly what we were looking for. With time limits upon us, we received all the assistance we needed to ensure we will be in our home before the birth of our second child. We have finally found exactly what we were looking for.”

Longthatch, Warnford – guide price £695,000

Longthatch is an attractive, period thatched cottage set on Lippen Lane within attractive grounds of just over two acres. The cottage, which has just been granted planning permission to extend, provides an exciting opportunity and is currently configured with three bedrooms, a kitchen and two principal reception rooms. The proposed extension will create further accommodation at first floor level and a reconfigured ground floor. Formal gardens lie to the rear of the property and in their heyday were often

opened to the public. Towards the bottom end of the garden is the River Meon, which meanders through the grounds. The springfed streams and ponds area real feature of this attractive property. The property is located on the edge of the popular village of Warnford, in the heart of the Meon Valley within the South Downs National Park. The village has a pub and church, as well as recreational grounds, while the nearby village of West Meon provides further local amenities including a village store, primary school and two pubs.

The Limes is a charming, period semidetached cottage dating from the 18th century, which has been extended and offers good accommodation arranged over two floors. There is a well-fitted kitchen/dining room with doors leading onto the rear garden and fitted with a range of attractive painted units, incorporating a Belfast sink, granite work surfaces and a cream oil-fired Aga. The other reception areas include a good-sized, pretty sitting room with a cast iron wood-burning stove and fitted pine shelves and cupboards to either side of the fireplace. There is also a study, which could also be used as a family room, given its dimensions and access to the sitting room. On the first floor there is a principal bedroom with an en suite shower room,

two further generous bedrooms and a family bathroom. The lovely mature garden is a key feature of the property, providing a superb backdrop, and has been well planted and maintained to create a cottage-style garden, with a deep area of lawn to the front, and a spacious rear lawn. There is a good degree of privacy, being enclosed with a number of mature shrubs and trees. A carport is located to the right-hand side of the cottage, providing parking and storage. Kings Somborne, in the Test Valley, has a primary school, two village shops and a pub. A wider range of amenities are to be found at Stockbridge and further afield, an even better selection of retail and recreational facilities in the cathedral city of Winchester.

Give yourself a 7% pay rise by switching your mortgage

If you are sitting on your lender’s standard variable rate (SVR) then you could be paying too much for your mortgage

N

e w research from Legal and General has revealed that borrowers can effectively give themselves a 7.2% pay rise by switching to a more competitive mortgage deal. New research from Legal and General Mortgage Club has revealed that the average homeowner could save over £2,000 a year by switching to a low-cost fixed-rate mortgage deal. L&G say that taking a two-year fixed rate could see the average homeowner save £171.85 per month compared to those borrowers who remain on their lender’s SVR. The £2,062 annual saving is equivalent to a 7.2% pay rise. With one in six borrowers currently on their lender’s variable rate around 1.9 million homeowners - a huge portion of the UK could save a substantial amount of money simply

by searching the market for alternative offers. For homeowners on SVRs across the UK, this equates to a staggering £3.9bn a year. Jeremy Duncombe, director of Legal & General Mortgage Club, says: “Today’s borrowers today are missing out on some great opportunities to save, mainly due to complacency. Simply switching deals to a more competitive rate could make a significant difference to their everyday life, particularly at a time when wage growth is relatively low. “Now is the perfect time to review current deals, especially for those on an SVR or coming to the end of a mortgage term. Homeowners should contact an adviser to explore the idea of swapping to a different mortgage deal, which could give them the equivalent of a hefty pay rise. Those who act now may see significant benefits in the years to come, as they’ll

able to take advantage of current interest rates while they are still at an all-time low.”

‘COMPLACENT’ BORROWERS AT RISK OF A £681 ANNUAL COST INCREASE What Mortgage? reports that borrowers on their lender’s current SVR of 4.74% could save over £5,000. Switching to a two-year fixed rate at 1.69% would see the average mortgage payment reduced by £221 per month. Despite the initial arrangement fee of £999, borrowers would save £5,308 over the fixed-rate term. L&G also calculated that ‘complacent’ borrowers who stick with their lender’s standard variable rate would pay an extra £681 every year if the base rate were to rise by just 0.5%.

What Brexit means for your mortgage We look at the two most likely outcomes of the EU referendum verdict

T

h e decision by voters to leave the European Union is set to have a significant impact on many aspects of our lives. In the short term, there is likely to be uncertainty, particularly in financial markets – so what does Brexit mean for mortgage rates?

MORTGAGE RATES COULD RISE Before the 23 June referendum, the Treasury predicted that a vote to leave the EU would result in an increase in borrowing costs of between 0.7 and 1.1% (in addition to what might happen anyway). The Prime Minister claimed that the average cost of a mortgage could increase by up to £1,000 a year after Brexit. After the Brexit vote, the Bank of England chief Mark Carney came out early to reassure markets. However, if there is any perceived weakness in the banking system, money stops moving

between institutions, causing a ‘credit crisis’ of the type that happened after the fall of Northern Rock in 2007. If this was to happen, the current raft of low-rate deals could be withdrawn and not replaced, leaving borrowers stuck on higher standard variable rates.

POSSIBLE INTEREST RATE CUTS COULD SEE THE COST OF BORROWING FALL While interest rates may still rise, the Guardian reports that it is “just as possible that they could fall to provide liquidity and restore order to markets”. As markets reacted to the referendum result on Friday morning, two-year ‘swap’ rates - the rates at which banks lend to one another – fell by 33%. Five-year ‘swap’ rates fell by 36%. These falls mean that the mortgages

could actually become cheaper. This is because the cost to lenders of longerterm funding has become cheaper, allowing banks and building societies to charge less for mortgages. In addition, the vote for Brexit could increase the chances of a recession or

a period of very low growth. In this scenario, some economists believe that the Bank of England could actually cut interest rates, meaning the cost of lending could actually fall. David Tinsley, UK economist at UBS, said he expects two rate cuts

from the Bank of England over the next six months, taking interest rates from a current record low of 0.5% to zero. If this were to happen, it is likely that millions of borrowers on tracker mortgages could actually see their repayments fall.

Grayswood, Haslemere £2.1m

Located in the pretty village of Grayswood near Haslemere, is one of the most remarkable homes in the history of British architecture, which is reflected in its rare Grade II* listing. The substantial five-/six-bedroom house, surrounded by approximately 12 acres of land, was designed by Amyas Connell, a pioneering New Zealander. The house remains true to Connell’s original scheme, a design that prioritises quality of light and space. It was refurbished by the leading specialists in modern houses, Avanti Architects, in 1993 and has always been occupied by enthusiastic and considerate owners. The Crittall windows are a great feature of the house, which is why it was used as an image for one of their adverts. Accommodation on the ground floor includes a light-filled living room, thanks to a ribbon of windows that runs along two sides. There is also a dining room, which features the original sculptural fireplace, a breakfast room and second reception room or studio. The kitchen is reached via a small set of steps that also leads on to a ground floor study. A magnificent stairway, encased in glass, leads to the first floor and roof

garden beyond. Here there is master bedroom with en suite bathroom and four further bedrooms and two bathrooms. The entire roof space is devoted to an amazing roof garden. There is also a large garage and office/games room situated beside the house. The grounds of approximately 12 acres include a formal garden, expanses of lawn, orchard, woodland and a large paddock. A sweeping drive lead leads to the house from the road that runs through the village of Grayswood. Grayswood is an attractive Surrey village, just north of the popular town of Haslemere. It has a wellregarded village school, a cricket green, garage and pub, The Wheatsheaf Inn. Haslemere is a thriving town with a Waitrose and many other specialist shops as well as pubs, restaurants and a range of schools. The station at Haslemere runs a frequent service to London Waterloo in under an hour. There are alternative services from Witley Station. By road there is access to the A3 at Milford, which provides a road link to London and the south coast and via the M25 to both Heathrow and Gatwick Airport.

Ford transit

Oaklands is located on the Wentworth Estate on a wide corner plot with a carriagegated driveway with parking for numerous vehicles. This classic, contemporary home has been completely refurbished, offering an imposing entrance hall leading through the house affording a wonderful view of the lovely rear garden and the beautiful water feature and swimming pool. The kitchen/breakfast room is superbly fitted out with matching hand-painted wall and base cupboards and feature Aga. The sitting room has a large feature open fireplace and doors to the outside. There is also a family room and study. To the first floor are five en suite bedrooms, master bedroom suite with dressing area and dressing room. The fifth bedroom suite is

located on the second floor. Within the stunning grounds are a swimming pool, detached orangery and thatched African gazebo incorporating an outdoor dining area. The area is well catered for by a wide choice of private prep schools, as well as two international schools, ACS in Egham and TASIS in Thorpe. There is a Waitrose in Sunningdale and for more extensive shopping facilities, the towns of Windsor, Guildford and Kingston are nearby. The property is within walking distance of the local shops of Virginia Water, restaurants and mainline railway station with fast trains to London Waterloo in 42 minutes. Junction 13 of the M25 is just 3.5 miles away giving access to London, Heathrow and the motorway network.

A brand new Taylor Wimpey home ends years of renting for the Ford family

S

carlett and Simon Ford spent the past few years renting and relocating, until they finally found their perfect home at Taylor Wimpey’s Meridian Square in Hurst Green. After moving back to the UK from Switzerland so their daughter can attend a specialised school in Surrey, the couple used the Help to Buy scheme to purchase their brand new four-bedroom ‘Jessop’ townhouse. With their daughters Sofia, 13 and Edith, 10, the family moved in at the start of April 2016 after renting a townhouse on the other side of the village for 18 months. Scarlett says: “We first moved to Hurst Green around two years ago when Edith started at school. She was on the waiting list for around 18 months, so before moving to the village we were renting a property in Oxted. Our former property was too big for us and not nearly as nice – the houses at Meridian Square aren’t just bricks and mortar. The ‘Jessop’ is clean, white and modern with lots of glass and wooden panels, so it’s really light inside. It has almost a Scandinavian feel to it, which we really like. “Both Sofia and Edith now have their own bedroom and one of the rooms has its own balcony and en suite, which is fantastic. The entire house is really spacious so we’re not all living on top of each other. The kitchen also has lovely bi-folding doors opening to the back garden, so

we’ve been able to embrace outdoor living again like we used to.” Using Help to Buy, first-time buyers as well as existing homeowners can secure a government loan for up to 20% of their new home’s full price, so they only need a 75% loan-to-value mortgage and a deposit as low as 5%. The scheme is available on new build homes up to the value of £600,000 and there’s no salary cap for purchasers making use of the initiative. “The Help to Buy scheme has made a real difference to us and we’d have struggled to buy again without it. We had a really personable experience with the Taylor Wimpey team and the aftercare has been amazing. The team continue to show so much interest in us, so it’s been a really nice journey for us all.” The entire family is enjoying settling in at Meridian Square. “We all love it here and we’re very happy to have finally moved into our dream home – it’s very much what we’ve been looking for,” adds Scarlett. “It was Edith’s school that brought us here but for the first time in a long time it feels like home and we plan on being here for a long time. There’s still a selection of homes currently available to reserve at Meridian Square, including onebedroom apartments priced from £264,995 and two-bedroom apartments from £299,995. aving already established itself as a popular housebuilder in the country, CALA Homes has now opened a brand

new development of homes coming to the village of Crawley Down. Would-be buyers can now visit Wychwood Place, a new scheme of three-, four- and five-bedroom

Helping hands New service aims to take the strain of a home move later in life

A

l eading estate agency has announced the launch of its specialised Retirement Living Service, designed to provide a ‘one-stop shop’ approach for older homeowners looking to downsize or move into the growing private retirement property sector. The service, from Humberts, gives each client a ‘personal assistant’, who can access the firm’s extensive network of branches across the UK to locate suitable property and then help with paperwork, dealing with solicitors and the logistics of moving home, all at no extra cost. The Retirement Living Service comes with a range of three options: HUMBERTS MARKET APPRAISAL – This is the standard service, which offers clients the chance to discuss

their onward move requirements, after which the client will receive a professional, formal valuation report from a local Humberts expert (or, where Humberts does not have an office, from a suitable local agent). HUMBERTS ASSISTED MOVE – This adds to the standard service by providing a recommendation to the client as to how to ensure a sale is achieved within a three- to fourweek time frame. When the property goes on the market, the Humberts representative will provide regular updates to those involved in the client’s onward move. HUMBERTS 48-HOUR OFFER SERVICE AND AUCTION DEPARTMENT – This is currently a unique service in the UK property market, designed to be used in

situations where both timing and certainty of sale is of paramount importance. It involves the potential use of specialist homebuying companies to form a type of part exchange transaction, where a price below market value (usually 85-90% of the full price) can guarantee the timing of the sale, or use of Humberts’ own tried-and-tested auction service to sell the client’s existing property with a reserve price guarantee.

Adam Phelps, head of land and new homes at Humberts explains the introduction of this service: “We have created the specialist Humberts Retirement Living Department to carefully look after customers who may not have moved for some time, or need to move with a degree of speed – the main aim is reduce the stresses associated. Research shows that retirees are now leaving it later in life to downsize and the task at hand can often seem overwhelming. “For developers, this service offers peace of mind that their specialist retirement home purchasers have all aspects of their primary sale in hand and the transaction can be completed with the utmost speed and efficiency. For downsizers, the emotional toll of the move can be minimised and the no added cost element is extremely attractive.” The range of Humberts Retirement Living Services are available throughout the company’s national network of 20 offices, headquartered in Cirencester.

Celebrity opening for Hampshire Lakes John Craven opens Anchor’s flagship retirement village in Yateley

V

e teran television presenter John Craven was the guest of honour to officially open specialist developer Anchor’s flagship Hampshire Lakes retirement village in Yateley recently. Craven enjoyed a tour of the Hampshire Lakes village with the Anchor team, enjoying both the setting of woodland and lakes which characterise the grounds and the luxurious homes and village facilities. He then joined Yateley’s mayor, Gerry Crisp, Hampshire Lakes’ general

manager, Rhona Smith, Anchor chief executive, Jane Ashcroft CBE, and over 150 guests from the village and the local area to toast the development and declare it officially open, unveiling a plaque to mark the occasion. Hampshire Lakes comprises more than 100 independent and assisted living apartments for over-65s, with a wealth of onsite facilities including a bistro, gym, spa, swimming pool, salon, library, café, shop and landscaped gardens. There is also a 24-hour support team available so that residents have

the peace of mind that help is always available if required. There is also a 36-bed care home on the site, offering both residential care and specialist dementia support. Speaking at the event, Craven said: “From meeting the Anchor team today and taking a tour of Hampshire Lakes retirement village in its stunning setting, it seems that residents have everything they need for a comfortable and happy retirement. They can become as involved as they want in the communal life, in the safe knowledge that the village has been designed with

their needs and interests at heart.” Jane Ashcroft added: “We are delighted to be opening this luxurious retirement development in Hampshire and we look forward to becoming part of the local community. This is the second village of this calibre that we have officially opened this year, showing our commitment to providing older people with a choice of great places to live in some of the UK’s most sought-after locations.” Rhona Smith, general manager at Hampshire Lakes, remarked: “We are all excited to celebrate our grand

opening today. I look forward to welcoming visitors and residents alike to our beautiful village.” Anchor is the country’s largest notfor-profit provider of housing and care to older people. Plans and prices for a second phase of homes at Hampshire Lakes is set to be released this winter, and the developer is already compiling a reserve list for these new homes. Summer soiree Find out how to entertain in style with tips from Richenda Oldham

T

h e summer holidays are the perfect time to hone your entertaining skills by inviting friends and family over for a get together. Whether you’re planning a simple supper, a formal lunch or an al fresco garden party, the good news is there are plenty of creative touches that will help you raise your game without breaking the bank. The secret to any good social gathering is, of course planning and top of the list is creating the right mood. Steer clear of harsh overhead lights and choose soft, atmospheric lighting. If you have dimmer switches, turn them down low to create a gentle glow. Alternatively, go for candlelight using lanterns, candelabra, tealights and wall sconces. Add strings of fairy lights to doorways and windows or, if your gathering is outdoors, string paper lanterns from trees for a magical feeling. Flowers, flowers and more flowers. Use floral arrangements to bring colour and life to your table settings. Depending on the style of the occasion, opt for natural country bouquets using lily of the valley with ivy or for more a formal centrepiece mix old-fashioned pastel roses, lilacs, water lilies and viburnum. For a spring theme use primroses, tulips and daffodils.

If you really want to wow your guests, go to town with your table settings and let your imagination run riot. Start with some spectacular floral centrepieces, add beautiful crystalware, a crisp linen tablecloth or a glamorous table runner, matching napkins, smart place mats and your best china. Add place cards with your guests’ names written in elegant antique script. Handmade little gifts for your guests can be placed on dinner plates ready for them to discover when they are taking their seats. Invest in the best quality dining table you can afford, as it will be the star of the show at a dinner party. Room or garden decorations will all add to the festive feel. Plenty of balloons, ribbon garlands, bunting and garlands will create an instant party mood. Mirrors, too, can be brought out to add glamour by reflecting light. It’s little touches like these that lift a space from the ordinary into the extraordinary. Wow guests with statement pieces, ranging from spectacular lighting to wall art and sculpture. When planning outdoor entertaining, if you are catering for larger numbers make sure you have plenty of folding bistro style tables and chairs, or even benches to accommodate extra guests. Offer lots

of cushions and blankets for when the evening turns chilly. Fire pits are extremely popular and can double up as sculptural centrepieces depending on the design you choose. Art for art’s sake

Do your homework first and buy for love says Richenda Oldham, as she investigates how to build an art collection

B

u ying art is a highly personal affair and, if you are starting from scratch, the prospect of building your own collection can be a little daunting. The important thing is to be honest with yourself about your motives. Are you buying for pleasure or purely financial investment? Both reasons have their own benefits: the satisfaction of looking at a beautiful painting or a sculpture in the comfort of your own home is equal to any potential financial gain from a piece, but then again the thrill of seeing your affordable investment increase in value is exciting and rewarding too. The sensible way to approach art buying is to be selective and go for quality, not quantity. A few key pieces with excellent provenances will stand the test of time and give you long-

lasting enjoyment. Whatever your reasons for prospective purchases, here are a few tips from three experts on what to think about when shopping for art.

SHOULD YOU BUY ART AS AN INVESTMENT OR BECAUSE YOU LOVE THE PIECE? Luci Noel, Affordable Art Fair director says: “Art is a complete expression of ourselves and can provide an escape from our everyday stresses. For a lot of people, it makes a house a home. So when choosing a piece of art, the most important thing is to find something that you want to live with. It may be a significant purchase, but you’re going to spend years looking at and enjoying it, and so my advice is to buy what you

love and what excites you.”

WHERE SHOULD I BE LOOKING TO BUY ART? Ruth Wilkinson, creative director of gallery Scream London, says: “Visit exhibitions and see big shows. Learn what you like without the pressure of buying by going to galleries and exploring different types of art and artists; from pop art to portraiture there is something that will inspire you. For example, with contemporary art look back to the roots – if you are considering a Tracey Emin piece, for example, study artists who influenced her and the movements that inspired her to give you a deeper understanding of where her works comes from. “Look on social media – Instagram is a great way to find inspiration.

Search relevant hashtags, look at auction houses and look at artists own profiles, sometimes looking at who they are following is a way to broaden you knowledge of a particular type of art. “Seek advice and form a relationship with your favourite gallery. A good gallery will allow you the chance to meet the artists and you may enjoy finding inspiration from them directly.”

WHAT SORT OF PIECES SHOULD I CONSIDER WHEN BUYING A COLLECTION? Sophia Kisielewska, content curator at thesaleroom.com, says: “If you have a low budget, you might want to consider looking at prints, drawings or posters, which can be just as impactful

and beautiful as large oil paintings or sculptures, but can be snapped up at a fraction of the cost. Investing in art can be a risky business. Generally people recommend buying for pleasure rather than investment. But if you happen to like contemporary British artists, you might succeed in making a good investment. Try and catch contemporary artists’ work when it starts entering the secondary market. In the past few decades, some buyers who have done this have seen big returns. In the 90s, a painting by the British artist Ken Howard could be brought for £500-£700, now at auction his pieces can fetch more than £30,000. You want to invest in artworks, those that have a good and complete provenance and are in perfect condition will fetch higher prices than those without either.”

Find your new home at Whathouse.com This woodland log water feature is ideal for a garden, patio or even conservatory, as it is completely self contained; Charles Bentley Natural Woodland water feature, £99.99, BuyDirect4U.co.uk

A simple circular lily pond will look stunning and provide a tranquil focal point for relaxation

Splish splash Nothing refreshes a garden like a water feature says Richenda Oldham, who went in search of aquatic inspiration

O

n e of the biggest ways to create atmosphere and added dimension to a garden is with water. Indeed, water plays an important part in the ancient art of feng shui and you won’t go far wrong with a flowing fountain in front of your home. This will activate and keep positive energy (chi) and allow it to enter your home, as well as looking stylish and enhancing your entrance. Water, whether still or trickling, will also introduce a feeling of tranquility and relaxation into your home or garden.

STARTING SMALL One practical option for busy professionals with restricted time and space is a mini tabletop water garden in a ceramic bowl or pot. This is a simple but highly effective way of introducing water as a feature and is ideal for use in a conservatory or on a balcony or deck. A tabletop water garden may be small but it will reflect light and, with the correct planting, is a great way to attract wildlife. Use any

container that is suitable for holding water and choose suitable aquatic plants such as miniature water lilies.

STYLE WITH FLEXIBILITY The next step up could be a selfcontained water feature, with the emphasis on design and simplicity of use. There is a huge choice of styles and materials to choose from, including metal, ceramic, concrete, porcelain, rock or stone, wood and resin. A mini circular fountain on a pedestal is a versatile design that will look good pretty much in any setting, while a bubble or jet fountain, set within a ceramic container, urn, globe or sculpture, is a popular option, particularly if you have small children around.

RUSTIC CHARM Alternatively, if you want a more natural look, then pick a rustic log or a natural stone cascade with a surrounding bed of pebbles. Plant around them appropriately with ferns, forget-menots or hostas, as well as species that are particularly attractive to wildlife,

such as borage, phlox or sweet william. A stone birdbath without any gadgetry will serve equally well as a charming centrepiece.

ADDED WOW Cascades and waterfalls are a natural progression from a bubble fountain, bringing drama and movement to a garden. A contemporary stainless steel wall with continuous sheets of water produces a stunning effect, yet will still fit into a restricted space. Wall mounted spouts will also provide impact and are ideal for courtyards or terraces.

POND LIFE Finally, you can’t beat an attractive pond - even on the dullest day it will fill your garden with light. You can choose from in-ground or standalone designs and if you don’t want the hassle of creating your own shape, go for a pre-formed liner made from plastic or fibreglass. Square, rectangular or circular shapes suit formal gardens, while irregular or kidney-shapes work well within informal settings.
