What makes a good buy-to-let?

Before you plunge into the buy-to-let property market, there are a number of considerations you should take into account LOCATION A good location is one where people want to live. It doesn’t have to be the cheapest or most expensive area. It’s an area that has the most potential for the future. The type of property you’re looking for, as well as the type of tenant you want, should also influence your choice of location.

mong the topics you’ll need to think about carefully are budget, location, your income expectations, the type of property you might buy, what kind of tenants you aim to find, the costs of buying, who will manage the property and your exit strategy for your investment.

KNOW YOUR BUDGET Before looking at any buy-to-let properties to invest in, work out your budget. The more honest and realistic you are about what you can afford, the easier and quicker choosing a buy-to-let property will be.

RENTAL YIELD Get an indication of how much return you’ll get on your investment. You can initially do this by working out the rental yield. The rental yield is the property price divided by the yearly rent. For example, the rental yield on a £250,000 property that has a weekly rent of £425 would be 4.4pc. This is £250,000 divided by £22,100 (£425 x 52 weeks). Generally, landlords s hould look for a minimum rental income of 125% compared with the monthly mortgage repayment. You should also take into consideration capital growth, the potential for increase in the property price or monthly income.

TYPE OF PROPERTY The type of buy-to-let property you purchase is related to the type of tenant you’re looking to target. Find a type of property which will appeal to the type of tenant you’re wanting to move in. One type of property always considered a good investment for buy-to-let is new builds. There are many benefits in buying a new-build property for buyto-let such as there being generally less repairs to carry out. These new-build properties are also attractive to a wide range of potential tenants.

TYPE OF TENANT What sort of tenant are you looking to move in? A family, single professional or student? Deciding this will also help determine what are the best buy-to-let properties to invest in.

STAMP DUTY LEVY Stamp duty on buy-to-let properties is now higher than conventional residential properties. From April 2016, private landlords have to pay an extra 3% stamp duty when they purchase their property. For example, for a £275,000 property the stamp duty rose from £3,750 to £12,000.

This dramatically affects your sums when working out what you’ll charge and what rental yield you might expect.

PROPERTY MANAGEMENT Don’t underestimate the work that’s involved in being a landlord. You are responsible for repairs and the general upkeep of the property, which can add considerable strains to your budget. It’s again why new builds are worth looking at for buy-to-lets. You also have the option of paying an agent to look after the running of your flat for you. Way up the pros and cons of selfmanaging or employing a property management company.

EXIT STRATEGY Plan your ‘exit strategy’ for if and when you plan to sell the property. When you purchase a buy-to-let, think about when you may sell the property. Whether it’s initially seen as a pension plan or a place to hand down to the next generation, think about the long-term and when to get out. The desirability of a property through its condition and location will be just as relevant then as it is now.

e orge Osborne’s latest Budget surprised many of us by hardly touching upon the property market, but this year has certainly seen a great deal of change based on his policies from the last couple of years. The first quarter of the year saw a surge in activity in the property and mortgage industries as investors tried to beat the deadline before a new 3% surcharge on stamp duty on investment and second homes took hold on 1 April. The new charge will put thousands of pounds onto the bill for such a home and affect the return on investment, its purpose of course to reduce the number of investors and leave properties available for owner-occupier buyers. The situation wasn’t helped by a degree of uncertainty about the finer details of the new system, about which transactions would be covered and which might be exempt from the financial penalty. It has recently been announced, for example, that properties with separate additional accommodation on-site (see our Six Appeal feature) will not be subject to the stamp duty as first thought, which will be a relief to those (albeit affluent homebuyers) purchasing a property which offers independent living for a family member. Many parents intending to purchase a second home that could provide a separate second home that could function as an inexpensive stepping stone to homeownership for their children will, however, find their bills soaring, which is undoubtedly a frustration when the ultimate purpose is a good one. The notion of independent living is of course at least as important to older people as those in their late teens and twenties. The lack of sufficient housing in this country has led to pressure on older property owners to free up large “empty nest” family homes, though of course there are practical advantages for them to move somewhere more suited to their situation once children have set out on their own lives away from the parental home. The secret of success for the retirement developers you’ll see in this month’s supplement is to show how older people can successfully adapt to the changes that their later years will require, yet retain the security of owning their own bricks and mortar while these changes happen. It will be interesting to see how the government’s continued focus on the aspirations of the younger generation will live with the growing and contrasting needs of a longerliving senior sector with its own voice and financial power. Agent insight We speak to Becky Faterni, managing director of Rokstone on why London is becoming a magnet for Iranian buyers What is the size and value of this market? There are some 32,000 high-net-worth Iranian individuals or households worth over £2m including 65 individuals and families worth over £70m and four billionaires. We calculate that around 1,000 to 1,500 high-net-worth individuals, families or companies will have the desire to invest money in overseas real estate over the next three to five years with up to 50 of these having the finances to spend up to £100m each on overseas investments. Given these numbers, we estimate that up to £6bn could be invested overseas by Iranian investors in international real estate and other lucrative opportunities. Even if just up to 20% of this money comes to London and UK in general this is still an extremely significant sums of money flowing into the property market.

What’s the reason for the growth in Iranian buyers? The British Embassy in Tehran has now reopened and the UK Foreign Office changed its long-standing ‘no travel advised’ stance on Iran to ‘limited travel is permitted’ and in the next three months it is anticipated that the status will be normalised. British Airways has confirmed that it will reintroduce direct flights to Iran from this summer and Iran Air, the national carrier, is increasing its fleet. London already has a sizeable Iranian expatriate community, with a flourishing network of Iranianowned restaurants, cafés and cultural and social organisations. There are over 80,000 Iranian exiles living in London since 1979 when the Shah fell. With significant instability in neighbouring Iraq and Syria, the opportunity to invest in far removed, stable London is extremely appealing. As the price of oil and gas falls, London real estate provides an enticing appeal to invest in a sector which holds and increases in value. Over time, as long as the political situation continues to improve, Iranian buyers in London will join the ranks of Qatari, Kuwaiti and Saudi buyers and become significant players in the luxury marketplace again. Why London over other international destinations? Alternative locations have less appeal. Historically, rich Iranians also invested in New York and Los Angeles, but

US government primary sanctions remain in place so these choices are not available. Dubai on the doorstep will also be popular but it cannot compete with London’s educational system or cool summer climate. The other historic ties are with Germany, Paris, the French Riviera and Switzerland but London is safer than these since a lot of properties in the capital are in conservation areas where building alterations are restricted so values hold and outperform continental Europe. Will they be investors or owneroccupiers and what type of property will they buy? The four types of Iranian investors are private individuals/families, professional investors, private companies and quasi-state-backed entities or sovereign wealth funds. Private individuals and families will be predominantly looking for London pied-à-terre’s for themselves or their student offspring, this could be newly refurbished or recently completed new build homes. Most buyers will look to spend anything from £1m to £30m on a London homes with the top five most popular locations being Knightsbridge, Mayfair, South Kensington, Hampstead and St John’s Wood.

London new T homes roundup – the pick of the capital’s current new builds

h e affordability of homes in London – or lack of it in many cases – has been highlighted by the latest data from online estate agency HouseSimple.com, which found a quarter of the capital’s boroughs without a single home for sale under the national average property price. The company’s research found nine of 32 boroughs lacked a property for sale under the Land Registry’s national average price of £191,812. Bexley had the lowest price – a studio flat on the market for £94,995 – while Tower Hamlets pipped Kensington and Chelsea to the post by a fiver with the priciest cheapest home at £250,000. Alex Gosling, CEO of online estate agents Housesimple.com, says: “These figures reveal how desperate the plight is for ordinary Londoners on average salaries, hoping to buy

their first property. How can they feasibly afford to buy when average property prices in the Capital are over £530,000? “Although this research reveals there are properties for sale below the UK’s average house price, the pickings are extremely slim and you’re getting very little square footage for your money. It’s a studio or nothing in many boroughs. “It’s not surprising that more and more people are starting to move out of London for value. With advisors having to reduce the number of available appointments in order to cope with longer interview times, it has been tougher for consumers to get in front of an expert. Now, one of the UK’s leading banks is attempting to make it easier to speak to a mortgage advisor by rolling out a ‘video’ service.

SPEAK TO A LLOYDS BANK OR HALIFAX MORTGAGE ADVISOR BY VIDEO After a pilot scheme in 2015, Lloyds Bank and Halifax have launched a new service allowing borrowers to speak to a mortgage advisor via a computer video link. Appointments can be made between 8.00am and 8.00pm during the week and from 9.00am to 2.00pm on Saturdays with Lloyds and 9.00am to 4.00pm with Halifax. In addition, 16 Lloyds Bank branches are piloting the video service in-branch, aimed at increasing the availability of mortgage advisors during busy times. David Oldfield, group director for retail and consumer finance at Lloyds Bank, said consumers want greater choice, convenience and value, whether that’s in branch or online. “Buying a house can be a stressful time for many people, and so for those who are unable or choose not to visit a branch but who still prefer a face-toface conversation, this video service is

THE PROS AND CONS OF A MORTGAGE VIDEO One of the advantages to a video based interview is that advisors can complete the whole process with a customer in one go. A Lloyds spokesperson said: “Telephone appointments require a ‘break’ in the process, meaning the mortgage adviser has to stop the call, email or post the documents and then contact the customer again, whereas with video, we can do it end-to-end as we show/upload key documents. “About 8% of video or telephone mortgage customers are required to visit the a branch for identification and verification purposes.” While many experts have welcomed the innovation, some believe that most borrowers will still want face-to-face advice in a branch or with a broker to discuss the biggest debt they will ever have. Mortgage expert Aaron Strutt also believes a video system has drawbacks. He said: “One of the problems with the banks is that they only advise on their products, so if clients do not fit the acceptance criteria they will need to look elsewhere and go through the whole process again.”

Please tell us a little about yourself and Inspired Villages Since 2002, I’ve been involved in retirement villages. The two project that I am now working on with Inspired Villages will be my 14th and 15th retirement village - one in Warwick and one in Tattenhall. Inspired Villages is a joint venture between English Care Villages and Places for People. Each village I work on is an education and hopefully we are getting better and better every time. How is work progressing on your current developments? Both retirement villages are under development and each is progressing very well. At Warwick we’re on track for the practical completion of phase one later this month. We’re expecting to move the first residents in by

These sales have been helped along by an excellent sales suite equipped with all the latest tools, including 3D physical and digital models to help achieve our targets. What sort of specification can buyers expect with Inspired Villages? When people are looking to downsize they usually mean they want fewer rooms but not smaller rooms. We have a high-spec for both sites which includes generously sized rooms with high ceilings and kitchens and bathrooms all equipped with the latest mod-cons. Our design is responsive to the needs of those who will be living on site. The bathrooms have walkin showers with accessible shower trays, basin and loos at a manageable height and so on. Underfloor heating is provided throughout the homes and

a touch screen control in each of the hallways will communicate with all of our village services. Each home will have a Smart TV and access to high-speed broadband, and they will be connected to our district heating system which means no need for individual gas boilers and less opportunity for things to go wrong. Is the selling process different for this kind of purpose-built property than for regular new build homes? Yes, we provide move-in packages, which means that we pay for all of the legal proceedings prior to movein. We also cover the cost of removals for each customer and essentially look after them through the entire transition. We also provide firstdeferred completion. So if a customer sells their home early, we help out with temporary accommodation. If they haven’t sold by the time their home is built, they have the option to rent their new property and then if their sale completes within six months we will return their rent payments. We’ve strived to make the entire process as easy as possible. What sort of back stories do your buyers have? 20% of our customers tend to be single men and 45% single women. The remaining 35% are couples. They are all usually self-funders and live diverse, fascinating, and active lives. What are the prime reasons your buyers are choosing to move? Our buyers’ reasons for moving are usually aspirational. We offer a

fantastic lifestyle with new beginnings in luxury surroundings, along with a real sense of community. Importantly, residents and their families also find great peace of mind through the knowledge that we provide first-class care services via a team that is inhouse and on-site. Furthermore, I would say around 80% are keen to retain local connections; living near to family whilst having an opportunity to lead a more fulfilling life of luxury. What kind of lifestyle do your villages offer? The concept behind these villages is to reinvent retirement. So residents will have opportunities to engage in a range of activities from community art classes to active lifestyle events, music sessions and community presentations amongst many other lifestyle offers. Essentially they will be able to engage with new hobbies and explore new pleasures. There will be a bistro and restaurant on site, as well as a spa pool and gym, a shop, and transport provision that will support residents with travelling to and from nearby villages, sites and attractions. In terms of costs, we have a wellproven method of funding the villages which is designed to ensure resilience to external factors and keep everything as near to new standards as possible. There is a weekly service charge of about £120 which covers employment

of 60-70 staff on each site, as well as everything from property insurance to transport provisions, gardening upkeep and discounted meals and services. There is also an exit fee which is set at 10% (less in the first three years) of the property resale prices. As well as providing us with a return on the capital investment in central facilities, this is used to fund the resale of the properties as well as building up a maintenance pot; thus ensuring that all properties are kept in good condition. In addition to funding the upkeep and retaining property values on behalf of residents, there is also a charitable element for those who may have fallen on hard times. Our residents will have the opportunity to decide which local charities receive any funds. What’s in the pipeline for 2016 and how do you expect the property market to change in that time? We have the two villages under development with many more sites going through different stages of planning. Whilst predicting the property market can be tricky to say the least, what I would say is that historically, in my experience, phase one properties increase in their value by 10-15% as we begin to sell phase two. For around ten years they will then tend to exceed prices on the local property market after which they begin to follow trends more closely.

New assisted living development launched in ‘designer town’ of Poundbury McCarthy & Stone, the UK’s leading retirement homes specialist developer, has launched its latest project, a flagship assisted living scheme for the over-70s in Poundbury, the urban designer town pioneered by Prince Charles.

o wes Lyon Court is the work of renowned architect and urban planner, Leon Krier and architectural designer Ben Pentreath and in keeping with its setting, is looking for a new approach to the design and build of property dedicated to the needs of older people. Taking its name from the family of the late Queen Mother, the development will only use materials sourced and manufactured in the UK. The contemporary design will incorporate cast iron and wrought iron features, giving it a n “elegant industrial” character, and will have 25,000 sq ft of communal space for residents of its one- and two-bedroom apartments to enjoy. u dley Retirement, the luxury retirement village operator, has launched a new brand of retirement property developments as part of its ambitious five-year growth plan. Audley will be investing £200m in

Mayfield Villages over the next five years, with immediate plans for two developments which will provide 500 new retirement homes between them. The plans see Mayfield Villages acquiring two sites every year, with a total of 2,500 homes between them all in five years’ time.

Audley describes Mayfield Villages as a “mid-market” brand, working alongside its premium Audley Retirement brand. The cost of apartments at a Mayfield Villages site is estimated at starting from around £200,000, with sizes ranging from about 525 sq ft for a

one-bedroom property to 775 sq ft for a two-bedroom unit. Residents will have health clubs on site providing swimming pools and fitness rooms as well as restaurants and care facilities. Nick Sanderson, CEO of Audley, says: “The demand versus supply for

high-quality retirement housing has long been an issue in the UK market, with the desire to downsize simply not being met with enough quality options. The more research we did, the more we realised there was a lack of contemporary, aspirational and secure retirement properties with flexible care provision in the middle section of the market that needed to be addressed.” The research Audley undertook found that of 19million of the British population over the age of 55, 80% are homeowners, with an aggregate property portfolio valued at approximately £1tn. Some 58% of over-60s are actively looking to downsize, with an almost universal will to avoid traditional care homes, but are thwarted by a lack of suitable housing to meet their needs and aspirations in later life. In all, Audley sees a potential market of 4.5million homebuyers looking to make the most of their increasing longevity in “modern, attractive and secure environments” – crucially, maintaining their independence and with the security of owning their own property. Sanderson adds: “The growth potential for the retirement village sector is huge, and allowing older people to downsize from family homes into properties better suited to both their current and future needs frees up homes for others, creating muchneeded movement in the property market. Mayfield represents the next stage of development for our business. It is an exciting step forward in meeting this growing demand with high-quality housing and facilities across the whole market.”

he couple moved from their home in nearby Horndean earlier this year where they had lived for 22 years. Jim explains: “We were living in a threebedroom house with a large garden that was getting too much for us to maintain. previous health issues, I have to make sure I keep myself fit and active,” said Jim. “I make great use of the on-site Fitness Suite we have at Simmonds Lodge and make sure I use the treadmill for at least half an hour every day. Brenda and I have also started ballroom dancing again, which we enjoyed doing for more than 25 years. I had to give it up for a short time but we contacted a local dance school recently and have started dancing once again - we love it!”

e drow sales executive Helyn Niblett got a big surprise from clients recently, when retired couple Tony and Peggy Venn, who had purchased a luxury apartment at waterside development Lymington Shores, asked her to be a witness at their secret wedding. The couple tied the knot on 3 February in a spontaneous ceremony at Ringwood register office, with only Helyn and one other witness there to see it happen. Peggy says: “It was New Year and we thought: we’re just going to go off and get married! We booked it and kept it secret, and asked Helyn to be our witness because she was one of the first people we met here when we were buying our new home. “We got married and then we phoned up our children to tell them. They were shocked but were very

happy for us. At our time of life we wanted to just get on with it.” After a modest wedding breakfast at the Stanwell House Hotel in Lymington, the newly-weds returned to their new home to find a “Just Married” sign on their door, courtesy of the Redrow team. The couple met as friends, but following the deaths of their respective partners in 2010, a romance slowly blossomed and they made a home together in Uxbridge, west London. Their new apartment at Lymington Shores is a symbol of this new chapter in their lives. High and mighty Help to Buy proving popular at this elevated new homes scheme in Hastings

M

i llwood Designer Homes is reporting great success already at its Woodlands View development, currently taking shape on The Ridge, on the northern outskirts of Hastings, with the government-backed Help to Buy scheme an especially popular option for homebuyers. The development marks a change of strategy for the company, which has made its name building premium properties, usually priced far above the £600,000 threshold of the Help to Buy scheme. Woodlands View had properties on offer from £129,950 (a small collection of apartments, all sold), with the current range of threeand four-bedroom homes for sale from £250,000 and £315,000 respectively.

n e of the most important – yet all too frequently neglected – aspects of interior design is lighting. Wallpaper, paint curtain fabric and furniture all bask in the spotlight, but what about the spotlight itself? Lighting is much more than just choosing an overhead light and a few table lamps. Good lighting can improve the energy of a room, providing atmosphere and improving productivity. There are four different types of lighting:

Bohemian rhapsody An exotic fusion of colour and informal style epitomises the boho chic look. Richenda Oldham puts on her kaftan and goes in search of the essential ingredients for this creative cocktail

O

n e of the most popular interior design style trends on Pinterest currently is the bohemian look or boho chic as it is also known. It’s an an eclectic, rather dashing and colourful style that epitomises an unconventional and creative lifestyle choice. It particularly applies to free spirits who lead artistic lives and who like to express their individuality through their surroundings. Bohemian is most definitely not a look for anyone who enjoys structure and order – it’s far too diverse for that. In fact the riot of colour, unconventional style mixes and laissez-faire attitude that accompanies boho would cause a neutral rule-lover to weep in frustration. The main glorious point of bohemian is that it actually invites you to break rules and be daring. It’s a hugely cathartic style that encourages experimentation. Why not ha ve pink, red and orange side by side? Tattered old textiles? Why bin them when you can hang them on a wall? Mix vintage with modern with reckless abandon. Take objects you cherish out of the cupboard and display them with panache. There are no do’s or don’ts here. Just express your personality as much as possible. But if you are not sure where to begin, here are some loose guidelines to give you a starting steer.

TEXTILES Everything is fair game here. Think layers and contrasting textures to create vibrant, visually exciting effects, using rugs, quilts, crochet coverings and tablecloths, as well as bedspreads, throws, curtains and cushions. Mix man-made materials with naturals such as silks, linens and wool. Use contrasting coloured trims such as fun pompoms on cushions. Got a small, but beautiful fabric remnant? Frame it!

FURNITURE Comfort comes first. This is not about iconic design pieces that no one wants to sit on. So use big comfortable armchairs and sofas, piled with cushions of course. Drape rich velvet throws edged with fringes or tassels, or fake fur coverings over the backs of chairs. Dining tables can be vintage or made from reclaimed wood. Weathered and paint peeling finishes will all add to the charm. Remember, nothing has to be perfect.

LIGHTING Soft, comforting lighting is a must as you are looking to create a relaxed, inviting atmosphere that will encourage you to chill out and unwind after a hard day’s work. Candles, lanterns, fairy lights, single pendants over a dining table and floor lamps can all be used to great effect.

ACCESSORIES Lots of pictures – whether they are prints or originals – should cover your walls. There is plenty of affordable art around these days. Family photographs can also be spread liberally throughout your home. Finally, do remember that plants play an important part in bohemian culture, so make sure there is plenty of living greenery around your home. Clever planting and design tactics can transform the smallest outdoor areas into perfectly formed alfresco havens. Richenda Oldham learns what makes a great little retreat

v en if you have the tiniest pocket handkerchief garden or backyard, limited size doesn’t mean limited creativity. A little bit of imagination can go a long way to making the most out of your outdoor space and one solution for transforming your patch into somewhere you want to spend time is to create a patio garden. To ensure a successful outcome, it’s worth spending some time planning the sort of patio you want, working out your budget and fine-tuning the details. Start by asking what it is you want to use your garden for? A modern patio can have many different uses. Will its primary purpose be dining, cooking or just a place to chill out and enjoy a cup of coffee? The modern patio has numerous materials at its disposal. It all depends on the size of the space and its

situation. But what’s your preference? Do you want something modern, making use of concrete and render, or do you prefer a softer, more natural approach using timber and stone? Start with the type of flooring you want. Natural stone looks beautiful and is extremely durable, as well as being almost maintenance free. Concrete slabs are inexpensive, low maintenance and come in a variety of designs from flagstone to brick. Wooden decking is inexpensive and simple to install, but is high maintenance, requiring cleaning and sealing every couple of years. Brick gives a lovely old world look and can be installed in a variety of patterns, such as herringbone. Pebbles and gravel are attractive and can be used in combination with any of the other flooring options. and pergolas, which can be planted with climbing plants to add extra cover. These can all be used to add extra height and variety, helping to break up boxy spaces and generally add interest. Planting really does help bring a patio alive and stops it feeling so sterile. Layers of plants will add depth to a garden and growing plants in attractive containers means you can reconfigure the shape of a basic patio by moving the pots around. Make sure you choose plants that grow well in containers. Garden furniture has become increasingly sophisticated to the extent that you can create an outdoor living cum dining room with rattan sofas and armchairs, cushions in exterior fabrics, dining table and fire pits. A parasol is a good idea if your patio offers little shade or you could go one step further and acquire a smart little gazebo or canvas sail.
