One-on-one interview: Howard Phillips, PegasusLife

We pose the questions to Howard Phillips, the chief executive of specialist retirement housing providers PegasusLife. Hi Howard, tell us a little about yourself and PegasusLife. I’ve worked in the retirement sector for more than 36 years so I know it inside out. With PegasusLife, my goal is to make a step-change in the quality and availability of housing designed specifically for those over 55. I have felt for a long time that there is a real opportunity to make retirement living better. Intelligent design, plenty of opportunity for people to socialise, with a strong focus on supporting health and wellbeing, all underpinned with an efficient, ethical approach to property management is central to what we do. We have over 30 sites at varying stages of progress, across the UK, with many more in the pipeline. Do you have a standard offering for your buyers or do you offer something different at each development? Each and every development is unique and it’s one of the key things that set us apart from other age-exclusive developers. Building developments ‘by numbers’ isn’t what we do: each development is thoughtfully designed with the local environment in mind and with lengthy consideration into what people would like their ideal home to look like, the services they require, and the social spaces needed to set our homes apart from any others. We are working for sophisticated customers, who have a wide and

It’s up to us to change that and offer a rich mix of homes in a variety of soughtafter locations to capture the majority of people, who simply do not want a traditional ‘retirement home’. What has been the reaction so far from customers? Each of our sites is so very different and yet, what is really heartening, is our customers ‘get’ that central idea. Our mission is to unpick everything that has gone before and make it better - the way in which we deliver that is unique each time we design a development; for us that’s a real challenge but the customers like it. Where else are you offering homes for sale right now? We are selling across many sites at the moment. In Gloucestershire, we have one in the fabulous market town of Tetbury, one in the historic spa town of Cheltenham (with another to follow soon). There are three in or near Sandbanks in Poole; in Surrey we have sites in Purley and Woking. There’s a town centre development in Seaford in Sussex, a great site in the ever-popular Harpenden in Hertfordshire, and in Sevenoaks in Kent we are transforming a historic country estate. Lichfield in Staffordshire and Wilmslow in Cheshire are also selling right now.

Chapter House in Lichfield is, in terms of services, one of the simplest developments we have: social spaces include a lounge, a guest suite and beautiful grounds. It offers a very relaxed and engaging environment. This development has generated a great deal of excitement in the area and, with a completion date at the end of this year, we are already 65% reserved. It’s a similar story in Purley, Surrey with Carriages and Hortsley in Seaford - in these two developments most customers have spoken about their desire to be within walking distance of a buzzing high street and with easy access to city life just as much as the countryside. There’s a lot of excitement surrounding Wildernesse House in Sevenoaks, where we are renovating a beautiful period building, adding eight mews houses, 39 apartments as well as a wonderful restaurant, outstanding spa, health and wellbeing facilities. All

s we hit September, there’s a certain amount of groaning in the office as thoughts start to turn to Christmas. This year, an abundance of sunshine and consistent temperatures in the mid-20s has meant the mention of Yuletide has had a worse effect than usual, but the heads-up to late December is well justified. Anyone looking to settle in to a new property for Christmas this year needs to start looking right now to give themselves a fighting chance of making it happen. With all the delays that are possible in the legal system and the other third parties involved in a house move, getting the process under way at the earliest possible time is something you are likely to thank yourself for later. Another point to consider for those looking for a new build is the paucity of homes in the system. It’s well documented that we are supremely short of where we need to be in terms of numbers of new homes being completed each year (little more than half the 300,000 being recommended now actually get built over 12 months) so you may well find that the one that you want, though on the sales sheet, actually won’t be ready to inhabit any time in 2016. All these factors certainly make a serious hope of festive fun in a new home something that requires determined action right away, whether it’s visiting new homes developments or estate agents, checking what’s on the market online at www.whathouse.com and making sure you’re financial position is secure, too, with a mortgage and your savings all lined up ready to go. For us here, September is also deep into Awards time. We touch on last year’s and this year’s WhatHouse? Awards further into this edition (P25) and we’ll be looking at it more next month and then for the event itself on 18 November. The judges are already out and you can see regular articles about some of the developments that have been entered on our Know-How section on Whathouse.com – check them out every Wednesday and Friday. Mortgage approvals fall to 18-month low in wake of Brexit vote Consumers continue to be reluctant to make major financial decisions in the wake of the EU referendum

ew figures from the British Bankers’ Association (BBA) show that the number of new mortgages has fallen sharply since the start of the year, with experts attributing the fall to the Brexit vote and changes in stamp duty on investment properties.

therefore will revive if confidence improves, but the forthcoming stagnation of real incomes, as inflation revives and firms stop hiring, means there’s little reason to expect a substantial improvement in sentiment.”

The BBA figures come after sales data revealed that 16,000 fewer homes were sold in July, compared with the same month in 2015. Surveyors recently reported that housing activity would be flat in the aftermath of the vote. Council of Mortgage Lenders (CML) chief economist Bob Pannell says: “The subdued nature of property transactions and mortgage lending in July are consistent with a less positive backdrop for house purchase activity post-referendum.” However, the fall could be partly based on seasonal factors and some experts believe the true picture will be seen in the autumn. Mortgage expert Mark Harris remarks: “July and August are always traditionally quieter times of the year for the market; the real test will come in September when people get back from holiday. Then we will see whether they are making decisions to buy or whether they put these on hold until there is further clarity.”

The Telegraph reports that in terms of monthly payments, the one percentage point difference between Coventry’s seven-year offerings and the cheapest equivalent two-year deals would be around £150 a month on a £300,000 mortgage. The other factor to take into account is that long-term fixed rates also come with early repayment charges. If you want to repay part or all of the mortgage early, you will generally face substantial penalties for doing so.

While many of these deals are portable - meaning you can switch them onto another property if you move home - you should always bear in mind that it is by no means a guarantee that your lender will agree another mortgage for you in the future. If your circumstances or the lender’s criteria have changed you may not be eligible for a loan and end up paying the early repayment charges anyway. If you’re unsure about what the future holds, a shorter-term product may be more suitable.

BREXIT AND STAMP DUTY CHANGES BLAMED FOR FALL IN NEW MORTGAGES New data from the BBA has revealed that just 37,622 mortgages were approved in July, the lowest level in 18 months. In July, 2,143 fewer loans were approved compared to June, and the total number of approvals has fallen by around 20% since a 23-month high in January. The BBA partly attribute the fall to new stamp duty rules on buy-tolet homes; since increases to stamp duty came into effect in April, the buy-to-let sector has experienced a quiet period. Other experts point to the fallout of the EU referendum as a reason

for the fall in new mortgages. Samuel Tombs, chief UK economist of Pantheon Macroeconomics, says the fall in mortgage approvals was clear evidence that the Brexit vote was making households reluctant to make major

financial commitments. He adds: “The decline in approvals corresponds closely with the drop in RICS’ measure of new buyer enquiries and indicators of consumer confidence, so the slowdown seems demand-led. Lending

f you’re looking for a fixed-rate mortgage, deciding how long you want to fix for is one of the most important questions. Short-term deals often offer very low interest rates but long-term products give you stability and security over five or ten years. Now, a new pair of seven-year fixed rates have come to the market and both offer exceptionally good value for money.

stability, a seven-year fixed rate could be the perfect solution. Now, a leading lender has launched a pair of sevenyear deals, one of which offers a rate of less than 2%. Coventry Building Society has launched two seven-year fixed rates, designed to appeal to borrowers looking for security. The lower rate is at just 1.99% and is available to a maximum loan-to-value of 50%. The second deal is at 2.55% and is available up to 85%, making it ideal for firsttime buyers with a 15% deposit. Agent insight We speak to Anita Mehra, managing director, Benham & Reeves Residential Lettings, one of London’s largest independent letting agents How has the lettings market changed post Brexit? Prior to the referendum, the lettings market was facing considerable headwinds. A 3% increase in stamp duty on investment properties was deterring many landlords from adding to their portfolios, while rents in prime central London had fallen by 2.3% as demand finally abated. Since the referendum, that market has changed considerably. Our analysts have seen strong interest from overseas investors keen to capitalise on the falling pound and anticipate strong demand from tenants. Has the supply of rental homes increased? Prime central London was one of the few areas of the country where stock levels increased in the first two quarters of 2016. Rather than sell, most property owners here can afford to hold onto their properties and let them out. This has led to a steady supply that has softened rental

returns. The good news, for tenants at least, was that they had a good choice of properties. Have applicants from Europe increased or decreased? Our branches have fielded a multitude of enquiries from applicants currently living and working in Europe but keen to move to the UK before secession is complete. In the first quarter of 2016, one in four applicants was from Europe. Since the referendum result was announced, the number of applicants from Europe has leapt up to 47% of all new enquiries. The number of new applicants has risen by 17.2% with that figure anticipated to increase further over the forthcoming weeks. Where is demand strongest? Mostly in the City, Canary Wharf and east London offices, although there has been very strong European demand near international schools like the French LycĂŠes in South

Kensington and Kentish Town. Most of the new enquiries have been from professionals in the finance sector with many expressing the view that if they relocate to the UK and secure a job before secession is negotiated, they will be able to continue working here. If the free movement of labour is withdrawn, then it is highly unlikely that Europeans already working in financial services will have any problems with work permits. What is your outlook? Like many people, we initially felt that Brexit would have an adverse effect on the property market. While it may still prove to have a negative effect on the wider property market, the initial reports from our branches indicate that it could potentially benefit the London lettings market. London new homes round-up – the pick of today’s new builds choices

D

etailed research from online agency eMoov.co.uk has revealed the spectrum of fortune that London homeowners have experienced over the past year. Its team looked at figures from the Office for National Statistics, which show that while London as a whole has seen an average property price rise of 13% over the past 12 months (equivalent to £50,000 on the average value of a home), different boroughs have seen some very diverse changes in their local markets. Among the most successful are Havering, Waltham Forest and Croydon, all seeing rises of 20% over the year, while Newham (home to the Olympic site and its legacy of redevelopment and thousands of new homes) tops the list with annual appreciation of 21%. At the other end of the scale, two of the capital’s most affluent boroughs saw the worst performance, with prices actually reduced on average – Hammersmith and Fulham went down 3% while Kensington and Chelsea saw average prices drop by 6%, though the latter still maintains the highest average price (£1.21m) by some margin.

Russell Quirk, founder and CEO of eMoov.co.uk says: “It comes as no surprise that the only two boroughs to have seen a decrease in values over the last year are two of London’s prime central boroughs. Despite a lot of attempted smoke and mirrors by high street agents in those areas, the decline of London’s most prestigious property markets has been evident for a while now. “The most prominent factors in this decline have been the changes to stamp duty for buy-to-let and second homes, as well as the reduction of foreign interest in that particular area of London. “With the capital suffering from an extreme shortage in terms of the supply of housing, some might argue that this might not be a bad thing. A young couple find a peaceful new apartment via Shared Ownership in west London

a niele Tacconi, a project manager working in central London, has recently purchased his first property through Family Mosaic’s Shared Ownership scheme at Drayton Place, West Ealing. He and his partner Monica, a content editor who works in West Ealing, were looking for a home to get away from a noisy previous location in Ealing Broadway and were fortunate to find their first step on the property ladder in a delightful apartment with floor-to-ceiling window views over neighbouring Drayton Green Park at the new homes scheme. Help at hand for first-timer James The Help to Buy London scheme gets him an ideal first flat in Bethnal Green

T

h e familiar mantra of ‘location, location, location’ was certainly the key for James Woodhall, a project management consultant, had been looking for a new home for a few months while renting in Camden. He comments: “I had been housesharing for 10 years including my time at university, so when I moved out of a shared home in Shoreditch, I decided to rent on my own for the short-term while saving towards a deposit to buy my own place. I no longer wanted to be at the mercy of landlords.” It was a case of new year, new home for James, when he began his online search for a home in January. While browsing, he came across Guinness Homes’ Regalia Point, an earlier phase of the Bethnal Green development. He explains: “I saw the development and really liked the location; however, unsurprisingly, the one-bedroom flats had been snapped up, so I signed up ready for the next phase, Titanium

Point, to come onto the market. I knew they were coming up at Easter, and sure enough, at the beginning of April, Guinness contacted me to let me know that were launching. “Using only the brochure and floorplans, I reserved an apartment straight away on the Friday, and only went to view the show home on the Saturday. It was pretty crazy but I knew I had to get in quickly – the location was spot-on and the apartments themselves were very well-designed.” James purchased his sixth-floor apartment for £450,000 with a 40% government Help to Buy London loan. He also used money gifted to him from his parents towards a deposit. Within three months of reserving his home, James moved in. He says: “The Help to Buy scheme with Guinness Homes was laid out very clearly and they have a great reputation, which really appealed to me. It’s so hard for young people to get on the property ladder, so I knew Help to Buy was a good option, and I was

really ready to put down some roots. The process with Guinness Homes and the agents has been really painless, so I would definitely recommend the development to friends and family.” James, who grew up in Hertfordshire, moved to East London after studying at university. He enjoyed being close to the music scene and to nearby Millennium Park and Victoria Park. In his spare time, he produces music, DJs and plays football. s house prices stabilise temporarily and interest rates drop, many experts are saying it’s a great time to get onto the property ladder. However, one problem that many first-time buyers still face is the size of deposit generally required to buy a home and it will be no surprise to anyone to hear that the amount now needed to put down for a first home has doubled since 2007. For those who don’t have access to the ‘Bank of Mum and Dad’, more first-time buyers are turning to some of the increasingly popular homebuying schemes available. These include deposit reducing schemes like the government-backed Help to Buy as well as Shared Ownership – which both help first-timers deal with some of the upfront costs associated with homebuying. Lynda Clark, organiser of the First Time Buyer Home Show has described some of these schemes as ‘a lifeline’ for aspirational homebuyers in London and the South East: “Without schemes like Shared Ownership and Help to

Buy, getting onto the property ladder would just not be possible for many thousands of first-time buyers in London and the South East. “As rental costs continue to rise, potential first-time buyers struggle to make the savings they need to towards a deposit and just can’t deal with the monthly costs of owning a home. The lower deposit amounts required through the use of these schemes often lead to better mortgage rates and allow first time buyers to make considerable savings.”

SHARED OWNERSHIP OR HELP TO BUY? Sisters, Alexandra and Victoria Webb from South Wales have recently managed to purchase their first home together in Putney, a 25% share of their stylish new two-bedroom apartment, thanks to the Shared Ownership scheme at Octavia Living’s Walpole Lodge. The monthly mortgage for the sister’s two-bedroom apartment is £330 and with their combined incomes, the rent is a comfortable

£690 a month. Alexandra says: “Buying together meant we were able to combine savings and put forward a larger deposit, reducing the monthly payments from the start. When I was renting, the monthly rent was £625, so buying a Shared Ownership property with my sister has proven to be cost effective as well as helping us take the first step to homeownership.” However, Help to Buy was the preferred option for Christopher Williams and fiancée Sophie Da Costa. The newly engaged couple have managed to buy a three-bedroom house with Barratt Homes at its Cane Hill Park development in Coulsdon. Only requiring a minimum 5% deposit with a 55% loan-to-value mortgage with Help to Buy London, they now pay £250 less than what they had been paying in rent for a smaller property nearby. Christopher, a structural engineer comments: “It’s amazing really to think that we will be saving at least £250 a month on our mortgage to buy a three-bedroom house compared to what we have been paying for our rent

in a moderate flat – and our rent could have been more than it currently is. Help to Buy London has really meant that we have been able to buy our first real home and somewhere where we can stay for more than just a couple of years. After doing all the sums it didn’t take us long to know it was the right move for us.” Clark adds: “Broadly speaking, the scheme that will suit you best will depend on the area that you want to live and the type of property you want to buy. The main thing is that all first-timers are aware of the options available to them and can make the most of all the opportunities available in order to buy the right home for them” While many of these deals are

portable - meaning you can switch them onto another property if you move home - you should always bear in mind that it is by no means a guarantee that your lender will agree another mortgage for you in the future. If your circumstances or the lender’s criteria have changed you may not be eligible for a loan and end up paying the early repayment charges anyway. It’s not a legal requirement but, by dying intestate (without a Will) you relinquish control over your assets, leaving them to be distributed according to the laws of intestacy. A Will gives you the control. You decide how your assets are shared out. Who benefits and by how much.

How it works is this… on first passing, the law of succession dictates that ownership of any joint asset automatically passes to the surviving partner. Solving the downsizing dilemmas

s one grows older, choosing to downsize to a retirement community comes with a bevy of benefits: living with like-minded people, easier accessibility, improved security and a greater peace of mind that a support network is in place should your needs change. However, despite the long-term practical advantages, there is no doubt that downsizing can be an emotional strain and a logistical challenge, but moving does not mean people have to leave their most favourite possessions behind: it simply gives them the opportunity to select the best bits or most sentimental items to move with them. We have spoken with residents and staff at Anchor’s care homes and retirement villages to gather together

some top tips for those moving into a smaller property. • Moving out of a home in which one has brought up a family can feel like one is leaving fond memories behind. This does not need to be the case. Rather than taking boxes of drawings, school reports and treasured-photographs to one’s new home, consider splitting these items by child or grandchild and making ‘memory boxes’. • Before auctioning off furniture, speak to family members to find out if there are any particular items which they would be keen to take. Take photographs of any furniture or ornaments which you feel you may miss but for which you may no longer have space.

ugust saw the launch of not one but two new show homes at Parklands at Azure, a development from Countryside Maritime, and with this phase, the developer has broken the mould and worked with its professional interiors team to move away from the traditional nautical theme people might expect on St Mary’s Island. While the area’s heritage is still a major draw for buyers, the new show homes have been styled by Phoenix Interior Design to more reflect the area’s landscape, drawing on colours and materials familiar with those looking across this area of north Kent. Haslemere has a vibrant atmosphere and has arguably become one of the most desirable addresses in the country. Nestling in the Surrey countryside with beautiful, relaxed surroundings it is easy to forget that this market town is just 40 miles from central London. Commuting is a huge draw with four trains to London per hour, taking around 50 minutes, and the station has the highest number of first-class rail travellers. But if your children have flown the nest and those empty rooms are starting to overwhelm then it makes sense both financially and practically to take the plunge. It is sensible to plan ahead for a move of this nature; there is nothing worse than feeling pressurised by an unrealistic completion deadline, which can lead to hasty decisions that you wouldn’t otherwise have made. So, even before you put your house on the market, start your downsizing process by having a good declutter, which will help clear your mind and put you in a good position to begin to prepare for your move.

Once you’ve found somewhere to move into, measure your furniture to see whether it will a) physically fit into your new home and b) decide whether the style is right for the type of building

that you will be inhabiting. For some people, this is a chance to get rid of pieces that they never really liked or it’s an opportunity to change styles. For example, if you had previously always had antiques, but had secretly yearned for modern, avant garde designs, then you could perhaps keep just a few key pieces, but sell the remainder and invest in stunning pieces that are aesthetically pleasing. Assess the dimensions of your future abode – obtain an accurate floor plan that shows the position of windows, doors, fireplaces and recesses, so you can plot where you will put your furniture. This is a very good way to help you work out what pieces you will sell and what you will keep. It will also assist your decision-making in what needs to be purchased.

STORAGE Before you move into the new house, make sure you accurately assess the amount of storage space it has to offer, as there is nothing worse than finding out too late, that you don’t

have sufficient kitchen cupboards or drawers, or the built-in cupboards in the bedroom are too small for all your clothes. This will help you decide what you need to dispose of before the move. Alternatively you may want to consider fresh ideas for storage. There are plenty of sofa/armchair/bed designs that offer built-in storage, for example ottomans offer a combination of seating and storage, plus can be easily pushed to one side when you need more floor space. Look at wallmounted shelving and under-bed storage boxes – there is plenty of storage inspiration online. IKEA and Lakeland Plastics offer plenty of ideas on how to manage your storage.

KEEPING ORGANISED Once you’ve moved into your new home, remember that small spaces fill up faster than larger ones, so you will have to be more organised about keeping your home clear of clutter, which in turn will allow you to enjoy it more.

h e one place that sets the tone for a home is the hallway. This all-important space will welcome your visitors and help make them feel relaxed and comfortable. So the way you approach the design and furnishing of a hallway is critical and should not be left as an afterthought. Ideally, your hallway should flow seamlessly into the rest of your home. Consider lighting and colour – a dingy, dark hallway, filled with clutter will feel oppressive not just to your visitors but to you, too. Aim for an uplifting feel the minute you step through the front door. Don’t forget that flooring needs to be tough and hardwearing as this is

a high traffic area and try to include a focal point, such as spectacular artwork, a beautiful piece of furniture or even a plate rack to display your favourite china. Get your hallway right and you could significantly increase the value of your home...

STAIRCASES Staircases are focal points within hallways and yet their potential for creating an impact or being utilised for extra storage are often overlooked. Striped runners or carpets look super smart on a staircase and you can even change the design of the staircase itself by replacing the balustrades and handrail.

WALLPAPER A hallway is the perfect place to allow your creativity to run wild with bold wallpaper designs. There are some fantastic prints to choose from, including large-scale florals and botanicals, tromp l’oeil (depicting natural materials such as wood, metal and stone), murals, metallics and geometrics.

ARTWORK Believe it or not, bigger is best when it comes to picking art for your hallway. You will need to consider the overall dimensions of the walls, but you won’t go far wrong if you stick to simple rules such as working with the shape of the wall. So for

tall, narrow walls opt for artwork of a similar shape, while for lower ceilings go for landscape-orientated pictures. This is a really good opportunity to choose pieces that add impact to your hallway, so don’t hold back and invest in something spectacular.

FURNITURE AND STORAGE Another way to make a statement is with judiciously chosen pieces of furniture. An elegant console – a small table with one or more supporting legs that is designed to stand against a wall – can work particularly well in narrow straight hallways and will provide enough room for a telephone, car keys, post etc. Place

You too can make space in your garden for nature, writes Richenda Oldham, just let your imagination run wild with ponds, hedges, scented plants and even a wild flower meadow

o r urban gardeners who would like to share their outdoor spaces with wildlife but are unsure of how to take the plunge, there are many ways that creatures can be encouraged to take up residence without having to relinquish complete control of beds, borders and lawns.

It’s just a question of deciding how far you want to go. Certainly, if you can provide a welcoming haven for wildlife, there are many positive benefits to reap. From watching the varied activities of resident creatures to having your own built-in pest control team, which can help

establish a balance between plants, beneficial insects and their natural predators. For example, toads, frogs, newts, hedgehogs, slow worms and birds such as song thrush and blackbirds feed on slugs and snails, while centipedes, spiders, lizards and bats will all Wildflower meadows are great for insects and are low maintenance eat insects.

TIPS FOR CREATING A SUCCESSFUL WILDLIFE GARDEN LOG PILES AND COMPOST HEAPS There are a number of homes you can create for wildlife. Log piles for example should be placed in a shady place and allowed to decay. They will provide a habitat for stag and bark beetles, as well as fungi, frogs and amphibians. Compost heaps of garden waste, including lawn clippings and leaves, will make healthy sustainable soil full of nutrients. They will also provide shelter for animals such as slowworms, grass snakes and hedgehogs.

FLOWERS AND SHRUBS FOR FOOD There are plenty of plants and flowers

that you can grow to provide food for both insects and birds. Lots of plants and trees have berries, such as cotoneasters, pyracantha, rowan and mulberry trees. To attract bees and butterflies, choose nectar- and pollen-rich plants that provide a succession of flowers throughout the year and avoid double or multipetalled flowers with little or no pollen/nectar. Suitable species include crocus, honeysuckle, common box, hebe, hollyhock, buddleja, heliotrope, lavender, ox-eye daisy and sage.

POND LIFE Even a simple half bucket filled with a few pebbles or a animals get in and

The great news is that they are low maintenance and are a beautiful alternative to labour intensive lawns. Alternatively, you could just let your lawn grow and allow daisies and dandelions to flower. Failing that, mow your lawn but leave the edges long to provide cover for mammals such as wood mice, voles and shrews.
